Negative experience: Avoid dealing with this company at all cost. They are property moguls and do not meet their own standards as a property management company. Reply: This actually has nothing to do with my eviction by actually the your process which caused the financial situation. Thanks for replying with a “professionally petty” response. Your unit is poorly insulated and for a 441 sq ft apartment my power bill shouldnt be 300-400 My last apartment was 3 sq ft bigger and was cheaper. 60-90 a month Try again. Do you want screenshots? Or the fact it took 2 months to respond to a maintenance request. I have cameras up and your maintenance man did not come by the day and time that he stated. His second appointment he was actually late to as well. Or the fact that your agent called me while in another conversation and ignored me when I said hello multiple times. Conduct business ethically and stopped taking advantage of low income college students. “Last couple months” I was late one payment and paid you 3 days later….. every other month was on time. Quote it correctly.

Fantastic experience: I was in hurry to find an affordable rental property and Real Property Management Rincon helped so much. The process was painless and fast thanks to Joanne. My lease is ending now and after a year im moving away. But whenever I had an issue (maintenance or questions) they were quick to respond and helpful! Negative experience: RPM will gauge you for every possible nickel and dime! They run on the hairy/smarmy edge of legality. The ONLY person who was cordial and helpful was Veronica Dorbad. I wish to acknowledge her. I believe that the only reason I got my deposit back was because I told them that I had comprehensive photos from before I moved in and after. I also mentioned that my attorney also had all the photos. Stay clear!

Fantastic experience: Rincon Property Management has managed my property for 15 years. I went to view the property on Saturday and was pleasantly surprised by the condition. I haven't been inside the property for many years, so I wasn't sure what to expect. There are some things here and there, but on the whole the property is in better condition than I had expected. I want to thank the Rincon Property Management team for taking good care of my property and selecting tenants that do the same.

Negative experience: Update: I don't recommend the company. When we moved in, the place had obviously not been cleaned. There was dust and dirt everywhere, the main bedroom had a crack in the window, no landscaping had been done, and we found out the first night we moved in that the A/C did not work. It was the middle of summer and I was 6 months pregnant... the inside of the house was 90 degrees the first day we were there... and the following week waiting for them to fix it. Any time I tried to call in for repairs I was met with argumentative people that had mean attitudes. The water heater was extremely old and made an extremely loud, roaring noise whenever it kicked on if anyone was washing dishes or taking a shower. They refused to replace it. When the lease was finally up they refused to give back the deposit claiming the place had not been cleaned... (I deep clean my home every Saturday morning for reference.)

Negative experience: Current Tenant and their Maintenance is Horrible. They don’t address urgent issues. Toilet has been backed up for a week now and no luck getting it fixed.

Negative experience: Notice how all of the good reviews conveniently were posted about the same time. Here's my honest review of this company after renting from them for 3 years. My biggest issue is the house I rented was not cleaned when I moved in, carpets were not cleaned. The house was cleaner when I moved out then when I moved in but yet they kept the whole security deposit and never said why. If you read real reviews down below you will see all the people who say the same thing so just know if you rent from this company no matter how clean the house is when you move out they will keep your security deposit. Also a lot of the issues that I had with the rental were not resolved right away. I had a water leak that was filling a bucket 3 times a day and it took 2 weeks to get them to get someone out.

Negative experience: This was an awful management company. I was charged an extra $700 in addition to my security deposit after I moved out of the place. They basically charged me so that they could fully renovate the entire condo on my dime. They charged me $100 for a key to a pool that was missing (the pool doesn’t exist), $250 for painting and patching holes (I hung a few pictures), and $1600 for new carpeting in addition to other charges. Unless you want to be outrageously charged, DO NOT rent from this company. P.S. They had cockroaches in the condo.
Hi Holly, I am sorry you feel this way about how your deposit was reconciled. As I explained in multiple emails the owner is choosing to hold you accountable for the damages to the property that were not recorded before you took occupancy. We have no record of you providing a move-in sheet nor have we received one from you to date. To be clear the missing pool key is for the community pool provided to you per your lease. I wish the owner were willing to be more forgiving because you were a good-paying tenant but this is his position at the moment.
Negative experience: I see the bad reviews about renting. But there is a property I am really interested in and the agent has not gotten back to me!!! Guess everyone may be right about renting from them since they don’t even want a new tenant. But I really like the home!!!! Lol Hmmm I just don’t get it unless she is saving it for someone she knows I’ve seen realtors do this which is awful! But anyways that’s my complaint UPDATE: I wrote this post about a year ago! And I received a response today WOW! Sorry for the late response? It would’ve been nice if I would’ve gotten a response back when I wanted to apply and rent the home. But thank you kindly for responding and hopefully things are working out better for your company.

Negative experience: I have called 6 times to 3 different phone numbers. I have emailed them. NO ANSWER AT ALL. Landlords, you don't want to work with this company they are scaring away your future tenants even if you house is the most beautiful on the market. For tenants who have had bad experience, I recommend you taking the time to file a formal complaint to the Arizona association of realtors or the national association Code of ethic.

Negative experience: They charges fees on top of fees. Zero accountability in my experience and poor turn around time for work orders.
Negative experience: Started great, but beware. Lots of "lip service" with no follow-ups. Repair orders for water leakage from a window and defective fans from 9 months ago have yet to be done. Communication is poor, follow-up is poor, and they lie...A LOT. Read the lease thoroughly before signing it and pay special attention to their Quarterly inspection requirements. We purchased a home mid-way through the lease and asked if the owner would take full payment of the lease balance and end it. They returned and said the homeowner wanted it to play out to the end date of the lease. The homeowner did not renew their contract with RPM and let us know that Rincon never presented the lease buyout offer. He said, "Why wouldn't I do that? Rents are higher now, I could have made more income." If you have to lease from them, read your contract very very carefully, there are a ton of gotchas.

Negative experience: These people are CROOKS! Do NOT TRUST THEM WITH ANYTHING YOU OWN! My Fiancé and I recently found out his Mother had passed away in a property she rented from these people. We WASNT informed BY THEM BUT BY AN OFFICER. We WASNT able to contact her and text her stating we was going to send a welfare chk on her… long story short she’d passed 2 weeks prior We drove 18 hours after paying over $3000 to them thinking they was helping us and being understanding… QUITE OPPOSITE. After Joanne Aherne (so?) Received our $$$ she informed us she wasn’t going to speak to us any further and get ahold of their/our attorney?!?! We got there and was denied access and was told they only had to wait 14 days and then could dispose of anything they wanted! And THAT THEY DID! Even though she took our money and acted like she was working with us while we took steps thru the court to get a letter stating my fiancé was the sole survivor to his Mother. Neighbors sent us pics of a vehicle and tag # also said they could hear what sounded like packing tape being used on things they was taking out of the home. All of her paperwork, purse, clothes, jewelry, furniture EVERYTHING but her vehicle was taken from the home. The car had a dead battery once we got in or were sure it would’ve been removed as well and an ?abandonment? Title sought… we was told we could pick up family memorabilia (pics etc) AT THE OFFICE BUT WHEN WE ARRIVED to retrieve these items was told by the secretary SHE KNEW NOTHING ABOUT THIS and Joann was on the phone with court proceedings that day and also the next! We had to return home and at least was able to bring her ashes back with us to put with her Father ❤️ HOWEVER, that WAS FROM NO HELP FROM THESE PEOPLE!! *His mother passed away and they have been heartless EVERYONE OF THEM SAYING THEY HAVE NO IDEA WHO KNOWS WHERE ANYTHING IS & yet HAS HER PURSE, wallet, cell phone, important paperwork etc! Also we was told AGAIN; we should have made contact WITH THEM WITHIN THIS 14 day period! Again WE HAD NO IDEA SHE PASSED AWAY!! We went to the PD they was very nice and gave us the report and condolences but said they did not take any physical property from her home. They told us animal control was called for her beloved Client who starved herself to death laying next to his Mom even though she had a huge opened bag of food and water available. This has been BEYONS DEVASTATING for my fiancé and I have started researching these people due to their lack of concern & lies. Idk HOW THEY ARE STILL IN BUSINESS!! The pics and reviews I’ve read are HORRIBLE!! I am in the process of collecting ANY AND ALL INFO I CAN FIND SO WE CAN TAKE THEM TO COURT! IDK if this could qualify as a class action lawsuit?? Idk the law there HOWEVER I FEEL THAT BY ALLOWING THESE PEOPLE TO CONTINUE TO ALLOW PEOPLES PROPERTIES TO BE DESTROYED while they are supposed to be in charge of EVERYTHING from maintenance, INSPECTIONS to screening renters etc… BUT IN THE END ALLOW HOMES TO BE DESTROYED & W/ total disregard for those they claim to be there to help and make lives easier for… IS UNACCEPTABLE!! This ISNT GOING TO STOP ON ITS OWN AND THEY ARE NOTHING MORE THAN HEARTLESS CROOKS!! I’ve done 1 background chk on the woman that took our $3000 & ITS MINDBLOWING to put it mildly!! Funny they are doing background chks on potential renters YET THEIR OWN EMPLOYEES…. I don’t even understand how (at least the 1 so far) ISNT DOING JAIL/PRISON time!! I’d LOVE to hear from anybody that’s been wronged financially by these people!! There’s so much more to this but I will leave it at this… FOR NOW. They believe since most of the people they WORK FOR are OUT OF STATE THE PROBLEM WILL WORK ITSELF OUT! Easier to chalk it up as a lose and lesson learned IM ASSUMING!?! Well seeing 1st hand how they treat people, lie and give the run around… especially under these circumstances… I can not… I WILL NOT DO EVERYTHING POSSIBLE TO MAKE SURE THEY ARE MORE THAN EXPOSED! It would be amazing if at the end WE ARE ABLE TO MAKE THESE PEOPLE PAY FOR THE DAMAGES THEY HAVE ALLOWED!

Negative experience: AWFUL AND UNTRUSTWORTHY!! We are a military family living overseas and we hired RPM Rincon to manage our rental home, it could not have gone worse. They did not inform us that the tenant was dirty, breaking terms of the lease, & not taking care of our house. We were unaware of the horrific condition of our home until the tenant moved out. We were SHOCKED to find that the house was completely TRASHED (green swampy pool, trash piled inside/out, back brick wall broken down, paint stains, broken items throughout the property, etc.). When we questioned RPM about how they could allow our home to get like that, they took ZERO responsibility. After repeated demands to get copies of their 90 day inspection reports we discovered they had continuously left items unattended to. The poor condition of the pool was also noted repeatedly over 2 years, however they continued to pay the pool service company monthly (on our behalf) without making sure they were actually doing the weekly service. The pool was covered in black algae and none of the pool equipment was functioning. The tenant broke most of the terms of the lease and RPM did NOTHING. Once the tenant moved out repairs were moving extremely slowly and we began questioning the amount they were billing us for repairs. They were not truthful about who their “vendors” were and we had to repeatedly demand receipts for what the $2025 deposit paid for. They finally emailed obviously falsified identical invoices from 3 “vendors'' with no details whatsoever. We also discovered that the tenant took our washer/dryer and pool storage chest, which RPM failed to mention to us at all. We had no choice but to terminate our contract with them. We had paid them to rekey the property and asked that they return the keys when they were fired but still haven’t received them months later and RPM refused to rekey despite a new tenant moving in. I could go on and on giving examples of how terribly RPM handled every part of this situation. In total we had to pay over $13,000 in damages and had to travel from overseas to manage repairs ourselves. We also lost 3 months of rental income and have had to pay to correct work they did poorly. RPM never apologized or took accountability for their role in all of this. They were very lackadaisical about the whole situation and have managed to shift the blame, point fingers, and AVOID TAKING ANY RESPONSIBILITY for what happened to our home. RPM IS THE WORST PROPERTY MANAGEMENT COMPANY!

Negative experience: Be careful of this place, If I can give this place negative stars I would. I was applying to a house and payed my 150 for them to tell me 3 days later after I called Them, to tell me oh your application is incomplete and the house you applied yea we rented it out, after a week of me and my wife constantly calling and Emails and texts, after that bad news they get back to me saying pick another place or lose your 150. So I applied for a place that wasn’t going to be available and lost out on 150$… Avoid this SCAM!!!!! Rent with someone else. If there scamming you right out the gate God knows what else they can do.

Negative experience: My experience with Rpm Rincon has been a nightmare! Started with all their hidden fees (asset protection, start up fee)they never mentioned till you sign the lease. Also Had a couple plumbing issues they are contracted with Supreme plumbing ( they are probably some how related to the owner) cause I don’t understand how they could still be in business.They have the worst customer service! The office manager is an awful person( at SP) Veronica the maintenance mgr at Rpm was never available always left messages then would get back to us days later. Rpm office staff seem to not communicate with each other. When we applied for the townhouse we paid I believe $65x3 I didn’t hear back from them for days I showed up the office and was told by Olga that she had nothing under our names then that she did but we didn’t qualify because of our income!? We made more than 3xs the rent. She finally figured it out and said she was confusing us with other applicants. We got approved and paid a lease rush fee $125 to move in one week .I was told by Johanne that the town house was move in ready. The house was disgusting dirty! We have moved out and are now fighting for our deposit. They are withholding $700 for supposedly cleaning and repairs. (This company operates unethical! You will be sorry if you do any business with them! It’s not worth the headaches and stress you will suffer! I’m now seeking legal action against them. Here is proof of the condition the property was given to us. Also they have man who is probably a Germaphobic do the walk through and claims everything is dirty or has dust ( hello we live in the dam desert ) and takes him 3-4 hrs doing the check out cause he takes 800 pictures and is not available when you are!
Negative experience: Does not communicate well. Was a co-applicant, and they never once answered any of my emails, and treated the other applicants as though they were annoying , and unimportant. Negative experience: My mother had a stroke near the end of our lease, they refused to give extra days to clean the rental. We asked if they could pro-rate, so we could clean the property and they proceeded to tell us "full rent is due even, if only 1 day". They are after your deposit and morally bankrupt. Negative experience: Worst customer service ever!!! Veronica is the worst customer service representative ever! Rude and condescending! I have no use of my kitchen sink since Saturday. The plumbing was backing up. I called Saturday morning to notify I needed a plumber. I called on Monday morning and left a voice message for Veronica. I waited all day until 2:30pm to call back. The Operator actually got Veronica on the phone. At which point she was extremely rude and condescending to me and my situation. It is now Wednesday and I still have not heard back from her! Worst customer service ever!!! I only gave it one star because the Operator was great! Maybe she should take over Veronicas position. She knows how to handle customers in a supportive manner. I would also like to add that in the last two years they have raised the rent $500. each year. Just because they could. You would think that would up their customer service.

Negative experience: Prior to moving in they were so nice and called regularly. Once the papers were signed and we moved in with issues to be addressed, they were never available only voice mail. They did however make sure to have the home inspection regardless of our schedule. We did landscaping improvements with no compensation but we were charged a HOA fee even though the neighborhood isn’t in one lol. So glad we only stayed a year couldn’t wait to move out and no longer have to deal with them. Be cautious if you’re considering using them in my opinion Blue Fox is so much better and more professional.

Negative experience: I’m begging you please choose any other company if you are renting from this place you are going to inherit a headache and a garbage property. 1 week into this lease dealing with toilets with no water and hair all over them dirt in the shower with a broken shower head shooting water all over they left trash all over the front and back yard with 0 effort to clean or make the place look nice for move in it looks like the ultimate hack job. I am so disgusted with this property and I feel truly sorry for my family who will be living here. Negative experience: I have rented with this company for the last 6 years and just signed another new lease that started this month. I had this payment on auto pay apparently until last month and forgot to put back on auto pay with new amount. I received a five day late notice yesterday via email I saw the title and went in to pay the past due amount. I was charged $150 lease renewal fee $300 late late fee, and $50 legal fee for a letter. I emailed and ask if the fees could be reversed and was told I had already done it once and that was all that was allowed and the person in the email reiterated that it had to be paid via money order or cash which I did not read in first email. I had already paid the full amount due online which I could not stop at that point . I proceeded to explain that we have been with them for 6 years and someone that had a year lease would get the same. At this point I advised in an email I would reach out leasing manger. I reached out via email and did not hear anything yesterday so I called and sent an email again asking if there were any update on getting fees reversed. I spoke to Joanna who was very pleasant and said she would see what she could do it was not her decision. Shortly thereafter I received and email from Erica Judd who said very rudely that I had not followed the email guidance on bring cash or cashiers check so as far as they were concerned it was not paid. I sent a snap shot of where it had cleared my bank and asked if I could bring the payment down. I was then accused of being a liar and rude and was told she would no longer engage with me. I have worked with this company the last 6 years and have never had an issue. I felt disrespected and offended. I have always been happy for the last 6 years but will not be renewing the lease again. I would tell anyone looking at renting with them to stop. Owners should consider looking at putting your properties with a different management company that treat their tenants with respect

Negative experience: As a renter our toilet is still leaking after reporting one month ago was told to shut the valve off by Randy. The inspector is very unprofessional with my wife and laughs very loudly when leaving making us feel like he could be planning something suspicious. The inspector insisted he can make repair orders and doesn’t have information on how we can get repairs fixed. They don’t provide furnace filters like stated in contract but they charge residents benefits package stating they do provide them. Trees are overgrown and they do nothing about it.
Fantastic experience: I have an older property I use for rental income that needs more frequent repairs. RPM has been on top of every problem that's come up and has kept my tenants happy.

Negative experience: I had the worst experience renting a place from this company. They didn't clean the place! There were many dead cockroaches on the floor, I found moldy food in the fridge, and the house smelled weird. The toilet was dirty and disgusting, and the water was off! When I contacted Real Property Management Rincon, they asked me to wait till they sent someone, but no one showed up, and they didn't even answer my phone calls afterward. The utility services didn't pick up too, and the water was off for two days. So I couldn't stay in the house, but they charged me anyway. After two months, they turned off the water again due to some billing issues the property had, and when I contacted them, as always, they hung up and did not answer afterward! I am frustrated dealing with them.

Yes they require a 600 credit score but say they are willing to work with you if you are slightly below you will just have to pay a higher deposit. Wasn't the case. I am a single grandmother raising her grandchildren and they want to send me to the bottom of the bottom, the nitty gritty a place to live that is dirtier than the scum at the bottom of my shoe not even a safe environment for a single woman with 2 children smaller than 3 years if age to live . Not good ‼️They do not respond in a timely manner either every time ive called they are not in the office and it is 10:30 in the morning♀️♀️...I would really think twice before choosing this company

Negative experience: Both tenants and landlords, do not use this company. We had to move out of the house due to relocation. We paid the rent and advertisement fee to rerelease the house after we moved out. The second month after we moved out, they refused us to pay rent online and billed us for 5 months rents in total without putting any effort on releasing the house. They also kept all of our deposit without giving us an itemized list. During the stay, the sewage was leaking inside and outside of the house, they wouldn’t answer our emergency request, until we asked them to talk to our lawyer. Before we moved in, we requested to fix a broken screen door. Nobody ever come to fix it for two and half years. They have been violating the laws, and they assume renters would not sue them. Save your time and money, don’t rent a house from a bully.

We were first to apply. The following business day we were told she has chosen another candidate after inquiring about the home being cleaned before move in due to the smell of pot from the previous owner. Fantastic experience: Living in another State I am fully confident in RPM to represent me to the renters of our Tucson property. They have taken care of several maintenance problems that might have caused the renters to leave if not fixed I would like to add that Veronica Dorbad has worked 110% at solving multipule issues over the past 6 weeks. She took away all the stress I was feeling with broken faucets, water pipes leaking and workimg with the HOA, replacing dishwasher, and ighting repairs in two rooms !

They refused to clean the disgusting house from previous tenant, so I had to spend a week cleaning before could even move in,it was that dirty. They do not fix anything, have had my gate broken for year and half since first moved in and people keep coming in my yard, I have small children and it’s very unsafe. They told me “well we tried to fix it”what kind of response is that. Tried to renew my lease and they ignored my for 4 months and now want to charge me 1600 in fees. They also send a strange man in your house every 2 months to check up on you, and I didn’t want the strange man around my children so I asked for lady to come and the leasing manager Deanna screamed at me on the phone and then harassed me with 23 calls in a row. DO NOT RENT FROM THEM!!!
Positive experience: RPM Tucson has been our property management company for a home in the Tucson area that we purchased 10 years ago and we’re not yet ready to occupy. They have handled every aspect of managing the property from leasing, HOA issues, end of year financial statements for tax purposes, and maintenance. We highly recommend this company for residential property management.
Negative experience: Read the reviews before renting! I share the very same views with negative reviews, place was dirty upon move in, blinds broken, walls stained, dusty and very dirty. Is like they make the most money by doing the least leg work, and please read the contract through before signing. These properties dont have onsite management so if you have a complaint you're on your own. Company gets paid for the least leg work they do. Make sure when you move in note every single thing wrong with the place or it will be used to not give your deposit back. The property I rented was promised with amenities that were not there so make sure the place has what they claim if not get a better rent offer.

I viewed a property the first day that it was listed, I immediately expressed interest and submitted the application (paid $75 non refundable by the way) and never heard back from anyone. I kept calling, texting, emailed and didn’t hear back until a week later by text just to let me know that the property had been rented and to look at other listings. Apply if you want to waste your money, I understand that the market is very high but hire more people if you can’t keep up with applications. don’t just collect fees from everyone that applies, seems like a scam.

Negative experience: The management company was supposed to do yearly inspections for the condition of the property and they sure let us (the owners) down. The condition of the property was mess (inside and out). This was later confirmed by the neighbors, they were surprised that we had hired a management company to take care of the house/property. The company charge the tenants a yearly $350 non-refundable fee, that they keep for themselves. We were out of state and there was no other information aside from their, “there’s an issue in your property. We will dispatch one of our vendors to fix it.” And when they did, it was a cheap fix. Very dissatisfied on their behalf for not talking care of the property like they promised. The front and back yard are also a mess. Which it wouldn’t be the case if they came when they were supposed to inspect the property.
Positive experience: No heat in my place because there is no gas here wish i would have known before moving in the place needs gas no worries ill buy a space heater seems to be of no concern to the office i called couldnt get a answer or fix on the situation. The is the last time renting im purchasing a house no more land lords the only concern with any area you live in is are you paying the rent thats all any place cares about

Negative experience: We've been in contact with this company for over two weeks. We put in a rental application, paid the fees, and it was supposed to be all good. Now, we're a week into playing "phone tag". They told us we would have to pay an additional $3300 for a "roommate fee", even though the roommate was put on the application and was approved. Now, they REFUSE to answer any of our phone calls, or voicemails. This is poor business management, and now we're out over $200. They could have just said no, and we'd be on our way. But it's the LACK OF PROFESSIONALISM that is deeply disturbing. Oh, and the rental didn't have a fridge, but had two microwaves. This property has been listed over 1.5 months, and was even lowered in price.

I had 3 of my family members apply and or reach out about this specific property and not one of us was reached out to. We expressed interest 45 minutes after it was posted. Then after all of this waiting around we had to do for them to get back to us, they rented the property to someone else. This company is a WASTE OF TIME. Read the other comments as well, they WILL screw your over. Just a matter of when and how…
Fantastic experience: I’ve had the pleasure to work with Rincon for the past couple years and never had any problems with their team. They are professional and respond to my questions and concerns quickly through email or phone. They treat tenants with great respect and continue to excel in their ability to make the property more valuable as time goes on. Negative experience: Change my mind about feeling scammed by this company. I applied online regarding a property coming up for rent at the beginning of September paid the application fee & didn't hear anything. A few days later a called about 4 times before I finally reached someone. Ofcourse the rental I originally inquired about was taken but yet on their website said it was still available. So after speaking with a representative of the company she ensured me she'd 'find' me a property to rent. Mind you she never once mentioned if my application got denied nor accepted. 15 days later I still have not heard nor received an email from the company regarding my application or if they had any other rentals that fell in my price range. It took a nasty voicemail I left to finally get a call back from the company. She still never said if my application was denied nor accepted OR did she say anything about having other rentals in mind that I can look at. So my question is why does it take 15 days & a nasty voicemail from a possible future tenant to get some attention from this company?! It's a $75 application fee which ISN'T refundable but yet your company doesn't reach out to people so how do they know if their application is accepted or denied?! Sounds like a scam to me. So please change my mind...
Fantastic experience: We rented through RPM for 3 1/2 years and they were always very quick to respond to any issues we had at the house. For example, our AC went out in the peak of summer, they were quick to work with the landlord and were able to replace the AC unit with an even better unit than before. Also, during the start of the pandemic they were very understanding when my husband lost his job and were able to work out a deal with the landlord for rent relief for that month. The house was clean and well kept when we moved in and they were quick to get us our deposit back too! Overall we enjoyed our time RPM and recommend this agency to anyone else who is looking to rent.
