Established in 2006, ARM is a rental management company. We manage over 2,200 homes across the Southeastern US, primarily in Alabama. Homes managed include townhouses, condos, detached single-family homes, and 2-4 unit complexes.

Negative experience: I have always paid early. This month I posted the payment and was charged $100 in late fees because a utility bill hadn’t been posted when I posted my payment. To make matters worse, we spent four days in the coldest time of winter, without a working furnace. They made no attempt to get repair in a timely manner. We borrowed electric heaters to survive. My electric bill hit the roof. There was no attempt to subsidize us or offer a hotel at their expense. Similar thing happened when the water was shut off due to their error.

After reviewing the utility bills on your ledger that were due on March 1st, all 3 of them were posted in the month of February. And your payment was submitted in March but it wasn't a sufficient amount to cover your total bill. Therefore, a late fee was applied after the grace period according to the terms outlined in your lease. We apologize for any confusion, but must stand firm on the charge.
Regarding the furnace maintenance issue - after the initial vendor assigned was unable to complete the needed repair and a second vendor had to be scheduled. Our team was aware that you had space heaters in the home for emergency heat, during this ordeal, and therefore asked for a copy of your electricity bill in order to assess an appropriate credit. However, after further review of our communication history, it appears the bill was never provided.
Records also show that when we discovered the unfortunate error resulting in the water shut off, that our team worked diligently to get services reinstated as quickly as and offered you a credit of $400.00 based on average hotel rates in your area at that time. This credit was applied once you provided a copy of your hotel bill. We again apologize for that inconvenience.

Fantastic experience: Very friendly staff that are super responsive!! I wish our fence was up already but other than that very happy we moved here! Beautiful homes! Negative experience: **Proceed With Caution & Document Everything** I rented through America’s Rental Managers (formerly Alabama Rental Managers) for several years, and my experience became extremely stressful and disappointing toward the end of my lease. In my experience, ARM demonstrated concerning management practices, and the homeowner’s lack of consistent property maintenance contributed to ongoing repair issues that made the home increasingly difficult to live in. We dealt with ongoing leaking issues in the garage and downstairs den for nearly two years, and repairs left the downstairs area damaged and largely unusable for extended periods. At one point, the stairs leading downstairs were removed and not replaced for weeks until I repeatedly followed up. Management attempted to add an $1,800 HVAC compressor charge to my account even though heating and cooling were listed as property amenities. I was told the issue was caused by a dirty air filter, despite providing receipts showing filters were replaced regularly. During our tenancy, I did not observe any preventive maintenance performed on the outside AC unit, and the issue appeared to be related to equipment condition rather than tenant damage. When I raised concerns about having a newborn in the home without reliable heating or air, discussions remained focused on the charge rather than resolving the problem. When I decided to move, management, who seemed upset, informed us we needed to vacate within two weeks, which felt unreasonable given the circumstances. Even more concerning, an eviction was filed after we had already moved out and returned possession of the home. Fortunately, I maintained a detailed paper trail and was able to successfully challenge the eviction and resulting judgment. After we moved, I later learned that the next tenants also had to relocate within a year when the property went into foreclosure. Based on conversations within the neighborhood, they were reportedly asked to pay an additional month’s rent despite being required to relocate. My advice: DOCUMENT EVERYTHING... keep written communication (emails/letters), photos, videos, and detailed records throughout your tenancy, and carefully review all charges before renting through this company. **I will update to add photos

Fantastic experience: This five star review is because of Maggie!!! She had exceptional customer service and helped us move forward quickly in renting a home (half a day)!!!! Blake was also great in showing us the home on short notice!!! Great great customer service! Jerome got us approved quickly and also had great customer service! The maintenance team responded quickly to fix some minor issues and did a great job! The only complaint I have is we had to clean the carpets and have a professional come in and do a deep clean with our own money. I’m guessing it’s because the house was on the market for a bit. My only suggestion would be If the house has been on the market to do another clean before new renters move in.

Negative experience: Two stars is probably generous, though the rental agents themselves were polite. The rental criteria were not fully explained until after I paid the application fee. They rely only on the last three months of income and make no accommodations for seasonal workers—even with flawless credit, strong landlord references, verifiable income exceeding five times the rent, and documented savings covering more than 24 months of rent. That alone would have been tolerable. What was not acceptable was an employee who repeatedly left passive-aggressive voicemails and became belligerent when I pointed out that these terms were not clearly disclosed before I paid the fee. Her response was belligerent , and the evidence she provided, only reinforced my comment. She also kept referring to me as "unemployed" despite my repeatedly correcting her. After reading other reviews, it appears this behavior often surfaces after a lease is signed. I suppose I should be thankful it was revealed earlier. Edit, non of these locations have criteria that outline the specific reasons I was told my application was rejected. In fact I was informed I needed a “current month’s” proof of income until Maggie said that on FRI NOV 7 at 11:30 AM. I’m attaching the criteria Jerome provided me on FRI OCT 17 at 4:37 PM. I did not provide Maggie with the documentation she was requesting because as I explained in my original complaint, I’m a seasonal worker and did not have a current months proof of income.

Our standard rental criteria are listed on our website on the 'Rental Qualifications' page under the 'Applicants' tab. They are also outlined in the "Before You Begin" Application Disclosure that you must read order to start a new application. Our Leasing Team is also available during business hours to answer any questions or clarify anything about our criteria. 
Records of your application show that it was cancelled after our Leasing Director reached out to you requesting the required documentation needed to verify your source of income. Without this information, we were unable to approve your application. You are welcome to submit a new application at your convenience if you are still interested in one of our rental homes. We encourage you to review the posted rental criteria mentioned above and have appropriate documents ready to upload should you choose to reapply.

Negative experience: ARM is the epitome of slumlords. Not only did they intentionally leave out the miscellaneous fees I needed to pay after the initial deposit, but they deducted from my security deposit the cancellation fee. I left this cheap new build and unsafe subdivision (Bermuda Lakes) a month prior to end of lease as the violations by others tenants went unresolved and treated as normal. After gunshots for weeks in a row, 4 wheelers ridden through my yard, threats, daily disturbing music, constant foot traffic, juveniles vandalising the properties, and trash, I was in constant fight or flight mode. I'VE NEVER LIVED IN A NEIGHBORHOOD WHERE I FELT UNSAFE FOR MY CHILDREN HENCE MY ABRUPT MOVE. There was an agreement to make incremental payments towards the cancellation fee. Later, I phoned them to make adjustments as we've had a lost in the family that interrupted my ability to oblige the initial agreement. Correct me if I'm wrong, but there is no where in the lease stating the cancellation fee would be deducted from the security deposit. I've had many issue with this company leading to this point. The reviews are posted for a reason. Beware. Update: I just got off the phone with Cindy from collections. She started the conversation being unnecessarily loud and belligerent as I'm seeking clarity of the cancellation fee and how it's considered unpaid rent. For anyone setting up payment plans, according Cindy they are null and void and neglected to tell me this beforehand. In response to your statement, you didn't honor the agreement made later after the initial agreement. Granted it was verbal, but my account wasn't updated for the new amount and dates. You knew within days of my relocation that I left the house in move-in ready condition, so you knew you'd have my security deposit to deduct from regardless.

ARM is not an HOA and does not manage neighborhoods. However, we do our best to send appropriate violation letters and handle situations involving residents of homes under our management. We're sorry to hear that you had such an uncomfortable experience. 
Our records show that you leased your ARM home for 2 years, and your most recent lease was supposed to expire on 08/31/2025. 
During your lease term, you paid monthly rent and a monthly fee for your Resident Benefits Program. Both of these amounts were outlined in the listing advertisement as well as the first page of your lease agreement. 
Ultimately, as you stated, you chose to terminate your lease agreement early. Therefore, the applicable early lease cancellation fee that was outlined in your lease agreement was added to your account. Notes show that you set up a payment plan for this cancellation fee, but that you only made 1 payment towards the balance prior to vacating the home. When your security deposit disposition was processed, you still had not made any additional payments towards the balance. Section 1.4 "Security Deposit" of your lease agreement states, "Any and all monies and fees owed under this Lease may be claimed against Lessee’s
Security Deposit." The remaining balance of your early lease cancellation fee was withheld from your security deposit, and the remainder of your deposit was refunded to you. 

Again, we are sorry to hear that you are so dissatisfied with our team and your home. But we cannot make any adjustments to your deposit refund amount. We wish you the best in your new residence. Thank you again for your candid review.

Fantastic experience: I gave them a five star rating even though I previously gave them a two star. They have gone above and beyond to fix all the issues I had complaints about. The only thing I have a problem with is the people who restored this property didn’t insulate it so it’s cold. Will try to get in the Solution this summer by getting some plastic put up before next winter. They have fixed everything I complained about which makes them stand out as an A-1 company in my humble opinion. Maybe they will try and insulate the house for me in the near future.

Thanks for your candid review. We are sorry to hear that you are having some maintenance issues.
A review of your account shows that you recently signed your lease agreement for the property. You submitted maintenance requests for the hot water heater and the HVAC system on 8/4/25, but you declined to schedule a vendor to assess the problems until you were settled in the home. Our team asked that you resubmit the requests when you were ready for us to handle them. On Sunday 8/10/25, you submitted new work orders for the same issues (water heater and HVAC system) and mentioned that the light in the master bedroom wasn't working. Our team assigned a vendor who scheduled to come to the home on Monday 8/11/25 to assess and repair any issues. The vendor reported that the HVAC system is running and does not have any issues. The system is currently set to maintain 68 degrees, and is reading 68 degrees. The vendor adjusted the settings of the hot water heater to correct the issue, and it is now working correctly. The vendor assessed the light and determined it to be a voltage issue needing to be repaired by an electrician. A licensed electrician is assigned, and they have scheduled an appointment with you to repair this issue. Our team was not made aware of the stove potentially catching fire until you submitted this review, and a vendor was immediately assigned to assess. The vendor recommended that the appliance be replaced. As of right now, the owner needs to approve the replacement estimate. Our team will keep you up to date on any updates as we receive them. In the future, kindly notify our office via the appropriate lines of communication (call, text, email, or maintenance request submission) should you experience a maintenance issue such as this again.

Negative experience: I rented a home from them and the entire experience was unprofessional and dishonest. I was in the hospital delivering my baby, and when I came home the power was shut off. It took them two weeks to fix it, leaving me with a newborn in the middle of winter and no livable home. My only options were to stay with family or pay a $500 deductible for a hotel through my insurance. I told them that wasn’t financially possible, and they still refused to help. Once the home was finally livable again, I had to fight for pro-rated rent and reimbursement for all the food I lost and I truly believe they wouldn’t have done anything if I hadn’t demanded it several times. Later, we started getting a sky-high power bill, a musty smell, and even a mushroom growing out of the baseboard. I had to send a certified letter just to get them to take action. Only after receiving it did they finally send someone out to install fans in the attic, patch a roof leak, and repair three air ducts that had split completely in half and were dumping hot/cold air into the crawl space. Again none of this would’ve happened without me resorting to formal written notice. When I moved out, I cleaned the home, cut the grass, and returned it in good condition. They still charged me $225 for “blowing the leaves.” I drove by the property nothing had been done. No leaves blown, no bushes trimmed, and the grass looked untouched. They charged me for a service that wasn’t done at all. They constantly shift the blame to the owner, but they are the property manager. They represent the owner, and they refuse to take accountability for anything. This was hands-down the most dishonest and unprofessional housing experience I’ve ever had. I’m sharing this review everywhere so other renters know exactly what they’re getting into.

Thank you for your candid review of your time renting from ARM. We are saddened to hear that you felt our team was unprofessional or dishonest with you. We reviewed your history with ARM and would like to address your concerns outlined in this review.

Records show that in late 2023, a space heater that you were using tripped the main breaker for the home. At the homeowner's request, ARM coordinated for 2 vendors to assess the problem and provide estimates for the repair cost. Ultimately, the homeowner opted to have a 3rd vendor estimate and complete the repair. ARM's staff advised the homeowner that you recently gave birth to your baby, that you lost an entire refrigerator of food as a result of the issue and that you were having to stay at alternative accommodations. As a result, the homeowners gave you multiple gift cards and a rent credit equal to more than 1 month's rent to help make up for the inconvenience.

Records show that in early 2025 you submitted a maintenance request for several issues including a high power bill, a musty smell in the home, and a mushroom growing out of your baseboard. This was the first record of these issues being reported; therefore, ARM staff conducted an inspection as quickly as possible to assess the full extent of the issues reported. The homeowner assigned a vendor to complete the necessary repairs as quickly as possible. Again the homeowner chose to give you a rent credit to help with the abnormally high utility bill.

After you moved out of the home, ARM conducted a final inspection to notate the condition in which you left the home. The homeowner opted to have their own vendor complete the necessary work which included a pest control treatment to rid the home of fleas, house cleaning after the pest treatment, and lawn maintenance. The cost of the vendor's invoice was withheld from your security deposit, and the remainder of these funds were refunded to you. After receiving your official dispute, our Quality Assurance Director contacted the homeowner to request a refund adjustment. Ultimately, the lawn maintenance charge will stand because the homeowner paid to have this work completed as part of making it move-in ready. We are sorry to know that you are unhappy with the result, and we hope that this response has provided some added clarity to your concerns.

Fantastic experience: From the moment I reached out to inquire until I received my keys, the entire process was amazing! Fantastic experience: I have been a renter with this company going on 2 years now. They're always prompt with any issues I have. I had a leak that caused floor damage it was fixed within the same week. They communicated with me throughout the full process. I couldn't have found a better company to rent from honestly.

Fantastic experience: 5/5 would recommend America’s Rental Managers. My husband and I have lived at our rental property for almost two months and our experience has been very positive. From initial inquiry to move-in day to ongoing communication regarding maintenance and general questions, ARM has been extremely responsive. Additionally, all ARM staff that we have interacted with have been professional and courteous. All fees were thoroughly explained up front and all questions were answered in detail. Maintenance issues have been responded to and handled in a timely manner. Overall, best renting experience I’ve ever had. I really appreciate that they have a local office where we can go into if there are any questions or issues that we need to address in-person. Also, really appreciate Miranda, the Director of Leasing Operations. A lot of my interactions have been with her and she always goes above and beyond to communicate and respond to any questions or issues I’ve had.

Negative experience: Getting in the door was straightforward, and the staff were initially friendly and accessible. However, after a month, I've found it extremely frustrating to contact someone by phone or receive timely responses. Several essential tasks that should have been completed before my move-in are still unresolved. The maintenance service is unacceptably slow, and there are numerous hidden fees that were not disclosed, including excessive charges just to pay rent. We certainly understand and can appreciate that maintenance issues can be frustrating. When our Maintenance Team receives a request from a resident, they must coordinate to assign an approved vendor, but they cannot proceed with repairs until homeowner has approved them. We must prioritize urgent emergency work orders over non-urgent matters, but our team always work to coordinate any needed repairs as quickly and as thoroughly as possible. Our property management computer software, called AppFolio, dictates the various transaction fees for residents to make online payments. We apologize for this inconvenience. Unfortunately, ARM has not say in the amount of these fees. For added clarity, they are as follows:
Credit Card: 2.99% of the total amount per transaction
Debit Card: $9.99 flat fee per transaction
eCheck (ACH): $2.49 flat fee per transaction
Electronic Cash Payments: $4.99 per transaction.
You also have the option to pay via physical check, either mailed or personally delivered to our office. There is no transaction fee for this method.

Negative experience: Upon move out we professionally cleaned the carpets( submitted the receipt as they requested), when we received our deposit they took an additional $345.00 out for carpet cleaning. Not to mention we paid for own pest control every month in addition to the additional fees they charge above and beyond rent.

We reviewed our records, and we could not find where you submitted a carpet cleaning receipt to our staff before moving out. The final inspection report notates that we did not have one on file and that it was not left inside the home either. Therefore, we had the carpets professionally cleaned as part of the turnover process for next residents.

Fantastic experience: This is one of the best rental companies around the process was easy. The customer service from Maggie and the entire crew in the office was excellent a 10 out of 10 five stars. The agent Pierce, who works for the company should be rated 10 stars Out of the company has been one of the best agents I ever talked to in my many years of Renting he showed me all the properties and schedule. Negative experience: If I could give 0 stars I would. I have never dealt with a rental company as bad as America's rental managers in my life They do not care about their tenants and are very unprofessional when it comes to property maintenance. I be had times where I've gone without air for two weeks at a time (this has happened twice in 3 years), there is a electrical problem in the house I rent and I've made numerous calls and email regarding this issue just for it to be swept under the rug. This has now led up to a chard breaker box and left me without power for two days has cost me a deep freezer and refrigerator full of food, forced me to stay in a house with no air. I'm in heart failure and require a heart monitor, ICD and breathing machine which cannot be ran without power. If I could afford a moving company I would have moved a long time ago. Very unprofessional

When our Maintenance Team receives a maintenance request from a resident, they must coordinate to assign an approved vendor and proceed with repairs only once the homeowner has approved them. Records show that you have submitted 2 HVAC related maintenance requests during your tenancy, the first on June 2024 and the second in June 2025. The issue in June 2024 was resolved in 3 days. The report was submitted on Sunday 6/23/24, the assigned vendor offered Tuesday 6/25/2024 as an appointment date, but you scheduled the repair to be completed on Wednesday 6/26/2024. The recent issue in June of this year was reported after hours on Friday, 6/13/25, and it was resolved the following Monday, 6/16/25.
The electrical issue you reported last Sunday, 7/13/25, was resolved on Tuesday 7/15/2025. Records indicate that this is the first time we've received a complaint about this issue. All other work orders have not been electrical issues. Our team coordinated with a vendor after hours on Sunday who scheduled to view the home on Monday. A vendor was assigned to assess and estimate the cost of repairs on Monday. Our team shared the $8,000 estimate with the homeowner for review on Monday as well, and they approved it same day. The vendor completed the repair needed on Tuesday. The work order communication history shows that you were in touch with our Maintenance team throughout the experience. We after learning of your heart condition, with your permission we shared this information with the homeowner, expressing the urgency of the situation to encourage a speedy resolution. Our team also encouraged you to contact your Renter's Insurance provider to see about a potential temporary hotel stay during this time given your circumstances. 
We are sorry that this happened, and we hate knowing that it caused you such inconvenience. As always, we will continue to strive to provide the best renting experience possible while following the guidelines of our lease agreement with you as well as our management agreement with the homeowner.

Negative experience: Cathy engaged in a loud, confrontational argument, dominating the conversation as if there was an escalation, even though there wasn't. She was the only one yelling, and her replies didn't even relate to what I was saying. I also just discovered that they fraudulently set me up with a company regarding my security deposit while charging me for a full month’s deposit. Why was I charged for two full security deposits, each amounting to $1,995? They’re scammers and thieves. They rarely answer calls, and when they do, it's Cathy yelling. I'm considering reporting them to the BBB and HUD, as they have always helped me find a resolution. Update: per the review below her name maybe Cindy but either way the staff is HORRIBLE. Just read the recent reviews and make the worse mistake of your life if you wanna. They answer phones just fine when you are trying to move in but once you’re in, you’ll get the voicemail for the rest of your days.

Some of our residents have deposit alternatives in the form of surety bonds through a 3rd party company, but no resident is required to pay multiple deposits. The only reason you would have been asked to pay a standard deposit is if your deposit alternative could not be renewed or expired. ARM cannot dictate renewal eligibility or terms, as the deposit alternative is provided by another company. Negative experience: DO NOT!!! And I mean DO NOT ever think about renting from this company. They are trying to get money out of me they can’t legally get. They say I’m in a lease when I’m not. They are TERRIBLE. Cindy Davis, the collections director. WOW… she seems to know EVERYTHING. Let’s hope they don’t give me my deposit back when I have paid every month on time. These people are insane. You would be much better off in a cardboard box than living in one of their places. Absolutely crazy how they try to get you over at the end. I rented from the a few years ago and they were amazing and didn’t have 1/2 of the bs they are trying to get from me in their lease. Fee for this and fee for that and fee for this. Now they are TERRIBLE. Report to the BBB as much as you can. They deserve a NEGATIVE ZERO

Negative experience: We looked at and agreed upon renting a home in Weaver, AL. We placed a non-refundable deposit on the home (which is fine). We set up a date to get keys on a Monday and signed the lease, electronically, the Friday prior. Upon reviewing the lease, we found that extra fees were added to the already high rental cost... $1,850 turned into almost $2,000 per month and this included extra fees that were explained as optional when the agent showed us the home.. The agent told us water was included then turned around and said the city would not allow.. This company has SEVERAL homes in the area and the agent should have known this..... We found out, when the lease arrived, that these extra fees are non-negotiable and MUST be added. Against a clock, we had to sign the lease.. The next day, our family had a crisis and we had to back out - less than 24 hours after electronic signature and more than 48 hours BEFORE keys were to be handed over.. we contacted the agent and told him only to find out we would still be on the hook for a 3 month rent break fee.. While I know a lease is a legally binding document, keys were NEVER touched therefore we should have lost our deposit and been able to walk away. Terrible customer service from trying to speak with the agent after the showing (he was less than polite) to trying to speak with the "Main Office" .. Would only recommend if you are prepared to spend at least $200 more than the quoted rent.

There is an optional portion of the benefits package to include renter's insurance coverage. So perhaps this was a miscommunication with your agent. We're sorry that this was not clear for you, and we will certainly review our standard listing verbiage to ensure clarity.
Yes, this particular city has rules dictating that residents keep water and power services in their own names. All other utilities would remain in ARM's name, and we would apply those bills to your ledger each month for payment.
The lease is legally binding, and it was fully executed indicating an agreement to the terms within. We understand your frustration and extend our sympathy to your family in dealing with your crisis, but we must handle all lease cancellation situations in the same manner.
Regarding your agent's demeanor, we appreciate you bringing this to our attention so that we can address internally.

Negative experience: I DO NOT RECOMMEND ARMS AT ALL !!! Let’s begin when I initially applied with them I got approved for the house and then was told someone else had already been approved and put their deposit down first . They then opted to show me a different property which is where I am now and I accepted with a move in date of July 2024 on the date I was supposed to pay the remaining deposit I CALLED THEM and was told oh sorry we are pushing you back a month after I had already told my previous landlord I would be out by July which leaves me and my 2 small children in a frenzy . The fact that I had to call them to find out was insane to me . When I finally move in no professional clean up was done and the paint was still wet so if I used the broken a/c white paint droplets on the carpet a week into living there the a/c went completely out and we had to sleep in a house over 90 degrees for a couple of days because the first technician could not fix it the home has flooded MULTIPLE TIMES I have screenshots of every flood complaint they send the same guy AND HE DOES NOT FIX IT I was told not to use my dish washer in order to prevent floods in my kitchen my closet floods the tub has been cracked and painted over since I moved in AND YOU ARE NOT ALLOWED to even walk through house until your lease start date when you get your keys so some of these issues could have been pointed out beforehand but they don’t allow you to walk in a couple of months ago one of their leasing agents told me their system had been adding fees to customers accounts and they don’t know why and this is true I had to call and ask them why am I being twice for gas (mind you the realtor said the house is total electric but I have a gas bill) again, I have screenshots of all of this I’m currently waiting now for them to come fix the toilet in my bathroom and flooded closet PLEASE NEVER RENT FROM HERE imagine having allllll these problems and rent is supposed to 1650 WRONG after they charge their $60 fee a $10 fee (utites fee and resident package BS!) water $200 and gas fees for rent alone your looking at 2k at the first of month easy and guess what If your late it’s a $10 late fee for EACH charge per month lastly we used to pay our rent online for a $10 fee and even that has gone up I found out today NOT THROUGH THEM THOUGH

The previous renter of your home had a lease expiring in mid-August 2024. They originally put in a notice for an early move out date in mid-July 2024 but ultimately decided to stay through their lease end date. You most likely viewed the home prior to this change of move-out plan. So sorry for this inconvenience!
We do see that you've experienced some maintenance issues during your lease term, and that is definitely less than ideal. Our team will continue to coordinate repairs as needed with the owner's approval. If you're currently having any maintenance issues, then please reach out to us either via phone or through your online portal.
All standard fees are outlined in the listing advertisement for the home as well as on the first page of your signed lease agreement. Fantastic experience: I highly recommend America’s Rental Managers (ARM) for your Property Management needs in and around Birmingham. I am a remote property investor in a different state, and need to know that my properties are being taken care of and that I can rely on my PM. Additionally, as a real estate agent myself, I encounter and work with numerous PMs continually so I have seen what separates the good ones from the others. ARM is outstanding, and here’s why: Communication is crucial with a PM, and ARM communication has been top notch since Day 1. I interviewed several Property Managers in Birmingham before selecting one, and I was impressed thoroughly with the answers to my questions and the time spent by Lauren B with me. She then connected me with Blake M, who has been exceptional in communication during the process of securing a tenant- keeping me updated over the weeks in between my property purchase and when they had a tenant in place. Second, rent projections were accurate and not inflated in order to secure my business. Blake M gave me a projection of possible rents a month before I even entered into a contract to purchase a property. A tenant was just selected now- and the monthly rent is exactly within the range that Blake had provided to me more than 3 months before! Third, the fact they were working in my best interest was clear during this process. Just randomly because of our closing timeline, the walkthrough with the Builder was scheduled for the day after Christmas! I really needed ARM to be there, and Blake M never hesitated to do so, even though it was in the throes of the holidays. Further, he did so with a genuine sense of positivity, knowing that it was important to me, and that it was needed in order for a successful and timely close. Lastly, their Owner Portal is clear with information and easy to navigate. I look forward to continuing business with them in the future!

Negative experience: Our experience with Americas Rental Managers has been nothing short of TERRIBLE. Me and my partner moved into a home that had an active water leak at the time of move in. We received our 1st water bill and automatically knew something was not right. We called several times to Americas Rental Managers and never received a response. We then called Citizens water to see what was going on and right away they knew there was something wrong. They walked us thru the steps to see if there was actually a leak. We went to water meter and the meter was just spinning. We were told they would get someone out to see if the leak was on our side (homeowners) or on the water works side. We never knew there was a leak until we received our 1st water bill. We submitted a maintenance request January 2,2025. We then receive an email from Danny McMullen stating we needed to make sure all water was off inside of the home and that we had to wait to see what the water company says. January 7th the water company comes and sees there is a really bad pipe burst at the meter box. The burst happened on our side (homeowners). We then send another email on January 7th informing Danny “MAINTENANCE DIRECTOR” what was going on. January 8th comes and there was no responce so we sent another email. Finally Danny decides to respond and says it would be the end of the following week when someone could come out and fix the issue. January 17th comes and someone finally shows up and fixes the leak. Keep in mind we have had an active leak since November 19th (move in- per water company). You get your bill (2 months after services start). Danny promises we would be compensated for the original bill (we had already paid) and the new bill would be fixed. We have called/emailed. Called again - emailed (no one ever responds). So my partner goes down to the cooperate office where he is able to speak with Sheetal. Sheetal listens to what’s going on and spoke with the water company. The water company communicated to her that the company (Americas Rental Mangers) is responsible for the bill. They (Citizens water) does not do any kind of billing adjustments when there’s a water leak. A few weeks goes by and we receive our next bill for water- $212. We call again and the receptionist Lizzy (the name we were given) was absolutely RUDEEE. She tells us that there is no one we can talk to and that we are responsible for the bill. My partner then says to “Lizzy” We are renting. This was an issue when we signed the lease. This should have been checked out way before we even moved in. We don’t own this home. Why are we responsible? Lizzy then hangs up. My partner goes back to the cooperate office and talks to Sheetal. Sheetal says that she can only do so much (which we understand) and that she would get Danny to fix it. A few days go by we email for an update. Still not able to reach ANYONE! Danny the maintenance director is the biggest joke! He never responds. Emails calls text voicemails NOTHING! Anything to do with maintenance sucks!! We love this home! We want to stay in this home. Yet the troubles are not worth it. At this point we just want to break the lease and move on. Where do we go from here?

Traditionally, utility companies require a repair invoice in order to even consider any request for a high bill adjustment. The vendor assigned to this repair took much longer than normal to produce this invoice, despite daily follow-up from our Maintenance Team.
Upon receipt of the invoice, ARM requested a bill adjustment from the water company that was denied due to the utility provider's company policy. ARM management then confirmed with the utility provider that the upcoming bill reflected reasonable usage, ensuring there should be no further issues.
Due to the utility company's "no bill adjustments" policy, ARM management decided to award you a credit of $320.00 to account for the inflated utility usage caused by the leak. This credit was determined by reviewing the average usage amounts reported in past bills for your residence. This credit is now on your ledger to offset the high bill. As always, we will do our best to resolve any issues as thoroughly as possible.

Negative experience: When we moved in the toilet didn’t work, they sent three different people. The first one didn’t speak English really good and he used our tools and the second one used our tools also. They were not even plumbers, they were handy men and they used our tools which we had personally tried ourself. They finally sent a licensed plumber 17 days after we got moved in and fixed the hallway toilet. We had one toilet that everyone used in the morning and through the night . It made us late for work sometimes and DANNY the supervisor over maintence refused to prorate my rent but he told me if it was a water heater he would prorate but not a toilet something that is advertised for the rent . Rent is for two working bathrooms not one.

Negative experience: Do not rent with this property! We started a lease with them in May of 2024 and advised them that we were having to relocate due to military orders for a compassionate assignment only to be told that they would process the order the date we provided the letter which was Jan16, 2025 come February we received prorated rent only to find out we are being charged until end of March 2025. Keep in mind we are leaving Feb 16, 2025. So why are we still getting charged? We rented a unit that came across mold and we were charged a fee of 200 to have someone come look at it as if we caused it. Honestly don’t ever rent with them. We are very reasonable people and have never treated ppl ugly or wrong but they think just because my spouse is enlisted that we are their cash cow I don’t think so.

Regarding the military relocation orders: You submitted your original notice to vacate to ARM on 1/17/25 listing your move out date as 2/17/25, and we advised at that time that your move out would be considered a standard early cancellation move-out until you provided valid military orders. ARM was not provided with these orders until 2/13/25. The orders were also dated as created on 2/13/25. Therefore, rent was charged appropriately through 3/30/25 according to the Servicemembers Civil Relief Act (SCRA) which outlines that the effective date of termination is not less than 30 days from the next rent due date, and the notice to vacate is effective from the date orders are provided to the landlord. We have offered to set up a payment plan with you for the amount due. Please contact our office at [email protected] to coordinate further.
Regarding the mold maintenance request: The first request that you submitted about this issue was in October 2024, and vendors successfully resolved this issue by fixing the leak which caused the growth and remediating the growth. You submitted a follow up request in December 2024 asking to reassess the area for any additional growth despite there being no new signs of growth. A vendor was assigned per your request, and they found no new growth or issues in the property. As a result, you were charged the vendor's $200.00 service fee for this visit.

Negative experience: America’s rental managers are the worst company I’ve ever rented from. We treated the property like our own and we were never late on rent. We received our security deposit back and they took out $287.50 for cleaning, but we got the property professionally cleaned before moving out. They never told us what we were paying for cleaning. Pictures below in comments. They originally did not want us to move out. When we submitted our move out letter, they asked us over five times would we stay if they decreased rent. We didn’t receive the security deposit back until after over 60 days of waiting. They weren’t nice at all at move out. It’s very unfortunate to deal with scam artist like these people I don’t recommend renting from them. I have messages and pictures of everything. They also refuse to talk to you over the phone and only right back-and-forth with you through email and text messages. Everybody in the neighborhood had these problems and warned us about the company. As of right now there are 4 vacant houses in the neighborhood that hasn’t been rented out. We made sure to post videos and messages on our neighborhood site so the next renters wouldn’t go through the scam as we did.

Negative experience: I’d give them zero stars if I could. They are greedy and will steal your deposit. They also try to charge you for every little thing that they can. I will never rent through this company again. Also, forget trying to get in touch with anyone in the office. After calls, texts, and emails, we rarely heard from anyone. They waited until 24 hours before our lease renewal was up to see if we wanted to renew and then said rent would be $400 more a month. Thankfully we found somewhere else to rent and the company is 10x better.

Fantastic experience: After a year in my newly built rental home, I’ve noted some pros and cons. Cons: $99 lease renewal fee. Walls are easily damaged when wiped No backyard fencing. Pros: Piñata App: This rewards platform for renters has been beneficial, allowing me to earn points for timely rent payments, which I can redeem for various items. Credit Reporting: Through Piñata’s credit-building feature, my on-time rent payments are reported to major credit bureaus, positively impacting my credit score. Maintenance: The team responds promptly to any issues. Overall, despite minor drawbacks, my experience here has been excellent.

Negative experience: Received notice at 4:12pm today (Tuesday) that an appraiser would be coming by at 1030am on Thursday to inspect the house. I work from home and have two dogs. I politely asked if the appointment could be moved to Friday, as I am in meetings all day Thursday. I was told no, this is the time the appraiser gave, and his schedule is tight. Excuse me? I re-read my lease and the notice given is no less than 48 hours. I reminded them of this, and was told the email was my notice. And, that this was for the owner. Well I didn’t think it was for the heck of it. And no where in my lease does it say the owners rights trump mine. My neighbors (same owner) also received notice. The husband works nights and is asleep during this time. They were also told, it would have to be this time. Poor communication, and seemingly not wanting to make the owner unhappy, but ok to make the tenant unhappy or inconvenienced.

Negative experience: Edit: Instead of replying to numerous attempts to contact anyone in their organization to resolve our dispute, ARM has decided to reply to this review instead, and have interestingly proven my point about the bloated nature of their company, as they were under the impression someone had gotten back to us already before posting. ARM claims in their reply that it was explained to us that the reasoning for the maintenance. I have the emails that show clearly where ARM dodged each question asked, that I will gladly share. All of the information provided in their reply is new (including how an unused tub was clogged with hair). Ultimately, all of our concerns could have easily and professionally addressed, but ARM chose evasiveness rather than proper service. America's Rental Managers is a greedy and dishonest company that does not deserve your business. Original: America's Rental Managers (ARM) lacks a distinct sense of professionalism and customer service. It is abundantly clear that ARM does not value its tenants or providing adequate service to them. They are there to serve the property owner and they make no attempts to even pretend otherwise. There is no resident contact, no directory, or anything that resembles as such to provide residents any point in order to voice concerns. For example, when trying to sign the lease, we were in contact with no less than five people, an agent, a person who seems to only have the responsibility of sending us the lease, a person over the credit check, a person over the application, and something called a utility concierge. None of these people were easily accessible and it took days for us to get our lease, after multiple attempts to check on the status. Now, as we attempt to reconcile a charge against our security deposit, ARM's poor customer service continues. As they have readily defended in their responses to other reviews, they will wait until the 60th day, as they are legally allowed, to asses hundreds of dollars to your account for move-out. It is poor customer service, and quite frankly, lazy and inconsiderate for ARM to consistently wait until the 60th day to send a deposition, simply because they can. But it serves as a great example of the attitude with which the company operates. ARM has charged us $361.78, $211.78 for cleaning and $150 for labor for unclogging the hall bathroom tub and replugging in the garage wire sensors. ARM determined that, what they themselves have described as , "light" cleaning was worthy of bringing in a cleaning service that cost them $185. Then, of course, they charged us this at a 15% upcharge. The cost of business, they'll surely claim, but in my opinion, it serves only to cultive a company image of greed. Further, ARM has failed to justify why "light" cleaning was worthy of bringing in a cleaning company, despite having been asked multiple times to provide this reasoning. $211.78 for what the company themselves have called "light" cleaning is obscene and shows a disregard for any value towards their customers. ARM has also failed to provide requested evidence that demonstrates how the garage sensors needing to be rewired or the hall tub needing to be unclogged was our fault. The garage door was working on our move-out and ARM has provided no evidence to justify their determination that it was our negligence that caused the damage. An assumption is not sufficient evidence, though it would seem ARM disagrees. With the hall bathtub, it was never used for our entire time at the house. ARM has not provided reasoning for why the hall tub needed to be unclogged. In fact, when asked why it needed to be unclogged they replied with only the sentence, "it was clogged". This is incredibly unprofessional. ARM is a company with a clear pattern of behavior, poor customer service, complacency, and misleading practices in the further search of confusing tenants to ensure their questionable business practices go unnoticed. Though I'm sure they'll claim that I am in fact in the wrong, and they have followed their procedures perfectly.

Our Leasing Team is composed of several individuals who each handle specific aspects of the leasing process such as application processing, viewing appointments, move-in coordination, etc. And then we have 3 licensed real estate agents who show properties and prepare leases for signing.
Yes, AL Landlord-Tenant Law provides landlords a period of 60 calendar days from a resident's move out date to process their security deposit. We do work to have dispositions processed as quickly as possible. While many of our dispositions are completed before the 60-day deadline, there are instances when they do take the full 60 day period. We apologize for any inconvenience this may have caused you.
Upon receipt of this review, your complaints regarding your security deposit disposition were passed along to our Quality Assurance Director for review. They explained that the hallway bathroom tub was clogged with hair in the drain. This bathtub was draining properly prior to your move in; therefore, you were assessed the charge to unclog it. They also explained that they found the garage door sensors were knocked off alignment at the final inspection. This was causing the door not to close completely without an override. However, after further review and consideration, we have agreed to adjust your disposition to remove the labor charge for the tub unclogging and garage door sensor repair as well as the 15% up-charge on the cleaning service required. This equates to $177.75. Please feel free reach out to us directly at [email protected] if you have additional questions or concerns about your deposit disposition.

Fantastic experience: My most recent maintenance experience with ARM was Awesome! There was an issue with the garage that caused the garage door to not open with the garage remote. I contacted ARM and got a response back immediately. Very shortly, "within a couple of minutes" after that I had an appointment scheduled with a service provider. I can honestly say that I never had a bad experience with ARM all have been great thus far, they always respond quickly and always get me taken care of. Thank you! Negative experience: The worst place to rent from ! They fix things when they feel like it don’t care about the people in the house doing without until they decide to fix things . And keep your deposit the whole 60 days even though they demand the deposit from you day one .and they even charge you to clean after you pay to have carpets cleaned and corn the house spotless when you leave! Better off not paying last months rent or paying to have carpets cleaned and just move out ! Terrible rental company!

We understand that maintenance issues can be frustrating. When our Maintenance Team receives the a maintenance request from a resident, they must coordinate to assign an approved vendor and proceed with repairs once the homeowner has approved them. We always prioritize urgent emergency work orders over non-urgent matters, but we always coordinate needed repairs as quickly as possible without losing quality of work.
The purpose of your security deposit is to first secure the home for yourself off of the open market during your application process, and then the purpose of your security deposit is to cover any resident caused damages and/or past due balance(s) remaining on your ledger at the time you move out of the home. Alabama law provides landlords a period of 60 calendar days after a resident's move out date to process the security deposit and provide a refund and/or disposition of charges withheld from the deposit funds. We work to process all security deposit dispositions as quickly as possible during that 60 day period. Depending on the number of residents that move out on any given date and the amount of damages found in a home, deposit dispositions usually take between 30-60 days to complete. Records show that you moved out in September 2024. Your security deposit disposition is being processed now. Any refundable portion of your deposit along with a detailed description of any charges withheld from it will be mailed to your forwarding address within the allotted timeframe. Negative experience: Worst rental company in Birmingham. I wouldn’t advise anyone use this company. They are very unprofessional and lack communication skills. When we originally moved in the refrigerator did not have any shelves. We were told that the shelves were ordered but on back order. A year later, we still haven’t received the shelves. We received a HOA fine, but was never made aware of any violations until the fine was charged. I asked for proof that we received a notice to manicure our lawn they was not able to provide me with any proof. Amongst many other issues, I have recent experienced an issue with a payment. I pay my rent on time every month never had a “user error “. This particular month, the payment debited my account but does not show posted on the AMF’s end. I called and spoke with Cindy and it was the worst experience I’ve ever encountered with any professional. She undermined, spoke over me, and basically accused me of being untruthful. I told her I paid through Apple Pay and she didn’t even know it was even an option. I told her the payment debit my account the told me my billing address was incorrect. I told her she said it sounds like the billing address is wrong. I shared the I checked and confirm all the information and it is correct. She then told me, it can’t be correct.

Our records indicate that you have received 4 HOA violations since moving into the property. ARM receives HOA violations our residents' behalf, and we assess them as they are received. Records show that you have been assessed in March, May, July, and August 2024. The fee was assessed by the HOA, and ARM added it to your ledger for payment accordingly.
We apologize that you were not happy with Cindy's communication with you regarding the late payment this month. We have sent your feedback to the appropriate manager and will address your concerns internally. Apple Pay is considered an option under the Credit/Debit Card option. Our records show that your payment for November charges was received yesterday (11/7/24).

Positive experience: We briefly rented from ARM while making a cross country move and looking for a home to purchase. They were GREAT at getting us moved in and accommodating inspections/lease signing. Basically all the parts of getting you locked into a lease. But, once you’re stuck, it’s crickets if you need anything. Definitely don’t try calling the office you won’t get anyone. However, the existing maintenance system on their user website was great the one time we had to use it. We noticed a water leak at move in and they were out to fix it surprisingly quickly. Regarding their “management” of the property. They moved us into a home with lots of existing damage (that we documented). A door that a dog had chewed on, absolutely destroyed downstairs laminate, giant water damage spots on the ceiling, a broken closet door in the bedroom, a few damaged sets of blinds. Probably the most annoying issue was the yard full of weeds in a neighborhood with a heinous HOA that immediately began issuing us warnings and citations if we didn’t rectify the weed situation despite the fact that we paid a lawn company to mow biweekly! They wanted us to remove the CLOVER! Of course the weeds were there upon move in because they don’t actually maintain their properties by fixing the interior or keeping the lawns to hoa expectations. I mean, as a home owner, if they were my property managers I would be enraged at the state that home was in. We documented all these issues in photos because we expected the company to be predatory and profit driven, but wouldn’t you know we were charged for the closet door repair upon move out. They also charged us for some random cleaning…comical since we used their recommended cleaning services and supplied receipts. Basically it’s a company focused on generating a profit just like other property management companies in the area. Go in with that in mind, document every tiny thing you see during your walk through, watch out for homes located within ridiculous HOAs and you will be fine. If you are a property owner looking to hire a property manager…maybe look elsewhere. That house was in need of some TLC.

Negative experience: Hard to avoid this company around Birmingham, AL, but I'd strongly recommend looking elsewhere before renting from them. The service is terrible, overly corporate to the point of feeling like you're speaking to a robot when it comes to any sort of communication -- you'll always be referred to things "as per the lease" without any actual concern or acknowledgement of your concerns... Which is legal, I get it... But dangit these folks are terrible at treating tenants as valued customers (which we are, without paying rent... you guys would have nothing to manage). Also the Rhino bond policy instead of a regular security deposit is an outright scam, and not legal in many states other than Georgia. You pay yearly, possibly a hefty amount -- and when you move out any wear and tear and other damages are billed to Rhino, which they cover to ARM, but then you're left to reimburse that FULL amount back to Rhino. It's predatory, and defeats the entire purpose as it's marketed (which is very vague and purposely full of misleading information). I'd steer clear and find somewhere else to rent from. They'll happily take your money (paid over $50k in rent over a 2 year period) but good luck getting much from them other than the keys to the place. ** Edit after response from ARM: They're great communicators when it comes to review replies as you'll see if you read any of the other low-ratings. At the time of our lease signing the Rhino was presented as THE only option, not AN option. Misleading, by nature -- not by mistake. I did not need a Rhino bond but was presented it at the default way they handled leasing a home. I'd have much rather paid a full security deposit, than to pay Rhino a lump sum over 2 years -- to have that money vanish into thin air. The way these people conduct business is very slick when it comes to the marketing and sales process, but very poor afterwards. You'll see that repeated across countless reviews and aligns 100% with my experience with them as well.

The Rhino surety bond was provided as a traditional security deposit alternative for you at your lease start. We have had many residents choose to purchase a Rhino bond instead of paying ARM a traditional security deposit, in order to help reduce the up-front costs of moving. The cost to purchase a Rhino bond is most often less expensive than paying a traditional security deposit equal to one month's rent. This is advertised on Rhino's website and was advertised in our listing as a way to reduce deposit costs.
You are correct that residents would pay either annually or monthly (depending on their eligibility) for this bond, and that ARM as the Landlord has the ability to file a claim for the cost of items considered a resident's responsibility when preparing the home for new residents.
These conditions of the Rhino bond are outlined in the policy contract that residents sign directly with Rhino. We encourage residents to review the terms of their Rhino bond before signing their contract, as paying a traditional security deposit is always an option.

Negative experience: Had a great experience renting here but communication has been ignored about clarification of security deposit procedures and process. Of course when it’s time to move in they want your security deposit asap but it takes up to 2 months after FINAL INSPECTION (in which the lady I spoke with initially said doesn’t determine the deposit you get back for whatever reason ) for them to give it back. Make it make sense please. I’m sure some way somehow they haven’t gotten the communication and it will be figured out after this post but it shouldn’t have to come to this in the first place. I’m not upset about you guys holding the deposit for over a month because the LAW said you could do that even though im sure it doesn’t take that long but I know nothing because you haven’t responded. It’s the lack of integrity, responsibility, and this self righteous act like everything that these people are saying is incorrect and inaccurate and ARM does no wrongdoing. Which in fact is a lie because no business is perfect and neither are your employees who are humans that can make mistakes. The act that you’ve shown in prior replies to tenants with issues that scares me into needing to know more information about this RETURN OF SECURITY DEPOSIT process. How does the final inspection not determine the amount of the return? Why is the amount determined after “cleaners” and whoever else are allowed to come in? How and why is my deposit not returned or received a “list of charges” when new tenants are already in the house? Because this is what I was told INITIALLY when I was able to get ahold of someone. Now that I’m asking questions NO RESPONSE. Hopefully you will take the time to look through your correspondence and respond. I will update review if and when everything is clarified to me. Thank you

Yes, you are correct that AL Landlord-Tenant Law provides us a period of 60 calendar days after your move out date to process your deposit disposition. ARM provides move out instructions as part of each signed lease agreement, and we resend them to our residents when a notice to vacate is submitted. They outline what is considered damage to the home versus just general wear and tear on the property. And they provide a list of items that residents are responsible for completing prior to moving out of their home.
We then conduct a final inspection within only a few days after a resident vacates one of our homes to determine if the move-out instructions provided to them have been completed and to assess the home for any damages. The final inspection is then compared to the move-in inspection on file for that resident to determine if there are any new damages found in the home.
Any damages found must be repaired prior to re-renting the house. Appropriate vendors are assigned to complete any maintenance or repairs needed. And charges against your deposit are determined by the invoice(s) for the costs of the work completed by these vendors. If the repair invoiced was for an issue considered a resident's responsibility per the move out instructions, then the cost will be deducted from your available security deposit funds. If the repair invoiced was for an issue considered a homeowner's responsibility, then the cost will be assessed and charged to the homeowner directly and not applied against your deposit funds.
As stated above, the law does provide a period of 60 days to process deposits because it can take time to schedule out repairs, receive invoices, and process them appropriately for the many properties under management. We try to process security deposits as quickly as possible within the allotted timeframe, but sometimes they do take the full timeframe allotted. The final disposition including a letter outlining any charges against your deposit as well as any refundable portion of your deposit funds will be mailed to your forwarding address on file.
We reviewed our communications records. We found one text message that you sent to one of our agents after hours on 9/11/24 regarding your concerns outlined in this review and a follow up text sent the following evening. We apologize for the agent's lack of response, as they should have forwarded that message to the appropriate party. This will be addressed with that individual internally.

Negative experience: This has been the WORST rental company I have ever dealt with in my 15 years of renting. They charge extra fees (that they hide). You can never get any maintenance fixes done in a timely manner. You are always met with some sort of attitude, for example the way they respond to these comments… The manager Mindy.. I don’t even have words, if you have to work with her good luck! I cannot wait till my lease is up and I can truly give this company the bird. Watch your back with them.

Negative experience: These people are the worst in business! I am in $1600/month house and every time something goes wrong, it always takes them days to return your calls, then they try cheap repairs several times before they decide to actually fix the problem! Our bedroom was flooded with toilet and shower sewage for days 3 TIMES before the “Director” Mcmullin decided to calls back just to send someone the next day to plung! Before they decided they need to replace the main line! July4th AC went out on a family of a Navy veteran, instead of taking care of it sooner, they left us living in hotels with no answers, no follow through, not a single call from their “Management”, no offering to pay hotel expenses, NOTHING! It is not July 23rd and we are still in hotels and no repairs being done! AND still asking us to pay full rent for July that we lived in hotels! These people have no values, unamerican and will never ever get even close to doing business with them. I’d rather live in a tent than live in one of their properties. Any news reporters or social media reporters would like to shed a light and inform everyone about these people email me and I’ll show you every conversation, chat log, texts, pictures .

Please understand that vendors are assigned to assess the scope of an issue. Occasionally on larger scale issues, homeowners may request additional quotes and second opinions to ensure that an issue is corrected fully and at the best price possible. Additionally, if an owner has a home warranty policy, then repairs must be done according to the terms of that arrangement to avoid a lapse in coverage.
In the instance of your plumbing issue, a vendor was assigned to temporarily fix the flooding issue while the origin of the issue was investigated. Ultimately, it was discovered that tree roots had damaged the main line to the home. This was a major repair and it was completed as quickly as possible.
Regarding the HVAC issue, your initial work order request came through over a holiday weekend. The homeowner has a home warranty for the HVAC unit, and the home warranty company was not available over the holiday weekend. Therefore, our staff assigned a vendor to assess the unit due to the weather and high heat during the weekend. The home warranty company was ultimately assigned so that warranty covered repairs could be completed. The home warranty vendor assessed that full HVAC unit needed to be replaced, advised our office that the appropriate parts were ordered, and that they would contact you directly to schedule the replacement when all parts arrived. Our records show that the replacement is now scheduled.
All ARM residents are required to maintain a renter's insurance policy during their tenancy, and part of the purpose of this insurance policy is to provide temporary housing coverage in the event of a maintenance issue. We advise all residents to utilize their insurance policy in instances such as this to help cover the cost of hotels or other temporary lodging. We encourage you to file a claim with your insurance provider if you have not done so already.

Fantastic experience: The experience was actually the easiest I've experienced. Every question I had was answered swiftly. The approval process took 48 hours and I retrieved my keys a day later. Negative experience: ARM is horrible they recently rented out a home with holes a broken a refrigerator terrible smelling carpet multiple holes and cosmetic issues that they said would remain and it’s not there problem to fix. They made send a security deposit and I still didn’t get a tour of this home. This isn't even the home I originally wanted after getting approved for the home I wanted that would need a security deposit on the 28th of June wouldn’t be ready until a month later at the end of July.

Our records show that the home you originally applied for was listed as "Coming Soon" meaning we did not have an exact availability date yet. You opted to pay a deposit on your current home instead, as it was move-in ready.
Upon review of your move in inspection as well as the pre-move in walkthrough conducted by your agent just 1 day before your lease start date, there are a few minor cosmetic issues including a few scuff marks on the walls and baseboards that are considered standard wear and tear. These items are notated on your move in inspection, and you will not be held accountable for them at move out.
The freezer issue was discovered at the pre-move in walkthrough and the broken part is ordered. The freezer does cool, but the seal is broken causing it not to retain its temperature. This repair will be addressed as quickly as possible.
Records also show that the carpets were cleaned a week before your move in date.

Negative experience: Absolute worst place to rent from. The most greedy organization I’ve ever came in contact with. Raising the rent $100 this year, probably do it next year. On top of your rent you’ll notice a bunch of extra fees so go ahead and include another $100 on your rent you agreed on. I cut my grass and left for vacation for a week, the day I get back I get a email saying I have a yard violation from the grass. If I don’t cut it today they’ll charge me to have someone cut it and “15% for having to send someone”. If you have any questions don’t call them for answers because the lady will transfer you to someone who has never answered the phone one time. AC stopped working so we called for maintenance to come out and they told us to wait to hear back in 20 minutes. After 4 20 minute periods of calling and them telling us to wait another 20 minutes we gave up. Greedy doesn’t do a justice to these people. DO NOT RENT FROM AMERICA’S RENTAL MANAGERS

The homeowner of the property dictates the final approved lease renewal rent amount based on recommendations from our office about the market rate in the area at that time for similar homes available for rent. Records indicate that the only other monthly charge assessed to you outside of your rent is for the Resident Benefits Program that you are enrolled in and receive benefits from each month. This charge is under $100.
Several residents received lawn violation notices this week. Yours was issued due to weeds growing in the lawn and landscaping beds. Your lease dictates that keeping the yard free of weeds is part of the routine yard maintenance and is considered your responsibility. The letter was sent to you yesterday (6/18/24) and it gives you 3 days to complete the necessary work. After which time a follow up neighborhood inspection will take place. If your yard is not maintained by that time, then a contractor will be hired at your expense plus 15% fee outlined in your lease agreement.
Your work order records show that you submitted a maintenance request after business hours on 6/16/24, that the on-call maintenance team representative immediately assigned the issue to the home builder that same evening, that the home builder assigned the work to their licensed HVAC vendor first thing the following morning (as the unit was still under builder warranty), and that when the vendor contacted you to schedule an appointment you stated you no longer needed them to visit and cancelled the work order.

Positive experience: Move in experience was a breeze special thanks to Patrick, Merinda, Robbe and Jerome. I have to be honest there were a lot of major and minor repairs that should’ve been taken care of before my move in. I have had maintenance requests that were handled within 48 hours or less. Overall I’m very pleased with my rental home I absolutely love the neighborhood and America’s Rental Staff everyone is always so friendly, professional and willing to help resolve any issues that I have had.

Positive experience: I started renting in 2021 when the company was Alabama Rental Managers and I had no problems. Since they have been taken over by America's Rental Managers, I have been very frustrated with extra fees, rent raises, poorly managed maintenance requests, renter insurance verification process changes, and now I have received my first yard violation in 3 years. We cut grass every other weekend. The attached picture is of my yard 1 week before I got an overgrown grass notice. My grass stays cut and I keep my flowerbeds as nice as possible. I may not go to extremes but it NEVER looks unkept. When a property management company nitpicks like this, it shows that they are after your money because each of these goes into your file and is looked over when you go to move out and can impact you getting back your deposit. I am not pleased with America's Rental Managers.

Rent prices at renewal are determined by the homeowner of your property and are based on the market in the area where your rental home is located. We urge homeowners to increase in small increments when they need to do so, in an effort to make the adjustment more feasible for our residents. We appreciate your feedback on this matter.
Our Maintenance Department underwent a overhaul of processes and personnel over the last year in an effort to provide better service to our residents and homeowners. The change in renter's insurance this year provided a better product at a lower price for residents who choose to be covered through services provided by ARM instead of seeking a 3rd party insurance policy. We understand that residents had to upload insurance declaration pages for verification to ensure that all residents had proper coverage and would remain protected.
An agent for ARM was in your neighborhood recently and notated that your yard, and others in the neighborhood, was overgrown. As you stated, a week had passed between the photo you posted and the date our agent noticed your yard had become overgrown. You received a notice asking that you address this issue. No violation charges have been assessed. One yard violation during a tenancy spanning several years will not negatively affect your chances for renewal. Also, a yard violation mid-tenancy will not affect your security deposit disposition. Refund of your security deposit is processed by comparing your move-in inspection to your move-out inspection, and by checking that your move-out instructions have been completed. Please understand that it is within our services to the homeowner as their property manager to address issues such as this.

Fantastic experience: I have been with America's Rental Managers for awhile now and overall the experience has been good. The website is easy to navigate. Negative experience: Renting process was smooth and easy and the personnel were accommodating and helpful. The house was good and everything looked good. They have some unnecessary extra services they charge you $15 a month and paying your rent also cost you a couple of bucks if you use their app.Although this is not a lot of money, it is annoying. You also have to sign a zillion page long contract and almost all of the clauses protect them. You want the house and sign it anyway. What else can you do? The real issues start when you are getting out. They will do anything to chip away at your deposit. This is probably the same with most of the real estate agencies. My first problem with them was a high water bill which happened when the house was vacant before I rented it. Their billing person suggested that I place a maintenance request for a water leak so they can use it to make a claim to the city's water company to lower the bill. I placed the request and they sent a plumber. The plumber spent less than 10 minutes inspecting the house and could not find any leak. The company later on charged me for the plumber's fee which was around $200. I do not remember the exact amount. This maintenance request was not my idea, this came from them. I was just stupid enough to listen to them and do what they asked me to do. I communicated my disagreement with this but they send me from one department to another and never gave me an answer. I was never in their office and do not know how many people work there but they will bounce you around until you get tired and quit. Then I had to move out before my contract expired. For this, I paid 3 months of rent as a penalty. So, they took $5085. And they rented the house within two weeks. This three-month penalty clause is to protect the landlord and I understand it especially when the house stays vacant for a long time. It was not the case for me and I expect them to man up and accept that they did not accrue any loss (at least not worth of three months rent) and pay me back some of that money. This clause is to protect them from any loss not use it to charge their client. I wish state has some regulations against this kind of rules. When I was moving out they gave me a list of things I had to do. I went through the list and did everything they asked me to do including having the carpet cleaned by professionals. The gentleman who inspected the house told me that this was one of the best-maintained houses he ever inspected. Guess what? They want another $195 as a cleaning fee and to replace a microwave bulb and some other bulbs. I may have used the microwaves at most 10 times and a microwave bulb is not my responsibility. $195 will not kill me. I will pay it because I do not want to hire a lawyer for this. But people taking advantage of poor people like me for their profit makes me angry. Not that the people working here get this money. Some rich boss of theirs taking my money and probably spending it on a fancy dinner or something while I struggle to make ends meet.

You were charged for the plumber visit because you reported that you suspected a leak in the home, and when the assigned plumber assessed the property there was no leak present anywhere in the home. The plumber charges an diagnostic and visit fee, and this was added to your ledger accordingly. If a leak had been found that was not present due to your negligence, then this charge would have been the homeowner's responsibility.

You are correct that the early lease cancellation fees are designed to protect the homeowner in the instance of an unexpected vacancy. Homeowners are faced with turn over costs that are not a tenant's responsibility for items that must be completed between tenants, as well as costs to market the property on multiple forums, screen new applicants, and place a new tenant into the property. The early cancellation fees are charged to you based on the amount of unexpired time left over on your lease agreement on the date that you move out early. These are not refundable. Thank you for understanding.

While you did follow most of the move out instructions that were both included in your lease agreement and provided to you a second time after you submitted your notice of early lease termination, there were some items that our team had to coordinate for you including replacement of light bulbs in the home and an additional light cleaning of the home. Specifically, the bathrooms and the kitchen were not cleaned properly. The oven, dishwasher, microwave, and stovetop were not cleaned and still had food particles inside of them. The bathrooms were not properly cleaned either, and needed additional cleaning of surfaces. The inside of the cabinets in both the bathrooms and the kitchen were also dirty and needed to be cleaned properly. Therefore, you were charged for both this light cleaning and the cost to replace the burnt out light bulbs in the home.

Negative experience: WORST RENTAL COMPANY EVER! They will take your deposit off any little thing they can find. They will also falsify things to make it seem as if you left the house in a bad shape when moving out. Good thing I recorded a video of the house upon moving out. I did an “appeal” in December of 2023 to get my security deposit back, and of course I still haven’t got a reply (3 months later). This company is super unprofessional and is terrible at communicating with tenants. It is such a hard time talking to anyone who works here. I have never had such a terrible experience with a rental company. Here is my appeal letter. It also explains the terrible conditions of the house upon move in and some of the everlasting issues that either never or took forever to get fixed. To whom it may concern, My name is Cydney Thomas, I am reaching out in regards to the security deposit statement that I received. The address of the property we rented was 5714 Cheshire Cove Circle McCalla AL 35111. I am astounded to see that America's Rental Managers are trying to completely deduct my security deposit AND charge me for the most miniscule things they could find in the house. As of note, the house was NOT move-in ready on our move in day as it should have been. The way we received this house was truly unacceptable. I can make a list of things that were not done, that should have been done. Also, once moving in I filled out a very thorough, in depth, house inspection. Once the inspection was reviewed by the company, many things that were listed remained unaddressed. I even reached out NUMEROUS times to the company to try to get things fixed and it was a COMPLETE run around. Most of the times I was sent to voicemail, never received calls back, even emailed the company and still never got a response. As of note, it took almost 4 months for us to get the interior of the house painted where there were kid drawings and scribbles all along the walls. We literally were begging the company to get the walls painted because it's unimaginably embarrassing to see that type of thing on a house we just had moved into and have no kids. The grass was so high we could not even walk into our backyard, and NOT ON TIME did ARM send someone to properly do lawn care how it should have been done prior to us moving in. Even after we asked several times, nothing was done. The carpets were NOT CLEANED. Not even vacuumed. We moved in and noticed hair clips, beads and rubber bands in the carpet upstairs. This is just A FEW of the many things listed in our inspection that required attention and did not receive priority attention from ARM. If you scrutinize the move in inspection and COMPARE it to the move out inspection, you will clearly see that we left the house in a WAY BETTER condition than what we received it in. I also took a video and photos of the condition the house was in on move out day for this very reason. In addition to the house issues, I highly felt racially profiled and discriminated against my whole time leasing with ARM. My issues were not addressed with a sense of urgency and we were always put on a back burner. I feel if my issues were coming from someone with another ethnicity, I would have been responded to and reached out to about my problems. That is not fair, and I also am deeply considering writing an in-depth review on google and other sites about my dissatisfaction with ARM so that others will be aware of the disarray that comes with leasing with the company. I feel that it is very devious of ARM to give us even further trouble by taking our entire security deposit with an amount due, being that we have had a VERY unsatisfying experience leasing with them. The charges that are listed on the security deposit statement are false and do not exist. There was no trash left. The house was painted not long before moving out. The carpets were cleaned and surfaces were wiped down. Truthfully, I expect my FULL refund back and to speak with someone in management thereafter.

Thank you for your candid feedback. We never want to hear that a resident is unhappy with our services, but we understand that you feel your security deposit disposition was not handled appropriately.
After you moved into the property in June 2022, your move-in inspection was reviewed. And all of your requests that were approved by the homeowner were corrected and any that were not approved by the homeowner were still notated in your move-in inspection to record the condition in which you took possession of the property.
As you stated, the home was repainted after you moved into the property to cover the issues notated in your move-in inspection. Upon review of your final inspection, there were many holes in the walls as well as excessive markings throughout the home. These damages occurred during your stay after the paint job completed in December 2022; therefore, you were charged for part of the cost to repaint the home after you moved out of the property.
All ARM residents receive the same move out instructions checklist and are held to the same standards when they move out of a home. Your move out instructions were delivered to you in July 2023. When our staff conducted the final inspection of the property after you moved out, that final inspection was compared to your move in inspection. The inspector who performed the final inspection found that neither the home nor the carpets had been cleaned prior to your move out, and that there were several small damages throughout the home that would need repair.
Unfortunately, the appeal email you mentioned in your review was not received by our staff. They checked the dispute contact email (listed on your security deposit disposition letter), and could not find any messages from you. However, after receiving your review today, the appropriate department manager was notified of your displeasure, and that individual has since reached out to you with copies of vendor invoices for the repairs and cleaning completed after you moved out of the home as well as photos from the final inspection. Please feel free to reply to that email to discuss this matter further with the appropriate staff member.
We are sorry to hear that you feel you were not treated fairly. ARM strictly abides by Fair Housing Laws to ensure that all prospective residents and active residents are treated the fairly, and that all resident matters are addressed according to these Fair Housing Laws within standard policies and procedures.

Positive experience: Great until they have your money, no support after the fact whatsoever. Performed a proper roommate release and my account access was removed before I could even download the signed document. (which was also before my move out date of 3/1) I called to ask about the security deposit and getting the signed roommate release document and was told we had to work it out amongst ourselves, then the agent hung up on me without supplying the signed roommate release document he said he'd supply to me. It seemed like he took offense when I suggested they review their security deposit policy regarding roommate releases. I've rented in the Birmingham area for 5 years and finally purchased my own home. To anyone reading up on rental companies, buy a home if possible. Rates are coming down and the market has cooled substantially in many areas of the Bham metro. My payment is lower on my recent purchase for a bigger place in a nicer area vs the recent rental situation. You won't regret it!

A copy of your signed roommate release has been sent to you. We apologize for that miscommunication. The individual with whom you spoke contacted his supervisors after your call to clarify if he was able to provide the information you requested. They advised that you were absolutely allowed a copy of the document, and this employee shared the document with you at that time.
Your signed roommate release specifically outlines that the security deposit on file will be retained by ARM for the duration of the existing lease contract. It states, "Jordan Hamilton also agrees not to hold America's Rental Managers responsible for the return of his/her/their portion of the Security Deposit. It is understood and agreed that any refunds or charges will be paid or charged to [the tenants remaining in the residence] upon termination of the Lease Agreement." We redacted the names of your co-tenants for privacy reasons. If you wish to settle a partial return of your portion of the security deposit, then you must do so with your co-tenants.

Negative experience: This company where do I start, In December I put a 500 deposit on a property to hold here it is February. They kept giving me the run around that the apartment had issue, I didn't see any issues wen I did a walk thru, to top that off they stop answering my calls, like I am wrong to have updates. This the kicker I saw that the apartment building was up for sale, so I'm thinking they was holding me back for the sale. I had to pay 3 months storage, 3 months to live with other people, and my time, now they only want to give me my deposit back now.

To provide some clarity on this situation - You decided to pay a holding deposit on this particular property on Friday 12/8/23. The appropriate information was provided to the Huntsville Housing Authority (HHA) on Monday 12/11/23 to start the approval process. The first inspection was scheduled by the HHA for 1/5/24. A few repair items were requested, and the 2nd inspection was scheduled by the HHA for 1/16/24. That was delayed by the HHA due to inclement weather in the area. It did have to be postponed in early February due to some vendor issues, and we apologize for that inconvenience. In preparation for the February inspection, our team found a water leak in the home just last week that will require time-consuming repairs. Our office contacted you immediately and offered the option to wait for the property to be repaired or to receive a full refund of your holding deposit. After considering the options, you ultimately made the decision to cancel and receive a full refund. Our leasing staff initiated your refund immediately via Square and explained that it could take up to 10 days for the funds to appear in your account.
The fact that the owner has the home listed for sale and for rent simultaneously would not have affected your ability to move into the property.

Positive experience: To date (1-24-24) the rental experience has been pretty good. We did have some early minor hiccups but ARM has been good to resolve them in a timely manner. We still have one newer outstanding maint request but with the weather circumstances the delay was expected. We hope this issue gets resolved this week or next. The property we are renting is in good shape and a newer built home. I like the ease of use of the ARM site. The pre-punch check off move-in website was pretty easy to use and we only had a few minor issues with that. If the remaining 12 months go as well as this first month, I would recommend ARM.

Negative experience: I would never rent from this company again. Getting maintenance to come is a struggle and the people in the office do not want to be bothered.. After I moved out, I had the house in move in ready condition, yet they still took money out of my deposit they should not have. In attempting to discuss this with them, they just ignored me. I even sent a certified letter and still no response. I am taking this to small claims court.

This 1 request came at the beginning of your lease agreement to program garage door openers, fix the icemaker, and to assess a doorknob. This 1 request was fully addressed within just a few business days. No other work orders were submitted via your online resident portal.
Records also indicate that you contacted the security deposit disposition team via email as was instructed in the refund letter you received, and records show that a member of our staff responded to your dispute via email with images of the items that needed repair and/or cleaning after your move out as well as the invoices from the assigned vendors.

Negative experience: BE CAREFUL AT MOVE OUT!!! They will charge you a ridiculous amount of money at move out ($216 in parts and labor to replace some lightbulb). Then when you try to contact anyone about charges or ask for pictures of supposed damages or missing hardware (that you have photos proving those thing were missing or already broken from move in) no one will respond. Take pictures of EVERYTHING or else they will screw you out of your security deposit. Response to company: as we mentioned in our multiple emails, we have photo proof from our move in inspection of the broken blinds. We were also never informed that there were suppose to be two garage door openers as it was a single car garage. I have also asked multiple times for information on the towel ring as we did not alter or otherwise damage a towel ring while living there.

Your self-led move-in inspection was compared to the final inspection conducted after you returned possession of the property to ARM. It was notated in the final inspection that the home needed to be cleaned (specifically the bathrooms, the kitchen, and the kitchen appliances), that there were several burnt out light bulbs, several broken blinds/window treatments, a broken refrigerator handle, a broken towel bar in one of the bathrooms, and missing garage door openers.
You signed a copy of the move-out instructions in your lease agreement and lease renewal, and our office provided you a third copy when you submitted your notice to vacate. The charges outlined on your disposition are only for items considered a resident responsibility on these move-out instructions, and they are decided based on the condition of the home at move-out compared to the move-out inspection report. All missing and/or broken items were not reported in the move-in report, and they were therefore assessed to be your responsibility.

Fantastic experience: I have rented 2 different properties from ARM since 2020. The experience has been pleasant, and all of the ARM staff have been very helpful if an issue ever arises, being quick to work with the homeowner to resolve any issues.
