Negative experience: DO NOT, I REPEAT, DO NOT SIGN ANYTHING WITH THESE CLOWNS UNLESS YOU WANT YOUR LIFE TO BECOME A NON-STOP HORROR MOVIE WHERE THE VILLAIN IS YOUR OWN MAILBOX AND THE SOUNDTRACK IS THE CONSTANT DING OF FINES FOR BREATHING WRONG!!!! I’ve been trapped in their “managed” community for 14 months and it feels like 14 YEARS IN THE NINTH CIRCLE OF HOA HELL. Property management? More like PROPERTY DESTRUCTION. Roof leaking like Niagara Falls for THREE MONTHS? They “investigated” by sending a guy who took a selfie and ghosted me. AC died in 115° Arizona summer while my kids were melting into puddles? “Submit a ticket” they said. I submitted 47. Got 47 automated “we received your request” emails and ZERO action. My neighbor’s pool looks like a swamp monster’s hot tub and they’ve been “looking into it” since Biden was president. Meanwhile they’re cashing my $400+ monthly “assessment” checks faster than I can blink. But the REAL cherry on this dumpster-fire sundae is their DISCRIMINATORY, TWO-TIERED, KANGAROO-COURT RULES FROM SATAN’S OWN LAWYER. Ohhh you better believe the rules only apply to certain people. Got a truck in your driveway for 12.00001 seconds? BOOM $250 fine if you’re a normal working schlub like me. But the board president’s brother-in-law parks his lifted monster truck on the grass for weeks and suddenly the rules “don’t apply” because “family discount.” Kid leaves a bike out overnight? Violation notice with threats of liens. Board member’s kid has a full-blown dirt bike track in the front yard? Crickets. I’m convinced they have a secret spreadsheet ranking residents by how much they can bully without pushback. Single mom with two jobs trying to survive? Target practice. Retired snowbird who golfs with the manager? Golden child. They literally discriminate against anyone who dares to live like a human being instead of a robot who kisses their HOA ring. Flags? Only if you’re “approved.” Holiday lights? Only if you pay their extortionate “decoration fee.” Normal backyard BBQ with your own family? “Noise complaint” from Karen across the street who’s on their payroll I swear. I’ve watched them selectively enforce every stupid rule against people who look like they won’t fight back while their favorites run wild like it’s the Wild West with better landscaping requirements. Associa Arizona doesn’t manage properties—they MANIPULATE, EXTORT, AND GASLIGHT. They lost my records for six months, “couldn’t find” my payments, threatened foreclosure over $37, and when I showed up with proof they just shrugged and said “computer glitch.” Yeah, the glitch is called “we hate you.” If you value your sanity, your money, your family’s happiness, or your basic human rights—RUN. Run far away. Burn the contract. Tell your realtor you’d rather live in a tent in the desert than deal with these discriminatory, incompetent, power-tripping parasites. I would give negative stars if I could. I’d give them a black hole of stars that sucks in all joy and light. AVOID AT ALL COSTS. YOU HAVE BEEN WARNED.

Negative experience: Awful management not friendly, nice or helpful. I really don't know what they do there,for a property management company not to accept payments and not be helpful is crazy. Went in to make payment as the app would not accept my o payment, and cc then not take it , seems incredulous to me,what else would you have a property management company for?

Fantastic experience: Due to some mixup between our bank and Associa AZ, our HOA fee was paid late for November, resulting in a late fee. Discovered that last night while reviewing bills, and called this afternoon, where I spoke with Christina. Late fee dropped quickly, despite the payment arriving late. Stressful, but grateful for Christina looking into it and quickly fixing the extra fees. She was a pleasure to discuss the issue with, was polite, and I appreciate the prompt response.

Fantastic experience: Being a Community Manager is a high stress gig and Kara Jersey is one of Tucson Arizona’s best. No issue is too large, small or strange for her to handle. HOA management companies are only as effective as resourceful, energetic, problem solvers like Kara. Fantastic experience: I reached out to the HOA to request a permit to expand my driveway with pavers and add stone veneer to the front walls. Honestly, I expected a lot of paperwork and several days for the request to be reviewed. Christina made the process incredibly easy by giving me clear instructions on how to fill out the request form. To my surprise, my request was approved in less than 24 hours! She is professional, efficient, and a pleasure to work with. I couldn’t have had a better experience!

Fantastic experience: I recently had my HOA fees delayed due to the thanksgiving holiday and I acquired a late fee. I reached out to our HOA and Christina Lostutter emailed me stating that she would keep an eye on it and if I receive a late fee, she will credit it back to me. Negative experience: This issue is happening in the Sunset Ridge complex. The HOA continues to put parking violations on my car, despite having paid and displaying the permit to park in the guest parking space. The residue from the violation sticker is extremely hard to remove. I paid with a cashiers check for guest parking and received a permit, Despite having the permit, I am left with parking violations and note stating that there will be a $250 charge to tow my car. I feel that this community has been targeting me specifically. I have called left messages and sent emails regarding this issue. This has been very unfair and unprofessional and I completely understand why there is so much frustration when it comes to HOA.

Fantastic experience: Working with John Cousins and Christina Lostutter on issues that have been brought to our attention regarding the properties we manage and getting them resolved are very easy to do. There is nobody else I would deal with and he also helps me with other properties that Associa manages when I'm not sure what manager I need to talk to. Fantastic experience: I have two experiences with John Cousins as associate with home improvements. One was my first experience with solar panels, and everything went smoothly going through the association, and my second experience now is with upgrading my windows, which went through a little easier because there’s actually no changes to the house.

Positive experience: I own one of the cooperative apartments in Citation Gardens CoOp 4. Last month my check was returned by the post office. Couldn’t read my writing so was not deliverable. I had a stroke on my left side and am left handed. I called to ask if they received my check before it was returned. I called to explain the situation. Mailed that envelope and the check as soon as I received it. Was not charged a late fee.

Fantastic experience: A situation arose regarding a late payment and I called and was able to describe the situation. I received a letter with a bill for much more than what I owed. Then I received a statement from Christina Lostutter and she adjusted the bill to a very reasonable amount. I really appreciate her efforts in resolving the issue!

Positive experience: Unfortunately any questions to be answered or referred to going on line. Great if you are computer savvy and actually have one. Typical AI shuffle. Getting use to it. Other than that the rules are fair and the h.o.a. inspector is good at his job.

Negative experience: Associa Arizona is a poorly run organization that is not responsive to members of their HOA communities. Their inspectors are invasive and incorrectly issue fines/violations that are out of scope for my communities CCRs and community guidelines. Their customer service is non-responsive, not professional, and do not provide any real services to HOA members.

Fantastic experience: Since Claudia O. took over this office has improved 200%. We have a great property manager, Chrissy, and the support we receive is beyond terrific. We have solid representation, timely responses, rock solid accounting and much less stress than previous times. Zero aggravation! Highly suggest you give them a call and see what they have to offer you. We ask and Associa delivers. The new management excels so do not listen to or read complainers. Associa comes through when we needed them and continues to provide excellent service for what we pay. Highly recommend them for your management.

Fantastic experience: Tristan M. was asking me a technical question today; he needed something in a special format. He was careful and courteous... which was quite useful and pleasant for a senior like me... and the whole process worked out well.

Negative experience: Unfortunately, dealing with this HOA has been frustrating from the start. Everything is forced through their app — even simple requests like asking for a pool key. They refused to mail it to me and told me I could only pick it up during an HOA meeting, which I wasn’t able to attend. My ticket was eventually closed without resolution, and I ended up having to drive all the way from Rio Rico to their Tucson office just to get the key in person — which is completely unreasonable for something so basic. To make matters worse, the pool has been out of service for weeks, since the beginning of the spring/summer season. When I picked up the key two days ago, I was told the pool repairs were scheduled to begin today (Thursday). However, I just called for an update and no one could give me a clear answer. The person I spoke with didn’t even seem aware of the repair status, and it’s obvious the issue isn’t being prioritized. I was placed on hold for a couple of minutes, only to be told there’s no announcement or timeline available. There’s also ongoing discussion from other homeowners in the app about this issue — without any involvement or response from Associa. At this rate, it feels like the pool will finally reopen in December — long after summer is over and the kids have missed their chance to enjoy it. The lack of transparency, poor communication, and rigid processes make it extremely difficult to get basic things done — all while residents are paying for amenities we can’t even use.
We apologize for the inconvenience; however we had no control over the timeline of the repairs. Unfortunately, the vendor that installed the equipment did not have the proper parts in stock which contributed to the delay.
Luckly, the repairs were completed today July 3, 2025 and the pool is now ready for the 4th of July weekend.
Fantastic experience: Worked as a Buyers agent for a property that was managed by this company. They were the most responsive and helpful management group I've ever worked with. 10/10 would recommend. Shawnte was especially helpful to my buyers who had questions throughout the process.

Negative experience: Residents are not being granted access to monthly HOA meetings. HOA will not deal with a nuisance house on our block. Group home being run out of a house where homeowner is absent. Update: I emailed the HOA as requested -see reply below— nothing. No response, no acknowledgement, no nothing.

Negative experience: Edited: STILL a terrible experience with Associa. There is no actual way to contact anyone. If you call they just "pass along your case and someone will call you or you can check town square." No one responds to messages on Town Square, we can see they've read them but there's no response and the company will send you violations for things they've approved but just failed to check their records before sending a violation. Customer service is non-existent, once again it seems like reviews are the only way to get someone's attention. My husband and I have continued to have poor experiences with how the HOA is managed in our neighborhood. Consistently the CC&R's are not followed by the management company, we do not get any warnings in the mail for "infractions" before we get a final notice on the online portal. It is in the CC&Rs that we are to get a notice in the mail first, this has not been done. Also, notices will come or be sent after the 10 day warning period is up, or not at all until the company decides to put a lien on your property because months went by with no contact for an issue they did not actually notify us about. My husband and I pay all our dues and will take care of what we are supposed to within a given deadline but it is difficult to do when the HOA does not follow its own rules or give sufficient time to actually rectify the problem. Also, anytime we have tried to call there is no one to speak to and we are shuffled around to leave a message for our representative or sent to someone who cannot actually answer our questions. Last time there was a problem we never got to talk to our representative, were told to open a ticket online in the portal then photos from months ago, for a different issue that was resolved months ago, were sent to us for a current issue that we never were properly notified about and the ticket was closed as "solved". The problem wasn't solved, we still aren't sure what the problem is and no one will talk to us. It feels like the only way to get their attention is to leave a review because calling the office or working with the online portal is a dead end every time.

After a review of the account we have noticed that you have been in various communications with our customer service team and additional explanations have been provided via e-mail. There seems to be a misunderstanding of the charges on the account, and we would like to clarify that no fines have been charged at this time. There is a difference between an administrative fee for processing a notification letter and a violation fine. Your community holds monthly board meetings and those are a great opportunity to share your feedback directly to the Board of Directors representing your community.
Positive experience: Finally, got my reimbursement check from damages done, November, 2024. If you know that are postal system is broken why are We still depending on it? A faster, more reliable system needs to be used in the future. Letters are either LOST or undeliverable. When submitting documents thru your corporate system works. Why can pay out use the same system? We pay our fees, this way; it would be a better more reliable system to handle everything this way, too. There seems to be a total disconnect berween the HOA, neiborhood, accounting..this has been the WORST experirnce. Causing MArojeJOR financial problems with financial insttutions due to their inability to be TRUTHFUL or REALIABLE. FEELING like NO ONE has an ounce of CREDITABILITY.

Fantastic experience: I want to thank Christina Lostutter for the work she did in getting a dangerous situation corrected taken care of. There was a landscaping problem on Caliente, which made it impossible to see cars coming from west. After contacting Ms. Lostutter the problem was taken care of.

Positive experience: Update: Christina did finally reach out after I caught the inspector in his truck on our street. The violation has finally been resolved, and now I know I never want to deal with the HOA again. Thank you Christina for hearing my side of things. They truly give no qualms about continuing violations after the 1st violation was paid and paperwork was submitted for the fix and approved. All the paperwork says we have a year, but then to get it done in a timely manner. Apparently planting landscape in the winter sounds good to them. Christina and John seem to be unhelpful and ineffective to communicate with thoroughly.

Fantastic experience: Our designated representative (Ms Salina Watson) for Ponticello HOA in Oro Valley, AZ has been exceptionally!! helpful (quick accurate responses to our own and our builders phone and text messaging) in meeting our requests pertaining to the HOA requirements for new residential construction. Front office personnel have also been very pleasant and helpful. Addendum to 1st Post after one year of experience with Associa of Tucson AZ and Ms Watson as our designated contact. Consistent performance (over time) is the true test. Associa as an organization and particularly Ms Watson continue to tangibly demonstrate not just meeting our expectations for customer service as personal home owners but exceed them.

Fantastic experience: Christina Lostutter facilitated the replacement of our mailbox. She immediately responded to my email asking for the details on the process. She gave very detailed requirements i.e. type of mailbox then provided the instructions to take the owner purchased mailbox to the HOA office for Rancho Sahuarita. Negative experience: Wish they spent more time handling our real community issues, especially regarding renters w/ thousands of cigarette butts in their yard, instead of using our money to send out certified letters to homeowners for late HOA dues. It’s like none of them have the capability to dial a phone and just have a normal conversation, and forget it if you think they will ever actually just answer a phone call. Hence the HOA stereotype continues…….
