Negative experience: If I could give a 0 star rating I would. DO NOT RENT FROM THEM!!! They make contacting them virtually impossible and extremely difficult. There is no way to contact to a person when calling and when they don’t like what you have to say they will dodge your emails and texts. We rented for 3 years thru them and had numerous issues. DO NOT RENT FROM THEM!

Fantastic experience: Moving into our new home has been an intimidating experience, as this is one of our first times living in a house as opposed to an apartment. Communication has always been fast and clear, which gives me so much peace of mind. A special shoutout to my property manager and real estate agent, Jeremiah Johnson, MBA. He went above and beyond in every way. He was patient, cooperative, and proactive, and even took care of my house during a snowstorm before it was rented. That level of dedication is rare. Negative experience: I am highly disappointed with Green Residential. I have been making attempts to contact their office to speak to a real person and the automated system will literally hang up on you. I made a reservation to tour a property last week..only to receive a text the same day, 6hrs before my tour, that I needed to reschedule due to a tenant still living there. I respond to the text (which I’m assuming wasn’t seen) asking for a specific day it’ll be ready since the text said it “should be ready to tour next week” and got zero response. Today, I was supposed to tour the same property again. I received a message TWENTY THREE MINUTES before my scheduled tour again stating that it had to be cancelled/rescheduled. This has been both time consuming, disappointing, and slightly unprofessional. Based on the pictures alone, I absolutely love the property, but now I am second guessing if I want to make a 3rd attempt because if communication is this bad now…I can only imagine how it would feel if I was living there and some type of important repair needed to be made! Update: Got a call yesterday detailing where the mishap was. Full accountability and respect on their end. Very appreciated. I am extremely satisfied with their dedication to provide a great customer experience!

Negative experience: Green Residential is very unprofessional! When you try to contact the agents listed to a property they never return your calls or texts. I had to go to their website to set up a viewing of the property (which was about a week in advance) and 1 hr before I was supposed to view it, someone calls and says that the property has been leased but it is still showing available on HAR and the Green Residential website.

Negative experience: 1. Check to make sure they cover your area because they will lie and act like they do to get your business 2. They do not answer their phone, so don't say that I didn't warn you 3. They do not market your property, they just let it sit on the websites and wait for potential tenants to call 4. If the contract is terminated with them finding you a tenant they will not give you back all of your money..but only a little ...5. Beware of their 99 dollar photography fee, as they will charge an extra 100 for a travel fee and not let you know in advance...6. I used them to help find a tenant for my rental property, and after a few months of not finding a tenant they decided to cancel having their realtor find a tenant and stated that their goals and our goals were not aligned ...and then stated that once I find my own tenant then I could use them as a property management company lol..NOW IF THEY CAN'T DO THE HARD PART OF FINDING TENENTS THEN WHY WOULD I USE THEM FOR ANYTHING ELSE LOL..So they were only looking out for their interests and not the interest of the customer....and the fact that they never answered the phone tells you all you need to know about how they would be if a tenant called them with an issue.....So I will say, maybe they are a good company for the Houston area....but other than that they will not market or do anything for other areas...Since they never answer their phone or emails..I bet they will respond to this

Throughout the listing period, your property manager provided regular updates and consistently shared market data indicating that the home was priced above current market conditions, along with recommendations to adjust the pricing in order to secure a tenant.

Despite these efforts, the pricing recommendations were repeatedly declined. As a result, we were unable to effectively move forward with marketing the property in a productive manner.

At that time, we recommended working with a local realtor who specializes in your specific neighborhood and may be better positioned to guide your leasing strategy in a way that aligns with your expectations.

Couldn't contact a single agent or department and then I got maintenance and they couldn't even transfer to another department. Had the audacity to be listed on multiple websites too. SCAM SCAM.

Positive experience: We have rented our current duplex for (2) 1 year leases and recently signed a 2 year lease, and I dont know what has changed when they updated their maintenance tickets but there is absolutely 0 communication, we used to have a real person to help us and we got help and we were very happy, and the pendulum has swung the other way because we have put in a ticket, requested multiple updates with no response through the portal, called the line for an update and you get outsourced to a call center where they cannot help you, only tell you "its been assigned" like that means anything when your water is not draining and sewage is backing up and you cannot use the bathroom, or showers, nor wash clothes, or run the dish washer, ir even wash them regularly without it backing up............the website has no helpful information, only the automated funner that will hang up on you when theres no option for you to select, the live chat bot also does nothing and is not helpful in getting an update or getting you in contact with a real person. This company does not want to talk to people nor address issues, but they are more than happy to raise the rent this last lease but the cost is apparently less service for more money. Absolutely trash business, housing, and service, and management based on this experience and I would caution anyone looking to rent with green residential, it seems they are becoming the massive housing companies we all dislike that drive prices up for their profit at our costs while offering no help to the "service" they "provide" most likely to keep costs down.........absolutely sickening. And before you respond in here with some "this is an exception, and we're not like this" response to save face with anyone reading this, I will update my review when they call me and they have all my info to get my phone number (Edit) within minutes of posting the review, guess who calls! It will be resolved today is what I was told, I hope so, I really do, and if so ill eat my crow and give a thumbs up to who ever lit the fire. (2nd Edit) its been 1 day since I tried every avenue to get their attention and apparently did, they got a plumber out that day (Thank You GR), they said a different plumber had been out and resolved the issue next door that should fix our issue (we live in a duplex and plumbing is shared so it was both sides. And the issue was resolved and we had just not been notified. So, to be fair! it seems GR was responding to the new tenants and maybe there was a mix up with our tickets/units which is very frustrating but I can also understand how that can happen, thats more of a ticketing systems thing than it is what I suspected (being ignored) maybe add a work flow step for duplexes to call other tenant and check on if they are experiencing similar issues, since the units are connected, they are not separate buildings. And they did follow up on all the modes of communication i took which is great! I hate to shake a tree, but sometimes in life you gotta shake trees people! And I need a shaking from time to time lol They said texts were not received on their end, and called today (next day) to verify we were good and taken care of, apologized for the mix up, moving from 1 Star to 4 Star, so Thank You Green Residential for Resolving the Issue and Owning any mistakes made!

Negative experience: Ive dealt/deal with multiple mgmts co. this one has got to be the worst. They dont manage a thing but definitely accrue fees where they can. Don't try calling, the machine will tell you to try their bot chat system and hang up on you. I just hope the homeowners understand they are going to lose a great tenants because they trusted this management company with their investment property. It took years to fill and now theyll have a vacant unit again once the lease is up. Every family in my building says the same about this company. The nieghbors were the only reason I renewed the first time. Do not recommend using green to manage your investments or to rent under. Edit** YOU had to work with your OWN consequences of destroying a check of guaranteed money because your employee thought it was just another check. You had no choice but to wait for funds after YOU destroyed the check. It would be less stressful if YOU took the time to take calls. This particular incident was prolonged by YOUR employee destroying a check of guaranteed money. You didnt work with me. I had to put up with your wrong doings and mistake, which no one has still owned up to. But I love how you keep saying worked with me. You responded faster to this than your actual calls to your actual business line. SMH

Negative experience: Green Residential is the worst property management company I have ever had the displeasure of knowing. The house I rented from them was disgusting and abhorrent. Unfortunately I was unable to tour the property before signing a lease as I was moving in from out of state. When I arrived the house was filthy, falling apart, and infested with roaches and rats. Their response, “You signed the lease as is, we don't have to fix anything.” I asked them to rekey the property and/or install interior locks, again they refused stating they did not have to. I pointed out it says you have to rekey a house in the Texas State Code, they ignored it. I frequently heard gunshots all times of night. The only reason I stayed was because I started a new job and didn't have time to look for another place. I spent my entire first week scrubbing the place and collecting dead cockroaches. Soap scum and mold in the bathrooms, a sewer smell emanating from the toilets, and trash in the yard from the previous occupant. They never came by to inspect the property or look at the issues (I had cameras up). When I finally had the time to look for another rental and break the lease they made the process as difficult as possible. They tried to nickel and dime me every step of the way. Look at their other one star reviews, it shows a pattern of apathy towards their renters. I would stay far away from this company!

As part of our standard make-ready process, properties are rekeyed before each new tenant moves in. When maintenance or cleanliness concerns were reported, our team coordinated vendors to address them and carefully documented each visit, including inspections and findings from the home warranty providers. When you later decided to end your lease early, we followed the standard lease-break process and were able to work with the owner to approve a reduced termination fee on your behalf to help minimize your costs. I love the online support they give via their owner/tenant portals. Looking for 3rd party contractors at 1am because of a leak was a real pain for me. Green Residential has dozens upon dozens of contractors from plumbers, carpenters, lawn crews, power washing and electricians to call on at a moment’s notice. I’ll never manage my rentals again. Also, their pricing is fair and reasonable. Oh! And they also screen and credit check prospecting tenants per your own personal qualifications. You won’t be disappointed!!

Negative experience: Run!! The house is currently for sale. It’s invested with Termites. We moved out in August of this year. The property management never came out and never returned a phone call. We stayed living with a leaking refrigerator, a broken front gate and stove with one burner out! I took excellent care of this house even though they didn’t seem to care about their own property and I’m truly disappointed with this team. If you’re thinking about renting from them, I would think again. I got an email today with bogus charges they decided to add so they could try and keep my deposit. But I took pictures of everything in that house and I left it in excellent condition!

Negative experience: They managed a rental for us in 2022 to 2023. We will NEVER recommend them to anybody. Shocking customer service. Completely disorganized. Simply didn't care about our home. We come to them with a tenant we found but when it came time for them to find a new tenant for us, it was utter incompetence. We were told our home was 'too difficult' to rent and completely ignored our tenant requirements. Once we engaged our new property management company, we found all sorts of obvious issues with our home which Green had completely ignored (e.g. garage door not working, in-ground sprinklers broken and air-conditioning not working). Green showed a complete disinterest in our home - we were simply a number to them. Somehow (perhaps through competence) our new property management company found two excellent prospective tenants within a week. Far too many insanely illogical experiences to list and also cannot be bothered listing them but we have moved to another property management company who are 100% better. I could never, never, never recommend this company to anybody. Reading through the negative reviews, I one from Creston Herron, which is identical to some of the issues we had when trying to rent our property. As a property owner, I cannot stress enough just how insanely incompetent Green are. Reading through the 1-star review left by people who used Green as their property manager is an amusing list of exactly what we experienced. Excuse after excuse from Green Residential. Even now, a couple of years later my wife and I are still amazed how completely and utterly insanely useless they are. It’s almost as though Green look at all their success and all the things they once did which worked, and then decided to do the opposite. A comedy of incompetence. For a full list of how bad they are, read the one star reviews left by people for whom Green ‘managed’ properties. Green truly are the definitions of incompetence, uselessness, uncaring, arrogant, and whatever other words one can think of to describe something which is the worst possible version of a thing. Amazing how bad they are. Update: 24 Sep 2024 after Green's reply...amusingly Green Residential are still having terrible reviews from customers for whom they supposedly manage properties. I'm not sure how you know the staff have left, unless you fired all of them. Regardless, one bitten twice shy.

Negative experience: This company is the worst property manager I’ve ever encountered. They left the house and lawn in awful condition and never found a tenant despite months of “management.” Agents don’t return calls or emails, and when issues are escalated the managers are detached and ineffective. They hire the most expensive vendors without oversight and show no competence in resolving problems. To make matters worse, they abruptly cancelled the contract without doing a final walkthrough or reconciling the final financial settlement. Completely unprofessional.Avoid at all costs!

Our team worked diligently to provide you with multiple repair quotes at a variety of price points, but unfortunately, no repairs were ever approved. Without necessary repairs, the property could not be presented to tenants in a competitive condition.

Regarding leasing, we did make our best efforts to lease your home; however, restrictions such as not allowing pets and pricing the home above market limited interest and prevented the home from being rented during the management period.

We also want to clarify that a formal 30-day notice of cancellation was issued. In fact, we even offered to continue management if recommendations were approved, but when that was declined, the decision to move forward with cancellation was made.

Throughout the process, we have records of ongoing communication and timely responses to your inquiries. While we are disappointed this partnership did not work out, we wish you the best moving forward. Thank you.

Negative experience: Tenants from one of their properties had dogs which broke through our shared fence, then eventually moved out. I called Green Residential to ask if they could repair it and after the first call (which was cordial) they ignored me. I followed up via text/phone multiple times over the next month but have not heard anything back. I don't know when it became SOP to just completely ignore people but reading through some of the other reviews here it follows that the properties would be in shoddy shape if they don't follow up unless you're offering to sign a lease on something. Would contact the owner directly but they're hidden behind an LLC on the property records...

As the management company, we cannot authorize repairs without the owner’s consent, and once the request was denied, we were not in a position to proceed further. While we understand this may be frustrating, we also have to focus our time and resources on the clients and residents we serve directly.

Negative experience: Quite literally the WORST management company! Do not rent any property that is managed by this trash team. Just like every other snake rental property they show amazing communication in the beginning and the second you sign the lease they are nowhere to be found. You can’t get a hold of anyone via phone, emails, portal, NOTHING! I have been dealing with a broken ac until since late July and I have placed several tickets, sent several emails and not one person has come to assist. The communication is non existent yet they require you to abide by the leasing agreement when they do absolutely nothing that is on the leasing agreement. As long as they get their money and lock you in for 2 year contract rate you could literally be living in a damn oven and they would not care. Especially paris who is supposed to be the property manager….what are you managing because you’re terrible. Very unprofessional company over all and I will keep leaving terrible reviews.

The A/C issue you experienced in July was repaired at that time, and we didn’t receive another report about the system until September 5th. While you had other work orders in between, no A/C concerns were mentioned again until then.

Once the new request came in, our vendor was scheduled for September 8th based on your availability. The repair required a discontinued part that had to be specially ordered, but your manager kept you updated throughout, and the replacement was completed within a week. The system is now functioning, and the property owner also provided you with a courtesy credit for the inconvenience.

We truly value your tenancy and want you to feel comfortable in your home. If you ever have ongoing issues, please continue to reach out directly to your manager so we can make sure you’re taken care of quickly. Thank you.

Negative experience: I would like to add that I never NEVER do this but I want to make it known the dissatisfaction I have felt with Green Residential and their communication. My family and I traveled here from Florida due to my husbands job relocating us, on a trip that took 3 days with kids and animals, when we arrived on what we thought was out first day in our home, they wouldn’t answer or give us any information we ended up sleeping in our car until we could get in the next day. They claimed to have called us days before which was not true we had no calls from anyone. Then proceeded to tell them of all the damages in the house, A/C not working or the Ant infestation and no one has answered any emails or calls. Please be aware anyone looking to rent from this company that there is no professionalism or care for the customer just care about the money. Would NOT RECOMMEND.

Negative experience: UPDATE: When I initially dealt with Green Residential back in 2021, I had no issues. I decided to see what properties that had recently. I was interested in a property, filled out the application, and it took almost 2 weeks to get an answer back because the owner wasn't following up with them, per the company. What I started to noticed was the property had sat on the market for 90 days. Green Residential has a system where you can check the status of your application and see other applicants interested in the same property. When I initially filled out the application, there was me and another applicant interested in the same property. By the time I started to ask the company about an update for the 2nd time, there was a 3rd applicant interested in the property. The owner decided to go with another applicant, but here's the kicker, the property is still sitting on the market, and today I noticed that they made a new inquiry about the same property! GET BETTER HOMEOWNERS TO RENT HOUSES FROM! Folks are wasting $75 just to get denied and I can't even imagine how many other potential renters have filled out applications for the same property all just to get denied. It comes across as shady and taking folks money, considering $75 is not cheap. I will never deal with this company again. I'M REPLYING TO THEIR RESPONSE: Just to clarify, why would I transfer to another apartment after I was already on a time crunch? I had already explained that to you all. The owner had 2 other units, you asked me did I want to transfer to another one of those units. I don't have another several days to wait for the owners response and the other units were too small for the amount of stuff I have. Due to the amount of time it was taking, I decided to apply elsewhere which only took 2 days for approval and I was approved before I even got a decision back from you all. This particular company I went with uses the same company you all use to run background, credit, etc., yet the fee was $35 cheaper. Again, the owners home had been sitting on the market for 90 plus days, there's no way other potential renters didn't apply to rent this property. When in just a week, there were multiple offers to rent this property from July 30 - August 7. It's not about it being non-refundable, it's about you all having owners go through that many $75 applications for an approval over a 90 plus day period and who knows how long the property had been sitting on the market prior. Moving forward, I will start to ask any property management companies that manage private owned units if they already have offers on a unit to save myself my money and the headache. Great customer service. Luisa Porras, Oscar Rosales, and Maya are always a pleasure to work with.

To start, we'd like to clarify the timeline: your application was submitted on July 30th, and the final decision from the owner was made on August 7th. In this case, multiple applications were submitted for the same property. Our team prepared summaries for the owner, who ultimately chose to move forward with the applicant who had the strongest credit, rental history, and income. This is standard practice, and all applications are reviewed using the same fair and consistent criteria.

We also reached out at the time to ask if you might be interested in one of the other available units and offered to transfer your application. You let us know you had already committed to another property, so we did not follow up again when the initial applicant later decided not to proceed.

The property has since been leased after another qualified applicant was approved, with the lease signing completed just this week (which is why you may have still seen the property listed online until then).


Regarding the application fee — this fee covers the cost of screening and processing every application submitted. It is disclosed as non-refundable from the start of the process and is not dependent on whether an application is approved. Thank you.

I like automation but your chat bot is turning potential renters away! It has been years since I rented a house or apartment so I may be out of touch, but your qualification process is more difficult than any house I have ever purchased. Negative experience: Please do not rent from this company. Omg everyone , I feel like I should go onto Judge Duty ! Everyone this is absolutely ridiculous. Please make sure you’re looking into everything about your property. This company failed to inform me that there’s 2 other sewer systems connected to mine , and if any of of us report for a plumber , it goes onto all of us ! No where does it state this in my lease agreement ! Also this company is hiring Houges hometown Plumbing here in okc rentals , where if you take one look at any of their reviews, you’ll see over 6 reviews claiming they stood people up and took their money and scams them by never showing up to do the job ! If I wasn’t worried about my own rental history , I would have had moved already . Please look over all of these photos before signing ! This is the type of customer service we receive. I’ll give an update soon on the issue to show you what else happens, also I’m not sure if I can attach the video of the plumbing stating it wasn’t a tenant issue of misusing the plumbing improperly, it was caused by the remodelers that is causing the issue, once I pointed that out they began to claim that, this issue happened in her own sewer line , the one that goes first before into the shared line . And that they found the wipes in the shared line. But you can see here where I ask multiple times “okay let me jsut see proof , a document saying what was found and where it was founded at , or I was told by the plumbers that they are required to send photos of proof of what they find to a group chat that goes to their boss, Dustin …. So at least a photo, then they go onto saying they have been attaching a photo this whole time . Come to find out it was the wrong photo they were sending , oh but I’m the problem by still asking for said proof . It’s seriously ridiculous but it’s not that big of a deal except if you don’t want to be getting charged by your rental property management over an issue that never effected my plumbing this time , I never even had any issue . So I’m basically paying for my neighbors problems at this point .

First, there are not multiple sewer systems running to your residence. Since you live in a duplex, each unit has its own drainage line that eventually connects farther down to a shared main sewer line. This is a standard plumbing setup for duplex-style homes.

The tile issue you mentioned was located solely within your neighbor’s line—before the two lines merge—and had no impact on your plumbing. As you saw, the plumbers were out last week to address and resolve that issue.

The ongoing concern with your unit appears to be the repeated blockage of the line due to wipes being flushed. These wipes do not dissolve properly and are consistently found after the two lines connect. Because we are unable to determine which unit is causing the blockage, per the lease agreement, both tenants are responsible for the associated costs.

Hogue Plumbing has visited your property multiple times and has resolved various issues for both you and your neighbor. Please note that online reviews of Hogue Plumbing do not reflect their specific work at your property or their relationship with Green Residential, as they are a third-party contractor servicing the area.

Fantastic experience: I’ve been working with Green Residential for just under six months during the initial stages of finding a tenant. They helped me price the home appropriately while still doing their best to stay aligned with my goals. Jeremiah Johnson, in particular, has been incredibly helpful—offering valuable insights I may not have considered as a new landlord. I truly appreciate Jeremiah and the team for being responsive, taking time to answer all my questions, and guiding me through the process. One thing I wasn’t too fond of was when the home tour alert system stopped working, and also learning that their office is closed on weekends—which made it difficult when a potential tenant called the office and wanted to view the property. That said, the pros have far outweighed the cons—especially compared to other property managers I researched or heard about. So far, so good with Green Residential, and I’m happy with my decision to move forward with them.

Fantastic experience: The entire team at Green Residential have done an excellent job at managing our home for several years now. We have been through a few property managers and currently work with other PM in other states and we chose Green Residential not just for their competitive prices but, also how responsive, honest and professional they are. After working with them and comparing their services they outperform all others. Their online platform for renters and owners are easy to use, and accessible. Everything you need to find about your property like statements, repairs, reports, can be found on their website. Financial statements and fees are always transparent, organized, received on time and easy to read. We have been working with Adrian more recently and he has been great at updating us, reminding us when our property is due for inspection, suggested upgrades and repairs. Adrian and the entire team at Green Residential really do think for you! We have been very pleased and satisfied with Green! We recommend them to all our friends. Negative experience: Currently living in one of the homes and have till July 15 until the lease is up. Apparently it’s worked into the lease that they are able to show the house whenever they want while me and my son are still living there. At anytime from 9am-7pm. I’m super uncomfortable with it and have said no but will be charged for cancelling any viewing. This seems unsafe and crazy to me. I will never have anything to do with this company again. After being a tenant for 2 yrs. Hope this helps anyone thinking of using them.

Hi Wendolyn, I had a chance to review your lease and saw that it was signed under the previous management company. Similar to our lease, it includes a standard clause allowing the home to be shown to prospective tenants once a notice to vacate has been provided. This is a common provision in single-family home leases.

I completely understand that this situation may feel frustrating. However, I can see that your manager has ensured you're set up to receive proper notice for all showings. You’ll be able to view upcoming tours in advance and are welcome to be present for them if you’d like.

Please rest assured that all tours are conducted by licensed real estate agents accompanying their clients, and each visit is scheduled ahead of time to ensure transparency.

Our team will continue working diligently to lease the home as quickly as possible so that showings can end and you no longer have to worry about tours. Thank you.

Fantastic experience: I've been with Greens Residential Property since 2015, and I truly can't recommend them enough. Fantastic experience: One of the fascinating things about moving is normally there isn't a lot of communication with the real-estate personal, this hasn't been the case in this particular move. My property manager Mrs Clara has done an outstanding job. She has contacted me stayed in contact and made sure that there wasn't anything that I needed. Fantastic experience: I’ve been using them since 2013. Great service! Recently, I got an HOA violation letter for one of my tenants, and Carol was on top of it and resolved the matter in a day! Very well-organized. Update: May 2025- I'm still using them. They have been great. Adrian, who is a property manager with them has been great in the renewal of one of the leases. Excellent team, and very responsive.
