Negative experience: If you still think it's 1985 and played Atari this is the HOA for you. They are slower than a SLOTH.....Very unprofessional, lack emotional intelligence to engage in problem solving. IF YOU NEED SOMETHING REPAIRED IN 2028, START ASKING NOW IN 2026. If you blink your eyes, there is a new set of management staff worse than the previous ones. They have some of the worse contractors I have ever witnessed whom cause more damage and harm to your property. IM WAITING FOR A CALL BACK, NEVER RECEIVED ONE. IM WAITING FOR SOLUTION FROM MY EMAIL COMMUNICATIONS SO I CAN PUT MY PROPERTY UP FOR SALE AND MOVE THE HELL ON!!!!

Negative experience: The streets were plowed during the snowstorm Saturday (Dec-13th) only once in my community. I called Kirkpatrick Management company several times for the snowplow to come back out cause I seen several vehicles slide and almost hitting cars and mailboxes. I have left several messages and no phone call in return. I have tried reaching the representative (Chad) through the front desk phone for a week now but still no response. I understand there are many residents but a week without a return phone call is unacceptable especially when I’m trying to prevent homeowner’s properties from getting damaged or even worst of people getting hurt from careless drivers. Kirkpatrick is showing me that they don’t care nor have any concerns about homeowner’s community issues until it is time to pay their HOA fees.

Fantastic experience: We are so lucky and pleased to welcome Donna Tripp as our new Property Manager/CAM for Muir Woods off of 80th and Keystone. She has a lot of experience, is organized and has creative ideas. She amazed us all by responding to questions and needs in off-hours. We are not used to that. She has a great sense of humor and is delightful to work with. We are looking forward to getting to know her even better as time goes by.

Negative experience: It's very disheartening to see and know how this management company along with the HOA handles business with upstanding residents of the Royal Oaks Subdivision. I've left several messages and no phone call in return. No annual meeting has been held for two years so the residents know who the Board Members are. Violation letters from their compliance team taking pictures of minute issues and won't even take the time to understand why a particular issue is the way it is. I've tried reaching the respective representative through the front desk phone line and in turn rudeness was presented because I was simply trying to explain the importance of clarity as it relates to their so called issues. I understand there are many residents that don't comply to alot of things that are asked of us and in turn attitude and nasty personalities presents itself BUT Kirkpatrick Management shouldn't assume every resident they speak with will come off as such. There are many of us that stand for right and do what's right. While sending letters about minute issues, how about the Board Meets with the residents face to face along with Kirkpatrick Management and here the residents out!!! Poor handling of business is at hand!

Fantastic experience: I lived in 3 fountains East for over 35 years. The management company was always kind and professional. I even had a seat on the Board of Directors.But I moved to North Platte NE 6 years ago. My husband Tim died last year. I didn't even get a card offering condolences. That hurt, because thought the people there were my friends.

Negative experience: I don't understand why any HOA chooses these guys to manage a neighborhood. Property manager doesn'r respond to requests, ever. Commitments are made and broken with no communication if there is a change in plan. No notification when a contractor is coming to work on exterior of condo so random strangers wandering around with no indication who they are or why they're there. Contractors are rude when asked why they are there. If you have a vote, I wouldn't vote for these guys.

Negative experience: Unimpressed with gardening services, Kirkpatrick's work order system as nothing gets done, nor do they provide feedback or updates. Safety issues on our property are ignored. I understand they take care of large properties, but with no response to anything os more than frustrating!

Negative experience: The unprofessionalism of this company is astounding. This company constantly has delayed responses (if one is even received), unprofessional responses when they are given, unprofessional and poorly written emails sent out lacking important information regarding whatever matter is at hand, lack of urgency to address serious issues, contracts work out to extremely subpar companies on a consistent basis, and charges astronomical fees for the lack of services actually provided. It’s been very frustrating to see our once great neighborhood being cared for the way Kirkpatrick does.

Negative experience: An absolute JOKE of a management company! All you people do is take the money and run! Neighborhood has gone way down hill! Dan I did email you I'm still waiting for a response! You claim you drive around every 20 days? Well you would notice that yards are not being taken care of, these kids that are riding these scooters all over the neighborhood and not following the rules.

Negative experience: After speaking with Erik Klasnick I would rather move than live here in Wakefield. He is so rude and highly unprofessional. We have a tree down in a wooded area and asked about property lines. He was absolutely no help at all and told us to get our property surveyed. He had the audacity to ask my husband if he was the same age as him (50’s) and to get out there and cut it up himself. He also Stated that he would do it for Hundy. (100- his words not ours) My husband has medical issues and is unable to cut up the tree and haul away the remainder himself. Also, if it’s not our property, of course we would not want to pay for this. That statement was uncalled for and highly Inappropriate and also hurt his heart. I have also sent letters in regards to neighbors in the past with no response. I also asked to speak with his manager, and he said he is the highest form of management and that there was no one else to speak to. He is an egotistical jerk. And I honestly can’t stand to have to deal with this man. He asked questions that were none of his business, and in my opinion so unprofessional. Of course I called him to speak with him about the way he spoke to my husband, his response was "it was a man to man conversation" No, I totally disagree. It was a man and a bully conversation as I had the exact same experience. That is not your place. I don’t know who Erik you think you are giving your two cents about my husband and or his manhood. Screw you Erik. If I could give zero stars I would have, but I had to give one to leave this review of this terrible human being. The lady before him was fabulous. He is terrible and our neighborhood has gone downhill since he has been managing it.

Fantastic experience: KMC has been an HOA partner of ours for over 40 years. They do an excellent job. When homeowners in an HOA have issues they always want to blame the property management company. The property management company only executes the HOA Board Members decisions. I definitely recommend KMC. I would also like to think Donna our KMC specialist that has helped our community keep the immaculate. I've never had a community specialist so dedicated as Donna

Negative experience: Horrible company full of a bunch of bullies! Got a NASTY letter about having a dumpster sitting in OUR driveway for over a month. Threatened “legal action” and called the dumpster that we NEED for the moving process an “eyesore”. We lived in the home 26 years and are in the process of moving. We all work full time and you tend to have a lot of things after 26 years along with other life things (so yes it’s gonna sit awhile). Do NOT move into a property under their name. 0/10 do not recommend!

Negative experience: Perhaps the worst customer service I have ever received from a company. I first reported that I have two new active leaks in my roof (which my HOA is responsible for) on May 18th. They still haven't been fixed, and the interior damage continues to spread (not to mention the likelihood that mold has since developed). My property manager, Jamie, does not respond to messages, emails, or phone calls, and on the rare occasion that she does, she provides extremely vague responses without giving any timelines. It feels as though my HOA, and Kirkpatrick, are simply robbing me of my monthly HOA dues.

Negative experience: After a 69% increase in dues we are getting 1/2 the service! The grass hasnt been mowed around the lakes with nothing but excuses! $7000 aerators havent worked all year, again, with nothing but excuses! According to kmc they only have a 2 yr life span! We went to a meeting where it was lie after lie to the point we were even told that it was "state law" that we couldnt talk! Or that entry walls needed demolished that only needed some cosmetic concrete work done! Broken sprinklers were washing every car that went by with a full stream

Negative experience: If I could give zero stars I would. The waterstone HOA is the definition of insignificant, and out of touch. They waste time and money on pretty rules while ignoring actual community issues. For what they asked me to do. It will take a lot of money and time for a very insignificant issue. I hope that we can get new and better board members who will realize the real issues and take care of them, rather than small issues. It’s like the board members be more intrested in micromanaging residents than improvising the neighborhood.

Fantastic experience: I had a terrific experience with Dan Courtney, Property manager of SPLAT. I had an urgent question regarding my homeowners insurance policy before I could close and he got back to me the Saturday of Memorial weekend which went way beyond what I was expecting and saved the day so that I might close May 27th. Dan has already been helpful today answering questions and providing me with an Architectural Control Form and important board contact info. Fantastic experience: When we switched back to KMC from Ardsley, I was apprehensive about our new manager. However, after working with Dan Courtney my doubts disappeared. He is a fast learner, articulate and our repairs and their progress have been directed to him, not me when I was president. I was spending up to 20 hours per week dealing with Ardsley.

Fantastic experience: Our Community Manager is Andrew Bannister, and since he took over our community at Waters Edge, Andrew has been fantastic! He's always very responsive, getting back to us almost always within a business day, he helps guide the HOA board when we aren't sure how to proceed. His customer service skills and working with our home owners is always super helpful. Andrew has done a great job helping us stay up to date with contracts, bids for landscaping for example, and made it so easy for the board to make appropriate decisions. He's also been tremendous in helping the current board navigate and clean up from previous boards, such as rental caps getting out of control. He is also very organized, and helps the board with reminders if we miss responding to requests, and keeps our documentation very organized. Any community would be lucky to work with him.

Negative experience: The manager at Coronado Gardens in Lansing Mi harasses the residents, tows cars with out notice and lies about it. Been a resident for over 5 years and she is the worst manager we’ve ever had and we’ve had some awful managers. Still have gaping holes in my ceiling, she’s also tried to say I never turned in paperwork regarding my recertification when I know, I’ve turned it in three times. She’s just horrible and so far nothing is being done about it.

Negative experience: Absolutely terrible experience. I would give zero stars if possible. We moved into a home managed by this company nine months ago, and during that time, we never received any communication regarding HOA dues—no emails, no letters, no instructions whatsoever. The only time they bothered to contact us was after payments were missed, slapping late fees onto the account without any clear explanation. Even then, their billing statements were completely unclear, bundling regular dues and late fees together with no transparency. As a result of their complete failure to communicate, I unknowingly paid three late fees — fees that were absolutely not my fault. I had to figure out on my own how to log into their system and find out the payment process — something they should have provided the moment we moved in. When I reached out for help, I was met with rudeness and unprofessional behavior. One of their representatives (someone named Colin/Coden, not sure the exact spelling) was shockingly aggressive and dismissive. Instead of helping resolve the issue, they made the situation even worse with their attitude. I am stuck dealing with this company because our HOA chose them, but if you have any choice at all, do not work with this management company. They are disorganized, negligent, and disrespectful to the people they are supposed to serve. I’m writing a follow-up to my original review because, unfortunately, things have only gotten worse. After I posted my initial review, a vice president from the company responded publicly with a message saying they were sorry for my experience and provided an email and phone number to “help resolve the issue.” I reached out right away, thinking they genuinely wanted to help. I received no response. Not a single reply to my email. After looking at other negative reviews, I realized this VP posts the exact same copy-paste reply to every bad review — it’s nothing more than a PR gesture to make it look like the company is doing something. But they are not. This company continues to show a complete lack of accountability, poor communication, and no respect for the people they supposedly serve. If you’re reading this and thinking, “Oh, at least they replied and offered help,”—don’t bother. It’s just for show. Still one of the worst management experiences I’ve ever had, and this just confirms how deeply unprofessional they are from top to bottom.

Negative experience: Worst management company I have experienced. I submitted a request to approve a landscaping plan on 4/9. Multiple follow ups and last Thursday (4/17) I was told I would have a response in the next day or so. Followed up again today after I did not receive a response only to be told that my request was just sent to our board of directors yesterday (4/21). So last week when Michael told me I would have a response in a day or so, he knowingly LIED to me. Very disrespectful, unprofessional, and not a great way to do business. My first request was approved very timely and with excellent communication, but this one has not gone that way at all. If I could give zero stars, I would. I have never encountered a management company's employees as rude and unprofessional as this group at Kirkpatrick. If you have an option to go with a different company, I highly recommend steering clear of KMC.

Negative experience: This company manages our condo complex, and it's been a less than ideal experience. Feels like screaming into a void. They won't answer phonecalls, call you back, or answer emails. Total non-communication, even when you've calling to verify the receipt of checks. Their portal is abandoned. They only sent people to deal with snow AFTER all of us shoveled. We had a pipe burst and they wouldn't send anybody out until it flooded our HVAC system. Just a pretty terrible experience all around which has costed us time and money.

Negative experience: I just called this company to request they do some snow removal, FOR WHICH THEY ARE PAID. Yes, I was irritated for being snowed in for a week. I have been walking to the store if subfreezing temperatures because my car is snowed. They came and shoveled once. Guess what. It snowed again. It's not a one and done. Pardon me for disrupting their delicate work day and requesting they do their job. I was hung up on. TWICE. These are the type of people who exert more energy trying to get out of doing their jobs than it would have taken just to have done it. I will never understand that mentality. I find this level of ineptitude and laziness intolerable and very unprofessional. They are clearly not effective for accomplishing what should have been wrote for them if they are as experienced as they claim to be. These property management companies are popping up everywhere. They are a dime a dozen. And others are probably more responsible. If you are reading this and looking for a property management company. Keep looking. This one doesn't even try and they are rude, particularly when they know they failed. Very unprofessional. I have filed a complaint with the Better Business Bureau. All they needed to do was what they are being paid to do. All of this could have been avoided had they just done the job instead of refusing to do it and being rude abiut it. This is not the first incident or their being remiss and i have only lived here four months. From what i have seen, I think this company is very disingenuous and more concerned with collecting money than providing a dependable service. Looks like they are getting a lot of bad reviews over this. Well deserved.

We get 8 inches of snow and mind you we pay $265 a month in a condo where the exterior structure is their responsibility and we get one round of removal. Negative experience: 1 year update: still not fixed this year despite me calling in to try and get the issue resolved as i was recommended to do last year. I did try, but no one picked up or returned my call. I'm never able to tell how much my dues are. The paper bills say one thing, but the portal says another. I call in to clarify and I'm told my HOA is the one that needs to clarify, but they don't run the portal. There's no accounting history either to let me know how much the dues were either. Seems like a lot of basic features are missing.

Negative experience: This is the worst experience I have ever had with a property management company and I've rented for 13 years and worked in property management for 5 years. They do NOT communicate. Good luck getting a hold of anyone beyond the receptionist. I called Valerie Atwell numerous times and left several voicemails and emails and she has never returned a single one. I rent the condo that they manage and the owner has explicitly and repeatedly said KMC can communicate with me to get an accurate idea of the issues, but they never contacted me. Valerie continued to only email the owner (never call even though the owner asked) but not me. So it was a constant back and forth with the owner being the middle man which caused confusion and delays about the issue. After placing a seeming small work order that somehow made it to the board they said they "felt" the problem was something completely unrelated to what the work order stated. How can they think they know the issues without coming to inspect it or ask the person experiencing it? It was so frustrating that no one ever talked to me about this issue. The work order was outstanding for 5 months. I was assured from the receptionist that Valerie would get back with me numerous time, I even asked to talk with the regional manager but got nothing. So after 5 months of no communication I finally asked one of the subcontractors on the property (not even someone who works for KMC), to do the simple work order. It was done in 5 min. Weeks later Valerie emailed the owner who told me they would send someone out to fix it, but I was not communicated on when this was happening, if it was done, or what they even did. I never received acknowledgement for the lack of communication or an apology for how long the work order took to complete. Nothing! I don't know how they run things without talking to their residents. When I am able to buy my own condo, I will avoid properties managed my KMC.

Negative experience: Im a owner of 3 condo units and KMC has been a complete waste of time since I've come in contact with their services. I live in Heron Lake Condos which have been managed by KMC long before I got there in 2015. My very first experience in dealing with them came only a few months of purchasing my condo in 2015. I moved in most of my furniture into my condo and the rest was in my storage closet on the first floor. I had to travel to Europe for business for a week, during this time the first floor flooded from a pipe burst, damaging several things in my closet, most of my personal belongings were on shelves and weren't damaged. I wasn't contacted at all via email, phone, etc instead KMC was contracted to clean up and proceeded to throw all belongings into a dumpster...damaged or not. I also had a personal firearm that came up missing and several personal belongings. When I returned, I tried to contact KMC for 2 weeks with no response. I finally contacted a rep on the 3rd week and was told there was nothing they could do and I'd have to file a insurance claim. In which I did, and was only compensated for a percentage of what was lost. Throughout the years, KMC has repeatedly had issues with processing HOA fees correctly, causing issues with late fees. I have a extensive email chain with the HOA and KMC. I was elected on the HOA as the VP and I wanted KMC out. They were a huge part in what we spent as a community with very little getting done as far as repairs or management. When jobs are contracted to be done by them the rates are extremely high and they tax the community heavily. In 2020, I had a cement patio on the third floor that developed a huge crack down the middle, this fell under KMC to fix. I sent several emails out to KMC and the HOA about this issue and was only contacted a couple times about coming to look @ it. It took KMC 2 years to come look at my patio, by then it was on the brink of collapse and I couldn't use it for 2 years for fear it might fall into the patio below. 2022 a rep from KMC came out and looked at it and said it was bad, I heard nothing back for 4-6 months, until I wrote another email about it being a safety hazard and that I was going to call the fire dept and my lawyer to come check it out. A rep came early this year with a plan to shore it up and fix it. It was finally replaced with a wood patio. Smh. KMC has a legal team that specializes in liens against homeowners. Our HOA complains about the community budget but pays KMC a huge chunk for nothing, they raise dues to help pay for this mgmt company and force this onto to the community. My community is mostly retired elderly on a fixed income and the cycle that has been started has split our community down the middle. Dues go up, Fees can't be paid, they use KMC to go after the funds legally by putting a lien on their homes. Instead of firing this mgmt company and finding a better service, we fall deeper. There are several lawsuits pending against KMC on several issues like these. Please do your research before hiring this company as ur mgmt team.

Negative experience: Not to throw anyone under the bus but Carmen is horrible at communicating. I was told to email her about a minor issue with our HOA and she never responded. So I tried calling and she was short and not helpful at all over the phone, it was very unprofessional in my opinion. My husband has tried emailing her again about a similar issue with no response. Hopefully we'll get one soon...

Negative experience: We are in a fight with Kirkpatcrooks currently. They are telling us we are responsible for indoor flooring when their outdoor pipes caused the sewage damage. Their outside pumping equipment broke down causing an influx of sewage into our home. I guess if they drive their truck into our home, we are responsible for our inside walls even though they cause the damage. They told us to call our insurance company even though they caused the sewage damage. That pretty well defines insanity.
Indiana Mike – KMC always suggests that an owner calls their insurance agent if there is damage to a home. KMC alerts the Association's carrier, and it just makes good sense to let let your carrier know what has occurred. Ownership and responsibility are called out in every set of Governing Documents. All have been written differently. Your insurance Agent will know precisely what your responsibility is and the association's responsibility…if there is a difference in opinion, the carriers will hash it out. As a side note: Kirkpatrick Management Company owns nothing at the associations we manage. KMC is paid to manage the Association or Cooperative but owns no property or stock.

Positive experience: Hi my name is Alisha Lynn. My parents own a house in Champion villages in Indianapolis. The neighborhood is clean and always such nice people to speak with. My only complaint or concern is the lakes. They said that they have been treated but the algae in the lakes is bad and there is trash in them. GROSS. The swimming pool never smells like chlorine like a swimming pool is supposed too. Other than that the neighborhood is great and thanks for all that you guys have done for my parents and their neighbors. I would have gave you guys a 5 star but all the lakes do need maintenanced. Fantastic experience: Demi was extremely helpful with setting us up on the portal and helping us obtain a pool fob. We have lived in the community for over two years and had never received a responses time was not great from all our earlier inquiries. Fantastic experience: Nathan is a service provider at Canterbury Condos. He is always very pleasant and helpful. I had need of a front door bulb replacement and at this time getting on a ladder is not a good idea. Nathan was on site and changed the bulb for me without any reservations or that he minded doing it. I leave for work at 4am and really appreciate the light! I really appreciate his willingness to help! I also had need of gutters being checked due to water running on patio. I had made this request several times and Nathan came out and fixed the problem. Negative experience: I've lived in a neighborhood where Kirkpatrick Management has been at the helm for nine years. I'll be honest, the maitenance team who actually come out and do the repairs are amazing. They're kind, they work quickly, and they seem to be the only people in the building who can provide any kind of customer serivce. The property itself, while I love living here, was not well-built. You can see archways aren't event, light switches aren't event, etc. The flooring quality is awful, had to replace that, and there's a gutter issue that causes flooding near our front door everytime it rains. I've brought this to their attention over the nine years, and I've continually been told they can't/won't fix it. I get it, all businesses exist to make money. But there are 325 condos and I'm unsure how many houses that they collect $300/month from. So, we probably have enough to ensure there aren't birds in the clubhouse or dead bunnies in the pool. I'm also really disappointed by the customer service, or lackthereof, because it costs nothing to be nice. Jeff S. is rude, unhelpful, and he started a month ago. How does a company that's so rude to their customers win best place to work every year? I guess they pay well. If you're going to go with Kirkpatrick Management and Pulte, please think twice. Had I known I'd have to deal with someone else's attitude everytime I have a maitenance need, I probably wouldn't have bought here.

Fantastic experience: Had a recent issue with our street light going out. When I brought it to the attention of Kat, she immediately contacted Duke electric to repair. I appreciated her quick response!!

Fantastic experience: We moved to Springmill Lakes at Tamarack only a year and a half ago. In those initial months settling in and remodeling we needed help and guidance with a variety of issues ranging from architectural control applications to leaky roofs and landscaping repair. Dan Courtney was always prompt in getting back to us and helpful in his advice. Thanks Dan, keep up the good work!

Fantastic experience: Dan Courtney has been great work with. I am on our HOA and work closely with him on our community projects. He does a great job dealing with our residents' concerns and with our service contractors. His guidance at our monthly meetings has been invaluable. His attitude is always upbeat, even when he has had good reason for it to be otherwise.
