Negative experience: I have no idea what is going on with this company. I have a signed lease and my move in date is tomorrow. There was a 5/5/2026 deadline to pay and send all documents confirming the utilities have been put in my name. They have completely ghosted me. I’ve called and left multiple messages, via voicemail, email, and on the website. It’s so strange because they were very attentive before the lease was signed and now nothing. I’m in limbo as I have to move and I don’t have anywhere to go. This is a very horrible way to do business.
Negative experience: We've been working with Navigate for about a month now while moving into a new home. Communication has been terrible to say the least. For the first two weeks they only responded to messages from me and ignored all correspondence from my wife. For almost a week their online portal showed we owed money that we did not. On the day we were supposed to move in they did not send the welcome email they said the would, and left the key in a different spot than they originally said they would. We were unable to find our key and repeated calls to the main office were ignored for almost 2 hours. Damage checklist was sent a full 26 hours later than it was supposed to be, and the file was password protected so we were unable to edit or print. They've misspelled my name on multiple occasions, and mess continue to mess up simple things, like sending emails to the correct address. I've been super disappointed so far, and we've been under lease a total of 2 days.
Negative experience: I am beyond irritated with this management company. The owner seems honest and generally invested in homeowners. However, the property management team as a whole continues to disappoint me. With constant emails, mainly coming from me wand very little response in such a slow manner makes me reconsider my choice in hiring this company. I had to intervene with the property management and the home builder to have repairs made because the property manager assigned could not communicate with the builder. Aside from that, it has been a month and a half and I have yet to be paid my disbursement from a previous month. I’m currently tracking for the current month and I still have not been able to see it pending in my account. This is definitely making me want to hire a different company. I feel bad because the owner seems like a nice person, but the management team is constantly either getting fired or not responding to my emails. i’m hoping this review gets them to respond to me a little faster and gets to the bottom of my disbursements.
Fantastic experience: Navigate is one of the best companies we have ever worked with for our real estate needs. They have been managing our properties in frisco area for past 8 years without any fuss or complain and always sincere management. Lot of our friends trust Navigate too. They are super responsible/responsive and always there to help. Ernesto, Judy , Ana and the whole team is amazing/genuine and sincere in handling situations in need. We could not ask for more. Negative experience: Response rate is horrible. The phone doesn’t ring at times and says that it is not working and I’ve been In my property less than 2 weeks and there’s a leak coming thru my kitchen ceiling due to my shower. The electrical port in the kitchen keeps shutting off and the stove almost caught fire and shut off while I was cooking. I’ve had to move around my work schedule or miss work 3 different times to get this fixed. I’ve only been in the house since the 13th which means they didn’t check the property and its functions before leasing to a tenant. It’s been a pure inconvenience. Then when the workers came in; they got mud on the carpet and there is still a hole in my kitchen ceiling and I’ve had to send multiple emails on when that will be fixed. It’s now day 4 and still no response. I will not be renewing my lease. They have done nothing due to my inconvenience Update: I have only lived in this property for ONE MONTH and this has already been one of the most unprofessional, stressful, and unacceptable rental experiences I’ve ever had. There was a HOLE in my roof for over a week. Not only did it take entirely too long for them to address it, but I was also forced to miss work multiple times to accommodate contractors coming in and out of my home. To make matters worse, they failed to properly communicate or notify me when these contractors would be arriving—leaving me in a position where I was blindly letting strangers into my home. That is a MAJOR safety concern. On top of that, the electrical outlets in my kitchen have NOT worked since the day I moved in—and a month later, they STILL are not fixed. Yet somehow, they attempted to charge ME for an issue that existed prior to my tenancy. Completely unacceptable. After all of this, their solution was to offer a $50 concession—as if that even begins to compensate for missed income, inconvenience, safety concerns, and ongoing unresolved maintenance issues. It gets worse. I was contacted and essentially BRIBED with a “reset” in exchange for removing my negative reviews on Google and the BBB. That is unethical, unprofessional, and speaks volumes about how this company operates. When I escalated the issue, I ended up on the phone with the owner, Judy, for over an hour. Instead of taking accountability, she initially tried to argue with me about MY experience and attempted to use a “small business to small business” approach to justify their lack of service. I had to remind THEM what proper customer service, communication, and tenant care should look like. At this point, it is very clear that tenant experience is not a priority. If they are more willing to lose a tenant than properly resolve serious issues caused by their management, that tells you everything you need to know. I will be escalating this as far as possible with the Better Business Bureau and the Texas Apartment Association. If you are considering renting from this company—BE CAREFUL. Document everything, protect yourself, and do not expect professionalism, urgency, or accountability.
Negative experience: By far the worst property managers I have ever interacted with. From day one, they were terrible with communication, completely dishonest in their advertising, and extremely slow to respond to repair requests (if they even respond at all). On move-in day, several hours after we got our keys, we were told the A/C was broken. It ended up taking five days to fix, and we had nowhere else to go in 95-100 degree weather. The same week, the kitchen sink vent was spewing rancid water everywhere. They never responded to the maintenance request we put in, so we had it resolved ourselves after a week of waiting since we needed to use the kitchen sink/dishwasher. It was clear from the jump that on top of cosmetic things like mismatched paint everywhere, no preventative maintenance was done. Week two, our first big storm revealed a significant leak. We had reported water damage on the windows/trim at move-in, but didn’t realize the extent of the leak until the summer storms came. Despite following their maintenance request policy, it took TWO MONTHS before anyone even came to look at it and only after firmly pressing them to take action. Even minor, easy-to-replace items like appliances were not taken care of. Our microwave threw sparks and turned black inside nearly two months before we moved out and still wasn’t replaced at the time we vacated. As icing on the cake, they had the nerve to try and charge us for water damage and repainting (even though we promptly cleaned up and reported the various leaks they then ignored for MONTHS). They required 60 days notice to vacate early and wouldn’t start the agreement until we had paid the nearly $8,000 early termination fee. Yet here we are, over six weeks after moving out and they still haven’t returned our security deposit (despite it being >30 days past when our lease ended). In other words, you have to follow lease terms to the letter, but they don’t care about fulfilling Texas regulations or their contractual obligations. They are the textbook definition of crooked and should be avoided at all costs. Landlords and tenants BEWARE, you do NOT want to do business with this company. They are poor stewards of the property, punitive with tenants, and fail in upholding their side of the contractual agreement in every possible way. Learn from our expensive mistake - stay FAR away!

Negative experience: Navigate scheduled a showing with us, canceled it because the home was leased, rescheduled it the next day for the same original time, and then when we reached out an hour prior to the time of the showing for access information they advised the house is actually leased and being moved into today. After two reminder emails for the showing the day before and the day of.

Negative experience: I rarely leave reviews, but I feel obligated to warn other tenants about my experience with this property management company. The biggest issue, consistently, was communication, or the lack of it, and the way urgent maintenance problems were handled with delay, confusion, and zero accountability. From the start, getting responses was like pulling teeth. Messages were ignored, follow-ups were required for even basic updates, and when something broke, the process was painfully slow. This wasn’t a one-time slip-up. It was a pattern. One of the most alarming examples: we had a gas leak. This is not cosmetic. This is a safety issue. The city and a plumber were involved, and the work that needed to be done could not move forward because we had to wait on the management company to approve or handle their part. The fact that professionals and the city were essentially stuck waiting speaks volumes about how seriously they took an emergency situation. Another example: our home was struck by lightning and caught fire. After the fire department responded, there was obvious damage that needed immediate attention, including the wall area where the fire department had to access to put out embers and issues with smoke alarms failing. We submitted a maintenance request immediately because that is exactly what you’re supposed to do in a situation like that. Instead of addressing it promptly, we were later told to submit another request, not because the issue was resolved, but because they didn’t bother checking their existing records. Imagine having a fire-related issue and being met with “put in another ticket” instead of urgency, follow-up, or any kind of proactive response. What made it worse is that maintenance requests would sometimes be closed out without the issue actually being fixed. You’d report something, wait, hear nothing, and then discover it was marked completed when it wasn’t. That forces tenants to repeatedly resubmit problems and chase down basic repairs that should be handled properly the first time. The most telling part: when we finally managed to speak with the owner, he seemed unaware of the scope of what was happening. The actual owner of our property is great and immediately fixes things when we let him know and expressed frustration with the property management company as well. All this suggests either major internal dysfunction or a complete breakdown in reporting and oversight, either way, it reflects extremely poorly on the management operation. To sum it up: • Awful communication and delayed responses • Slow, disorganized maintenance, even for serious safety issues • Requests forgotten, duplicated, or closed without fixes • Lack of accountability and oversight, to the point the owner didn’t even know If you’re considering renting a property managed by this company, I strongly recommend you think twice, especially if you value safety, timely repairs, and professional communication. No tenant should have to fight this hard just to get urgent issues addressed.
Negative experience: From the very beginning to the end of our lease, dealing with this management company was extremely frustrating. There was no walk through at move in or move out, they rarely answered phone calls, and communication was limited to text messages, or would just get ignored by.. Most of the time, it felt like we were dealing with “ghost managers.” The lack of communication and accountability made our entire time living there uncomfortable and unnecessarily stressful.

Fantastic experience: I just felt compelled to leave my review because , from the time I moved into this property a couple years ago, I have not had any major issues. To me, they go above and beyond to make sure you are satisfied and happy with the property. When I had issues with the house, as far as plumbing or other, they came out very quickly -and usually solved my problem on the first go around. Mind you, from the time I’ve lived here, I’ve only had a couple of situations where I needed maintenance, which were very minor, like the toilet stoping up - or the sink stopping up. Nevertheless, Tammy Garcia , is very kind and empathetic when it comes to personal issues that I was having due to life just life.-ing. Maj, was a sweetheart and gave me an opportunity to lease a property after going through a divorce. She empathize with my situation. When the government shut down happened, and I was having a hard time getting my footing back, they understood my situation and worked with me on paying my rent. Believe me - I’m not giving anybody kudos that doesn’t deserve it. It just so happens that they deserve it! I thank God for this management company - because they recognized the fact that life happens, and everyone needs a break from time to time. They really try to work with you, and I will recommend this management company to anyone. To God be the glory!
Negative experience: Update: I urge you to be cautious of the 4 star reviews. The responses from Ernesto on the 1 star reviews are vague and pathetic to try to make himself look better - clearly just a straight copy and paste from ChatGPT. Although we left the house in better condition than we found it in, not only did Ernesto not give us ANY of our security deposit back (this is the first time as a renter this has ever happened to me before) he went as far as claiming we owe Navigate $100 He made up fake charges for miscellaneous things in the house, we actually laughed out loud as we read the charges. And of course the most we heard from them was AFTER we moved out, with multiple emails and texts claiming that we need to enter our bank account information to get Navigate paid. Biggest joke of a company ever - Ernesto is a shady, shady business owner and I feel sorry for him. Wish I could leave 0 stars. By far the worst experience we've ever had with a rental management company and we truly feel sorry for the owners of the house who don't have any idea just how bad Navigate manages (or doesn't) their property. Our oven caught fire in the home and they told us to "submit a maintenace request" - which we did, zero sense of urgency, follow up or even just the bare minimum of asking if we’re okay. Dishwasher broke, 3 months went by with us constantly following up and asking about getting a replacement, still zero sense of urgency. Just two examples of about 15 in total. We left the home in better shape than when we moved in and got absolutely terrible support from Navigate. Zero professionalism, accountability, integrity, customer service, overall poor and unprofessional communication. Owners/landlords - do not use Navigate if you want a team who actually cares about the condition, maintenace and upkeep of your home!
Fantastic experience: I was the seller's agent and Judy with Navigate was the buyer's agent on a resent transaction. Judy was very professional, responsive, and thorough. I could tell she really wanted the best for her clients and work very hard on their behalf. If you are looking to purchase an investment property you want Judy on your side! I hope we have the opportunity to serve clients together again and again!
Negative experience: Trying this review thing since I see other tenants have gotten traction. Overall our experience was ok. They are disorganized. We had issues getting them the deposit because of how they wanted it done. They didn’t know what our mailbox number was when we moved in so we had to go try the keys in every mailbox and tell them what number it worked for. These were relatively small inconveniences that we were able to work through. The real problem arose at the end of June when maintenance came out to do work on the hot water heater and AC. When I went to pay rent for July, I saw we had been charged over $100 for the visit. I immediately sent a message to Navigate requesting an explanation for why we were charged. They responded stating they were discussing with maintenance and would get back to me. They never did. I followed up again the last day of July. Again they said they were looking into it and would get back to me. They never did. Now they follow up with me the day before our property is taken over by another management company stating we need to pay or will be charged late fees. Again with no explanation for why we were charged for something covered under lease in the first place. Conveniently, in the portal each month, the charge was slowly broken out to generic categories. I will gladly pay for visits that are not covered under lease, but waiting 3 months for an explanation, not getting one, and then being hounded or threatened with late charges is not ok.

Negative experience: This has to be the worst management company I have ever experienced in my life ! If I could give zero stars I would ! I have always paid everything requested in a timely matter even before it was due. This company charged me 2 deposits and tried to say I was late on rent for 3 months straight! When I was not late. They charged me the deposit a second time by mistake and this caused me to receive threatening notices. My land lord FIRED them, and they are still emailing me telling me I owe money for rent when they don’t manage this property! I pay my landlord directly now with zero issues, so I why are you emailing me telling me I owe you? You don’t manage this property !!!! Save your credit and don’t use them ! They have no idea what they are doing !!!! Update: They only tried to rectify the situation after I left my one star review. A 6 month issue corrected in 10 minutes. They went as far as asking me to remove my one star review. I advised I will not remove it because they corrected an issue in 10 minutes they ignored for 6 months. This shows the lack of organization and how they just put you on the back burner until it personally affects them. I would be cautious of all the 4 star reviews. They may have convinced someone to change it. I only have a tiny insight of all the issues I experienced as a tenant. They are a great catfish I’ll tell you that ! And I never leave bad reviews, but boy did I take my time on this one !

Negative experience: This 'management' company finds every way to discard any responsibility of managing a property. Put all cost and responsibility on tenants and are not responsive, caring, or proactively manage anything. It is difficult to get a timely response, let alone have them actually maintain a property or get something fixed.

Negative experience: Navigate managed 8 single family homes for me. It was a very costly experience. After firing them, it took months for them to forward deposits to my new management company. The worst experience with a property management company I have experienced. I would recommend that you do not consider Navigate. There are many other choices. I am responding to Navigate Management Company's reply to my original review I was charged for roofing that was not done. The insurance adjuster went out to inspect the roofs before and after Navigate said they did the roof work. The before and after pictures were the same on all but 2 houses. The two houses that actually had work done was unprofessional and the roof jacks, flashing and gutters were not replaced though they were in the insurance company's scope of work. I won't go into all the details, but the work was not authorized and I suspected something was wrong and the insurance company re-inspection was done because I was out of state. This was for 8 houses. In the end I spent about $30,000 having it corrected. Also Navigate's response doesn't mention why the tenants deposits were not returned in a timely manner. I am using JoGip to manage my properties now and they have been doing a good job for a lower management fee.

Navigate also did a great job of getting one of the units ready for rent. Navigate has been consistently managing my properties in an excellent manner. The tenants also appear to be happy with them.
