Fantastic experience: Our experience with Uptown Rental was positive from first contact all the way to applying for an apartment. When calling I was immediately connected to an agent who answered all my questions. They return calls promptly, and scheduling viewings was easy to do online and timely. Lindsay met us on a Saturday, which was so helpful as I came in from out of town. Lindsay was prompt and communicated clearly and thoroughly about each property and next steps. I highly recommend Uptown Rental - professional and efficient.
Negative experience: I've been living at an Uptown property for a few years now and the management never follows up with issues I've asked about. Only recently I've been having issues regarding other residents and when the problem is brought up to management, I get an initial, "sorry you are dealing with this, I will reach out" and is never heard from again. Every time I reply to emailed response for an update or some semblance that an action has taken I am left with silence. I am on the FOURTH property manager to ask about resolving an issue that has been ongoing for almost an entire YEAR. Managers should be there to offer support and options to the residents, not blow them off after one response and let us fend to things on our own.
Negative experience: NOTICE TO ANYONE WANTING TO RENT AT 65 WEST: I have witnessed so many crimes while living here. I didnt live here for just 1 year. I lived here for 6. I have witnessed a girl point guns at other people outside of her apartment. My car was just recently stolen. All while they advertise "24 hour surveillance". Its a ruse. After asking for them to look into various aspects of the crime in the area, they simply just dont care. Save the money. I spent a $1000/month for what? False security? I could have paid less and still witnessed the crime of Clifton. They are monopoly to the area, and I would have rather paid another company instead of this one. Dont put your kids at these apartments. They will not be safe. I can guarantee that. This will be my final lease agreement.

Negative experience: Can someone share why the maintenance man on East University in Clifton pulled onto a street and then proceeded to back up into oncoming traffic? There was a car at the stop sign. He almost backed into this is December 16 around 10:30 AM.
Negative experience: Applied for an apartment for my disabled sister who has MS and I was going to be her subleaser, had to put down application fee plus deposit that came to over $700 and her application was denied and I still have not gotten my deposit refunded back to me and its been almost a month. Have been trying to get in contact with the property manager, but they are always busy or out the office and never a returned call back.
Negative experience: DO NOT LIVE WITH UPTOWN. I have lived at Views on Vine for 2 years. They increased our rent by $200 a month after the first year. Our Wifi is horrible and they don't give you an option to upgrade to better Wifi. I use my hotspot on my phone over the Wifi. The elevator has been broken more times than I can count on 2 hands. The parking lot doors don't work a lot of the time so its pretty much just open to whoever. We have put in countless service requests for this apartment and it takes them forever to fix anything. The AC has broken multiple times, we have had countless people come to try and fix it. The cover on the living room light fell of and hit my friend in the head. You would think since they charge so much in rent we would be provided with a reliable service from uptown, but you be very miss lead. In conclusion STAY AWAY AND DON'T SAY I DIDN'T WARN YOU!!!

Negative experience: Rented at the Ravenswood in Hyde Park and my apartment (Unit 418) was INFESTED with visible black mold and roaches. Roaches were in all common spaces of the building, so no matter how much you attempted to clean, they were there. Mold was caused by a broken gutter that they had not fixed that would shoot water directly at my unit above my window. Mold spread onto all of my furniture and I had to throw everything away when I left. When I reported the issue to Uptown they said they would do their own investigation, of course that was not done so I hired an inspector myself who confirmed the presence of black mold. I told Uptown about the report and on the following day when I returned from work I noticed that someone had entered my apartment without notice. I could tell that someone had entered my apartment because they literally USED the bathroom, and I mean lifted the seat up and did not flush. When I called the office and reported that someone had been in my apartment they said this wasn't true, and it wasn't until I stated that I would obviously need to file a police report because someone who had the ability to unlock, enter, use the bathroom, and re-lock my apartment had done so, that they apologized and offered for me to exit my lease. I promise that any seemingly glitzy apartment in Clifton, Hyde Park or any other neighborhood for that matter is absolutely not worth it if it is managed by uptown. Many of their 5 star reviews are from tours too - what a joke. Try North American, Gaslight, Towne, literally anywhere else...

Negative experience: If you’re looking for a truly outdated living spaces, this is the rental company for you, more specifically, the Auburndale building. Although the outside makes the building look charming, you’re quickly reminded of the building’s age by the mildew stench in the common areas and units. Don’t worry, you can get rid of the stench with a $100+ dehumidifier which will only drive up your energy bill by tenfold. But a little stench is okay if you can decorate, right? Wrong. The walls are made of a cement type of material, making it impossible to use Command Strips or nails. Instead, you need ultra-specific tacks to make your apartment look less jail cell-inspired. But forewarning, you won’t be able to hang up your 10ft tall curtains because no Command Strips, nail, or tacks are both renter-friendly and strong enough to support the weight. But that’s fine, right? The rental company should give you blinds that fit the window, especially since you face a busy street? Wrong. At night all of Auburn St. will have the ability to peep into your window. Nevertheless, imagine it’s time to cook. You’ll use your 50 year old refrigerator and oven that, not to mention, use absorbent amounts of energy as well. But oh crap! You burnt something. Well, maybe you can open a window, right? Wrong. The windows have metal poles and locks which prevent you from doing so. $900+ a month for an apartment you can’t open the windows in, perfect! Discouraged by the stench and appliances, you learn someone sent you mail. You head over to the most lackluster ‘mailroom’ you’ve even seen. But wait! How am I supposed to find my mail? Is it the mail on the floor? Above the mailboxes? How would I know when the mailboxes haven’t been updated in god knows how long? With no windows open and no mail, you decide to be semi-productive and do laundry. Great, $4.25 to wash and dry, perfect on a college budget! But crap, there’s only two washers and dryers and no one has picked up their completed loads of laundry. This is a typical day in this apartment building. The prices are outrageous and this company continues to squeeze pennies out of college students just trying to get by. If you’re thinking about living here, I would say 1) don’t or 2) ask tons of questions. None of these things were shared with me upon touring the building.

Negative experience: My experience with Uptown Rental Properties has been very disappointing. During my lease, I faced several ongoing issues that were not properly addressed despite multiple communications with management. The unit had safety concerns due to its direct street access, leading to repeated disturbances and package losses. Management communication often felt unhelpful and dismissive. When I raised these concerns and asked about ending the lease early, there was no flexibility or consideration offered, even though the situation was affecting my well-being. While I understand policies are part of any lease, I expected a more supportive and solution-oriented approach. Unfortunately, that was not my experience, and I would advise future renters to clarify all safety and lease-related terms before signing.
Negative experience: I would not recommend renting from Uptown Rental Properties at 2718 Short Vine St. based on my experience. The unit I lived in had serious safety and privacy concerns due to its street-level location, which management was fully aware of but did very little to address. Communication from the office was slow and often dismissive, and any request for flexibility or understanding—especially regarding lease options—was met with rigid policies and little empathy. It felt like management prioritized fees and procedures over tenant safety or comfort. I strongly suggest anyone considering renting here to review the lease terms very carefully and visit the unit in person before committing.
Negative experience: During the school break, my apartment was burglarized and several items were stolen. When the police requested video footage as part of their investigation, management delayed providing it, saying they were too busy.
Fantastic experience: Uptown Rental Properties is a great organization that supports their residents and their team.
Negative experience: Do not rent from here! The new apartment building that I moved into is unacceptable. Mind you, this is newly built. There are too many things wrong with it. Parking also sucks. My car got broken into because they don't have enough spots, so I had to park on a side street, which is dangerous, and I am now concerned for my safety. Uptown decides to charge people an $800 fee plus rent and utilities that accrue over the lease term if you want to terminate your lease. This is unacceptable because they are responsible for a rushed and poorly constructed apartment building. If they were able to work with me about the lease termination, I would greatly appreciate it, but their customer service is horrible.
Fantastic experience: New manager at florence apartments has made many improvements but we are definitely staying as long as possible because of the maintenance man lee he seems to know everything and is quick to find and fix issues. Would recommend them highly because of the employees
Negative experience: Scammy, rents due before month is up, but if you ask to move in before it’s a cost of 300 per bedroom, late fees are tacked on inaccurately, they don’t answer their phone, costs are disproportionate to their market ( students)they have a monopoly on, lease is shy of a full year. They don’t properly clean the unit before it’s in your possession. Go to Facebook marketplace and avoid this rental company from actual hell
Negative experience: My daughter moved in this week 8/19/25 at one of there properties. Floors and all furniture were covered in dust. Floors had 100’s of dead flies. There was about 100 pieces of blue painters tape all over the walls ceilings trim. As if they had marked damage for punch list items. Clearly nothing was repaired or at least remove the tape. Empty liquor bottles found in the kitchen cupboard. Kitchen faucet leaks, Livingroom ceiling fan light did not work. Bedroom furniture the school placed inside room was broken. She has been there for days and gets no answers from the school on a bed replacement. UC says call property management. And property management says not our problem call the school. A better job cleaning could have been done before move in. And a move out and move in inspection should have taken place between tenants. Very disappointed.

Negative experience: Do not rent from this company ! They will tow your car after paying $1,200 for parking and make you pay the towing fee and will not reimburse you. Even know you have a VISIBLE parking tag, your car will still be towed and the office people are of no help at all .
Negative experience: Towed my car after I payed $1200 for parking. Said pass wasn’t visible when it was on the dashboard then said they did see it but it needed to be hanging on mirror while in the parking agreement in the bullet points it just says need to be visible. They have refused to refund me for the $200 I had to spend to get my car back from the towing company. While there are cars in my garage without any passes at all. Moving out of their over priced properties ASAP. Go to other rental agencies like the HUB or ES properties before going here. It’s sad that this company has the campus housing in a choke hold. All the reviews are true. I wish I listened to them before renting through this agency
Negative experience: I strongly advise against renting from Uptown Properties! My daughter has lived at 65 West for two years and has faced numerous unresolved maintenance issues. Currently, her air conditioning has been broken for five days, and with temperatures exceeding 90°F, she can't get anyone to come and fix it. She has also dealt with a mice infestation that has ruined some of her clothes. Last winter, the snow plows buried her car under five feet of snow. When she called for assistance, they told her to dig it out herself. On top of that, we are charged annually for parking at a gated complex where we already pay inflated rent. It’s clear that they do not care about their tenants.

Negative experience: June 2025 - I have moved to another Uptown Rentals property since my first review since they pretty much monopolize 80% of the housing surrounding the University of Cincinnati and have had an even worse experience. We have had constant problems at our unit since we moved in. We were told that everything would be clean including the carpet, appliances, floors, etc upon move in. It was absolutely disgusting when we moved in and it looked like nothing had been cleaned. Bathrooms had urine on the walls surrounding the toilet and mold in the shower. Continuing on, our air conditioning in the summer never worked properly, it would be set to 68-69 and would only the cool the house down to around 72-73 degrees. We requested service multiple times and were told it was fine and it was in fact, not. We have had animals between the floors that my roommates in the basement can hear in their ceiling. Eventually they died and made the house smell for 1-3 months because Uptown would do nothing about it. Recently, we have had flies that will not go away that have infested the house, even though Uptown says they exterminated them. My car had been broken into in the parking lot that we paid $1200 for as well as recently, my roommates car now has a bullet hole in the door. We had a shooting outside our house with one person injured less than 20 feet away from our front door. Uptown Rental properties does not care for the safety of young adults in the community or for the health and wellbeing of their tenants that live in their underkept properties. DO NOT LEASE FROM THEM June 2023 - I have been living in an uptown rentals- owned apartment complex this year and recently my we have had a squatter in our clubhouse and uptown has done nothing about it. As a woman who is often alone and walks to her car early in the morning for work, this is quite terrifying. Additionally, the drive through gates have never been fixed this entire and are most likely allowing this man in. This is very frustrating and disappointing since I pay over $1000 in rent a month for a double apartment and to be scared for my safety in my own complex.

Negative experience: I had the worst experience with this rental company. They are very unprofessional. I tried to schedule a tour with them, but they ignored my time and didn't show up. When I rescheduled, they still didn’t know which apartment I wanted to see, even though I told them many times. When I finally got to tour some units, there were families already living in them, and the agents just walked in without telling anyone. This was very upsetting and a big warning sign. I think their way of doing business is very poor. This is the worst rental company I have ever dealt with.
Negative experience: Uptown is a greedy corporation that only cares about taking your money and doesn’t care about you. They towed our car out of our parking spot that we paid $1600 for. And when we try to reach out to them about it we get no response. And now we can’t even use our parking spot without fear of being towed until they resolve the situation.
Negative experience: my leasing agent was great but trying to get in touch with management was like pulling teeth, like they didn’t want to ever do their job. i was going to go with one of their apartments but dealing with them before even living with them was enough for me to save myself and not.
Fantastic experience: I just wanted to say the staff at the front desk are always so nice! I won the coffee lovers giveaway and they were all so sweet and very happy when I came it to get my prizes!!! Thank you all again!!!

Fantastic experience: Caitlin Speed took the time to sit with me & my daughter after uptown rentals rented out my daughter’s apt to a different group when my daughter had responded to every email that they were renewing. She stepped up into an extremely stressful situation and offered understanding, concern and help. If she had been the manager involved with my daughter’s apt, I know we wouldn’t be in this situation because she would have reached out & explained what paperwork was missing instead of renting the apt to a different group. I still can’t believe the other manager did that but I am confident that Caitlin will help my daughter and her roommates find a new apt. So while I would give not give Uptown Rentals 5 stars, I do give Caitlin Speed 5 stars.
Negative experience: I live at Views on Vine. The building is not secure and very unsafe. The community room has become a safehaven for thugs and homeless people. They have free access to the building and have even been up to my floor trying to break into apartments. Uptown does not care. The community room is unusable because it has been destroyed by said thugs (see pictures) and Uptown refuses to even acknowledge it. The parking garage is not secure, my car has been broken into at least (5) times since I've lived here. Again, Uptown does not care and refuses to make changes in order to better secure the garage for their tenants. You will never be able to get ahold of your property manager. They refuse to speak to tenants and send you to voicemail. You will then receive a vague copy-and-paste email stating that they are in the process of fixing the issue (they are not).
Fantastic experience: My experience with uptown has been nothing but amazing. From the front desk, leasing agents, maintenance, or property managers they have made my renting experience run very smoothly and are always happy to help. The front desk is always ready to take your call and direct you to whoever you need to communicate with!!

Negative experience: DO NOT RENT from Uptown. The property managers have been terrible, from Solmy to Matthew they will not value you. I stayed at the property for 3 years. My job relocated me out of state and I offered to pay the lease termination fee that was stated in the contract but they chose to exploit it and not honor it through a workaround. They have gas -lit me for the past 4 months so far and I'm being forced to pay for a vacant unit or they are threatening me with an eviction. They offered to "help" me by posting it onto their website if I paid them an $800 fee but would also need to continually pay rent. If you have a hardship in life or job relocation do not rely on this management group to work with you. Generally I am going to lose ~$11,000 and they do not care or appear to have the moral compass. The only positive thing that I can say about this company is that the Maintenance team responds quickly. There are much better options out there in the area. Please do yourself a favor while protecting your peace and avoid living here. You will see several vacancies across their properties and there are legitimate reasons why.

Fantastic experience: Uptown Rentals can easily be considered one of the better or even, Creme de la Creme of property management companies in Greater Cincinnati. I was thrilled to learn during the acquisition that Uptown would be assuming management of my community. In the office, Matthew R. (the assistant pm/cm) has always remained prompt and helpful in any situation whether submitting a service issue and coordinating the logistics for a solution, or simply overseeing that any concerns with landscape, trash, security, parking, or noise were handled with professionalism, consideration, and courtesy. Stepping out of the office and into where the true magic happens in the field, Lorenzo (maintenance supervisor) is top notch! There is nothing he can't personally resolve directly, or manage through vendors or other staff. Lorenzo exhibits professionalism, knowledge, experience, and above all, communication when handling service issues or assigning work orders. In fact, the entire maintenance staff has hit landmarks in quality assurance and efficiency, while acknowledging the product and service involves someone's home and that the communities represent the homes of all Uptown residents. Property management is tough! You can take my word for it as I've been in property management for over 16 years. From the heroes without capes in the field (maintenance) and the tireless and determined office staff (leasing/management), it truly takes a village. Uptown shows that their company has developed proven methods which enhance the quality of living and progress towards better communities for renters. Way to go Matthew! Way to go Lorenzo! And way to go Uptown!

Negative experience: I've lived in an Uptown property for 2 1/2 years now and I do not recommend it. Overall, customer service is poor. The only good interaction I've had via email or in person has been with Jenny Perrin. They lack pleasantries, are rude, call three times to ask the same question that was already answered in an email prior. It shows a lack of organization and professionalism that you'd typically want in a property manager and property management company. Maintenance is a toss up on good or bad. I've been walked in on in the bathroom, no knocking. I've had a coat ruined from paint and found it thrown under the basement staircase. I've had shoes ruined by a wall repair. They typically do not clean up after a job. We've had to put a second maintenance request in to clean up after the original request. I will give credit that issues are addressed within a reasonable amount of time and the maintenance team has always been kind. Yes, it costs to maintain older properties like the ones in Clifton but I believe that Uptown takes advantage of college students and the lack of housing in this specific area. Uptown is fine, but I recommend going elsewhere if possible.

Negative experience: I have lived in two uptown rentals properties now, so I have had my fair share of experience with them. I recently had an attempted auto theft of my car, and the rental company would do nothing about it. We constantly have homeless people sitting in our parking lot where our cars are parked and around our home. We have even witnessed drug deals happening in our lot that we paid $1200 for the year to park in. I do not feel safe at all in this area and Uptown does nothing about it. They told me that they just don't have cameras in that lot, and they could refund my spot if I wanted. The company is overcharging college students for housing while keeping them unsafe at the same time. Never rent with this company if you can, they are crooks.

Negative experience: DO NOT rent from uptown. Upon move in, I have been getting bit by bed bugs at the Ravenswood apartment. Upon informing management, they sent pest control to address this issue. I was informed that pest control was going to do a general treatment but they only inspected the property and couldn't identify the issue. I kept getting bit day after day and when I attempted to contact management again (over email and over the phone), I didn't hear back or was told they were unavailable on the phone. My emails were not getting answered. Medical bills and preventative measures expenses (mosquito nets, insect trappers, mattress covers, etc.) added up as I continued to reach out to management about this issue. Eventually, after a month and a half of living in an uninhabitable apartment that caused me injuries, pest control (Permakil) was sent a second time and was still unable to identify this issue. Later the same day, I found a bed bug crawling on my pillow and sent a photo to permakil. Bed bug treatments started at my place (approximately 45 days after move in and after begging the property management team to address this issue). My roommate and I walked to the office in Clifton and met with the assistant property manager who was cooperative and reassured us that we will receive reimbursement for everything outlined in a document presented to them. However, over email, uptown decided they were not going to reimburse me for my urgent care and doctor visits because it was "against their policy" although Ohio's Common Law Breach of Duty states that if a landlord fails to address known hazards and this breach causes injury to a tenant, the landlord may be found negligent and liable. I tried being patient but this situation has been extremely pervasive and draining. It's cost me so much money and time. I would not recommend anybody to live here unless you'd like to have your bank account completely emptied along with your mental health completely going down the drain.

Negative experience: I would give zero stars if I could. Avoid Uptown at all costs. I had a particularly bad experience at 2301 Auburn Ave. The first red flag was that the apartment manager rarely answered emails and when she did, she was extremely rude. I would ask simple questions and be given a snarky response for no reason. This was before I had even moved in. Not only that, but the apartment I was shown was way bigger than the one they had me move into. That is incredibly deceptive. Also, if you enjoy getting no sleep at night, you will love the properties owned by Uptown, as the walls are so thin that you can hear others’ entire conversations or screaming. Also, expect people to be shown your apartment every week from the time you move in until the time you leave. Did I mention my boyfriend’s car was broken into twice within a 2 week period? Yeah, that happened. You will consistently see broken shards of glass all over both of the roads beside the building as well as in the parking lot! Very scenic indeed! The hallways also consistently stink and garbage will always be in the hallways as well as the outside of the building for weeks. People also sit and block the door into the building and beg you for money! There is no peace with Uptown. Also, my AC began leaking a couple months before I moved out. I’m talking POURING at times. I had to put in 2 maintenance requests because the guy did not end up being able to fix it the first time and actually told me I needed a new one but they had none so oh well. It was never fully fixed to my knowledge, but I wouldn’t know because I moved out a month early for my sanity. I also dealt with my garbage disposal not working for a very long time. It was clogged. This caused the apartment to smell absolutely terrible yet nothing was done about it until I was already moved out. I am sure I am missing a multitude of problems I experienced with Uptown, as there are too many to remember. My advice: move a little bit farther away from campus so you don’t have to deal with them. It is very much worth it.

Negative experience: I have no idea how to get Uptown to even speak to me. My daughter (the renter) has left multiple voicemails and emails for her property manager...nothing. I took have sent an email...nothing. Folks who answer the phone won't help...they punt you to the non-responsive property manager. We are new renters who have very simple questions...the call or email needed would take less than five minutes to address. The repeated "ghosting" is a concern and she isn't even living there yet. If you have even minimal expectations for timely communications from your property manager (or any communication at ALL for that matter), you may want to avoid these folks.

Negative experience: If anyone is reading this please don’t rent from uptown. They have horrible property management and maintenance. The maintenance guy will just be in your apartment without the 24 hour notice when you get home so you get to come home to some stranger. He also used my chair to stand and paint the ceiling to hide a leak that wasn’t fixed the entire 2 years I lived there. He stepped on all of our clothes and got paint on our personal belongings since we couldn’t move them because he showed up without notice. He also just pushed everything into the corner of the room. Our dishwasher also didn’t work for the entire 2 years and we sent MULTIPLE emails to them and they would come to fix it, not be able to, then just leave. Also when we moved in there was mold on all of the vents which we told them about and the cleaning people came in and said she couldn’t reach it and left so I cleaned it all myself. With all of this happening we wanted to get out as soon as possible. We talked to Jennifer perrin, the property manager, about moving out early because of this and she said “we let guests make mistakes without getting evicted so we hope we can make mistakes without you wanting to cancel your lease early” she was also TERRIBLE at answering phone calls and emails. It would take days to get any answers out of her. So we told her we’re moving out by the end of June and our lease was until the end of July. She made us still pay julys rent (using our deposit of 1200) but that didn’t cover it all because rents went up. She also gave us a credit of 100 dollars for the guy getting paint on our things. This still didn’t cover the remaining 99 dollars which they REFUSE to pay. Pictures are attached to show everything, wish I would have gotten better ones. This experience was a nightmare, please don’t rent from uptown.

Negative experience: DO NOT LIVE AT ONE41 WELLINGTON! Over the past year, we have had recurrent car break ins and dangerous activity happening IN the garage that people are paying $75-125 to park in. Despite them claiming that this is a luxury apartment, and increasing the rent to $1600+ a month, we are struggling with people breaking into our cars in the "protected" garage, random people who don't live here coming in and using our amenities, smelling weed in every building, and genuinely feeling unsafe in our buildings. The buildings managers refuse to do anything about the terrible things happening in the building, leaving residents having to pay for car repairs and live in generally unsafe conditions. It is wild that they call themselves a luxury apartment when it is everything but that. And of course, they will continue to raise rent prices and prices for the garage without making any adjustments. Do yourself a favor and go live somewhere that's worth the money.

Negative experience: Lived at the Euclid Square apartments in a studio for roughly 8 months. I signed a 12 month lease that had to be broken early due to the 6 separate times where water was leaking from my ceiling. After being told the problem was fixed, it continued to leak on multiple separate occasions. The water leak cost me approximately $1,000 in damages with 2 mattresses being ruined, bedding and blankets, and missing work. On top of the leak, the gate surrounding the studio apartments didn’t lock as advertised, and anyone could walk in the side gate to get to the studio apartments. The gate to the parking lot was broken and always open, leading to one of my friends having his car broken into and stolen. The emergency maintenance line that you’re supposed to call when the office is closed never has anyone on the other end to pick up, meaning that I had to call the fire department to poke holes in my ceiling to drain the water so my ceiling didn’t collapse. However, the location is great in relation to both campuses, the maintenance team is very friendly and understanding, and nothing other than my ceiling broke during my stay. But because of the fact my apartment leaked after I was told it was repaired, lost over $1000 in damages, and had to deal with something I shouldn’t have for the price I paid, I can’t give more than 1 star. Living with uptown has been the worst campus living experience out of all of the locations I have stayed at.

Negative experience: I have rented with uptown for about 7 months now at The Oaks and have absolutely horrible experiences the entire time. Most recently I was charged for a fee that was not my issue and then was told to “try harder” when contacting the team after informing the assistant property manager, Michelle, that no one had responded to my initial inquiry about the charge. Mind you this whole time the actual property manager Ariel still hasn’t responded to me after weeks. I was also instructed to make sure to contact the correct person about my issues when I had about 4 different people emailing me about the same things and none of them ever followed up. My first month I received a double charge for rent and that should’ve been a huge red flag from the start. The cheaper the monthly rent for the apartment , the worse they treat you. They also treat you worse if you aren’t white.

Negative experience: Choosing uptown was my worst experience. If possible, I would give them 0 stars. Before I checked in, they repeatedly promised that they would clean the room. But when I moved in, the house was full of cockroaches. I caught two bottles of ROACHES on my first day and couldn't sleep at all. I went to them the next day with the roaches and they promised to deworm and clean the room. However, it wasn't until I visited them again on the fourth day that they arranged for deworming. We still clean the house ourselves: there are cockroach carcasses and their droppings all over the back of the fridge. This building is on oak street, and I don't want anyone to be unaware of the terrible condition of this building. Now it gets even more interesting. We want to change places for the second year. Thinking uptown is the biggest company in the neighborhood, we ended up choosing one of their other apartments. After touring the home, we paid a $60 application fee, $150 administration fee and a deposit of more than a thousand dollars. They don't ask the current tenant if they're going to renew the lease until I pay. I tried so many times and couldn't get what I wanted, so we decided not to rent in uptown anymore. At the beginning, they said they could offer a refund, and after I asked them carefully, they said that the application fee would not be refunded. The funny thing is that when I received the refund and found out that the amount was wrong, they said that neither the application fee nor the administration fee would be refunded. So I spent a total of $210 here, and all they did was ask someone if they wanted to renew the lease. That's easy money! I asked them if all rental companies in the United States do this, and they said yes. Ironically, I soon found another company that didn't have to pay the application and management fees. The people in this company have absolutely no work ethic and no basic sense of shame. One thing to note: their fees are for everyone, even if you're sharing a room. If the two of you share a room, you'll have to pay twice as much. So we spent $420 between the two of us and got nothing.

Negative experience: Renting with them a few years ago was my worst nightmare. My apartment was uninhabitable for 3 months. (Under Ohio code) No running water for a period. No electricity or A/C for the whole summer. I ended up just paying a friend rent and moved necessities in there. Eventually after a countless calls and being served papers I was refunded 1.5 months rent.

Negative experience: Uptown ripped the locks off the doors to my complex, allowing a homeless man to sleep in the lobby and smoke cigarettes into the vents. The property manager does not care to come up with a solution to this other than telling me that they ordered new locks for the doors that they ripped the locks off of at least two weeks ago. His only response was that safety and security is not guaranteed in my lease, to which I replied that the other half of the building has locks. He couldn’t come up with an answer to this. Do not live here.

Negative experience: They WILL raise your rent within 2 months of moving in. Don't want to lock yourself in to a new lease 10 months ahead of time? That's ok, they'll start showing your place 3 months after you move in. Police and Uptown Rentals will not respond to trespassers. Needles and homelss outside your door on a regular basis is no matter to either entity. Literally outside your door on your porch, in your laundry room, waiting by your car... No notice for maintenance entering unannounced, using the bathroom in the apartment, moving items, etc. and not cleaning up the dust and mess they made. I guess everything they want to do constitutes an emergency with no notice given. Unfortunately, they have a monopoly on university housing. If you want to be near school, plan on pests (roaches, ants, addicts), rent raising right after you move in, and don't dare think that a functional door should be included for your unit. You might luck out and get a unit the city forced them to fix, but they are few and far between. I saw the notes left from management asking reviewers to call to rectify situations. All lip service, no action. There's a reason you can't easily find the owners of this $hit $how. They certainly don't live in these conditions.
Negative experience: My experience with Uptown in function has been mostly really good. The unit I got is great, and the property manager and maintenance have been super prompt and very helpful with any problems. The issue is their prices are extreme and their renewal tactics are predatory. I don’t get money from my parents like probably most of the UC students who rent from them. I literally live in poverty because Uptown wants to charge over $1000 in rent for a 1 bedroom apartment (that’s before trash/water and my other bills by the way). I get that prices have just shot up in general, but they sprung an over $200 per month increase in rent on my first renewal and it feels really predatory because I have nowhere else to go. I make $50 too much a month to qualify for SNAP (yes, really) even though 90% of my income just goes to rent and bills. So I’m basically being starved because Uptown is greedy.
Fantastic experience: Such a cool and happening area around this location. I stopped here briefly to see the roadside attraction called Bearcat on my way to playing a gig up in Akron last year. Poor fella was missing a hand. Love me some roadside attractions and oddities. If I were to ever need a place to rent, I'm sure Uptown Rentals would be more than able to aid me in that.

Negative experience: Living with uptown has been by far the worst part of my college experience and I am thrilled that after my lease ends in a month I will be with another agency. Uptown does not take care of there tenants request -with a turn around time of roughly 3 weeks. They put more work in buying these fake reviews than fixings the tenants need. I recommend NAZCA Properties !

Negative experience: Uptown Rentals do not care about your safety! I called them to let them know there was a HOMELESS MAN SLEEPING IN THE LAUNDRY ROOM OF MY BUILDING and they proceeded to tell me that it is my issue and they won’t help before hanging the phone up on me. A true class act from a great company!

Negative experience: I had a place here for two years. The management is awful. There was a 50$ parking spot fee which wasn’t enforced, people park in the spaces without passes leaving people who paid to park on the street. Never cleaned or properly maintained, stuff was always broken or dirty. Apartment unit in poor condition for such a high price. I moved into my new place a month ago away from uptown rentals and I’m already so much more satisfied with my small time here than I ever was with Uptown Rentals. If you’re struggling to find an apartment that’s not uptown rentals, use Trulia; it’s how I found my new apartment, and you can filter out and uptown rental owned properties. Would highly not recommend renting here unless it is absolutely your last option.

Negative experience: DO NOT DO NOT DO NOT RENT FROM THIS COMPANY UNLESS YOU ENJOY HEADACHES AND BEING OVERCHARGED FOR POOR MAINTENANCE AND COMMUNICATION. If I could leave 0 stars I would. The property manager Melissa has been incredibly non responsive in times of communication as well as Jenny. They were both contacted about a lease takeover in December. It was then accepted and even signed and I was given proof of documentation even. At that point I wanted to confirm that I would not be charged January rent so I again called and emailed…..NO RESPONSE PER USUAL. After more calls I was able to reach some random uptown representative via phone call and they tried to assure me I wouldn’t be charged for January rent with me having moved out before the 20th of December and the fact that my lease takeover went into effect beginning December 23rd. SOMEHOW THEH STILL CHARGED ME A $735 RENT FOR JANUARY OF THIS YEAR. So, regardless of a representative assuring that I had taken the correct steps to ensure this was done accordingly to not be charged and that I was removed from the lease (which they approved and signed) I was still somehow charged. When this was brought to their attention there was no one in the office due to the holidays between Dec 23rd -Jan 03 (this is understandable and not at the fault of UpTown) but when they finally came back to the office and were made aware of this situation they deflected any responsibility for the charge and said it was because my auto pay was still on. This is frustrating considering all of the things above. The fact a rep reassured I had done what was necessary to complete my lease takeover, the fact they signed and approved my lease takeover, the fact I was somehow charged AFTER those facts AND MOST OF ALL THAT THEY HAD NO REMORSE OR EVEN EXTENDED AN APOLOGY OF ANY KIND. I understand a sorry doesn’t resolve this matter but the lack of an apology or even understanding definitely shows the character of this company as a whole. SO DISSATISFIED AND FRUSTRATED WITH THIS COMPANY BEYOND WORDS.

Negative experience: I have been with Uptown for a little over a year and the experience has been absolutely awful. The elevator in my building is broken down every single week without fail, there is not proper 24-hour notice before entering units, and my emails are rarely answered in a timely manner. Not to mention when my lease began the apartment was absolutely filthy. They never correct their actions unless you send many many MANY emails/phone calls to finally receive action. Sad that they are one of the only rental companies in walking distance to UC campus.

Negative experience: As a former Uptown Rental tenant who experienced having a renovations that was not required in my unit for 6 months. If you are experiencing any issues such as plumbing, electrical, or structural contact the city’s building inspector. The city gives them a notice to fix issues with 30 days or they’ll be fined.

Negative experience: EDIT. Down from 4 to 2 stars. Move-in process in August 2021 was smooth. I lived in a 2-bedroom unit in Euclid Square, which was beautiful and honestly worth the $1750 split between my roommate and I, at least for awhile. We were very frustrated by the lack of clear information regarding parking, as our Uptown tour guide told us in May 2021 that we could wait until a few weeks before moving in to reserve parking. We were not told that only one spot per unit is reserved, so it was confusing to navigate waitlists with the leasing office. Be aware that the $900/year does not mean you are paying for your car to be in a secure location. The gates are left open and unlocked during cold winter months to prevent freezing shut; this obviously is not Uptown's fault, but again, something I would have liked to know before paying for a parking pass that I believed was more secure than street parking. It's a nice-to-have perk to avoid street parking far from your apartment, but so not worth $900/year. Kind of a scam if you ask me. Otherwise...the main reason for my low review is the extensive maintenance issues that Uptown did not take seriously. From December through March, my washing machine in-unit started to smell, so I did the usual empty wash cycle with white vinegar. It helped a bit but didn't solve the issue, so I informed my property manager. By early March it was not draining well and I repeatedly submitted maintenance requests that were completely ignored. Before leaving for a trip over spring break, my washer filled all the way up with water and would not drain at all. I called the emergency maintenance line because Uptown's office was closed, and they were finally able to convince Uptown that this was a serious issue. My electricity bill was significantly higher than normal this month. Uptown did not refund me one cent, despite my conversations with my property manager about maintenance issues for months on end. Multiple maintenance team members came to fix my machine with no success, and finally I decided to take time off of classes for a full day to sit in my apartment and wait for someone to come so I could talk to them in person. The man who came was extremely kind and explained to me what was going on, and we learned that a previous maintenance visit had resulted in a replacement part being installed UPSIDE DOWN and jammed into the machine so hard that the entire appliance had to be replaced. Despite paying for in-unit utilities, I couldn't even use my laundry area for three weeks, and a total of four months not functioning as promised by my lease agreement. This absolutely should have resulted in a reduction to my rent. This is one of the nicest apartment buildings in the UC area, but my experience with Uptown was frustrating enough to convince me not to rent through them again. Staff was always incredibly friendly, which keeps me from giving a 1-star review, but the amount of stress caused by persistent issues was ridiculous. Uptown should be used to renting to college students, and its renting customers should not be forced to take time off of school and work just to ensure that they do their job.

Positive experience: I had an issue with my automatic payment where my rent was considered late and I was charged $50. However, when I explained the issue with the automatic payment to my property manager, Melissa Mitchell, she was kind and understanding. Melissa waived the charge and helped me fix my automatic payment issue. I am really appreciative of the service and help that Uptown and Melissa offer!
