Experiencia negativa: Poor communication I have been trying to get ahold of these people since they rented the house next door to us they will not return my call they took down the fence that belong homeowner and refuses to return my call
Experiencia negativa: I rented a property with my ex-husband for the year of 2025 and unfortunately do not have much positive feedback. Our apartment was staged nicely but after moving in we realized that what looked like stucco on the walls was actually drywall with water damage that was causing the walls and ceiling to fall apart in the living room AND the bathroom - after putting in a maintenance order we were told they’d come out to fix it, but, that never happened. We were also promised storage space in the basement upon moving in, but AGAIN, once we moved in that was not the story. The previous tenants had copious amounts of boxes AND furniture stored in our space in the basement and again once we put in maintenance order, they promised to have someone come and clean it out, which, SURPRISE never happened! Finally, after separating from my husband and removing myself from the lease (which they apparently never did) they then sold our building to a company called Evergreen, where they started contacting myself and my ex-husband for rent amongst other fees - MONTHS after I’d left, and after he’d moved out as well. Vinebrook SOLD MY INFORMATION to the new company who continues to try and get payments from me and my ex-husband and it’s now 2026. Very unhappy with their products and services!!!
Experiencia negativa: Originally I gave them 5 stars but took two away for them trying to evict me for a 50 late fee after I already paid rent. Outside of that no real big issues but that issues was not appropriate to me considering I had never been late my whole year in half I rented under them and they was harassing me for 50 dollars sending eviction threats talk about BS and not appreciating they tenants. Update i wouldn't rent from these people again they deserve zero stars, they switched over to another company in October and trying to evict me for one month pass rent when I've always paid my rent on time up until now. I told them I was getting help and they know this which I was affected by the government shutdown and had been communicating with them weekly. They are a predatory company that cares about money, if I were you I would rent some where else they are not worth it but I can say they customer service center people are nice and helpful outside of that dont rent be better off buying a house!

My fiancé and I moved into one of Vinebrook’s homes this past February, and the past eight months have been nothing short of a nightmare. The level of incompetence, indifference, and lack of urgency we’ve experienced has been astounding. Everything seemed fine—until June, when our AC went out. Over the course of ten days, two different Vinebrook maintenance workers tried and failed to fix it. Then they sent an HVAC contractor, who also failed. Out of frustration, I researched the issue myself and discovered the likely problem: the thermostat wasn’t reading the indoor temperature. A $30 thermostat from Home Depot solved it instantly. Vinebrook promised to reimburse us. They never did. Fast forward to this past Friday. At 6 a.m., we woke up to a strong smell of gas coming from our basement. The fire department confirmed there was no gas leak, but we were still concerned about a possible carbon monoxide issue. We called Vinebrook at 6:45 a.m. — no one came until 1 p.m. The “solution”? A maintenance worker who wrapped heat tape around the water heater and left. The issue was not fixed. The next morning, Duke Energy sent a technician who immediately found the real problem: a clogged flue. He red-tagged the water heater and turned it off because it was unsafe. When we passed this along to Vinebrook, their maintenance worker said he couldn’t fix it because he didn’t have the tools and “didn’t know any chimney sweeps in Cincinnati.” A quick Google search shows dozens of them. Now we’ve been left without hot water for several days, waiting and hoping someone might come Wednesday—maybe. It’s hard to overstate how irresponsible this is. A potential carbon monoxide leak is an urgent safety hazard, and Vinebrook’s lack of urgency is both negligent and alarming. I’ve since learned that Vinebrook is deeply in debt and was recently acquired by a Texas-based management company. Hopefully, they replace this entire maintenance operation with people who are actually trained and accountable. Could we fix these things ourselves? Probably. But we shouldn’t have to—and Vinebrook has made it clear they won’t reimburse tenants for doing their job anyway. TL;DR: Save yourself the stress and the cold showers. Stay far, far away from Vinebrook Homes.
Experiencia negativa: Been renting for like 7months they are horrible I will never dare I done lived in houses where landlords help you or work with you I been paying rent don’t bother them for shit not even a maintenance issue because my husband fixes everything I recently lost my job had to find another job before I was able to tell them the situation they mail me a eviction notice so guess what I did yes I payed my deposit else where because if u not gonna work with me give me 2 weeks pay my rent that means u don’t need my money My court paper says be at court on the 24th I will with my keys I will will find me a lawyer.i don’t care don’t rent from them at all On October 7 I receive a email asking to pay to avoid eviction notice you filed so we going to court ♀️♀️they don’t fix nothing no type of communication at all
Experiencia negativa: I would be insanely aware when dealing with this company. Half effort, unsafe living conditions, shady, money hungry, just in general does not care. My home was invaded by black mold and they just covered it up after leaving the lease because of mold. Poor sould that moves in next doesn't even know the plethora of issues.
Experiencia negativa: Just to get a viewing I could already tell their communication skills had not changed since I last rented with them years ago. My initial experience with them was terrible but being in a financial bind I reached to give them another chance. I finally was able to view one of the properties and it smelt AWFUL. So bad that the property manager was appalled as if he had never been inside before. Less than a few minutes into the viewing I open a cabinet and low and behold roaches scattered. RUN FOR YOUR LIFE DO NOT RENT FROM THEM

Experiencia negativa: Worst rental company in Cincinnati! If they buy a house next to yours you might as well move! They have no control of their tenants! I have had to deal with vicious dogs including a 100lb German shepherd that’s just tied up outside from 7am until 10pm! I have been bitten multiple times by the small dogs the just run free. Vinebrooks answer is without a police report they don’t care! Well now I’m contacting a lawyer and locating their insurance company to inform them of the vicious dogs. They want to play, game on!

Now it's 2025 trying to apply for another property won't even accept my license but accepted my face recognition. Was about to call to find out why and something said check the reviews. Experiencia negativa: Absolute worst agency to ever rent through. Nothing but slumlords who charge ridiculous amounts for homes they refuse to fix. They charge you after you move out for the things they don't fix as well. Stay far away from any "home" they own!

Experiencia negativa: The property has so many issues they just glazed over when showing us the property. We had dead mice in the washer, holes in the wall in the kitchen hidden by stove and if i looked under kitchen sink, I could see the foundation thru the hole. If you wanna rent thru them, be sure to double check literally everything. I'm sure many of their properties would fail building code inspection, including the one I'm currently in. The AC breaking and them taking over 4 days to respond to it is ridiculous and the last straw. We are being charged over $1700 dollars and the fake wood flooring Isn't even glued to the ground. This company should be reported because I know as soon as we move out, the price for the rent will go back down. The predatory practice of raising rent $200 every year is outrageous.

Experiencia negativa: If I could give zero star I would I called last month to set a date for viewing a home just to get there and no one shows up I proceeded to call customer service cause they have no direct number to their leasing agents which is so frustrating customer service told me never go to a property without a confirmation email I advised them I received a email after I set the appointment he tells me a separate email should come from the leasing agent to confirm this would have been nice to know from the start I currently have 3 scheduled showings to view different places I setup last month and have not received confirmations for any of the viewings I honestly don’t know how properties get leased through Vinebrook when the leasing agents don’t even reach back out to the customers I wasted my time and gas and will never rent with Vinebrook my advise read the reviews I didn’t want to believe it but I had the same experience myself today and it’s true run from this place

Experiencia negativa: Scheduled a walkthrough of the property 7 days before applying. Not only was I wrongly denied of renting the property but after requesting why I was denied several times from Shelley Bowes she never emailed me back. I called several times to their customer support team and they seem to never have the answers for ANYTHING! Shelley also Falsely claimed management would fix the window and trim the weeds/ over grow in the back yard. The windows are falling off the walls with a slight touch. I would be very careful dealing with this management company. I have seen a lot of bad reviews and now I understand why. Save yourself the stress and go with a good realty company. Seems like these people are a bunch of scammers hungry for a paycheck.

Experiencia negativa: Do not rent from this company they are awful. They make it easy to move in but hard to move out. It's winter and my heating system still doesn't work correctly. They have sent out multiple people and still experiencing the same issue. 2 they are quick to evict you if you are 10 days past due of rent they charge way to Much for rent and the property is not even being managed correctly. Terrible company very unprofessional to much money your rent will go up every year. Plus if you decide to pay month to month be prepared to pay more than the house is actually worth. Not worth it do not rent from this company. Update: I finally moved out of that terrible house, and no longer being managed by the slumlord management company vinebrook homes. These reviews are not lying when they say sewage pipes walls damn near any house vinebrook manages are kept up so poorly. It wouldnt even let a family of dogs live in these houses. Good bye Vinebrook.

I have been trying to have someone contact me for a few days and only get the answering service to leave a message. I have left a couple voicemail messages and still no response. Just need some answers from a live person!!

Experiencia negativa: We currently renting from them my girlfriend and her roommates over a year. She’s handicap not good condition in and out of hospital. Rent dose get paid. Her SSI caseworker said floors were unsafe to walk on if they wouldn’t replace. SSI would pay for someone to come in and fix them. Since then nothing but harassment since. They did not put anything lease in. Moved us to month by month. Now trying to evict us with out any reason. I had to contact. A group that protects handicapped rights. To get this put to a stop. There’s no reasonable places to rent Clermont County we can even afford. Let alone house falling apart leaks everywhere. Things breaking down. But they don’t seem to care. I advise anyone looking. Avoid like the plague. This isn’t a good company. They won’t work with you at all

Experiencia negativa: Worst company on Earth. Do not rent from these people. Edit: Their response to this review is to have me email their customer service team to "better understand the issue". I've been emailing and calling the customer service team for the last 3 months about this issue, and every time they tell me the problem is resolved, but it never actually is. If it's not fixed by now, I don't believe it ever will be fixed. They had 3 months to fix the issue, assurrd me that it was fixed, but it still isn't. They accepted my notice to terminate my lease and move out at the lease end date, and then charged me month-to-month rent for after my lease is over even though I told them via certified letter that I would be out by the lease termination date, then told me not to pay that party of the rent, then decided to evict me via notice to leave for not paying the rent they told me not to pay. I have the emails to prove all of this. Please avoid this company at all cost!

Experiencia negativa: I currently rent from them and it was one of the biggest mistakes I’ve made. There communication is terrible. They do not communicate with each other or there attorneys. I do not recommend them. I have never experienced such a bad rental company. They have messed my credit up.

Ones you pay for your application they will never call you, they will give you the run around into your application is expired. They don’t respond to emails or nothing. Experiencia negativa: If I could leave 0 stars I would. We were trying to find a rental property in Cincinnati and had been in communication with Alexis G. It was already hard to get ahold of her but we were really looking for a place, so we kept trying. We only had weekend availability or late weekday evenings to look at rentals and were told they were closed but she got permission to pick up a weekend shift to show us properties. We were supposed to meet at 10 am on a Saturday and we were 10 minutes behind, and I had messaged her 2 hours prior letting her know this. She never responded, even to say we would need to reschedule. We drove two hours to see 1 of the 4 properties we had said we wanted to look at, and waited there for 40 minutes before leaving. I texted numerous times and called her multiple times as well. I have yet to hear back weeks later. Even if we had received a call or text explaining that something came up and the showing needed to be canceled, we would’ve completely understood but we were completely ghosted. We have heard horrendous reviews and stories about this company but decided to give them a chance because not everyone’s experience would be the same or so we thought. That was a mistake, that we won’t make again.

Experiencia negativa: VineBrook Homes Cincinnati is a joke I have been without gas stove heat and hot water I called Friday and then I gave it some time because it was the weekend Monday rolled around. Haven’t heard anything then I called Tuesday. Come to find out from Friday when I called. There was not even a request for maintenance until Tuesday. When I called that is ridiculous. They came out they did the job then I had to call Duke Energy to come out to turn the gas on. Come to find out, the guy did not properly do his job so the gas could not be turned back on so then I called Vine Brook Homes back like three or four times I didn’t put in another request because the request from the previous was open so we were going off of that and adding new information to that come to find out Vine Brook Homes is stupid because they closed my request they want you to pay your rent and not be late. You’ll get a late fee, but they’re sure slow on their maintenance and coming to fix things. I would not recommend this Vine Brook Homes to anybody at least around the Kentucky area. I can’t speak for the others. I would take your money and go somewhere else. This is all bad from the answering service. You don’t even get a hold of a landlord or a supervisor or nobody, and Maintenance run.

When I tell you I found this company during a search for a larger home and needed to do it fast I found the perfect fit for us and decided to give it a try after so many other homes not matching our search. It’s tough out here to find a home that not only is affordable, but one that feels like one as soon as you walk through the door. Not only that!! I not to long ago had the courage to leave a long time toxic relationship. It’s been a struggle trying to adjust to raising my family on my own, mistakes were made financially, and although I’m in a better space sometimes those things have gotten in the way of my progress. BUT Ms. Destiny!!! Not only responded right away when I hit that apply button and called to set up a viewing, the day we met her… Her bright energy, welcoming smile, her ability to help us see the home as ours, the understanding of the neighborhood and our soon to be neighbors, her professionalism and her instant connection when my partner started singing John Travoltas “I got chills down my spine” with excitement as we toured the home. Lol she said “We’re gonna get you in this house as we pulled off, and not one hiccup from my past got in her way, knowing my story I never once felt judged by her. Her willingness to work later hours to get our information updated in the system for review and approval. Her prompt responses when I checked in toooooo much and her understanding of my desperation to get this house. She stood by us every step of the way AND KEPT HER WORD while respecting her companies requirements/values and being transparent with us along the way! Destiny thank you so much from the bottom of my heart for making this new beginning a smooth one!!! And to the Vinebrook managers that believed in her enough to believe in me!!! God bless you all!!! Experiencia negativa: It has been a total nightmare living under this management company. They took over management of my place from Conrex Property Management back in 03-15-2021. And that time I still had 5 months left under Conrex I received a damaged envelope with paper work for me to fill out whoever from vinebrook dropped it off on the side of the house and it was raining only way I found it I went on side of house to clean up blowing trash from neighbors. Only information was legible in the packet was the contact Jessica Kruse email. Sent several emails to her about needing to look at information regarding them taking over my lease. They will force you to agree to the rate they have assigned for the unit. I refused to sign a different lease till my lease was full filled under the rate of Conrex. Finally heard from them 2 or 3 weeks later looking for rent. I told them I wanted something in writing saying that I can full fill my rate under Conrex. Lease was up in August 2021. I signed from September 1 2021 to January 8 2022 they increased my rent by 75 dollars. When lease was up in January they send you docu sign documents with a rate for you to renew but don't let you see the month to month rate. I had to call and leave messages about needing to know what the month to month rate was. Received a nasty email about the rate. They don't full fill the contracts they have you sign. I told them they need to re do the lease because the month to month rate should have been 150 more on top of what you agree to pay. They increased my month to month rate by 400 dollars by what was on the lease. They take advantage of tentants and are not willing to help if you get in a bind with paying rent and other bills. Refuse to let tenants go on payment plans with their utilities. I called several times about the section in the lease. I wish my unit I rent stayed under conrex they are way better management than vinebrook anyday for customer service and maintenance. I will be glad when I find a new place it's coming soon thank you Jesus. If it wasn't for Covid I would have been gone. Would not have even signed the first lease under Vinebrook. Additional complaint that needs to be added to original review. These people are extremely the worse I did what the supposed owner requested me to do was to contact them via email at the address that was left on the website in response to my review. Still have not done anything to make this situation better actually it has gotten worse. Contacted these people to advise of a financial hardship, and I would be having assistance with rental payments was told. Have a voicemail from someone in the company saying I would not receive a letter to vacate due to notification of approval for rental assistance. They still put a notice on the door and basically gave me 3 days to pay the rent or they would file for eviction. Rental assistance included rent for May along with the late fees. I have an email from the AR department said I could have my money returned once they receive payment. Called and emailed them about needing my funds back. I'm not on lease I am month to month and these people refuse to return my 1920 for May and they are holding my deposit of 1200 plus the 1920. These people are the worse they are scam artist trying to take advantage of people. They rail road people into paying money they can't afford to pay and they careless about there residents. I will be contacting my lawyer and also making a complaint with the better business bureau about there practices. They wonder why people end up filing lawsuit against them for the practices they do. If I am approached about joining into a lawsuit against them I will definitely participate in the lawsuit against them. They need to stop lying about where the corporate office is located. I did additional search and found that the corporate office is not in Ohio it is located in Texas so the offices locally are just a front to cover up the scam they are running to take advantage of people. If I could rate these people less than 1 I would. I hate these people.

I've been in my home for almost 5 years and it's falling apart. They never fixed the upstairs ceiling. The wall in my sons room is splitting open in multiple spots. The downstairs ceiling leaks. I'm sure there's damage to the roof. There's other damages that I don't have time to list. This house needs extensive work but want they're raising my rent by $200. Please make it make sense. I've paid my rent on time faithfully and deserve a better quality home for the amount I'm paying.

Toilet and tub are backing up on the bathroom floor. This will be the third service request for this issue. Sincerely aggravated. No shower, no laundry, no dishes, and you have to wait at least a day in between flushing the toilet. When the guy came out to try he left a big mess and pulled down my landscaping trim. I cannot wait to get out of this place.

Our ceiling is coming detached from walls and kitchen counter is falling down. When they come out to “fix” things, it’s literally them putting a band aid on the issue until something else happens. Over the summer we had our AC go out THREE different times and each time they “fixed” it, it was a band aid hints the reason it kept messing up. We’ll see how it goes this summer. Won’t be surprised to have the same issue. Now this winter, one of the coldest winters we’ve had in a long time, our electric isn’t working which in turn means we have no heat… no power to our fridge. our deep freezer. no way to cook. no way to even watch tv or be in our house. Mind you I have children. These conditions are not okay. & let’s not get into the spots I’ve found black mold… the creaking steps that sound like they’re going to fall apart when you step on them. or the shed in the back that is falling apart. This company is buying up every house on the market and giving a dollar tree renovation to them and then charging target prices for rent. it’s absurd. Oh and if you rent through them already but find another property within the company that you are interested in, you have to pay app fee, a $300 transfer fee and of course security deposit and first months rent. why make it harder on your current renters than brand new ones? My goal for this year is to save a bit of money and get the hell out of this lease with this terrible and inhumane company. DO NOT RENT FROM THEM IF YOU CAN AVOID IT!!!!

Experiencia negativa: Run far in the opposite direction if you see a Vinebrook home. I asked repeatedly if the water service was turned on before I moved in (because Vinebrook has all the water bills in their name) and was told yes over and over again, only to arrive at my new house with no water service, and no way to contact the local office, just a call center telling me how sorry they were. Sorry isn’t a substitute for sanitation; we moved on a Monday and I harassed Vinebrook all week until they finally paid the outstanding balance they had left on my home and had water service reinstated on Friday. They didn’t even know what water company their property used, so while they had reached out to the wrong utility company, I had to make calls to the correct utility company to get the details of the balance to forward to Vinebrook to avoid further delay. I think they gave me a $200 credit for this “inconvenience” of not having water for a week. This incident was upon move-in. For two years, I continued to have problems with them double-charging me for my water service, and once they even FORGOT to pay the water bill they had already charged me for, resulting in my water being shut off for another several days with no recourse but to call the call center and inform them THEY forgot to pay the bill. If I hadn’t done all of my own administrative work while I was a tenant, I would have lost hundreds of dollars in clerical errors. This company is only interested in making a profit off of you, not providing you with a safe home. They should be ashamed of the conditions they make people live in, and how they are price gouging the Cincinnati market.

Experiencia negativa: Have attempted multiple times to view homes with this company unsuccessfully. After finally connecting was informed that there would be a fee monthly for a damage waiver on top of the security deposit. When I asked for clarification regarding this as the security deposit is usually held until the end of the rental for possible damages. The agent was unable to further explain and became unpleasant stating this was the policy if I wanted to rent from them. I have decided to not rent from this company. Hopefully owners will see this and take it in to consideration as the company has several rentals available with longer than average time to rent. I am a single individual with no pets, make well over 3 times the rent, no criminal record, no evictions and always leave my rentals in the same condition I found them in. With the type of customer service displayed by this company it is amazing anyone rents with them but it does explain their low google review rankings

They get their rent and still find sick ways to harass you. I am in the process of moving out because I refuse to deal. Their homes are falsely advertised and unfinished. Experiencia negativa: Extremely frustrating to work with. I had a question about our water bill that went unanswered for several months because every time you call or email them, the person at the call center takes down your information and they never get back with you. I had to call them 6 times over 4 months to finally get ahold of someone who knew what was going on. Additionally, every time you put in a maintenance request they just show up at your house unannounced and wonder why no one is home at 9AM on a Thursday... I'm not totally comfortable with a stranger being in my house without me there. It would be nice if they could set up a time that works for both parties. I have an issue with my basement flooding every time it rains, they "fixed" it once by sending out a "professional" who put down some silicone and left his trash in my front yard. The next time it rained I had the same flood in the same place... This issue is still ongoing so we'll wait and see what happens this time, hopefully no more silicone. I love our house and our neighborhood but from reading these reviews it seems like this is an exception to the norm. I couldn't recommend them to anyone in good faith; and it comes as no surprise they're being sued by the city for letting their properties fall into disrepair.

Experiencia negativa: Been without ac now for three days. Put an order in Saturday 7/27 of which they said it was urgent! Have been trying and trying to call them to get someone out here while my partner and I are off and get no response. Then they have the nerve to send an email about a heat advisory. This is the worst response time I've ever dealt with in any apartment or rental in this situation. I wish I could own there home and let them sit in the heat at 88° or 90° inside for this amount of time and see how they like it after working in the heat all day for work. This is so unbearable and ridiculous. I can not believe how they treat there tenants. This is just one incident. I have plenty of stuff wrong with my place that I've told them on and they still haven't made an effort to fix in over a year. I would give them a no star but 1 was as low as it would allow!

Ms Hill took time to address many concerns I had during my time renting.. many of these concerns were outside of her daily duties however she was helpful and did it anyways with a positive attitude.. and always took time to keep me informed.. it meant alot to me to know people like this exist to help others even when they may not otherwise had too.. i just wanted to personally thank her for all she has done to expedite concerns and foster good communication in my time as a renter.. Experiencia negativa: I’ve been with with this company for now 2 years and they started off ok, but now I’m seeing everything ppl complain about my biggest issue is, they keep doubling charging me for the water bill. I’ll get an email stating how much I owe then when I go to pay it there is a secondary charge on there. It takes them forever to fix the problem or even get back with you about the problem and then when they do, they claim oh you missed a bill. It’s impossible for you to miss a bill. The bill is on their website. You have to pay what they have posted you can’t even make a half payment if you don’t pay that amount it then run right into your monthly rent so there’s no way for you to miss a bill, this is the second time this has happened and at this point it’s time for me to make my exist rent is to expensive I don’t have the time or the money to give these Cheap overpriced companies anything extra! If you made a mistake fine correct it and move on! The fact that I have to go through all these extremes calling leaving voicemail, and emails to continue to be overlooked makes me infuriated!! FIX THE PROBLEM!

Experiencia negativa: My boyfriend and I have lived in Vinebrooks home for not even two months and I can already say that this was the worst decision I have ever made. They do not care about their tenants; just about the money they can scrape out of your pockets. We were left without hot water for over a week and now haven’t have air conditioning for over a week. They send someone to “come take a look” who literally won’t do a single thing helpful but shake their head and say “I’ll contact the office and come back tomorrow.” They lie straight to your face because they never come back. And don’t think about submitting a duplicate maintenance request or you’ll get charged $75. It’s ridiculous and if they do come and “fix it” I PROMISE you it will be a BANDAID fix. Look at the other reviews. They do the bare minimum every single time. The bar gets lower and lower. If you are trying to find a last resort option and need to call the emergency request line, be prepared to not even get your call answered. And lastly, do NOTTTTTTTTT rent a house on Muddy Creek Rd. We were not warned ahead of time this is a flood plain and is notorious for sewage backups. Your basement will flood with sewage and you’ll have to live in inhospitable conditions and the mental anguish is not worth it. Vinebrook is a money hungry corporation with no ethical guidelines and very poor conduct. Please if you’re reading this, do not rent with Vinebrook. Learn from my mistake. Biggest regret of my entire life. My backyard is a pond. We have ducks and geese who are more at home at my house than I am. 6-4-24 update: We still do not have air conditioning. Vinebrook sent out a HVAC guy they contracted and he immediately confirmed the furnace is 100% shot (fuses blown, circuit shot) because our basement flooded with sewage and the water rose higher than the consumer sticker (meaning repairs are impossible due to it being submerged in water high enough to reach the sticker). I told vinebrook this countless times and now it’s finally been confirmed and still no contact about when it will be replaced. Horrible company that doesn’t care about it tenants.

Experiencia negativa: Would give 0 stars if I could. I have been a resident since 2019. Can't get a work order processed to save my life. On the rare occasion they have came out to service it is always done so poorly that I would rather hire my 9 year old. Every year or two we are told "there's new management and all new people" but it's always the same from them, which is nothing. If you are looking to live somewhere where they will never service the property or bother you this is the company for you. If you have pride in where you live and try to take care of your belongings and property I would kindly suggest looking elsewhere. The wife spoke with a manager by the name "Chris" who assured us if we put in work orders they would be dealt with before we resigned our lease this month. What that entailed was maintenance showing up unannounced after failing to follow up with me about my service requests. They left a 24 hr notice yesterday with the intent to come back this morning. I have had my kitchen empty and my pets away all day and haven't received so much as an email or phone call follow up despite me spending 4+ hours calling and getting bounced around playing phone tag. Upon viewing the notes left on my maintenance requests they appear to be attempting to appease my kitchen situation by replacing the bottom board when my entire cabinets need replaced. This cabinet system is so disgusting from them not only roller painting the insides but poorly spray painted them as well. Have been missing nearly all the shelves since before we moved in and can't even use the bottom cabinets under the sink due to it falling out and some giant pipe that isn't connected to anything but runs outside my house. It's disgusting what this company seems "liveable" and I'm sure the health dept/BBB would say otherwise. Have maintenance here now "completing" the kitchen work order. All they did was replace one board underneath the sink which was honestly the least of my concern when the cabinets and drawers are so destroyed and disgusting. He also agreed to cut out and cap that pipe pictured so I will have more shelf room. Will more than likely be submitting another work order for the cabinets.waiting for Chris to contact my wife. Will update again as needed. ********5/30/24 update************************** After having a tech come out earlier in the month and just slap some caulk over the existing and call it a wrap this morning we got another tech out to remove all the old caulk and redo it. It looks fantastic compared to the old and he even added a splash guard to keep it from running out. I wish I would've asked for his name but he has been the best person we've dealt with this far. He also was able to talk to the supervisor and informed us that they would be able to replace the cabinets for us after all. Wasn't provided an estimate of when but he wouldn't have known any of that information anyways he just informed us it would be another company that would come and install them when the replacement was made. Today honestly was the best experience we have had with any of the vinebrook employees and I wish I would have asked for his name so that I could document it in my review so if he came to do your repair you would know you were in good hands. Will post an update whenever they complete the rest of the cabinets work order. *****************6/3/24 update******************* Well that was nice while it lasted the whole company is a joke now they're telling me that they aren't replacing the cabinets. Communication between your employees as well as tenants needs to improve drastically because this is unacceptable. I don't understand how Rob is head of the maintenance department when he's so back and forth on everything and is relying solely on the opinion of employees I was told we're being repremanded over these jokes of "repairs" they've done

Experiencia negativa: May 31st Update: Still haven't called me about the property! This company lives up to all of the bad reviews. Beware!!! Called today to schedule a showing and inquire as to when the home labeled coming soon was available. Their answering service is extremely rude. Jade literally said “aren’t you paying attention.” Complained to supervisor who didn’t care either that Jade was rude. I highly doubt I even get a call back about the house I inquired about. Honestly, I am not sure I would give them my money because if that is who they have as the first point of contact I can’t imagine trying to get maintenance if needed.

Experiencia negativa: I lived there for a year and that was all they were going to get from me. This company is the worst. They are predators, an prey on people who want a home. They buy up all this property, will not fix anything, won't return any calls, customer service is trash . I lived in a house the plumbing was awful. The toilet backed up every month. I got sick with frequent sinus infections due to mold in the home. I put my notice in and they locked me out of the portal so I couldn't pay my last month rent, I had to send a money order in, it arrived a day late and they wanted to charge me an extra month rent because it was "late'". I was fine paying a late fee but not a whole nother month rent when I was already moved out of the house. They rejected my last payment, tried to put an eviction out on me when I had already moved out. I never received my deposit. Now I have a balance due from Vinebrook, which I do not intend on paying. They are a horrible horrible company. I wish ohio would restrict them from buying anymore housing.

Grass is sky high and the city has been there several times with notification on the door and they just ignore it! If I had to rent a house or any property from this company, I'd rather live in a shed then give my money to them!! Experiencia negativa: Been with vinebrook for 6 months and last week we had a maintenance man come in and do some of the worst work I have ever seen to a bathroom vanity. The top doesn’t fit, my old pipes were ripped out and a piece was discarded in my son’s bath toys. Once it was replaced the drawers wouldn’t fit back into it, he left with the sink leaking profusely and a bucket to pick up the access. As he was leaving I noticed the top was wobbly, and I asked him about this, to which he reply’s “just let the caulk set,” only to realize the caulk isn’t touching anything at all. I call and get no help from anyone. And whatever bot they have on here saying they strive for excellence is a joke. Don’t waste your money on an expensive property that they don’t care about.

Experiencia negativa: The rent is to expensive for what they offer, you have to pay water bill through them without a way to see you water bill, every since the process changed my bill is an extra $25+ a month. As for assistance with a bigger place and was received with you have to do new deposit after you finish your current lease which made no sense because now I have a new lease I have to finish. In 4 years rent has increased almost $250. They have only done 2 repairs. Why is this increasing so much. I’m truly trying not to sign another lease this time next year.
Experiencia positiva: My experience with Vinebrook Has been great overall. I've had to request maintenance to the home on a few occasions and it's normally not to long before someone comes out. The house I rent is older and not in perfect shape. You can see where the had to rig something up to make it livable. However that patch work is in the basement and it's so bad. Most homes in cincinnati are older homes. I'm sure this is true for alot of them. I've only been late on my rent a couple times in the 3 years I've been renting from them. (Thank god) So I have no idea how forgiving they are if your more then a day or two late. I would rent from them again. I plan on continuing my lease the next couple years.

For the last 5 years no one has raked the leaves, so all of their leaves end up in my yard. I am in my 70s and basically doing all of their yard work. More than that, they rented to the clampets, these people use to burn a piece of furniture every week in the back yard! More than that, 3 to 4 animals were left in the house without food or water for months until I called the police! The house was stinking so bad! I would give them 0" score if it was on the rating!

Experiencia negativa: Leaving another review since my last one was looked over just like the constant emails and calls I’ve put in. This company is terrible at communicating and addressing the problem! 1 - Money hungry! Have tried for the last two years to get on an active lease, they purposely ignore you to make you do the month to month lease! Which 150 more dollars on top of your rent. 2 - Maintenance. They always take the cheap skate route to fix things instead of doing it once the correct way! We have a plumbing back up issue for going on a year and a half now. Literally human waste on our basement floor. They come in and “drain the pipes” and in two weeks we are dealing with the same issue. Have received no compensation, communication anything on the issue. 3- Utilities - they send you emails saying utilities should be under their name. Then they’ll send another email saying you’re delinquent on your payments with an invoice after not applying it in the rent for months. This is getting out of hand and looking into the legal way of either holding rent until this is fixed or a law suit. This is my last time trying to reach out to someone to have a civil conversation and resolve these issues! Next step will be the legal way.

I had no other choice to sign another year lease due to financial issues, or I would have ran A LONG TIME AGO. I have a laundry list of terrible experiences I have had through the years, but my main concern right now, is how shady they are with my utility bill. I paid my city for utilities until they randomly took over my bill. They OVERCHARGED ME $500+ for my bill, after months, MONTHS, of emailing and calling, they realized it and said oops, we will give you a credit. Guess what? It happened again. They are overcharging me by $200+. I emailed them, no response. Surprise, surprise. I WANT ANSWERS VINEBROOK. MAKE IT MAKE SENSE TO ME!!! I'VE FILED A COMPLAINT WITH THE PROSECUTORS OFFICE. Maybe you can explain it to them.

Not to mention other issues. Trash cans left on the street. I called the company a month or so ago…. No action was taken. It’s really sad when you try to make your home nice, getting the yard landscaped and flowers, plants etc. put in, only to have a HORRIBLE neighbor not take ANY pride in the community around us. Experiencia positiva: I am in my 50's and I have been renting for years now and I am used to the old school way of renting. This new way was so foreign to me, I am shocked I figured it out. Lexi was amazing, she helped me right away and explained everything I needed to know about the process and the portal and maintenance for the property I was applying for. I was 3 weeks from being homeless and when I was approved, it felt like a massive weight was lifted off my shoulders. Now, like I said, I am new, so everything else remains to be seen, but I am hopeful for the future and at the very least the next year.

I moved in paying 800 a month for a house now I am paying over 1600 for an old house due to fees! It's not worth it! You can’t get in touch with nobody if you have problems with your rent or charges.Tenants are customers without us there will be no Vinebrook so why do we have too get treated bad. It would be nice to be able to pick up a phone and talk to someone. Tenants have the right to know who is the property manager but with Vinebrook you don't know anything. And if and when you finally speak to someone they won’t tell you anything. Tenant rights are being violated . Vinebrook sucks.

Experiencia negativa: Unfortunately, Vinebrook Homes is just a glorified version of a slum lord. I had loved ones who rented a home from them for $1600 a month. Highway robbery. They threw some paint on the walls covering dried up boogers, placed cheap flooring down over dilapidated floors, the electric cut in and out (I would bet that they were not up to code) as well as there was water leaking behind the wall structure in a broom closet, which started exposing black mold. The neighborhood, the poor upkeep on the home, the minimal response from the company with regards to repairs that were needed, the scare tactics that are used, etc, DO NOT GO TO VINEBROOK FOR ANY HOME RENTALS. Period!

When asked about the bill they're telling me it's cause a payment missed but I have all receipts I have requested vinebrook to provide payment history to the water company on my account so I can verify or compare my payment history to there's and I have yet to receive a response after requesting it 3 times now

Experiencia negativa: Only giving Vinebrook a one star bc I have to choose a star to make a comment. I have been with Vinebrook for 3 1/2 years the management and maintenance is completely useless. I have contacted them on serval occasions with issues within the home and had no one come to fix any issues. One being my heat went Out one winter and to mention I have 5 kids. Vinebrook did not respond to me until over a week later after I had already paid a company to come fix the furnace. Vinebrook has never refunded me my money. Now I’m having a huge leak in the house Carpet is soaked. Wall where the washer goes had a piece of wood screwed in covering a hole which I removed today and behind the wall is nothing but black mold. I have called the health department they were here within 30 mins and I have yet to hear from Vinebrook. STAY AWAY FROM THIS COMPANY THEY ARE BY FAR THR WORST!!!!!

The agents at customer service don't have information on applications they give you the same number to call them that you originally called. This is just a FYI. If you put in a application and the primary is denied, they don't look at the secondary applicant. I know this because my secondary had great credit and good money and rent grow, who is the company that bases your decision for the place does not look. At theirs or send a email. They don't go by rental history. It's all credit. I have no evictions or bad rent history so I just don't want people to lose their money. I always review big places. Experiencia negativa: I had to give 1 star to be able to write this review. We have a backup in our basement going on 3 days now and no one has been out. We are literally vomiting from the stinch throughout the house. A maintenance request was submitted on Thursday it is now Saturday 9pm. We will be contacting City Monday morning.

Experiencia negativa: I have not had success in viewing a property. I have made several attempts to view 4 properties. The local contact did not answer and had a full voicemail box, so we could not leave a message to get in contact. Then, the call center had to be called multiple times to schedule property showings. I got a generic confirmation email of the showings. But when I arrived to see the property, no one from Vinebrook showed up. I called the local contact, but again no answer. The call center said the showing was not confirmed and the next available was not for another week. If this is how Vinebrook treats a prospective tenant, how much attention do they actually pay their current ones?

Experiencia negativa: Vinebrook you have poor service across the board. My daughters bathroom is leaking into her bedroom we are now going on two days without a notice from maintenance on when it will be fixed. She has a 3 year old with asthma as well as herself. Looks like rent in escrow and call to the health dept it is. SHAME ON YOU!
Experiencia negativa: They make slumlords look good, every maintenance request took forever to be addressed and items were repaired with duct tape in one case, some nails in another when these items should and still need to be replaced, raw sewage backed up in our basement twice so far the second plumber used my hose then took it, I have things wedged under the back deck to keep it from collapsing, there is no subfloor in the basement you can see the hardwood floor strips, the list goes on and on. All I can say is be prepared to fix it yourself bc Vinebrook will do as little as possible and be prepared to wait 3-4 weeks for a response.

Experiencia negativa: Hello, Im Corey a single father of 4, and two that lives with me. On March 29th 2023 this day my ceiling caved in. In the pictures that I'll be sharing with you are some of the damages, and we think in could be Asbestos. This happened in my Livingroom, where my newborn son and family were all dwelling when it happened. After the incident, I immediately contacted my Landlord Vinebrook, and I've spoken with them several times. Its now a month later, and still nothing has been done about it. I have a huge open whole in my ceiling and as I've stated before, I believe it is Asbestos. Since we had to throw away damaged furniture and other items due to this incident. We don't utilize the living room where is all took please, but I am extremely concerned for our respiratory health as this chemical does travel.

Experiencia negativa: There is horrible communication between the staff there. I have been fighting with “customer service” just to pick up the phone and address the issues I’ve been having about applying to these homes. I was in love with one home, called to confirm it’s availability which they confirmed it was available, applied in 10 minutes and literally 30 minutes after it was sent and we paid $30 each to apply… the house was taken off the market!!! So I called to get my application moved to another property which I did as soon as they opened and haven’t received anything back on the application except we needed to resubmit forms that we had already submitted!! They also liked to add if I did not resubmit before the end of the “business day” my application would be canceled all together. So I asked about the forms NO ANSWER all day long. It’s been since 8am I’ve been calling and calling to see if I can reach ANYBODY but the 24 hour representatives (which only one or two were sweet and helpful). Plus the second house we were interested in all day today that we have been fighting to get before our application “expires” had ALSO been taken off the market by 2pm!! So I wasted 8 hours of my time and $60 for nothing!! And they won’t answer about a refund. It’s a shame, some of these properties are absolutely gorgeous and vintage which is hard to find for good prices. Seems to me they don’t care to take care of the houses or tenants by the reviews I’ve been seeing so I’m glad I dodged the bullet. All of this for $$$ and these beautiful homes just go to waste. Totally would of liked to of gotten a CHANCE at least to even get approved but not under this management. Good luck to anyone wanting to apply. I’d be surprised if management even commented on this post trying to resolve this, that’d be a miracle.

Experiencia negativa: So hear me out. I’m sure you’ve read all the reviews prior to this one and yes, they’re all accurate. I understand we get put in predicament and have to move quickly sometimes but I beg of you, please don’t give this company a dollar of your hard owned money. This is the worst company on this side of the earth. If you’re considering it, DONT. They are rude, inconsiderate, noncompliant, charges for everything but your soul. The properties are lowed maintenance, half completed, lack of a great living experience. If you’re mailed check arrives a day late for rent “due to transit” they tack on a fee, if you’re not present when maintenance arrives “and that’s a rare thing” it’s a $75 fee and which maintenance should have a key to the property to start with. There is mold in my home and do you think they thought to make this a priority considering it’s a health concern, no, not at all. And vinebrook please don’t respond to this message with your watered down automated response. I can’t wait to someone takes you all to court and get the whole company shut down because it’s definitely unacceptable.

Experiencia negativa: Good luck trying to get someone helpful on the phone. And after we moved it we realized how horrible their paint job was, plus any repairs they had done before we moved in we’re not done correctly. Both of our front door locks were messed up, one of them couldn’t even lock from the outside. One of our bedroom doors had the hinges painted over so it wouldn’t close all the way, we accidentally pushed too hard on it and the hinges snapped. I’m sure we will be charged for that as well. Overall we feel our experience there could have been much improved.
