Negative experience: NEVER rent from this company. They are terrible and WILL charge you for things beyond your control when moving out. They charged me a smoking charge in my apartment when I have never smoked a day in my life. -100000000000/10 NEVER EVER EVER recommend. Terrible. Horrible. Never recommended or will be using ever again.

Fantastic experience: Hi, I am a new tenant moving to one of the Guenther properties on E. Ermina. I am moving there with my husband. He recently got hurt and have to get a surgery. I explained it to the property manager Luba that we have to move in little bit early because my husband has to get his surgery done soon. She was super helpful and kind to let us move in before the first of next month. She came and personally delivered the key on her day off. There is a charge for the for the extra days but happy to pay that. Thank you.

Negative experience: I applied for a unit and they told me I wouldn't be allowed to live there if I intended to garden and bring my concrete blocks to build a garden with, so I asked them if they knew any safe, sane landlords who wouldn't threaten me with homelessness if I keep a garden and have been totally ignored. Controlling tenants' lifestyles is abuse, enabling that kind of excessive control over others is abuse, ignoring someone's communications about the kind of home they need is abuse. I deserve to have my needs met, I deserve care and compassion. Edit: In response to the reply they've left, perfunctory apologies are insulting, if they were genuinely sorry they could show it by putting in effort to help me find a community that is a good fit, by ignoring me and doing nothing to help me they're showing they're not sorry and actually don't wish me well at all. Their ongoing misconduct is abelistic, hateful, and hurtful.

Fantastic experience: The Maintenance guy is professional and is a great communicator. He fixed our sink and drain and was timely, clean, and thorough.

Negative experience: Hands down the worst communication I have ever dealt with. I cleaned my house top to bottom even painted and did trim. They charge me 2500 dollars for weeds being pulled out after we left and have yet to send me my tiny 200 dollar refund. It’s been 2 months since we left still no check still telling me they haven’t got a forwarding address that I have literally sent 3 times now including my bank info. They do not look at your house when you move out they pay a company to go in and claim that the house was destroyed and rob you for all your money. Very poor management and even worse communication. I would never suggest anyone rent from this company. They just want money!

Fantastic experience: We’ve been under Gunther, Property Management for almost 7 years now and we’ve been very fortunate to have a great team supporting us when we need them. In the last few months, we’ve had a few mechanical issues and electrical issues in parts parts of the building that could have been a safety concern to our parents and students. Not only were they out there the next day, but their maintenance man stayed after he was supposed to go home to make sure that things were safe. He was kind professional, a very hard worker and cleaned up as if he was never there. I cannot recommend them enough! It’s nice to have partners in business when you need them the most.

Negative experience: Terrible experience. Said they would add more smoke detectors to our home several months ago and still haven't. Have repeatedly not gotten back to us when we have questions/inquiries. Since they've taken control of the property we're staying at they've only shown up maybe 3 times total. 2 just for basic inspections and 1 to turn on sprinklers. I do not recommend them at all. We're trying to move now.

Positive experience: We showed up and our leasing agent welcomed us with a friendly greeting and showed us a couple of units. They look nice and clean, smelled nice, everything appeared to function properly.

Fantastic experience: Property management unusually responsive to resolving complaints from tenants, phone calls are returned, emails are answered within a reasonable amount of time. The trash area at rear of building is also kept clean, free of debris and maintenance within the building is completed. This is the first time the dumpsters are kept clean after many years of ongoing issues with dumpsters not being picked up. All efforts are truly appreciated, company reflects a strong management team.

I have had to send a maintenance request at 3:30 in the morning, due to a little flooding issue, twice actually, and each time they were there to help me within 30 minutes! I would love to mention Toniy for doing such an amazing job on all the work he did! He was very nice and respectful of my place, time, and requests. The window in particular looks fantastic and I really appreciate it! He also fixed my ceiling fan, kitchen cupboard latch, and was super fast! Go Toniy!

Fantastic experience: Sometimes they're a little disorganized, but they've always worked with everything we've needed for almost four years. They have also make sure every single little thing that i've asked for or that the house needed be taken care of. Everything was taken care of promptly and appropriately. GPM has always been willing to work with us, kind and prompt to fix anything that was wrong. I feel like after almost 4 years, I can give them a five star review because I'm still here and I have no complaints.

Negative experience: We were renting through them for about 8 months. We didn't even make it through our year lease because of unsafe living conditions that were basically disregarded. When we moved in I always thought there was a mildew smell but I didn't think too much of it. Well turns out the apartment was black mold infested. All of the Bedroom wall corners, every window ceil even including my slider door, completely molded. We first discovered the mold in December- Now in March still has mold. When I had moved my bed there was mold behind the whole wall and at that point I was missing work due to headaches/sore throat and a cough that were all symptoms of living in poor conditions (mold/mildew) The maintenance came through a few times to see it but everytime they were rude and disregarded it like it wasn't a big deal. Maintenance and most of the employees through this management don't speak english very well and are hard to deal with. 10/10 don't recommend this property management to rent through. Very unsatisfied with my experience.

Very responsive when it came to touring and application process and are super responsive with any of my questions and concerns upon move In.

Positive experience: I DO like Guenther Property Management and I would rent (lease), from them again and even recommend their services to others looking to rent in the Spokane area but I definitely wish they were in this business to provide their best services equally to the tenant as they do for the property owners.... but in today's world everybody's going to work their best for whoever pays best just like the rest, the heart drools and money rules I guess.

Negative experience: If at all possible, avoid renting with Guenther. There are many FAR better landlords / management companies in Spokane. This is the type of management company that charges a fee to pay rent electronically. No, not with a credit card. Just to make a standard ACH payment. Frankly, I'm surprised that's even legal. You have to drop off a paper check if you want to avoid a fee. That nickel-and-diming approach also played out during my move-out process. I've always been the type of renter to leave a unit better than I got it, and have never had a landlord take anything out of my deposit. Guenther, however, found all kinds of creative little things to charge me for. I've clawed back some of it over the course of the last few months, but correspondence has been incredibly slow, with Guenther regularly taking weeks to respond. If you do have to rent with them, take pictures of every square inch of the unit before moving in. If the unit is filthy when you get it (like mine was) do not clean it yourself. Report everything and make them take care of it. Always assume that they are going to try to charge you for anything possible.

Negative experience: They don’t maintain their properties. I have lived in one of their apartments for a year and a half. The place is always covered in weeds and garbage. Basically Slumlords

Negative experience: The absolute worst. Infested with mice and spiders. Mold. What a nightmare Took thousands from us, kids were sick from the mold. Run away as fast as you can

Negative experience: Terrible communicators. My experience made me feel like I was just a body that they wanted to get into the apartment as soon as possible. When I submitted my application I admittedly made an error in the contact info I provided for my current landlord accidentally providing my own instead. However, I realized this right away and called them minutes after submitting to correct the info. They said they would relay the information however this never happened. I was getting emails meant for my landlord at my own email address which is just my first and last name and they STILL couldn’t realize they were sending these emails to the wrong person. Then 2 weeks go by and I hear nothing until one day they text me that the unit is no longer available, while I still did not know if my application was approved or denied yet. Avoid them at all costs, the positive reviews here are fake and if you look them up on yelp you will see similar stories regarding their utter lack of professionalism and communication. Expected better from the “best” property management company in Spokane. Before they claim they can’t find their affiliation with me, this all literally just happened and I have the screenshots to prove it. I decided to go with LT property management.

Negative experience: we lived for 8 months at Gunther Property, we really didn’t like living there, they took a very long time to respond to requests, On the first day, as soon as we moved in, my wife hung up a towel and the hanger fell. The house constantly smelled of mold and dampness. For this reason, my wife got sick because of the apartment we lived in, and when we add evidence, they are unhappy with it and do not accept it, and now I have to spend a lot on treatment... very bad conditions. , the walls were cracked, there were a lot of ants and some other insects, something was constantly getting clogged and flooded somewhere.

Negative experience: Black mold. Squatters. Months of wall-shaking renovations early in the morning. But if you look for respectful, prompt communications from management, you won’t find it! There was only one girl we ever talked with in the leasing office that was kind and efficient. Before they respond to this review with “we have no affiliation” — I was a tenant for multiple years. When the troublesome renters in the unit above me were evicted/ moved out (after countless parties and domestic disputes), that unit became vacant. They started renovating it with a crew who would arrive before dawn that was so loud the walls would shake — never with any notification from mgmt, on any of the renos. It was hard to sleep OR work from home. This place is happy to charge you full price through all that, plus rent hikes. Only perks I can think of were newly painted walls and newer floor paneling in the living area. When the unit above me was done, someone started presumably squatting there (could hear footsteps, music, etc nightly) and I was blown off by mgmt when reporting it. And the grand finale, when I moved out: the extent of the mold. I have asthma and seemed to have worsening issues until I moved to the bedroom that smelled less like mildew. There was so much mold on the wall when I pulled my bed away that I had to get rid of the entire thing. Good luck if you think your experience will be better.

Negative experience: I recently viewed an apartment from Guenther. The agent that showed the property was rude and not prepared to show the listing. She gave me the impression that she had better things to do. Thanks for wasting my time Guenther. Expected better from one of the largest property companies in Spokane. Good luck to all the prospective renters unlucky enough to cross paths with this company.

Negative experience: My fiance recently moved out of a Guenther run property. Black mold in bathroom and kitchen. No hot water for nearly a week and no power. Management could care less. Also none of the positive reviews are real.

With all my interactions, office personnel have been very kind and professional. Maintenance personnel are kind and very caring.
