Experiencia fantástica: Lisa Murdock is the property manager for the townhouse I just moved into on March 14. She has been so responsive and patient with me every time I have contacted her with a problem. When the technology of getting things done correctly was stressing me out, she called and walked me through it and when things here needed to be fixed, she has found people to come. She is positive and always has gone the extra mile to help me get settled. I highly recommend her and whoever the owners of this place are, they are in good hands.

Experiencia negativa: Do not rent rent from this company. We moved out, left the property immaculate, they didn’t return any deposit and even assessed over $1k worth of “damages.” $500 of our deposit went to pulling off 4 command strips. Charged for painting despite being a 6 year tenant and zero wall damages. Had to take them to court. Charged for an issue that was there when we moved in that they were supposed to fix but we let it go. I’ve never had a landlord pull the games and tell the lies they did.

Experiencia fantástica: Update: The woman leading this office moves with integrity, speed and a solution driven mindset. I spoke with Ms. Fain and had an excellent experience. She assisted me in a professional, kind, caring and attentive manner. Usually executives reply to reviews just to show face with no intention to remedy the situation and that was not the case with Ms. Fain. She actually called, she actually listened and she actually helped. I believe speaking with her may have helped the culture of this office and her foundation seems to be customer service oriented not to people please but to effectively get people into properties and other positions that best suit the mission and goal. 5 starts for her professionalism, management style and effectiveness. Was not a professional experience. I reached out to the agent responsible for the listing multiple separate occasions, with time left in between for her to respond, to no avail. When I finally reached her, after calling back again, she passed me a long to her showing agent who after 24hrs hadn’t corresponded or initiated any contact with me. As a final attempt I called the main office to see if I could learn about viewing availability as the property is listed as currently available. Before being passed along again, I voiced my concern of not being contacted and was politely told it was not uncommon to not be contacted within a timely manner. All of this occurred just to get answers about scheduling a viewing not actually viewing the property. Inquiry only . This prompted a decline on my end. I have no prior experience with this management company so I am unable to concretely speak on their professionalism outside of first impressions but this interaction did create concern as to how properly I would be valued as a tenant should something occur within or about the property as well as how effective and solution driven their core values are. Make sure you check with all your needs for comfort before committing. You aren’t just buying or renting the property you are committing to everything that comes along with it.

Experiencia negativa: Our family viewed a rental property listed by BHHS. While the location and layout were fine and the photos looked good, scheduling a showing was difficult and required multiple voicemails and online inquiries before receiving a delayed response by text. When we finally toured the property, the condition was concerning, with many visible maintenance and cleanliness issues. We were told the home was considered “move-in ready” as-is, with no repairs, updates, or cleaning planned. Our expectations for livability clearly did not align. Based on the communication and the condition of the property, this was not a good fit for our family. Sharing this as a caution to other renters.

Experiencia negativa: BHHS HEIST RECRUITMENT. Property manager (PM) is extremely sloppy and likes to twist communication in the Norfolk, VA area. That person did not even bother to meet me upon picking up the keys. My request for a new PM was denied. Home was non-forcefully robbed not even 3 months after moving in (around the Christmas holiday) and when I informed the PM of what happened while out, they had no sympathy - only the instruction that the cost to change the locks would be the responsibility of the tenant. They allowed the owner to prorate the rent but not the utilities and as a result, I had a past electricity bill due and asked the PM to give me a call to review charges with the electricity provider (after having to pay $$$ to the locksmith) and that request was ignored. As a result, I was incorrectly charged a lump sum amount and advised that if the full amount of $$$$ was not paid within 2 weeks, my account for the monthly rent in the amount of $$$$ would be shorted, accumulating fees. A glitch in BHHS RW Towne’s system resulted in me having to pay with certified funds, which meant I had to take time off to go to the bank and deliver the funds requested in-person. I was unable to resolve this with the PM’s supervisor/broker. PM’s assistant inspected the property and months after I moved in and again 6 months later with no work orders submitted to correct the issues found. Upon move out, my suspicions of a plot were confirmed. Not only was I not provided a form to forward the security deposit to my new address, I was billed for additional damages that were present from the previous tenants ($300 for a “new back door”, $150 for a freaking dangling “lamp shade”, $500 for “lawn clean up”, and $700 for “cleaning”). These swindlers had been plotting to clean me out. As a landlady myself (in another state) and someone who used to oversee property management for the government, I would not endorse this behavior. Tenants pay for a safe and habitable space (it’s law) - and it would be my expectation that my tenant felt they had a right to fairness.

Experiencia fantástica: Penny Ruperti has managed our 17 rental units for the past three years, and she’s been outstanding. She communicates clearly, responds fast, and genuinely looks out for us as property owners. Penny stays ahead of issues, handles tenants professionally, and keeps everything running smoothly. She is reliable, organized, and easy to work with. I highly recommend her to any property owners who wants their investments managed the right way.
Experiencia negativa: The Property Manager displayed a lack of professionalism. Her name was Electra. Her communication skills were subpar. Despite my multiple attempts to reach out, she failed to respond promptly. I discovered that I would only receive a reply from her after initiating contact via email first. There was a sudden switch in payment methods from online to in-person, resulting in a late fee due to lack of communication. I was informed of a $380 charge for landscaping in April, despite providing evidence of maintaining the lawn myself for my son's birthday party. Fortunately, I had photographic evidence to support my claim. They later clarified that the charge was meant for May, not April. I have yet to receive the notice they claim to have sent regarding lawn services. Upon moving out, not only was my security deposit withheld, but additional charges were imposed for damages and services not outlined in the lease agreement, such as gutter cleaning. Despite previous inspections where these issues were not raised, I am now facing unjustified financial repercussions and I have to now take legal action. Upon visiting the office to have a conversation with one of the office managers, I was met with justifications and excuses for their behavior. I had high hopes when I learned that the office manager's name was Melissa, but unfortunately, her professionalism was lacking, much like the agent initially assigned to me. If you value your well-being, I strongly advise against engaging with this property management company, whether you are a homeowner or a renter. Just my opinion!!!
Experiencia fantástica: RW Towne is our management company. They bought out our previous company. The change has been night and day. The last company wouldn't even entertain replacing 15 year old carpet. RW got it replaced immediately. They are responsive and not just out to make a buck. If we weren't buying, we'd seek out properties they manage, if we moved.
Experiencia negativa: I rented a house at 913 Riley Drive, and my experience was extremely disappointing. The owner is unreasonable and refuses to make necessary repairs. The property manager, Steve, gives you a hard time whenever you ask to get something fixed — then at the end of the lease, he tries to overcharge you for preexisting issues. The landscaping was atrocious when we moved in, and despite my requests to have it cleaned up, they never addressed it. Then they charged us for it when we moved out. In addition, there were roaches in the property, and both Steve and the owner were made aware of it but refused to do anything about it. Overall, the property was poorly maintained, communication was unprofessional, and their handling of the security deposit was unfair. Do not rent from this company or these people.

I happen to come across Patricia by accident and I am glad it happened the way that it did. I am in the military and a coworker of mine referred me to another agent that also works for this Realtor Group however that agent was unavailable to assist but instead of turning me away, she then referred me to Patricia. So in the end I am also happy for the other realtor who assisted! So back to Patricia. Patricia is very knowledgeable of the industry and market. She is very patient and easy to work with and she flat out listens. Hello! Listen, I can go on and on about her professionalism and the way she handles business but if I were to write of all the things I've noticed about Patricia, I would be here all day, haha! Experiencia negativa: Absolute clown show. Amazing that this branch is still operating after witnessing the level of incompetence--coupled with the attitudes of bratty teenagers: avoiding responsibility, dishonest, and consistently taking a childlike and sassy tone when confronted. As much as I liked the rental property, I deeply regret that I found myself having to depend on this company so far. I moved into a property with broken, non-functioning air conditioning, non-functioning washing machine, evidence of leak and water damage in the living room closet, clogged upstairs shower drain, mildew infested garage, and dirt, hair, dents, and grime throughout the house. It's been almost two weeks and no update as to the HVAC or water damage assessment. So far, property manager is unresponsive to most messages and loves to say "we don't work on weekends." I'm not getting decent communication on weekdays, so I wait till the weekends to ask--to give them a chance to come through by the end of the week. Ridiculous. I asked the property manager to upload the pictures I took during the move -in inspection onto the folder made on the online portal before I'd sign for the inspection completion. Was told multiple times that she'd upload them (to show the glaring issues that were not shown to me until trying to move in), and she still has not uploaded them. Starting to seem like incompetent is bleeding into criminality--avoiding responsibility for mismanagement. It really doesn't get much worse. Avoid them.

Experiencia negativa: Will take your money and not tell you about the status of your application until you email every contact (since they are completely unreachable by phone) and even then the person you email may not respond to you. But will communicate openly with realtors only. Pathetic company that requires insane standards to rent okay properties. I know not to go through them again. $160 for 2 people to apply for any property is insane and each applicant must meet requirements individually so don’t rent with them unless you’re wealthy, but according to the reviews even if you do make enough money to rent with them they’re not that good at what they do anyways. Experiencia negativa: Dealing with this property management company has been a miserable experience. As a renter of 12 years in various locations, this is by far the worst property management company I’ve ever been engaged with. Some examples of what I had to deal with: - It took them over 6 weeks to fix a broken HVAC system during the winter months. - They charged me for gutter cleaning when I moved out, even though the gutters were clogged when I moved in. I put in a maintenance ticket about it shortly after moving in and was ignored. - I paid for the carpet cleaning when I moved out. Apparently that wasn’t good enough, because I was charged AGAIN for carpet cleaning and also an extra $200 for an “air sanitation cartridge” because of a subjective “pet odor.” - they charged me a $200 reinspection fee after I clearly communicated to them known issues that would need fixed prior to moving out. - Apparently accounting is incapable of mailing a security deposit refund, because it took over 2 months for me to receive it after they insisted multiple times it was mailed out… I ended up having to drive all the way out to their office to pick it up. I’m giving this a 2 star because the woman first assigned to our property was great. Sadly she left that position (I can see why) and the next woman who took over was just bad. Poor email communication and dismissed my concerns. If you have the ability to go elsewhere, I would highly advise against working with this company. I’m very glad to be out of my lease with them. Miserable experience overall.

Experiencia negativa: They completely wasted my time and money on a rental app for a house that wasn't even available. When I called them, they didn't even bother to offer an apology. Instead, they just kept insisting that the house wasn't for rent, even though it was clearly listed on their website, and we were still in the midst of our conversation. A basic apology would have been the least they could do, but I suppose that was asking too much. I'll certainly be avoiding dealings with such unprofessional individuals in the future.

Experiencia fantástica: Rose and Womble manages 3 properties for me and have for many years. They keep my properties occupied and with great tenants. They are easy to deal with and handle any issues with great contractors. I would recommend them to anyone in need.

Experiencia negativa: As a property owner we are not happy with this company. Our property manager Laurie seems unprofessional and did not do her job right. I don’t know where they found the tenant who lives in my house, but he is horrible. He did not pay rent for a couple of months in a row and Laurie did not do much. She waited for a long time before filing a motion in court. Seems like this company doesn’t have owners interests in mind. Seems like the company lets tenants to be late with rent, because in the end the company gets their payment from the property owner and 10% late fee from the tenant. The longer the tenant is late the more money the company will make. Laurie and her manager Gladys did not even make sure that tenant got renters insurance, per their lease. They are unprofessional and we do not recommend anyone to trust their home with property managers like them. If you think you will make money from renting your property, think again! This is our experience and it’s not a good one.

Experiencia negativa: As other reviews here, heed the warnings mentioning Staci Mueller. If she is to be your property manager, do not even bother. When my SO and I began our lease, things were fine. But after a couple of weeks, issues with our property were found. The first being that we began to discover evidence of animals having been previously kept at the rental property, which my SO is extremely allergic to. We were not told this information, if we had we would not have signed the lease in the first place. When this was brought up, she told us it was our responsibility and that we should just vacuum. There were also a number of items that took well over a month for her to address, but only after we would email her asking when they would be taken care of. At the same time of moving in, it was extremely evident that no cleaning was done prior. The kitchen had a massive grease spot on the ceiling; the fridge and blinds were completely coated in a gray, sticky substance; urine stains on the walls surrounding the toilets; and a wall of animal hair on either side of the oven (to name a few of the egregious items). Communication with her started to turn sour, and I had requested a couple of times to talk with her in person to avoid the relationship from turning. I was ignored. As we continued to find issues, we reported them as per the lease. We were told the repairs were luxury and would not be addressed, despite paying $1.8k a month. Her responses became aggressive in tone, and when offered to be released from the lease, we felt we were being told to leave (or risk being evicted). During the move-out inspection, she made notes about a couple of stray hairs and would have to hire professional cleaners to the property. When I tried to go clean them, she immediately tried to cancel the inspection (the fee to reschedule is $200 per visit). At this point, I do not expect to ever see my $1,800 security deposit again. As I am sure she will find all sorts of fines and fees to eat up every penny. She is perhaps one of the most unprofessional and deceitful people I have ever had the discomfort of dealing with, when she is not out of the office. She has made a name for herself in the realty community, from what we discovered later, and most of it was nothing good. This is my opinion from my dealings with this person. And I would urge anyone to be very cautious when dealing with her.

Experiencia fantástica: I've had Melissa Johnson as my property manager for years managing my condo in Virginia Beach and she has managed the property in the most professional manner possible. Extremely responsive, she's given me peace of mind especially during my extended underway times and while my family and I have lived overseas. Prior to her, I used Century 21 Property Management and it seemed I was assigned a new property manager every couple of months. Melissa has been consistent and dedicated - I honestly have only glowing remarks for her performance, and we've had some difficult tenants as well that she's assisted with. She takes care of business, provides the best communication, and I genuinely felt like she was always doing what was in my best interests as an owner. Thank you Melissa!

Experiencia negativa: We didn't even get as far as looking at properties but the realtor we were working with was not so good. As soon as he found out we weren't wanting to buy, only rent and that our credit needed some work he was uninterested in helping. Even went as far as sending us a list of available properties but didn't bother making an appt to view any of them for the time we were supposed to be in town to look. Then when he was contacted again to see some while we were in town he gave some excuse that in the 3 days since he had sent the email, they had all been rented out. Was supposed to call back later in the day and we still haven't heard from him. Overall, would never recommend this company to anyone!

Rushed me off the phone while still in the middle of asking questions stated that if my credit score wasn’t what was required that i should have a nice day ! Me and my wife was on the phone my wife work is for the city and was asking questions on if we were working on our credit could that count being that we both never had anything and we could get a letter from current landlord both have great paying jobs and she was still rude and told my wife have a great day and hung up and my best way of contact is email

Experiencia fantástica: I used R&W for almost 12 years and they gave me peace of mind after I moved out of state and retained the property. Cristina was responsive to my inquiries and provided great updates and recommendations. She also helped me deal with and resolve an HVAC issue that persisted for some time, where she brought in a contractor that helped identify and fix what was poor craftsmanship during original installation.

Experiencia fantástica: Melissa Johnson with Rose and Womble Chandler was my property manager for a townhouse in Norfolk for 10 years. I can’t say enough positive things about my experience working with her. My townhouse never sat empty for a day and I never had any issues with the tenants she helped find. She was easily accessible anytime I needed to talk with her about the property and maintained a comprehensive list of reliable contractors for various issues. She helped me work through water leaks, a broken garage door, replacing several major appliances over the ten year period and so much more. As an active duty officer, I felt tremendous peace of mind throughout moves all over the country and overseas that my house was always well taken care of. I’ve freely referred friends to her and would work with her again in a heartbeat.

Experiencia fantástica: Penny is so helpful. She is a Norfolk/Ocean View native and knows the area well. She walks you through the application process and gets you approved in record time. As a property owner, I’ve yet to meet a property manager so intimately involved with their properties, the owners, and the tenants. She makes it personal and does a great job!

Most of my complaints have been actively responded but if we call the management after office hours incase of an emergency there is no proper system to handle it. Right now we are experiencing a water cut due to technical breakdown but the management is not concerned about informing the residents for how many days and the time duration the water will be cut apart from just sending one email saying no water supply on a particular day for 8 hours but it has been more than 1 day since we are experiencing a water cut for specific number of hours

As service members it's always important to find someone you can trust to take care of your home as you would, Darlene has definitely done this! She has always been receptive to our needs and has always called us immediately upon discovering any issues with our home. R & W has a great team but Darlene is our favorite! I would highly recommend them to any service member and have done so... or to anyone looking for some great property management.
Experiencia negativa: I had an AWFUL experience with this company. I will NEVER use Rose and Womble again. Kirsten Jeffrey is the worst realtor/property manager I have encountered to date. She was unprofessional and inconsiderate. She did a very poor job of communicating, consistently leaving out vital details, and would either not answer my questions or do so in a very vague manner. I am seriously considering going to small claims court after what I just went through with them. The rental home I moved into was filthy, there were dead roaches, a dead mouse in the garage, trash inside and outside of the home, a gun was left behind in a downstairs closet, the home was absolutely appalling. When contacted about the deplorable condition of the home, which we discovered upon our arrival on moving day, she did little to correct the situation and simply informed me she was aware of the condition of the home, stating she informed the owner of what needed to be done prior to my arrival. I was told there was cleaning supplies left behind so I could clean the home, which is absolutely absurd for a new tenant to move-in to a property and be expected to clean up after the previous inhabitants. When I moved out, the home was cleaned according to the standards set forth in the lease agreement, despite the home not being provided to me in sanitary conditions. I had to email her several times regarding the return of my security deposit until I finally showed up at their office to pick it up. I also left a voicemail with the manager of the company, Lisa, who never bothered to return my call. I was supposed to be reimbursed for rent that I had paid due to the new tenants moving in prior to the end of the month however, I was not reimbursed for the full amount owed to me and when I questioned Kirsten Jeffrey, she kept saying she didn't know and would have to check her emails because she didn’t remember. Kirsten Jeffery has absolutely no regard for others and should be ashamed of the poor job she is doing.
Experiencia fantástica: For several years now I have used Rose and Womble Realty and specifically Darlene Kelly to manage my rental property. Darlene is an outstanding property manager. I have had tenants turn over in the rental during the eight years she has managed my condo but it has never been empty. Darlene always keeps me posted when any situations come up and provides sage advice when needed. Rose and Womble has an excellent accounting system and I can access my account anytime via their website. Very convenient. All transactions are done electronically. Rose and Womble and Darlene have made renting my property a piece of cake. I highly recommend them.

I needed to find a realty company to manage my home as a rental property while I am away on military orders. Rose and Womble treated my home as if it were theirs. They have a very professional staff (Alyssa Hodges being hands down their best realtor!) and they seem like they are always available to handle any issues that arise with my home or the tenants. Their screening process for tenants is very thorough. I couldn't be happier with the tenants they found for me. They've never been late with the rent and are very responsible. Almost immediately after I signed a contract to use Rose and Womble, they went to work on advertising my home for rent. Within a few hours I had hundreds of views of my property online, and prospective tenants calling to schedule walk-throughs. My home didn't last too long on the rental market when a tenant was signing a lease. Definitely recommend Rose and Womble!

She’s pleasant, professional, and always available for any questions or situations that may arise! I always felt secure knowing that she would take care of my properties and follow up with me. She paid attention to detail especially when the tenants did not want to clean up the property the way she expected when the lease was up! Our home had some plumbing issues that always seemed to act up on the weekends, usually in the evenings :( But Donna always called us back within thirty minutes and had the handy man out in the matter of an hour! I was so impressed! In fact, every maintenance request we ever filed got repaired in the same day. Melvin, the handy man, is also great. Super kind and knowledgable- he can fix everything! Wish I could move him up to DC with me! If I were a home owner looking for a company to rent my property I would not hesitate to choose Donna at Rose & Womble. While the move out list is extensive for a tenant, it leaves me realizing how great they take care of each property.

Our property manager Darlene Kelly is very dependable and always quick to reply to any questions/concerns we have. We had the unfortunate experience of having our water heater start leaking on us at 6AM on a Saturday morning and Darlene responded and sent help as soon as she woke up.
Experiencia negativa: I rented a house in Virginia Beach for 4 years about halfway through the property managers switched from Hutcheson Realty to Rose and Womble at that time I never signed any contract with Rose and Womble. I payed extra money every month on top of rent plus the security deposit. When it was time to move out I was told to have the carpets cleaned and the chimney and dryer vents swept all these things I never signed a contract stating that i had to have these completed prior to move out. I was told that the carpets needed to be cleaned again and the house still needed to be cleaned and it would be taken out of the deposit, even though when I moved in I had to clean up and remove items left all over the house by previous tenants. I moved out May 17th 2017 and I have yet to receive my deposit or pro rated rent. So Rose and Womble you tell me how you can make my rating better!

Experiencia negativa: Used Rose & Womble as property management company for 5 years. Our property manager Donna McClellan was OK at first but over time communication became slower. This year I decided to give 90 days and work with a different company to sell. Drove 800+ miles to inspect my house. She changed the plan while we were on the way and did NOT hide-a-key for us. Nobody was at house and we had no key. She couldn't flex her 8-5 M-F schedule to get us a key despite knowing we were coming halfway across the country. What we did see of our house = poor repair and garbage everywhere. DO NOT use Rose & Womble for property management. Maybe other agents are better. Donna treated me like an inconvenience and not worth any effort.

We always felt like she balanced our needs with the owner's. Necessary maintainace was scheduled promptly. If it was outside her scope she found out who we could talk to. She is highly organized and attentive. The best person we've ever leased with!
Experiencia negativa: I rented a home through this company for 8 years. For many years, I thought highly of the company. We did not ask for many improvements unless it was high priority (I.e. Burst pipes, roofing issue, plumbing issue, etc). Much of the house was outdated, both inside and out. We spent our own money to make some improvements to make our living situation better, with no rent deduction. When we finally bought our own home and moved out, we were met with quite a difficult time. They were 60 days notice of vacating, which was done. However, the property manager just did not have enough time to get our move out inspection done within those 60 days, even though we had already moved out. They requested we leave on all the utilities/water until the move out inspection was completed, despite the fact that the lease was expired. In addition, I have very high suspicions that no actual inspection was done. First, we as renters were supposed to have been given information on when it would be in case we wanted to be present. We were never given any info. Also, if they had done the inspection, the would have seen that the AC filter had been changed just before move out and three extras were left there as a courtesy. Instead, we were charged $15 for filter replacement. In addition, they would have seen the receipt for flea treatment that was done ($100 value). Instead, we were charged $85 for them to do a flea treatment. Furthermore, had they done the inspection in a timely fashion, they would have seen that the yard work was done right before the lease expiration date (mowing, bush trimming, etc). Instead, we were charged $475 for yard work. (By the way, the yard work was NOT done when we moved in 8 years ago and it took a couple weekends to get it up to par). When driving by home, it was noticed that some of the bushes happened to be removed. Would not be surprised if this is what that $475 went toward. And finally, we were charged for waste disposal, even though we had eliminated all of that prior to lease expiration. The cans were emptied. We were charged $100 for full garbage and recycling cans. I definitely felt used by this company. It felt like the property manager was always "too busy" for us. "Too busy" that the landlord himself had to arrange for a roof replacement because he felt that R&W was not making any effort to get it done. Furthermore, it took over 45 days to have part of the security deposit returned. By law, it must be returned within 45 days. Multiple requests had been made in the 45 days prior to follow up on this as well as the home inspection. On day 42, after consultation with another realty company's legal department, we again requested follow up on this matter and the 45 day rule. After this was mentioned, a response was obtained within 2 hours (which had been ignored many times prior). Therefore, I would not recommend this company to anybody interested in renting. It is a true rip off and you will be disrespected as renters.

The first realtor never return calls, another one offered to help us and was rude to the max, on the phone selling a home while she was showing homes. Now after a year lease, when we requested 2 yrs, the owner say they will not renew due to us moving in Nov. which I was up front aboUT all along. No repairs ever done to the house even when requests put in, no one responds to emails. Thanks to them I now need to move early and be seperate from my husband for 4 months plus pay double rents, storage fees and for the move all on our own since we are moving ahead of orders. DO NOT rent or use them ever

My property manager is Dedi Rapp and she prompt , efficient , and Quick to respond to needs/questions. TIP for renters: Away video your place as proof of cleanliness before you move out. Be sure to video any extra filters or vanity light bulbs you left in the property. Video the inside of the oven, refrigerator,freezer and all cabinets etc. .
