Experiencia negativa: This company has been robbing my daughter since she has moved in! The price of her rent and utilities (for the building)has jumped to almost $200.00! This doesn't include the utilities inside of the apartment! This price gouging has got to stop!!! They don't answer they're phones in a timely manner and no one can is willing to problem solve. They don't deserve the one star! We're going to talk to a lawyer about this!!! DO NOT LIVE HERE. DO NOT BE FOOLED! DO BE LIED TO BY THESE PEOPLE!!!!!

This says so much about Sundance as a company. Mallard Glen is well managed and well maintenance. The property is clean, quiet, and just a great place to call home.

Experiencia negativa: Run!!!! I moved into one of their trailer parks in 2021, I lived here for 4 years within the last year as a single mother I appreciated the willingness to work with me a few months to make payments but it came to a point I fell on very hard times and had to move in with a friend this past summer. I was on a month to month lease communicated with property manager unfortunately my car broke down through this move and I communicated knowing I would need to forfeit my deposit and maybe a few extra hundred for cleaning purposes which was okay that is reasonable. Mind you during my residency I had multiple work orders in for leaks because they would come out fix it just enough for appearance meanwhile it is still leaking where you cannot see causing black mold etc. when I moved in there were little nics in the flooring no problem but over four years of wear tear and kids it started becoming a problem asked maintenance if they could fix it or if they had material and I could because it was a tripping hazard nope they told me it was on me. Kids in the trailer park will destroy your property start fight clubs even had one going around shooting people with BB guns cops were constantly there and nothing would be done, I’m not going to get into the other problems you can find that on the resident Facebook page. My problem now is they charged me $7,000 after deposit was taken off charged me an extra month for rent and water then smacked me with an outrageous charge for supplies and cleaning which some I accept but most I absolutely will not because I communicated and tried the correct channels but good luck trying to get ahold of anyone. I found out about this today called left vm the executive manager (which is crazy they responded so quickly to that but will leave you high and dry when you are a resident) shut me down saying they sent this in October and that was not sent to me or I would have contacted the company before now. Their business practice is terrible, the upkeep is terrible not to mention the communication does not exist.

Experiencia negativa: HIGHLY RECOMMEND EVERYONE READ THIS BEFORE RENTING FROM SUNDANCE / RIVERVIEW PARK APARTMENTS. Knoxville, TN Sundance Property Management story here. I am the son of a disabled veteran, and my family went through an eviction case with Riverview Park Apartments in 2024. Because it was found that the Volunteers of America (VOA) was late on their payment, that case was dismissed in court, which should have been the end of the matter. However, months after moving out, Riverview (through Sundance Property Management) reported a $2,176 collection account to a third-party agency. This account was opened two months after we left the property and even updated again after I sent a litigation hold to the VOA In 2025. We were never made aware of such an account being opened. We paid our share of rent on time, and the court case was dismissed — so where did this collection suddenly come from? The timeline doesn’t add up unless records were manipulated or misrepresented. When reaching out to the new property manager, (the one who sent the eviction notice to us) for the leasing and ledger information at our apartment, she claimed "couldn't find it because it was sent to corporate." We haven't even been out of those apartments for 2 years yet records are now "gone." When I attempted to get "corporate's" number, she deflected and said she'd email them. I have received no communications from higher-ups at Sundance. I’ve since discovered other tenants reporting the exact same problems with Sundance: One review (posted 2025) describes still being harassed a year after moving out, even though the court said nothing was owed. Another tenant (2024) reported being charged thousands of dollars months after leaving, despite already giving a large deposit. This is not just my family’s experience — it’s a pattern of shady business practices: Harassing tenants after they move out. Creating charges long after tenancy ends. Ignoring court outcomes. Withholding deposits or fabricating new balances. As of today, my family is still fighting these false charges. My advice to anyone considering renting here: protect yourself. Document everything. Expect resistance when it’s time to move out. Veterans, families, and everyday renters deserve better than to be exploited like this.

Experiencia negativa: I have been unable to use my bathroom for weeks raw sewage backed up. they are slow to fix, even slower to respond not wanting to call but only text. They offered solutions that are only accommodating to them not me. They said they cleaned but didnt. I was told I could use apt on the 3rd floor in meantime but I have back issues and cant walk up steps. Also the door was locked so i couldnt use it. They didnt offer to move me only offering to comp this months rent but what about my house its totally trashed! Out of all properties they own they didnt offer me something on the first floor like I have now at any of the properties. They offered me a hotel but what about food & for how long? I cant cook in a hotel!! Just tragic customer service. There is sewage back up on my rug and they only want to clean not replace! Once the pad is ruined there is no saving. lots of cutting corners not alot of finding solutions that benefit me and them. I couldnt have a proper thanksgiving now my Christmas will be ruined because my house is in shambles . And the noxious fumes... Thats why I need a new apt on the first floor in another building. They dont get it

Experiencia negativa: If I can give this place a 0 star, I would!!! First, advise many people to stay away from this scam company that likes to take people deposits and don’t return it. I been try to reach this company for the past couple of days and know one answer the phone at all!!!!! I try every dial tone but no one replies. I try leaving voicemails and still no reply!!!! Please believe the ones that have 1 star because they are telling the truth. I had a horrible experience with this company.

"Jasmine Young" This young lady has truly worked diligently and stay on top of my family's paperwork to insure that we where talking care of during our move in at Elmwood Lofts. Experiencia negativa: My sister lived at one if there properties and she is unfortunately autistic. She is very sensitive to loud sounds and uneasy environments. With that being said, They seriously need to screen tenants better and monitor their properties properly. If you want to deal with MICE, LOUD TV'S, MUSIC, CAVING IN CEILINGS, SMELLY HALLWAYS and every year rent increasements along with ridiculous excessive monthly fees. Then this is the place for you. I will be covering this company on my YouTube channel. A group of us has gathered together to spread awareness against this con artist leasing company. They ignore and block your calls and emails. They will try to pin prior damages on you. The maintenance team is slow and barely knows what they are doing. Stay tuned.

Experiencia negativa: There is no property manager on site ever, the office is never open, hasn’t been open in months. They will not answer your calls or emails. They do not answer any maintenance requests. The management is so poor and disorganized. They do not care at all about their residents. They don’t even call them back.

Experiencia negativa: THEY HAVE ROACHES. DO NOT MOVE HERE! THEIR 2672 BUILDING IS INFESTED! I LITERALLY HAD TO THROW AWAY MY WHOLE APARTMENT WHEN MOVING. THEY ALSO DELETED MY FIRST GOOGLE REVIEW AND REFUSE TO GIVE ME A CALL TO RESOLVE. THEY CHANGE MANAGEMENT EVERY COUPLE OF YEARS. RIONNA HAS A TERRIBLE MOUTH. Experiencia negativa: If I could give 0 stars I would. I have been waiting for almost 2 months for move out documents and my deposit, I keep getting the run around. I can’t get ahold of anyone, call the main number and you have to leave a message to never get a phone call back and emails go unanswered as well. I talked to the property manager on 7/18 and she said “within the next few days” here we are 7/28 and still nothing from ANYONE. Absolutely ridiculous!

Experiencia fantástica: I lived at the Lyncryer apartment complex for 1.5 years. It was my first apartment moving into after graduating college, and I loved every bit of it. It's an older complex compared to some of the modern complexes in the area but it is kept very nice and clean; compared some of the other older apartments in the area that I had toured. You honestly cannot be the price and the location of that specific complex in the Oakley/Hyde Park/Mt. Lookout area. Whitney was my property manager, and she was awesome, always helpful and responsive if I ever needed anything.

Experiencia negativa: My name is Willisha Now it’s 2025 and I’m still being harassed after a year of not living there and still being charged after it was stated in court that she wasn’t looking for no money back for rent or damages but still lying about m having a pet and theses are pictures I didn’t get to upload before but this is what I was dealing with while living there and they trying to say I did this nah it looked like that before I moved in and the people that lived above me had dogs and all types of animals,bugs then people was sneaking into the apartment stealing and I’m being harassed again, When I first looked at the apartment the lady was nice very sweet and then I’ll say two months in that changed Now don’t get me wrong I was in-between jobs so when I got laid off I immediately let my landlord know but never got a respond back no call and I got blocked I have every message I’ve sent and call log saying otherwise and I was being charged for having a pet I don’t have pets kids are allergic to animals. I had roaches and all types of bugs the walls were falling apart even when I try to call for someone to com look no response. Then the paint was coming off the rugs got easily dirty the blinds were flimsy so they broke easily even if you raised them up . Being over charged for something that’s not your fault is horrible and plus I was sent a three day notice after I told Brooke my situation then yes she gave a few days to come up with the money well she lied and said I didn’t pay the whole amount then while I was coming up with the money she was plotting the whole time and I got hit with an eviction notice I have pictures and everything then lied in court and said oh we don’t want anything for damages that’s a lie it’s not a bad place just don’t think you can scam people for more money then overcharge people then lie,

Experiencia negativa: Unfortunately i am going to have to follow up for legal advice due to this company. I lived in one of their properties for 3 years left with no issues. 8 months later they are trying to charge us with "labor for turn" $509.11 and "maintenance labor for clean out" 200.00. In the state of ohio the deposit covers labor for maintenance IF there is anything wrong with the property. After providing a $2,000 deposit before move in which i knew i would not receive back because they never do for whatever reasons they make up. However to take $2,000 and then proceed to try and charge me more money is absurd and will be further lookes into. Always remember people to cover your own butts , take pictures before and after move ins and outs also if able to have a lawyer look into your lease before move in. Have a good day.

Experiencia negativa: UPDATE: DO NOT RENT FROM THIS COMPANY !!! IF YOU SIGN A LEASE, JUST KISS YOUR DEPOSIT GOODBYE FOREVER. THEY WILL LET YOU MOVE INTO A SHITHOLE AND THEN TRY TO PIN THAT ON YOU WHENEVER YOU LEAVE ! THEY WILL CLAIM IT WAS PERFECT BEFORE YOU MOVED IN! IF THEY GOT YOU FOR YOUR DEPOSIT, TAKE THEM TO SMALL CLAIMS COURT AND SUE FOR DOUBLE YOUR DEPOSIT. TELL SOMEONE!!! THEY NEED TO BE HELD ACCOUNTABLE BY MORE THAN ONE PERSON. If I could rate this company zero stars I WOULD!! CHECK THE BBB WEBSITE !! Recently moved out of one of their mobile home parks called Hazelhurst. We were there for almost 3 years. 37 days ago on February 6th, I gave our keys back to our manager Lori Griffin. She said that from the date I gave her the keys, she had 30 days to process my move-out and deposit return. It’s been 37 days. Since the 28th, she has completely failed to maintain any communication with me about the status of our deposit return. (13 days!) She was our manager for that property and has now even blocked my number because apparently I was trying to contact her too much. Since she blocked me, clearly she has seen all my messages, calls, and voicemails and is avoiding responding to me. She does this with other tenants of that park too, especially if they say anything about seeking legal advice about her actions. We left the house cleaner and in BETTER condition than we found it, I have photos and videos to prove it. Besides NORMAL wear and tear, the place looks and smells better than we found it. Our manager when we moved in was not Lori, but the manager at the time didn’t let us even walk through the property to see it before she pressured us to pay the deposit first. We literally had to put down a deposit to even be allowed to walk in the first time and see the damages from the previous tenant. The ONLY reason we agreed to this is because our previous lease was up and we were running out of time. But the place on Hamilton Ave was disgusting. (For example, when we got our keys in 2022 and walked in for the first time, there was dry poop crusted in both of the toilet bowls, and with no water in the toilet lines, stinky methane was pumping through the trailer for god knows how long before we got the keys. There were also dozens of animal pee stains throughout the carpet that we shampooed out ourselves. All kitchen appliances were caked in grease because the fan over the stove never worked to draw anything out of the house, it was too caked in grease itself to pull any air out. There was trash ALL over the yard and multiple garbage receptacles left in the garden, still full of trash from past tenant. I have saved maintenance requests to reflect this.) When we moved out, the place looked and smelled great. I took many videos and photos before I walked out that final time, in case someone tried to claim otherwise. I will include a couple photos. All this being said, I’ve tried to contact Lori and Sundance multiple times about my deposit return, with no response from Lori in the last two weeks. No response from the company itself yet either. Maybe a google review will finally get someone’s attention. I would not recommend living in this place to anyone; the park is literally full of trash, the neighborhood is beyond dangerous with theft and break-ins everywhere, and the manager is VERY UNPROFESSIONAL AND RUDE, and apparently doesn’t like to give $1000 deposits back.

Experiencia negativa: I have lived in Riverbluffs Mobile Home Park in South Lebanon, Ohio for 10 years. Lot rent has increase like 100% in that time and the parks is not investing anything into it. The roads are horrible, the lighting sucks, and cops are here regularly. Now we are being forced into internet!!! You don’t get responses from the park manager and they are very rarely in the office. Seen the power company marking up the yards and roads as if work is going to be done, which I would assume means power outages and no heads up!!! Oh, by the way, this is the 3rd manager in 10 years. If you are looking for peace and a decent community this is not it!!! Parking sucks as well unless you have a corner lot.

Experiencia negativa: I never had an issue until property manager switch Julie Cunningham is very unprofessional. Apartments have fees, Brooke Swanson was great easier to work with! Maintenance is good ! ResMan is the worst and over price fees with con-service for water trash and sewer based on the use of what everyone uses! Beware

Experiencia negativa: I was in a pinch looking for rent when I contacted the Mallard Glen location and spoke with April G where I was informed there would be a unit ready for move in for "early October" (This was in September) and I excitedly paid for the application fee, however there was a typo in the email for my roommate. When I tried to call to correct the typo, no answer. When I emailed, no answer. They had completely ghosted me, leaving me terrified of becoming homeless as I was unsure of leasing with my current landlords. I had to dispute the charges and had a back and forth with my bank about it. I've tried on at least 5 different occasions to reach someone and never heard back.

Experiencia negativa: Where to even start... Current complaint... The new portal, APTEXX (ResMan), website to pay rent is an absolute scam. Sometimes it takes my money right out of my bank account, other times it send it back saying it couldn't locate my account but it's the same bank account number I manual type in while looking at my account information on paper each and every time... And yes it's a real nationwide bank. Not a cash app or bank app like Chime. But if there is a late fee or extra money tacked on them it goes right through.

Experiencia negativa: I lived in one of the complexes in West Carrollton, OH for 5 years. I had some complaints while living there but overall it was an ok experience. There have been a lot of changes in managers over the years. And the biggest reason I am giving a 1 star is because the move out process is horrific and I think everyone needs to know about it. 1. It’s been an awful lengthy process trying to get our deposit back (when they have told me I would get it). I have been moved out for 4 months now and they are still not providing me with answers. Over 7 times I’ve had to contact the manager where I either never get a reply or have to send multiple messages in order to get one, where an answer still is not provided as to why I have not received my deposit back. They originally gave an excuse for months that “we are waiting to hear back from our new water and trash company”. So they refused to give me a refund until they had the information on charges for the whole complex about their trash and water bill. They claimed they would let me know when it was all finalized and they could complete our move out. Well, they never did. I had to send multiple messages again and their response was that they completed our move out and that I should expect our deposit refund directly into our bank account or mailed to our new forwarding address. That has never occurred, and no deposit has been received and it has been nearly a month since they told me that. When contacting the manager again she said our account is closed and we would have to contact the corporate office about this. I have now attempted to contact the corporate office twice with no return call. All-in-all, don’t expect a deposit back from the West Carrollton location even when you’ve been told you will get it… 2. The lease you sign each year, read closely what it talks about when it comes to moving out. We let them know about 42 days in advance when we would be moving (and we only knew that far in advance because we were buying property from someone we knew), but the manager told us since we didn’t inform them 60 days in advance, that we would have to pay rent all the way through our lease being done the following month even though we would no longer be living there. Read the fine print y’all, because this is how they can get you. Now that is on us, since it is there policy… but I think it’s a ridiculous one because some people do not know when exactly they will be able to move, and it’s usually not going to be 60 days in advance. Some people only know within a month! So I think they need to change that to 30 day notice.

Experiencia negativa: Lived there 5 years and was there when Covid hit. After Covid rent was late a few times. Landlord gave me a bad review to another rental company even though my full balance was paid. Also they were trying to get me to sign another lease and even lowered the rent but I refused because the building started to have roaches. So they pretty much gave me a bad review because I didn’t stay. Horrible company based out of California and don’t care about their tenants.

Experiencia negativa: Sundance Property in Florence AL, formerly Brinks Apartments. I have this check from the apartment complex made out to my old roommate AND me. My old roommate lives in Mississippi. I go to the bank to deposit it and the teller says that my old roommate has to be there. I say “okay that makes sense I understand” and the teller says for me to call the apartment complex and have them reissue the check in mine OR her name or to have it SPLIT. That’s what I try to do. It’s been a month or so, but the lady, Vick, Vicky, or Victoria, I believe, at the complex tells me they are unable to. I said “well that doesn’t make sense because we moved out of that apartment to live on our own, not to live with each other again.” The lady had no sympathy, honestly I don’t even think she asked accounting anything like she said. She kept ignoring my calls so to debunk if I thought she was ignoring me, I called from the another number right after and she answered. That was unbelievable… While on the phone I pleaded if there was anyone else I could talk to because there was no way I could cash this and it felt unfair that I gave them money for them to give it back in a way that I can’t access. She tells me to ask the bank again because “she never has a problem cashing her husbands check” I said “yeah but that’s your husband, that’s different”. I told her I would try again. So I did. Same thing. They (the bank) told me it was weird that the complex’s accounting won’t just reissue the check. I don’t even feel like I can talk to the complex because I know they won’t hear me. I really need to talk to someone who can actually help me. I know it is possible to have this reissued.

Experiencia negativa: Very unprofessional communication. Had a tour scheduled and was texted 15 mins before it that the unit was signed away. I was asked if I still wanted to come by, which I agreed, but once I arrived no one was there to help me. Their communication leading up to the tour was very slow and I had to reach out twice to hear back from them.

Experiencia negativa: horrible communication I have never ever had a problem with communicating with my property manager until I came here, so in June I pay my rent early I pai 15.00 over so I finger they will take it off of July that haven't happened so when July came I had a problem paying rent because of the barcodes they sent me apparently wasn't activated I went to five stores(CVS 2x, Walmart,Walgreens 2x) I even kept the receipt and I called them to let them know about the problem to respond so to keep my rent from being late I got a money order mailed it to them with the receipt from all the stores they mailed them back to me an said on a post they need a cashier check so I'm at the bank which by the way is the same bank they use my banker ask if she can deposit it into their account their reply was no (not understanding) so I got a cashier check and mailed it off an they are still trying to charge me late fee and the 15.00 from June (65.00bal), I sent them everything proof and all and yeah, they still trying to charge me make that make sense..

Experiencia negativa: I moved out of my apartment complex June 5th. I got a letter saying I was getting my deposit back minus like 5 bucks. I have yet to receive it. I also was told by the landlord at the time that I HAD to pay full rent even though I was moving out on the 5th and that I would be reimbursed for the days I did not live there. I have called london villiage apartment complex multiple times and left a few messages. AND I have call Sundance office as well and have not received any calls back. I’m giving it untill the end of the week before taking further action. Someone needs to get ahold of me. Update: after MULTIPLE voicemails I finally talked to somone today. Supposedly the sent my check to the apartment I know longer live in even though I gave them my new address… so now I have to wait for them to send another after this one either re appears or they realize I’m not getting it and will send 8/11… I’m sure it will take another 40 phone calls for them to really do that. Also she said she would talk to accounting and see if I’ll get my rent back the landlord told me I had to pay even though I left in the 5th but most likely I won’t… may have to get the courts involved for that. Possibly both if I don’t get my deposit back soon…

Experiencia fantástica: My daughter ,a UC student , lived at one of the Sundance properties (university place ). The rental contract and living environment was a great experience overall . The apartment was clean , wonderful view, nice amenities. Any issues that arose were addressed , sometimes took awhile but always professionally. Management under the direction of Sarah Henegar was complete professionalism, communicative , and understanding in every way . She went above and beyond and my husband and I truly appreciated this connection being highly protective of our daughter on her own . I would also like to praise Ijahnai Johnson ,assistant manager at that time for being such a positive, kind and knowledgeable representative with all our concerns and questions whenever we were in contact . Great people , thank you both for your great work in such a demanding field !

The leasing agent that’s in the front office does not have any knowledge to her position as if she was just placed there . On top of bugs & I do mean all kind !!!! And trust me they do not care !!! Maggots from hoarders traveled across the hall into my kitchen. Called 24 hour line and they said it wasn’t an emergency having maggots. Experiencia fantástica: Recently we had water issues where our water had to be shut off periodically for a few weeks . Of course it was an inconvenience, but not just for the residents but for Sundance also. They must have spent a small fortune fixing a problem that 3 previous owners just kicked the can down the road. Also Sarah Henegar , a I believe is a Regional Rep. shows up in the evening, AFTER normal business hours, with Pizzas for the Residents along with water ? Also the maintenance men Keith and Kevin worked non-stop in cold weather along side by side with the plumbing company trying to get us up and running asap !I've lived in apartments in 5 different States and not one of those places would have went this far to HELP their residents. I'm proud to say I rent from Sundance ! It's a FIRST CLASS run company, and I promise you our Community is one of if not the nicest in Northern Kentucky. I'll be 70 in May , I intend to live out the rest of my Life RIGHT HERE . So Thanks Sundance for providing me a beautiful place to live, and thanks for spending the time and money it took to fix a problem you inherited and previous owners neglected !

Experiencia negativa: I was recently scheduled for a tour which they confirmed with me both by phone and over email. The day of the tour, about two hours before the tour, I get a text to my phone saying that I MUST confirm by text within 1 hour. I was driving and at another appointment at the time, on the way to the tour, and did not see the text. Still, I replied to confirm well before the scheduled tour time and showed up at the property about 10 minutes before the scheduled time. I wait for the tour time. The time comes, no one shows up. After about 5 minutes, I call. No one answers, I leave a message. I wait a few more minutes. I call again. This proceeds for about 15 minutes without anyone to answer me. No one showed up for my tour, I left 20 minutes after its supposed start time after hanging around outside the property in the rain, and no one responded to my phone calls or message. Needless to say, I’ll be renting from another company. Didn’t realize the tour I’d already verbally confirmed twice also needed to be confirmed last minute by text message, lest no one show up!! Very disappointed, as I was looking forward to seeing the properties. Make sure you are glued to your phone at all times if you expect a tour from them!!!

Experiencia negativa: Continues to be difficult to get maintenance issues corrected. Property management is unresponsive and when you can get a person to talk to is unhelpful and rude. My dryer has been broken for a month. Manager addressed my report a week after after I filed it. Still waiting for repair people. Also can not get anyone to replace ac filter. Pictures show black soot coming from vents and possible mold over door. They leave accent but I can not replace it.Panel to high and bulky for me to handle. Love the apartment but not staff

Experiencia negativa: Management handles tours very poorly. I couldn’t tour the apartment until 2.5 weeks after requesting. Then the night before the tour I was told it was an online one not in person like I had requested. So they were able to schedule me a later tour in person for that same day. The morning of that tour they canceled and tried to schedule me for the next morning. I called into the office to figure out what was going on (I tried doing this weeks prior but was sent to voicemail and never called back) and they said that they had none available at the location I was planning to tour. So they were going to have me tour a place that wasn’t even available. CALL INTO THE OFFICE BEFORE TOURING!!! Make sure they actually have one available before wasting your time

Experiencia negativa: Would give 0 stars if I could. DO NOT rent from the company, they are impossible to get ahold of anytime you need someone. Even the “24 hour emergency line” just leads you to an answering machine, not a human. Going in person to the office won’t help either as whoever is behind the desk will just tell you to call the number you already have, that leads to an answering system. They don’t care about tenants at all, never fix maintenance issues, and will raise prices and add fees without even telling you. HORRIBLE company.

Experiencia negativa: horrible company i rented at the montana apartments they gave me a dirty apartment with roaches a blown ac unit a broken stove no fire alarms half the unit missing light bulbs holes on the closet doors what type of peopel do they rent to ? the parking lots are mud like a swamp! 2 weeks now with no central ac and a window unit that cools down only the living room waiting for the new ac unit to be installed if they dont install the date they promised it i will be reporting them to the city of summerville for having me live on a hot apartment people do whatever they want trash bags sitting at front doors all day how lazy to not walk the trash to the cans agressive dog breeds i might be breaking my lease before december i have all the pictures on my phone on how they gave me the unit and videos to that i could use at court if we have to go down that road :)

Experiencia negativa: I would give zero stars if I could. The property manager Megan and staff at Arbor at Montana are wildly unprofessional. They even went as far as talking about tenants like they were not present. Mr. Kevin is the only worker with integrity and humanity left. The owners of the property are money hungry scammers and the property isn’t even the best or close to being decent. I wouldn’t send my worst enemy here to be verbally berated and mistreated. It’s an awful company and property. 0/10 would never recommend.

Experiencia negativa: Was a prospective renter who wanted to move to a less urban neighborhood and I kinda feel like I got tricked out of money by these people lol. Saw Oaks of Newport townhouses being advertised for rent and had decided to reach out. Was difficult to get anyone to agree to letting me view the apartment in person before making any decisions/payments ($100 deposit / holding fee kept being requested). Got TWO showings scheduled. Was no showed for the first, entirely, and left without waiting long because I had another appointment. For the second, I was urged to apply and pay the fees mentioned above so this time I (stupidly) did, and this time there was a maintenance person on the grounds who saw me waiting, and after he was on the phone with someone for 15-20 minutes eventually came over to tell me the unit I was going to be shown had a water heater or pipe burst so it was flooded. And despite them advertising other townhouses as vacant, no, apparently I couldn't just be shown any others. Never got to actually see the townhouse to see if it was as well kept as the few photos on their listing. Was then told later when I tried a THIRD time to request a showing that that townhouse went to someone else, apparently, and they tried to urge me to apply for their Royal Cove apartment complex. Which I did not do, because I feel like I would have just handed them $100 for nothing again. Not sure if I was just unlucky or if this is part of their MO to make more money given the competitiveness of finding housing around here.

Experiencia negativa: Sundance is awful. They evicted all tenants in my Hyde Park building with 30-day notice to do renovations the property manager said they had been planning for 6 months. They let nobody know & actively kept this information secret. Tenants had been there 10 years. Prior to this, the elevator was down for over a year—a woman couldn’t even have knee surgery because she lived on the top floor. Another tenant was promised a pro-rated final month rent because she was wanting to move out mid-month; Sundance decided not to honor this agreement after she signed the lease at her new apartment. Stay away from their properties! They will screw you over at every turn.

Experiencia negativa: **RENTERS BEWARE!**. I reside at their property in Groveport, OH (Metropolitan House). I experienced something quite ridiculous and scary. I was changing in my apartment when all of a sudden a guy entered my apartment with a master key. He didn’t even knock. He looked as surprised to see me as I was him. He was apparently a vendor with a carpet cleaning company that mixed up apartment numbers and entered my apartment by mistake. While I understand mistakes happen, I don’t understand why the apartment complex would let a vendor walk around with a master key to all apartments without a community representative with them. I alerted the community manager (Brenda) immediately and visited the office. I kept getting an apology from her but she could not explain why they gave a master key to a vendor. She kept blaming him for his mistake and wanted to call the company he worked for. Yes he made a mistake, but he should never have been given a master key to all the apartments. That’s a huge security risk not to mention what could happen if he went into the wrong person’s apartment who thought someone was breaking in. They did not take responsibility for their actions in this situation and only blamed his mistake. This is a breach of lease as they have to give notice to enter your apartment unless it’s an emergency. With that being said, I am glad I am moving out in two weeks. Not only the security is a concern, but since Sundance Management has taken over, they have increased rent on my one bedroom apartment by nearly $200/month. The area is not great and neighbors are loud and disrespectful. The cheap construction of the apartments leads to hearing everything outside including emergency vehicle sirens constantly, neighbors televisions, and the highway. The walls are so thin I can smell my neighbors smoking marijuana. In addition, parking is absolutely horrible. If you arrive back to the community in the evening after 8pm, good luck finding a spot near your building. There is no assigned parking and no attempt to resolve this issue has been made since we moved in. You are better off looking elsewhere for a place as you can get more for your money in a better location that will make you feel safe and valued.

Experiencia negativa: This is the worst company ever. - I came home one day to find a maintenance worker and contractor in my apartment - the walls are literally falling off in this apartment. - took weeks to get a hold of someone to inform them they were violating my lease by charging me for something that was clearly stated in the lease would be covered by them. - I left a towel outside my apartment to wipe off my dogs feet and later found it in a vacant apartment taken by the maintenance staff - the laundry room in our building was so gross and the room flooded whenever it rained - My window AC unit was taken out while I lived there and it was never replaced leaving me without AC - a smoke detector was going off for weeks in the apartment below me and I could hear it 24/7 every time I put in a maintenance request to have it fixed the maintenance staff cleared it off as complete took months to get fixed This place was the absolute worse do not move here. Overpriced and not fit to live in.

Weve had our windows noted broken since the day we moved in and put a request in to fix our windows 6+weeks ago. The issue is still not fixed, causing our electric bill to almost double. No one is EVER in office and communications are bare minimum. This is highly unacceptable

Experiencia negativa: Horribly rude to prospective renters. Their website is not up to date on what they do and do not still lease. When you ask for up to date information or help in finding some of their properties the agent that answered, Cassie Bryant, was not straight forward with what I needed to know and instead was incredibly rude which completely puts anyone off from wanting to rent from this company. I have leased from several different property management companies before and many of those who answer their emails are aware of their properties and are helpful in regards to explaining what is and isn’t available. The means in which Ms. Bryant responded to me was completely unnecessary and unprofessional. If helping a prospective client is above your pay grade or not in your job title then respectfully pass that person on to someone that CAN help them. If I could give zero stars I would.

Experiencia negativa: Sundance has been extremely unhelpful with apartment searching. Don’t bother asking questions to their workers, the will simply say they don’t have time to help and direct you to their site. In most scenarios that is okay and the site will have all the information you need. However their site does not show accurate information on nearly all the properties owned by this group. In shortcut, rude and unhelpful staff, inaccurate information, and lack of concern make this property manager a bad experience.

Experiencia negativa: I resided at Montana Ridge apartments a little over 3 years and during the time bills constantly increased but with inflation that may be expected. What I do not expect is my property manager to only text and never return calls, I was without a refrigerator for months and strongly believe money was held within my deposit. The property manager that the system automatically added charges; when I asked for a call for an explanation she continued to text and stated she would say the same thing over the phone. As if a clarifying call is just too much. A part of customer service is ensuring your customer feels safe and taken care of.

They just keep adding late fees to cover late fees for something that I was told I would never be charged for. They never solve the problem and are very hard to get a hold of through text, voicemail, or email.

Experiencia negativa: Do not waste your time moving into one of Sundance Properties. I have been trying to get ahold of the NEW property manager here a Cheviot West Apartments for quit some time now. Numerous phone calls and emails and have yet to receive a response. Not to mention there is always trash all over the complex. There’s ALWAYS kids running in and out of the hallways playing around creating a lot of noise.. There’s broken down cars that just sits in the parking lot for months/years taken up parking space.The laundry room stay dirty. It takes weeksss for maintenance request to be completed. Tenants are inconsiderate and play their music as early as 8 in the morning and as late as 11 at night. So if you have an actual job to go to in the morning, don’t waste your time moving here. OH NOT TO MENTION THE WALLS ARE VERY VERY THIN. I’m looking forward to my move out date.

Experiencia negativa: I had an absolutely TERRIBLE experience with this company! DO NOT RENT FROM ANYTHING SUNDANCE!! They trick you into signing the lease by being kind and attentive at first, but then everything changes at the blink of an eye and you're stuck! Constantly adding unnecessary fees, making up things to charge you for, infestations that they are too cheap to take care of, management that lies CONSTANTLY and has no interest in communicating effectively with tenants. The list goes on and on. I do NOT recommended renting from this company and by the looks of all of these reviews, neither does anyone else. I am surprised that they are still in business.

Experiencia negativa: This company is horrible. Our home used to be amazing until this company took over. So many fees were added on, we were treated very rudely for any concerns we had. Property manager, I believe her name is Michelle Bohman is very rude and unprofessional. They’ve done outside inspections, randomly have come up to the house messing with things, have older men around your area with no notice given. Not one notice has been given for anything. Yard work, grass cutting, work being done. We are not allowed to have anything showing outside or else we are threatened with eviction. Several others have been evicted for having outside toys outside, such as bikes. Michelle has been very rude and disregarded safety complaints. She has watched me do simple tasks many times like walking to my car or checking the mailbox, like I’m doing something wrong. I do not feel comfortable around her and she makes me and my family feel very uncomfortable. She’s unprofessional and rude to the tenants. I wish she would be replaced so that it didn’t feel difficult to live peacefully.

Experiencia negativa: Been nothing but problems for a little over a year here.. I had a friend who I grew up with, lives on the bottom floor of my apartment building and every time it rained his apartment and the apartment next to it would flood dramatically. Not once did they ever send anybody over there for cleanup or remediation they just sent someone over there to confirm it was leaking and that was it. They let him break his lease because it kept happening so much but instead of fixing the issues in both of the apartments down below they just move new tenants in with the same problems. I’ve seen this cycle twice now 4 different residents experiencing the same thing. We’ve put in work orders for our apartment maybe a year ago but never has been addressed… shisty company you got here Sundance… do better… better techs and managers would make this place thrive. Super bad customer service on top of it all. Getting ahold of someone from the office is like trying to call the White House

Experiencia negativa: I just really wish that I could get a hold of the property manager. At this point, I'm convinced there isn't one. UPDATE :: The missing property manager has arrived and insists on harassing me with notes and no contact information. I have called the number you left below MULTIPLE times and I have no luck speaking to an actual person. Also, the notes that are being left on my personal property (that was damaged by this so called property manager), has no contact information. At this point I am frustrated and tired of being harassed by the "property manager"! After speaking with Green township police and my attorney, I was informed that I have the right to reside in a hostile FREE environment! If no action is taken, I will be forced to file harassment charges on Cheryl Milton (whomever that is, the number that I have for the "property manager" is for a Megan), per the county police and my attorney. Since this is the only way I am able to get some type of response, hopefully you are able to respond to this soon! I've lived here for two plus years and i have never had an issue prior to this mysterious "property manager".

Experiencia negativa: I'm a current tenant of Mallard Glenn Apartments in Amelia. My building had a flood that flooded most of the first floor when a second floor tenants pipe burst. The night it occurred in March 2 different companies came out to survey the damage. Both told the company in front of a group of us tenants that it was 40k to 60k damage. Water was running for 4 or 5 hours into the halls, walls and several Apartments. They were instructed that night that there was a mold concern as well as damage to ceilings, electrical wiring and fixtures and walls. Carpets would need replaced as well as padding. Water literally was pouring from electical fixtures. None of this was done. They soaked up some water with vacuums and then for a week straight they put out fans to try drying the carpets. When the mold smell started getting bad in the entire building I went to management and asked what they were going to do.. I was told they needed more estimates and couldn't do anything. I asked what about the mold and dangers of mold to tenants. The management stated she wasn't allowed to do anything about it. She's been saying this since March. The mold is growing in the hallway closets floor to ceiling. God knows what it looks like inside the walls. The ceilings at damaged in the hallways on first floor at joint connections from the water pouring from them. I found out that night that the second and third floors have a roach infestation and Roto Rueter said they will follow the water. My apartment has been getting worse and worse with roaches. The company knew about the problem and didn't notify the rest of tenants. I started asking about it again and fear I may get put out.

Experiencia negativa: I rent from a place that recently was taken over by Sundance. First, they made a mistake and trying to evict me, even though I have not done anything. Then when I call then, they never answer. The lady I talked to, told me she talk to owner and get back with me. That was last week, and I have called everyday no one has answered. They are doing a horrible job in my opinion!!

Experiencia negativa: Since the new owners took over fointainbleu in Lexington KY they have doubled the rent I lived there 4 an a half yrs till the new owners bought the complex I was happy there me an my fiancee moved out may 7 th came back may 8 th did a complete deep clean to the apt the new manager refused to return any of my rent firm may an we paid the full month! She said she's keeping it till June 4 th we found out today someone's been in my apt so if I'm of till June 4 th then no one should be in My apt! So do NOT rent from Sundance properties they are discriminating an want all the old tenants out an only college kids living there!

Experiencia negativa: If I could rate this zero I would. Moved into a roach invested house. Matter of fact I never even lived there my fiancé and I broke up I tried getting off the lease multiple times and all anyone did was ignore me. If you are looking for a slim lord go no further. But on top on move in day which I never made it to there was holes in the bathroom wall, glass broke on the basement floor, roaches, leaking water into the basement, mold and when told about some thing management asked me if it was a problem that needed to be fixed ummm yes the hole in my wall needs fixed. STAY AWAY!!!!!!

Experiencia negativa: Do not recommend! Our property manager is impossible to get a hold of. We are always getting a new property manager. We couldn’t get anything properly fixed. Then when we moved out they try to charge us over $1000 in damages that were recorded on the move in inspection. This company are slum lords and try to Nickle and dime you after move out. All 4 of our property managers in 2 years we were with them were awful and were not responsive to our needs or the needs of the community. I do not recommend. No one wanted to properly fix our issues. The management here is by far the worst! The worst communication for a professional company!! DO NOT RENT FROM THESE CROOKS!

Experiencia negativa: My family has been waiting over 2 months (since we moved in) to have a noxious odor removed. My daughter who has asthma recently stayed overnight in the hospital, and the doctors indicated it is probably related... But now we are notified by email: "have forwarded the estimate to the new management company that will be managing the property effective immediately. I will ask them to contact you directly." We are not sure who the new management company is, nor how to contact them. We didn't know that this was a possibility when we signed the lease. Once the indoor odor is cleared up, I have some questions about what options we have regarding the surprising amount of poison ivy in the yard.

Experiencia negativa: Their website crashed while I was submitting my rent payment. When I reloaded the website, I hit submit again thinking it did not go through because it crashed. My bank account was charged twice (double payment). When I called, the manager told me "It's not our fault, it's your fault because you pushed the submit button twice." I explained to them that the payments cleared my bank and that I am a single mother who's bank account was now -$451 because of them double charging my rent. They told me that there is nothing they can do about it and that I would have to wait 7 business days before they would reimburse me (minus my overdraft fees). I WILL be breaking my lease as soon as I find another place to live!

Experiencia negativa: I lived in a property managed by Sundance Property Management and had a terrible experience from move in to move out. I have lived in a few different rentals and have never had as many issues with a landlord/management as I did with them. They did nothing to make anything convenient for myself or my roommate as tenants in any situation that came up. They also charged us a pro-rated rent upon move in, but wouldn't convenience is and prorate a month for us to move out. They then charged us for excessive items upon move out that had nothing to do with the wear and tear of us living there. There are many additional items that added to my roommate and I's discomfort. All in all, I could go on and on about the poor customer service and rude management of Sundance Property Management. Take this as your fair warning! I highly recommend staying away from any property managed by them, unless you like giving away your money and not being comfortable where you live.

Experiencia negativa: Terrible. We lived in an apartment with this company for almost 5 years and for the ENITRE time we lived there they were a nightmare to deal with. Nothing ever fixed correctly, only band aided,--- which, getting anyone to come out and do something took 3 or 4 times to contact them. A short abbreviated list of headaches. -The air conditioning never worked, so we bought our own units to cool the apartment. We informed them of this multiple times and finally gave up, because in the dead of summer who wants no air conditioning? We also had a newborn in the apartment at the time. -Broken concrete steps in the front of our building that took months to fix. Only after I went crazy pregnant lady on them did it get fixed. (We lived in a second floor apartment and the idea of carrying a newborn up and down broken concrete steps was a bit terrifying). Also, not fixed correctly. - Our grass and landscaping were never taken care of properly, even after I sent many many emails requesting that they get someone to take care of it. My husband and I ended up doing all of the trimming and weeding ourselves, because we cared about where we lived. -A rotting second floor balcony that was never fixed properly. So a wasted balcony that I would have loved to use. All-in-all. Do not rent from this company.

Experiencia negativa: My family and I have been living in one of their properties for 3 yrs. We have had the same bathroom leak for over a yr! They sent their maintenance person out to solve but it didn't work. The ceiling fell on my son head while he was in the restroom. We reported the issue and it took them 2 days to get someone out to look at it again! They patch it up and it held for a few months..I go in the bathroom and slipped on the water!!!! I reported it and no one came out for over 5 days. They sent maintenance out again and he patched it up..Months later again..leaking again! This time they sent out a different company to replace the flooring and supposedly the leak...Here we are again!!!!!!!!!! months later and the leak is worst before the company came out to repair. My hubby fell bump his head and damn neat busted his knee. It has been a week and his knee still hurts and this is the conditions we are currently in. They sent the same company back out to review and they said it was the the toilet. It has been about 4 days and no repairs! I am filing a lawsuit today to get out of this contract and get my family to better safe living. We pay TOO MUCH RENT! I asked for a late fee to be waived and she said NO! I have NEVER had a late fee waived before...I AM FED UP! 10/26/18 UPDATE currently my kids have been without their bathroom since 10/1/18. We have 2.5 bath but only has use for 1.5. The rent is too darn high and they expect you to pay all fee BUT there is no compensation for our injuries and furniture loss. I need to find out the process to be compensated for our losses and inconvenience. My property mgr Jenny MIller left and now I have been assigned a new mgr. Hopefully, she can resolve this issue for good. 02/20/19 UPDATE FINALLY!! The leak is fixed! But..I have asked several times and no one has come out and close up the ceilings or paint..This is how it currently looks. SMH..Can't wait to get out of this lease. :(

Experiencia negativa: Terrible. We asked if we needed to get our carpets cleaned upon moving out and was told no, that they would take care of it at no cost. Then Two months after we moved out we finally got our security deposit check and they took $200 out of it for carpet cleaning and so many fees that didn't make sense. The check was also made out incorrectly so we are in the process of getting a new one three months after our lease has been up. Was also slow to get things fixed around the house and overall just cheap and rude. Do not recommend.

Experiencia negativa: Sundance bought Clifton Quarters in the middle of my house's lease and I have had non-stop problems since. All of our bills through Sundance have not been sent to us and we have been charged late fees on late fees on late fees. Our house manager is rude and incompetent and useless. She's been a horrendous cow to my roommates and I. My house never had issues with bills or anything until Shannon was put in charge of managing out house. Sundance is disorganized and horrible to work with. Never ever rent from this company they are horrible. Worst experience I've ever had with an LLC.

Experiencia negativa: Apartments in Sidney Ohio by the name Towne Center Apartments are run under Sundance Property Management LLC. I had signed a lease for one year and lived in apartment # 113 - 3F. I had run into serious skin issues leading to permanent scars on the face. It was due to extremely unhygienic conditions including an air vent that was reported nonfunctional but never attended to by the management. The management allowed a discount of $100 for the first month for not providing proper aeration but had never cared to fix once I paid the rent regularly. I have my skin problem treated by two top doctors of city including a skin specialist. I have papers from these specialists that say the problem was due to the unhygienic apartment condition.I didn't report this issues earlier as I feared management may not take away my security deposit. Now when I have vacated the unit management took out $90- from my security deposit though the inspecting manager said that they would take off $25- for oven cleaning. I am protesting the management should return my remaining money. Anyone signing a lease with this management to live in Towne Center Sidney Ohio beware of the consequences, cruel callous and hostile attitude of the management, most unhygienic condition of the units with no prophylaxis or quarantine measures.

Experiencia negativa: Lived at Sundance property for a year, they had been really bad at responding to problems. In particular, almost entire year we had mice problem which was never solved. They put a foam in all the holes which didn’t help but at the end they charged us because the foam stained the carpets. Manager was not responding to our concerns, they ended up coming up with million reasons to not give our full deposit back. Worst experience of my life.

Experiencia negativa: Absolutely horrible human beings, who do not follow their own policies but also break the law. No walk through when I moved in and the manager Regina hung up on me when I called then Margo who said she is the owner refused to come do a walk through. She told me because my child colored on the wall I will pay the consequences for that meaning the 855 dollars they are charging me in "damages". When I moved in with the old company no walk through and it was horrible no walk through moving out which is Sundance properties policy. You should be ashamed of yourselves and the company you're running. To STEAL money from people is absolutely ridiculous. They are money hungry horrible human beings. I will see you in court and good luck proving anything. Margo you know you're wrong you simply do not car3 YOU DENIED ME A WALK THROUGH AND YOU JUST TOLD ME YOU'RE A OWNER. kind of convenient you denied me a walk through then kept my 600 dollar deposit and want 255 from me. Shame on you, stay away from this company and DO NOT RENT FROM THEM STAY AWAY. Is there anything you can do Yeah give me my money that you stole from me!!!!
