Negative experience: Literally the worst property management ever. Their fees are predatory and they are super inconvenient as a tenant. I would give them 0 stars if Google allowed it . They have terrible customer service skills and none of the workers seem to know what is going o. Why have an online portal to pay rent if I cant pay rent through there? I would recommend avoiding their rentals all together you'll have better luck at an apartment than with the fees and service here .

Fantastic experience: This is the second time we had to find a place since moving to Arizona and we really enjoyed the personal touch New Concept, and Anessa in particular, gave us. Even with all the online stuff we have to do, Anessa was always there to take calls or texts to help us. She even came in on a day off to give us the keys and check us in to our new home! Negative experience: Apologies in advance for the lengthy review, but I want to do my best to save people the trouble and money that comes with using New Concept. Property management companies aren’t always easy to deal with, but New Concept sets itself apart by charging extra fees like a $500 non-refundable “tenant fee” at move-in and an additional $25/month to make it seem as though you’ll be better taken care of, but they’re just as bad as others, if not worse. Not only do they still drag their feet when it comes to service, but they’ll completely take advantage of you upon move-out and hold onto as much of your deposit as they can. They clearly see homeowners as their primary customers, while tenants are just a means to an end. You’ll be charged for typical turnover costs in order to keep them from having to pass those costs to the owners. The house we lived in for 6 months had been poorly maintained and neglected by the owner since longer before we moved in, and New Concept attempted to use us to take care of some of those neglected issues. We had to move out of our home on Veridian Drive due to a scorpion infestation, which was difficult on its own, but New Concept made things more difficult by nickel and diming us when we moved out. We had paid the extra month of rent, even though I felt that we should have been released from the lease immediately, and spent that month having the house professionally serviced- house cleaning($350), carpet cleaning($175), and handyman services($225). We provided New Concept with invoices and photos to show the completed work, which they accepted without comment. Then, two weeks after our official move-out, they informed us that we were being charged $320 for “spot cleaning” around the house and $90 to clean a “pet stain” from the carpet upstairs. The cleaning invoice didn’t make sense to me, because the market rate for a full deep clean of a house in that neighborhood is $300-$350, so I called the cleaners directly. They informed me that the reason for the high cost on the invoice was that it was very difficult to power wash the garage and basically impossible to get it clean due to years of build up of dirt and oil. We should not have been charged for cleaning out years of dirt and oil buildup, as we only lived there for six months and power washing was not listed as a tenant responsibility on any paperwork. As for the “pet stain,” our house only had carpet upstairs and we didn’t allow our two dogs up there because we didn’t want to deal with cleaning dog hair from the carpet. It is impossible for them to have left a stain somewhere that they have never been. We were informed that New Concept had a cleaner check the carpet with a blacklight, which is how they found the stain. This was clearly there before us, but we’re being charged to clean it because we didn’t check the carpet with a black light before moving in? Ridiculous. On top of that, we have photos showing how clean the carpet was and a statement from the carpet cleaning company saying that there were no stains on the carpet, just normal wear. Even with this info, New Concept refuses to see reason and is insisting on keeping our money. They sent a check with the shorted deposit amount and are now refusing to answer me. Update- I’m editing, as it doesn’t allow me to reply to you. When I reported the infestation to Ernie in September, he told me that I would have to pay rent through October regardless, so I waited to schedule the services until closer to the end of the month. What proof would you like in order to return the $90? It was already stated on the carpet cleaning invoice that there were no signs of abuse of the carpet, which would not be the case if two dogs had been on it. You are also not addressing the fact that the majority of the cleaning invoice was for power washing of the garage, which was not our responsibility. How should we go about being refunded for that?

Fantastic experience: So far, in the process of getting my mom’s home ready to market as a rental, Alyssa and Jodi have been extremely pleasant to work with as well as quick to respond to my calls and texts. Compared to my experience with a former rental agency which was sub par, they’ve been a breath of fresh air. I have yet to meet Dino, but he spent almost 45 minutes with me on the phone when I first contacted NCPM. They seem to really care about their clients. I cannot yet attest to their finding me responsible renters, as the house is just now about to go on the market, so I’ll do a followup review after that process takes place. But so far so good.

Fantastic experience: I had a really great experience with the maintenance manager recently when my A/C blew out for the 2nd time, Lisa Eisermann, with quick, constant updates and communication to my cell. That was much appreciated Lisa. New Concept manages this property, but the Owners are in charge of approving repairs, updates or issues with the property which I had had issues with long delays, cost effective repairs, mold in the walls, plumbing issues, multiples A/C repairs and roofing issues. That just comes with older properties with fresh paint. I am happy with the overall service of this company being a 5 year tenant.

During tours, she was very thorough in ensuring that the home was safe and properly cared for prior to viewing a home or during a walk through. Negative experience: Not rent-ready at move-in, overcharged at move-out. In my experience, New Concept shifts normal turnover costs onto tenants. Document everything. Short Warning: My experience with New Concept Property Management in Tucson was awful. The home wasn’t rent-ready at move-in extremely dirty, overgrown landscaping, and existing damage. Of course they blamed the homeowner. At move-out, they tried to bill us for things that were never in the lease, pre-existing, or undocumented from paint damage to a TV mount, and inflated cleaning fees. They also failed to properly address serious maintenance issues, like a large mesquite tree that fell into a brick wall and took months to repair, then sent a vendor to start removing it with zero notice to us. In addition, mid-lease property inspections may have been conducted by someone without the proper licensing, raising further concerns about compliance with Arizona regulations. Feels like they shift normal property turnover costs onto tenants. Full Review: If I could give zero stars, I would. Our experience with New Concept Property Management in Tucson was extremely disappointing. The property was not rent-ready at move-in landscaping was incomplete, cleaning was not done to where we found food items and debris in the freezer, and multiple issues were left for us to address. Despite this, they are now attempting to charge us for “restoring” the property to a standard it was never in when we moved in. They refused to remove charges for items that were undocumented, pre-existing, or not our responsibility under the lease, including: Landscaping neglected prior to move-in Light bulb charges with no evidence provided Paint damage that was clearly documented in our move-in photos Reinstalling a TV wall mount not listed in the lease or identified as a fixture Inflated cleaning charges, despite previously valuing a full cleaning at $150 at move-in Refrigerator filter replacement with no prior notice or lease requirement They even implied we might be charged for an AC service call that should have been avoided with basic troubleshooting. On top of that, a large mesquite tree on the property fell into a brick wall and took months to repair, leaving the wall damaged and unsafe. Without any notice to us, they sent a vendor to begin removing the tree completely disregarding tenant notification requirements. Adding to my concerns, both the four-month and mid-lease property inspections may have been carried out by an individual without a valid Arizona real estate, which, if true, raises questions about the legality and professionalism of their inspection process. In my opinion, this company shifts normal property turnover costs onto tenants, ignores their own maintenance obligations, and fails to follow proper legal and procedural standards. Based on my experience and what I’ve since seen in other negative reviews this appears to be a pattern of improper business practices. Renters, be very cautious. Document everything.

Fantastic experience: New concept is a great and amazing property to rent from. You ever need maintenance work done you put it in your portal and they’re on top of it within the next hour or same day you give them a call they are on it and will call you back fast, they are wonderful. I’ve been renting with them for about seven years now, they’re great with their communication and they’re always on top of making sure their clients get what they need.
