Experiencia negativa: HIGH PROPERTY MANAGEMENT IS A GREAT COMPANY WITH TERRIBLE WORKERS!!! STARTING FROM SHELLY AND DANIELLE!!! THOSE 2 ARE COMPLETELY HORRIBLE EMPLOYEES AND DESERVE TO BE FIRED. Countless of times I would come in to pay my brother rent I would hear them talking bad about Daryl and Amy in the lobby. Shelly is rude to tenants and she is a very judgmental person. I once heard her make an assumption on someone not having the income to afford a home based off how they looked ( not to be rude she doesn’t look the best herself) she needs to be spoken to and needs to handled professionally. And another time I came in to pay rent I saw a worker come in with coffee and hand it to Danielle and I heard her say “I know how much you make, so I can’t let you pay for my coffee” HOW RUDE IS THAT TO BASICALLY TELL SOMEONE THEY CANT AFFORD YOUR COFFEE. Seemed a little entitled coming from someone like her is ridiculous. Like I said High Property is an amazing place but there’s some workers there that are horrible.
Experiencia negativa: I lived at the Wheatland Condos from June 24 to June 25. It started off as an excellent property and living arrangement. The facade quickly fell into poor property management. It was very difficult to get in contact with our property manager if we had issues. At one point the property manager changed and no notification.was given. We were forced to live for almost 2 months without a ceiling in the living room and bedroom due to a burst water pipe in the upstairs unit. This property also does not have insulation between floors to minimize upstairs noise. It was very loud with poor mediation between me and the upstairs unit from the property manager. We were also charged 75% of our down payment for cleaning. Overall I would avoid recommending Wheatland condos and urge to seek other arrangements.

Experiencia fantástica: If more stars could be given, I would. We've had nothing but great success with Darion and High Property Management. From the beginning, Darion gave us a tour and was very prompt in answering any questions/voicemails we had/left. The application was processed in THREE DAYS! From inquiry to approval, it took three days. We moved in the following week, and were given the keys, access to our portal, and tips n trick were given by Darion and Shelby. The day after, we received a bill showing unpaid charges I had already paid. When I called and left a voicemail, Shelly was very prompt and pleasant in returning it, explaining what happened. Highly recommend!! (Also I'm pretty sure her name was Shelby- but she's the regional manager and she's so nice!)

Experiencia positiva: I’ve been @ cypress point for 4 years now and don’t have any complaints i absolutely love my apartment for what I get & the size almost close to 1000sq ft plus maintenance always comes right away & during the winter they salt everything meaning the sidewalks / entry ways the driveway & in front of our garages alot of property managements just do the bare minimum ! I can’t see myself renting through anyone else . Cons - every single year I have had a rent increase of 50 bucks if not more …. & when I moved in the pet deposit was 525 for 2 pets PAID that (no pet rent) and a few years later they now want to add pet rent 20 bucks per cat .
Experiencia negativa: Listen up! If you're even thinking about renting with High Property, do yourself a favor and RUN the other way! As a District Manager with Verizon, I know what good customer service looks like, and let me tell you, High Property is a complete disaster. From the get-go, I was fed lies about the property I rented. They told me it had a finished basement, but surprise, surprise! I found out the hard way after I signed the lease. Shelly, the property manager, was downright awful. She treated me like garbage over the phone, showing zero empathy and making me feel completely unwelcome. And don't even get me started on Jasmine and Shelly. They come off as friendly but are anything but! The property is riddled with issues that I reported from day one, and here I am, six months later, still fighting to get anything done. When you try to have a normal conversation, they just take advantage of you. I even begged them to move me into another property they had listed, but they flat-out refused to work with me. I fell for their deceptive advertising, and I deeply regret it. Save yourself the headache and steer clear of High Property! You’ll thank me later!

I work as a banker with Veridian so I know a thing or two about good customer service, and High Property is the absolute worst. From the very beginning, I was misled about the property I was renting. They assured me it had a finished basement, but lo and behold, after I signed the lease, I discovered that wasn't true at all. This was just the tip of the iceberg. Shelly , the property manager, is an absolute nightmare to deal with. She treated me with complete disrespect over the phone, showing zero empathy and making me feel utterly unwelcome. Her attitude was condescending and dismissive, making it clear she couldn't care less about the tenants' concerns. Every interaction with her left me more frustrated and disheartened. But Shelly isn't the only problem. Jasmine, who also works there, comes off as friendly at first, but it's all a facade. Together, they create a toxic environment that makes you regret ever signing that lease. The property itself has been riddled with issues from day one. I reported numerous problems right after moving in, and here I am, six months later, still struggling to get anything resolved. The list of issues includes leaky faucets, faulty electrical outlets, and a heating system that barely works. Every time I contacted them, I was met with excuses and empty promises. When you try to have a reasonable conversation with them, they just take advantage of you. I even pleaded with them to move me into another property they had listed, but they flat-out refused to cooperate. They made it clear that once they had my money, they had no intention of providing any further assistance. I fell for their deceptive advertising, which painted a rosy picture of the property and the management team. I deeply regret not doing more research before signing that lease. The stress and frustration I've experienced over the past six months have been overwhelming. It's affected my work, my personal life, and my overall well-being. I've had to take time off work to deal with maintenance issues, and the lack of response from High Property has left me feeling helpless and angry. The constant battle to get basic repairs done has taken a toll on me, and I wouldn't wish this experience on anyone. In conclusion, save yourself the headache and steer clear of High Property! You’ll thank me later. There are plenty of other rental options out there with management teams that actually care about their tenants and provide the level of service you deserve. Don't make the same mistake I did. Do your research, read reviews, and choose a property management company that values its tenants and takes pride in maintaining their properties. High Property is not worth the stress, frustration, and disappointment.
Experiencia fantástica: We live at Rose Cottages, off the interstate, and could not be more happy! We love our townhouse, was clean and updated very well when we moved in. Kendra is very kind and always there if we need anything at all. She truly is the best!

Experiencia negativa: Lived at one of their places for 4 years. To start with, everything went smoothly. New property management are incompetent at record keeping and will spring surprise charges on you. Hurts to say it but I can't recommend renting from them.

Experiencia negativa: Scheduled a showing for a townhome. When I arrived no one showed up and the office manager I spoke to was rude and said she cancelled the showing and wasn’t going to notify me. This place is unprofessional and I feel sorry for the tenants who are abused by their staff who has no motivation or manners.

Experiencia fantástica: If you're looking for an affordable luxury place to live, look no further. These townhomes in Tiffin are just that and more. Not only is the kitchen stocked with updated appliances, but you immediately get that home-like feeling with the floor plan and your own entry way. There also is a club house which has a nice gym inside for us to use. The management ladies have been great to deal with since day 1 as well. And the maintenance crew goes above and beyond. Don't wait and make sure you schedule a tour as soon as you can. I promise you won't regret it :)

Staff is extremely attentive and friendly and responses to maintenance requests has been prompt and thorough. Units are spacious and can adapt to multiple people. Not to mention really beautiful. Great access to I-80 and I-380 to get to Cedar Rapids. Would highly recommend to anyone looking to move to the area but looking for some head-space as well.

Experiencia fantástica: I've lived here for nearly four years and have had two property managers with the company responsible for the complex, and I've had nothing but good experiences with both of them, the company as a whole, and the maintenance staff that promptly address issues within the apartment. The state of the unit when I moved in and the building/area as a whole have been good and well-maintained. Overall the other tenants have been respectful outside of the occasional issue with noise from above, but that's always going to be a dice roll no matter where you rent. While that specifically isn't a reflection of the management company, my experience has been good with them trying to address it and working within their own timelines and limitations in doing so.

The location is a great middle ground in Cedar Falls with easy access to trails. There is a code to get inside the building which adds a sense of security. Management and maintenance have handled all issues in a timely manner.

Experiencia positiva: Apartment Review: A Hidden Gem Near the Trail Location: The strategic placement of this apartment near the trail is a game-changer, especially during the sunny summer months. Whether it’s a morning jog or an evening stroll, the trail is right at our doorstep. Maintenance: Kudos to the management! They swiftly addressed all my maintenance requests. Room for Improvement: While the apartment ticks most boxes, I’d love to see additional amenities. A clubhouse would be fantastic—a place to unwind, socialize, and maybe even host events. And who doesn’t dream of a refreshing swimming pool on hot days?

Experiencia positiva: Overall decent place to live. The only problems are not much for parking. The paint in the house is really weird too like if you touch it immediately like gets dirty. The dishwashers suck really really really bad. They are basically unusable. Stove is good. Gym needs improvements and it just needs to be mopped once a week would be nice. If you are looking for a community, it doesnt really have that feel but that seems to just be an iowa thing.
Experiencia fantástica: We have lived here since November 2019. It is just the right size. We live on the first floor and love it. We seem to have the privacy as living in a private home. We get along fine with our neighbors. We don’t have to mow, shovel snow, or worry about something breaking down. Now with Eli onboard the service has been quick. When on my tour, she felt like an old friend, and she went out of her way to answer all questions I had during the application process. As my property manager she is just as kind and helpful. I'm close enough to Tiffin, Coralville & Iowa City but also get the quiet of the country. Shelbi Vincent was great to work with and very helpful as I was going thru the motions from application thru signing the lease. I'm so happy to call this home.
Experiencia fantástica: I’ve lived at Greenhill Fountains twice actually. Lived here two years, moved to AZ for two years and back, different apt but I love my home here. The ladies in mgmt are the best, I’m probably the oldest person here and lived 4414 top floor first time, now I’m 4412 2nd floor ( only because my family didn’t want me up two flights lol) I absolutely wouldn’t want to live anywhere else. Whenever we've had any sort of issue, it always gets resolved quickly without a fuss. The entire complex is well taken care of and safe for kids.

Experiencia fantástica: We really love how quickly the maintenance team responded to and resolved all of our requests here. Even major maintenance repairs got done within just a few days. We got internet and almost everything set up on the first day. The place feels really safe and lively. You can see kids playing outside leaving their toys everywhere and people walking their dogs all the time. We don’t feel worried walking around at night. We had the opposite experience everywhere else. Our previous apartment at Continental Terrace decided to not renew our lease because we asked them to fix their broken washing machines and replace the AC unit that burned and smoked up the entire place on our very first day there. The internet provider came out to set up internet and told them they needed to replace a bunch of cables and they refused to do so. Because they don’t allow other internet providers, we didn’t have internet the entire month we were there.

Experiencia negativa: I was a former tenant at their Coventry Loft Apartments and I don't think I have a positive thing to say about my experience. My mail was opened. All of High Property Management properties are nonsmoking, there was a tenet smoking on my floor and my leasing agent did not do anything about it for at least 3 months. Which made all of my belongings smell of smoke. My leasing agent conducted apartment checks and left my unit unlocked all day and when I called to discuss it with her she argued with me and then simply stopped responding. I stayed on the phone with her uncomfortably for 2 minutes before she finally just hung up. I have rented from other leasing agencies and nothing comes even close to how unsafe and poorly managed HPM is. I ended up buying out of my lease just to not have to deal with them.
Experiencia fantástica: Where do I begin. I lived at Crypress Pointe in Cedar Rapids for 4 years and I LOVED everything about it. The High Property staff was always great to work with!!! Anytime anything stopped working they were always right on it, even on the weekends. The only reason why I no longer live there is because I moved back home.
Experiencia negativa: DO NOT get any property with these people they are scammers they will lie and charge you extra after you leave. The managers are rude they don’t notify you of anything. They are unethical when it comes to running a property. Do not live here. They don’t fix anything and when you move out because of them refusing to fix anything they will charge you for it instead when originally you’ve been trying to get them to fix it the entire time. If you don’t want your credit messed up or blackmailed don’t live here they will tear you down from anybody willing to rent with you because they are scammers and money hungry. They completely ruined me.

Experiencia negativa: I have tried contacting someone about renting at The Hunt Club in Tiffin for several weeks, and have gotten no response. I had what I believed to have been a good rapport with Kendra, the property manager, when I was first looking in February, but had to wait until I could put a down payment and pay a month's rent at the same time (just moving to the area). I started calling in April, and I have been either playing telephone tag with voicemails or not receiving a call back. I have even called the main office to see if I could receive more information, and I have received no notifications, even with leaving a message with my information. I would expect at least the courtesy of letting me (or other potential clients) know if someone is out of the office within a certain time limit (at least 72 business hours), but it has been 108 business hours since writing this post.

Experiencia negativa: Avoid at all costs! HORRIBLE STAFF- I had a constant water leak in my bathroom ceiling from the neighbors upstairs which turned into mold, maintenance came in and painted over it!! At that point, I knew it was time to move! The building itself at Sonoma Square WAS a nice, new building but High Property IS NOT maintaining it and it is going down hill fast! Very rude staff, the building was dirty and trash was always everywhere, the under ground garage never functioned properly or "was down for maintenance" monthly. I was overcharged for move out fees, but honestly Im just glad to be done with High Property! Dont waste your time or money here!
Hello Shalaine, We are sorry that you feel this way and that you disagree with the judge's ruling on the lawsuit that you initiated, but by your own admission in court under oath, the damages to the apartment were due to your tenancy. The judge determined that the charges were fair and reasonable given the extreme damages to the apartment that was brand new when you moved in.

Experiencia negativa: I was a former tenant at cypress point. Although a very nice property, over the course of the year we lived there our property became unclean, and unsafe. Management never returned emails or phone calls and often times was very rude. Upon moving out we requested to do a walk through inspection with the property manager in which they refused to do.
Experiencia fantástica: Lived at the Wheatland Club apartments on 2 occasions. Very nice apartments. Spacious kitchen, good bathroom with lots of counter space, in unit washer/dryer, deck, central air, dishwasher, garbage disposal, and a garage (did cost extra though). I never had any huge maintenance issues but the small ones I did have they were able to fix pretty quickly. The one down side was I did have to buy my own microwave and shower curtain rod, but that wasn't a huge deal to me. I moved away from Cedar Rapids and continued to pay rent here since the lease lasted another 7 months. I figured I was going to be the last apartment they filled but it actually got filled within 3 months, saving me 4 months of rent. I got my security deposit back and they even refunded my rent for the days in between when the new tenant moved in and the end of the month. Very upstanding property mangers. Would definitely recommend!
Experiencia negativa: I rented with them and left my apartment clean. Besides leaving a few items in the garage that I couldn’t haul. They took 250 of my deposit which was expected. However I tried renting from them again and was told I they wouldn’t rent to me because of how I left my apartment. Common sense says if it was bad I wouldn’t have gotten any money back and it would have taken a longer period to rent the place out. They were also willing to move me into another unit after I moved out. How does this equate to I’m on their do not rent to list. Very disappointing when I refer so many people to them.

Experiencia fantástica: I have been renting with High Properties since I first came to this country and they are really professional. They have a portal you can setup auto on for your rent aswell as request maintenance. The speed of service for maintenance is also good. They have recently added the option to schedule the time you are available aswell. The portal also has all the documents shared by you and the management, including your rental lease agreement- which you can print and download from your phone ! High properties has a good choice of apartment complexes to choose from depending on your budget. The apartments are worth the money you pay. I have stayed at 2 of their apartment complexs and both have been great. Kimberly was really helpful the first time I rented the Blaire Ridge apartment.

Experiencia fantástica: I have lived in one of the location's (Stonegate Apartments ) of High Property Management for now around 1-1.5 years and i will say that they are amazing. Starting from the Maintenance Team to the solution they provide if you have any issues coming up with your apartment. I like there online portal and over there the response they give to get the work done is quite in a fast pace. I further appreciate them in a situation in which i was out of the country for few weeks and they received my package and was safely returned to me back when i arrived back.

Experiencia negativa: High property management seems to manage a car a wash at Ely rd and C next to Caseys Reference: Facebook: Ely Iowa Fiends and neighbors . I have heard many horror stories about 1. People trapped in carwash, door not opening. Calling 911 seems to be best option. 2. Charges your credit card and wash not starting. 3. Coin payment and no wash starts. 4. Owner/ management.. seems to send car wash credits rather than refunds. Some even loosing credit to non fuctioning wash. Harsh cold winters are hard on car washes, as well as cars covered with Salt and sand Making this car wash depedable and communicating failures with cutomers, seems to be a weak link. The Ely community appreciates the car wash location, but feels the frustration, and loss of money out weighs its existence. Reference: Facebook: Ely Iowa Fiends and neighbors .

Just because your location caught on fire and you aren't smart enough to have your paperwork stored or backed up, you're just trying to make money! You guys are crooks and will see you are going to lose this battle! You say one thing and do the complete opposite! See ya in court! (:
