Fantastic experience: Best in the business! After finding the home we wanted to rent, Sarah guided us through the process and made it super easy all the way from applying to moving in. She helped us with any concerns we had about moving in and spartan was extremely punctual when it comes to maintaining their clients homes. Speaking of, Humberto and his team were on point! Humberto addressed EVERY issue with the home moving in. They are so cool and got the work done in record time. Super professional and down to earth crew. We don't need him often but when we do, he's been great. Even trying to renew our lease, he called the office for us and they reached out to us within a few minutes. Spartan as been one of the best companies I have rented from. He always does a great job. He explains everything he does, his whole crew cleans up after they're done.

They came early the next day and were done in less than 45 minutes. We’ve been living in our rental for a year now, and have relied on their expertise more times than I can count. From breaker issues to holes in walls, I know they will be quick, professional, and soso helpful. I can’t recommend them enough!!

Negative experience: I am very disappointed with my experience with Spartan Property Management. The communication was almost non-existent, and phone calls were rarely returned. We spent 2 days without air conditioning and took 2 technicians to solve the problem. We were never late with the rent payment , no problems with the neighbors and the apartment was always spotless We even had a cleaning lady.However, we were given a 30 days notice. But is true....when a door closes a windows open. We moved to a gorgeous, more spacious, water front apartment home. I will not recommend this company to anyone looking for responsive or transparent management. I sure hope that the year 2026 brings Aaron and Erika the empathy they are in lack of.

Negative experience: The two stars are due to : 1. We did eventually get a nice tenant from them and we're sincerely thankful for that 2. The broker seemed like a nice person who actually cared about what we were going through... ....yet it took over 3 months to rent out our apartment, much of was due to delays from their maintenance team. Hence I cannot recommend working with this company. We never had any tenant gaps before they took over. First, their maintenance team took almost 2 weeks just to assess what needed to be done as the assessment date got pushed back twice last minute. Then, they took another 3 weeks to do minor repairs around the house that should not have taken any longer than a week at most. So it took a month just to get the apartment listed...that was a big red flag. When I brought up my concerns to Aaron, I almost felt gaslighted when he told me that I needed to keep my expectations in check as he's managing 150 other properties, etc etc. Didn't feel like he cared at all and I was just a (sucker) number. Then one of the potential tenants sent us a bunch of info / photos of repairs that still needed to be done in the apartment. We weren't aware as we're remote owners. As it turned out, of the 3 showings, 2 of them turned our apt down because there were repairs that just hadn't been done. I asked Spartan to go back and help fix all of this, including a real deep cleaning as parts of the apartment were filthy. It took them OVER A MONTH to get even just the new assessments. When I asked our broker about this, she said she's just the middleman and she's not in control of the maintenance team. When I asked Aaron about this he said he couldn't do anything about this... The final lease also had a number of errors such as the wrong security deposit figure, lease terms, etc that we had to correct and we also got charged extra by accident twice for 2 separate services (they did refund us when the error was pointed out) so would highly recommend double checking their work. Again, we're grateful we ended up with a good tenant and while it gives me no pleasure at all to write a negative review, I do feel that since I benefit greatly from others' reviews in picking the best vendor to work with it's only fair to return the favor by giving my honest assessment of our experience working with the Spartan team. I am again very thankful that things worked out in the end, but wanted to be upfront about some of the hurdles encountered in the process in case it helps with others making their decisions...

She communicated with the owners on our behalf to allow us additional time for move-in and kept us informed every step of the way. Any time we had a question, she answered without hesitation — and if she didn’t have the answer, she made sure to find it for us quickly. It took us a little extra time to get fully approved to rent the townhome we absolutely fell in love with, but Sarah worked tirelessly with both us and the owners to make everything come together smoothly. Negative experience: I would NOT recommend this property management company for homeowners. Initially, I was very impressed by my conversations with the owner, Aaron and the Business Development manager, Jesse, but what they promised versus the service that was delivered were not on par. For instance, Jesse told us they could flip a house in three days to prepare it for renters. This turned out to be untrue. I was very dissatisfied with all of our interactions with Sarah, the leasing agent. She ran the comps and set the price but didn’t seem to have a clear familiarity of the realities of our neighborhood. The house was listed for more than a month before anyone from the company came to meet us or view the property. Sarah was exceptionally slow to respond to texts, often taking between 5 to 7 days, and we had to chase after her to send us the weekly rental reports that we had been promised. In 3 months, we didn't have one single showing, and Sarah’s only strategy to rent our house seemed to be to keep dropping the price. We ended our contract with them upon discovering that the gate had been left unlocked after one of the company’s contractor’s had been on site. We hired a different company who provided a more accurate rental price and was able to rent our house within two months without having to drop the price! Bottom line, we felt like we wasted 3 months with this company and were disappointed by the unfulfilled promises and lack of strategy and expertise.

Negative experience: Not exactly sure what is going on with this company, but before doing business with them make sure you take a look at their lower rated reviews as well. These reviews really give you an inside scoop of where things are going wrong. I called this company as a home owner willing to let them manage my property I met with a Jesse Hicks, who seemed great. My one concern is I have a sliding metal gate I keep personally locked. Being they have vendors and tenants come through I simply asked him if a member of his team could meet these people until it rented and the tenant could obviously decide whether they'd keep it locked or not. He assured me that they would use their own lock boxes and I said that was fine. After wasting and hour and half reviewing all angles as a first time property owner leasing my property.....about an hour and a half after we parted ways I just get an email from him stating he talked to his broker and their company is too small to assure someone from the team can be their when vendors show and possible tenants! Well, thanks for wasting my time, but also THANK YOU for saving me what could have been a disaster......if you're not willing to go the extra step to make sure your property owners are happy, you surely aren't going the extra step to make sure the tenants are happy. Hard pass on this company, being MANY property managment companies out here. I'm willing to shop around for quality.

Negative experience: In March, I applied for an apartment and the person managing the rentals then, in March, treated me very well, but something came up at that time in March and I decided to postpone any moving. I contacted two months later via email and when I did not get a response to my email I called and found out there has been a change in office personnel. I sent another email to a new email address requesting information about availability (and possibly soon availability). This company does not currently publish that kind of information on the web. I called and was told I was being transferred and call dropped. Not knowing exactly why the call dropped, I called again and my call dropping kept repeating, 3 times. I was trying to find out why my transfers were dropping because I did see one of their apartments and March and since March had hoped to be reconsidered for a rental when ready to move. I finally spoke with someone who said they would get a message to the new manager. I did get a call hours later, it was not scheduled, and tried to find out the basic details that one would pay attention to on any rentals website and wasn't getting the information, then a scheduled call came in and I put this company on temporary hold and came back quickly to the call asking for an email to follow up and the person seemed upset that I would not drop my other call to finish talking then, again my other call was an appointment. Her attitude to me seemed that she expected me to finish the call then with her and not take my appointment call and she did not want an email as the next step. I followed up after my appointment call, she did not pick up or return the voicemail. I followed up this morning and my call was dropped when I transferred to her extension. Then I called another extension and started by asking who the manager was, and the person picking up said it was the same woman who I had been getting referred to multiple times, and that she was right by her and I was being transferred , and the call dropped. I am not sure what justifies this kind of treatment in my case, but if this kind of treatment continues towards prospective tenants I think this company's reputation may indeed suffer from other people who feel inappropriate response to prospective renters warrants more negative reviews.

Fantastic experience: Our family is relocating from TN to FL and Sarah and the team made the process smooth and have been so helpful in every way! We were referred to her for a house that was too small for our family but she offered her services and sent me a link to their website. I found the perfect house and she made sure I had the links and the information I needed to complete the process with ease. She was available and able to guide us. We truly appreciate her so so much and cannot wait to get into our new home for at least the next year I highly recommend Sarah and Spartan!!!

Positive experience: Our leasing agent, Sarah was able to get us a tour of the property within days of our inquiry, and was helpful and responsive throughout the application process. I would’ve loved if she was a little more knowledgeable about the property and able to answer our questions without needing to consult with the owner every time. Still it was a relatively smooth process getting in the property. We did have some unexpected challenges with the ac not working initially but we’re able to get that addressed. However, once we actually moved in and began to have long term challenges with the yard and other questions arose she became less and less responsive which has been frustrating. After several months of asking for the large patches of dead grass to be treated for the chemicals that a previous lawn company left on and killed the grass, we finally had someone come take care of the issue but without any prior communication or heads up of their arrival. If utilizing a property management company as the contact, I feel it somewhat defeats the purpose of having them if you’re still relying heavily on the owner for guidance and waiting for their replies or if the contact is becomes unresponsive after several follow ups. I understand that she likely manages multiple properties but would appreciate if she replied to my messages.
