Experiencia negativa: April 2025 my wife and I were scheduled to move to Ankeny from Atlanta,GA. We were in correspondence with Matt, & we were approved, however due to some job complications we had to back out. We informed Matt a week prior and his response was “ he figured we weren’t moving forward & he’d already found another renter”. Fast forward, this April 2026, we arrived in Ankeny, & initially spoke with the admin Amanda, who informed us we were the 1st to apply for an available property but once Matt discovered who we were, Amanda mentioned that Matt informed her of last year’s situation and since we backed out, he was hesitant to rent to us. Matt then ignored all of my correspondence, until I mentioned I would be escalating the matter and attempting to express our concerns to Lisa Cowart (President) and the BBB. Matt then mentioned he denied our application because of debt to credit ratio, however some of the docs were from 2025, and neither Matt nor Amanda led with this. Safe to say, a few days later, we were approved by another rental company right here in Ankeny. It’s clear, we were denied because last year we had to back out, and Matt tried to find a loop hole to justify his decision based off emotions. This was very unprofessional & not the way a legitimate company should handle individuals. I could get more in detail, but I’ve typed enough. Not saying Hale Dev as a company is bad, but Matt needs to be coached. Leave it to him, he reports to no one. I have receipts for everything I’ve mentioned also.

Experiencia fantástica: I have rented with Hale for the past 3 years and have had a great experience! We enjoy our duplex that offers privacy, ample living space, an attached garage and large yard. In the few times that we have needed assistance from maintenance the team was quick, communicated well and did an excellent job. They have an online portal that makes requests and payment simple, but still reach out or are available personally - it doesn't feel like other management companies where you are just a number.

Management and the maintenance team have always been quick to respond to questions and ticket requests and always resolve them promptly and with no issues. We also enjoy the time they spend on making sure the area is clean and well maintained. Mowing and trimming take place frequently and they are quick to clean out the road in the winter. Overall wonderful experience and that is why we continue to renew every year.

Experiencia positiva: We have lived in a Hale Development unit since March of 2022. The units are very spacious and clean! The staff are very helpful and always respond quickly. Maintenance does their best to be on top of everything and we haven’t had any issues since we moved in. Most definitely recommend!

Experiencia positiva: Took very little effort to get placed in a home but no one did the walk thru no pictures were taken of property before we took possession,downstairs screens were old and torn few other things we noticed but livable and fairly nice ,fast on fixing our a/c for summer when request was made but slow on other concerns as in shrubs and a tree growing out of east window well , all in all no other major issues .

Experiencia fantástica: The quality of the twin homes is really nice. I never hear anything through the connecting wall of my neighbor's place. I like the high ceilings on the main floor and downstairs. The rooms all have a nice size to them and there's plenty of storage with an extra deep garage.

Overall: It's hard to believe we've been with Hale-Development for four years now, and we genuinely enjoy living here! The property is still in great shape and feels well-built. We absolutely believe this unit continues to offer excellent value for the money in Ankeny. What We Love (The Positives): The Property & Quality: We love the location and the overall quality of the building—the place has held up wonderfully over time. Management keeps up with the yard and landscaping, which we really appreciate not having to worry about. Repairs Completed: We were very happy when management took care of replacing the sliding deck door/screen and the laundry room window. It shows they're committed to the big maintenance items. They have also quickly replaced the disposal and the dishwasher since we have been here! Professional Staff: Every staff member we've dealt with has typically been friendly and professional. Key Considerations: Window Issues: Even though one window was replaced, we've got a growing issue with the others. Four of our remaining windows are hard to open or close, and unfortunately, the kitchen window is now completely stuck and inoperable. This is the one urgent item that really needs attention right now. (these are items that have been in the request portal for a long time) Maintenance App Response: We've noticed service requests aren't quite as quick as they used to be since they moved to the new app system. Since we're long-term tenants who always pay on time and take excellent care of the place, we hope the team can get back to their previous level of quick response, especially with that stuck kitchen window. Future Affordability: We are finding recent rent increases to be on the higher end. To continue offering excellent value for long-term tenants, we hope future increases can be moderated so we can continue to call this a great home.

Experiencia fantástica: My fiance and I have been renting a property from Hale for almost three years now. The property itself is great; the townhome is spacious, and it’s in a nice area! When we put in maintenance requests, they always come the next day to take care of the issue, and the maintenance men are very friendly. The rent seems reasonable for the area, and they have updated several appliances during our lease (fridge, dishwasher). Overall, we have had a great experience with Hale.

Experiencia fantástica: The Pines is a wonderful central location in Ankeny. The apartment is large and well maintained. Step in the front door and you are home. It does not feel like an apartment. I have a ground floor unit. The attached 2 car garage is a dream. There is nothing better than driving into a garage on a cold Iowa night. When looking for a new apartment The Pines was really my first and only choice. Hale Development is easy to work with. Few apartments have the option of a washer and dryer hookup in the unit. Already signed my second year lease.

Experiencia negativa: My husband and I loved our townhome. However, since moving out things have been quite difficult. We gave notice to Matt Law and notice through Appfolio that we were moving out 45 days before we moved out. We moved out officially in August. It is now November and we have yet to receive our deposit back and not to mention in July, they charged us extra on rent and we have yet to get our money back (they said it was a mistake and would pay us back). My husband and I have tried calling Hale Development and Matt Law multiple times and no one has responded or called us back. Matt has even sent us to voicemail a couple of times. Appfolio still charges us rent every month and also charges us a late fee even though we are no longer residents there. We have been trying for months for this to be resolved and still nothing. I would not recommend signing a contract with this company to anyone. I am leaving a review on Google with the hope that they will finally respond to us!

Experiencia positiva: Getting Matt to respond is always difficult. When he does finally respond he is rude via text. He let's calls go straight to voice mail which is intentionally full. We would've been here 2 years but not the case now which it is what it is. The stove is obviously older and doesn't always want to work but I always got excuses. We asked for the carpet from the previous tenants to stay because of our younger kids. Didn't have to many issues until this fall but was hoping to finish out the school year for our kids. Matt wouldn't respond so emailed another person who stated they sent the email to Matt and he responded which is not true at all. Snow removal and mowing is almost comical. They may mow every few weeks but instead of mowing away from the air conditioning units they mow towards them. It would have been 4-5 stars if communication was better.

Experiencia negativa: If google review allows me giving a negative star I am willing to do that! The recent ratings in Google reviews are not genuine. I moved into the Hale Development community in West Des Moines last October, and I had checked their Google ratings beforehand, which were only 2.9. The majority of complaints were about not being able to contact the responsible person, Matt. Despite the reviews, we decided to give it a try and called Matt. He answered and showed us the house, which made us think the reviews might not be accurate - we were proven wrong later on! It seems he only answers calls from completely new numbers! On the day we moved in, nobody provided us with the keys to the house! We called Matt, sent messages, and left voicemails, but got no response. It wasn’t until the maintenance department's "only" worker came to repair the stairs and told us they might have lost the front door keys. He refused to change the lock directly and just told us to wait until Matt could be contacted to see what could be done. But Matt! You can never get ahold of him! We spent two weeks without front door keys, and the garage frequently tripped the breaker! The second time we couldn't open the garage because it tripped and we didn't have the keys, I couldn’t take it anymore and called Matt over 20 times, only for him to reply that he was at happy hour!

The neighborhood is very family friendly and unique in that no two houses look the same! Our spacious, high end townhome features 3 spacious bedrooms, 2 full baths as well a beautiful front porch, high end finishings and an oversized garage. We love that our home is located just across the street from the aquatic center, the neighborhood elementary school and just a few minutes from “The District” at Prairie Trail. We have been so pleased with our experience with Hale Properties and would recommend them to anyone looking for a quality rental!

Our house is in a beautiful neighborhood with parks, school, trails and a waterpark. Hale does an amazing job of taking care of their tenants. Excellent property management company. Hale takes great care of their units, and responds very quickly to any issues that may arise.

It can be difficult to get ahold of Matt at times although they just hired a new office assistant that is very easy to contact. We have also been patiently waiting 6 months for a new deck that we were promised upon move in and for some maintenance for small repairs. Overall we have had a great experience!

For awhile it was hard to get ahold of someone in the office due to staffing issues but that appears to have been taken care of. However, I've been waiting over 3 weeks since submitting a request for my drafty windows and my fireplace to be fixed. With night time temps in the teens & 20's, getting this resolved should be high on the priority list.

The quality of the home is impressive for a rental, and maintenance has always been prompt whenever I've had an issue. The management office can be hard to get ahold of, but never to the point of causing a issue.

Experiencia negativa: The rental unit was originally constructed to a higher standard, but have not been maintained. Examples would be tile floors with edges sticking up, Ice makers that are non functional but not repaired or replaced. Snow removal and lawn care are not attended to by professionals. Most concerning is the lack of communication from management office, this including verbal or thru portal system. Truly a shame, these units could be beautiful and an example of high quality.

The townhomes are spacious and modern, and everything works well. I have only needed maintenance service once, and Ted their maintenance guys was on it and fixed it in no time. Great place to live.

Hale has been wonderful as a leasing agent and my husband and I have never had any issues. Todd in maintenance is awesome, he responds so fast when we need him, and takes care things as quickly as possible and keeps us informed as to what is going on. We've had great neighbors, made some great friendships. We live on Prairie Trail and being so close to the District makes it all that much better. Hale is so much better because they are smaller than some of the other properties that are just there to take your money, the properties are cheaply built, and lie to you about your leasing agreement. My husband and I have never been happier since we've been with Hale

The neighborhood is quite nice too for walks and that occasional bike ride. Got a simple maintenance issue? These guys are on it in a flash via a terrific web portal for reporting those kinds of things. Being a busy professional with no time to deal with any kind of housing issue, this place great - hassle free!

Experiencia fantástica: After reading some of the up's and down's of the other reviews, and after moving into a brand new townhome on Prairie Trail as they were finished 6 years ago, I can say that Hale has been beyond great. A smaller development leasing company, I have always gotten a personal experience feel no matter if I'm dealing with Lisa, Matt, or Todd. The homes are quality built, with great finishes, they give you the feeling of luxury. We've had 3 different sets of neighbors and have developed some great friendships. We rented with one of the bigger apartment developers and the experience just wasn't the same, the buildings are cheaply constructed, loud neighbors, poorly insulated floors/ ceilings, and deceptive leasing practices. Hale is in a different league, when I have had difficult life situations occur, communicating with Lisa made the stress of worrying about the rent payments much easier. Everyone has different experiences with Hale, however none of our neighbors have ever complained about these folks. When it comes to maintenance issues, we've had our fair share of minor things, as can be expected with a townhome of this size and square footage. Todd is awesome, he responds usually within an hour or so of a maintenance request, he may not be able to get the problem fully taken care of immediately, but he communicates with you, is knowledgeable, honest, and professionally corrects the issue. No band-aids. We played more of a phone tag kind of deal with Matt initially, with the townhome being brand new, we were excited and Matt was great. I can honestly say that there has not been one day in 6 years I've regretted leasing with Hale. While no company is perfect, they are way above all the rest.

Experiencia positiva: I have lived in my townhouse (The Pines) for 21 years. Obviously if i wasn’t happy i wouldn’t still be there!! I have a couple neighbors that have also been there that long. I haven’t needed much from the maintenance team. However, a few weeks ago when the temperature was in the negative digits my garage door wouldn’t open. YIKES!!! I put in a work request to fix it and they were there the very next day for me!! Also, i work 6pm-0700 so when we have inspections or scheduled maintenance checks, matt has always been respectful of keeping the noise down to a minimal…. Which i really appreciate!! I too have been concerned about the yearly rent increases. For the last several years the leases state that there will be a yearly 10% increase if we continue to stay. I don’t know if all the properties have the same leases but i know we all do at The Pines. I haven’t looked to see what a new move-in tenant would pay but i think there should be some kind of incentive for us long timers!! Especially since we are on autopay and are never late paying rent.I also don’t think we should be increased by 10% each year….i do understand a yearly increase needs to happen but why can’t it only be $25-$50 instead of almost a few hundred dollars for some tenants!!!! And i think it’s ridiculous that we have to pay equal or more than the new tenants when our townhomes clearly aren’t NEW anymore, meaning they aren’t freshly painted or have renovated carpets as a new tenant would. YES your right i could move but overall I’m happy and content there!! Our lawns are always taken care of every week during the summer months and snow is plowed during the winter!! I gave a 4 star review only because of the 10% yearly rent increase, otherwise it would of been 5!!

Experiencia positiva: Property is absolutely beautiful and has many executive amenities. Seems like they are trying to make some positive changes, as prior to January 2024, the leasing agent and the maintenance team were very non-responsive. Debbie, the new office assistant, is very responsive. AppFolio, the software they use to manage their business, is not the most user friendly, but better than nothing and offers an option to pay online, which is great.

Great (family-friendly) neighborhood, location, and a very nice property with ample space (inside and out). The community is quiet, and you certainly cannot hear your neighbors through the walls! The maintenance guy Todd gets 5-stars for being friendly and always prompt. He's responsive and truly cares about our questions and concerns. I understand the feedback regarding management and communications, but they have built their team up recently, and we have never had an issue getting anything we need, when we need it. I'd highly recommend this community to you and your family!

I put in a maintenance request in the evening hours and the next morning they called and had asked for permission to go inside and fixed my issue promptly! Snow removal crews also come extremely fast making sure we're not stuck shoveling snow before work which I appreciate!

They have been an amazing company to rent from and their management team have been responsive to any issues i have had. I would highly recommend them to anyone looking throughout the Des Moines metro area.

Experiencia fantástica: We love our duplex and have lived here now for a couple of years. Maintenance has been pretty responsive when we are in need of a repair. We have requested touch up paint and it's taking a while to hear back on that. That would be my only complaint. The windows in our unit are in need of updating but otherwise we've been really happy with our living conditions and Hale Development.

Experiencia fantástica: I've lived in one of Hale's townhomes for over 10 years now and I still love it. The location is perfect for me, and I appreciate not having to deal with maintenance. I've only had a few issues over the years, and they are always quick to respond. Unit is also very soundproof, which means we never hear the neighbors, and they never hear us. It's almost like having a single residence home. I appreciate the extra storage space, which was the main reason I selected the home.

Experiencia negativa: Hale ignores its tenants' needs. For instance, we have waited 2 1/2+ years to get permanent window coverings. We have contacted Hale at least 10 times about this. Other issues also exist. I wish they were more responsive because their properties are excellent. But there is no excuse for treating paying tenants like this. Many neighbors also echo these same issues. According to another, only after threatening did they get the service they needed. I think they have an inadequate team, and Matt is the only option. Matt promises, but underdelivers.... Staff up Hale!

Experiencia fantástica: UPDATE: Had an issue with the garage door not opening. Submitted maintenance request and it was fixed the very next day. Submitted a request to have a tree taken down in the back yard (dying) - tree was removed and stump ground within a matter of days. Impressive response times. Quick turn around!!!! Easy to work with - had multiple options available in our price range. Matt is very knowledgeable about all units and personable! Moving to Des Moines or Ankeny, checking out what they have to offer is a must.

Experiencia fantástica: Excellent service and an amazing place to call home! Me and my friends from college all pooled together to stay at on of the Hale Development luxury townhomes off Prairie Trail and we stayed for 3 years. Great location and a beautiful home.
