Negative experience: One of the worst management companies I have ever dealt with. Stay as far away as possible from them. They never answer and don't return calls then have the audacity to send out fines and late notices for no reason. Will send certified mail letters the same day then charge you for them. I own many rental properties and this is the one management company I now try to avoid.

Negative experience: Usually can’t reach a human and if you do they send you to voicemail which they do not respond to. The voicemail states they will call within one business day, but they never do! Horrible!

Negative experience: It is hard not to be harsh, but when dealing with this degree of incompetence, positivity does not come easily. I struggled to put one star, but there was no fractional option. Apathy and lack of follow-up are common threads among all managers at Vision Management. Escalating matters up the chain of command is a waste of time. Their MO is painfully the same. I can offer my advice: Do not hire this company.

Negative experience: *Further update(negative stars!!)-website directs you to an app that is completely useless so now payments can't be made. They refuse to acknowledge our CC&Rs and take responsibility for repairs while consistently hiking HOA fees and imposing special assessments that yield zero results. It just keeps getting worse:/ They couldn't care less about your place, and will tell you that. Our place is a "rehab community" by their words and not worth any effort. Its sad that HOA fees get put to paying them when they admit up front that they don't want to do anything. *2 years later update - I didn't think it possible, but it's only gotten worse. I wish there was an option for negative stars. Our community "manager" Yvette refuses to return emails or calls, the HOA board they have installed seems to be illegal and refuses to address any owners concerns after multiple attempts. They are incapable of paying the bills(the city has reached out to owners about shutting off the water due to non-payment and communication), continue to raise the rates and "special assessments" while also refusing to show any receipts for the thousands of dollars they've collected or answer to where all the money went. They lie, cheat and steal with no remorse and are owned by/work with a property acquisition company that seems to be trying to force people out. If Vision runs your community and your board hasn't been taken over by them do yourself a favor and get rid of them before they run you out to aquire your property. They are really bad, I'm not sure how the people that work there can sleep at night knowing what they're doing

Negative experience: Breaks the law by redating payments on their statements so that they can charge extra fees. Completely non responsive to emails, calls, and community concerns. Hires landscapers that cause damage to properties. If you're buying a house in a vision managed community, I would recommend thinking twice and looking at other options.

Fantastic experience: What a pleasant experience we had when Brenda Cooper from Vision Community Management took charge of a huge exterior wall situation! She was on top of the problem immediately working with our HOA and numerous vendors making sure the issue was handled correctly. Brenda communicated each step along the way to make sure we were kept in the loop. Brenda made what was a complicated and time consuming issue into a successful conclusion by making sure the wall was repaired correctly! Negative experience: I have been calling for over a month in regards to my association payments. All I am trying to do is ensure they are able to auto withdraw as they had for the last 6 years and I have had no luck reaching someone to find out what’s going on. I have tried writing emails, called several times and every time I call , the message says that due to overwhelming calls, they cannot accept phone messages. Yet they NEVER ANSWER or write back. Maybe putting this in a public forum wil get them to hopefully take action

Negative experience: 0/5 stars. This company manages Park New Orleans community. They do not answer your calls or emails. They always throw in random "assessment" fees without notifying you so you incur late fees and then when you call accounting the voicemail box is full so you cannot leave a message. I have been asking for some updates to the outside of my home for over 7 months with minimal replies.

Negative experience: I have lived in the Shadow Run Condos in Chandler, for almost 6 years and my experience with this HOA company has been beyond frustrating. I discovered black mold inside my condo in my daughter’s closet on 1/15/2026. I contacted the HOA the very next day via email and explained the issue and never received a call back. I called the emergency line that night and was told I need to get a mold assessment done. I was given the option to find my own company or use one the HOA would send out but would be charged for it if the issue was deemed my responsibility. I called a company that night. They came out the next morning and confirmed this was not a plumbing issues. It was likely due to a roof leak. I then notified the HOA the finds they stated they would send another company out for a second opinion at no cost to me. They came out the following day and confirmed what the first company found. It was not a plumbing issue. Today the company that did the first assessment came out and removed the drywall and found the issue was ultimately caused by a bird’s nest that I reported and asked the HOA to remove back in July 2025. They responded back to that request by sending out a power washing company to power was my front doorstep and my ruined patio furniture but never removed the nest. Now here we are 6 months later and we find the mold. The demolition team that came today to remove and treat the mold, then discover that my condo is also infested with termites and they have cause extensive damage. Which has also been addressed as an issue by the HOA. It’s important to note that the exterior and the roof are the HOA’s responsibility, yet their failure to act directly contributed to these serious issues. Despite calling numerous times and leaving multiple voicemails, I have not received a return phone call since Sunday after the second confirmed the findings of the first company. I was even forced to file a homeowners insurance claim that I knew would likely be denied, simply because the HOA would not take responsibility or respond. On top of all this, I pay over $300 a month in HOA fees, and the property is run down and you can clearly see neglect everywhere you look. Broken walls, chipped paint, weeds, spotty rocks, brown grass, mismatched light fixtures roof tiles falling off, multiple water leaks, broken sprinklers, a pool that is about break, homeless people behind the dumpsters, and probably more things I can’t think of right now. Aside from damages that my condo now has the HOA has provide a document on projects that are supposed to have all been done by 2030. We are 4 years away from that and the only thing we have gotten was a repaired roof and pool furniture. The lack of maintenance, communication, and accountability is unacceptable. This HOA has shown a complete disregard for homeowners and the conditions they are responsible for maintaining. I would strongly caution anyone considering living in or working with this HOA.

Negative experience: This is the worst management company ever!! I have complained several times about Don Adkins. He does an inspection every 3 months or so and finds bogus complaints..... I showed the letter to my HOA and they just laughed. He found an envelope with my tenants name on it and reported it... Did it fly out of the dumpster when someone was dumping their garbage? Did the wind take it when he was dumping his garbage? These people are very neat and complient. I have tried to complain but only get to talk to his recording. For what we pay in dues the landscapers are horrendous. the only person there is Scott the maintainance man who is great...

Negative experience: I reported a broken and misaligned community mailbox on December 14 that does not close properly and has resulted in mail loss and security concerns. I received one response on December 15, but since then there has been no follow-up, repair, or timeline provided, despite multiple emails, voicemails, and calls to both management and maintenance. The issue has now gone unresolved for nearly two weeks, including during active mail delivery. Multiple mailboxes in the same unit are affected, not just mine. My mailbox key has become bent due to the misalignment. Update: This issue has now been resolved; however, it took nearly three weeks to determine responsibility and complete the repair. I was ultimately informed that the mailbox lock was the homeowner’s responsibility, though this is not clearly documented in the governing documents available in the resident portal. Clear communication and documentation upfront would have prevented weeks of inconvenience, repeated follow-ups, and unnecessary escalation

Negative experience: Our entire complex is degrading. Legends Villas West has had zero maintenance since I have moved here 3 yrs ago (besides having someone come around and blow the dust around, and cutting down a few trees without removing the stumps). Streets are not maintained and full of pot holes. The trimming on the units have not been maintained or painted in at least ten years. When I reached out to this HOA requesting some simple maintenance, they replied that they had 'no money' for such things.

Negative experience: This company manages our community and contracts with Coy Landscaping for community landscape maintenance outside of our courtyards. Everything outside the courtyards is the HOA’s responsibility, and everything within the courtyards is ours. We have been telling the HOA and the landscapers for a year and a half that the trees in our front yard and back yard (outside the courtyards) need to be trimmed. Our next door neighbor and the neighbor behind us has also notified the HOA that the trees must be trimmed and the massive branch removed. There used to be enormous dead branches hanging over our driveway where we PARK - until they chose to completely destroy the large tree out front and chop it down instead of trimming it. When I would see the landscapers out with the lift for the big trees and palm trees, I would tell them it’s a great day to trim those trees since you already have the equipment for the day! Of course, they chose not to trim the trees. They repeatedly referred us to the HOA. The HOA has them trim almost all the other trees in the community, but I will say there are four or five others that are massive like the ones outside our courtyards that they refuse to direct the landscapers to trim. During a monsoon back in September, a huge branch from the untrimmed, dangerously overgrown tree in the backyard (HOA responsibility) fell onto our house because the landscapers failed to trim the tree. We called the HOA to let them know. Our next door neighbor, who also stands to have home damage if they don’t remove it, has called the HOA to let them know that Coy has still not trimmed the tree, and as a result, an enormous branch fell onto the chimney, and they need to come get the tree from the roof. Our backyard neighbor has also called the HOA about the eyesore. Vision told me once that the property manager “walks around the community and will identify it”(). Since we’ve all called more than once, they’ve also told us all on multiple occasions that they would let the landscapers know it needs to be done. Here we are at the end of November and the landscapers have still not come to remove the branch. What are we paying HOA fees for?? We’re not allowed to trim the trees ourselves but you won’t come out and do it?? My son and my boyfriend spent FOUR HOURS on our roof sawing the branch and it is STILL too big for the two of them to move off the house without potentially causing damage to the neighbor’s and my home. We can’t use our fireplace because it covers our chimney. If another hardcore storm comes through, that branch stands to do a good amount of damage to our home and the next door neighbor’s home. Absolutely cannot recommend this company.

Negative experience: This lousy excuse of the property management/HOA literally stealing the money from us, that was paid to us through them for the insurance claim. They continuously lie and create fake promises etc. “The check is in the mail” status has been ongoing for the last 3 + months. Of course they ignore emails and calls as everyone has mentioned earlier. Because of them misappropriating our funds we still can not start repairs in our condo! Making it unlivable and making us loose money. True scammers! Avoid this agency and HOA’s that employ them! You will save yourself a lot of money and stress!

Negative experience: We are moving because of this company, Like many others have stated here calls go to voicemail, emails are somewhere in the interweb. I am just trying to pay the bill and can't for some reason. Being told to contact them well who knows when they will get back to me. My last letter was for a trailer in my backyard, no fine but it was gone with in the next week. One neighbor down the street has had an enclosed trailer in his driveway for months. How does that work? The next letter before that was for debri in neighbors view. We got a fine the third one as we had no clue what the debri was. Turned out a torn flag was the issue which had been replaced weeks before. I am tired of the bland notices with no explanation or pictures attached to make clear what the violation is. a few of my neighbors with desert landscaping in the front yard have had letters for overgrown lawns. This company is a joke they only want the money!

Negative experience: These people do not call you back and have shady business practices - sends you a flat bill for water that does not even show usage. They also send an email saying they know the water bill is wrong but then no update - they just keep sending incorrect bills and automatically withdrawing my account with no call back.

Negative experience: I have posted on yelp. This worse company we have had at venu. They require two people every day for no reason nice ladies but ,. Every mgmt company before them used one person and took in package and amazon. Had maintenance people qualified. At our expense our fees have gone up ever since they tookover !The property is never walked or if it is these pictures would have been fixed. The board should be disqualified since they too dont walk or don’t delegate. The pictures speak for them selves. We have people coming from across street to use pool meals ect. We have meetings on phone only. Maybe these pictures will help the current mgr who is third to correct . Well now its been more then thirty days and only thing accomplished is tree cutting. Everything else except hiring more help wasn’t accomplished. Perhaps susan should come out. Its also in ccr and at gate all contractors must sign in no dumpster dumping. Yesterday trash filled with trash from contractors. Went and reported and excuse me i need to fill out repor? . Why not just walk from the condo in question to the trash follow debris trail ? No walk ! Lets get real when the people in community report violations why doesnt mgmt go look for themselves. I suggest take down the contractor signs and allow contractors to do as they have no permits no parking enforcement no consequences for dumping. Then we dont have to worry and neither r do homeowners or city. If we have to do this why have a manager

Negative experience: They do not EVER answer the phone, call back or respond to emails. We recently purchased a condo under their management and we have been calling and emailing for 5 months and wr have received ZERO non-automated responses. Their system is now trying to charge for late fees for dues that the previous owner was supposed to pay. We have tried to call them to coordinate with the title company and get this settled. We have emailed. We have called. Over and over. They do NOT respond. They DO NOT call back. They do not work. They do not serve. They do not help. They do not talk. They probably do not care. Keep this in mind before using their 'services'.

Fantastic experience: I recently remodeled and moved into my condo. I give Alex DeRario a 5 star for consistantly and promptly returning my email messages along with giving me the appropriate recommendations and solutions especially for the unexpected issues with my condo remodel as well as community issues. Negative experience: I don't know why they even have a phone number listed. You'll never get anyone on the phone. This company just took over our HOA and so far they are the absolute worst we've had in the 8 years I've lived here. They slapped on extra charges on my bill that need to be removed and they continue to ignore me. I've left so many voicemails and emails, at this point, I've lost count of how many. I'm ready to just drive over there. Although at this rate, I doubt anyone would even be there.

Fantastic experience: 5 Stars – Vision Runs on Terri Thomas (and probably caffeine) Look, HOA management is not for the faint of heart. Most of us would rather battle a raccoon in a dumpster than deal with a broken gate, a rogue landscaper, or that one neighbor who thinks the CC&Rs don’t apply to them. But Terri Thomas? She makes it look easy. Like she was born to manage chaos with grace, a spreadsheet, and possibly a sword. She’s responsive without being robotic, firm without being rude, and somehow manages to keep everything from catching fire all while juggling a hundred other things. Terri doesn’t just keep the community running she keeps it sane. And Vision Community Management is lucky to have her. So are we. If you’re lucky enough to land Terri as your HOA manager, do your part: follow the rules, send her a thank-you email once in a while, and maybe don’t call her at 4:00 a.m. about your trash bins. She deserves better.

Fantastic experience: If you’ve ever dealt with an HOA that felt like a black hole where emails go to die, you’ll understand why working with Terri Thomas at Vision Community Management feels like winning the lottery. Negative experience: The absolute worst of the worst. For weeks I have called to get help with a bill or issues with the property they manage. Nothing. Nothing. Dead silence. Thank God they have a new property manager. Within the last week I get three calls from them. Why are they calling? I left a message which they can't do anything about now. They were being considerate. And this morning accounts and billing called. I asked why after everything we have tried and now they no longer manage the property are they calling. She said because I left a message. Not that they wanted to solve anything. I said you can't do anything now to help us. She hung up on me. Super professional. Did I mention I recorded the call? The absolute worst company to have manage your property. Unprofessional and unhelpful in every way. If I could gubernatorial negative stars I would.

Maybe I could have just caught a lucky break or something but that was so puzzling to me because I have had a pleasant and HAPPY time dealing with any and EVERY issues and concerns that I had. The one that always helps me out is Mariah Martinez. She is extremely helpful and amazing with her quick and responsive answers. Negative experience: Please accept my condolences if you are unfortunate enough to own a property managed by Vision Community Management. This is an absolutely disgraceful company. Kylee Ellis and Sarah White are impossible to get a hold of. They don't answer their phones and will put you on a game of phone tag. I ended up selling my condo cuz I was so tired of dealing with frivolous violations. A month after I sold it I received a letter in the mail telling me my monthly HOA fee was late (even though I didn't even own it anymore!) I would never trust a management company that can't even maintain basic accounting/bookkeeping records.

Fantastic experience: As a 30 yr. board member, I've worked with now 6 management companies. Vision is at the top of the list, hands down. Their operations can't be beat. No matter the issue, there's a prompt and knowledgeable response. We've been with vision for 7 years with little to no issues. If you are an HOA board member looking for a new management company - look no further. I highly recommend them, you won't be sorry. We. Love. Shelica! Shelica inherited our HOA about a year ago, which came with a LOT of delayed projects and challenges. She first really listened to the board members and then dove right in. We've been able to complete several projects, the community is looking great and residents seem as content as you can expect. Shelica has such a bright, encouraging style to her communications which the board members not only appreciate, but also go such a long way toward building positivity in communications with homeowners. She's very well organized, efficient, her follow-through is top notch. We truly could not ask for more from a property manager.

Negative experience: I recently received three violation letters all at once, claiming I need to mow my lawn. However, I have desert landscaping and no grass whatsoever. I also received a notice stating I need to remove dead plants—yet there are no dead plants in my yard. Another letter mentioned the need to remove weeds, but my yard is weed-free and meticulously maintained. Meanwhile, I see multiple properties with RVs parked in driveways, which clearly violates HOA rules. There are homes that haven’t been maintained in years, with overgrown weeds, dead trees, and severely faded paint. Yet I’m the one receiving violation letters for conditions that simply don’t exist on my property? Also, a few months ago, we repainted our house using pre-approved colors. Despite following the guidelines, we were told it still required board approval. Really? Please, take the time to verify complaints before issuing notices. This feels arbitrary and unfair. The standards need to be applied consistently—do better.

Negative experience: After this review was published the Property manager Don called me to find out what was going on. I explained the issue which he verified and had the correct representative call me the next day to fix the problem. Don advised me I could reach out to him anytime. I don't know that this helps anyone else who still can't get a live person on the line when they call, but maybe that will change. Ty for your help Don. I have lived in one of their communities for 13 years. They are impossible to get a hold of. I have NEVER gotten through to a single representative just transferred to everyone's voice mail. I wonder if any real, live, physically breathing human actually works here, beside the operator who just transfers the caller to the wrong department or 50 peoples voice mails. I would not have bought my townhouse if I'd known what a huge expense it is monthly for the nothing they do. I wish I could find such an easy job. Hey I have a voice-mail I'll give you the number, you can pay me a yearly salary to transfer messages I will ignore! Sign me up! If you are looking to purchase property make sure it is Not managed by Vision.

Negative experience: Landscapers hired by Vision community management dropped a massive tree limb on my car, completely totaling it. It has been over a week and no one has reached out to me to acknowledge the incident. I’ve bee dealing directly with the landscaper and his insurance company who are claiming he was not properly insured to do the work he was doing and therefore cannot offer any type of assistance. I finally got someone from vision on the phone yesterday, Mariah Martinez, who was extremely dismissive and hung up on me after saying they had no idea of any accident happening and would have to check with their insurance to see if they were even liable otherwise I’d have to “work it out” with the landscaper myself. To add insult to injury they put a violation sticker on my totaled car threatening to tow it for being “inoperable” and “abandoned”.

Negative experience: TERRIBLE MANAGEMENT- We been in business since 2008 and have dealt with many managements that can resolve work order request and questions within 2-3 business days. Not Vision Community Management, they can't resolve issues in over a year. Not just one issue either, many in the past 4 years. The management acts like they don't care about our property we own, concerns we have, our business location or they would resolve the issues and answer questions in a timely manner. They have plenty of excuses all the time and will lie to you too. Again, Vision Community Management has a terrible management.

Our most recent Property Manager, Mylia, has really been working hard to keep the Board (which I am a member), and all the owners/tenants up to speed with everything going on. Negative experience: HOA targets certain houses and certain individuals. When we have reached out to the HOA about violations from other houses that affect our house (such as a neighbors tree branch literally resting on the roof), we have been told that it’s up to us to fix the issue. However they continue to give out violations for simply parking on the street 5 minutes past 10pm. They put on stickers right in the middle of the driver sides windshield, making it extremely dangerous to drive and has caused vehicle damage. This HOAs priorities are skewed and they are not in the business of making the neighborhood a safer or nicer place to live.

Fantastic experience: Ever since our community’s HOA switched our manager to Emily, we’ve been glad that we switched to Vision. Emily communicates effectively to the board and homeowners, and has that human touch needed for good customer service. The background people at Vision (finance and leadership) have been knowledgeable and responsive when we needed their support. To all those who have negative experiences, please realize it is sometimes the board or vendors that caused issues or lack of communication. Vision is the face of that, but doesn’t mean it’s their fault. Of course, I can’t speak for all community managers, but just like a school is only as good as its teachers, I’m grateful that I’m in the right class. ;)
