Fantastic experience: Employee: 1099 Torranie was absolutely wonderful to work with throughout my entire leasing process. From the very beginning, she helped guide me through finding the right place and made the whole experience smooth and stress free. She is a great communicator and always kept me informed every step of the way, which I truly appreciated. On top of that, Torranie has such a warm and personable personality. She made the process feel easy and welcoming, and it was clear that she genuinely cared about helping me find the right home. If you have the chance to work with her, I highly recommend it. She goes above and beyond and truly makes the leasing experience a positive one.

That they keep sending me that I owed money. It should have been an easy fix. But it took my second call.So therefore i'm not giving you a five star.Review for something that could have been taken care of the very first day
Negative experience: The house we rented clearly was not cleaned or looked at before move in…. we have no usable tub for our baby to bathe… the hot/cold water only lets out hot water that is to hot for baby to bathe in. So I have to bring pitchers of cold water to the tub from the kitchen…. But now the tub stopper doesn’t work, so we don’t even have a tub to use…Have over 8 outlets in the house including both bathrooms that don’t work…. And a toilet that is not bolted to the ground… The house was never cleaned before move in… bc the fridge had an error code and we moved it out to find years worth of grime and dust all over it. The home was advertised as 2 car garage, but only one had an opener… I have rented with first key and AMH and at least they clean the properties before move in, and have people who actually show up to fix the issues… so far I’ve had appointments cancelled for them to come fix the problems

She is dedicated, responsive & quick to get the job done. I had struggles with another PM, switched to her had all my properties leased in a few weeks. All this in the middle of winter. Home River Group management you absolutely must take care of her, she is your greatest asset to your company!!’

Negative experience: This was the worst rental experience we ever had. The basement carpet and subfloor were soaked in pet urine from the previous owner, causing some of the most foul odors I've ever smelled. Constant turnover in staff, so you never know who to contact. When we moved out, they tried to charge us for damage that would have been *physically impossible* for us to cause. If you do rent from them, when you move out, take photos and videos of EVERY. SINGLE. WALL. and surface. And ceiling. And the yard/length of the grass blades. Seriously. You will need it. The ONE time these people are attentive is when you move out and they try to charge you like CRAZY. You will need proof. I hope the slumlords at this company get what is coming to them.
Positive experience: I rented from this company for 9 years and I have nothing but good things to say. I've had my problems with them but overall great company. I'm now renting with first key homes and it's my biggest regret I would do anything to go back to being managed by home River. Great company. Great maintenance team.

Negative experience: Hands down the worst company me and my family have worked with. We’ve been residents for almost 3 years and I don’t even know where to begin with the issues. The property we moved into does not have Heating or A/C throughout the whole property. Never got a tech out here to get it situated after months of requests. We’ve discovered mold that was painted over and rotten wood causing our doors to fall off the hinges. On top of all of this they continue to raise our RENT! They want US to fix all of these issues for us to get our deposit back. Never working with this company again. STAY AWAY!

We went through many, many hurdles struggling to get a tenant in our property due to working with a previous management company which left us with a horrible experience. If you ever get the chance to work with Home River as a landlord, ask to work with Torrine when being on-boarded. Negative experience: I used to co-sign one of my family friends; their 1st floor home under flooding, their furniture, carpets got messed. They tied to communicate with the property manager, no serious response at all. But they know how can ask the extra $$, making collections company overall. Not recommended, while signing the contract so beautiful, just wait until your apartment has some issues, you are your own, not serious help ...

Fantastic experience: Torrine with the Missouri branch is absolutely AMAZING! I kept getting the run around with the branch from my hometown and kept getting transferred to torrine, even though she is across the country from me she spent well over an hour helping me figure it out. Absolutely hands down a true rock star. She deserves a raise.

Negative experience: Company ignores all of their houses. I am a neighbor of a house they “manage”. The trees are dying in the backyard and constantly drop large branches in both theirs and my yard. I have been reporting this for well over a year to them and they continue to ignore it. In the summer, the grass is almost always overgrown at house and they don’t make their tenants do anything to maintain house.

Negative experience: Scam likely about sums it up! Applied for a unit.. then it’s “off the market”.. then reposted a day or 2 later. Happened more than once with more than 1 property. Findigs is who the application goes through. They’re both sketchy as heck! Be careful. Went elsewhere and got a new house with no problem. Same area but higher rent. Findigs claimed the unit was denied by HAKC for the amount… complete bs!

Negative experience: Not the easiest group to work with. I can never fully understand the person that answers the phone. If you set up auto rent payments even after your lease ends it will continue to auto deduct payment. You have to go online to stop payments but the process to stop them is confusing. Why would they automatically continue to take rent from you when your lease date ended? The people over the phone just have scripted information to give you and aren’t very helpful

Negative experience: This company is by far the most Inefficient and Unorganized management company I’ve ever worked with. They did not have access to their own portal or software. Each representative fails to leave notes appropriately on the account so therefore you will be communicating about the same situation for weeks without getting anything done. Not once has communication been straightforward and to the point. I only have to deal with the company once before I know they’re not worth the time and they lack the convenience they claim to be providing. By looking at their page reviews, you would think that they were credible, but they lack a lot of experience and their customer service is a hit or miss. They need to focus on consistency and retrain all of their employees on how to Manage account efficiently and request the appropriate documentation the first time to ensure the process can be streamlined.

Fantastic experience: Torrine, the leasing agent, was fantastic. She walked us through the entire application process and patiently answered all our questions. She made finding a home for our family easy and hassle free. The stas are for her. However, my utilities have been setup, I have an approved waiver to use my own Internet services, and I have my renters insurance approved, but still waiting for them to adjust the fees. I call and am told to reach out to another 3rd party company which I have. This, so far, has been the most difficult leasing process I have encountered. Please make housing simple and streamlined. There seems to be too many handoffs and extra fees for services that are not needed. Normally, you add the fees onto the rent if they do not provide an approved renters insurance policy by a certain date and Internet should be an optional additional service that can be added. It should not be mandatory.

Negative experience: I can’t speak to the work that HRG does for tenants but as a property owner and former property management company owner I would not recommend Home River Group Kansas City to mange your property. They cost me tens of thousands of dollars in lost rent and repairs that could have been avoided if they had competent property managers- which they do not. They try to run a business that is essentially a hands on face- face business with automated systems that leave both owners and tenants frustrated. There are better companies out there.

Negative experience: The unit attached to my townhouse sat vacant for months last summer. Food was left in that unit. Due to that being left vacant I now have a cockroach issue that I have being fighting for a year. I asked for help with it because it is not my fault that they neglected the unit next to me. They refused to help me with pest control because it's not in my lease agreement. I'm upset because I'm having to pay extra out of my pocket due to their negligence.

Fantastic experience: Home River Group is a property management group meaning they’re just management & do NOT own the properties that are being rented out. If I put in a maintenance request, there’s Home Rivers maintenance team that will review it and decide if a regular maintenance employee will need/can come out to evaluate what may need repairs/replaced. If a specialist depending on the issue is needed- we’ll let me sum it up: MOST maybe all repairs & replacements need to be approved by the actual homeowner. I understand most is NOT 100% on Home River Group because to be honest they’re kind of the middle man. It’s more so the properties actual homeowner not being fully willing at times. I do assume our actual homeowner is better than most. If there is one person who deserves a 5 star review it is a Home River Group maintenance employee named Danny! He exceeds the other employees in my opinion. Communication, understanding, validating our concerns, his want to help & willingness to do his best. Update: on July 28, 2025: Home Rivers Property Management’s Resident support cares and puts the work in to resolve any issues promptly (issues that are in their control, not the homeowner). Thank you Rox for taking my call and sending me my updated lease agreement! Much appreciated.

Negative experience: They will not contact you back regarding problems in the home. It was so filthy, 2304 elm street, Higginsville, MO, I had to move out within in five days of renting the property. This is my dog, it’s taken two weeks to get him even close to better. They should be be shut down. Slum lord.

Negative experience: This is the worst rental company. They charge randoms amounts every single month. Paying on their website includes an extra charge of $53. Maintenance hasn’t fixed anything in my home for 2 years. The basement constantly floods, the paint is falling off the falls, no EVER calls you back. This company is the bane of my existence. Update- this is what it’s like living with home river group. They do not care about us. Sewage has been backing up for the last 2 weeks & still no repairs

Negative experience: water leaking INSIDE my townhome and in the adjoining townhome from the shared wall. neighbor and I have checked our dishwashers, sinks, toilets, etc. and cannot find the source of the leak. I have called and emailed Homer River 10x over the last 8 hours ... not a single response from anyone except one person in the Philippines who said he "wasn't authorized" to transfer the call, but I'd "hear from someone".
Negative experience: They own a house next to us. Every tenant they have leased to we have had issues with. Over the last 2 years the yard is never mowed and the tenants let trash blow all throughout the neighborhood. They do not seem to care about this property whatsoever or the neighbors around it.

Negative experience: If I could give 0 I would. I’ve been without a working refrigerator for over a week. Been told daily I will receive a call. Maybe this will speed the process a little bit.
Negative experience: Very poor service. I have a rental property with HRG property management. Received rent the first month, then nothing for the next 3. Renter is still in place, living rent free. My emails to HomeRiver are either completely ignored or a brief "we are working on it" response. Look elsewhere for property management service. You have better options.
Negative experience: May 2025 update: Unless you want to live in literal squalor & in actual risk of your unit being condemned by the city, RUN AWAY! Besides the fact that they half-ass every maintenance request, they are also just blatantly arrogant and rude, completely lacking ANY empathy, even when their tenants are the ones suffering. They clearly only care about scamming money out of people.Unless you want health issues and to hire a whole new legal team--seriously--RUN AWAY!!!!! RUN don't walk away!!! Since day one this has been nothing short of a nightmare. 1) They did not show up on move-in day or send us our lock-box codes--this cost us $ extending our truck, moving utility appointments, and nearly made us stranded and homeless in the middle of winter in KC. 2) Once inside, our unit was full of animal urine and feces which was NOT present at our tour. 3) We are being charged for utilities that are not at our current address. After weeks of disputing faulty charges and finally getting them removed after lots of nasty backlash from both managers Sharon Donegan and Shannon Fergunson, I wake up today to find another new faulty utility charge. These are in the hundreds, people! --this lasted for MONTHS! 4) If you put in maintenance requests, expect them to be ignored for weeks or to be accused or causing the problem (even if you just moved in). When I say I have never in my life had such a horrendous experience with renting, I mean it. Run fast, and far, away!

We have been in consistent communication with you about the 3rd party billing mistake, and have also agreed to make sure all erroneous charges and associated fees will be removed from your ledger. We have an email chain between myself, you, your former property manager and your new property manager making sure that you guys are taken care of. Furthermore, I have called you myself and you were not available to take my call, and then sent an angry email. Negative experience: There are no words for how frustrated I am with HRG.. I put in maintenance requests, and they sit for 3 WEEKS.. I ask what the status is and I get “I’ll look into this” then NOTHING.. I’ve complained about these stupid maple trees hanging over my driveway,I trimmed and now with storms I have branches falling and breaking.. what if one falls on the house or my kids??? Then what? Definitely do your search before renting through HRG Here we are- I had to fix THEIR gate that is rotten after two months of waiting.. I pay rent EARLY ever. Single. MONTH.. the least they can do is take care of the property..so I’ve taken my two star rating down to 1.. HRG doesn’t deserve any stars with all the waiting I’ve done to get thing fixed and looking better.. last picture is the fixed gate that I did for them. The screenshots are what the advertise.. all lies.. **maybe if they address the problems and fix the issues I’ll update my review.. Update- they never addressed the issues, instead they gave us 60 days notice! Whatever, good luck renting it out it! Slumlord is what HOMERIVER Group is!

Negative experience: The absolute worse company to have manage a property. Illegally adding charges to rent for services you dont pay for. Will absolutely not repair anything. Leak in hot water tank. Shut off water for two weeks. Promised repairs, took off a combined 10 days nobody showed up to do work. Portal for concerns complete bullshit. Absolutely run if they are the leasing company. If you could give negative five stars they would be negative 10. Paid every month on time and they honored zero obligation in lease. Customer service a joke and leasing agents even worse. Do no rent from this company
Fantastic experience: Andrea was knowledgeable and answered all my questions. The only reason I’m giving 4 stars instead of 5 is the listing has two different rent prices so that’s a little confusing for perspective tenants. Hoping we are approved to rent from HomeRiver! Updating this to 5 stars. We were approved to rent with HomeRiver- so exciting. Unfortunately while writing up the lease they realized there was a mistake and the homeowner actually wasn’t allowing pets. HomeRiver took responsibility for the mistake and refunded our application fee. We are sad at losing the place but grateful that HomeRiver made it right by refunding us. Shoutout to underwriter Abigail!
