Fantastic experience: UPDATE 12262025: As I mentioned from my last review about four months ago, I have asked Brian Baverman to be my agent but this time to sell my old residence. Brian and all of TDT have once again shown exceptional customer service through the whole experience with heavy focus on their outstanding practices and services. • All of the legal documents were processed efficiently using standard emails and the DOCUSIGN software to manage electronic agreements and signatures by both seller and buyer. The back office and support staff always responded accurately as early as possible and within a reasonable time. This allowed the agent to free up their time and concentrate on the customer’s needs and requests. • Having a truck available for free use as a TDT customer was a tremendous help. As long as the truck was available, I reserved it at their website at least half a dozen times. I was able to move items between my old and new residence, to dropping off items to the Rumpke landfill, to donating items to St. Vincent de Paul, and to donating items to close friends. • Brian provided comparable sales of similar homes in the same area. Between the “comps” and heavy discussions on setting the selling price, we both agreed to what I can sell my house for. I am sure I could have set a higher price, but I considered the factors, timing, and personal needs, and we came up with what was reasonable. Brian provided very helpful advice. • The communication between seller and buyer agents was efficient. The use of the Software APP, SHOWINGTIME, easily facilitated appointment showings and requests. Brian facilitated communication and correspondence with the buyer’s agent. I must say that with all of the above items mentioned and the attention to detail provided by TDT, I believe I experienced one of the shortest times between a Showing to an Offer on the first day of being placed on the MLS. The buyer made a 10:00 AM appointment and around 4:00 PM, made an offer! I am sure this is not a record time, but it is for me. The personal approach TDT provided went above and beyond what you would expect. Tom and Kathy Deutsch, Rachael Arnold, and Brian Baverman were always available for answering questions and provided much needed assistance during the selling process. Brian would make personal calls to see how I am doing with the move and just to see how I am doing in general. He is a true friend. I do not believe I would personally be buying or purchasing property in the future, but if I ever do, I will certainly approach Brian and TDT. And of course, I would highly recommend them to my family and friends. Thank you TDT! PREVIOUS REVIEW 08312025: I finally have an opportunity to provide feedback for the outstanding and exceptional experience with TDT. It is only proper I start with my realtor, Brian Baverman. He is very professional, meticulous, and is very approachable. When I asked him to be my agent to look for potential condo units, he made every effort to provide me with what’s available. We visited units based on my filters and preferences. When I call or text him, he will either answer and reply immediately or at least within a few hours. His approach extends to a personal level where I consider Brian a good friend whom I have known for years, even if we just met at one of his open-house events last June. The success of purchasing my new condo is partly to mostly because of Brian. I want to also give special mention to the rest of the TDT. Rachael Arnold’s efforts helped tremendously in setting up the process with NW Title. Also, the closing went really well. An added bonus was the use of the truck. That helped me a lot. My wife and I really liked this condo and decided to make a bid on it which was accepted. Throughout the entire process, Tom was extremely helpful and responded to all of our questions very quickly. After closing, Tom offered us the use of the Deutsch Team truck which is very generous. Upon leaving our closing, the seller's realtor commented to us that Tom is a great realtor. We agree!

Negative experience: Sellers beware! If you choose to sell with Tom, don't let him undervalue your home so he can make a quick sale on it. We just regretfully sold our home with Tom and had a terrible experience, regardless of having a "successful" closing. He recommended we list our home for $30k under what it sold for. We trusted our gut on the listing price we wanted even after he tried to talk us out of it more than once. It even sold above our listing price. He never acknowledged his initial pricing advice was incorrect and still hasn't. We were very upfront with him that we needed (at the very most) a 60 day close to give us time to find our next home but Tom wasn't willing to negotiate with our buyer's agent and pressured us into accepting a less than 30 day close offer. A realtor should not be pressuring his clients to do anything. It took him two hours to send us the offer that expired in five hours, creating an unneeded time-crunch and urgency. We have time stamps in emails to prove this and he has yet to explain why he created this delay. He is very adamant that this was the "only" offer we received, however we had only been active on Zillow/MLS for 2 days and had more showings scheduled the next day. It felt as though he was exaggerating potential negative consequences and creating fear to pressure us into accepting this offer. He kept telling us it was "such a great offer" but he failed and continues to fail to understand is that it wasn't a great offer for us and our situation. It absolutely was not a great offer for us. We found out he lied to us about a lack of communication from the seller's agent. Tom's actions have left us without a home. He simply told us to "find temporary housing and storage". In hindsight, I wish I would have battled him more but no one should have to battle with their realtor. It never felt like he was working for us. It felt like he was working against us. We spoke with his supervisor about the situation Tom put us in and it was clear Tom either lied to his supervisor or to us about his unethical actions. His supervisor was not happy with what we told her. It seems like Tom's obligation isn't to have your best interest in mind but instead to have the quickest sale so he can move on to the next transaction. Tom does not adhere to the Realtor Code of Ethics. Tom has not offered any solution or offered to help mitigate this. The lack of integrity will show with the response he will leave to this very accurate review. Update: Tom says he is "dismayed" by my 1-star review. He knew at the closing table how unhappy we were, and well before closing. The lack of integrity does show in his response. I'm not sure what I did to have the displeasure of working with Tom. If you do use Tom, record your calls and save your texts like I did - just in case. I requested an Ombudsman to help mediate this issue I have with Tom/Coldwell. An Ombudsman is a way for consumers to resolve complaints and disputes with realtors. The Ombudsman was in complete agreement that Tom's actions were bad business practice and makes the realtor industry as a whole look bad. Coldwell/Tom's supervisors agreed with the Ombudsman that something should be done to make this right. Coldwell offered $500.00 towards temporary housing (because Tom's actions left us without a home and we are incurring unexpected expenses every day) but in order to receive the $500, I had to delete this review. I chose not to accept this as Tom and Coldwell had the opportunity to make things right before this review was ever left and before an Ombudsman was involved. I would rather the public be aware of the potential problems of working with Tom. Hopefully his behavior will change moving forward.

Fantastic experience: My daughter Julia just purchased a beautiful condo with the expert help and guidance from Tom Deutsch and The Deutsch Team! Tom was wonderful to work with, quickly setting up tours for Julia, and responding with lightening speed on a Sunday night when she found the perfect condo. Fantastic experience: Highly recommended. I especially recommend Zach Meyer if you're a real estate investor since he has a lot of investing/contracting knowledge that a lot of other realtors don't. I've worked with Zach on the buyer and seller side. Recently, he helped me sell a property and navigate all of the little intricacies that come with selling an older building. This time around, I was especially impressed with his negotiation skills, which I think you get to see more of on the seller side than the buyer side. He also has a goldmine of connections with contractors, which was extremely helpful. In the deals I've done with him, he's always gone above and beyond on the things that matter (when I haven't even asked). A few years ago, he put in extra effort and research to find the phone number of a seller who had listed the wrong phone number on the MLS listing (with a discount broker). I know most realtors would have just said, "They didn't answer" and moved on. But that extra effort allowed us to get a deal that would have otherwise slipped through the cracks or had much more competition and eaten into our margins. This time around, he called the buyer's lender to get the no-BS info of whether he was going to close or not BEFORE presenting the offer to me and BEFORE we dumped in a massive amount of effort working with that buyer. The little things like this often stack up to thousands or tens of thousands of dollars and make all the difference to de-risk a deal. He gets it.

Unfortunately we put the condo up for sale after the school year started and with the election year everybody was hesitant on purchasing.
