Negative experience: I have been a tenant for over three years and have consistently paid my rent on time or early. Despite that, my experience with this company has steadily declined. Fees continue to increase — including administrative lease renewal fees, rising pet charges, and additional bill payment fees. These increases are often justified as being necessary to “provide a better, safer community,” yet there has been no noticeable improvement in service, responsiveness, or property conditions. Communication has been one of the biggest issues. Emails and voicemails frequently go unanswered. It often requires multiple follow-ups just to receive a response. As a long-term tenant with a strong payment history, I expected a higher level of professionalism and respect. If you’re considering renting here, be prepared for added fees and inconsistent communication. I cannot recommend this company based on my experience.

Fantastic experience: This review message is concerning an issue regarding my digital stove control panel: There was not a need for work to be done because before and by the time the tech came out , my stove control panel was working again. He checked for any issues on the stove panel and said that if it happens again, it will be fixed or a new control panel; he checked the breaker boxes and they seem to be fine. Also, I informed him of lights have gone out before , flickering lights in my apartment and could be a shortage; I may need a breaker replacement. He said that, “he would inform the office of these issues.” I am giving a 5 because he was very nice and professional and seem to be knowledgeable and performed necessary checks. Thanks !!

Negative experience: I’m not much for writing reviews. But I need individuals to know the truth concerning specifically Tiffany Nix and her associates at the Birmingham, Alabama office + Blountsville, AL apartment complexes. My wife and I came into this apartment with several things not up to standard. Oven eyes that didn’t work, a smelly - greasy - faulty dishwasher, lights that were not properly installed, ceiling fans that didn’t operate as they should. My wife and I thankfully no longer live here. But In our last 3-4 months there we were unable to live there due to health issues. Whether it was mold, probable due to our neighbor having black mold. Something in the air vent and complex was making us sick even after everything was thrown away. We filed a claim and nobody came to help us in the those 4 months. So for 4 months nobody checked in on us and we were unable to live there. Yet we still payed on time during those last 4 months and cleaned the best we could given the health conditions & circumstances we were in. Tiffany Nix filed against us with our mortgage company saying that in our lease of 12 months we missed our monthly payment 4 times which was false. We have 12 months of receipts and bank statements that claim/show us paying on time or in the grace period. Then to put a cherry on top, at the end of it all they ended up charging us a sum of $310 for cleaning a 1 bed 1 bath tiny apartment, a “missing” smoke detector - which is in a kitchen drawer in the complex btw. And a broken ceiling fan whatever that means. Like we’re electricians or something and know how to do that. We tried to dispute these charges and understand why and what we could do. They told us it had nothing to do with them and Obligo now has control. Which was a lie because In our last phone call said we had to pay the sum. Don’t trust these thieves, liars, and masters of unsympathetic landlords and accomplices.

Fantastic experience: I just wanted to take a moment to recognize the experience I had during the application process. John was incredibly informative, patient, and genuinely helpful every step of the way. He didn’t just rush through things or treat it like another checkbox on his to-do list. He actually took the time to guide me, answer questions clearly, and make sure I understood the details. In such a technologically driven world, it is such a breath of fresh air to run into people who can still show the value of peer-to-peer interactions. That level of professionalism and personal attention really stands out. The process felt organized, transparent, and respectful of my time. Negative experience: If I were able to leave a negative star rating believe me I would do so! Not only did they change property managers on me after having issues with the first lady, I'm lucky enough to get a guy who is actually worse than she was. I called, emailed and yes even texted without any response. I had issues that never got fixed and I was told that they would be, but 3 years later it was still the same. I call about critters in the attic and they say they're not responsible for critters in the house. I had to tell them multiple times they were in the attic. They decided to send someone out 3 weeks after the report was filed. All they did was spray the holes with expanding foam that the critters made by scratching through the drywall. Holes that were knee deep in the back yard that. I'm not talking 1 or 2 like 20-25 holes. I would tell anyone that's looking for a place to rent DO NOT USE this terrible company. I have so much more that I could share, but for now I'll leave it at this. Run away as fast as you can from them. Terrible company and office staff!

Negative experience: Worst real estate group ever. They will send you out to look at a place alone, when you get there they will give you a code to punch into lockbox to get key, and surprise there is no lockbox! I tried calling them on every portal I could find and nobody ever calls back. I traveled an hour to go look at a place and could not even get in. When I called them the next day, they didn’t apologize but gave me another appointment to go look at it. I’m ready to go see it and I get a text saying it had been rented!Needless to say I was so upset because I really wanted this place but thankful I didn’t rent from them!!!

Negative experience: ETA 12/16: They sent us to collections BEFORE sending us a final bill. ETA 10/16: I emailed as they requested below. It took almost 3 days to hear back AND THEN they told me I owed a different amount than previous. Once again, they became nonresponsive. TLDR: Our experience with this property management company was characterized by poor communication, unresolved maintenance issues, and inconsistent policy enforcement. The lengthy lease contained terms that were selectively applied, with management often contradicting their own written policies. The move-out process was particularly problematic, with billing errors and coordination difficulties. We cannot recommend this company to prospective tenants seeking a straightforward, responsive rental experience. During our tenancy in Southside, AL, we encountered several issues worth noting: Maintenance: The property had pest control issues identified during our move-in inspection due to improperly sealed doors, including a back door with locking difficulties. Management stated these issues would not be addressed despite our reporting them per their requirements, as it did not impact the livability of the home. When we reported a water leak, the response was prompt; however, the resulting cabinet damage was left unrepaired. Communication: Despite the company's emphasis on using their portal and email system, we frequently needed to follow up multiple times or call to receive responses. Communication became particularly challenging toward the end of our tenancy when attempting to obtain move-out instructions. Lease Terms: The lease agreement (60+ pages) does not include an early termination clause for tenants. When the company added breeding restrictions and chose not to renew our lease, we decided to purchase a home. Our request to waive the remaining 1.5 months of rent was declined because "we aren't making you move out, or move out early." Inconsistent Policy Enforcement: The lease required tenants to report employment changes, but when we inquired about this requirement, management dismissed it as unnecessary. Additionally, while the lease specified that non-renewal notices must be provided in writing within 30-60 days, management sent notification via text message with 90+ days' notice. When we got the text, it was asking if we still had our dog and what breed. It wasn't until we inquired about why they wanted to know that they informed us we were being non-renewed due to new restrictions. Move-Out Process: Obtaining the move-out inspection link required multiple contacts. Despite the company's stated procedure to review and communicate necessary actions before key return, no such communication occurred. The final accounting took 30 days (and can take up to 60) and initially included inappropriate charges: a late fee for the period after we had vacated and landscaping costs for bush trimming that the lease explicitly prohibits tenants from performing. Though these errors were corrected same-day upon immediate inquiry, the payment process was unnecessarily complicated, involving Obligo for a portion of the balance with unclear instructions for paying the remainder. Utility Transfer: Despite the requirement to coordinate utility transfers with management, our four attempts to contact them were unsuccessful. We eventually reached someone by phone who confirmed we could disconnect services since keys had been returned, contradicting their written policy. They stated that they didn't do the transfer until later when they would do the in-person inspection. The company's practices demonstrate inconsistencies between written policies and actual enforcement, delayed communication, selective maintenance resolution, and a cumbersome exit process. The absence of an early termination clause is particularly noteworthy, as it requires payment for the full term regardless of circumstances, even when prompted by the company's own policy changes.

Negative experience: I wouldn't recommend. They give you a time in which maintenance is to be performed. Doesn't honor that time and hits me with a fraudulent charge for a problem I never caused. I've called up there multiple times with zero response most of the time and then when I finally do get a hold of someone, it was to be told "there's nothing we can do". Tried to have someone removed from the lease as they no longer lived there anymore, was told to wait until lease renewal. I've given notice as they allow you to on their website, moved everything out, forced to break the lease and/or accept eviction, only to be told that I'm still financially responsible for the apartment until lease is over....what? Also called and stated that I was going to be super late this month in rent due to the fraud charge (that they can't do anything about) and was told that it's okay, as long as it was paid by the end of the month......then I was served a termination notice. Moved out immediately after. Why give people options that cannot be used in good faith and will not at all be honored? In the beginning it was great and I didn't believe all the reviews. Only to be subject to the same difficulties ALOT of people face. Poor communication. Dishonest. No honor at all. And again, give you options on their website/meld app, that don't matter because again, you'll just get emailed saying you're still financially responsible for 5 months in a place you no longer stay or the maintenance people can just come in days early WITHOUT your consent. And then blame you for the problem.

Negative experience: If you are looking to rent through OMEGA REALTY GROUP !!!!!!! with address 4518 Valleydale Rd Birmingham AL, DO NOT RENT ANYTHING WITH THEM they are horrible, money hungry ,and get over they don’t come out to fix apartments problems don’t answer phone call or email they just want your money their customers service is VERY BAD John Ashley is a Liar and a get over on everybody he’s not nice or friendly he add fees after fees for more money for no reason at all I highly recommend Do Not rent from them at all in the Tuscaloosa, Northport, or Birmingham area this will be the worse experience/nightmare ever!!!!!!!!! They shouldn’t be able to rent apartments to anyone they do bad business!!!! Poor customer service and very money hungry!!! Highly DONT RECOMMEND!!!!

Negative experience: My entire experience with this company has been a nightmare. From the moment I applied for a property to the day I realized I had completely wasted my time and money, I’ve dealt with poor communication, false promises, and total unprofessionalism. In September, I found a home located at 1849 Young Farm Rd costing $1,450. The home was not available for my partner and me to see, but we applied anyway, loving the home’s charm and distance from our workplaces. I was approved and scheduled to move in on October 10, 2025, but when we arrived for a visit, it was not move-in ready. The home had multiple serious maintenance issues, including: Countertops that appeared to have been covered with contact paper that was partially removed, leaving an uneven appearance. Cabinets with peeling wood that was coming loose. Wood beneath the counters separating. An unstable microwave. A loose ceiling fan. Sink areas in both the master and guest bathrooms that appeared wrinkled or damaged and in need of inspection. Despite repeated assurances that repairs would be completed before our move-in date, nothing was fixed. Because of the condition of the home, I chose not to move in and was told by John Ashley that my lease would be cancelled and my Obligo deposit refunded. Days later, I had not received either, while the property was already reposted online for rent. We were also misled by the lease, which stated that funds would not be due until November 1st, yet two days before the move-in, we were told that if we did not pay prior to move in by October 10th, the lease would be cancelled. When I tried to follow up, I was hung up on twice — once by Tiffany Nix and once by Claudia — and even threatened to be charged with 13 months of rent for a property I never lived in. My requests for the property manager’s contact information were ignored, and I was continually told that no one could help me. To make matters worse, Obligo confirmed that my refund could not be issued until the property manager closed my record, yet this company initially refused to take that step or provide any accountability. My refund is now being processed, but I want to warn others not to make the same mistakes. This company’s lack of transparency, professionalism, and basic respect for tenants is unacceptable. Save yourself the stress, time, and headache — what looks easy and convenient on the surface quickly turns into a nightmare of ignored calls, false promises, financial loss, and a home in unacceptable condition.

Fantastic experience: After reading the reviews I was a little hesitant about using this company but I do believe in finding out for myself, I’m so glad I did from start to finish everyone I encountered was great, John Ashley, Sonia and the receptionist at the office were absolutely amazing. Fantastic experience: The repairman contacted us and told us what time he would be here on Saturday morning. He called to make sure we were home the next morning and arrived on time. He had his equipment and fixed the sink and explained what he had done. He said to call him if it started to leak again. He called this morning to check on the sink and I told him it had not leaked at all . Thank you for responding so quickly!

Negative experience: 1 star is too kind. We are currently in a townhome infested with mold. We know this because we have done tests and even had a third party mold inspector come out confirming we have extreme amounts of mold through the entire house. We have children and pets and this is absolutely unlivable. All 20+ of the work order requests we have entered into the system have been slowly addressed, if addressed at all. We have been living with mold for over a year and the only option to rightfully terminate the lease is to pay out the rest of our lease. They get nothing fixed. They claim they will start fixing the mold “from the outside in”. It took at least 4 weeks to go a roofer out (after making ourselves available for multiple missed appointments). They don’t care about you, your family, or your pets. Much less their rental properties. Take this as a warning!!!! I regret not steering clear.

Negative experience: If you need to get in touch with them dont expect a call back or even an email reply if the so called property manager is John Ashley. And going in person to call him out on NOT doing his job he becomes very defensive refuses to give his managers name or a contact number for someone higher up. The amount of combined emails we have sent with absolutely no reply since he took over the property would get him fired and he knows it! Stay far far away from this company! Also the nickle and dime you for everything. Fees everytime you turn around. Maintenance requests they seem to get random people not qualified to look at the issue and give a off the wall answer as to why its normal. Litterly have breaker issues in kitchen was told oh you can't run your microwave if you are using your mixer. Instead of just getting a real electrician to come fix it so we can run more than one thing at a time in the kitchen. Also told its normal to not have insulation under the living room in a split level home. The temperature its a 15 plus degree difference in the winter the floor is so cold it killed my house plants. So don't expect anything to be fixed or fixed properly. Also when we moved in it was filthy they said they dont clean before move in but you have to leave it clean on move out. There were bugs we asked for it to be sprayed as we are charged a monthly fee for pest control they said it only included outside pest control so charged to spray the day we moved in. Absolutely horrible horrible company.

Negative experience: These people are slimy, charged me late fees for a date I was no longer under a lease. Took security deposit illegally, security deposit under Alabama law cannot be held as penalty for lease termination. They have 60 days to provide proof how deposit was used. They failed to do this. They think I will just let this drop. Bad news for you. Notice how the owner does not refute it like he does others?

Negative experience: Very difficult to work with. The vendors they send out for repairs do an awful job, leave everything a mess without cleaning up after themselves and will steal your stuff... Getting them to fix anything is an absolute nightmare.

Negative experience: Omg the move it was so stressful. I felt like I was begging and he didn't care. I was looking for someone to understand that I needed to have the process go as smooth as possible. In 2025 there is no reason to pay your deposit for your place you are moving to and can't even view the place until a week before your move in date. Miguel doesn't have empathy, sympathy or any compassion with deal with customers I hated when John was out and I had to speak to Miguel. He promised me call backs, emails that never happened I beg & beg & beg for some help to expedite the process the answer was always no. I hate i vented to them about having to be out of my current place and be in the new place without a zap cause it got me nowhere. I felt like it was an office joke. Because when I called back John mentioned it to me. I had to stay with people for a week all because what I needed to do wasnt explained to me correctly. Someone needs to view those calls from customers the person you may think is great around the office isn't nice at all to customers. I love the house itself there a few things not working properly but at this point im so drained from the move im dealing with it. My experience after paying the deposit wasn't great at all.

Negative experience: Immediately when maintenance showed up the young man and lady carried a very strong odor of perfume and cologne in an attempt to cover up a VERY strong smell of marijuana. It took several hours to clear the smell from my home once they left. It made it difficult to be close enough to them to speak. They carried a strong sense of unprofessionalism. They made comments regarding the rental company explaining how they would not be able to swap out a shower door or the shower unit due to how cheap Omega Realty is regardless of if the situation required it. They managed to rig the shower door back up using a screw. When they were leaving, I inspected the work and the young man who did the work had left a sharp jagged piece of metal about an inch and 1/2 long sticking out from the hinge of the shower door. I had to explain that I have kids and they could easily brush their hand pass the metal and cut it open. They came back in the restroom and broke the piece off. Then he swiped his hand up and down the frame as if to show it was smooth. I asked if they had anything to possibly grind it to a smooth surface, but he told me it was fine now. After they left, I inspected the final work and notice still a small metal sharp fragment sticking out enough to still cause an accident. I had to get a screwdriver to push this piece in to make it safe. After looking around the area, I noticed the workers also left all the sharp metal fragments on the shower and bathroom floor. I had to get my shop vac to clean up and make the area safe. There seemed to be no regard for cleanliness, safety, or professionalism the entire time. The shower door is currently shutting but not functioning as it should, bc if it is to swing open all the way it gets caught bc the shower door is no longer using hinges to swing but simply a screw holding it to the frame.

Negative experience: I took 4 hour out of my day to view 8010 4th Ave, Apt 122 Leeds... it was a total mess. There was mold in the drywall ceiling in the kitchen, filthy air vents, a hornets’ nest on the front door, an untidy property common area, and a horrible wet odor in the apartment. I would not waste your time... this company has very low standards and is horrible at answering the phone, even to those trying to lease.

Negative experience: Omega SUCKS they false advertise for rental properties and add an obsurbed amount of "fees". Tiffany Nix needs to be fired immediately. The lakeridge apartments are advertised on their website for $775 but once you go sign the lease the rent increases to $900+ just in FEES. They charge a $75 grounds fee for what reason I'm not sure! This company is horrible and I see why they have so many vacancies

Negative experience: Beware of this company. I was cautious about using them because of the reviews. We were interested in a property to lease. I emailed a few times because I was not comfortable about providing the info they wanted online. One of their agents eventually called me and assured me that the property was available and that I just needed to pay the fees and get my application in. As soon as I completed the application and paid I got an email and a notification that the property was no longer available and that I would have to choose another. Total fraud as far as I am concerned. Predatory practices at the least. I would not just walk away from anything connected to them, I would run.

Negative experience: We live next door to a property managed by Omega. We have tried unsuccessfully to get a bush cut back on the property. It’s is pushing our fence over. The renter said they were hard to get a hold of but would try. I have spoken to the lawn care person who said he knew nothing about it. The property is now unoccupied. I spoke to a contractor at the property who said he knew nothing about it and to call Omega. I put a work order in myself months ago. Omega did state they saw the work order months ago yet it’s not been completed. I called today and was told they have work order and are behind. Don’t deal with these people, please. I can not get a call back. The email they gave me bounced back. As other reviews have said they only care when you are trying to rent. The pictures are a little over a month old. Damage continues. Omega ignores.

Negative experience: Please don’t rent from this company my experience was very unprofessional, uncaring & unethical. I had been complaining abt noise complaints since January. The manager John Ashley never responded to any complaints, I lived in the unit with 2 kids one that’s disabled and was force to work from home. This company told me to leave the property/ illegal eviction and would not give me any documentation to say that they ended my lease . I have been trying to contact these ppl for 6months with the run around. Save your money and rent from someone else. My rent was always paid on time . So they had no real reason to evict me but they definitely did.

Negative experience: Prospective tenants — PLEASE READ THIS BEFORE SIGNING A LEASE AT THE WILLOWS IN CHILDERSBURG, AL!!! OMGEGA REALTY COMPANY, WHO OWNS THE WILLOWS apartment complex is completely overcharging for outdated living conditions and questionable fees. Rent is being raised at the end of leases to cover things like landscaping and complex lighting, yet the lights barely work, and we were told those were maintained by the city. Now they’re trying to charge an extra $75 for exterior lighting, and no one can explain how this is legal!!!!!! They also claim the rent increase covers trash service, but ALL RESIDENTS already pay for trash through our water bills. Why are we being double charged? As if that’s not enough, they’re now charging us a $50 monthly “Piñata” fee, which is a program supposedly for tenant “benefits” or “rewards” we never asked for, never agreed to, and never received. It’s a complete scam and a waste of money. We’ve contacted the Piñata company and got no clear explanation. SO BASICALLY, GIVING THEM $125 EXTRA FOR NOTHING!!!!!!! Other serious issues: The laundry room is disgusting!!!!!!!!!! Never cleaned, trash is always overflowing, and the smell is awful. The apartments themselves are extremely old and outdated, with no renovations or upgrades to justify these price increases. THE BATHROOMS DON'T EVEN HAVE ELECTRICAL OUTLETS. THAT'S HOW OLD THESE APARTMENTS ARE! Maintenance is slow, and communication from management is almost non-existent. Several residents have had enough. We’re coming together and consulting with an attorney to understand our rights and fight back against these unethical practices. Think twice before moving here. You’ll be overpaying for poor conditions, hidden fees, and fake “benefits.” Make sure you read every charge and ask a lot of questions.

Negative experience: These folks are crooked as they come. Had lease with them for a year. Two months before lease was up their property manager notified me that lease would not be renewed. That was OK because I had planned to move out anyways. According to the terms of their lease either party could terminate the lease as long as they provided a two month notice. A few weeks before the lease was to terminate they started asking me to pay a security deposit, told me I owed thousands more in rent because I hadn't given them a two month notice that I wouldn't be renewing lease, and ultimately reported that I owed them thousands of dollars to the credit burrows. Real shady outfit.

Negative experience: My son moved in a house last year. All was ok until he started having issues, the first issue that I noticed was brown spots on the ceiling from a leak. He called and they sent a young man out who went on the roof and in the crawl space. He came out two times, each time he told us he didn't understand why they won't put a new roof on the house. This house is in a really nice neighborhood and it is the only house on the street that has different patches on the roof where the owner has patched and patched instead of replacing the roof. As a matter of fact, a couple neighbors have come over and asked me about it, expressing that everyone else roofs are nice and my son's roof looks tacky. I'm quite sure the HOA has issues with the appearance. The second incident was my son's septic tank was full. He put in a request to get someone out. . This was on a Tuesday. He had to wait a week to get someone to come out and clean the tank. The plumber that came told us he would have been out that Friday but the owner said wait because they didn't want to pay the extra money. So my son was without a bathroom for a week. Can't flush the toilet. Can't use the water because the septic tank was full. Feces was backed up in the tubs, and he was expected to stay in this condition. I'm certain that none of the employees at Omega realty have been subjected to that type of treatment, so why would you expect your tenants, the people that keep you in business to deal with such filth? Not only was it NOT deemed an emergency, no one even communicated to offer an apology. This showed me that you really don't care about your tenants. He was afraid for me to leave this review because he didn't want an issue with the agency, but I reassured him that wouldn't happen. The septic system was an issue that should have been checked/cleaned before he even moved in. I am not pleased! My son is a very quiet, non-confrontational person, but when it comes to my children, when they fall short, I take up the slack. My son works hard and he pays $1,900 a month. That's too much money to be living in a house with this cheap flat paint that looks like it came from the dollar tree, brown spots on the ceiling, and a hole that has come through because it is leaking inside of the house, not to mention you have to wait to get somebody to come and fix necessities such as the septic tank. If he pays his money, he shouldn't have to wonder if someone will come out. This review probably won't make a difference, but if I can just help one person be informed, I'm good. My son didn't want to move because this is a prime location, but Omega Realty really needs to step their game up before you're labeled as slumlords.

Fantastic experience: The maintenance came in and located the leak. Went got the supplies and fixed it with efficiency. Also cleaned up a lot of the water and swept up a lot of the debris from the leak. Gave up the instructions on the next steps to complete the whole process of getting the dry wall fixed.

Negative experience: Do not rent from the Omega Realty Group. They are SCAMMERS. They don't deserve a star at all. I was interested in this property at 237 Saratoga Ln, Calera, AL 35040. I have been on the waitlist to tour this property since February. I have toured several other properties with other property management companies. Every home I visited was professionally cleaned after the previous tenant. When the lady called me and advised me that I was approved to rent the home I went ahead and paid my deposit of $1350. Since the property was listed at a good price. As I mentioned earlier, I have been on the waiting list since February. Since I have toured other properties and never found an issue with the home. I took a chance with Omega Realty Group-237 Saratoga Ln, Calera, AL 35040, and paid my deposit. When I spoke with the lady on March 10, I advised her that I hadn’t toured the property and needed to schedule a tour she said okay. She reached out to Bernardo Guerrero, / Leasing Coordinator, and advised I want to tour the home. He replied, back and stated that I couldn’t. I asked her why Bernardo Guerrero, stated I would have to wait to view it on my move-in date, which would have been March 14. I advised them that they can’t deny a prospective tenant to view the home beforehand. Going back and forth with Bernardo Guerrero, he finally gave me access to the property on March 13. I viewed the property that I made the $1350 deposit on March 10th. After viewing the property I called Bernardo Guerrero, multiple time he never answered or called me back. I decided to email him this: (I am writing to express my dissatisfaction with the current situation regarding the property I have been interested in. Firstly, I was led To believe that I would be able to see the property before making a deposit. However, I have made my deposit and I’m thinking that the home would be acceptable. The property has not been clean at all. I have never rented or tried to view a home when the property manager holds a tour and doesn’t clean the property they are trying to rent. Upon my initial visit, I noticed that the home is infested with bugs, which is evident as soon as you open the door. ) I asked Bernardo Guerrero, / Leasing Coordinator For my deposit of $1350 back since the home is not livable to my standard. He stated that I would have needed to request a Refund within 48 hours of making my deposit of $1350. This is unfair since He would not allow me to take a tour of the property after making the deposit. He didn’t give me access to the property till 3 days after making a deposit which was past the 48 hours. That is not how you handle business. He took my deposit. I missed paying my rent at the place I’m at now to get this home. I can’t move in it. My daughter and I both suffer from asthma, and this environment is uninhabitable for anyone with health issues. Negative experience: I am dissatisfied with Omega's leasing services, particularly concerning Leasing Coordinator Bernardo Guerrero. My original lease agreement lacked an early termination clause. Mr. Guerrero proposed a "fair deal" requiring payment of three months' rent instead of the full four months for early termination. However, during a phone conversation in early November 2024, Mr. Guerrero informed me that those termination fees would be "waived" upon providing proof of a deed indicating the purchase of a home. This arrangement seemed reasonable, as it is challenging to pay a termination fee after purchasing a house. Following this discussion, I closed on a house on December 20, 2024, and promptly sent a copy of the deed to Mr. Guerrero before the holidays, as instructed. Since then, he has ignored my emails, retained my deposit, and now demands the full four months' rent as termination fees. This experience has left me deeply disappointed with Omega's leasing practices and Mr. Guerrero's handling of my case.

Fantastic experience: Run as fast as you can, they will drain you dry (FACTS), lie about payment arrangements, no late fees- (atleast the guy I was talking to in their office)and add excessive fees (Money hunger) and evicted you when they fall back on their word. I am aware that you have been requesting to organize a payment plan for the legal fees that were charged against your ledger. This states in your contract that we will chargeback our tenants for all legal costs. The charges do accumulate because you were placed in eviction for a prolonged amount of time and multiple times; you were in eviction for two months, and this was not the first time we had sent you there.In your county, a complaint was filed that is worth more than $1000. I do advise attempting to avoid facing eviction in order to avoid those expenses. We did discuss a payment plan, as I recall, but I did let you know that the landlord rejected it after I suggested it. As previously noted, your payment has been allocated to the highest priority items on the ledger, which are the bills from third parties. We do advise paying at this time, otherwise we will carry out the eviction procedure. Negative experience: I beg you please don't rent from these people. I rented from them and they don't answer phone or email with any satisfaction. They don't fix any issue completely just the cheapest way possible. I would be better to stay at an extended stay then to rent from this company.

Negative experience: I spent a year in their apartments with no problems but when I go to move out they tell me to either mail or bring in the key before a certain date to avoid costs,i move out into my newly bought house and send the old key in the mail and let them know i have vacated the apartment. I then the next month receive another bill from them after stating I never left. They then refuse to give me my security deposit and continue to charge me to this day with no replys to my communication

Negative experience: This complex is horrid please don’t move here. Mold filled apartments, they let people smoke in apartments that leak into other apartments harming you and pets, drug deals go on outside the apartment, people blast music in the parking lot that shakes whole apartment, they throw trash everywhere in parking lot and leave trash bags laying at the dumpster instead of using the dumpster. People have a lot of kids and decide to live upstairs, there is no noise ordinance so people are as loud as they want to be at all times , dogs poop all over the sidewalk, no peace no quiet no safety AT ALL and we have told authorities with no response. We are cancelling lease and hopefully saving others the trouble.

Negative experience: We have been with this company going on 7 years. No it haven’t been easy, there has been many things that needs fixing due to the being house old and outdated but per contract, it’s on us because it’s a fee if they come which is ridiculous. We pay on time and mind our business but every year they go up on our rent and we have to pay a deposit just for renewing our lease. Used to be 100 now it’s 150. I feel that like it shouldn’t be none by us being loyal customers. I spoke with John the other day and he kind of had an attitude like he was irritated. Looking at these reviews, it’s look as though we one of the few loyals ones but get treated as we month to month and they just know we calling to waste their time. 2025 will most definitely be our last year as a customer because we definitely gotten thrown to the side.

Negative experience: Absolutely DO NOT rent from this management group. 1. Our AC went out in March when our infant was 9 days old. It took the 2 weeks and two different AC companies that were not aware that the other had also been hired, to get it fixed. We had to relocate for those 2 weeks. 2. We had a yellow jackets nest in the attic. We had to relocate again, with the baby now being 3 mos old, until they could send pest control. That was June 2024. Upon our move out on 8/30/2024, Pest control had still not come out to get rid of the nest. The real estate company confirmed that the ticket was still open. Almost 3 mos. We had to have the nest removed ourselves in order to be able to stay there. We were still charged monthly pest control. We tried to hire a private company but they said they couldn’t do anything without the management company’s permission. 3. It took them 62 days after move out to even answer my email regarding when we would receive our deposit returned. Today is day 70 since we moved, and we still do not have our deposit returned. 4. They kept $700 of our $1000 deposit because, upon move out, the “walls needed painting”. 5. Photos at move out show that it was left empty, clean (considering it had been lived in for a year) and only needed basic Reno done for all new tenants. Do NOT rent from these people! ***Edited to add since the management group replied. Today is 11/12/2024. As of today, we have NOT received our deposit back, so NO, it was not received within the 60 days as is stated in their reply. As of today, we still have NOTHING returned. Did you notice that they kept part of our deposit for painting? Not drywall repairs, not holes in the wall, but paint. Paint is a standard task performed between tenants, or so you would hope. Are these people allowing people to move in without painting from the last tenant? And I am paying for it? Also, I included photos, so you can see that any "Cleaning" that had to be done was standard between tenants, we left no personal belongings behind and it was just normal wear and tear. Do not let these people fool you. And yes, I unsubscribed from their emails, because they sent timely promotional emails, but would not reply when following up on requests for assistance.

Negative experience: This rental company has a scam going with a company called Rhino they use for people to pay their deposits. Google rhino and read about it before you agree to it. And also omega does not respond to emails and you can’t ever get anyone on the phone when you are a client. They will answer for new applications but not current customers.

Positive experience: The application was a hot mess to navigate, I even had my sister in law to help me ,she is a CEO of a business and she even was getting fed up with it. But we figured it out and missed a chance for a bigger apartment However the apartment we got is smaller yet we are very satisfied with it. Negative experience: Currently a resident of Sylacauga Oaks Apartments & if I could give negative stars I would. The moving in process was fairly easy but that’s the only positive thing I can say about them. Omega Reality who manages these apartments are awful. They do not care about the issues in the apartments, and take their time responding to maintenance request. I currently have a mold issue, water coming out from underneath my floors, and one of my walls are soft and damp to the touch. I’ve called numerous times and keep getting the same response of they will send someone out soon. The only person who has been out to my apartment was hvac to fix the water leak, but omega still will not send someone out to even look at the other issues.

Negative experience: Wasn't able to get far with this company. I had a viewing of a house scheduled in Huntsville, AL and when I showed up, the only key available in the locked box did not work. Multiple attempts to reach an actual human fell through as their automated system loops and eventually stops giving me options. I finally got through to someone by selecting the leasing option and competent is the last word I would use to describe the people responsible for helping you. When I explained the situation, the lady I spoke to asked me if I had an appointment (which I would need in order to get the code to the key lock box) and then proceeded to tell me that I needed to contact the local office. I explained that I've already called repeatedly over the span of 20 minutes and just got the runaround then asked her if she had a number I could call to get ahold of someone local. Shockingly and frustratingly, she said she didnt have that information and told me not to call leasing back. Further research using Google failed as the only number and office that shows up is the one I called, based in Birmingham. Upon further inspection of the front porch, the house was not in good shape. The screen door was stuck open as the bottom hinge had been torn off the house. The outside looks like it hasn't been touched in months and looks unkempt. If you are looking for somewhere to live and don't want to waste your time, avoid this place. If you want competent customer service, avoid this place. If you want to pay the correct prices for housing units, avoid this place. I am extremely dissatisfied and frustrated at their lack of resources and effort to work with potential tenants. If you're looking to waste your valuable time trying to acquire a livable and affordable housing by potentially getting to view and apply for overpriced, worn down buildings and dealing with a horrible automated system that is somehow more competent than the people working for them, you are at the right place.

Negative experience: I am very disappointed with what has been applied to payments. There are several options within your lease. But now if you make a payment by money order you are now assessed a TEN DOLLAR FEE. This is not a late fee, but I think is bad business when all they are doing is putting it in a deposit bag and taking it to the bank. I am very disappointed.

Negative experience: RATSSSS!!! DO NOT RENT WITH OMEGA REALTY GROUP!! Since we’ve moved in we had nothing but problems. This place is full of bugs and mold. We contacted them promptly and they never reached out. After many attempts they finally talked to us and basically told us to resolve the issue ourselves and it’s not their problem. They even CHARGE EXTRA FOR MONEY ORDERS!! Amongst other issues. DO NOT RENT WITH THEM!! We had similar issues as other reviewer so I believe them. The pest control service is horrible and they hide behind the fact that “it’s a third party”

Negative experience: DO NOT RENT WITH THIS COMPANY! We rented a home in Pike Road, Al and from day one after signing the lease the customer service of these people was absolutely horrendous. First off, we signed the lease and was told we would move in July 6th 2023. A day later we were told we weren’t able to move in until a week after. Which was a severe inconvenience because we moved from Florida, over 5 hours away AND my husband was expected to start his new position on July 7th. After dealing with this situation we moved in to a home we trusted would be cleaned prior to our arrival because we hadn’t done a tour but that wasn’t the case at all. The home was absolutely filthy. It had not been attended to at all based on the urine stains around the toilets, and trash and ROACHES under the stove and refrigerator. The dishwasher was completely unable to be used due to the fact it was riddled in mold and mildew. During the first walk through we also discovered several lights that were out, a door hanging off the henges, door knobs falling out of doors, no garage keys, no clubhouse keys, fireplace unable to be used and much more. We noted everything and sent it in to the Meld. One electrician came for the dining room light bulbs to be replaced but did absolutely nothing else because he wasnt assigned to. Not to mention we were threatened by the property manager, Bernardo Guerrero, who was very rude and unkind because THEIR portal was not working when we tried to pay our security deposit. He threatened to evict us only a week into living in the home because of the portal issue. We were told we were forbidden from using the portal ever again and we would have to send our rent via mail which was also an inconvenience every month. We paid for pest control every month and only received services once during the year lease. I have so much more but to say the least, renting with this company was an absolute nightmare and I hope if you’re reading this, you choose a better company to do business with.

We deeply regret the poor pest control service you experienced and the lack of follow-up on maintenance requests. Your experience with the property manager’s conduct is also concerning, and we will address this internally to prevent such situations in the future.

Negative experience: Had to call repeatedly to get 2 lights fixed because they were half@$$ fixed. Got told that the grass would be cut before I moved in and it wasn't. When contacting them about having to pay someone to come and cut the grass because it had gotten so tall that it went to the bottom of the windows was a message saying sorry for the inconvenience. Had the front porch light go out due to water getting into the fixture all they did was unhook the fixture from the wiring. Went 2 weeks without heat in the middle of winter because they claimed to be waiting for a part.
