Fantastic experience: I couldn't establish an account to get into the homeowners portal, so I left a message. I just assumed nothing would happen, but I got a password and instructions the very next day from Sandra Farias. The portal allows me to see any e-mails I would've gotten from them and any payments that would be due, among other things. Very prompt response!
Fantastic experience: Brought to Cadden HOA attention about an overgrown basin which required their attention. Cadden HOA staff actually took the time to listen and take action!

Negative experience: I am a resident of Valencia Crossings and I can honestly say that this management team is beyond TERRIBLE!!!!. I’ve made multiple complaints in reference to a billing issue with my HOA fees. Karen is the manager for my development and I’ve called at least 10-15 times and every time she’s not available. I completed every form and even paid a fee. I’ve emailed other managers asking for help. No response. RUN AWAY if you see this company. The females at the front desk hung up on me last time I called. Do NOT buy a house if this is the company involved with the Master HOA. Still no calls and I have emails as proof.

The Valencia Crossing Master Association is not managed by Cadden Community Management. The Association is currently managed by AAM (Associated Asset Management). They would be the appropriate management company to contact for questions regarding the Master Association, including assessments, rules, or community matters related to Valencia Crossing.

Fantastic experience: I called this afternoon to check on an architectural request submitted over two weeks ago for a project scheduled March 24. As the homeowner, I had heard nothing and wanted to be sure my request sent to Alexandrea fax machine. The young lady I spoke with was very professional with a very kind tone. She tried to find out if it was received but Alexandrea was not available. She assured me I would here from someone tomorrow. Very nice communication and I assured her I appreciated her effort. Negative experience: I've tried numerous times to get information on how I can get a new gate remote with no help. No response to the correct & fastest way was received. I'm new in the community & Still trying to get a gated remote. It should be easier than what I'm experiencing. All I get is info from Cadden on how to obtain a remote but when I try, I'm told that's not how you can get it. I shouldn't have to drive all the way over to Ina Rd to Maybe get a remote. I also can't get the restrictions on the Cove community. Hope someone will see this and help me with these issues.

Negative experience: 0 Stars - Incompetent & Inappropriate Experience My experience with Cadden Community Management was extremely disappointing and unprofessional. Multiple requests were handled incompetently, and communication was consistently unclear and unsatisfactory. Rather than receiving respectful, solutions-oriented service, I encountered dismissive behavior that only made a frustrating situation worse. Most concerning was the conduct of Gabino Trejo. During interactions, Gabino made personal remarks about himself that were completely unrelated to the service issue at hand. Bringing up personal details like that was inappropriate, unprofessional, and made the entire experience uncomfortable. There is never a valid reason for irrelevant personal commentary during a client interaction. I encourage anyone considering Cadden to read what others are saying in existing reviews and make an informed decision. My experience shows a pattern of inadequate service and poor professionalism that should be considered before engaging with this company.

Fantastic experience: At first I had some problems, but a very helpful employee found the problem and since then all works great.
Negative experience: The horror... the horror. I sold my house and forgot to cancel my HOA auto payment of $41 for the following month. It has been 8 months trying to get them to reimburse or credit that amount to my new community, also managed by them, to no avail. My lawyers even contact them and they haven't cared a bit. Still chasing them. UPDATE: The ONLY way possible this was resolved, was via me showing up in their secluded, weird-to-get office, off I-10. There I explained again everything that was happening. They kept me waiting for around 40 mins in their waiting space, and finally came from the back FINALLY with a freaking check of $41 for me. It took from Feb. 10 to Nov. 30, 2022, almost 10 months to get this simple issue resolved. They at least had the decency of removing the late fees for my late payments while waiting for this reimbursement, for which now they brag about when fees are imposed again because of mailman screwing up. Still, the horror... UPDATE 2: There doesn't seem to be a way to respond to "owner" comments here, so I respond by updating my review: I don't have to contact you anymore because, if you actually read the review, I contacted you profusely, to no avail, from Feb. 2022 through Nov. 2022, and the issue was resoved ONLY because after 10 months of unresponded emails and an ignored attorney letter, I showed up in your office. UPDATE 3: Extremely happy to receive the news that starting in 2026, my community has ditched Cadden for another managing company. They would likely be bad too, but nothing would outdo the horror of being managed by Cadden! BTW, reading more recent reviews with 5 stars, as someone mentioned, they look soooo fake! Seemingly written by employees... The horror continues

Negative experience: Don't ever buy a house in an association run by Cadden. Due to an error in their system, they stopped sending us bills. We found a letter that was sent to the address of our rental property letting us know we were past due (thank goodness our tenants had moved out and we happened to check the mail or we never would have known). We requested the late fees be waived since the error was due to an issue on their end. They are "reviewing" our request and charging more late fees in the meantime. It has been months and they have not made any progress with our request. They did, however, find the time to demand that we plant a tree in the front yard even though fewer than half of the houses in the neighborhood have trees and it is not in the CC&Rs. We went into the office in person and spoke to someone a few months ago and she submitted everything for us to have them review our request. She was very kind and that is the only positive thing I can say about Cadden- there is a kind lady that works in the office in Tucson. Cadden is absolutely awful and has made us want to sell our rental house and buy one somewhere else. It is now on the market for sale. I hope whoever buys it gives Cadden a terrible time.

Fantastic experience: I’ve been trying to get ahold of the manager for about 3 months now and she hasn’t returned any of my phone calls or emails. She has never gotten back to me it seems and I’ve lived in a townhome that’s managed by them for about 3 years now. I ended up having to go into the office and Marissa took care of all of the problems I had for 3 months in under an hour. She was amazing so friendly and answered all my questions and fixed all of my problems for me. She even offered an additional email for any other questions or concerned went above and beyond. So thank you again Marissa! As for the managers they should really take the time to attempt to get in touch with the community when they need help.

Negative experience: One of the worst community management company ever . They will write you for a violation that isn’t even in the guidelines and write you for something that doesn’t match up . You have 10 days to dispute it and they take over 3 weeks to get back to you after numerous calls and they still might not help you but if they do they will have the most unprofessional, rude customer service representative!! Negative experience: My HOA account has been suspended and I am unable to make my online payment. This is a new management company for our HOA, I’ve never missed a payment, I haven’t had a call back regarding this. I am frustrated by this, to say the least!

Positive experience: We , at Summertreee, have had Cadden for many years. They do a great job. An HOA really needs a management company. Geoff Obral is our manager and is competent, pleasant and gets the job done. I will be happy when all the bugs are out of the new system and vendors are paid in a more timely fashion.

Negative experience: If there was a 1/2 star, that is what I would choose. This company makes it so difficult to pay the fees by blocking you from paying online then suing you for hundreds of dollars for not paying the Hoa fees. I want to know how many complaints they have along with mine at the Attorney General's.

Negative experience: They are awful. They don't fix problems, they cause problems. They were hovering around two stars , so they had a bunch of people give them good reviews ( some of these people even work for Cadden LOL) and they still have much lower ratings than other HOAs because they are unprofessional, inconsistent, inconsiderate, and incompetent. I don't know how they're still in business. They don't care about homeowners at all. If you value your home or your neighborhood avoid them at all costs.

Fantastic experience: I have worked with Cadden management/ managers in the past as a resident and have had good experiences. Im now on our HOA board. We are unique board in the sense that we are a very hands-on and pretty much participate in every decision that gets made. With that note, we are fortunate enough to have an amazing Manager name Araceli Navarro it doesn’t matter what time a day I contact her , whether it’s via text a phone call and email. She’s respond quickly very informative honest about everything . If we need her to reach out get a bid, take care of an issue , she is 110% on it ! Fantastic experience: Cadden is the manager for our HOA and has done a fine job. I am on the Board, and particularly appreciate their help in guiding us through difficult situations. What we hear is that after COVID throughout Arizona there have been more contentious issues at HOAs. Cadden has been a big help in resolving them. This is in addition to their work on the normal day to day issues. We also appreciate that our manager works long hours - - often well into the evening. She takes her work for us very seriously, is very professional, and we appreciate that.

Negative experience: The Cadden employee assigned to our HOA and community is absolutely atrocious. She has sent a significant number of "violation" letters for "illegal" street parking, all of which have been categorically false and for cars not associated with my home. Their enforcement process is ridiculous and highly specious. Common areas sometimes have the worse landscaping issues, but of course, they're responsible for the common areas, so those issues are ok. Not trimming a tree in your yard to her particular liking, though, will undoubtedly get you a violation letter. She needs to go. This company has also had numerous problems properly applying dues payments to my account in the past. When I first moved in, I purchased a clicker for the front gate, and the one they sold me had a dead battery. I called them, and they said to just buy the special battery, include a copy of the receipt with my next HOA dues payment, and they'd deduct the cost of the battery from my pament. I did that. They didn't apply a credit, and because I deducted the amount from what I paid, they started issuing me late fees. I called them again. They said they would correct it. They didn't. This went on for months, and they never fixed it. I cannot stress how horribly managed this company is.

Our staff would not have advised reducing an assessment payment by the cost of a battery, but we’re happy to review this further if you can share any details you may have.
Our records show all 2020 late fees were waived, and your account has remained current. Violation notices are issued at the direction of the Board, and any citations for vehicles not belonging to you were promptly closed once confirmed. We have not received reports from you about common-area concerns, but we’d appreciate any specifics so we can follow up promptly.

They just eliminate the rules they refuse to enforce and take zero accountability. You've never helped with anything in our community so I'm not sure what you are offering to help with now. Fantastic experience: On my fifth call to Cadden Community Management, I got Lois as my representative. She did in 15 minutes what the person before her could not do in four phone calls. She not only helped me set up my account, but she gave me a tour of the site, so I knew exactly where to go for any future use I will have with the site. Negative experience: This is a very dishonest HOA company and part of the reason I moved out of Tucson Estates 3 years ago...a community I actually enjoyed. About 8 years ago I decided to test their policy on HOA fees, after I forgot to pay my fee due to a medical issue at the time. So I admittedly decided to see how long it would take for them to contact me for non payment. They never did, and sent my case to collections, claiming "After making several attempts to contact you by phone and by mail"......I admit I shouldn't have done that, but I should have been entitled to a warning. I had a neighbor that sued them about 5 years ago.

Positive experience: Overall found getting records updated after purchasing a home extremely frustrating . . . And slow. Lois, with Client Relations, however, saved the day and is a complete superstar!!!!! She sorted everything out today while I was on the phone!
Negative experience: This Association complains about everything, especially vehicles, but fails to address the bigger issues of the homeless entering the neighborhood throughout the day and night. Negative experience: My experience with Cadden Community Management has been profoundly disappointing. Since September, I have been attempting to resolve an issue stemming from damage to my property caused by their actions. Despite repeated outreaches via email and phone, communication has been woefully inadequate, and the issue remains unresolved. Since early December, my emails have gone entirely unanswered, leaving me feeling ignored and frustrated. This lack of responsiveness and accountability is unacceptable, especially given the damage inflicted upon my property. While I understand that resolving certain matters can take time, the complete absence of communication and the failure to address the damage is deeply concerning. Based on my experience, I cannot recommend Cadden Community Management. If anyone from the company needs to see the pictures and documentation please reach out. Positive experience: The size of the printing of our temporary password should in our (Trudy & Roger) opinion have been large enough to read. We failed in our ability to enlarge it With magnification I did successfully create our new account and successfully achieved logging in with our own created password. Negative experience: This company manages the HOA for my house in Arizona. They are the worst people that I have worked with. They did not deliver the invoices to my address, and they kept charging me with late fees, interest, and even notice fees. They charged me 25$ for every notice! apart from the other stupid fees. They absolutely don't do anything for us. I have 20 accounts including credit cards, car loan, mortgages, utilities, and I have never seen such bad experience. All they care about is to take your money! they have clearly told me that its my fault that I have bought a house with HOA. They know how bad they are. There is a woman called Kristen, she is the worst. She only cares about one thing, Money. I have been emailing them many times that I did not get the invoices, but they don't seem to understand. Please do not do business with them. This is like the type of a companies which would be happy if you are homeless. No heart, no feelings, no kindness, no justice. Its so sad they allow them to operate like this.

Fantastic experience: The Association is a very friendly group. If people are out walking and others are walking towards them, they greet them and often start talking for awhile. I've happened that a few times. Many in our association volunteer time to do many things, and others step up to be on the board, and others let the board know if something needs fixing. I've lived here since 2002, and while I'm not able to do much because of my body I'm not able to do much physically so I'm grateful for those who are so thoughtful to keep our "family" humming .

Negative experience: I belong to the cadden group ID 114. I have attempted to call leave msg or email to resolve my initial late notice letter but no one ever responds. I lost my husband and I'm trying to take care of not only this but several other payments. I did get a hold of a customer service rep and she told me where I could make a PMT. But I still need to speak with someone in the financial dept to make arrangements as I am now the sole person paying on a fixed income. I did make a PMT 7/31/2024 for a partial amount only just to keep my account from going to collections. So I really need for someone from your accounting dept to contact me before it goes into litigation. Thank you (Camino Verde estates 2 lot 148,) And on another note all these fees for weeds add up. During monsoon season shouldn't be charged. I just have weeds pulled and it rains weeds pop up again. Then boom another dang fee. Give us a break!

Negative experience: I recently received an invoice in the mail the second week of July 2024 that stated I owed a ton in overdue fees from previous months. I not only had to prove that my assessments were arriving past the due date in the mail, but that I had confirmation of payment. Even with this proof all of a sudden I owed an assessment from almost 6 months ago (that I again, had to prove payment with a receipt). On top of that, the fee was all of a sudden higher than the original payment owed even though the proof I provided for the other assessments were “waived”. There is no communication, no one answers the phone and when I email, a customer support specialist responds three days later with an even higher bill. At this point I have gone through days of frustration trying to sort out the invoice while getting charged even more than what originally was in the bill I received in the mail? This company is extremely unreliable and it feels like they’re just throwing numbers out at this point to get you to pay them. I cannot believe the lack of professionalism and coercion that has taken place to try and receive extra payment from residents, all while the actual neighborhood is poorly maintained. If you do not find one receipt or one letter to prove that they are constantly billing late they take the opportunity half a year later to try and charge you a fake fee they came up with after 3 bills and 3 assessments paid with no mention of it on these invoices. They are purposely dragging out these charges to see how long it will take and then charge you extra amounts in fees. I will be opening a claim and reporting soon if this is not resolved.
Negative experience: We are new to the area and closed on land in 'Coyote Creek. Our house is finally now being built. It seems the first installment for HOA fees was due in Jan. We never received anything except for a final invoice with late fees and penalties (almost 200). With everything going on and the fact that we do not live in the community, we did not have this payment on our radar. We don't know where the invoices were being sent (probably to our vacant land) as we only received one in April with all of the late fees and a note that we would be turned over to a collection agency. I paid the invoice immediately and try to get an exception for the addt'l fees. We have never been late on any payments for anything. I never heard back from the management company on the ruling. Just received an invoice for the 2nd installment with the late fees still on the account. I inquired via email and was told it wasn't waived...shameful. I hope they enjoy the additional money. The portal is terrible...it doesn't even have the latest billing info or payments on our account. I hope that our future relationship with this company and the HOA will improve. For now, a 1 star is gracious!

Fantastic experience: I appreciate my community manager, Leia Curtis, for her quick response; she always provided detailed information and good communication. Negative experience: We have been out of the country and had an account set on automatic payment. Since relying on the application dashboard we were surprise to be overcharged for non-sense penalties close to $400. After we contacted the management we were asked to pay and submit a fee waiver. But no follow-up until I emailed my contact just to hear that there were no reversal. This is a bad experience and I feel helpless with Cadden as our management company

Negative experience: The individual managers assigned to the HOA never stay long. Constant turnover. Have dealt with over 6 different people managing our HOA in 10 years. None of them responded to phone calls or emails within a few days. The main switchboard operator has no idea who manages what. They charge a lot of money to the HOA but don’t do much to earn it. They also target people in the neighborhood that they personally (individual managers) don’t like with complaints and violation letters. This company would be out of business if someone even slightly competent were to come in to town to manage HOA’s. ** If you take the time to read the reviews, you will notice that they use the same answer for any that are negative. Just contact a random email. You will find the same response if you live in one of their managed communities and have an issue. It’s basically a non response. No real human. Nobody addressing the question or issue that is presented. That’s what dealing with them is like. Always a non answer. As unhelpful and difficult as they can make any response to a question. So very frustrating,

Fantastic experience: My community manager, Kristin Fleming, has been so helpful with all of my alterations that I have needed to do to my home. It is normally something that would stress me and my husband out. I can 't believe how easy the process has been and how helpful everyone at Cadden has been. Normally I don't want to deal with an HOA but this is one company with timely responses that I am happy to work with. I appreciate how "on top" they are!!
