Fantastic experience: As property owner of multiple properties, I’ve been working with PMG as HOA/POA management firm since 2002. PMG’s TownSq software is considered the best in the business and is leased by other management firms alleviating the need for communities having to maintain a website. Negative experience: I've only lived at my home for a month and I already HATE this PMG. There is ZERO communication from my account manager or anyone else & my issue still isn't fixed agter a month of calling repeatedly. They close tickets without updates. There's no update calls, emails, texts, or updates via the app. I had to call my title company for help & it's not even their job to do that!! I can already sense that an attorney on standby is going to be needed. If I can't get them to fix a simple issue from their end that happened on day 1, what's going to happen when there's another issue or a more severe issue?! Every support agent tells me they aren't authorized to help. TRAIN YOUR EMPLOYEES SO THAT THEY CAN ACTUALLY DO SOMETHING! The ridiculous automated response about wanting to "help" that they post to these reviews is just about the most effort they actually do! *update* The automated/generic response is exactly what I'm talking about. You can help me by simply DOING YOUR JOB, PEOPLE. I've already called, emailed, communicated via the app. emailing another email isn't going to do squat if you don't put in the initial efforts.

Fantastic experience: I had the extinct pleasure to work with Mrs. Ashley Williams at PMG . She was a big help with a project that needed special attention, she was on site and visited with both the Board President and I (A lost service to meet vendors on site, by HOA Manager these days. Negative experience: Probably the Worst in Texas! This HOA is an embarrassment to what should be a professional organization. Out of nowhere, my automatic payment failed this year — a technical issue on their end. For the last six to seven years, payments went through perfectly without a single problem. Instead of showing basic professionalism, sending an email, letter, or courtesy call, they handed my account straight to an attorney! No warning. No explanation. Nothing! I only found out there was a lien under my name because my wife noticed it! That’s how careless they are. I’ve emailed, called, and followed up more times than I can count. The only people who ever respond are call service reps with no authority, while the ones who can actually help remain completely silent. And here’s the most outrageous part: even though the payment issue was caused by their system, I still paid every single charge; all attorney fees, penalties, and overcharges, yet my account remains locked after nearly a month! Shameful!

Negative experience: As a resident of the community managed by Principal Management group of Houston. I have lived in the community for 8 years. I am extremely disappointed with the level of service provided. My sprinkler system has never worked. For over a month and a half, the manager has been absent from the office, and our emails and concerns have gone unanswered. This lack of communication has led to unresolved issues and frustration for all residents. Additionally, I have an outstanding bill due to the company’s failure to acknowledge and respond to my timely resolution of a violation. They have continuously added fees to my account, making it impossible to dispute the charges. This experience has been incredibly frustrating and unprofessional. In summary, Principal Management group of Houston has proven to be one of the worst management companies I have encountered. The lack of communication and professionalism makes it difficult to live in this community, and I would not recommend them to anyone. I wish I had the option of giving them a zero or negative 5 . Even when you escalate a situation to upper management you don’t get a response. The culture of the office is to take residents money and ignore them

Negative experience: This is the worst property management company; please if you are looking for a management company to represent your community do NOT be fooled by the positive reviews. Read through the reviews and you will see that the positive reviews are for small completed tasks and not due to an ongoing property management relationship. Our current Property Manager is Evelyn and she will not represent your community with fidelity. You will be broken down as volunteered Board Members because of the hoops you have to jump through and the constant reminders you have to provide to get anything completed for your community. We also have taken the proper escalation channels of resolvement as a Board but have not received any resolution. If you are currently using PMG as your property management company this is a warning to look through all your financials with a microscope. We have come across multiple alarming financial questions and have been currenly met with derailment. This is so deplorable considering we are a small working class neighborhood. This is one of the worst experiences I have been through and as I keep hoping things would improve they have not. Be careful ; as they are quick to charge your community with fees and charges but are slow to offer answers! If it wasn't for Belinda Miller they would not have many of these positive reviews. Older positve reviews are edited so they are moved to the top (not good practice).

Negative experience: Lisa Yannessa Portfolio Manager and Yolanda Palacios Administrative Assistant are the worst people to work with. I asked for proof of insurance, they sent me the wrong document repeatedly, as well as broken links repeatedly. Then FINALLY today, about a week later, Lisa gives me the correct document with a snarky “I sent this to you last week.” She’s trying to gaslight me like I don’t have about 10 requests containing nothing but the wrong attachments from her. Ridiculous. They are incapable of self reflection, being corrected or challenged in any manner: even when they are so blatantly and obviously wrong. They still have yet to confirm when our roof was last replaced with my broker repeatedly asking.

Negative experience: I am having the absolute worst time dealing with this management company. I have been trying FOR DAYS to get a copy of my buildings insurance for my lender. Lender never received this information from them for 2025 and has now charged me almost 1k for additional coverage. The staff keeps closing my requests without providing working links or documentation for our coverage. The phone number doesn’t get you anywhere. This has been horrible.

Negative experience: We live in Cliffstone Hills and Penny is an absolute DISGRACE. She should be ashamed of herself. She NEVER likes to answer questions and just dodges them. They give violations to who they pick and choose. She’s grossly incompetent and needs to answer questions when asked. She still gets her HOA fees though doesn’t she? Negative experience: I got two letters on the same day, (wasted postage) for the same issue. If you call you never get help. There is nothing the photo but my house and a garden bench in the front yard. Most of my neighbors have a bench in their yard. Checking, no one else go a letter. What is going on here. Walking around there are yards with deplorable conditions. Time should be spent there getting those yards corrected. They have been that way since we moved in 2 years ago.

Negative experience: As the mother of the young woman featured in the ABC13 report, I am absolutely devastated—and enraged—by the gross negligence of Principal Management Group. My daughter lives in Imperial Heights, where the streetlights have been off for the past week due to this company’s blatant failure to pay the light bill since JANUARY. Do you know what it feels like as a mother to know your child comes home in pitch darkness? To lie awake wondering if she’ll make it from her car to her front door safely? To pray every night that no one takes advantage of the shadows your incompetence created? You left an entire neighborhood vulnerable. You gambled with people’s safety. And you did nothing—until the lights were turned off and people complained. That’s not just mismanagement. That’s cowardice. That’s cruelty. You should be ashamed. Every last one of you.

Negative experience: It’s crazy how hard they came out to collect the HOA fees but can’t even make the payments for street lights. I once received a complaint about leaving a trash bin outside for too long when it wasn’t even mine but my neighbors. Negative experience: Ashely Williams left my home is disrepair. She left fence boards with nails sticking out. She had a company come repair the foundation and left holes in the yard. I tired contact through home square and I emailed her directly. Nothing has been done for months. She closed the work order. I notified her because these are safety item's. Some could get cut on nails or fall into a hole left by the contractors. Instead of addressing the issue she chooses to put people’s safety in danger.

Negative experience: While the Property Owners Association for Village of Indian Trails may claim a 5-star reputation, my experience has unfortunately been inconsistent with that standard. Since the management transition, I have faced ongoing issues with account billing errors, despite being enrolled in autopay and making timely monthly payments. When I raised concerns, I was told my account was under review, but weeks have passed without resolution or meaningful updates. Several fees were applied to my account that contradict the written policies shared by the POA, and despite repeated requests, I have still not been provided with the management agreement or complete fee schedule. The lack of transparency and communication has been frustrating. Additionally, a community pool closure occurred due to a missed inspection—something that should have been addressed before the scheduled opening date. While the pool has since reopened, no explanation has been given for the lapse in planning.

Negative experience: Dealing with this HOA has been incredibly frustrating. When I first moved into the community, there was no communication whatsoever — no welcome packet, no guidance, not even basic rules or expectations. You're just left to figure it all out on your own. Recently, they started handing out violations for having trash bins in view, yet they completely ignore other, more serious issues. Lawns are overgrown, there’s trash and toys scattered in front of homes, and landscaping is generally neglected across the neighborhood. It feels very inconsistent and unfair. Worse, they don’t respond to concerns. I reached out about getting lighting installed near the playground since groups of teenagers hang out there at night smoking marijuana — a real safety issue. What’s even more frustrating is that despite this lack of service and accountability, the HOA has asked residents to volunteer for welcome and events committees. It’s frankly insulting to be asked to fill in the gaps when we’re already paying fees for these responsibilities to be professionally managed. Overall, this HOA seems disorganized, selective with enforcement, and uninterested in truly maintaining or improving the community.

Negative experience: I wish i could give them a negative rating ! Scam at its best. I called them minimum 50 times to pay my HOA fees as my account was locked. I sent them email and left voice messages but no one ever replied. Only 2 times they received my call and said they will let me know the update. But none called !!! This is the worst company you can deal with and surprisingly they are (supposedly) taking care of home !!!!!! I believe bunch of scammers have united to run this company and successfully doing it ! Update 5/23/2025 Still my account issue have not been solved !!! A lady named Robyn sent me an email after numerous emails that she has assigned Alicia do handle the case. Since then I have sent her 5 emails and she does not respond. She responded once and said she will call me but never called! Ever her direct phone number does not work !!! I can't belive they run a company which is supposed to take care of residents welfare! This company is the biggest scam in USA

Fantastic experience: As President of the HTHOA, I have developed a great working relationship with our property manager, Christina Stubbs. She came onboard to our HOA late last summer, 2024. She was eager to establish an open line of communication with our board, and our homeowners. Christina suggested hosting our board meetings at our pool house. She sent notices out, inviting residents to attend, to meet her. We actually had a decent turnout the first meeting! We will continue to hold our meetings there when the weather is good. Christina is quick to respond to my calls, texts, and emails. There is always something that needs attention, even in a small neighborhood like ours. I never feel she is too busy to talk with me.

Fantastic experience: I had two great experiences with our HOA group recently, and in particular, Belinda Miller! We first had landscaping done, planting trees, etc. Belinda worked with me through several drafts of our plan, checking the details of our survey, to ensure we were not infringing on any easements. I was so impressed by and thankful for the amount of time she spent going back and forth with me before submitting our final plan...all to help us in getting approved! I appreciate that so much! Next, we had our patio enclosed with a screen enclosure and Belinda again went over different details and rules with me to make sure I was submitting a worthy plan. I appreciated her open communication so much, especially because she was honest, friendly and professional all at the same time. In addition, the voting and responses back from the HOA were done in very timely manners! Negative experience: Worst HOA ever !! Many residents have left and others angry and sad of what this new HOA we have now for our neighborhood. It”s almost a year that I have reported and asked and send pictures to manager of the villages of cypress lakes ( west side) to replace our burn lights that reflect our monuments sign villages of cypress lakes. Also, this year our Christmas decorations on monuments horrible with no lights on garlands or any Christmas animation next to it like all the other subdivisions not to mention they put up the decor weeks after December. All other neighborhoods place and lite up on Thanksgiving week . Moreover, many other residents still have not replaced wood gate that felt from preclude months storms and HOa has not give them a notice . I feel tHis HOa is a scam to all of us residents. I tried to keep the neighborhood keeping it nice , safe, beautiful but it’s sad that I am just given up. I hope those residence who live in my area too please stand up and call them and report lack of assistance from this HOA. I’m done with them and sorry to all residence this neighborhood will start to fade away it’s beauty .

Negative experience: I will absolutely not be living here anymore. After this year. This is the absolute worst company to have as an HOA. They never answered the phone. I have been trying to contact them for months. I get people who answer the phone. Tell me that I need to talk to the HOA. It always goes to their overflow call center who is no help at all. I have left multiple messages. I have sent multiple emails. No one has ever called me back and then they send me a lease violation for the exact thing that they told me that I needed a request to do which was work in my flower bed I have put in maintenance request for pest control. They send me emails stating that the work has been completed. Pest control has never come out. I have cameras to prove that they never came out on the days that they show that they came out. They told me that any work that I wanted to do in my flower bed had to get an approval, which again makes no sense to me, but I did that I put in a request months ago. No one has ever contacted me back. I can never get in contact with anyone over the phone. This is the absolute worst company ever. They are a complete joke

Negative experience: I live in Anderson Wood, TX 77070. Associa PMG is a nightmare. No one in the department seems to work, and no one responds. They try to force everyone to pay the HOA convenience fee through online payments, and if you send a check, they claim it takes 10 to 14 days to process—but in reality, they just don’t want to do their job. They intentionally delay cashing checks so they can charge late fees, even for checks sent over a month in advance. It’s absolutely ridiculous.

Negative experience: Their system was down and when I called to pay for association fee they couldn't find my home address in their system because the association company was changed. pmg is the worst association company in the world. I can name 4 or 5 people worked their that give wrong information but unfortunately they fired them and new people came. I wish I had the team member's name, they are bad people as " Board team members". They forced to pay $1200 on top of the associations fee which was paid but their system was down. Bad company they are horrible people, if I had time I would sue them.

Negative experience: One of the worst businesses I have ever had to deal with. Unfortunately this is who my HOA decided to use recently. I have had to file a BBB report due to the issues I have been having for over 5 months. They do not answer the phone, it took me forever to speak to the right person because I was directed to the wrong property manager a few times, and even supervisors are nonresponsive. I have been requesting a meeting with a member of my HOA board for over two months due to issues with this management company and have yet to have a response. I do not wish this property management company on anyone!

Negative experience: Asocia Property Management has been one of the most difficult companies I have ever dealt with. They are quick to issue violation letters and charge certified letter fees, including title search fees, without first informing me through certified correspondence about the title search. When I requested a certified, dated letter regarding the title search prior to the fee being applied, they were unable to provide it. Also unable to provide the “title search” that I have requested to see since I was forcefully made to pay for it. The company is extremely unresponsive. Each time I call, I’m placed on hold for over 30 minutes just to speak to someone about addressing a violation. On one occasion, I even received a violation for an issue that was my neighbor’s violation. Although I reported the mistake and was told it would be corrected, months later, the violation was still on my account when I followed up. Furthermore, Ceola, who is supposed to be managing these concerns, does not return calls or respond to emails promptly. It typically takes 4-5 days to get a response. While I understand busy schedules, even a simple acknowledgment or timely reply to an email seems too much to expect. HOAs should avoid this management company. I’m not sure how they maintain a 4.0-star review when so many reviews I’ve seen are negative, with numerous 1-star ratings.

Negative experience: This is the worst management company by far. We called principal management group to pay our annual HOA dues only to find out they don’t accept payment. I was told I needed to create an account on TownSq. Why is it they are requesting this annual fee and yet cannot accept payment. Seems like this management company is just out to nickel and dime every home owner it can. When they send out violation letters they are not sending them as regular mail. They are sending them out as certified letters charging the homeowner this $20 fee. For every single corresponds they are mailing you. Doesn’t a certified letter cost around $5.00? Don’t you forget that $25.00 handling fee. We have had other management company’s manage our Anderson woods neighborhood and this company is just out to take your money one letter at a time. There have been a massive amount of complaints with this management company sending out violations for the smallest things like window blinds being broken. I’m sure these were to “Protect my property value” The front desk lady Kristie will hang up on you if questions your asking her are to difficult for her brain to answer. And the manager of our neighborhood Ceola is doing everything but managing. She is a very difficult person to reach. And fails to answer questions on why she took your money and where in writing states the action she took was really required. I do understand how this company is still in business, cause Ceola is killing it with the certified letters, the handling fee’s and the interest charges. And I’m sure that our Anderson woods Board of directors are getting their cut also. Win win for the HOA BOD and HOA managing company. I’m sure their closed door meets are just about how can we make more money off the Homeowners.

Negative experience: I am extremely disappointed with the lack of communication from the HOA management team. Despite multiple attempts to reach out via email and phone for over a month, I have not received any response from the community manager Tiffany nor from Alicia, whom I was directed to by the corporate office. My last email was sent on 10/10/24 I have yet to hear back. We transitioned to your company a few months ago, expecting an improved level of service and responsiveness. Unfortunately, this has not been the case. The previous company, despite their flaws, was at least responsive to emails and other forms of communication. The lack of communication from your end is not only concerning but also unprofessional. Additionally, there has not been an HOA meeting since your company took over, which is an important aspect of maintaining transparency and communication with homeowners. The community deserves better, and I hope that this situation can be rectified promptly. Please address these concerns as soon as possible and provide an update regarding when we can expect a response and the scheduling of the next HOA meeting. Thank you for your attention to this matter. Unfortunately, since I couldn’t get a response on email, hopefully I can get one since it’s on google.

Negative experience: UPDATE - 06/28/23 No one ever called after request for me to provide my contact information that I provided many months ago. Y’all just take homeowners money and provide little to no service. Or tell us what y’all think we want to hear. It is devastating how our subdivision has been treated. Huge mistake going with PMG!! Per your request, I emailed my contact information two months ago and have heard from no one. PMG is a constant disappointment.

Negative experience: My house is in the community managed by the Robindale Creek HOA which is under PMGH. We have had so many issues without any resolution and no responses from the property manager (no email responses, no phone calls answered). The fences are down and have not been repaired, which is the responsibility of the HOA, the water bills keep getting these fees that make no sense, but no one will answer the phone or emails!!! It's ridiculous. The property manager Christina never responded. Same for the pen before her, and the one before that.

Negative experience: I've contacted the office of PMG on three occasions dating back to 4 months ago about the outdoor upkeep of my neighbor's home. Rather or not they have attempted to contact my neighbors about the matter, is questionable. I can only say there has been no change. If someone from the PMG company is assigned to cover our neighbor and notate violations, they would have discovered the issue of which I have called about long ago.

Negative experience: Recently bought house in Splendora. To get pool access fob I suppose to drive in Houston downtown for 1 hours and provide money order on 25 buck. Why they can't send it by mail? Manager "we would love to help you with your concerns". But all help is just email, which not answering the questions fully and if you wanna change something go on hoa meeting with homeowners, which is once in the year!!! That's ridiculous.
