Negative experience: I moved out of one of their apartments on 3.30.24 with a 60 day notice after an issue with an aggressive pit bull encounter was ignored by management. The year I lived there was a pretty toxic experience. On day 1 moving into the apartment I reported our garbage disposal being broken to management. They kindly let me know what they were going to let me off the hook for purchasing the replacement 'THIS TIME'. This was my first day... the rest of the experience was similar. Approx. 60 days after moving out, I called to inquire as to why I hadn't received my deposit. The woman rudely explained to me that I would not be getting one, AND that my account was to be turned over to collections. It turns out, they charged me for 14 days of rent and water AFTER I turned in my keys and left. Who knows what they charged me for that they took off my deposit, as I never received an itemized statement, phone call or email in accordance with Ohio revised code. I kept the place in wonderful shape, never wore shoes on the carpet and even completed repairs myself to avoid further confrontations with maintenance. Fortunately I documented & photographed everything. I told the employee 'Julie,' who I assume is the same Julie other reviewers have referenced as being very rude, that I would 'literally sue them.' She laughed and replied 'I will literally turn you over to collections.' Fortunately I documented everything and recorded the phone call with the very rude employee. I've brought the fraudulent attempt at debt collection to the attention of the Attorney Generals office, who informed me that this was not the first time they have received complaints from CMC. I've also filed a small claim against them to recover my deposit. We don't always get choices on where we rent, and everyone's experience is different, but CMC properties is extremely toxic and doesn't understand the concept of customer experience. I would recommend avoiding CMC if you have a choice in the matter. If you must rent from CMC, DOCUMENT EVERYTHING. Update 11/12/2025. They provided knowingly false statements to the BBB to have the case closed without paying. We are filing a 11.4k civil suit against them today. All this... nearly a year later, just to avoid paying a deposit that they legitimately owed me. Document everything. This company has no regard for legal process.

Negative experience: CMC’s properties might look appealing at first, but the underlying issue is a serious lack of consistency and care between locations. I’ve lived in their communities for two years and watched management changes turn stable homes into stressful experiences. The maintenance standards are questionable, communication is unreliable, and residents are often left in the dark. What’s most concerning is the lack of follow-up from corporate when legitimate issues arise… sudden lease terminations, and unreturned messages are raised. It’s a company that talks about community but doesn’t seem to practice it.

Negative experience: My Office Space was broken into at the Springdale location 260 Northland Blvd! Over $12,000 worth of equipment was stolen! I came in one morning and found my unit had been trashed! When the break in occurred, the Office Staff, Maintenance and the Janitors never considered calling the Police even after they all gave accounts of noticing my door was visibly opened!! After an entire week had passed they still hadn’t called the Police! This is the 5th or 6th burglary since I’ve been a resident for over 5 years!

Negative experience: Marcum Park Apartments is luxury in location only. I have lived in Marcum Park Apartments for two years, occupying two different units. Despite being marketed as a “luxury” complex, the building has proved unexpectedly problematic—particularly regarding plumbing, insulation, soundproofing, and the management’s overall approach to communication and tenant well-being. ⸻ Construction & Quality Issues 1. Plumbing Defects Resulting in Massive Site-Wide Construction: The building-wide use of PEX piping (allegedly incompatible with Hamilton’s water) has led to frequent leaks. Some tenants reported multiple incidents, forcing a major retrofit that reroutes pipe along walls, leaving exposed or boxed-in areas that reduce storage and degrade the apartment’s appearance. 2. Insulation & Soundproofing: Drafty windows allow cold air and condensation. Thin ceilings transmit every footstep, chair slide, and shoe drop. In my current apartment above a restaurant, strong cooking odors pervade bathrooms and the laundry area. Attempts to address this have been inconsistent and largely ineffective. Jim Cohen explained that insulation is to code. 3. Overall Build Quality: Despite its “luxury” marketing, many finishes and infrastructure elements appear minimally code-compliant. Sewer-like smells and other persistent issues underscore these shortcomings. ⸻ Management & Communication 1. Unreasonable Notice Timing: For the construction, tenants received less than 24 hour notice (at the time of writing, they have improved to 48 hour) to clear closets and cabinets when plumbing work begins. This leaves little time to prepare or find alternative lodging. 2. Shifting Explanations • Past complaints about bleached laundry were dismissed—until a management letter later acknowledged chlorine dioxide in the local water. • Odor issues in both units were either denied or attributed to tenant cooking below, with no long-term solution. 3. Minimal Direct Updates • Crucial information often comes via door notes instead of more reliable methods (e.g., email, text) unless they are financial or insurance to which phone and email are used. • Social media feedback critical of the building appears to be removed, hindering open tenant dialogue. ⸻ Interaction with CMC President, Jim Cohen • Mr. Cohen asserts that Hamilton’s water chemistry, not CMC’s decisions, caused the plumbing failures. • The “unprecedented” repair solution has been disruptive; many tenants report difficulty living on-site during the work. • Proposed Accommodations • A half-month rent credit or early lease termination is offered, though many tenants feel this is insufficient to cover hotel costs or the broader inconvenience. • Promises of alternate workspaces (e.g., through the local Chamber of Commerce) were not widely communicated, leaving many unaware of these options. ⸻ Conclusion Marcum Park Apartments presents itself as a premier option in Hamilton, but my experiences suggest otherwise. Pervasive plumbing defects, subpar construction, and inadequate management communication have created an environment more stressful than “luxurious.” Had we known the extent of these issues, we would have chosen differently. This review is shared in good faith to help others make informed decisions before leasing at Marcum Park Apartments.

Negative experience: Recommendation Against Marcum Apartments, owned and operated by Jim Cohen and his company CMC Properties. I strongly advise against renting at the Marcum Apartments in Hamilton, Ohio (or any CMC Property). I moved here in November 2023, drawn by the beautiful surroundings, including an amphitheater, park, numerous excellent restaurants, bars, and vibrant small businesses. However, my experience over the past 16 months has been overwhelmingly negative due to repeated maintenance issues. During my time here, I have encountered eight separate water leaks and a malfunctioning water heater. Flooding has occurred in nearly every room, with the exception of the bedrooms and living room, which lack water lines behind the walls. Most of these incidents have occurred on weekends, and while maintenance typically responds, their arrival is often delayed. Upon arrival, maintenance usually shuts off the water but fails to conduct repairs until the following week, leaving me with limited options for basic needs such as flushing toilets or showering. This temporary solution often leads to further flooding. Maintenance frequently resorts to making multiple holes in the walls to locate leaks, and once repairs are completed, it takes several days for the wall patches to be addressed. I have also dealt with excessive noise from fans running in my apartment, which I am responsible for paying in utility costs. The cleanup has been inadequate, leaving my living space dusty, dirty, and marked with paint and drywall debris. Additionally, I have experienced issues with communication. On several occasions, I was unaware of maintenance personnel entering my apartment when I was not home, and I received no prior notification. There was even an incident when maintenance entered unannounced while my roommate was showering, playing loud and explicit music from our Alexa device. After 16 months, the property owner, Jim Cohen, and the management company, CMC Properties (also owned by Mr. Cohen), finally acknowledged the ongoing plumbing issues and have begun replacing the building's water lines. However, they are installing new lines on the surface of the walls rather than behind them, resulting in an aesthetically unpleasing appearance. Residents are expected to endure construction in their apartments, which raises health and safety concerns, particularly for those with respiratory issues. The compensation offered—50% off rent for the month in which the work is completed—feels inadequate given the circumstances. Furthermore, I believe it is reasonable for residents to receive alternative housing during this invasive process. My roommate suffers from severe asthma, making it unsafe for us to remain in the apartment during the construction. This has necessitated additional expenses for temporary housing, and we are also required to pack and move our belongings to accommodate the work. The lack of adequate communication and support has created a stressful and intrusive living situation. I strongly recommend that prospective tenants avoid renting from any CMC Properties or any other entities owned by Jim Cohen.

Positive experience: I enjoy my apartment, management and maintenance are quick to respond to any of those issues. The reason for a 3 star is their system for electronically paying rent. There is only one option available which is ZEGO. If ZEGO doesn't work, the only choice is pay by handing the manager a payment each month which is antiqainted in these times. I have tried to use ZEGO and my account has been deactivated 7 times in the last 8 months. I have called ZEGO, my property manager and CMC Property Management. Each says they don't have anything to do with this issue. This is interesting, since I am the customer and it is their system they have chosen to put into place to pay rent electyronically. And it is not working. Are they going to pay my late change when ZEGO decides to deactivate my account again? Or do damage control when my credit rating is affected? That answer is No, it isn't their problem. Looks like I will be paying rent at the office each month. I hope I do not need to be out of town at that time.

Fantastic experience: Tenant at Brandychase Apartments in Cincinnati 45245. We had a partial power outage in our unit on the night of September 17, 2024. After a call to the management office, we were transferred to CMC maintenance. After a brief conversation, he made his way over to our unit sometime after midnight. After some lengthy trial and error, he was able to get our power working to full capacity again! I am writing this review to give some praise to that fine gentleman. I know working overnight shifts isn’t glamorous. This gentleman was very friendly and kind. My step-son was awake at the time and was very curious about what maintenance was doing. The gentleman was very welcoming in letting my step-son watch him as he worked. It was really a blessing having him in our unit as he worked to get our power issue resolved. I believe he said his name was Larry and had recently moved to the Cincinnati area. I earnestly pray that others get him as their maintenance in the future, as well!

Fantastic experience: Went in for just an initial touring. Antwana Dawkins (Hyde park properties) was a gem. She was extremely responsive (less than an hour to emails), gave great recommendations for getting the most out of where we’d live, and was overall kind and personable.

Fantastic experience: I am a tenant of the Carmel, Indiana CMC properties and could not be more thrilled with my experience, especially due to our property manager, Marlin Eicher. Our business has been at this location for a few years now and ever since Marlin took over, we saw an immediate improvement. Marlin listens well and communicates very clearly on upcoming announcements along with being extremely resourceful. Negative experience: One star b/c I can't give less to write a review. Would not recommend renting from CMC Properties to anyone. Maintenance would enter my apartment unannounced despite repeated requests to provide notice, which seems like a reasonable ask for any single woman. Windows were so old that there was a draft in my apartment during the winter, and painted closed so that you couldn't open them during the summer. I was told that they wouldn't replace the windows as it would degrade the integrity of the building. Rats living in the backyard and told it was part of nature. Mold growing out of the bathroom vent. Water leak in bedroom ceiling that was 'fixed' with a little touch-up paint. I literally cannot express enough how much I would not recommend renting from here. The issues and terrible management outweigh the cost and location.

Fantastic experience: It has been a great experience live in Garfield Tower. Emily and Jessica both are great! David and another maintains guy both very nice. I am from NYC, it is much better place than any of the apartments I stayed there. I highly recommend to anyone who want to live in a convenient location, with great service, pool and gym. Negative experience: Mike atchison @ Saratoga place in Erlanger is a rip off. My townhouse leaks Water. They told me they fixed it a month after I moved in. Today nine months later I figure out not only is it a leak it’s sewer water and it’s still not fixed my air conditioner still does not work. Buyer beware please never move here!!!!!

Negative experience: There is absolutely no way CMC has 4.5 stars. They must be incentivising good reviews. (based on my daughter's experience) Reading their responses to negative reviews is also very concerning. Why do they feel the need look up the name of each tenant that wrote a bad review and say, "Well actually what had happened was ____. Have a great day!" There's no way every single one of them has exaggerated the truth. Absolutely no ownership. Excuses for everything. Maybe spend the time defending against bad reviews to actually solve the issues on your properties? edit: And their response is exactly what I expected.

There are two sides to every story and in some of these cases the accusations are conflicting to information we have. We have also investigated your claim; your last name wasn't in our system, so we can't comment on your daughter's experience more information is needed. We would love to hear about it, if you want to call our Corp. office at 513.984.3030 and give her name and the property she lived at so you can be connected to a Regional Manager. Please note that if you are not on the lease we can not discuss some information with you and your daughter may need to be on the line.
Your other claims are also false. Reviewing our previous responses to negative reviews, many included apologies where there was legitimate fault, debunking your "absolute no ownership claim". There are also reasons, not excuses for other things that have happened, many having to do with Federal legal compliance we must follow.
We are a growing property management company of over 60+ years; with dozens of communities, thousands of tenants and residents, we have won Top Workplaces for the past 4 years, as well as for Ohio... of course we can have a legitimate 4.5 stars. Have a great day!

Negative experience: Ugh do not rent with them. The property I visited was dingy and every time I visited, it smelled like urine in the hallways and the carpeting is disgusting! I don't live here and I never could because of how awful it is. I was considering moving out of my place, but I could never move in here. I decided to leave a review because when I was apartment hunting I appreciated reviews about places to save me the time of visiting or making an appointment. It's nasty. Stay away.

Positive experience: I just would like to say that I read in an earlier comment from the cmc that they were working with people during covid-19. I wrote to my property manager asking nothing more than to give me until today to pay rent for December. I informed her my husband had taken a second job and we were in the process of making up lost income due to shutdowns. I wasn't asking for money to be taken off just time. I went to pay my December rent today as promised and the account had combined December and January. Of course I don't have January as of today but will before the 5th. I called the office at my property and was told I had to pay both months now and also a 250.00 filing fee for an eviction with the court that I have not received and per a call to the court has of yet not been filed. Also my late fee. I asked why my account does not reflect these fees and she had no answers. I also asking about the court fee for filing. I just asked for some kind of proof that is was filed and someone paid 250.00. I told her I wasn't trying to be argumentative just needed verification. I don't think that was too much to ask? I have the full amount for December but she told me she won't accept it without 250.00 also. Why is none of this on my account if due. If I had the the rent to January today and would have paid the amount on my account I would have had no clue about a filing fee or late fees as there were none in the total amount. I am very confused. Other than that issue I have lived her for three years and not had any major issues. Thank you Update. I was contacted and everything was sorted out. I was treated very nicely and appreciate CMC for their understanding during this unfortunate time. Thank you again.

We certainly are willing to help our residents and tenants where we can especially during this time. You must know that we are also bound by Fair Housing Laws though so pending when the communication was given to property manager about the extension for grace period, i.e. if it was after we had already filed for eviction due to non-payment and no communication from you at that point, this would be why the filing fee is due with total balance of rent. Negative experience: CMC keeps raising the rent each year by $20 claiming that operating costs are increasing; however, they didn't even open the pool or gym in 2020, the carpets and appliances are extremely outdated. I get that Covid was an issue, but other, much larger places figured out how to open their facilities - if you're going to keep raising rent, you need to figure out how to make the facilities and amenities we pay for accessible. We will be moving ASAP.

Hi Amanda, We appreciate your feedback. We looked up your records and in the 3 years you have only received 1 increase, so your claim of "every year" is false. Rents traditionally increase across the sector every year as cost do increase, and that's how business works, or you won't be in business. The average rent increase per year is 3-5% at your rental rate, $20 is actually under the national average.
Yes, COVID was an extreme issue, and still is sadly, thank you for at least acknowledging this. I would be concerned for the intention, lack of care, or manner for those apartments that you claim did open those facilities as well as the cost that will be passed on to their residents to do so.
To open such amenities properly during an evolving pandemic would come with high cost and great risk. To name a few: staffing to solely monitor capacities, social distancing, and mask wearing as mandated with proper disinfecting after every single use. Greater numbers to contract trace when positive cases arise, to which those kinds of expenses coupled with a greater risks of becoming a COVID "hotspot" are not something we wished to pass on to our residents and felt it was the most responsible thing to do for this community during this time. Please also understand that for every person who wants them open there is another person who would be appalled and enraged and likely reporting to CDC & health department to get them closed even if they were open. It's unfortunately a no win situation.
We wish you the best and we are hopeful to reopen our amenities and get back to "normal" sooner than later. We like to think that making these tough decisions to close them will have helped to get us back to normal quicker.

Fantastic experience: Cameo Bauer from The Farm at Taylor Mill was very responsive to getting my application completed and very professional. I appreciate her helping me get through this process in a timely fashion. I was a resident at Brandychase for 2 years and it was a lovely place to live, maintenance always quick to respond and very friendly office staff that treated me like family. Excited and hoping to get to live at another complex by CMC !

Hi Grace, we are sorry that you feel that way, as that certainly is not the case. We have offered rent deferments to all tenants, waived late fees for residential, and doing whatever we can that also complies with Fair Housing practices.
From your account, we never had a request from you for any of this, when you moved out there were damages that were done to your unit with a balance. When you called to inquire about payment arrangements, we told you that upon move-out we are no longer able to do any arrangements besides paid in full. We do not have a system to monitor or track this after a tenant has moved out, we use an outside company that can make arrangements with you and we did inform you of this. We feel this review you left is unfair and does not reflect any of the interactions or communications we have had with you.

Negative experience: Just spoke with a woman by the name of Julie who I was reaching out in order to get a refund for a 400.00 deposit I am owed from cmc. No one from their office has reached out to me or returned my phone calls. The woman by the name is Julie was extremely rude and unprofessional when interacting with me. Still have no clue if or when I’m getting my deposit! I’m not one to write a google review but these ppl need to be shut down or go thru a crash course of customer service immediately! That manager told you the deposit would be mailed out the following week. We can't speak of the phone call with Julie as this call was not recorded. If you would like to explain more about what was rude or unprofessional about the call, we would like to know more. Negative experience: CMC properties used to own The Forum in Clifton. We had the WORST experience living there. During our stay, the window above our bed was broken yearlong, including winter. We had to sleep in another room because it was too cold. We put in work orders to get it fixed, no results. Our apartment was also invested with roaches: we repeatedly asked for help and they did not come through. I would NEVER recommend living on their property again. Very poor management.

Negative experience: I lived in The Forum Apartments in Cincinnati from November 2017 to November 2018. I put in numerous work orders for bugs and my broken window and CMC did nothing. I did my best to handle the bugs as best I could (a hundred $$ at Walmart in bug spray and roach traps), but the window was unbearable. The window directly above my bed was broken and open 24/7. I had to sleep on the couch in the winter because my room was so cold. CMC did NOTHING. I put in work order after work order and NOTHING. Then when I move out, they have the audacity to say i owe $50 in a cleaning fee. Now 1.5 years later i get a letter in the mail from a lawyer saying my $50 has gone to collections. CMC did not help me at all when I lived there and it unfair for me to pay this fee. Horrible

Fantastic experience: I came across CMC the middle of April looking for a small place to rent for my new business. Brian Toomey responded immediately back to my email questions, and I was able to get together with him within a couple days. I looked at several different units, and found one that I absolutely loved. Since there was such a short period of time before the 1st of March Brian put in a rush order to have the new unit painted cleaned new carpet installed and all ready for me to move into. I have to say I am very pleased! The customer service was outstanding! I could not be happier with my new office! I've already sent one referral your way and plan on sending more as they come up! I highly recommend CMC for all your business needs!

Negative experience: I would give 0 stars if there was an option. I have lived at Steeplechase Townhomes for 3 months now and I would not ever recommend it to anyone! We have had so many problems and things being broken, our living room window was shattered the day we moved in. We were told it would be fixed the next day and here we are, mid January still a shattered window, and I have a 2 year old who should not be around shattered glass! We had no closest doors, broken sink, water heater smells of burning and we were told it’s not a big deal. HORRIBLE maintenance and office staff.

Fantastic experience: Loved living at the Farm. Spacious apartments, much larger than most condo's. Mary and Cameo were always great when I called for any repairs etc. The location is also great. The only problem that I have had in my 3 years at the Farm is finding a parking space near my apartment after 7 at night or on weekends. A lot of out of county and state license plates.

Negative experience: These are just two of the telling photos from my experiences after renting with CMC properties. I rented an apartment at clifton colony and i just wanted to urge you to be very vigilant before you too fall victim to them. The first photo was after my apartment was broken into. It took the apartment complex 2 weeks to fix the broken window. In the meantime, they covered it with a piece of plywood. No tape, no anything, just stuck a piece of plywood there. I hardly even argued though, because the bug infestation was happening well before the window broke. I had to have my unit sprayed MULTIPLE times and the bug problem was never resolved. In fact it is so bad that while i was living there, every single monday, you could sign up for a spray. Thats right, exterminators had to come to the apartment complex every single week for the entire year i was there and the problem was never resolved. The second photo is from a leak in my ceiling that was NEVER fixed. The apartment complex had the audacity to tell me there was no leak and that it was just from messy showers. I had videos of the leak that was never fixed if anyone would like them. I will also be posting more pictures of the bug infestation soon. Save your hard earned money and rent elsewhere.

Fantastic experience: My Wife Shaye & I love living here in 8106 Apt # C for three main reasons: First of all, Annette in the office is so helpful whenever we need something, especially with arranging for maintenance requests and following up to make sure all is good.( Jeff,( I think is his name) is very knowledgable and prompt to complete the needed requests.Second of all,having just relocated from Austin, TX back to Cincinnati we feel blessed to have found this Apartment at such a good price.Third of all, the Apartment is spacious in the open concept layout in the living,dining room & kitchen. These are some main reasons for our happiness here besides the convenient location to downtown & I-75. where my Wife can meander her way to GE Aircraft Engines-Evendale where she works. Since we had to relocate back to the Cincinnati area from Austin where we were Pastors of a New Church, we needed to be as frugal as possible.

Fantastic experience: My fiance and I just recently moved into The Farm apartments and worked with Cameo Bauer to do so. First off, our move was remote, we were living in a different state at the time and up right until move in, and Cameo and The Farm made the transition seamless. They were very responsive and easy when it came to paperwork. Our apartment is beautiful! Cameo and her team made move in so easy. We literally picked up keys and were in the very same day. We also have two dogs and there were no problems accommodating us and the pups. We could not be happier with the location as well as the apartment itself. It was immaculate upon move-in (even though it wasn't brand new) and any problems that have arisen since move-in, Cameo has been more than happy to help us with. The management is responsive and friendly! We would highly recommend The Farm and we're looking forward to our future tenant-ship here.

Negative experience: Rented with this company for my small business and after only one year and they pretty much ousted me due to "conflict of interest" with another company down the hall. After raising rent (on my suite individually) another tenant confirmed that this is a tactic use if you don't want to move your suite. Couldn't believe it. Wish I could give a better review. In response to the the "owner" down below: I signed my lease and saw no "clause" in the manner you describe. I also asked BEFORE signing, how often rent goes up and the answer I received was that there hadn't been an increase in the last 5 years. Other tenants came to my door to let me know that there had been no increase in theirs and that the people next to me had a conflict of interest with me and she had complained. I came to you all with this and I was dismissed. That said, you know very well who I am. Further, the person who said that they'd be wanting to expand, called off her agreement with doing so the day after I moved out. So please don't tell me about my lease - you pick and address only concerns of yours where the $$ is. Therefor, CMC does NOT support small businesses - only the monopoly it breeds for you. 5/15/19 In response to your "edited response". You can call it whatever you want - but it's still riff raff. You cheat people and your lease agreements vary person to person. I was told more than once by alot of tenants who KNEW I was shafted by your tactics. What was promised to me for year, yes, I very received in my FIRST agreement. But when push came to shove, you changed my lease the second year, raised my rent, offered me a SMALLER SUITE at a HIGHER PRICE with a "take it or leave it option". I spent thousands of dollars there not to mention my advertisement (that was FREE PRESS FOR CMC) on location status, mail outs for my biz, advertisement in local magazines, and hosted many many people coming into the building. I should also add that anyone hitting this review can clearly see through your "Kelly Ann Conway tactics in which you try to confuse the reader with worded technicalities inside of your standard lease that has nothing to do with the review. CMC is nothing more than a bait/switch flim flam operation in which if you're TOO SMALL of a business and tick your neighbor off down the hall - you're out. If you'd like to keep going, perhaps we'll discuss the issue in being told I could clean the new carpet myself and provide you all with the receipt (which I did) but then you STILL took 50.00 from me when returning my deposit. When I confronted CMC with this, I got no response in return and was completely ignored.. Want to talk further? I can tell the readers more if you'd like? I was told the reason I HAD to move was because the next suite wanted to break through MY WALL to take my space. That's ludicrous and it was NEVER in my lease. Since she called her agreement off AFTER I was out , then YOU put two and two together. I was told it was a "conflict of interest." It doesn't take a genius to figure what was happening there. So please..spare me the mumbo jumbo jargain about how you don't know who I am or which property this happened at...unless it happens at every property and you just can figure it out?

In response to your edited review: Here is the clause in every lease of CMC's office center, if you rented here, it was in your lease as well: "RELOCATION: At any time after execution of this Lease, Landlord, upon giving Tenant thirty (30) days' written notice, may provide and furnish Tenant with substantially equivalent space elsewhere in the complex and move and place Tenant, as expeditiously as possible, in such a new space at Landlord’s expense. Upon such relocation this Lease shall remain in full force and effect and be deemed applicable to such new space. Should Tenant refuse to move to such new space at the end of said thirty (30) day period, then, in that event, Landlord shall have the right to cancel this Lease effective sixty (60) days after the date of the original notification by Landlord."

We still are not clear on who you are, which property you rented at, or who exactly you complained too, again, if you would like to call and discuss we would be happy to listen to your concerns. There also may have not been increases to neighbor tenants if they were already paying higher rates than others due to the length of time they signed their lease at. We take careful review of each renewal and present fair offers of extending lease terms based on the current specials, and rates in the market and occupancy levels at the time each renewal comes up. Each month is different than the next, each office has a different footprint is warrants different rents, real estate 101 location, location, location. Any advice given about rent increases at the time you signed your lease is merely speculation of current trends, the only way to lock in prices is to sign a longer term lease.

I'm confused about your concern regarding the expanding tenant calling off their expansion after you moved out and how that pertains to your negative review. Again, we would like to speak with you to hear your concerns. You seem to be manipulating our policy to help expanding tenants grow, to fit your narrative that we kick people out. That's simply not the case.

Hello, We are sorry you feel this way. Without knowing the specifics of who you are and which property you are referring to it's hard to completely understand and respond to your complaint. Leases are set with rate amounts at the time you sign a lease and are only good for the period of time you sign your lease for. It's pretty common, industry wide for any discounts or concessions to go away after that time period, or for an increase in rent after that time period has ended. It is our offer to you at that time and your decision to accept it and extend your lease or to deny it and move out. We can only do this on suites individually as they come up for renewal, and only as they come up for renewal. Not sure of what the "conflict of interest" was, and if that had anything to do with raising rates or not. We do offer the ability for companies to grow with a unique relocation clause, to where we offer to rent to you a different suite, so that a neighboring tenant can expand into your suite. With this, you also have the ability to cancel your lease or to move to the new suite. If you choose to not move, we also can cancel the lease, in lieu of cancelling your lease, perhaps the manager offered to rent it to you at a higher rate. All of which is in compliance with our lease agreements that you would have signed, which really doesn't demonstrate the need for a negative review. I'm sorry that our business model didn't suit the needs for your business, all of which is clearly defined in the 1.5 page lease that you signed. Just because something didn't work out the way you wanted does not mean that the company is bad, it just wasn't a good fit for you in particular. If you would like to give more details and speak to a Regional Manager please call the office at 513-984-3030 and ask to speak to Chasta Postler.

Fantastic experience: I was originally just price checking and I ended up not getting an apartment at the forum on Martin Luther king drive but the front desk lady Emma was extremely polite and helpful. Answered all my questions with no hesitation and took plenty of time to show me their layouts. As for the actual living situation I'm not sure how they plan out but if the staff translates over into the apartments themselves I'm sure they are top notch because their customer service representative was one of the best I've dealt with! Kudos to Emma and whoebwr hired her!!

Negative experience: I lived in one of their townhouse complexes in Mariemont. Over 20 years of deferred maintenance. Leaky basement walls. Bedbug infestations. The bathroom was a disaster. Water damage to kitchen ceiling from bathroom problems poorly repaired. Off the chart tenant turnover. It was good enough for us while waiting for something else we had lined up. But $1350 a month for 3 tiny bedrooms and a old bathroom is no long term place to live. Management's response about the condition was that the townhouses were built 80 years ago. I mentioned that most homes in Mariemont were built at the same time but had been maintained. Once again. I knew what I was getting and it was short term. If it meets your requirements, so be it but these seem to be places that people pass through. I think we were in a 5 or 6 unit building and only 1 tenant of the ones there when we moved in were still there after me moved out 6 months later. Since management has responded, I would simply say post your name and I will call you and we can arrange a walk through of the unit in question and see what has been done. If it has been upgraded, I will write a new review.

We would have loved to hear from you during your time of tenancy and the issues you were experiencing; however there is not a lot that I can address after a 3 year absence. I am sorry to hear that he had such a negative experience in your 6 month stay 3 years ago. We are having a hard time understanding how you can quote 20 years of deferred maintenance during a 6 month stay, and we don't have a lot of turnover. Yes in buildings this old you will experience issues at times but it is our best interest to protect our assets, and to claim otherwise is simply false.

She is totally amazing in every way a prospective customer/renter would hope for. She has gone way beyond anything I have ever experienced from the Manager of rental spaces, remembering me, contacting me when what I was hoping for became available, accommodating my schedule to visit the unit, etc. She is a consummate professional and deserves to be treated as the treasure she is. Negative experience: I will change my review if something changes but I was scheduled for a tour, waited 40 min and only got an email after 25 mins of sending it stating the tour guide had “been there, opened the door and everything.” They didn’t even try to contact me. My husband and I were sitting right outside the unit in our car because it was cold. We watched the front of the property the whole time waiting. I felt very much like I didn’t matter. I’m giving it another chance but it was a bit frustrating. Considering how many good reviews CMC has.

Fantastic experience: I have lived at Mariemont Trails for two years. During that period, my family and I experienced the convenience of a central location, the beauty of the many nearby trails and parks, and the efficiency of the staff - Tony fixed anything that needed it, Ricky was always on hand to help, and Annette Miller, the manager was friendly, efficient, empathetic , and engaging. No problem was too great for her to solve. I will miss this place and these people! I have a photo of the beautiful view, but there's no room.

Negative experience: I’m writing this review because of an absolutely horrible experience I had with CMC. I lived at their Mariemont Trails property for a year and chose to move elsewhere afterwards instead of renewing my lease. The next month after my lease ended, I woke up to an alert that my bank account was overdrafted by $900+ and realized I was charged rent even though I no longer lived there. After contacting my old property manager I was told she had made a mistake and accidentally billed me. Whatever, mistakes happen. However, instead of just writing me a check and quickly returning my money, CMC refused to and said I needed to go through my bank to have them sign a form saying they wouldn’t refund the erroneous charge, and only then CMC would refund me. CMC told me this would take a minimum of a few WEEKS. I was flabbergasted, and the two people I talked to at CMC to see if I could get my money back sooner treated me like this was my fault and were rude to me on the phone and unwilling to help me any further. Imagine accidentally taking almost a grand of someone’s money around Christmastime and refusing to give it back (while being really rude about it)! I ended up fiiling a dispute with my bank to get my money back even though they suggested I didn’t go that route (which i’m assuming is because disputes look bad against the company that made the incorrect transaction) because waiting weeks would have been ridiculous. In terms of actually living at a CMC property, my apartment and the property was average at best, my neighbors mostly were unwelcoming, and I didn’t have a great experience. Honestly, you’re better off renting from a company who values you and doesn’t just view you as another check. One rental company that does this well is Uptown Rental Properties. They’re also in the Cincinnati area and I had nothing but a great experience with them!

Fantastic experience: CMC property Garfield Towers is a company I would highly recommend to anyone. The building is clean and comfortable and the staff is very friendly and helpful. Fantastic experience: I'm a restaurant manager and i do customer service all day every day. That said, i know good people skills and professionalism when i see it. And that front desk person Crystal has what it takes. I called in for some quotes and general questions about the property as we have dogs, a kid, and need a certain amount of space. She helped with floor plans and pricing and answered all of our questions over multiple calls. Awesome!

Fantastic experience: I would honestly have to say that I have never been treated with so much care in my needs of what I was looking for in a place to call home. Crystal made this experience for me a complete blessing! When looking for a home you are concerned about many things. Crime rate, is it centrally located, SHOPPING, school districts, etc. Crystal was by far very knowledgeable and patient with all of my questions. Her professionalism exceeded my expectation. I enjoyed my meet and greet with her. CMC, you all have one of the best employees a company could ask for. Fantastic experience: Let’s just start off by saying Crystal is AMAZING and she needs a raise. I am not familiar with the Cincinnati area as I am from out of town and I was just looking through all different websites for a place and came across Congress Run. When I called, she has the most pleasant voice and she was literally able to answer every single question that I asked on top of being very informative. Negative experience: Management staff on site is incredible, always helpful and follows up on any issue. CMC however is horribly rude and unprofessional. Anytime I’ve had to call outside of office hours I’ve spoken to someone incredibly rude and unhelpful who tell you to call back when the onsite office opens. I was told this for two emergencies apart from what I explain below. Yep, two emergencies I was told to call back! A leaking roof/ceiling and a broken furnace. The CMC answering service is absolutely the rudest and least helpful group of people you could possibly speak with. They will hang up on you, they will not answer your questions, they will argue with you, speak over you and never let you get your request or question out. I called today, Thanksgiving of all days. I was in a rush to go pick up my brother, when I left the unit I locked myself out. I called and a maintenance worker was sent, forgot to ask for an ETA so I called back. The person I spoke with couldn’t provide this, which I understand, I work in a call center and can’t provide this either however there are alternative solutions. Like offering to call them and call me back for example. Instead he said could be 5 minutes or an hour. Okay well stuff is in the oven, on the stove and in a toaster oven so I’m scared it’s a safety - ‘ I was cut off, he berated me that he couldn’t share the information. Let me make this clear. 8 don’t care about burning dinner or “ruining” a meal. I care about the potential fire hazard and the safety of my pets and neighbors which should also be his concern. He was beyond rude and argumentative. I asked him to have the maintenance worker call me with an ETA or Asked if he could call maintenance and call me back. He said he was trying but I was holding him up, I asked for confirmation that someone was coming and when, I stated frankly I don’t trust him at this point since he was being so rude. He hung up on me. I call back, immediately out on hold and disconnected, call back same thing. This happened at least 5 or 6 times. Finally I got through and asked for a manager he claimed he was, I asked for his name, he just kept asking why I was calling and wouldn’t assist. Every time I asked to finish speaking they just kept talking over me and accusing me of wanting to just “Call in and yell” At this point I was furious because I’ve never even been given the opportunity to say anything since they won’t stop talking over me! This is the issue, there is a FIRE hazard in my unit with animals. My neighbor has a small infant baby, CMC was made aware of the fire hazard and they continued to brush me off and talk down to me. Hang up on me, THEY controlled every aspect of the conversation. I just wanted to know an ETA so I could determine if I need to call a professional locksmith or attempt to get my husband to leave work early. My husband ended up leaving work because I couldn’t get the most basic assistance in an emergancy on a holiday, my line was tied up speaking with unhelpful aggressive people. I recorded every hang up, every conversation and every “hold” I was placed on. I was refused their names to file an official complaint so here it is. If anyone at CMC that is an ACTUAL manager that would like to discuss the staffs deplorable behavior would like to contact me please do! I’m more than willing to speak to you which is much more than I can say for the CMC staff. I understand working on a holiday sucks but so does being locked out, so does worrying you could be locked out for hours because it’s a holiday and you have no idea if a maintenance person is available, so does being hung up on. CMC staff are unhelpful and rude in your biggest time of need. The property managers of the sisters however are incredible! I live in Carriage Station, I love it and their staff. It’s such a shame they are owned by such a heartless company. This was going to be our last rental before making the jump to home owner but frankly I don’t want to live somewhere that doesn’t care about basic safety.

As Property Manager of Carriage Station Townhomes I have done some investigating to give an accurate response to this complaint alleging poor customer service provided on Thanksgiving Day.
In order to provide the most time effective and efficient service CMC utilizes a live operator answering service after hours as opposed to a recording. After speaking with both operators who handled the calls, it was brought to my attention that when the call was placed for your lock out, the operator told you he would contact on call maintenance and dispatch them to let you in. The operator also stated that he was unable to give an exact time, as it was Thanksgiving Day and did not know where the tech would be coming from. Another call was placed within minutes, before the operator could even complete the dispatch call with unnecessary threats from you and bad language being forced upon the operator. The on call maintenance technician called you within minutes of being called and was also met with threats and bad language, and still responded to the
townhouse within 10 minutes to let you in.
While it is understandable to be upset with the situation and scared of a potential fire I must ask why the oven, stove and toaster oven were ever left unattended in the first place? Getting locked out is a resident-created-situation that CMC responds to out of caring about our residents inconvenience and safety.
As well as taking no personal responsibility for the events that occurred, It's a sad commentary that this self-inflicted situation resulted in the people that assisted you in getting you into your home in less than 30 minutes being threatened and spoken to so poorly. You're situation and manner that you handled it also damaged their Thanksgiving day too.

Negative experience: They are the nastiest, roaches,mice in your stove. I moved here in May since June I have seen roaches in the kitchen area running up on my plates as I try to make them. The exterminator put roach stickies that supposed to kill the roaches on top of my cases of pops. U have to call to keep your name on the list for extermination when they know it’s a real bad bug problem in these buildings. I saw a bed bug by my door they asked for evidence of the bed bug!! Like really!!! They didn’t sand down the walls before I came here just basically painted over the old paint. Walls in my room over my bed is cracking from water damage. When it rain hard it leaks in my living room, they brought me a bucket and some rags and said they are trying to fix the problem here is something to clean it up. Mind u I’m in a wheelchair, they still haven’t came to fix that. Now it’s a mice in my stove and they offered to come clean it!!! I’m not cooking on nothing mice been in!!! For 765 this is the worst property I have ever lived on NOW LETS SEE HOW LING BEFORE THEY BRING ME A STOVE!!!I wouldn’t recommend no one to move in here hallways stink elevator’s stink and sometimes it’s only one elevator working for days. It’s really pathetic over here REALLY The forum apartments are nasty very nasty

Fantastic experience: I selected CMC for my accounting firm mainly because of the value i got for my buck, but I absolutely fell in love with Kristen. Fantastic experience: I stayed at Hyde Park Commons for 3 years and anytime a friend or family member was looking for a place to stay, I couldn't recommend this place enough. Negative experience: Avoid if possible. Poor management and follow through from management. I should have moved out when my apartment was taken over by roaches. The issue was only resolved by my pestering the front office about the unsanitary conditions I was living in. Later on came mice. The response given to me was that it was a bad year for mice. Their lower end management clearly receives no training at all and in speaking with upper management, it is obvious they only care about their bottom line. The building I lived in was poorly taken care of and constantly smelt of marijuana (which the management did nothing about other than post signs). After I notified the front office that $1500 worth of damage was done to my car (not blaming CMC for the poorly constructed driveway or idiot drivers), I requested the surveillance tapes of the parking lot to put with my police report. (This was by the first time I had to request tapes. My car was broken into. Again not CMC’s fault. Never did receive copies of tapes after promised them or follow up on their status from management.) When I went to follow up (as no one in CMC knows how to follow through with clients) I was told that the security cameras haven’t worked in over 6 months! I am absolutely disappointed in my experience and interactions with CMC management and urge you to look elsewhere for housing.

Laura, we certainly never like to hear of anyone's bad experience, and we apologize for the communication problems. We have hoped to remedy much of that with a change in the Manager of the property as of recently.
We have not had any reports of roaches or mice in that building, I made sure to verify this. I also checked your move out photos, and it was quite clear that the lack of cleanliness as witnessed in these photos, would be of good reason to cause these unwanted nuisances to move in, and if there is food & filth they will find a way in.
Unfortunately, people are going to do bad things, no matter where you live. Even though it is legal in many states, but still at this time illegal in Ohio; a police report should have been made by you for the marijuana smell. We can't arrest, break in, or do much other than post signs for reports of a smell unless a police report is given and determined exactly who is at fault, which didn't happen.
We also can not legally give security camera footage to anyone other than the police, which was never requested by the police.
We do thank you for the three years that you renewed your lease, and wish you well in your future residence.
