Fantastic experience: Mumba and Juan from maintenance were super helpful! Our a/c in the apartment broke for the unpteempth time and Mumba and Juan came and set up portable units while we wait for management to approve the replacement of our actual a/c Mumba and Juan not only set up the portable units that maintenance provided but they also helped us set up our personal window unit that we bought. We have a 2 bedroom apartment and maintenance brought us 2 portable units. So we had to spend our own money to get a window unit for the living room. We were struggling to set that up and Mumba and Juan helped us set this one up too.

Negative experience: My Dean & DeWitt experience has been mixed. I feel the agent prior to my moving in poorly represented the property owner by being inconsiderate. I expected to pay the first month's rent in advance of moving in. If you miss an early online payment date, you may have to physically pay in the office with a cashier's check or money order(s). I'm a busy professional. My agent silently let that deadline pass. Then, he both texted and emailed me to inform me that I'd missed the deadline. Almost as if he were waiting to do that. Yes, I was late. I own that. A text reminder would have been courteous. It would have made me feel like they cared. I had to take time away from work during a very busy time. I drove across town to find a place to buy money orders. The first place was busy, so I had to drive to another. Then to physically pay in the office. The agent's diligence post-deadline to inform me I had to do all that felt like a "gotcha" maneuver. The agent refused to provide the name and contact information of his supervisor. I felt that was unprofessional. When I paid, I complained to another agent in the office because no supervisor was available. No one from Dean & DeWitt contacted me. On the positive side, things have been great since moving in. Hence, the second star.

Negative experience: Kyle Wheeler from this company contacted us about representing our property in St Petersburg, FL. When we told him we were not interested he began harassing us with additional messages and told us we were rude. It was very strange. That’s enough to let me know that you should be careful about using these folks.

Fantastic experience: Mumba was professional, prompt, and precise. I originally met him when my neighbor downstairs had a leak, and he had to check my place to see if it was coming from my place. While here, there was no evidence it was leaking from my place, but I mentioned a couple small things that were bothering me about my front door- the top recently chipped off and the lock was finicky. On the spot he scheduled a time to come back to fix it, and kept in good correspondence with me up until that day. He was on time and fixed everything I needed, offering to be in touch if anything else came up - he’d be there. Mumba was not only professional, but went above and beyond to make sure all the things in my apartment were just right. This is a man who truly cares about the tenants and values building relationships with them. 10/10 service

Fantastic experience: I’ve only had great experiences so far. This week, I had one of their maintenance guys by the name "Lumumba" assist with mold spots that had formed on my bathroom ceiling despite always leaving both my bathroom window & door opened. He was not only thorough but extremely professional. He explained to me in detail what may have caused the mold then made his way to the apartment upstairs and sealed and opening in the bathroom. Returned to my apartment and wiped down the mold spots leaving the ceiling looking fresh and clean. In addition, to the above maintenance requests are always dealt with promptly.

Fantastic experience: Have been renting from Dean & DeWitt for 5 years and wouldn't be moving out unless I needed to go. Have had a very positive experience with them - always on top of maintenance requests, frequently kept-up apartment building. I want to specifically call out my property manager Sharon. She has been wonderful and so helpful as I've been leading up to the end of my lease, always answering my questions (with patience!). I've been renting apartments for a long time, and this is up there as one of the best property management companies I've had.

Negative experience: Renters review Ever since this company took over, they decided to go up on the rent. I was given a date to move out in 30 days with no explanation. I’ve been living here for three years. Never missed a rent payment. They told me to move out, did not specify in the move-out letter that I have to pay rent and move out. I tried to contact them. They didn’t respond in a timely manner. The house was damaged from the hurricane. The owner informed me that I would have to be responsible for anything that was damaged from the hurricane after I told him what needed to be done and that there were rodents. That chewed on the AC duct. Work caused my light bill to skyrocket. I told them that the toilet kept running constantly. It took them forever to come and fix it. That also made my water bill skyrocket. Now they’re hitting me with an eviction. When I never miss a rent payment and I was moving out as they instructed me to do. Mind you, I am a disabled veteran with two kids. Rent is extremely high. For them not to want to fix anything in the house and I’ll be told that it would be my responsibility. I took good care of the house. I wouldn’t recommend renting from these guys. They were trying to kick me out from the very start of them taking over. I am a pillar in the Community. Forced to be a homeless veteran.

Negative experience: By far the worst property management I’ve rent with. Very poor communication especially in regards to maintenance very rarely do they answer the phone. I’ve set up appointments and have had no shows multiple occasions. Very low quality they take there time with everything expect for collecting rent money.

Negative experience: I am happy to adjust this rating in the future if things improve but as it stands, property management portion of this company has let us down repeatedly. We've been renting with this company for many years and the quality of service has sadly dropped drastically and the property managers / whoever handles maintenance requests changes frequently. Do not expect your request to be handled without you pestering them. There is no followup from their side if they need to come back to make a repair, or need to reschedule. I am going to reach out to them again about an issue I've reported at least 3 times at this point. I wish there was more eagerness on the companies side to actually take care of their tenants but they are happy to leave problems alone if you don't reach back out to them. YOU are the property manager. YOU need to stay on top of the requests. YOU need to hold them accountable, and be the thorn to their side to get anything done. I wish it wasn't like that. We have gotten excellent service in the past, and all of the maintenance/tech guys do an excellent job when they are here! All the credit in the world to those guys. But the managers, dispatchers/leadership is lousy and needs to step up and do their jobs. Maybe they are underpaid and overworked, I do not know. But that is not my problem as a long standing customer/tenant, we deserve more respect with how much we pay.

Negative experience: Day one of my lease, and the experience has been underwhelming to say the least. Here are a few highlights of living with Dean & DeWitt since moving in on 1/8/26: I was provided five separate lockbox codes. None worked. Access was ultimately achieved when a project manager personally delivered a key. A hot water heater is present, but hot water is not. It remains unclear how the flat-rate utility billing is calculated. The mini-split HVAC system appears to blow humid, room-temperature air, which I assume is an innovative take on climate control. A closet was included, though the promised rod and organization were apparently optional upgrades. Communication has been the standout issue. My designated “point of contact” appears to be a person busier than the president, an overseas assistant, and a receptionist who serves as the sole gateway to anyone with decision-making authority. Interestingly, if you visit the office in person, the receptionist can message the appropriate staff internally and they suddenly become available. This feature does not appear to function via phone or voicemail. On the bright side, they are extremely efficient at collecting rent. If rent collection is the primary responsibility of property management, they are performing at an elite level. Hopefully this improves, but it’s certainly a memorable way to start a lease. For what it's worth, steven, my initial point of contact, was professional and competent.

Positive experience: Love our rental- property managers are pretty responsive. Don’t love the call system or receptionist but Paula always comes through and will take care of things.

Negative experience: The screen area will never be fixed and the mold from that will seep in. Plus no seal within doors and windows as was put in as well as a toilet that was never cleaned. So we have to spend more on energy bills because management and owners don’t care. Building code shows a window or exhaust fan be in bathroom. They sealed the window.

Fantastic experience: Mumba consistently goes above and beyond. Whether it’s small fixes or larger tasks, he takes pride in his work and it shows. Such a charmer.

Fantastic experience: Realtors Glennis Williams and John Edwards are top notch. I bought and sold my condo with their guidance and assistance and cannot recommend them highly enough. Not only were they in regular communication with me, they also helped me get the condo in shape with the help of their colleague Greg Hafferty who painted and repaired walls for me. They are such honest, kind and generous people and they made buying and selling property so easy on me. Both Glennis and John steered me away from sketchy neighborhoods or problematic properties when I was buying and they anticipated many needs I hadn't considered. I was very lucky to find them and recommend them highly.

Negative experience: Be aware of their scams. They MADE me apply for an apartment in order to come see it, just to get my application fee even though they knew the apartment was already rented and ended up ghosting me. I had to dispute with my credit card company to get my money back

Fantastic experience: Mumba was amazing! He was able to do the impossible and reconnect and rewire this front patio light that wasn’t working. Not only that he addressed all the items that needed to be addressed with ease and speed. Thank you! Five star service!

Negative experience: (Edited by tenant.) I first posted a 5-star review at the request of management. Two months later I posted all the horrible things about this apt. Now, a month later, this is the end. I am leaving in a few days. My leaving is the result of their wrongdoing. I will do the honorable thing and pay the two months penalty. It has been a sisyphian task living here. I rue the day I moved here. Be very, very careful. Read every word of the 40-page lease. That alone should raise a red flag. Delete what you don't like, and order an inspection. A few hundred dollars could save you a few thousand dollars. The big surprise is that the renters insurance company called me to say there were going to refund $100, or about a third of what I paid, because, as they said, I will be safer in the new apt. wow. BTW, D&DW is okay; they take their orders from the owner of this apt who refuses to repair or replace the old washer & dryer that are here. I never was able to use them.

Fantastic experience: It was a smooth transaction from Philadelphia to St.Petersburg. They have a nice selection of rentals and I especially liked their program to activate/turn on all of the utilities.

Fantastic experience: I’ve been at the Pearl for over nine years now, the experience here has been a pleasure, management strives to make it as comfortable as possible. It presents a clean, crisp, yet southern type of charm making it easy to be proud to call it home. The neighborhood is safe, quiet, and well taken care of. Shopping and eateries are within safe walking distance. Traffic is generally always clear and quick to reach your next destination. Rent is very competitive with any other area buildings. I would recommend the Pearl to anyone who is in the market to rent.

Fantastic experience: William of the Maintenance Department worked on my plumbing issues in my bathroom and kitchen yesterday and today. All resolved and working fine. William has done maintenence work in our building over the last several years, including my apartment. He's been timely and helpful and professional.

Negative experience: It was a living nightmare renting from these people. Left us without running water for almost a whole month. They are not just negligent or mismanaged they are criminally negligent. I've rented many times in my life with different people and property managers and I could have never imagined being treated this way. They also haven't refunded our security deposit in full despite leaving our apartment empty and in good working order. Avoid this company like the plague if you are renters. I don't take this review lightly which is why I have given it thought for few months after moving out, but what we went through, I wouldn't wish on anyone.

Positive experience: I would have given 5 stars however there is room for improvement. The current property manager is negligent with returning the multiple messages left for her. I have been calling and leaving messages regarding an on site storage unit I would like to rent but have heard nothing back. I’ve also recently emailed her regarding certain maintenance charges that I felt should not have been charged to me and again it’s now been a whole week and no response. Regarding the grounds themselves I will say that they are kept quite nice including the patio and hot tub area. My only gripe at the moment is the lack of communication.

Fantastic experience: Recently moved into a home managed by Dean and Dewitt. As with most move ins, we ran into hiccups and maintenance issues but the management and engineering team and Dean and Dewitt were very responsive. They organized for immediate repairs directly with contractors as well as made accommodations to make our home habitable during a period with no HVAC. Can’t recommend them enough if you’re looking to move into a community managed by them.

Fantastic experience: The entire process from application, lease sign and move-in was so quick and easy with the website and e-sign documents. Bert showed us two apartments and had excellent prompt communication. Our deposit was low because of our high credit score and they also had a move-in special! It's almost unheard of nowadays. Moving is already stressful so it was such a relief to work with Bert and this company

Fantastic experience: I needed someone to check my unit for an issue and the tech Mumba was excellent. I don't normally call for service but this time the issue couldn't be overlooked and the service was exceptional. He explained everything that was going on and provided additional service for my safety and information that I truly appreciated. He treated the issue and will do a follow-up if needed and requested. His service was by far the best service I received since I've been tenant of Dean and Dwitte.

Fantastic experience: While no property management company is perfect, Dean and Dewitt does a great job managing renovations and tenants. They are responsive and coordinate well for a good hands off experience for landlords. I really enjoyed working with them and hope other landlords consider them as well.

Positive experience: The repair was fine, but it did take some time for him to get here. I understand when there are emergencies, but some better communication can go a long way.
