Fantastic experience: Lisa and Dale are great! The entire team at Northern Pass Properties helped me transfer rental property management to them after my previous property manager started giving me issues. I've had NPP manage my house over the last 4 years, and they've always communicated any issues with my house promptly. I definitely recommend NPP for anyone that needs a rental property manager!

Negative experience: If you’re looking for property management, and you value communication and consistency, don’t waste your time with Northern Pass. They’re fine so long as nothing out of the ordinary happens to your property. Unprofessional, lazy and uncooperative. Look into 5 Star Property Management instead, they’ve done an exceedingly better job with our properties.

Negative experience: Was cool til I moved out. They took half my deposit for made up stuff. Said I left nails in the wall and they had to do paint touch up which I already fixed and painted holes from pictures being hung so‍♂️ And as I am a land lord myself paint touch up is concidered normal wear and tear on a house people are constantly moving in and out of. (Riddle me this) I paid first last and deposite to move in, where the last month went I dont know. I didn't get a refund for that And had to pay the last month I stayed. Money hungry people looking to get a dollar. Suggestion is forget your deposit and leave place as is. Your gonna cost yourself more in the long run.

Negative experience: If u have a credit score under 600 do not apply I spoke to Cristal and told her I went through a divorce and had bad credit that I was filing for bankruptcy and she told me that she couldn’t tell me what number my credit score should be so I paid the 35$ for application and after the report came in she tells me I need a 600+ score and had to many outstanding debt and don’t qualify.. thank a for the bs So no tiene crédito de 600+ oh debe dinero No ponga aplicación aquí porque le mienten para cobrar les aplicación y le dicen que No al último

Fantastic experience: The technician (Mario) was right on time, friendly, and had the issue figured out in minutes. I have nothing but positive things to say about this experience.

Negative experience: Processes seem great and simple, but the move-out was a nightmare. They clearly just want your money. We paid for professional cleaning and professional carpet cleaning, but NPP still redid both of those things and took almost $600 out of our deposit for it. When I brought this up, they didn't want to hear it and said "I should demand a refund from the companies I had do the cleaning." I trusted those companies a lot more than I trust this one. Also, $10 for 1 light bulb to be changed??? What??? Doesn't matter that when we moved in, we had to replace a bunch of light bulbs throughout the house. On top of that, my wife and I had put both of our bank accounts on the lease. It's best practice...if one account goes out, we're not sunk. They split our deposit in half for the return disbursement without contacting us or asking us if there was any preference. I did have a preference...and that wasn't it! When I brought this up, they pretty much said "that sucks" and didn't want to bother helping. They definitely lost a customer here...

Fantastic experience: If your looking for a good affordable place to live specially military, Northern Pass is way to go. They worked with me to get a place when I first PCSed to El Paso, as well made it easy with deployment and when I came back had an apartment waiting for me in same complex.

Positive experience: Pro: This places looks good and was convenient for work. Perfect for a single person. Maintenance was very responsive. Rent amount is decent. They were very flexible with me on move-in time. I loved having a mini yard Con: I’m a very clean person and if areas or neighbors that are nearby you aren’t clean it can bring bugs. Everyone once in a while there would be roach I received security deposit over 30days after key turn in. Security deposit discrepancies require email only discussions. Once you state your issues she responds and validates where needed and is fair.

Negative experience: Now 22 days after the lease and they still haven’t released the deposit. …… Lisa, Does the company take 30 days on every lease?

Fantastic experience: They make rent easy to pay. Transfer applications to other units if needed while looking for a place. The maintenance is quick and efficient. Our water heater leaked on us and had to be replaced. Someone was here within an hour and fixed the issue. Next day replaced the whole thing quick! A permanent fix in less than 24 hours! I will be staying with this property team. It’s the best experience I’ve had thus far out of many I’ve experienced! Thank you for all you do!

Negative experience: I do not recommend renting through this company. They make you jump through hoops to rent. They state that the homes are ready to move in. The home that I rented is not clean I’ve had trouble getting my utilities on because they shut them off so the day I needed to move in I had to sit here and waste time for the utility companies to come in and turn utilities on. And now that the utilities are on the heater does not work and they will not send anybody out to come fix the heater so now I’m going to have to stay in a hotel because it is too cold to stay in the home. It was moving ready, but they’re on you that they want their deposit and they can only hold the home for you for two weeks And they prorate you for when you move in for a home that is ready to move in, but you can’t even move in because it’s not ready. This is been the worst experience that I have had with any rental company ever. And this is only a couple hours in to moving into this home and we’ve signed a year contract with these people.

Negative experience: Any property management company carrying that much inventory in this housing climate, Is utterly incompetent. There are thousands more tenants than there is available property. There is no way any property management company should be carrying 40 plus properties having to offer concessions of two free weeks. I should've known better to waste my time that was a major red flag! They need to see a profit and loss statement for self employment jajajaja smmfh

Jaclyn Garcia was a big help to find the right investment property from day one. She made sure everything was done property, to think and to fight for what as good for the buyer whom she represented. Dale, Lisa and Erika worked so efficiently to put my property on the rental market once it was ready, and they found me a tenant within a few days. I was really impressed that when the AC wasn't working during the hot days, they took care of this effortlessly for me. Being an out of town investor, I have nothing but praise and appreciation for what they had done. I was initially hesitate in dipping into rental property again since I had a bad experience with a local property manager years ago, but both my daughters have good experience with Dale and Lisa managing their properties, I decided to give a try. Our friends were impressed after hearing our experience with Northern Pass, and they said they might contact Northern Pass Properties, probably after they find time to do a little bit research. Negative experience: DO NOT RENT FROM THEM. From moldy fridges to grossly stained and unclean cabinets, it is heartbreaking that they are so careless about their rental properties being in livable conditions. Don’t expect any prompt follow up on maintenance requests, even if that means your A/C isn’t working and it’s 85+ degrees for DAYS (almost 2 weeks). Plus their deposits are RIDICULOUS. Expect to pay thousands of dollars just for a deposit, on a house that is not at all been cleaned or prepped for someone to actually move in.

Negative experience: Was a resident almost 4 yrs. My first year was under a year lease after that I was only paying month to month so I didn't have to deal with the lease so I can leave anytime was also paying 100 month extra.so it started with a leak I had for almost 2 months in the walls. I would wake up with a puddle every day. They had to cut holes in the walls and left them open for a week before it was taken care of. You can literally hear the neighbors when they would talk. From that there was a smell of mold that didn't go away for awhile. Also have 3 work orders that NEVER got taken care of for again almost 2 months.The management is horrible. I gave my 1 month notice to leave and when I turn in my key I'm told that I'm still responsible for April and prorated May. And told me I was going to be responsible for those months and if I don't pay it will be sent to collections. This was the worse experience.this is the type of management you got to deal with.. Dale please your talking like those are newly renovated units again I was living there for 4 yrs. It was a long 4 yrs those air conditioners are old once it hits over 100 they don't work plus you have to share your unit with roaches and it doesn't matter how clean you are there ain't no getting rid of them and me I would personally use more then $100 on bug poison. Again horrible..

Negative experience: Very unprofessional. One the people at the front desk don't have access to anything. Any time you need to talk to a property manager they are never around and never respond to emails or return phone calls. They will find any way to not give you your full deposit back. The deficiency list is a joke to fill out because when you move out they don't go by what you right down and still charge you for damaged done before you moved in. You pay $30 extra a month to receive supplies for your home like air filters, light bulbs ect ect. You don't get the chose if you want the $30 package or not. Either way it's a way to take more money from you because you never RECIEVE the supplies. I do not recommend to ever rent with this company. Anytime you bring something up they have done wrong the get super defensive and find some way to blame you. DO NOT RENT FROM THEM!!!!!!!

Fantastic experience: My sister and I have been leasing/renting through NPP for 3 years with two dogs and I can’t imagine going anywhere else. The staff has always been professional, kind, helpful and very responsive with any type of questions or concerns I have. If I have any type of maintenance issue they are super fast to reply, prompt and reliable ! I will definitely be staying with them for as long as I can and I recommend them to everyone I know. Fantastic experience: I have been leasing from NPP for the past two years and the experience has been wonderful. They are ALWAYS very quick to resolve maintenance issues and for that, I’m grateful. Recently our AC unit went down and I put in a work order late in the evening. The next day, they made movement on my work order and had a tech out the next day. The tech did a temporary fix on the AC unit, but told us that he would be back the next day with the appropriate part to fully fix the unit. Like clockwork, the tech came out the next day and replaced the part that he had did a temporary fix on the day before. Everytime I’ve dealt with the office staff, they’ve always been professional and very helpful. Their work order system and their techs and handy men that they’ve got working for them are good at what they do and keep their promises - an important quality in a company.

Fantastic experience: Can’t recommend this company more! My husband and I are nearing the end of our 1 year lease. Their staff has been extremely kind and helpful for the entire duration of our time here, we only ever needed to submit 2 maintenance requests and both were addressed in less than 48hrs! Due to circumstances outside of their control we unfortunately won’t be able to renew, but we absolutely would’ve if we could! Highly recommend this company for prospective renters!

Any time I have had a maintenance issue I put in my online request and within hours to no more then maybe 24 or 48 hrs maintenance is on it the girls in the office on the phone n in person have always been kind to me. I am happy with my apartment n the the property.

Negative experience: I would not submit applications or even do business with these people they are scamming and pocketing the app fees. we applied and got rejected the same day so clearly they are not screening the applicants and the excuse was due to no rental history when they did not even bother to contact our previous landlords that clearly would show we have perfect rental history. you can keep the 70 bucks you need it more then we do :)

Fantastic experience: Looking for properties is stressful enough. Trying to reach out to other realtor agencies for viewings and questions about properties; taking up to two weeks for any response Just made me want to quit my search. But Northern Pass Property made viewings so easy with their self tour guide option. I was able to view homes the same day I’d find a property of interest and even late at night. It worked with my schedule and I didn’t have to wait for someone to respond and let me in. Their application process was fast and easy and got approved the next day. Martha answered all my questions and concerns I couldn’t be more grateful. I’m happy and I can finally stop searching. Thank you NPP looking forward to be in your hands as a new tenant.

Negative experience: Failed to follow Texas law, makes unacceptable excuses and insufficient follow through. Highly suggest you stay away from Northern Pass Properties, but if you have no other choice, keep meticulous records throughout the entire lease and beyond. After spending 7 months requesting work orders through Property Meld for a leaking roof, we decided to send a repair demand letter certified mail. The roof leak wasn't just drip drip drip, I'm talking a miniature Niagara Falls in the kitchen whenever it rained. Smaller leaks and water damage were also in the foyer, utility closet, and garage. Monsoon season was a nightmare. The excuse was, and I quote Dale, "not much we can do with the weather the way it is." Guess they never heard of a roof tarp. Read the Texas Property code regarding tenant repair requests. 7 months is not a diligent effort within a reasonable time. Also, we had to turn our main water line on and off every time we needed water for 6 days. The water heater started leaking and we couldn't shut off the water inlet valve at the water heater because it was broken as well. So we had zero hot water and needed to go outside to turn on cold water whenever we needed to flush a toilet or wash our hands, etc. According to law it was within a reasonable time, but not without our effort of calling daily. The repair was finally done that evening of the 6th day. The frustration continued after we moved out. We hadn't received our security deposit refund by the 31st day of ending our lease. Called their office and we were told to send an email to Lisa directly, so we immediately did. Over 24 hours had passed before Lisa replied and said it was mailed the week prior to our forwarding address. The address she confirmed had the incorrect zip code. We turned in 2 official documents of our intent to end the lease and both documents had the proper forwarding address zip code. We know they received the documents because Erika acknowledged having received at least one of them. However, when we turned in the keys we were handed a scrap piece of paper to handwrite our forwarding address on. The scrap handwritten paper was the official form they decided to use for our forwarding address, not the typed notice of intent to vacate documents we turned in. Apparently, we wrote one wrong digit in the zip code on this scrap piece of paper. Ok, so maybe the USPS is sorting out the zip code error and trying to find us. Nope, they had no issue finding us. We got it 3 days later. It was postmarked 32 days after lease termination, not the week prior. Lisa did not follow through to ensure our refund would arrive at the USPS on time. Texas Law states the landlord shall refund a security deposit or written description of damages and charges postmarked on or before 30 days of surrendering the premises. Keep detailed records, photos and videos. Log every interaction with Northern Pass Properties. Better yet, I suggest not signing a lease managed by Northern Pass Properties at all.
