Negative experience: Windermere is the worst property management I have ever dealt with. They will keep security deposits and not even provide any statements to renters. They are nearly impossible to contact, the website for making payments doesn’t provide any information other than that you owe them money. They didn’t provide any reason for why they did not refund my security deposit and now they are charging me for utilities for time after the property was vacated, of which the date they were notified of through the horrible function in their website, which is buried and hard to find, then when you try to call them to let them know you’re moving out, good luck getting them to answer. When you finally do speak to them they direct you to the website and now you’ve already “made notice late”. Then when dropping off the key you have to drop it in their mail rather than handing it to a person. I have my own property that I will be needing to find management for shortly next year, I will steer clear of Windermere and hope I never have to have the displeasure of doing business with them in the future. I would rate zero stars if I could. Please do yourself and your tenants a favor and find elsewhere to bring your business.
Fantastic experience: Zero trouble over the 5 years as a tenant in a condo managed by Windermere. Maintenance requests were always taken care of within 1 business day, never had trouble with communicating with the property management team, overall a very clean and efficient 5 year rental for us as tenants.

Negative experience: Terrible. Refuse to communicate, return calls and/or answer the phone. If you can get the gal to answer the phone she is extremely rude, refuses to help you and give you information you request and screens calls. She is very sarcastic and will not connect you with the person you request to talk to until you give her the information of what you want to talk about with the person you called for. She then lies about their whereabouts, refuses to allow you to talk to them which is really none of her business to begin with, and you never hear from them again. Our renting experience has been just as frustrating as they are none responsive, and absolutely the worst to deal with on any level. Take extreme caution when renting from or dealing with Windamere Realty/rentals.

Negative experience: Overall not impressed with the way this company works. It has become a hostile takeover for so many properties in the region, and is sketchy about their refundable fees. I pray I won’t have to rent with them again anytime soon. Thanks for the dead birds on the back stairs guys, but enjoy that $75 rent increase on our hole in the wall, hey? Thank God I’m moving out!

Negative experience: ****EDIT IN RESPONSE TO OWNER RESPONSE The owner is trying to claim this review is not in relation to their company. I find that hard to believe as everything in my statements points back to their company. I've included a screenshot of one of my pay statements that was sent from them while they were managing my home. If you look at the bottom, the number listed clearly matches the number they have listed on Google as their main phone number. Also, they list themselves as "Windermere Property Management Spokane". If you type that exactly as is on Google, it brings up their company as the default owner of the name. I'm not sure if the owner is mistaken or simply lying to save their reputation, but I cannot in good faith remove my review. ****** This review comes from the perspective of a home owner who hired Windermere as a property manager. They were highly unresponsive to questions or concerns during their time managing my property, which made communication incredibly frustrating. Their lack of competence was evident in how issues were handled—or rather, not handled. I'm fortunate that the property they were managing is new and in good shape. I can't imaging having to deal with them if there were ever to be problems with the property. Even after I decided to terminate their services, it took several months to recover deposits they were holding. This added unnecessary stress to an already frustrating situation. I would not recommend them to anyone looking for reliable and professional property management.

Negative experience: Worst company to rent through in Spokane hands down ...they will rent you a moldy,cockroach infested unit happily and when asked to do anything about it they turn on you like you are the problem.. they asked to me to sign a release paper so I would be off the lease and get my damage deposit back as a bribe and then proceed to still charge me rent after the lease has already been done and over with and the keys have been turned in...this company is a scam...beware

Fantastic experience: Wow! There can not be enough said about the great people who work for the Windermere Property Management office on Monroe Street in Spokane, Wa. Negative experience: They took over my rental in the middle of my lease. Charged my a move in fee and other bullshit fees. But then after a maintenance order I waited 9 months for them to show they said the new filter I installed 9 months ago when the furnace stopped working was at fault. The air was never on it was only setting dust. Im a combat veteran and they think because that I'm dumb but I know the scam.

Fantastic experience: I’ve been happily renting from Windermere Property Management for 5 years. My property management specialist, Kandie, is very helpful and gets back to me in minutes whenever I have a problem or put in a maintenance request. If I ever have to move to a different location I’ll definitely contact Windermere first to see if they have availability properties in that area.

Negative experience: I’m not one to leave reviews, especially negative ones, but being in this industry, I felt compelled - I wish I could give this company a 0 star rating. I placed an after hours emergency call on behalf of friend, received no update after multiple attempts to receive an update, there’s no real person to speak to - it’s all autogenerated. Terrible service, will not be recommending to anyone.
Fantastic experience: My experience with Wrents has been excellent. Once I signed up with Wrents, my property was rented after only a few days on the market. Barb and her team are very professional and responsive. I look forward to our continued partnership.
Positive experience: I had a really positive experience with this company when having to unexpectedly break my lease. They were kind and understanding. They were very hands off when I was renting from them which is a positive to me. They are quick to reply to emails and take care problems within a couple of days.
We enjoy the hands off as well. It shows a level of trust and we enjoyed having that relationship.

Fantastic experience: Love renting from Windermere. I’ve rented 3 houses now from them. They have made the experience very pleasant and have been great about getting back to me. I feel like they do an awful lot of inspections and I’m not sure why that is because I always pay my rent early and keep the home and property immaculate. Caleb in particular has been wonderful to work with. I used to deal with Amanda who I really adored but then Caleb joined their company and he’s been great! He’s helped me with my concerns along the way and I am grateful for all the new people in their office. I’m hoping to rent another house from them in December!
Fantastic experience: Natalie, is the best. She was super helpful and very knowledgeable. She worked with on getting our new house. I strongly recommend if your looking for a new place to go through her she's amazing.
Negative experience: Easily the worst experience with any property management company in regard to viewing and applying for a rental. First, when I tried to schedule a self-guided tour for one unit, they scheduled me for a different unit in the same building. Then, when I try to set up a tour for the unit I originally inquired for. I don’t hear back for a day or two to only be scheduled at the exact same time as another applicant. After I leave my self-guided tour, I immediately fill out an application. They send back a lease agreement with some random dude (I’m assuming the other applicant was the guy scheduled at the same time as me). I try calling and texting to get it cleared, only to find out they gave that unit to the other applicant and then trying to offer me another unit without renovations or a washer/dry included while the unit I applied for had both. I don’t leave reviews, comments, or anything of the sort. Ever. Most certainly not negative reviews. However, I felt morally obligated to share this experience to warn future applicants to think twice before doing business with Windermere.

Fantastic experience: This company is very easy to work with and get ahold of. They have been very helpful and Communicative during my move out process. The maintenance charges for a move out, taken from the deposit are very accurate. I received a list to go off of to get about 65% of my deposit back. While living at their property, issues of any kind were handed promptly and everyone is very nice and respectful. If I didn’t need a bigger place I would have stayed with them. The two lady’s in the office made this a very nice experience.

Negative experience: absolute nightmare of a property management. don’t bother calling because they won’t answer. caleb won’t help at all and lied to us multiple times about a rental property. this company only wants your money on an application and won’t help you after you’ve applied. listings stay up after they have been rented out so false advertising. do NOT recommend for anyone.

Fantastic experience: Windermere manages a rental property for me on the south hill. The south hill team Caleb and Kandie are great to work with. Both have great communication. It is really nice to know that my rental house is taken care of. I am going through the process of changing tenants which I was really stressed about but they have both been so great it has been a positive experience. Thanks Caleb and Kandie!!

Negative experience: As an owner, I could never recommend anyone to work with this company. They were nightmare to work with. It was impossible to get ahold of anyone - emails, phone calls, voicemails go unanswered. When our tenant moved out and we ended working with them, it took over a week to get the keys to our own property. Nearly 8 months after ending our contract, I got an email stating I need to settle the bill for sprinkler blowout on the property that occurred 3 months after our contract ended, meaning they are so unorganized that they ordered maintenance on a property they aren’t even managing. (The home was vacant and pending sale at the time, so we didn’t know this happened) Just save yourself the headache and stay far away from this company.

Fantastic experience: I have been renting with them for almost two years and they’ve been the best property management company I’ve ever worked with. Any maintenance requests we’ve had have been addressed and fixed SO quickly. They can be a little hard to get ahold of by phone but it’s 2024, text and email is MUCH more convenient anyways.
Fantastic experience: Caleb has been so wonderful to work with! I moved into my home from out of state and Caleb made this process easy and seamless to do! Even when I called to change my move in dates on him! He has always been quick to return calls and texts and answer questions. Honestly has been the easiest move I've made in my 15 years of renting!
Negative experience: My three roommates and I have had the worst renting experience yet so far with them. To start off we have had BLACK MOLD on every single window in our 2300 sq ft house, that we noticed about a month ago, realized how serious it was and that we need put in a maintenance request for someone to come PROFESSIONALLY to clean it. Keep in mind all three of us out of coincidence have been sick since beginning of October. After 3 weeks of NO RESPONSE, all we get is a email letting us know they have let their cleaning lady know and she’ll give us a call, a week later and we have yet received a call or text. There’s barely any communication and when you try to call you’ll just receive an automated recording, you can’t reach anyone. Super disappointing.
Negative experience: As a property owner I do not recommend this management company. They rented my property without my consent on the tenant and for the past 6 months the tenant has disregarded payment dates and the lease guidelines but this management company didn’t seem to care and didn’t inform me. They are impossible to get on the phone and respond to emails once a month. They tried to text me updates but I found that unprofessional and asked them to email instead. On one phone call to get an update on my property they became so upset with me asking questions they hung up on me. All around an unprofessional and unorganized company.
Negative experience: This is a scab management company. When we reached out about the property they would not talk over the phone and would only do it over text. So we could not verify from the get-go it was not a scam. Before we moved in the property was not shampood or vacuumed, we had to do it ourselves. After one year they just sent someone to come take pictures of the house without any prior information. After being here for a little while we tried to get a maintenance request scheduled due to us having to work. But they just scheduled the contractor and did not notify us, so we couldn't let the contractor into the house. So we canceled the request and just went on with time. We just tried to do another maintenance request and they did the same thing. We got notified 12 hrs before the contractor would be here. How are we supposed just leave work willy nilly and go let the contractor in? This company is pretty good as long as you don't contractor them and pay your bill but if you have any maintenance request your in the dark till they show up. I'd stay away from this company.
We are sorry for your experience and you are correct you scheduled repairs which where ordered but canceled by you on the count of your work schedule. Our goal is allow repairs even when you are work. Must understand most contractors work 8 to 5 and we are will to let them in the house so you do not need to avoid work unless you choose. Fantastic experience: Hello wanted to post a review on how the lady's April and Barb at Windermere property management went above and beyond for me in my time of worry. My toilet became stopped up as well and my bathtub at the same time as well as my washer I connected the office in regurds to these issues and with I say 15 mins I so told the plumber was on the way mind you I called after work hours for help with this and I got a call ritaway and was told he is on the way 10pm at night stayed late to get done and was no able to get fix so was told he would explain the issues he had with the April and with in the next morning I had action plumbing come out and had this fix I'm so thankful for the fast response and action token to get these issues done for me it was nice to go to work and know they were there for me it was such a blessing to come home and be able to shower and having working restroom they are amazing lady's there they really care for there tenants and properties thank you April and Barb with the windamire property management you guys are so amazing . Fantastic experience: These stars are for April M because she's been very easy to work with recently. I was not a happy tenant for a few months, at first, but service was lackluster and just plain rude when I originally started renting. However, the overall process, online portal for payment, and general communication is easy for me now. I can see how many wouldn't appreciate the way in which communication occurs but most things these days are done online so, sign of the times yannow? Although maintenance does tend to take some extra time, for my liking, it eventually gets done. As long as service levels for all staff are kept to April's level, I don't see issues with renting through this property management company.

Fantastic experience: Applying to this property was made easy and simple on there website. Then after getting approved I was able to get settled into my new property. I had a issue with some of the plumbing and forgotten how to make a maintenence service order for the apartment. When I got in contact with property management, a employee by the name of Caleb Countryman directed me in the right direction and also added on that if I needed help filling it out and that he would be on the line for assistance. Great customer service and great response time!

Negative experience: Nonresponsive to owner emails and maintenance requests since April 27th, 2023 forcing owner to schedule emergency sprinkler backflow testing to prevent water from being shut off due to Windermere gross negligence. Also closed tenant maintenance requests without fixing or discussing with tenant. Unreliable property management company and a tenant lawsuit waiting to happen.
Negative experience: We rented from this company from December to June this year. There are too many issues to fit on this review but here goes. First off if you are a home owner DO NOT!!! Use this company for property management. They do not fix things properly. Their maintenance guys do very terrible work and cut corners all the time. Attached is a picture of a repair they made to the hood vent for the stove. We had birds living in it so they just threw a screen up on the side of the house. Didn’t put the hood back up to protect from the wind, snow and rain or anything, just a screen. There were lots of others, this was just one of them. As a tenant. You cannot get a hold of anyone, ever, at any time. You send a text no response. You leave a voicemail, never call back. The only way I could ever get a hold of anyone was to drive down to the office. It’s always “sorry we’ve been busy.” In the office they have kids working the desk often who can’t answer hardly any of your questions. -Day 1 of move in there was snow on the ground. Pull up with a trailer full of stuff. Instead of loading stuff into the house, I have to shovel the entire walkway and stairs for an hour so it’s safe enough to get furniture into the house. Thanks for the “welcome” to the house. -Vent for dryer was just a hole in the floor to the basement at move in. Didn’t vent outside at all. -Said they would bring us new filters for the HVAC multiple times, never once did in 6 months. -Told them the HVAC wasn’t up to code at move in. They sent someone out to have it inspected and they said the same thing. Never had it fixed while we were there. -If you file a maintenance request you will get no response for over a week sometimes. Then all of a sudden in the middle of the week about 10am, get a text saying, “can we come today at noon?” No advance schedule or planning at all. Happened at least 3 times to us. -plumbing was completely backed up in the house at move in. All the lines in the house would fill up if you ran the water long enough. Waited a couple days for a plumber to come out and fix it. A couple of the drains leaked from the p-trap at move in that I had to fix as well. There were many other things as well. I would not recommend this company to anyone.

Negative experience: I applied to an apartment managed by this rental company. Unfortunately, I cannot in good conscience recommend a company that treats people like trash because their credit isn't good enough, by 50 points... their "policy" is intentionally designed to weed out "undesirables" and low income people, and those with disabilities that might make them a "difficult" tenant. They can make up all the excused in the world, at the end of the day their policy is to discriminate and take from people, application fees are not cheap. With how they violated federal law and took me pointing it out to make them understand you can't do these things, they did it anyways. Do not use this rental company.
Our credit requirements are very reasonable and set in place to protect our owners. We have to pay to run screenings, in a perfect world we would be able to refund anyone who doesn't get approved but thats not possible right now. Our requirements are listed on our website and it is your choice to not check them before submitting a application. We wish you the best in finding a home to rent.
Negative experience: They are trying to charge way too much for homes in terrible neighborhoods that need way more work then they let off. Also don’t bother scheduling a showing they won’t show up I was waiting outside a home off Monroe for over 30 minutes and no one arrived. Very unprofessional use a different realtor there is tons in Spokane!
We were able to rent the home in the neighborhood for full price.
Fantastic experience: This is a review coming from somebody who is just starting to rent from them. Havent been through the whole process with them just yet. So far it has been easy and good customer service. I like how easy it was to apply and everything is clear-cut and dry. They update new listings every day and can tell they are on top of things. So far so good!

Negative experience: We had a showing scheduled but we were stood-up. No call, no email, nothing. Thanks for wasting our time and money. I took time off work to view a potential rental only to be blown off. Do better. I’m so glad I didn’t waste my money submitting an application. I can’t help but wonder how the home owners would feel knowing you are not doing what you say you will. Making no effort to rent their home and generate income for them as promised. The house had busted blinds and animal feces all over the yard. Definitely not what I want to see at a place advertised as move-in ready. 0/10 do not recommend.

Negative experience: Applied for a rental managed by Windermere. Spent the $50ish dollars for the application fee. Received no communication from them other than 1 text related to the application. There was no call, no email, nothing. We reached out to inquire if we were approved or what the status was as we'd heard nothing. They sent a text back with "you were not selected" but find another property on our website and we can transfer your application. I found the original property on their website, still shows available, yet they "weren't interested"? Seems like an odd way of doing business when YOU'RE IN THE BUSINESS TO RENT PROPERTIES! Do yourself a favor and rent from Red Rock Property Management.... they'll actually communicate with you unlike these fraudsters at Windermere. Good luck screwing more applicants out of application fees and then "not selecting them" without any other information/follow-up.
Negative experience: I contacted Windermere Property Management by submitting my information online quickly I got an email from Keaton about setting up an appointment to view my property and get it on the market for rent. Keaton set up a meeting on 11/14/22 at 1PM. I confirmed I would be available. I waited, 1PM passed, Keaton was a No Call, No Show, i sent him an email asking if he was still coming thinking he may be running late, no response. I called his phone multiple times and left a voicemail, no response. I called Amanda at the location and sent her a text message as she says it will take her two days to answer voicemails and text is faster. A day later Amanda called and texted me saying Keaton must have made the appointment by mistake and they are not taking any additional rental properties until current vacant properties are filled. I explained I made and confirmed an appointment with Keaton. Due to their overwhelmed Office Staff and missed appointment I canceled the request to rent my property as I believed they wouldn’t be the best candidate for a Property Manager, would not have time for my renters or my half a million dollar investment property if they’re unable to keep up with their current schedule. I have multiple rentals and have never had a property manager experience like this one. I fear for the businesses response to tenants if the business cannot effectively manage new clients which can build their business. Unfortunately I was unable to do business with them at this time, they no call no showed an appointment and I would prefer to give them zero stars based on my experience.

Everyone who I spoke to told me they’d call me back or that they would forward me to someone who could help and I never got in contact with anyone. Windermere was more than happy to help and started the onboarding process with me the same day. I was very pleased with their process and how they treated me. They were friendly, timely with their responses and guided me through every step of the process. Super responsive and took over the process (even when out of town on vacation). Got my place under contract with them and rented within 30 days.

Negative experience: Unfortunately, my experience with Windermere property management was awful. I felt as though they took advantage of me and leveraged my ignorance and understanding of tenant/landlord relationships. My primary complaint is the fact that they let my roommate, at the time, abandon our lease agreement and left me with the responsibility of paying the rent in its entirety. No new paperwork was drawn up or anything. When I tried to work that out with them my property manager, Robin, was somewhat brash, rude, and cold towards me. Not only that but the unprofessionalism in regard to timing and tact in the responses I received was sub-par to say the least. Ultimately, my experience when dealing with Windermere Property Management has left me feeling as though they do not care about their tenants whatsoever, just their money. They never fixed issues around the house unless it was in the property’s best interest—not the tenants. Things like unsafe stairs or guard rails got overlooked. Also, I was penalized for damages that were already incurred to the property when I moved in and noticed that they were immensely petty when withdrawing from the security deposit. I always paid my rent in full and on time every month while renting from Windermere and was only ever treated with antipathy. I would advise anyone who is looking to rent from them in the future to proceed with caution and to ensure that you cover all your bases when dealing with this business.
We are sorry for your experience. We see this with roommates often. Both parties are bound to the lease. We unfortunately cannot favor a roommate over another.
Fantastic experience: I'm grateful to have Windermere as my mgt co. I've lived in the same place over 10+ years. Through the years the property has changed owners and mgt companies a few times. Windermere is the 4th mgt co I've had here and I'm happy with them. They're all so friendly and helpful. Anytime I have submit a maintenance request they typically contact me the next day to set up a time to fix it. I feel safe paying my rent online via their app. And I'm thankful that I'm not being charged a $23 fee just to pay my rent, which was what my old mgt co (slumlord) charged. Windermere has also been helpful and accommodating by doing everything possible to help resolve an ongoing issue I've had to deal with through no fault of my own. If someday I were to move I would move to another place managed by Windermere property management. Without any hesitation I can highly recommend Windemere property management.

Fantastic experience: Extremely helpful above and beyond service from Becca and Team. So helpful in getting video and pictures it is so tough during the pandemic but the team really stepped up to help us with all our concerns and finding the right home, making sure it was seamless and all questions and concerns handled quickly and professionally. Negative experience: Never would recommend renting from again. They will nickel and dime you at every turn even if you try to leave the apartment spotless and always responsibly report any repairs needed. Even the movers commented on how the place was nicely keep and I should get my deposit back. Don't expect to get any of your deposit back. Also, the parking lot of the apartment building was only cleared once in the winter of snow. People were always getting stuck in parking lot and had to be pushed out.
Our cleaners did not agree with your movers. We also sent you photos to document and never heard a reply!
Fantastic experience: This is the best company I've ever rented from. Every single thing we ask for maintenance wise they very promptly ask the home owner and get it taken care of within a day or two. I will continue to rent from them even if it means finding another house they are managing. Update: It wouldn't let me write another review so I wanted to add to this one. We recently had to break our lease with Windemere due to buying a house. The stress of buying a house and trying to figure out how to get new renters in to take over our lease was very overwhelming. This is where Brooke Snyder eased our stress immensely. We have been working with Brooke over the period of the last 4.5 years of renting and she has always been the most helpful and understanding property manager I have ever had the pleasure of working with. Brooke went out of her way to make this transition manageable and ease our stress by finding new tenants in time for us to not have to pay any more rent on our lease. Negative experience: This company states they can't get involved with disputes between their tenants over parking issues. Also for snow removal they didn't have anyone plow the road until 5 days after the first snow fall on 1/10/20. Since they didn't plow my family not only snow shoveled around our cars we cleared the frozen plowed stuff from the head of the road and made a school bus standing area. This company also had us sign a lease prior to allowing us to document anything defective in the unit. I will never rent from this company again.
Sorry that you had conflicts with your neighbor. We also did not get involved when they had issues with you. Hard when we are put in the middle.

Fantastic experience: My property manager is Robin. She has been a joy to work with and very easy going. We had a miscommunication on an appointment and she made sure to send a card with a coffee gift card inside. I am able to text her and she has always responded. We have rented from WPM for almost 9 years and they have been great!

Fantastic experience: I've lived in some different housing situations and it's been so nice to have an apartment through Windemere. I was living with friends who ended up needing to move unexpectantly and I needed a place to live in November, which is not a normal time to move and not much is available to rent during that time. Brooke and Robin were really easy to communicate with and made the process fast and easy. They were straightforward and honest and didn't try to sell you anything. Even as a tenant, they only communicate with you when they need to let you know something about the property. Also, renting in a Windemere property is really great because they take care of so many things for you. For example, during the winter, I would sometime need to head to work around 6:30am, and there would be guys plowing our walkway to the road and icing our steps. I saw guys pull up real early in the morning, every morning, just to do this. When I've rented from private owners they have provided us with shovels and salt, but we were responsible for shoveling. You really get what you pay for with Windmere and it's well worth it. I feel secure in renting from them and I've really enjoyed living with them. They know what they're doing and they don't try to sell you something you don't need or want. Paying bills is super easy and so is communicating with them if you need something or have a question. It feel way more secure and structured than with other landlords I've had. I would highly reccomend working with Windemere Property Mangagment in Spokane! :)

Fantastic experience: Becca and Nate are the BEST. I had tenants not paying rent and creating multiple issues. I needed a management company to help me do what I did not have time for. Becca and Nate managed the process of eviction quickly due to their vast experience. My property was recovered, remodeled and back on the market within a short time frame.
