Negative experience: We applied for a house for rent that was listed as available, sent the money, and after providing all our personal information and confirming that the house was still available, they put us on hold because they said there was already someone ahead of us interested in the property... and the day before we applied, they assured us it was available! The worst part is that the house is still listed as available on their website! Honestly, I feel scammed.

Negative experience: Without a doubt the worst leasing company I have ever been in contact with. They are absolute scam artists. Everything in our rental house is “as is” and they refuse to fix anything and when they finally do they only do it on their terms. Everything is falling apart. The freezer leaks water everyday and the ice does not work. The oven barely works. The floors are so cheap and have water coming out of them. Our bathtubs and showers are pealing off. They send us air filters every month ?? That don’t even fit. There is no communication and so many hidden fees. They are impossible to get in contact with and now they are making us pay longer for our lease even though it ends in February because I couldn’t figure out how to find the intent to vacate on the website. It’s insanity.

Fantastic experience: I rent through HomeRiver Group in FL & have had a good experience with them as a tenant. Issues with the A/C were quickly resolved when they came up last summer. It is always possible to get someone on the phone. Today I spoke with Ren Austin and she was helpful and professional with her advice.

Negative experience: I have not even moved into the place yet and I am already irritated with this company. From the start they have passed absolutely everything to some third party companies. All the move in fees and deposits they want to be done at Walmart using some “rent money voucher.” Each charge they sent separately, so in the end if I went and paid this each time using the rent money voucher I would end up paying extra fees using that service. The extra companies they use to set up the internet and utilities makes it a headache. I am already not looking forward to the next year with this company. Update to this. Still have not moved in. I asked one of the representative over the phone what the remaining move in balance was. They told me what i still owed in order to move in, then they once again sent me a "rent money voucher." so once again I drove to Walmart and paid it. Woke up this morning to two separate emails saying I two more charges that need to be paid prior to moving in. The most irritating thing about all this is, every email says "If you are not already doing so, we encourage you to take advantage of our automatic electronic payment system to avoid the risk of late fees. To set up automatic payment or to make a one-time payment of these new charges, log in 24 hours a day to the Tenant Portal at: Florida Tenant Portal" They wont open up the portal for me.

Negative experience: Edit 3/7/22: They gave me a violation for an architectural improvement that I’ve had approval for for over a year. We’ve had the structure for almost a year and now they’re just noticing it? Way to completely ruin my morning with an incorrect/unwarranted violation first thing on a Monday. Complete incompetency from this company once again. Get your records straight, you know I requested approval for this almost immediately after I moved here. They do not write back to your e-mails! Five people could be copied on the chain and there is absolutely no response. Can not wait until we can vote this company out and get a competent HOA, although most companies are just as bad. Incompetent employees. I have been trying for over a month to gain access to their portal. Today they sent me instructions on how to register again. I already did that. Haven't received my e-mail from them with the link to actually set up a password and gain access. It has been aggravating from day one of moving into this home that is managed by HomeRiver. Re: your response: it is not my fault there was a delay in receiving the information from the title company. Also, that does not make up for the fact that you waited two weeks after you received the check from the title company to provide me access to your portal, AFTER I sent yet ANOTHER e-mail to request access. This company is full of incompetence at its finest.
I sincerely apologize for the issues you experienced getting your account registered. There was a delay in receiving the closing paperwork from the title company and our system is not designed to allow access until you are added as a homeowner. I sympathize with the frustration and we have implemented some changes to our system moving forward to prevent this from happening. While I know this doesn't help your situation I appreciate your feedback and if we can be of further assistance please let me know.

Negative experience: Bad Review for HomeRiver Group Orlando (English) One of the worst property management companies I have ever dealt with. HomeRiver Group Orlando has absolutely no sense of responsibility. They never follow through on anything, they constantly make mistakes, and nothing ever gets done properly. Every simple task turns into a problem, and communication is extremely poor. I am completely dissatisfied with their service and strongly advise others to stay away from this company.

Negative experience: Yeah, so I live at 168 Dahlia Dr. in Altamonte Springs and I have not had plumbing in over four days when you use the shower in the bathroom the water leaks into the bedroom and floods the bedroom the toilets do not flush. If you wash clothes or use the dishwasher or flush the toilet or take a shower anything dealing with water it comes up right in front of the front door through a pipe that is not supposed to come through. I’m gonna include a video of the stinky sewage water that comes through there anytime we use any water in this house. Every time they send someone out here they tell them that they need to replace the septic tank and the owner of the house or the rental company refuses to do anything about this. We pay rent on time every month and we can’t even flush a toilet or take a shower in our house. I’m at the point where I’m gonna seek legal options because this is ridiculous. This is some slumlord activity and I will not stand for it no longer

Negative experience: I didn't like my rental application process so much information. Seems like they shared or sell tenants information to third party companies, since after I submitted my application I received tons of calls text and emails from other companies trying to set assistance to pay my utility bills. Which i dont need that, Should be authorized before sharing important information Communication with property manager was very poor. I had to call several times for clarification and answers.

Fantastic experience: Louise Soriano & Stacy McClain have made this process so easy. They were totally transparent and quick to answer any questions. As soon as Stacy learned that the apartment I was approved for wouldn't be ready in time, she let me know and said they have another unit that's exactly the same. Louise worked quickly to transfer my approval to the new unit. Moving is usually so stressful but this was by far the easiest part.

Negative experience: Update on my bug issue. It is official there is not a meal or a drink in this place. That I don’t share with the fruit fly’s. They are so bad that I even end up with them in my ice cubes. My drinks. And my food. I moved into a condo on February 25. I started seeing palmetto bugs in there as I was moving in. On March 12. I put in a work order for the pest control I was informed that they do not do pest control. I also having lots and lots of fruit flies. Then I found a large toad in my tub. Have no idea how he got in. Ants are coming from my shower walls. And in my Keurig. And then the spiders started. I am scared to know what I will see next. And scared to stay in the apartment. And no one at the management group will help. $961 a month is way too much for a 400 sq ft place that you are scared to death to be in. Not to mention I have bites on my body and face. I can not wait for my lease to be up so I can get out of this place. They messaged me on here asking if I wanted to talk about the issue. Called them. No answer. They didn’t call back. I did get an email Apologizing for the problem. And was told the pest control was my problem. I would understand if I have lived here for a while. But I moved in the end of February.

Negative experience: Once again, the plumbing in the house has completely stopped working all toilets and bathrooms are backing up because the sewage is filled. They know that this is a constant issue and even though that this was reported Friday morning, they will not be fixing it until Monday. Supposedly this happened again about nine months ago and it took them a week to solve the issue leaving us with no bathrooms for the entire time their Maintenance portal is a joke

Negative experience: Don't apply, stay away! Our family fell in love with a property, and it is advertised as having free application and free first month rent. After we were approved, we found out the security deposit is $5,000 which is equal to 2 months rent. So we've asked a lawyer to review the lease and our lawyer said to not go any further with this company. Also, the application is only free after you move in, so we've lost $150. The application was extremely intensive, they have every piece of information we possibly could have given. I was weary during that process because it only seems correct if you give all your information after you've been approved, not before. But we continued on because the property was perfect for our family. Don't apply!

Negative experience: Terrible. Greedy. Horrible communication. House should have been torn down, not painted and rented. Constant plumbing problems… 32 service tickets in 24mos. House is now full of mold, cockroaches, rats, flies and I can barely get the “property manager” to understand the severity of the situation. About to get real ugly.

Negative experience: If I could give 0 stars, I would. HRG has been a nightmare to work with since day one. We are only 2 months into our lease and already plan on moving out of this home at the end of it. We requested the house be clean upon move in, and the home was FILTHY. Dead bugs EVERYWHERE, my feet were black after walking around barefoot, leaves everywhere - just filth. Tried fighting it and got another cleaning service that cleaned up a couple of bugs... still filthy floors and leaves everywhere. They add fees randomly with no explanation, and it is IMPOSSIBLE to speak with someone directly at the company. Constantly going in circles with a call center in India that doesn't know anything. Stay away from HomeRiver Group. We will never work them ever again upon the completion of this lease.

Negative experience: Home River does absolutely nothing to help during move in, we have had no air conditioning, a broken dishwasher, and a stove top that doesn’t work, all during move in. Every time you try to contact them, they send you a third party number or say they will call you back and don’t. Deeply disappointed with the company and honestly want our money back.

Negative experience: Do NOT rent from this group. Move-in has been a nightmare. No working AC, dishwasher, or stove. There are cockroaches everywhere, and I was promised the place would be deep cleaned and it is disgusting. Dead bugs, dirt, and mysterious fluids spilled everywhere. I have tried to call Home River Group and they keep saying they'll call back later and they force me to speak to a 3rd party who has zero ability to help us out.

Negative experience: Never answer questions. Put in repair orders and get no communication then they are closed. Can barely understand the average rep when they do pickup the phone. All they care about is taking your money and adding monthly fees for useless services. We have lived in the same house going on 6 years this is the third management company and the worst. That with our rent going up 45% in this time frame. And managers and supervisors don't care and don't return phone calls.

Negative experience: Rented a house through home river group. I have not had air conditioning for for almost 2 weeks. Have reached out to have the issue resolved more than a handful of times. Every time I've been told someone will reach back out to me and no one ever does.

Negative experience: STAY FAR FAR AWAY FROM THIS COMPANY! They are not here to help you. I’m active duty military and went with them because a good friend referred them but after trying to rent my house with no luck then trying to sell it with no luck i switched realtors and come to find out the relator they had said that the contract company they used to do a move out clean and fix my walls did a great job and my house was ready to go on the market. Look at the pictures yourself to see it wasn’t a professional clean or professionally fixed walls. Do yourself a favor and don’t use this company.

Negative experience: Disappointed in the overall lack of communication/resolution from this management company for my community HOA. After submitting work orders in the portal (back in October 2024), sending emails because I was not receiving responses/updates via the portal, not receiving communications, re-following up, finally getting a very brief email response to tell me that the home river represenative submitted a request for the service I needed, that did not include any follow up/ updates. Replied to the email hoping someone would respond with an update. Then I opted to call the Orlando office number, only to be told that I have to send an email. Then when you email, they either send an automated response telling you it may take 24/48 hours to receive a response. I’ve been dealing with this on and off for almost 6 months with no resolution. I’ve heard other complaints from neighbors in my community who have had similar problems in lack of communication (or none at all) and the waiting time for services we pay for the company to manage and support, awful. I wish my community would go through another property management company that does what they are supposed to. Other than mailing communications about the yearly budget and the yearly HOA meeting, not sure what we are paying for because that’s about all we get with their “services”. I should not have to expend the time and efforts I have to receive help with this work order. I cringe at the thought that I will receive an automated response to this review, telling me to please call HomeRiver. I’ve called, I’ve emailed, I’ve submitted work order in the portal. Please stop giving me the runaround.

Positive experience: The Property Manager Patricia in Hone Rivers Group was on time to request the penalty amount right after the policy cancelation but she was lacking to respond to refund my deposit and not picking up her phone for the last 2 days. I have called HomeRivers Group and talked to Renilda Agustin who is a customer rep. She was an excellent support to arrange a communication between me and property manager so i can get my deposit in time.

Negative experience: This is the worse HOA that William Preserve have it’s being more than two weeks that the gate is still open. The flowers at the entrance are dead. Some of the grass are dead too. They send me a violation because one of my fence door was dirty and they gave me 2 days to clean. But I have a question it’s being more than one year that the townhouses the paint are dirty and they don’t do nothing.

Negative experience: I lived in Cypress Creek Village Two Community for 5 years. The only work order I requested 2 years ago, still has not being addressed. I followed up on it 3 months ago, and the coordinator Amber said she will get back to be on Feb 4th. It has been a month, still hasn't heard a word from her. I called Home River, sent out the email, resubmitted the work order. Nothing happens. I pay $521 HOA fees monthly for what?

Positive experience: Overall it has not been a great experience. We have had to follow up on maintenance requests, message the manager for information and have been told that some repairs were “minor”, with no explanation of what that meant, only to find they were not. “Joe’s Handyman” is difficult to reach and has left jobs incomplete. Some from day one are still not finished. We have done multiple regular maintenance repairs (HVAC specifically) on our own without asking for help. Alanna Carlson has been near impossible to reach, especially within the last 6 weeks, but the corporate office tells us that she is our contact. The one bright spot, and the main reason for the “three star” rather than one is Ann Barrasso. She sent a renewal reminder and has been nothing but helpful since that first text message. If we had been dealing with her solely since the beginning this, most likely would have been a 5 star rating.

Negative experience: Home River is an embarrassment of a property manager/HOA/ customer service. Whoever opened this place up needs to shut it down immediately the staff is horrible, I experienced bullying from a staff member- Carolyn Figueroa. MULTIPLE different occasions she would watch my property and call me to complain or she will call the tow truck to have a vehicle removed for no reason. Other ppl break the rules and she does nothing- the PRESIDENT- Wilda Garcia defended these actions and hung up in my face. XIOMARA LISDOA did nothing, these people are a sick joke and need to be investigated but nobody will listen to me.

Negative experience: As a tenant with Homeriver for four years, I've faced recurring A/C issues every month or other month . Despite numerous fixes, the problem persists. Currently, I've been without A/C since Friday night, and Saturday morning request for repair has yet to be addressed. The A/C mechanic informed me that Homeriver never sent a request to fix the issue. They charged you monthly fee of 44.95 for services you don’t want or need. Resident benefits package you can get an HVAC filter for $5, credit building you can get for free from their credit bureau by signing, so there no need to pay for it through homeriver. Additionally, I've been pressured into signing the lease despite my discomfort, as I've been asked for month to month with Ann Barraso and Lori Ryan. It seems that Homeriver prioritizes profit over tenant satisfaction. I would recommend avoiding dealing with them at all costs if you can, especially if you looking to rent a property and they are the management company.

Negative experience: Extremely bad experience with this company. I moved into the rental in February and putting all utilities in my name was required for me to move in. Now since March they have been charging me a utility expense charge of $55 when i pay for all of my utilities directly with OUC. No where in my contract does it say that i would have an extra charge for utilities. Tried contacting customer service but the representative are extremely rude and do not help at all. I have been waiting weeks for a manager to contact me. I have also emailed all of my payments since February that i have made to OUC to Home River and they say that it is not enough proof. SCAM!!!!

I’ve lived in my home for 12 years and since they took over managing the property it has been the best experience! We recently had a plumbing issue and Ann, our incredible Property Manager sprang into action. She arranged for a plumber to come same day and the problem was fixed quickly and efficiently. Negative experience: This is the most frustrating HOA. When you call their number, they tell you that you have to email. Then when you email, they tell you that they you have to go through their portal. They do the absolute bare minimum and overcharge. Currently our garbage dumpster, which we overpay for, hasn’t even been emptied for almost a week.

Negative experience: Very frustrated with this company since they took over property management for our community. All of their customer service representatives are unhelpful and it always sounds like they are working from home with noises in the background with pets, kids, tv etc. I was also sent an email saying I didn’t pay rent when I have auto payment. Thinking that this didn’t go through and it didn’t pull from my bank, I made a one time payment. The next day they told me I double paid for rent. The rep I spoke to did not seem to understand my concern, which is upsetting my checking account gets overdrawn for their error in sending that email and not processing payment correctly. Finally after multiple phone calls she figured it out. Now I have to wait 5-7 days to get it put back. Ridiculous. I’m so frustrated with this company and hoping they fix their issues.

Negative experience: They are a predatory management company that will wait as long as possible to fix and major issues, if they attempt to fix them at all and try to charge the cost to the tenant. They are not responsive and will be headed towards a major lawsuit. Some of their properties should be condemned and they will rent them out anyways throwing quick fixes up to hide the damage. If anyone has had these issues please reach out. Their yelp reviews are even worse. It would not surprise me if they take down their negative google reviews.
