Fantastic experience: Tony and Tommy did an exceptional job on the deck, stairs, and gate. Personable and professional. They fixed what the tree took out to our liking! Thanks guys!! Larry Trimble Tony and Tommy also are putting a new front door on our house. So far, the work is exceptional. They are supposed to be back to put the storm door on this week. Wind chill is well below zero, so I understand. We had our stove main burner quick working and started blowing fuses. Tommy came out and replaced the receptacle which was burned in half. The stove still didn't work so he was going to replace the control switch, but decided to call his boss instead. Our stove was a 1990 era stove and they just decided to install a scratch and dent stove they had in the shop. It was delivered the next day and we have a new to us stove now. We have been with Vinebrook for several years now and Tommy has done most of the work for us. He is professional and has a wide knowledge of all different skills from building our deck to putting in a new front door to installing the oven. I sure hope the new company tries to retain him when the transition takes place.

Positive experience: UPDATE: After a long and stressful day vinebrook pulled through and service is restored. Thank you vinebrook for making it right. Really didn't want to be this guy but I am beyond frustrated. Randomly lost power this morning only been a tenant for 3 months. I put in a maintenance request in this case is flagged emergency due to having no power. I then called evergy as directed to do so to report the outage. Come to find out evergy informed me that someone with vinebrook homes cancelled service at my address. Per my lease I am to keep the utilities in vinebrooks name and they bill me monthly for it with my rent. I have never missed a payment and owe nothing thefor shouldn't of ever happened. I called several different people with vinebrook homes trying to get answers and issue resolved. I get absolutely nothing. No answers and no fix. I had to of spoken to atleast 10 different people all who I'm directed to speak to by another person and can't figure anything out. All I get is " i dont know why service would of been stopped, we submitted a ticket flagged as urgent, someone should get back to you in 2 days. " at this point I dont even care to know what exactly happened I just want the dam power turned back on. Ive got my wife and almost 2 year old at home with over $100 worth groceries in the fridge im gonna end up trashing because of this and ive done everything im suppose to do!!. And evergy even told me all they have to do is call and have it put back in there name start service again. But gotta play the ticket game where it takes 2 days to find a responsible party to call and fix this. If I wasn't worried about getting a lease violation for putting in my name just to restore power I would do it. I dont understand ive got no answers and a problem that shouldn't take 2 day to get a response or fix. Im extremely upset, everyone has to submit a ticket and wait...can't pick up the phone and call whoever it is that has that responsibility to get the issue resolved. I will however give credit to Arlinda (sorry if I misspelled name) shes does care and I see that and wants to help as best she can but this system is flaud and only allows her to do so much.

Negative experience: My sister went to visit two houses today. Roach infested to the point they were falling out the door. They had roach feces, and everything. People are trying to find a decent place to stay. The other house had mad spiders. Even the person giving the tour agreed that not enough is being done to maintain the property. Please caution do not these companies are horrible.

Negative experience: I have been here almost 5 months and have not had properly working a/c the last four months. I submitted so many Maintanence requests and as of the last Maintanence visit yesterday I do not have air at all. It’s 95 degrees in this house with fans. The Maintanence person said that it cannot be fixed and needs to be replaced. Funny I’ve been saying that since the first person came out. I’ve been trying all day to get any kind of update and have had no luck whatsoever. Customer service didn’t even know the guy that came yesterday said it needed to be replaced, but they did tell me they’ll have a supervisor call and that has yet to happen. The worse part is that almost half the windows in the house open up to glass with no screens, so I can’t even open windows to at least use a fan to circulate the hot air out. This is the worst experience of my life. If they would have just replaced this like I asked months ago, I wouldn’t be sitting it a hot house in the middle of the summer.

Negative experience: Stay far far away from leasing a house from this company. They don't take care of their houses. Most of the maintenance issues were never addressed properly. I never got any of my deposit back. The reason I think is because of the garage. I had lots of problems with the garage door. I called a company out on my own to see what the problem was. The garage door system was out of date and the technician who checked the door said: It was still hooked up to the cables on the garage door. He pointed out how dangerous the cables could be if they popped off and hit someone.

Positive experience: I’ve only been renting from them for less three months and have hit my first issue with Maintanence. I have an issue with the AC that they can’t seem to fix, but won’t hire a real HVAC tech to come out. My air worked fine until last week it started blowing warm air. I looked at the unit outside and noticed the fan wasn’t working. I put in a work order the guy came out said some part was put on backwards and now it should work. Four hours later it was still 88 degrees in my house. I put in another service order the guy came back out I’m not really sure what he did this time, but he told us not to put the thermostat to on (which we don’t) to only put it on auto because something was burned out. He said it would take a while but eventually it would cool down. I left for work my home temp was 88 degrees 12 hours later I came home and it was 83 degrees. I put in another work order yesterday and now I’m just waiting. The guy they’ve sent seems nice but I don’t think this is his area of expertise and they really need to send a real hvac tech. I’m wondering if I call one myself and pay to fix it myself can I ask for a reimbursement? All I know is that it gets extremely humid and hot during the summers here and I refuse to be hot because they won’t send the correct people to do the job. Your Maintenence guy has done all he can do! Send a real HVAC tech! At my last home (not with VineBrook) there was an electrical issue and they kept sending a Maintanence guy and finally after a month an electrician was sent. Why can’t these places just send the right person for the job the first time!

Negative experience: Worst company ever they stole 300$ from me stating that I owed them 10 days worth of rent. I was told all they needed was a 30day notice and I provided it to them through email. They then sent me a paper form to fill out made me spend 3x the rent to break lease which I paid and still took 10 days out of my security deposit with no damages. Do not rent from these people they are thieves. I regret ever renting from them!

Negative experience: THE WORST place/people i have ever rented from. Letting us move in knowing there was bats which are toxic to humans and not saying anything. When I put in a serive request I cant even get a call saying hey im on my way with a respectable amount of time or even at all. My wife and I work full time jobs we can't just leave whenever and sometimes we have our teenagers at the house and would prefer not to have a random person around them inside closed doors. Then they don't fix the problem EVER not even put caulking on it like I've had other landlords do they literally don't do anything and say its completed. Try to call and talk to a boss of some sort and get a third party company saying someone will get back to me and never do. 100% WOULD NOT RECOMMEND TO ANYONE NOT EVEN MY WORST ENEMY

Negative experience: Houses fixed at bare minimum. The maintenance is incredible , always fixing things perfectly but the condition for the company to have houses in before maintenance is terrible. They should hire these maintenance workers to care for the homes and fix things before moving customers in.

Negative experience: Vincent Showed us a home where the floor and ceiling were falling in and the door has been kicked in and patched the wall but the door was still really gapped. He was also not professional and had attitude. They Painted, carpeted and redid floors to hide the subfloor rotting.

Fantastic experience: I’ve had a great experience with vinebrooks as a whole, I will say that Vincent doesn’t really care too much about the tenants. Wasn’t very helpful or accommodating whatsoever if was like his way or no way, but was quickly relieved by Tiffaney and all her help, she was AMAZING on every angle, helped make sure I knew what was expected to get my deposit back, all in all she REALLY knows how to take care of a tenant!! Update, still love vinebrooks as a whole! They take care of the tenants that take care of their properties. I’m not sure the Hispanic guys name on the service side but he’s garbage, rude, and his intellect is non existent, you guys need to hire Tommy as a lead tech at the very least, if not promote him to manager. He’s been on 5 service calls on two properties, he doesn’t bs, and he knocks the jobs out effectively

Negative experience: Vinebrook is extremely unprofessional & thieves. The theft of personal items from the home…while we still had 2 days, until we were to be out. Household items, dirt bike, personal items of my child(ten. Harassment from an employee threatening me with a gun. Cops were called, arrived and investigating Vinebrook for burglary. Reports made, etc. I get things are costly, these days, but the constant “band-aids”, when it comes to maintenance on their homes, is that of your typical slum lord. Kitchen Sink leaked multiple times, causing damage and mold to the flooring. First “fix” was replace some PVC, seals, no flooring. Second fix, much of the same. The third fix, same fix and finally replaced the flooring and back board. As it was completely rotted, molded because of the constant fixes, by employees whom are not plumbers . Sewage drain, backed up and maintenance was sent out to suck up the sewage water, place an industrial fan in the room and call it good. The smell was foul, it was unsanitary, and unprofessional to wait a week, or more, to finally send a plumber to fix the drain. Carpet remained…no replacing the sewage soaked carpet. I could go on and on, but I’ll just leave it at….10/10 DO NOT RECOMMEND

Negative experience: They take advantage of their residents by adding new fees every year. They harass residents by email, which at times is in violation of federal law and have raised my rent by hundreds a month in the short amount of time I've been here (2 years). Not to mention every time I put in a service ticket, my house gets damaged more by maintenance, than by the initial problem. I don't fancy their professionalism, and their leasing agents use poor grammar and copy/paste statements.

Then due to a fault of their own, when getting everything through Housing Authority said that I couldn’t get the house even though Housing Authority said that they were going to adjust the paperwork to match what they were wanting, then called and reported what was going on to the main office Then got told I was gonna get switched back to that house since it was their fault just to be told again after being told this that somebody else applied so I would have to choose a different house Even though I already applied first and got approved first and everything that went wrong was the fault of their company I’m very high risk pregnant and that was all they had that could accommodate my needs for me and my kids and they are stringing me along and playing some bullshit Even on their website, it says first approved well, I was approved first even called the main office again after being told that and even the main office said since I applied first, I should get dibs, but the office in Kansas City does not want to listen so there will be a better business Bureau made, and Attorney General report made and there will be multiple reports made a few different spots Because this is ridiculous, and I should not be having to go through this

Negative experience: Money hungry company. Moved out in July and reported to them repeatedly that squatters had gotten into the home. I was two months backed in rent the rent being $1000 plus late charges and court costs totaling to $2540. I got my email sept. 3 from a debt collector saying I owe them $6870 which is absolutely insane. I’ve tried numerous times to contact them and I get the run around every time. Immediately was kicked out of the portal so I have nothing detailing why I owe this much money. After cleaning my stuff out of the property and reporting squatters had got in week later. They have always been just that money hungry and hard to get in contact with. At one point one of the service workers came and put in an air filter in an already damaged air vent. Charging me $75 for two $3 air filters from Walmart. Highly wouldn’t recommend unless you’re okay with paying extra money for things not even in your control. Without explanation as to why you’re paying. They also state upon move out that you will be charged extra $100 for every bill that has an outstanding balance. This is confusing meaning that when moving out you’re disconnecting that bill and that is money owed to a water or light company not the landlord!

Negative experience: This was a very unprofessional experience. I’ve already scheduled an appointment for a showing. The local agent confirmed, I arrived at the time of the appointment and my local agent did not show up. She did not inform me she was going to be late or anything. Instead, after waiting outside the house in 100° weather for 20 minutes, I receive an email saying my showing was cancelled. Thank you for wasting my time. Fantastic experience: Vincent was such a pleasure to work with. From one house showing, that wasn’t the place for me, he gave me so much info and his personal card to help me in my search for a rental home. I had several scheduling conflicts and he was able to squeeze me in multiple times and reschedule without hassle or stress. He genuinely and professionally guided me through the viewing and renting process. He even stayed late so I could get the keys to my new place after I got off work!! Everything that people are saying is true they WILL NOT fix anything in a timely manner best thing/only thing to do is move and just sue them wayyyyyy to many people with the same problems I’ve experienced everything from a tree fall to the maintenance issues on their house they will not fix anything and will still want to talk about Rent being paid Company is beyond trash if you look up and do research, you will see they already have a lot of other people suing rather that be in a different state or your own Says they were just sued last year of 2023 by the city and try to combat that with saying the city is shaking them down for money when in fact, everyone is not being treated right as a tenant that is paying for their property could be a simple fix with the right company will be hell to pay with this company. Do not rent from Vinebrook and even after all of the complaints they will just send a message saying that they are sorry and they are worried. Please get in contact with them like at the end of all of our reviews and they will still not get in contact with you. Negative experience: At this time I am dealing with an issue on the request for a major maintenance issue where a tree fell on the house and blew two holes in the roof; one of which tore a hole in one bedroom ceiling. This happened on Friday, today is Monday. The maintenance portal categorized it as a routine service. I emailed maintenance and tried to update it an emergency request because of the roof damage and the concern for rain coming through. Saturday someone came and took pictures of the tree stating they were doing bids for removal of the trees; I asked about the roof and maybe a quick fix because of the holes and I was told he was not aware of that issue and was there only for the tree removal and I should get back with Vinebrook on that problem. Monday I received a call inquiring if the issues had been resolved....no, the tree is still on house; holes still in roof. It was explained to me that due to the system listing it as routine, bids would have to be reviewed for the tree removal and at that time repair for the roof would have to be accessed. I, again, voiced concern over rain damage as it was raining and the damage was in the bedrooms. Someone came out to do another bid for trees I asked the person what about the roof because there an upcoming storm and perhaps a quick fix to avoid damage could be avoided. I was told they would return later. So it's after the storm now and there is extensive damage...it rained on my bed and bedroom after is pouring out of ceiling fan and the other bedroom has a bigger hole, water pouring on walls and a bigger water damage spot on ceiling. This could have been avoided on day one when it was stated a hole in the roof by tree falling which common sense and knowledge would be to avoid any more damage to renter or the property. I am quite sure no compensation will be made for their avoidable error but if a rent payment is late it will be responded to quite promptly.

Negative experience: Harassing my family. This company is horrible do not rent here! I have proof that my property I lived in for 2 months was not safe, roaches, termites the fridge was broken for a month and they said theyd replace it and never did, and when I asked to move due to this they slapped me with extra charges and now I'm being harassed my a debt collection because they are claiming I owe them money even tho they were in breach of contract.I have reported you to the BBV and sent in my proof I've also contacted a lawyer for the stress you've caused me. Negative experience: Not only did I have a terrible experience with Vinebrook Homes a few weeks ago when the temperature inside my house was way below freezing.... My pipes busted ruining my washer and dryer and my furnace wasn't working at all and it took them over a week to fix it!! All of my food in my fridge was FROZEN... NOT MY FREEZER MY FRIDGE!!! LAST SUNDAY, JANUARY 28TH, I PUT IN YET ANOTHER WITH ORDER TO FIX MY SINK THAT IS LEAKING WATER.....IT STATES THAT IF I PUT A WORK ORDER IN THAT THEY HAVE 72 HOURS TO COME FIX IT...., IT'S FEBRUARY 3RD 6 FAYS LATER AND THEY STILL HAVEN'T CAME OUT TO FIX IT! SO MY WATER BILL IS GOING UP EVERY MINUTE!! THEY WANT THEIR RENT ON TIME BUT THEY DON'T WANT TO ABIDE BY THE LEASE AND FIX SOMETHING THAT NEEDS TO BE FIXED! An I also think it's unprofessional to not train the leasing agents as to why it's being charged...I was brushed off as "oh it's just a fee" and given a pay it or leave it vibe...I made me feel like they could just take money just because I really wanted to new home...mind u I been on time with my rent for 2 years an only late once...Considering the location timing an area I'm grateful that I found the new place an it happened to be with them but that transfer fee really has me puzzled because no one could explain it which made me feel ripped off in a way...because had I been a brand new person off the street all I would have had to pay would have been 30 application fee which I had to STILL pay so 330 in total plus pro-rated amount from 1-24/1-31 plus next month's rent in full plus deposit and my last month's rent at current place...

Fantastic experience: I’ve had to go through a few rental companies in my day and this has been the best experience I’ve had to date. Vincent is AMAZING. He’s professional, quick to respond, helpful, and kind. I couldn’t have asked for a more professional home rental experience. Negative experience: On November 24, 2023 I paid $1539.00 to move into a home that was shown to me by an agent named Vincent Lopez who did show me the residence on 7402 E 109th Street. I seen it and I felt it would suit me find after selling my home that l had lived in for 18 years and because of that, I I have a good idea how a home is kept up or my home would have never sold. So, on November 24th after signing my lease and paying $1539.00 I was given the keys and later I seen in my folder by VineBrook a piece of that was a list to fill out to note anything that’s wrong in the house, so maintenance can fix it and I won’t be responsible for anything just moving in on November 24, 2023. I had already to there representative that my gutters was filled with leaves, w Which was something that was listed on the lease that should be done before they allow anyone to move in. after arriving at my residence, I walked around and I took pictures and videos of what was wrong as well as I listed it on the list for the maintenance representative Tommy who showed up to change locks only on November 30th 2023… Because the keys only worked the front door, couldn’t get in by the back door or garage doors in My Home Afterwards, I turned the heat on because it was freezing inside the home in hopes that the home will be warm the next day . But instead, I seen that there was no heat to the point the furnace wasn’t working and he stated to the Supervisor Felix I the tenant was not lying to him about the furnace or the vents. He insured I heard over the phone that Felix stated to the maintenance worker JR that he would talk to the people that can refund him for a new furnace. JR the maintenance guy also assured Felix the Supervisor that vents were not letting anything out in the bedrooms and living room vents had also nothing coming out of them but the kitchen vents was barely letting out air. And he mentioned to Felix that the furnace was a very old furnace, and as he was talking to the supervisor, I was taking pictures. It’s been five days that I haven’t been able to live in my home that I pay rent for and I truly feel that the The prorated amount should be refunded immediately the $500 and something dollars should be refunded Due to the fact, I have not been able to live in this home because of maintenance reasons. Because of my personal health conditions I don’t want to enhance my try health issues to the point seizures take place again and this has caused me severe anxiety here at 7402 E 109th… As of 8:00a the maintenance guy called me and stated that he was on his way to my home in thirty minutes and I said “ give 45 minutes and said I have to ask my supervisor. Later I arrived on 11/30/23 I give them 1 star cause they don’t sell or rent nice suitable homes that’s in good condition. VineBrook Maintenance Dept made a fraudulent report after calling the police on me a resident stating that I tried to take their maintenance guy cell phone as he tried to show me the work order that he was given. I was threatened by their supervisor and I had the police called on me… even the police had to laugh about the accusations…. I am mentally ill which is a part of my disability and VineBrook has caused me more anxiety, depression, and more… This additional $10 for administrative fee every month came out of no where along with the fact that it’s a maintenance guys have the opportunity to charge you $75 if they choose too. I am unsatisfied with the work orders not being fully completed just half but never completed. They left the board off the foundation part of the house to wear anything and everything could have ran up under my home and is currently living up under my house to the point. I hear noises now. But one thing about VineBrook front desk Rep Abby she shows quality customer service and it comes with a smile.

Negative experience: Vinebrook as a company is trash. You have to call a 1-888 number to reach someone about questions and concerns (which there are a lot of when renting from these people). Then they take your info down and someone else calls you later (usually the next day) They have a local office but you aren't allowed to pay rent there or go there for any other reason. You have to pay rent in full but the website won't let you post anything until the first of each month. Which is frustrating all around. You have to put in multiple maintenance requests to get the job done. The maintenance team itself is nice and they do what the company tells them which in my experience is to make it look livable but if you look a little closer things are barely holding together. The turnover rate of maintenance people is high. How they even get a hold of someone in the office for their job is beyond me. I knew this place was a scam when I couldn't find an actual review page for them when I moved in but jumped at the good deal of the time. NEVER AGAIN. JUST TODAY HAS issues with a maintenance requests not being fully answered but the request was marked complete. I give up, can't wait to move in February.
