I went through every homeowner's worst nightmare with a terrible tenant (ended up costing me $8,000+ in damages/lost rent) and an awful property management company who didn't care. Customer support is awesome (even the AI Robot - kudos) and I know things will run smoothly. I hop on once or twice a month to record invoices and that's it. I have had a few minor hiccups with finding out how to do certain things that I do believe processes could be streamlined for. One example is adding a bank account, and once you add a bank account you then have to go elsewhere to assign it to the specific property. I believe this could be easier and part of adding the bank account to your Innago account. Otherwise, my tenant (62) is finding it easy to use from application to rent payment and I am very happy with it.

Experiencia fantástica: As a smaller landlord, Innago's free software has addressed all the issues I had with previous property management software such as Zillow Rental Manager and Stessa. Easy to use, flexible and packed with more features than I probably need. Biggest positive is ACH rent payments to my already established bank accounts. No need for third party banks and after the initial transaction, subsequent payments clear in one day. After a trial run with Innago on just one property, I will be moving all my properties over to this platform.

I like that I am able to track my utility expenses within Innago, and it's nice to have the option to attach PDFs to my expenses to track receipts in one place. This will make my rental income/expenses much easier to track and will come in handy for taxes. I appreciated the lease templates to get started, but being able to upload my own lease PDFs after a few tweaks has also been very helpful. I used Innago for my rental applications and lease process, and it was easy to share the links with prospective tenants. It made it easy to request background and credit checks for prospective tenants in one place. I look forward to continuing to use Innago for my DIY property management in the future. The webinars provided by Innago are also very helpful for getting started and learning how to continue to make the most of Innago for my circumstances. I think that parts of the online portal and app are not as aesthetically appealing as some of the other platforms that I considered, but the variety of features and ease of use make it well worth it to continue to use Innago, especially since it was free to use. I would love to see more options for recording rent payment in the future, like options for Venmo or Paypal instead of just cash or check. Innago creates a very DIY-friendly platform for a landlord who is just getting started, but I think it has the potential to continue to grow with me as I start to expand to other properties and more tenants in the future just as easily.

Innago seemed to be the overall best option and I have been very happy with it so far. I love that it has everything fully integrated, from the home listing (which automatically syndicates to platforms like Zillow) to renter applications and income verifications, to rental contract templates, all the way to collecting rent via the platform. And you can’t beat the price—free. The only suggestion for improvement I have is I wish there was a little bit more flexibility in uploading/reordering photos on my rental listing, but that’s really it.

I was looking for a solution that was complete - connecting me and the tenants from initial application all the way through collection of rents and to maintenance requests. This app does everything without nickling and diming me like the others. Where there are costs (like tenant payments and background checks) the app allows me to choose (property by property) whether I want to pay or to charge the tenant. It even allows tenants to use their credit card to pay for their rent. It is truly a fantastic, comprehensive program for rental property management and even interface with quickbooks!

Experiencia fantástica: For me, the most helpful thing about Innago is their option for online rent payment. We’ve been trying to transfer as many of our tenants to paying online as possible, and Innago provides a good service - basically for free! They offer a few really key options for rent collection, too, like the ability to edit rent for pro-rated amounts, charge late fees automatically, and allow the landlord to select if they would like their tenant to pay the transaction fee, or the landlord. Right now we have it set up so that we pay for bank transfers (a $2-3 fee per transaction), but if the tenant wants to pay with a credit or debit card, they must cover that charge (I think it’s 3% of the total amount). As of May 2025, the only complaint I have about Innago is that they don’t currently offer a Spanish language option, which many of my tenants would need. Hopefully Innago is able to add a Spanish option down the line! I originally found Innago because we wanted the ease of being able to collect rent digitally, with some added protections like being able to stop accepting online rent payments. Many of our tenants have requested to pay rent via Zelle, but we have concerns about not being able to stop accepting payments without suspending your entire Zelle account. Innago solves that problem. They also offer great customer support. I’ve reached out to their team before with both general and specific questions, and their response is always prompt (within 24 hours), and knowledgeable and professional. Overall, 10/10. They solved a need for me and are affordable. Hopefully they can add additional language options down the line, but even if they can’t, they still offer an excellent product.

Experiencia positiva: Innago is a good tool for small business owners. It's robust for what it is and it's nice that it's free. Customer service response is prompt and helpful. Setup was intuitive. I've been getting rental payments from my tenants and they haven't had any questions. Four stars because: I know some other free property management tools have lower costs to tenants for rental payment methods. It takes a surprisingly long time for payments to process and deposits - more than a couple days usually 3-4 days. A few features I wish it had that it doesn't have right now: the ability to customize lease lengths after the initial term (right now it just offers conversion to month to month), late fees to trigger for late utilities not just rent, ability to make auto rental payment deductions mandatory to pay rent. I seem to remember the home page feature walkthrough popups trigger often even if I've gone through them once, which is annoying, and the app shows a red unread notification on my phone home screen even though I'm not signed into the app.

I'll absolutely update my review to 5 stars if they help him with that letter. Innago has been very difficult to work with. Back in October of 2024, our Landlord made the decision to start utilizing a property management company. Starting on November 1st, 2024, we had to redirect our rental payments to the new property management. Unfortunately, our landlord did not turn off the account for my husband and it showed we were not making payments. This past week, we had our credit ran to potentially purchase the home we are renting as the owner wishes to sell. Innago showed up on there showing 130 days late. Our landlord contacted them about the mistake and showed we have never been late, just had to redirect our payments. They stated they were fixing this issue but it wouldn't be able to be reported until May 15 of 2025 and then, it'll take 30-60 days to show on our credit. Our lender knew this would be a possibility and requested a very simple letter on their letter head stating that, yes, this is being taken care of. Innago is refusing to type up this very simple letter which is, as a result, preventing our family from being able to take the steps forward on purchasing the home, therefore causing us having to move. It seems as though this short and simple letter would be too much of an inconvenience for Innago to take 5 minutes to type and send.

I never had to use Customer support, but I am sure they'll be great too. Overall, I’m really happy with Innago and would definitely recommend it to any landlord looking for a simple, reliable way to manage their properties.

The fact that it also integrates with quickbooks and the bank account is amazing. It was easy to setup and their customer support preemptively reached out to ask if I had any questions. I use it on a daily basis and it have been a game changer. It allows multiple users, has great reports, and has a place that notes can be kept about both properties and tenants. I have not fully setup a digital lease but the tool they have built in for doing so look very easy to use.

My favorite thing is that it automatically sends monthly rent invoices to the tenant and applies late fees, according to how I set it up from the beginning. Innago also notifies me as we are getting closer to the end of the lease so that I have time to decide if we will offer to renew the lease or end the rental.

It is a very user-friendly program that allows you to keep track of your tenant’s information such as leases and proof of renter insurance. It also helps with keeping your expenses organized and easy to retrieve in friendly reports, which is very nice to have come tax time! One of my favorite features is that you can set up Innago to help screen potential tenants (criminal check, credit check and eviction check) along with an application. The process is so easy to do. All you do is get the potential tenants email address and Innago sends them an email that contains a link in which they can go to and fill out the requested information. Innago takes care of the rest and lets you know what they find. It’s also very convenient for the tenants because they receive (if you set it up) a friendly reminder that the rent is coming due a few days before the due date. It allows the tenants to also pay directly online, so there is no more mailing in the monthly rent or dropping it off at the office. If you have questions, the Support Group from Innago are the best! They are fast to reply to your questions in a live chat with easy-to-follow instructions! The only down side to this program - is that I didn't find it sooner!!!!! This product is very beneficial for this line of work, making your life simpler!
