Negative experience: This company misleads and lies to customers. They approve my fiancé and I, took our deposit while charging a service fee for it, had us sign a lease to turn around and deny my fiancé a week later over a four year old bill that we paid in full this very day and sent proof of it. If that bill was an issue then this company never have approved us in the first place but instead led us on and now we have to wait for our deposit back. Very unfortunate that my first experience with this company, I experienced being lied to be very, very cautious who you do business with. I only did a review because I don’t think it’s fair for any other family that’s looking for a place to run into this company and go through the same stuff that we have gone through

Positive experience: They were okay but I had my frustrations. 1) They have a $49.95 monthly "benefit" package which is clearly just a cash grab because you can get everything way cheaper on your own. No actual benefits here. 2) I had to follow up a number of times to resolve important matters. Corporate customer service is a complete joke - I called a dozen times, half the time I couldn't understand them and 100% of the time they were unable to answer basic questions. 3) When the landlord put legally questionable additions in the lease, they didn't care/didn't help. All that said, they were mostly professional and usually tried to help me. My main issues were with the landlord, who delayed repairs (or did them poorly) - which I understand was not the fault of HomeRiver, since they are more or less just the middleman.

Fantastic experience: We are moving halfway across the country and had a very short window to find a place to call home. Michelle Davidson has been wonderful to work with during this incredibly stressful process! We fell in love with a home in the HomeRiver Group Spokane portfolio and Michelle was (and continues to be) so kind and responsive and patient with my many questions. HomeRiver made it easy to tour the property. The application platform is just a little confusing, but the underwriter we worked with, Abigail Pereira, was also very responsive and professional, and we got through the application and approval process very quickly! HomeRiver also uses a resident concierge service called Citizen Home Solutions, and with just one phone call, Kala and Haley got our utilities set up for us - so convenient and they were so nice to work with! We have not even moved in yet but we've already gotten a thorough introduction email from our property manager Kristina. Overall, we're off to a fantastic start in our soon-to-be new home thanks so Michelle Davidson, Abigail Pereira, and the entire HomeRiver team. So glad we chose one of their rental homes!

Negative experience: I’ve had the most experience with home river group right in Spokane Washington just moved in almost 6000 a little bit $200 short of 6000 to move in the shower gets flooded when you shower the basement was dirty. They cleaned it, but the stairs are still dirty and it stinks. The stove doesn’t work. The heat doesn’t work and yesterday I had my stuff in the garage I just got my stuff out of the Pod storage and the garage has a horrible leak leaked all over my clothes and some books. Its. Been. A horrible experience living here for all the money I paid. I’ll never rent here again unfortunately I signed a lease for a year. I told the move-in manager and she says go to the portal. I had trouble with the portal. I finally called maintenance. Got a number for maintenance to report it. I’ve only been here a week and these are the things that have happened. Homeriver view rentals. Tips people off. Terrible. My rent is sippose. To. To 1789. The make. Up all these fees. U will. Be reported. Instead if. 1789. I had to pay 2044 please. Dont. Ever rent. From these. Robbers!!! Negative experience: Only one way to avoid the horrible experience with this company. Skip them (I wish I had)! This company is like a gigantic hand made of broken pinkies whose only concept of 'handness' is to close into a fist. They made simple things impossible and were a callous megacorp at every step. The reason for the 1 star? The straw that broke me? The last month we lived there we were last day out on the 10th so our prorated ammount of due rent was whatever 5-6hundred bucks ish. Website you pay rent on wasn't updated and wanted some ammount that was just not what we owed but was thousands more. Home river groups ONLY SOLUTION was i pay the mde up totally unowed ammout and they promised they would get me my change down the road. Absolutely I said no. I tried to pay them what I owed them. The website rejected the payment as "not even half the ammount owed" but it was every penny I properly owed them. But I caught this days before things were due because my rent is never late i just get ahed of things like this. So time to get ahead of the problem and get it fixed right Wrong. I tried calling for days and nobody answered. I sent emails and later sent copies of those emails as proof I tried to pay what I actually owed for days before due and call and email to a rep to try to get the absurd and illegal late fee they added waived. Brick wall of no response. Eventually someone reached back and said the 600ish owed could just come out of the deposit and they would cut me a check for the rest. They added on a late fee and took it. Just vile. There are better options. Yes I could take them to court and definitely not lose but id rather just let the town know about the vipers nest than go get my owed restitution from these low standard pickpockets. It's just gross you know. Scummy. I didn't wanna deal with them at all ever again and I decided id send one more email and just give em a few months to do whats right or I would simply go write and an honest review. Also, The house wasn't clean when we moved in, bullet holes in the windows that were only single paned and many were missing entire outside window sections. There was a smallish leak in the kitchen sink (and it was obvious by the calcification it was an old leak). Not by itself a big deal but oh my goodness the fix they landed on. .. in the laundry room below there was just a white sheet of plastic wallboard mounted to the ceiling with a hole drilled into it to drain the leak into the laundry sink floor below-ish. 3feet from the electrical panel. It was dangerous. It was stupid. It was lazy. It was very substandard. I have reciept pics and videos. They were hostile about everything. But im not going to bother with court over the last few hunderd bucks. Or try to get all my back rent back for the violations to health and safety that we would arguable be due. Best to simply avoid them! A hostile army of cogs n conmen and you dont want the kind of property they rented me.

Negative experience: You stole seven hundred and eighty dollars from me. For garbage removal from the home that had no trash left in it. You guys on the form, the paper you sent me shows water sewage and garbage paid last month you paid my water.Sewage and garbage bill. Shows as part of deposit kept and It has not been paid. I keep getting letters and calls from water, Sewage and garbage in spokane. You also kept non refundable deposit for cleaning of the house when you told me. I needed to have the house completely clean by a professional.I did. Also, the grass was green.It was beautiful before I left and you guys have killed the grass at the house. My neighbor told me. Now the house is for sale. You guys rented the house to me.Illegally, it was not registered as a rental.You also did not have the water Heater inspected and registered to the house. You guys sent me this absurd letter on how I had to have the house all in perfect condition.When I left, I did I have photos.I have pictures I have video evidence.I sent it to Rachelle. I asked for a response on what you guys took out.And if there was photos I got nothing back. I will never buy a home, rent a home or recommend anybody to rent a home or buy a home through your company.Home river group has been nothing but shady.And disrespectful and dishonest and have every excuse in the book to why they could not fix repair or do things on time.Or how come they didn't get my messages or my phone calls?Or they got the message?And forgot about it or they got the message and didn't get a response from the landlord in time.

Negative experience: You never get an answer with definition or clarity only it will happen soon or it may take a while. American Business Bureaus operate with due dates and deadlines for efficiency for the client and consumer. Home River group operates in NONE of those qualities but rather leaves you in waiting for almost a month or longer. In that timeframe you have to battle all the way to the top to get some sort of due date which is HORRIBLE business practices. But I have my black and white to show the owner and get this company fired because they DO NOT MANAGE.

Negative experience: Communication with property management is horrible. Communication in general has been challenging to say the least. The only thing I had a good experience with was with maintenance. Although these were usually separate companies they were all great at communication, and did great work. My property manager hardly responded to my emails or phone calls, and when or if I was able to get a hold of her she was always rude.

Negative experience: My boyfriend and I chose the property because it was advertised as having a garage, when we actually came to look at the place after signing, there was no garage and instead was a small shed. We were THEN informed that instead of updating the listing, they lied and the garage had actually collapsed. Also, the property is absolutely crumbling. I don’t understand how the rent keeps increasing when they do absolutely zero upkeep on the actual properties. The woman we are supposed to use as our leasing agent rarely if ever responds and we are constantly harassed over renewing our lease MONTHS from our lease renewal date. The only good thing is they fixed the heater when it decided to die the first week we moved in. Otherwise I would avoid renting from Homeriver Group or any of their sister companies.

Fantastic experience: I rented a property managed by Premiere, which sold or traded (?) to Madison, which turned into Home River Group. I was at that property for 17 years and ended my tenancy on June 1st 2024. It wasn't perfect (what property is?), however, my issues or concerns were always promptly addressed and responded to by Kristina L the property manager for said property. I waited to do this review to see what my safety deposit deposit would come back as, as I had lived there 17 years, the property had been changed management groups, who knows if the initial walkthrough was still there, etc. etc. I was pleased to see that the return of the safety deposit was roughly 75% of what I paid back 17 years ago. Given that normal wear and tear will happen (wasn't charged for that), and accidents on things do happen, it was overall a reasonable return of "most" of the deposit. I got most, they got a little, and they covered approximately 2/3rds of the cost to fix the couple of things. I consider this a win-win. I would recommend renting property managed by Home River Group. I think for being a consistent and loyal tenant that I was treated reasonably. Any issue or issues I had were addressed promptly. Pros: - Kristina L is a great property manager. - Safe and clean property. - Concerns addressed timely/promptly and thoroughly. - Payment Portal Cons: -Annual document fee lease renewals. -Monthly resident benefit package (doesn't really benefit apt. renters).

Negative experience: this place is horrible to rent from .. i have been trying to talk to some one who can actually answer questions as to why they cancelled out a lease i already signed and they ended up voiding a week later and asking me to sign a different one ... not one person can call me and tell me what has changed on the lease let alone why it got voided to be changed in the first place\.. they messed up in the first 6 months and charged me 150.00- to fix their mess ups along with 100.00 for a lease change that shouldnt have happened they have to many different offices all over and no one knows what the other person is suppose to be doing.. i should have stayed homeless.. this place is horrible DON NOT USE THEM TO RENT FROM.. fake apologies is all you get with no good reasons or answers ..making my life a living hell

Negative experience: Sadly I have to edit my review. They went from the best managers to the worst. Tammy Sixto was a wonderful manager, however she moved to another position and everything went down. While your friends and family are receiving thank you gifts for renewing their leases, you'll receive a $50 administrative fee when you renew your lease. And they implemented the "Resident Benefits Package" $24.95 a month the first year and then they raised it by 80% the Nex year to $44.95 per month!! And yet there was no discernable difference from before they had it and after. Says it includes renters insurance, but no one, that I'm aware of, ever received a policy. What are the limits? What exactly is covered? How do I file a claim? The final straw though was when they wanted me to download a app and walk around the property taking pictures and answer questions so they could assess the property for their Spring Spruce up. Charge me an arm and a leg and then try to pawn their work off to me. Do not rent from them!!

Negative experience: Home River Group is responsible for financial fraud, breach of contract, intimidation, definition of character, and fabrication of the truth. Two of their employees in particular, Richard Heartland and Richelle Swinkels excel at this. Richard would force his way onto the property with false accusations and no evidence. And since my roommates and I never did what we were accused of , he would never find anything and then would proceed to harass and threaten us. He gets off on this and even went so far as to hartas one of my roommates while she was in Seattle at the hospital undergoing chemotherapy. It was so bad her father had to get involved to make him leave her alone. Richard also accused us of creating and distributing drugs. We did not do that and he did not find anything. I later found out from the land lord that what he called a lab was actually my diffuser. He also accused us of abusing and neglecting my roommate’s dog and insisted on inspecting the property. I told him both over the phone prior to arrival and during the inspection that SHE DOESN’T have a dog. None of us have a dog. The neighbors have dogs - they leave them outside day and night and they bark (which Richard has seen and heard every time he has invited himself over. Furthermore, they have yet to give me back my deposit which is supposed to be returned 21 days after vacating the property. It has been nearly a year. They finally sent me what I thought to be the deposit the other day, but it was actually a faulty check and the bank could not take it. Richelle Swinkels was notified of this and she refused to acknowledge this or the past emails from Kevin Kirklin stating that who the money was to be returned to. This is not a company, but a gang of scammers. Do not fall for it! If there was an option for 0 stars, that’s where Home River Group would be. Worst people ever.

Fantastic experience: My wife and I were tenants with HomeRiver Group of Spokane for two years, and were very well served by their team. Our property manager Kristina L was really helpful, always taking our service requests seriously and keeping those projects moving along. The digital platforms for paying rent and coordinating service appointments etc. were simple to use and track status. And when my wife and I had to end our lease early and abruptly, HRG made that transition brief and affordable for us. We highly recommend renting with HRG!

Negative experience: Their application process is completely online, automated, and doesn't work very well, you often have to input information multiple times for it to work. It's extremely hard to get ahold of an actual person to talk to, and they are discriminatory toward disability needs.

Negative experience: So we moved into a property from homeriver back in 2021 where we looked around and saw mice droppings before we moved in and the person we were communicating at the time said "it was just part of being in a house", they basically didnt inform or communicate with us on anything until we got the property owner involved, and its been months and they still havent given us our security deposit back which we've contacted them multiple time about and said they would get it to us. First excuse they gave us was the mailing adress was wrong and they said they'd have our propety manager priority mail it to us but that never happend and when we called and asked about it they said Aaron "is on vacation" and they've made no effort to contact us since and its been way past the 2 month legal period for washington state where we should have gotten out deposit back. Safe to say this organization is basically going to make any excuse to keep your deposit and not provide any info. Unless you're desperate, rent with someone else

Fantastic experience: We are on our second lease with this property management firm. They adress maintenance issues in a quick response. The Property Management personnel are available and present to address tenant concerns. Rent takes just 3 minutes to pay on the HRG app (this is very much appreciated). Wayne, Richard and Ms. Hernandez, do a great job always, and i will continue to conduct business with them if I can. We are moving soon but I am making my best effort to rent from this Company for my next lease. Free air filters too!

Negative experience: Starting at the beginning. July to September to fix mold in my downstairs bathroom due to a leak from the upstairs bathroom behind the bathtub, they had fans running non stop in the bathroom to "dry out the moisture" there was not an offer to help pay my astronomical Avista bill. Once the bathroom downstairs was done (after complaints of the time frame of when the bathroom would be finished). They started to repair the upstairs bathroom flooring where the floor was rotting due to where the leak originated. They cut out the rotting flooring next to the bathtub, removing the toilet in the process. The work to fix the bathroom had stopped without notice 40+ days had passed.. I called and called complaining and questioning the management company and the construction company asking why this was still not finished. I did not get a response.. Yet this company received an $8000 check for my rent on a 3 bedroom 2 bathroom but only one working bathroom for my household for almost 4 months combined with both bathrooms delayed in repairs. Its not like these bathrooms are large projects to complete. With my upstairs bathroom unfinished with a hole in the floor the unfortunate happened. I fell through the hole in the floor, it took 5 firemen to pull me out of the floor. Now the management company is not responding to the accident or giving me any insurance information. As a matter of fact they have a lawyer that is not in contact with me other then vague calls and emails telling me to not contact the management company. I have been taken off of work for 2 months I can't pay my bills I have had an MRI several doctor appointments because during the fall I fractured my neck in 2 places. (Help me Hayley). My medical bills are climbing through the roof. Still there is no contact from anyone from HomeRiver Group. These people do not even deserve a star or even a review. Please see the pictures attached.

Negative experience: Do NOT recommend. These people are all about the owners of the properties and not for tenants rights whatsoever. They allowed owners to harass us by making random pop ups checking on us. try to illegally evict us and rump up thousands of dollars of bogus charges to keep our 4000 deposit. We lived in what we thought was a beautiful townhouse only to find out it was not cleaned upon move in and had serious plumbing issues. We lived with a leak in our kitchen over our stove for 3 months before they finally made the owners have someone come out to patch it instead actually replacing the tub that was causing the leak. Which led to mold and unhealthy conditions for my family. I’ve never felt so violated and unhappy living somewhere in my life. Horrible experience and I hope this helps someone not make the same mistake we did by trusting this rental company. Still waiting on proof on why our move out supposedly cost the entire 4000 when really it was more around 1500 worth of damage that we actually caused. Positive experience: They were ok to work with until they weren’t. Pros: They worked with me on a couple of late payments, Property upkeep Cons: Urgent Maintenance requests weren’t handled urgently, they broke my lease early to remodel, lack of communication, absurd fees (it’s an extra $39 to even PAY YOUR RENT) In February, I was notified that I was only offered a 6 month lease and would have to move out by the end of August so they could remodel. In April, they offered me my full deposit and an additional $1000 to move by the end of May. I declined. In May, they offered me my full deposit and plus $2000. I counter offered and was able to negotiate a little more. Our agreement was that I needed to move all of my belongings out of the unit and return my keys by the 30th. The week of June 11th, two of their employees start calling and emailing to see when I’m going to be out. I let them know that I just had major surgery and can’t lift anything but I will try to be out by the 18th. They agree to this and I return my keys. I received my deposit and moving expenses check today and it is not what we agreed to; it’s $300 short. They charged me for the key not working and the garage door opener not working. Why didn’t they call me and ask me about it? If I had until the 30th to move out, why wasn’t I given until the 30th to remedy any issues they had? Update: I’m receiving the full amount that we agreed to and the regional manager addressed all my concerns

As that emails confirms, you did have until June 30th, to move out but you surrendered keys early so we started the much needed renovations to that apartment. Once keys are surrendered we can't allow access back into property - this is to protect the property rights of the owner. Also in response to your concerns via a direct email, we have adjusted your refund to ensure the owners followed through with the conditions of the mutual lease termination. Please follow up with the regional manager who is handling the details.

Negative experience: Literally the worst possible management company you can go through. Never able to communicate effectively, take the longest possible time to get anything done. If i could give zero stars I would. They never wanted to fix anything and when they did it was not fixed properly and would need someone to come out agian because it was so poorly fixed. It is only about the money and that is it with this company. Do not go through them. Make them your last choice.

Negative experience: No customer service, spam emails that always tell you not to respond because it goes to an unmonitored inbox, but their personal business line wouldn't answer phones or message boards. I left multiple messages, voicemails, etc and have never heard a word back from them. The property is still being listed as available so its not like someone beat me to it. Found a different place instead with a RESPONSIVE real estate company with actual CUSTOMER SERVICE! But now I'm plagued by the Madison Real Estate emails that just wont Stop requesting viewing times. If I could rate zero I would.

Negative experience: Do not rent from these people, they have the rudest employees, and left us with mold for over a year in a bathroom, and they will abuse thier power to harrass you! Also, we had the most aggressive and combative person do a walkthrough that immediately after she left I contacted an attorney.

Positive experience: This is the infamous Madison Spokane. They should have cleaned house when they took it over but they kept the same awful people in place. I want to be fair but I am so glad to be out of their properties. If you do move in to one of their properties I would suggest documenting everything in writing (they will try to do it over the phone). Take photos, videos. Be prepared for the worst. It did improve drastically after being taken over from Madison so they must have got the complete sociopaths under control.

Negative experience: There was an issue with rent pay at Walmart (there system was down) so we had to go to our bank and schedule payment from checking and our rent was apparently late because of it. They charged us $220 dollars because of late rent ONE time because of something out of our control. The charges are never ending and WAY out of line. You can’t even pay your rent online without being charged a $80 fee!!! And that’s on time! Add several hundred to what they ask for rent in your budget, because they charge for Everything and don’t care.

Negative experience: They are absolutely awful to work with. We've had two emergency maintenance calls. One for a busted pipe that started to flood our basement, now ( at the time of writing this ) for a broken water heater. Can't be bothered to answer their EMERGENCY line, then to have to wait all day for approval for any maintenance over $250. We have been on hold with the help line for almost an hour now. It's evident they don't care about their renters in the slightest, and would rather screw them over to put an extra dime in their pockets.

Fantastic experience: We recently moved out of a Liberty Lake home under the mgmt of HomeRiver Group formerly known as Madison Spokane Mgmt. When we first moved in 3-yrs ago, we were impressed by how clean the house was. In addition, all on-line maintenance requests were promptly scheduled and addressed by service technicians within a couple of days! Although our rent increased post-COVID, HomeRiver Group was very accommodating of our lease extensions in our efforts to purchase a house. Tammy, our Resident Coordinator, was very communicative & responsive with our questions and concerns. She was very thorough in guiding us during the vacating process. We were astonished to receive our deposit back within 8 days of vacating! We were told this could take 20 days. Thank you, Tammy, for attentive customer service to facilitate our needs as residents living in a property managed by HomeRiver!

Negative experience: Absolutely horrible experience with HRG Spokane. No communication, or follow through. No concern for collecting the correct rents. Consistent under collecting, excessive maintenance spending ($1k+/mo) and over charging without communication. Monthly yard maintenance? That’ll be $536 a month without telling you before hand. Just needed the grass cut, property has no landscaping. Attempted to cancel and still billed me the next month. $1600 in “yard maintenance” over 3 months. Tenants contacting me six weeks after the fact that their dryer is broken. No communication from HRG before the tenant calls me. They have nothing in house the outsource everything with no regard to cost. Broken window? $97 to put a board over it. Again no communication. Started with them in May and leaving in Sept. Any landlords considering HRG should run fast, or their balance sheet will suffer. For me it was -102% variance to expected cash flow per month.

Negative experience: These guys are the worst. If you have an option run fast and run far. Corporate scumbags in the truest sense of the word. Expect hidden “convenience” fees, expect rent increases and expect to pay an extra $50 a month to pay via their portal. Don’t worry because you can always swing by and pay in person, right? WRONG! That is not a service they provide. This corporation is lining their pockets with working class people’s misfortune. I know options are limited, but please do not get stuck in a lease with them.

Negative experience: This company is beyond horrible. They don’t even deserve one star. I have rented from many rental property managements and they are by far the very worst I have ever worked with. If there is a home that looks nice enough to rent.. I would never EVER rent from them again. We were taking care of the yard and we took out some dead bushes in the front yard. The property management called us and told us that we had to put exactly the same size and kind of bushes back in or we would be fined for breaking contract. Well, there is no way we were going to find bushes that were the same size because they were pretty large and you can’t find already matured bushes to plant. Also, I let them know that these bushes would die if we put the same ones in again because these bushes were for sun and not for shade. (Fast forward) we had to get a professional opinion saying we would not be able to find that larg of a size of bush. Because they wouldnt allow us to plant a bush. And the professional also said that the bush wouldnt do well there but that didn’t matter to them. We still had to put the same kind of bush in. Fast forward… after summer… those bushes died… The property management once again made us replace these bushes!!!!! Even though I told them they would die!!!! They ended up putting a warning taped on our door, words facing out, so all neighbors could see. We actually had a neighbor that was so angry that they would do that when we have taken better care of the house than any other renter. She called the company and yelled at them. Secondly, they are very hard to work with, not very kind and sooooo hard to get a hold of. You get connect to people in India. It’s so frustrating!!! Finally! We had moved out and we had been told that we would receive our deposit refund 2 weeks after we moved out. Well… after the two weeks, I had been trying to get a hold of them to find out where our refund was.. well I finally got a hold of them after we had moved out 7 weeks earlier. 7 weeks!!!!!!! And the worst part is that they sent our deposit refund check to the place we moved out of!!! Because they didn’t have another address!!! ARE YOU STINKING KIDDING ME!!!! THEY HAVE my email and my number. They could have texted, called or emailed me! But no, they send it to the address that THEY KNOW we just moved out of. Why would they send it there?!?!?! Seriously, the VERY WORST company to work with. THEY ARE HORRIBLE!!!!!!

Negative experience: Do NOT do business with this property management company. If the rental is represented by this group, run! I had to use a lawyer to get my deposit back and then they attempted to send me a bill a year later for things after the matter was resolved with a lawyer. By the way, this is an illegal practice. They have a month to send a bill and can't send a new bill a year later. Lawyer had to speak with them again to let them know they can't do this. They lost their spare keys at one time and sent me a letter that they would break my locks, change them, and charge me for the job. That's illegal. I sent them a key and told them under no circumstances would they be breaking in and entering. Multiple times the wouldn't replace a fridge that kept breaking. Mold throughout unit. You name it. The state of the place was mainly the owners fault but this property manager is running a shady business. The place I rented was in terrible state and I was lied to that things would be fixed prior to moving in. I lived there two years and then bought a house. I returned the keys and would have returned them many days earlier but they were always closed. Tons of excuses from the employees. They attempted to charge me a full months rent even though they had a tenant a week later at a significant amount more of money than I was paying. There are better property managers in Spokane to rent from and to manage your rentals.

Negative experience: Horrible, tried charging me to make the house better than when I moved. Also some how are associated with madison but lost pictures from move in. I would tell anyone avoid these con artist who rip off and nickel and dime you to death with admin fees. They will tack on any charge they can. In my opinion they have no morals, values or respect for any of there renters. They need to be flagged by the housing department.

Negative experience: The rental unit was fine. I'm no one to typically leave a negative review, but here I am. Pam was an absolutely abysmal person to deal with. Between being impossible to reliably get ahold of (NEVER answers a phone call, but will on occasion call you if you text her or email her) and refusing to help show the apartment in any capacity, it's no wonder the place I rented was vacant for so long. She wouldn't take a photo of the storage space, or even describe its approximate dimensions to me via email. She tried to change the length of the lease agreement last minute, and wasn't in the office any of the four times I visited. She left a couple keys, none of which unlocked my storage room (which I had to ask another resident which one it was, as Pam, once again, was unable to be reached) or mailbox. The mailbox was also unlabelled, several were, and not in any reasonable order, so there wasn't much of a way to even guess which one was mine, as was the case with the storage rooms. Horrendous service, and every single interaction was like pulling teeth with that grumpy woman. Not sure what brought about the rudeness, but I did my utmost to be polite in every interaction, shame it wasn't a two-way street. Appalling. Having rented 8 previous places through separate landlords, this is the first time I've had such a hostile experience. Nice apartment though!

Negative experience: Nobody gets back to you regarding issues with the rental. Many issues with my rental and not even a response back after multiple emails. They don't care. House has very poor management. When I moved in cigarette butts everywhere and tons of them. Railing to the front steps about to fall over. Almost have had multiple injuries. Outlets painted over and faulty. Would never rent from again.

Negative experience: Awful!!!!!! I don't buy these 5 star reviews at all. Everyone in the area knows Madison is the absolute worse place to rent from. We put a deposit on a property and when we went to pick up our keys they had rented it out. We had to pick another property quickly since we had no where to go and they didn't even give us the right keys. Come to find out they were just doing the placement for the landlord who was a crook also. We never had a heater, AC didn't work, it was a duplex and everytime the neighbors blew a fuse it turned off on our side as well. Once you move in if you have questions you can never get ahold of them. Do yourself a favor and go somewhere else.

Fantastic experience: Best rental experience I’ve had, and I didn’t even end up living here! Pam was wonderful and so accommodating. We ran into a few bumps after paying the holding fee and she worked with us. She was very patient with us when we were waiting to hear from another place, and when I ran into problems with my service dog and ESA screenings that could have cancelled our application. She talked with her supervisor to try and work something out for us and she did. Most other property managers don’t have the patience or willingness to consider these situations when they have other qualified applicants in line - but Pam did and was so sweet about it. We ended up finding a place that fit our needs better and felt so bad backing out, after all the hoops Pam jumped through for us. She was completely understanding and said she was disappointed only because she looked forward to us being tenants! I don’t know yet how our new property manager is, but I would have loved to have such a great property manager like HomeRiver to live with. If I ever need another apartment, this is the first place I’ll be looking.

Fantastic experience: As a realtor who does not deal in property management, I feel very fortunate to have Tara Ostlind at Madison Property Management to rely on when I have someone ask me about rentals or what to do with properties they are trying to manage on their own. Tara is always there to help my clients and is very knowledgeable about the industry. There are a few other companies in the Spokane area but I always chose to send my clients to Tara as I know that I can rely on her to take good care of them. As a realtor, any time I refer someone to another agent or someone in the industry, it is very important to me that that person makes me look good as well. How my client is treated and served is a direct reflection on me so Tara gets all of my business.

Fantastic experience: A few years back being a first time income property owner Tara was absolutely wonderful to work with giving advice and education. Negative experience: When making a decision to go from homeownership to renting because the housing market is tough, there’s a lot to take into consideration. Renting from this company has been a nightmare from day one. Don’t expect anything to be done right when it needs to be fixed. Don’t expect any level of understanding. Don’t expect privacy. Don’t expect nice, working appliances. Don’t expect them to install your doorknob the right way....but a plumber will tighten it up even though it’s upside down. Pay your rent on time and you’re guaranteed the worst case scenario with every cheap vendor in town. I know there’s worse, there’s got to be better. Lower whatever expectations you have if you rent from them. Know that it will be unpleasant.

Negative experience: Do yourself a favor and AVOID this company at all costs. We were concerned when the previous renter came to our house the first week we moved-in to inform us how terrible a company Madison was and that he was currently in a lawsuit with them. We brushed it off as disgruntled tenants happen, renters don't always take care of things, and he's just as likely to be at fault. For what it matters we had a 792 and 804 credit score, excellent work and rental history and we took pictures of the entire house before and after we moved. (First red flag) We had to double what was on the damage report before we moved in because tons of damage was left out (many reviews mention being charged for previous damages but had no way to prove it if the original damage report wasn't updated by yourself and submitted to Madison within one week of signing the lease). (2nd) Most repairs are done very slowly if at all. We requested screens for widows that said they ALREADY had them on according to the damage report. We never received them in the two years we lived there and gave up after a couple months. (3rd) This is legal but good to know. They increased the rent around 10% each year. (4th) Started a recurring $20 monthly furnace filter program that is non-negotiable. It sends you a 3 month furnace filter EVERY MONTH for $20 at your cost (frustrating to be forced to buy something monthly when it's needed quarterly and creates more garbage for no reason besides charging $20 a month for a cheap $4 looking filter). (5th) We bought a house a few blocks away from our rental that was closing two weeks after our lease was scheduled to end. We asked to pay half or the full months rent so we wouldn't have to move things to storage for two weeks and then to our new home a couple blocks away. The only option they would allow was a NEW one year lease. I called Madison and asked if I could contact the owner to try and work something out. They said I agreed to be charged $400 if I ever tried to contact the owner (I looked and sadly they were correct). (6th) They tried to charge us for a final garbage bill that was already paid (easy fix with documentation but adds to the exhaustion of the process). (7th) We got Madisons cleaning list and cleaned OCD style top to bottom and paid to have carpets cleaned by an approved vendor. We got a bill for $600+ for things I did and took pictures of. Lawn service, sneaky buggers had a picture of lawn when it was long and tried to put it on my bill (I had pictures of it mowed short on the last day of the lease). Moss present in lawn which was noted on the original damage report. Blind cleaning, they took a close up picture of one blind slat that had a little dirt. They charged us for cleaning all 14 blinds in the house. We disputed these charges and had pictures. Madison revised the damage report after we went through the dispute process which is time consuming and exhausting. The dispute process is mandatory before taking them to court if you've ever signed a lease with them in the past. The revised report said we owed around $220. Just enough to say it's not worth our time to take it to court. We were very thorough, had pictures before and after and had updated the damage report when we moved in. There's lots of other things to complain about but this is getting long and I figure you get the point. In the end we felt like it was a game for them to prove they could get a little extra regardless of how thorough you were or how well you took care of the property. Sadly it worked and we forfeited the $220. Point of the story is I would AVOID this company at all costs and take these reviews SERIOUSLY. If you find yourself forced to rent from them for whatever reason. I recommend doing your due diligence and taking pictures of everything, fix nothing yourself, expect to lose a few hundred bucks and plan to invest a fair amount of time on the phone and in the office like we did upon lease termination. In my opinion lowering the bar and having this mindset will help make the transition easier when the time comes to vacate...

Negative experience: The customer service is Horrible, we were transferred from one person to another, and NEVER received a call back. We were interested in a home and put an application in after viewing. It says they Typically get back in 1 day, that's a load of B.S, Not only did they not get back in 1-3 days, but not even in a week or so. So if your a person looking to rent a house or have them rent for you, do yourself a favour and look for another company that actually Cares about people. I had to give it a 1, otherwise it would have been a big Zero...

Negative experience: I’m in the process of rebuilding my credit score. Tried renting a house from them. Everyone knows credit scores can play a big part. So I researched their criteria for getting approved. The rental app stated people with bad credit have to pay a fee based on your score. 600 to 619 is 150$. 550-599 you’d pay 200$. 500 to 549 is 250$. Lower than 499 is a denial. This is called an increased risk mitigation fee. Well this COVID-19 pandemic has put me and millions of others out of work. The struggle is real! Since this started, I’ve had to pay bills late or sometimes just don’t have the funds to pay them. So little by little, my credit score has been dropping. It was just a few points above 500 when I started looking for a house. Unbeknownst to me, my score had dropped a few points below 500 by the time I had got the application in. So I’m out 114$ for the application fees. The lady I spoke to about this matter was extremely rude(I called while she was on her way out to lunch). Myself and my Co Applicants rental history are excellent. Never late on rent, nor any evictions, been employed by a well know company for almost 3 years, make well over the required income. Yet it wasn’t good enough. They didn’t even offer up us getting a co-signer, or paying a bigger deposit. I figured with the way things are going in the world, they would of tried harder to help us get into a home. But nope. I will steer people away from having to deal with this real estate company in the future.

Negative experience: *!*! BEWARE!*!*! Whatever you have to do stay far away from Madison property management they are a scam! The leasing director Pam Dribble Processed our application and then without telling us took the home off of the market by “accident”. We attempt to call and she was upset we called to find out what happen she said she would refund our money it’s been three days no calls back and no REFUND
