Our focus is to provide professional landlord services to individual home owners and investors of single family homes in the Kansas City, MO metro area. To put it simply, we help people rent their house out. We are a licensed Real Estate Brokerage, but instead of helping people sell their homes, we help them find a tenant, get a lease signed, collect the rent every month and take the 3 am maintenance phone calls from the tenants. We take the stress and headaches out of renting a house out, and we specialize in representing clients who own just one rental house, although we do represent several investors with multiple houses.

Negative experience: Will move you into a nasty house smoke dripping yellow walls horrible drywall patches dropping celling rotted sub floors trash all over the yard and garage roach poop was on everything then after move in roaches appeared and of course now it’s my problem as they told me I was responsible for pest control sub floor rotting out house has new breaker panel but still the old cloth ungrounded wireing ever since applying to the home I have to call and text multiple times to get ahold of someone and then when they respond they disregard your concerns one employe will tell you something then another one will tell you that they were wrong they should not be allowed to do business like this

Negative experience: Slum lords will move you into a trashed house and say it’s freshly painted and move in ready when I moved in I put over 30 workorders in for problems all over the home and the work Oder was canceled they came and inspected and found all of these issues and told me they would be fixed and now when renewal comes around they ease my rent and still have not attempted to fix any of the items they told me they would be fixing I work in property management and if I treated residents like they do and do move in’s like they do I would be fired there is no communication from the office stay away from one stop they are incompetent and shouldn’t not be managing properties

Fantastic experience: Giving Jim and the team at One Stop Property Management 5 stars seems like a disservice as they far exceed that. I came to One Stop after a terrible experience with a previous property management company that was very complex and not easy to navigate. Jim, Jordan, Laurel, Stephanie, and the rest of the team have been nothing short of amazing in taking care of things and making the transition smooth. As an out of state investor communication, follow through, and trust are super important for me. The team at One Stop as far exceeded any experience I have had regarding quick communication and follow through, which has been impressive considering the circumstances. They are not the cheapest in town from a management fee, but I can tell you from personal experience..... it is worth it!!!!! Pay the money to get a first class and incredible property management company. I cannot recommend them enough for out of state property owners looking for piece of mind. Fantastic experience: I’ve had a great experience with this property management company. Communication has been clear and timely, and anytime I’ve had a question or needed something addressed, they were responsive and professional. It’s clear they care about both their residents and the properties they manage. From some of the reviews i was expecting a one year lease but after moving in but soon after moving in i realized the people with the bad reviews must have been bad tenants because i am signing my 4th lease renewal and have had no regrets ever using them. Treat them and their property with respect and you'll get the same back. pretty simple. Maintenance requests are handled efficiently, and the overall process from leasing to day-to-day management has been smooth and stress-free. I truly appreciate how organized and respectful the team is. Highly recommend to anyone looking for reliable and attentive property management. Great company!

Fantastic experience: I’ve lived in this home for about 10 years while it was under a different property management company. They were awesome, so I was a little skeptical when they changed ownership and One Stop Property Management became the new management company overseeing this property. That skepticism became gratitude fairly quickly. Rachael Rice is absolutely wonderful. She’s been compassionate and understanding with me and I truly appreciate that. She’s also very responsive to emails and/or texts. I know that always more than likely I will get a same day response from her. The maintenance team is great. Fantastic experience: So I left a review six months ago and here I am six months into my lease and I feel like I need to leave another review. I have noticed in some of the reviews that the people are complaining about One Stop, but my personal opinion is that One Stop has went above and beyond to try to repair things at the house that need to be repaired most of the time it is completely up to the owner of the house and a lot of people don’t understand that and so the fault falls on One Stop, but I don’t believe that it’s them. They can only do what they can do with that being said, I had some issues at my home and One Stop did everything they could to address them issues and they did the best that they could the communication sometimes it’s rough because I’m sure they’re busy but I do get through and they do get back to me in the job does get done so the five stars will remain and I will review upon move out.

Negative experience: If I could leave a negative star review I would. Don't rent from them, and don't trust your property them. This slumlord rental "management" office is the biggest joke of a business I've ever dealth with. 1. You can not, repeat CAN NOT pay rent without incuring a fee. Yes, you read that right. you can't pay with a personal check, it has to be a money order or a virtual transaction. They charge you $2 for the transaction every month. 2. The 'property managers' are unavailable via phone call unless you leave a message and they get back to you. 3. They charge pet rent, and they require you to clean the carpets before you move out- however when we moved into our duplex there was black animal hair in one of the bedrooms, so they charge you, but don't execute the services. 4.They charge you for maintenance issues. We needed a plumber to unclog our kitchen drain less than a week into our tenancy and we were charge $250 for the service. When asked why, they replied that I could submit a dispute to PROVE how i didn't cause a clog in a drain that has been out of use for.... at least a month. How do you prove that.... and who has time? 5. If you own the property, they allow prospective renters look at the property without any kind of liason or chaperone. This experience came to a head when one of the potential renters came to the door of our side of the duplex to tell us the other side smelled like gas. The earlier person looking at the open side had left a burner turned on and the whole house had filled with the gas. I called the property manager and spire immediately, I have a small child who was napping on the other side of the gas filled, potentially explosive building. Spire showed up within 10 minutes, I didn't hear from the property manager for 3 days, because it was a holiday weekend. I was told I should have called maintenance at which point I replied- the last time I called maintenance it cost me. 6. The previous tenant from our space told us they refused to exterminate for brown recluse spiders. They said they paid out of pocket to address the issue but the basement had an infestation when they lived there. I only found this out after they knocked on our door looking for a package that had been miss shipped to their old address. Oh yeah, and our garage flooded the first night we were there with all of our moving boxes still on the ground. No call about cleaning up or even acknowledged the issue with water in the garage. I have rented from many companies in the KC metro and I have also owned property. I would never rent from them again, and I absolutely would not trust them to manage an asset of mine.

Negative experience: I would have rented from this company IF I NEVER CALLED IN. And now im reading the reviews. I will NEVER go through their management. Who ever uses them to rent their homes are missing out on Great tenants who are fully self sufficient and well off peaxefully and income wise... Let's start with their Agents. Who ever answers the phone is not knowledgeable on the property. They only mock what ever script they were fed... Robotic answers such as "if the property was not livable we wouldn't be able to post it"." I'm not sure you'llhave to ask the owner" may i have the owners contact info? "NO ypu have to go through what ever title Fabiana carries.. The questions I asked was about pest and rodents, flooding and air quality... A slump lord is the vibe they gave me.. Fabiana Rude Rude Rude. Has no people skills at all, very combative when answering questions about reimbursement, things being fixed in a timely manner, vents getting cleaned. etc... She kept responding well if its not the tenant ls fault.. first off change the way you respond and talk to respectful, paid prospects... After I asked if the basement had ever flooded. She said no. But when we looked at the property you can see water marks in the basement and the smell was a tale tale sign. So you're not only Rude you're a liar. Mind you, I was willing to look over the flooded basement because I liked the area, so I asked about the mandatory $35 a month the add to your rent to "supply you with the correct maintenance person if needed"... so a tenant can go a whole year and need nothing and its non refundable, and then if a tentant does need assistance they may or may NOT HAVE THE person or company you need to fix the repairs. And you still get NO reimbursementor disconnect. MONEY HUNGRY COMPANY. I say this because Fabiana kept saying IF I approve you for the property. Not to toot my own horn but honey the owner would have loved to have , My Husband, my daughter, and I there. We are only looking for a rental because our house is getting renovated, was going to take on a 6 month lease as we were informed was possible if we paid extra, the rent is only 985, THAT WAS WRONG.. any way Fabiana kept saying if I approve you, laughed in her face. Ypu think im going to pay for you to deny me because of questions you are incapable of answering so you redirect and place blame on the tenants carebof the home for problems that have already been... GIRL BYE.. Reading the reviews it saved me the hassle... DON'T Rent from these type of people. BEER living with Champagne attitudes.

Negative experience: All they do is collect application fees just to turn you down it happen so fast I'm pretty sure they knew they wasn't going to rent out the house before we even put our applications in oh and you're married or inna relationship they charge for 2 applications not sure what it is now but that was money down the drain ....they trash basically they'll comment under this post for NOTHING cause my opinion ain't changing and "You reap what you sow' Period Please!!! Negative experience: DO NOT RENT FROM THESE PEOPEL They were with Real deal management in the beginning they were not responding to any maintenance request and then switched management teams to ONE STOP MANAGEMENT as if it was going to get better. Let me tell you it got worse. They do not reply to any of My Maintenance request. And if they do, it’ll be 8 to 9 months later I have been asking for them to replace my refrigerator and fix the rodent problem which they have not done. They also cancel request on the portal as if they done something about it ever since I moved into this place it has been a living horror first it was an electrical problem where anytime I turn on my IORN or turn on my blow dryer. The whole house was shut down making me go down to the breaker box 3 to 4 times a day and then they finally fix the problem months later there are cracks in the windows cracks in the doors where my air conditioning is seeping right out, causing me to pay extra money. I am so over this place and then when it was time for me to break my lease, they tried to force me to re-sign with them two months before my lease breaks. I was forced to re-sign my lease, and I am still going through horror. I am not pleased at all. I am paying $1550 a month for this crap. And my kids are going through what no child should have to go through I made the wrong decision by signing this lease in the beginning this is the worse place I’ve ever been I also have wholes in my ceiling that’s been there over a year smh I’m so over this place I can’t wait to get out of here !!!! They don’t care about nothing but money they have no care for the tenants do not rent from this place. I am telling you from my experience.

I don't know who they're using but it is a scam big time I have done self tours and no company charges you for that. Watch out for scams and fraud

Negative experience: I have a rental home through this company and they are IMPOSSIBLE to get ahold of. NO ONE ever answers the phone. I leave messages and never receive calls back. When I have maintenance issues, it takes way too long to have them taken care of. Right now my air conditioning is not working . It has been almost two weeks and they have yet to get it taken care of. It’s because the landlord has some Home Warranty company that he goes through and the rental company states that they don’t have anything to do with it….well, I filled out a contract with THEM so they need to be getting on a phone with this warranty company and figuring things out!!!! Once again, I had another issue… My dishwasher is broke I have filed a maintenance request and it’s been a week and they are telling me that they are awaiting the home owner‘s permission to even file a claim with the home warranty company and that is all I have heard. I have tried to reach out to the renters company and I cannot get a hold of anybody!! This absolutely ridiculous, if I do not hear back from somebody I will befiling a claim with the Better Business Bureau. This company is awful to work with!!! I still have so many problems with this company getting anything done. For two weeks now I’ve been having issues with my air conditioning and I have called numerous times and they just tell me it’s because the owner has a home warranty that he goes through and so nothing can be done. I’m hot. My kids are hot. My pets are hot. I should not have to wait over two weeks when it’s 100° outside to have something done with my air conditioning. I don’t know what to do. Should I contact an attorney??? again… Same problems with this company they are impossible to actually get a hold of no one ever answers the phone and I go round and round about the home warranty fee with them and it’s ridiculous. Trying to get any work done. I will be contacting the Better Business Bureau. !!

Negative experience: I’ve just moved into a property managed by this company. We paid 5k in fees and rent to move into a house that had a ton of issues. Some of the outlets didn’t work when we moved in (they did get that fixed a month after move in). The ac in this property does not keep up even with a window unit installed. The downstairs bathroom is not usable as the toilet does not flush, the sink overflows and the faucet is not connected to the sink itself. The refrigerator handles are broken off and it has a bunch of rust under the water dispenser (that doesn’t work) and is painted white all the drawers in it are duct taped together. The garage is not accessible either as the driveway has sank 6 inches. We were not able to notice that during the viewing because the garage door was broken at the time. We’ve now been in the home since June 10th and cannot get ahold of anybody at this company. We fear we got into a bad lease and are now being forced to just deal with these issues as the property owner will not make any decisions. Neighbors have informed us that this property has been rigged together for as long as they can remember with the garage having an electrical fire last year that we didn’t know about I’m now nervous about the electrical being cheaply repaired . This is the first home my wife and I have had and it’s really sad that renters get taken advantage of to this extent. Please be aware of this company if you are looking for a nice place to live as this company plays the “we’re waiting on the property owner” or “we’re waiting on the vendor” game.

Negative experience: I have been reaching out to them regarding my deposit and finally get a letter stating they are holding my deposit and I owe them a balance, I fixed the holes from the TVs that were in the wall as well as I got the carpet cleaned professionally like they asked and provided the receipt and was still charged I have reached out multiple times regarding my deposit being took, no response, also I asked for a walk through upon my move out and never got a response back. Negative experience: This company doesn't have good communication. When I was moving out they wouldn't answer emails at all. When I asked to be a the move out inspection they text me 45 mins before they were going to be there. They didn't give me a day or round about time so that I could take off work or make plans. They charged me for sweeping the deck off that a mulberry is over and the berry's have to be sweep off twice a day. They charged me for the filter not being changed I did it my self. They also charged me for cleaning and I cleaned it better then it was when I moved in. I had to do a deep clean when I moved in there was food on the walls and the kitchen floor was so dirty it took me 5x to mop it before it came clean. They also charged me for changing locks which is in the lease I was fine with but they changed it and didn't change the locks. That is steeling!!!!! I did forget some pans under the stove in the drawer and changed me for removal which is fine. I don't agree with the rest. They will not send me proof of what they needed to do. When I was living there I tried to tell them that the deck need a lot of work its not safe at all there were boards that were so rotted that you step on them they break. 2 of the support boards under the deck were so rotted that they were only 2"x 2" the steps where not secure to the house and shook when you walked down and the deck was starting to lean away from the house. Last summer after me telling them a couple of times about how bad of shape the deck was in the railing had fallen off when I bumped into it we fixed it after telling them what happened because that's the only way to let the dogs in the back yard and the deck is at least 10ft in the air and I didn't want them falling off the side. They came out and put a Band-aid on it. My friend is a home inspector and said that it would not pass code at all completely unsafe. Now that I moved out they did give me most of my deposit. This is more of the principal of them charging what they want to keep some of it and what I feel is not being honest. I am only doing this because landlords need to quit doing this to people.

Fantastic experience: Very impressed with the assistance I received from the leasing manager and Fabiana and the gentleman also. Sorry not good with names. I am not technology inclined walked into the office was helped. Immediately walked through the process had everything explained to me and ended up in a home all in a matter of three days.. it is a quite a process, but not anything that everybody else is not asking for also, but you are able to look at all the properties and decide for yourself and then move onto the application process. They also have a concierge that can help with utilities, which that makes moving a lot easier when you do not know the area or ZIP Codes. As I always do, I will re-review in six months and then in a year and then so forth . All properties were in good condition and taken care of nicely. Office was clean and tidy easy to find there was parking and they were awesome people. The manager actually took the time out to listen and know what I needed and helped me to find that so thanks guys.!!!!!

Negative experience: Worst property management company ever. They took over my property 30 days before home owner decided to sell the home. And they decided to take my deposit and charge me for things about the home they had no proof of. Like blinds(there were none), hole in wall ( I fixed before I left) re-key ( that I returned to laurel in person) and many other things. I will never recommend this for anyone. Their aim is to put you in debt. And make your future home searches harder. I would of been better off leaving the place a mess than cleaning it up.

Negative experience: This company knowingly accepts funds for homes they know are already rented so they can obtain as many rental "Non refundable" application fees as possible in the mean time. I applied for 425 Duncan Drive, near Kansas city. This property not only had an accepted application from someone else, but also already had their lease signed and deposit paid. By knowingly taking the funds from our family with 0% chance of our family being able to obtain the home; this is a common form of fraud. While Missouri can legally charge whatever they would like for rental applications, it is established that by accepting the funds for a home that is not available and flat out refusing to refund, they've opened themselves up to civil issues. Look at this companies reviews, There's no reason why anyone should use this establishment. We look forward to seeing this company in small claims. On principal to send a message to other rental companies that also practice this despicable and unethical cash grab.

Negative experience: NIGHTMARE!!!! I moved in on 5901 Fairlane Dr, stayed a couple years the windows screen, and the back patio door screen was torn and never attached all was suppose to be fixed before my move in. The house I stayed in before I moved in this property had been sold. So the house was fine except the dishwasher was broke the refrigerator needed to be replaced the bathroom sink was leaking and the door to the tub would fall off when I moved in window had a small crack from look of it to me as a bullet hole. The original people who rented me the home was a different company but sold it to One Stop Property Management a couple months after I moved in mind you they never came out to Inspect the property to see if anything was wrong with the home at all never called sent a letter informing me that they are now the new property owners so I called and let them know my concerns no one ever came out so year 1 come they do and annual inspection I voice my concerns they say ok no problem we will get on it, of course it never happen I called no answers you can only communicate through texts or emails only!!!!! The upstairs bedrooms vents didn’t work so it was cold in winter and hot in summer. This company was nothing but out for money my bedroom downstairs flooded they never came out it was 3 times and nothing I mean nothing so the last time it took about month after me complaining and going back and forth with Rachel and Jordan I think someone name Arthur also…and whoever else before they sent a lady who just complemented me on how nice and clean I kept the house and would make sure they get on top it well we all know it never happen so after applying for other properties with them and being denied I decided to move I gave them notice one month before my lease was up and they hound me for the keys and threaten if I did not give them the keys within 2 to 3 weeks then if I didn’t pay them rent that they were gonna charge me or they will put a eviction on my record just for them to say I owe them 10,000 and $500. This company is a freaking joke. I payed 6months of rent when I moved in please please stay clear of these people… You will have to give a star to write a revue they don’t deserve no stars from me at all!!!!

Negative experience: One Stop Property! 2926 Farley Kansas City, MO 64129 Has Kept my deposit since move out since Aug 31st 2024 ! I sent pictures of flood I had twice in their basement which I believe they are trying to charge $2600 for ! Everything in the house was old and rusted out and I had emails of me telling them that. So they charge for the wear and tear of someone else doing on top of the 2 years I was in the home ! They said it would take 10 days for a response back and it's been a month and half ! When you try to call them they tell to email them and they don't reply back. I will be spending the week reporting you all even if it takes my last dollar ! Because I wonder how many families have you all done this too??!!! It took almost 2 weeks for them to fix flood problem

Negative experience: Our house had a bat and rat infestation. 2409 NW Salem ct. You never get to meet anyone, no one from property management or the property owner. It's all done by email or text. There's no connection with them. They will charge you for anything they can.

Fantastic experience: I heard many bad things about one stop property management, but I went ahead and rented any way and let me say it was a great rental experience, I never had any complaints or issues with getting things fixed in a timely manner, then reviews and people say they kept their deposit and was charged for everything when they moved out, that was not the case for me,I received my deposit back quickly and I left my place in good condition and didn't have any issues at all, I wouldn't hesitate to rent from them again if I needed to.

Negative experience: Very slow to service anything (legitimately the owners contractor fixed more in two days than they fixed in 6 months), they'll let you go a full month without ac in the summer before they even bother to send anyone out. And now they snuck in a $35 "renters benefits package" 8 pages into the lease without saying anything, which provides services that I already have taken care of myself, just to scam out of an additional $35 on top of what I'm already paying. Complete ripoff. If you think I'm exaggerating, look at how they respond to the negative reviews. Absolutely no accountability for their actions. They'll tell you to contact them instead of leaving reviews or anything, but are basically never available. Oh, also, they're absolutely fantastic about cancelling work order without any explanation. Worst property management team I've ever had the misfortune of dealing with. Edit: I found proof that the benefit package was optional and they lied to me and said it wasn't. If you go through these people you are going to get ripped off. Also as for their response of working with me. That's inaccurate too. I can't go into full detail as of right now, but I'm fully aware they have no intention of working with me and are just trying to save face. Save the effort. Go through literally anybody else.

Negative experience: My partner and I rented from One Stop for three years and had an experience I don't wish on anyone else. In the time we lived at the property we experienced the following: rodents chewing through our drywall, broken dishwasher, consistently freezing and bursting pipes, mouse infestation, brown recluse infestation, consistent water pressure issues, rotting wood causing the back deck to be unstable and at risk of collapse, consistent water temperature issues, extreme cold temperatures in the winter as well as extreme hot temps in the summer all of which were either never addressed or took several weeks to address. The company was incredibly difficult to get ahold of and their staff revolves so quickly that we almost never spoke to the same person. Upon move out we were given back less than half of our security deposit for 'trash removal' and when I asked for photos detailing what they were talking about they sent 3 photos: an empty shampoo bottle in the bathroom, a few boxes of Kraft Mac and cheese in a cupboard, and 2 empty cardboard boxes in the basement. It is difficult to feel like we weren't being taken advantage of as two young low income women. Would not recommend to anyone.

Negative experience: No stars for these people. They are horrible and break the laws when it comes to giving back your deposit. We had to let them know that we weren't stupid about the law to get them to act. They tell you they have to talk to the property owner about maintenance issues and then they either never respond or respond when they feel like it. If you're a management company you should already know what the landlord wants. They went over the 30 days to refund and had nothing to really explain their reason. Their reason is they are not concerned with their tenants, only the lazy landlords who choose to use them to handle their business for them. DON'T RENT WITH THESE PEOPLE!

Negative experience: I should be able to give less than one star. Applied to a place for my son. Had them (his roommates) and myself as the co-signer send in application fees ($60 a pop). They had my son send in extra for pet application fees (I think $30 each - he has a lizard and some other small caged pet)...then they instantly denied with some cryptic message that sound like it was generated by a scammer. Then when we emailed them to ask for clarity, they quoted a copy and paste of their horribly written (please, guys...learn some basic grammar - so unprofessional) text from their site. The exact text we were asking for clarity on. As an experienced investor and landlord, based on my experience, I wouldn't recommend this place to anyone in my network. We then called and asked to speak to someone. Got voicemail. All email responses sounded automated and one didn't even address us by the correct name. They just kept copy and pasting the same response over and over. From "Paul Palanca" "Hi Tagen (My wife is Meredith...) As per our website, "In the event that the total required security deposit increase for any application would exceed 100% of the rent, the application will be denied." HUH? That with zero context and basically sent right after we submitted the entire round of funds. I've worked with a lot of property managers as a landlord and I'll tell you...this one is a joke. Stay away. No clue what they're doing. I actually hope this is a SCAM because it would be sad to know a business could be in operation and be run by such dimwits. Cue the canned auto-response from the company below...

Negative experience: We own a townhome attached to a property managed by this company. Over the three years we have lived here we have experienced water and sewage backups in our basement at least 4 times a year or more. We’ve paid out of our pocket to have multiple plumbing companies come and assess the situation only to be told the backup is located on their property and the only way to correct it is to have the line excavated and replaced. If this were an issue on our property it would have been dealt with ASAP, but the management for this property refers to the owners who have refused to take care of the problem and have lied to their tenant who has lived there for almost a year claiming this issue is new and never happened before. Today we came home to a major backup that has flooded a majority of our basement once again included the new bathroom we recently had installed. After contacting the owners again we were told someone will be out tomorrow to fix the problem. We are unable to use any water including plumbing without adding to the backup. I would hesitate to rent from a company that cannot take care of their paying tenants regardless of the impact it has on neighbors like myself. UPDATE: As of this morning the owners have blocked my fiancé’s phone number and told their tenant we were only willing to use one company and being very uncooperative which is yet another lie seeing as to the company they mentioned is not a company we have used at all and we pay for a monthly service through a specific company but expressed to them we were willing to financially assist with the repairs necessary on their property no matter what company took care of it. At this point the negligence and dishonesty we’ve been dealing with has left us with no choice but to seek legal assistance in getting this situation taken care of.

Negative experience: DON’T APPLY HERE IF YOU DON’T WANT TO WASTE YOUR TIME AND MONEY as much as you tell them what you can provide for them and what you CANNOT they would say they will take it and after you pay for pet screening 30 dollars and 60 for the application they would keep requesting things you mentioned since the beginning you could not provide if is not nice to waste peoples time and money(THEY JUST WANT THE APPLICATION MONEY ) and when you were in contact with every staff and the they all said the same information and upon speaking to Melanie she came up with ( every single one ) of the people that gave me information gave me the wrong information because apparently they were all “in training “ yeah ok seems to me like a few of the other reviews are true, they all said they could accept my bosses letter as a proff of income (BEFORE PAYING FOR THE APPLICATION )and after they made me jump through a bunch of hoops they denied my application like nothing after a whole week of wasting my time they are just a bunch of scammers and liars. It would have just been easier to say NO WE WON’T TAKE THOSE DOCUMENTS.

Negative experience: Wow. Just wow. I would NEVER suggest this property management, not even to my worst enemy. Such a scam! Fee's are tacked on that make no sense. We were supposed to pay almost $1000 just for my one cat, (who's up to date on all her vetting) which is just ridiculous. Not only that but they sent us a lease, told us we have 24 hours to sign it or it expires, and then CANCEL our lease because they missed something in the application screening process. How bad at your job do you have to be to approve somebody's application without looking at their credit score, send them a lease, and then change your mind? Just so lazy and unprofessional. On top of that, the customer service was the worst customer service I've ever experienced, I don't even know how this woman has a job. The way she spoke to us was appalling. Thank god they cancelled it before we were able to sign because not in a thousand years would I want to work with such an unprofessional company.

Negative experience: 4538 Appleton Avenue Kansas City, MO 64133 If I could give them a -10 I would. Please Please Please BEWARE OF THIS PROPERTY. I moved in 11/3/2023 and moved out 1/31/2024. Let’s start with how they told me that it’s all electric and advertised that the unit was all electric. The day I picked up my keys I was told that the unit has gas as well. I was all told that snow removal and grass would be included this was also advertised on the site. Well of course they told me that they are going through some legal stuff with the subdivision, and I would have to maintain this. The master closet had one pole to hang my clothes. They came in January to fix the closet. It had bugs like crazy and was not clean before I moved in. I went to pay my rent in December and noticed it was a extra charge. When I contacted them, they said that it was for the gas bill. I was like well I out it in my name, but it takes a couple of days. You can't pay me to believe that a gas bill will be 80.00 for three days. When I told them I would investigate I got a call a hour later saying that would credit my account. It was a extra fee to turn on gas. I was like but you should have known that before charging me. My gas bill for December was $112.64, January Bill $317.15 and February bill $394.61. Keep in mind the furnace stopped working several times because they did not have installation in the attic. The townhome was always cold I even went over seven days without heat because the furnace stopped working. IF you have kids, please watch them with the outlets and the light switches. Every time I would turn on a light or plug something in I would shock myself. When you call the office, they never answer but if you walk in they are sitting at the desk. I went up to the office several times and Jordan the manager would give every excuse in the world on why I was going through certain things. She even told me that her gas bill was one hundred something dollars. I was like but you have installation, and I would pay that over three hundred dollars. Even when I went up to the office when my place was 35 degrees, they still did not urgently get it fix. My refrigerator stopped working and they sent someone out who told me it was something electrical that caused the refrigerator to stop working. Of course, they did not replaced the refrigerator my last three weeks of me staying at the home. When I said something, I was told to put my food outside in something it would stay frozen. I have moved out and I was promised to get my full deposit and got $200.00 back. They charged me over $900 for holes in the walls that I covered up and all it needed was some paint. This was from me hanging curtains to keep my place warm. Iover $200 dollars to clean like what did you have to clean. The place was not clear when I moved in and I cleaned the place. Some other fees that don't even make sense. I have attached some of the photos of how clean my place was when I left. I am trying to add the videos but of course I can't but will try to add them if I can.

Fantastic experience: One Stop PM came recommended by a successful colleague who I respect. I just met with Jim to discuss buying investment properties and property management. One Stop PM has an live-human answering service. Jim called back in less than 24 hours. Our meeting was very productive and he was direct about the areas they recommend buying in and where not to. He understands my requirements and arrived at the meeting with suggestions. The fact that him and his business partners are personally invested in the business is a testimony to their credibility.

I had filed a maintenance report on a broken microwave. So many missteps followed. Unkept appointments, no follow ups, I had emailed, called onestop office, inquired through my portal. I absolutely COULD NOT GET ANY RESPONSE FROM ONESTOP. …Then Alicia took over, had found my buried request…& immediately took steps to resolve it days!!! Thank you ALICIA! I’m currently taking this company to court DO NOT MOVE HERE rent from them at all they scam and rob you add a bunch of fake fees they steal your deposit u paid a $1400 deposit time of move out can’t they never sent me my deposit or my receipt with the charges they charged me they took advantage of me during the year I lived there there was multiple problems with the plumbing I put in maintenance they never showed up called a plumbing company and charged me $1500 on top of my rent to pay the bill and I RENT so I should not have had to pay and charged a big late fee when I couldn’t pay over 2500 for rent that money I moved in with the impression the rent was 895$ I wish I would of read the reviews first before moving here i have bad credit and didn’t know because they charged me 4000$ when I moved out and there was no if barley any damages to the property besides carpet stains I was over charged false bills now it shows I owe collections 2000$ on top of them keeping my 1400$ deposit I REPEAT DO NOT move here Ik working on getting this business shut down !

Negative experience: Denied within minutes with excellent credit and rental history because of a dog breed. One Stop decides to do business without using humanity or reviewing a dog profile that you are required to pay to provide also. A 12 year old dog wouldn’t have made it that long with ZERO incidents without a good owner.

Negative experience: One stop property management has been the worst place to rent through since the day we moved in. The dryer didn’t work from the day we moved in. After multiple phone calls, emails, and texts we were finally able to reach them just to be told to buy our own and move theirs into the garage. We went multiple days when it was 95 deg outside with no ac because they would not answer any maintenance request email or call. We had to buy a new garbage disposal and replace it ourselves do to no one answering. Their communication is absolutely terrible and worthless. I would NEVER rent from one stop property management again unless you want to be stuck for a year with no communication and no effort to help your renting experience better. Absolutely terrible experience. Glad to be out.

Negative experience: Do not rent from these people they are a total rip off they do not fix anything they don't care if you pay your rent on time I moved out this past month on August the 31st . I lived at one of their homes for 3 years straight was never late on my rent was always on time or before time my lease ended and they come sending me a bill saying that I owe September rent how in the hell will I owe September rent when my lease ended August the 31st. Negative experience: This company is a joke. AVOID AVOID AVOID I was a sub-contractor for them, they will choose to not fix problems that are major issues. You will follow around some guy who has no idea what they are doing and fixing problems that were easily avoided by hiring someone what has the slightly clue of what they are doing. Any and all of their tenants are also so thankful you came but know you likely won’t ever be back because they don’t want to pay for the fix. As neighbors to many one stop properties you will also be disappointed at how they keep up with the yard and the houses. None ever comes to mow keep bushes in order. I’ve had to go over to help a neighbor with a flood that was happening due to rain because the company couldn’t get anyone out there…

Negative experience: They will nickle and dime the tenant to eat up the security deposit, then try to itemize things like smoke detector batteries, new locks even after the tenant turned in the keys, things they never fixed after work orders where put in, and mowing grass after the tenant moved out weeks ago. They don't want the property owners to be in contact with the tenants, because they do things like this. If you have property and want good tenants to stay put... do your research and choose accordingly.

Negative experience: Read before you apply!!!!! To preface this review: We are 8+ year, extremely clean and highly respectful home renters who wanted some answers and amends to One Stop's leasing agreement. I also had their agreement run past other property managers, some local, some who handle properties across the country. All agreed with our concerns and the poor terms and conditions of One Stop Property Managements leasing agreement. Here's what we received. The agreement is filled with lots of nickel and diming and too many loose terms that put the tenants at greater liability than they should be placed into. I'm also very appalled by the way we were treated over the phone: comparing the employee's personal rental agreement with theirs. I don't care that they agreed to a bad agreement for their personal rental. Their personal agreement does not affect or relate to ours. I wanted some reasonable amends and answers, and all we got was a lot of defensiveness. One Stop Property Management's rental agreements are horribly and lazily written. They don't include any linked referencing to clauses in their own agreement (good luck spotting them all), they are littered with loose terminology like "within a reasonable amount of time." They ask tenants to basically sign away their rights (not legal), allowing the landlord to enter the premises for any reason at any time ("usually with a 24-hour notice"). They ask that the tenants return the keys AND will still be charged $150 for lock replacement (even though by law you cannot force the tenant to pay a set amount pulled from a security deposit- only state that something will need to either be replaced or cleaned by the tenant). They state that the tenants will be billed $50 if the landlord has to answer inquiries from anyone requesting information about tenants, etc. The list goes on and on. I'm totally floored that anyone would be served such an agreement and wasted time, money, and a credit check on this. Hopefully, this review helps others. And I'm sure the negative review is worth a heck of a lot more than $150+ for the fees we incurred. Hopefully they do the right thing and try to address and listen to their prospective customer's concerns.

Negative experience: Thievery! We had so many issues with this management company! Definitely do not recommend. If we had any issues, it was always someone else's issue between cars being illegally towed, having to pay for other people mistakes ($500 gas bill not in our name!) and broken appliances. When asked if we could discuss anything over the phone or in person they were unreachable or you had to set an appointment. They only care about money and not people. We shared a laundry unit downstairs and they never worked so I had to hang clothes up throughout my house or use my own money at a laundromat when this was in our lease that we would be able to accommodate. This was thr final straw and I had a feeling they would do this. They took our whole deposit. How does it take $75 to clean childrens chalk off? We replaced all the blinds which now I wish we didn't! Zero stars!

Negative experience: If you decide to rent from these people, prepare to be scammed. When we received the remains of our security deposit a couple of charges were acceptable, but there were over $500 in deductions we were skeptical of. We provided our reasons for our concerns and were requesting to see receipts, invoices, or bills. I had already confirmed that One Stop would have used contractors for what the money supposedly went towards, and that such items are kept on record. Yet, for over eight months, we were repeatedly ignored or deflected with irrelevant responses such as emails basically saying "Oh... we reviewed ourselves... and we find nothing wrong with the charges... so we don't owe you anything", even though until the very end we were only ever asking for evidence that our money was used properly, not for a refund. No such evidence has ever been shown to us, and the request to see it was never even addressed or even acknowledged, despite mentioning it in every single contact we made (again, for over eight months). If curious, we were deducted for the following items, each with an explanation for concern: - Cleaning, $200: We spent four days thoroughly cleaning the house during our last week to the point where it would be classified as spotless, and it was significantly cleaner than it was when we moved in as there did not appear to be a proper cleaning after the previous tenants' departure (bags of fast-food trash in closets, loose trash in the garage and shed, as well as a thick layer of dust coating all surfaces). Yet, they were probably charged as well even though we were the ones to clean after them instead. - Landscaping, $300: The day before our departure, we mowed the grass, trimmed the hedges, and removed the stray vegetation around the trees and along the fence. All that was left were two large branches that fell from a recent storm that were agreed to be large enough to not be our responsibility for removal. - Lightbulbs, $45: All lights were functioning before our departure, which is all that was expected according to the lease. If all lightbulbs are simply replaced between tenants, then that expense was not our responsibility unless specified in the lease (it was not). If the charges listed above were default deductions, then these were to be specified in the lease, which they were not. If this company applies such a practice, then they need to consider utilizing a policy of move-in fees, not security deposits.

Negative experience: I recently had the unfortunate experience of dealing with One Stop Property Management, and I must say, it was an absolute nightmare. From their abysmal communication skills to the appalling state of the property and their overall poor customer service, my time with this company has been nothing short of frustrating and regretful. First and foremost, communication with One Stop Property Management was a constant battle. It felt like pulling teeth just to get a response from them. Calls and emails would go unanswered for days, leaving me in the dark and unsure of what steps to take. It was incredibly unprofessional and made the entire process needlessly stressful. To make matters worse, the property I rented through One Stop Property Management was in an appalling state. From the moment I moved in, I encountered numerous maintenance issues that were never properly addressed. It was evident that the company had little regard for the well-being and comfort of its tenants. Furthermore, the customer service provided by One Stop Property Management was shockingly bad. Whenever I managed to get a hold of someone, their dismissive and unhelpful attitude was disheartening. My concerns were met with indifference, and my requests for assistance were brushed aside. It was clear that the company prioritized their own convenience over the needs of their tenants. In conclusion, I strongly advise against engaging with One Stop Property Management. Their abysmal communication skills, neglectful property maintenance, and lackluster customer service make them a nightmare to deal with. Save yourself the headache and look for a property management company that actually values their tenants and strives for quality service.

Negative experience: I am a current tenant, genuinely the worst experience I’ve had with a property management company. They charge you for EVERY SINGLE THING. I didn’t sign my lease in time? $75 for them posting a notice to vacate. If you submit a maintenance request, they send you a list of things to fix yourself before they send someone out. If you cannot relight your own pilot light, they are more than happy to charge you $75 for them doing it. They never answer the phone. My neighbor paid for something to be sent to them and they never reimbursed him. You miss your annual inspection? $75. Your payment doesn’t go through? $75+a late fee. I am sure landlords love this property management, but they are a NIGHTMARE for tenants. Edited to add: they didn’t mow my lawn to the point that I got a letter from the city, they continue to not come out and trim the dangerous tree in our yard/over the street or remove the leaves that house bugs/mice right by my place. So not only do they charge you for everything and avoid sending maintenance out at all cost…they also literally don’t provide the care they are supposed to. They are AWFUL.

Fantastic experience: One Stop was amazing for us! We have a service dog and they took us under there wings and provided a great quiet community for us to live in! The process to get into the house was easy and since then any bumps in the road they’ve been right there to help. Example.. Christmas ev our water pipes broke… they were there with a crew less than an hour of waiting. On a holiday!!

Negative experience: I will detail later when resolved. However till then I will say. I wished I would have read the reviews regarding their maintenance ethics. I’ve heard about unethical landlords but assumed it was just hyperbole. Folks One Stop made me a believer in reading reviews. They are sadly very accurate. Words I’ve heard so far regarding pipes freezing and not being able to keep heat in the home above 9 degrees of outside. “Owner is considering upgrades”. And “no one complained before”. Good luck if you have a maintenance issue. It might be considered an upgrade. If they are sending the same trade multiple times with no plan, they are just buying time to force you out. UPDATE… Still waiting for any plan to address. Pictures don’t lie. Notice in their response they didn’t say what they will do beyond “hours of communication”. Translation, I can’t argue the facts so I will talk about communication. The Broker/Owner can’t respond with anything to refute my very reasonable expectations of a landlord. But sure they have sent me emails, that’ll fix it. You will have the same experience, for any “upgrades”. My suggestion pay for a home inspector if renting from One Stop. Apparently working on a resolution with One Stop is a legal filing in court. UPDATE… Only response from the Broker/Owner to my questions to address the implied warranty, was contact my attorney. Folks they do not care. They charge 2 months as a deposit for a reason. They know they are unethical and will take a short term cash turn the property again, charge 2 months deposit. Wash repeat. It’s there business model. In the 4 months since we complained of ice inside of the home, frozen plumbing, broken fence, downed trees… nothing has been done. The Broker/Owner offered at no cost to let me out of the lease of course I’m assuming keep all monies paid. They have instead filed a court action after I accepted their offer. In their response to the BBB complaint the broker/owner states they offered to let me out of the lease yet they file a court action. I am counter suing for all monies paid to them. The Broker/Owner has no interest in addressing any issues. The Broker/Owner was offered all rent paid if he could communicate a repair plan. I received no response other than an eviction notice and talk to my attorney. No response to all monies paid for a simple plan to do maintenance. Compare that to their words in response to this review. Folks you’ve been warned. Insulation and wind barrier to keep the home above 50 degrees is considered a “upgrade” by the Broker/owner. Apparently, the next sucker to rent 12 Atchison Ct Platte City will learn, but atleast they will have someone to corroborate their ongoing assumed illegal activities at minimum or just plain slumlord attitude. Update…. We had our hearing. They sued for almost three month’s rent. They lost. They are going to get a little over 1200 not the 7k they wanted. I wasn’t able to provide any evidence as my ask for a continuance was denied. Just by questioning them without evidence they lost. We had to move so my pics were in a box. Debating now whether to appeal. They are slumlords couple of notable moments from the trial. They testified, they rent as-is. As-in they have no responsibility to repair as it’s as-is. They quote the page and paragraph in the lease. Translate, we will decide what is too expensive to repair and then won’t because rent as-is. They admitted on record 33deg and ice indoors is not unreasonable. Business model is to charge 2 months for deposit and if you are late more than 10 days to evict, regardless of issue, the deposit will cover the rent till they sue under as-is. They are the living definition of Slum-Lord. Sue them you will win. Save your communication, email the owner Jim Carlson directly. He won’t do anything just provides proof of do nothing. Just remember one thing, they rent as-is. That’s is their goto defense. Mo law has a implied warranty. The home is not safe.
