Experiencia negativa: tried to contact them several times about a place for rent.(Zillow, email, phone etc. No response back whatsoever. Pretty unprofessional/somewhat rude.

Very responsive, patient, and super helpful when I have questions. The team has also been great about any maintenance requests that I have put in. Quick to come, quick to fix or replace, and very communicative. I love my place so much and they have made everything very easy! It has been and continues to be a super pleasant renting experience.

Experiencia fantástica: Riva Ridge has been a great property management company to work with so far. After moving out of state, I wanted to list my home and interviewed three property management companies. After deciding to move forward with Riva Ridge, I have been working with Alayna Harty for the past several months to get my property professionally cleaned & photographed, listed, and leased. Experiencia negativa: I have contacted them about multiple homes for rent over the past 3 months. I receive an email stating someone will contact me to set up a tour but no one ever does! I’ve used Zillow and directly on their website. Although the homes I’ve inquired about are what I’m looking for I will NEVER contact them again. Pretty sure the positive reviews are fake considering they were all around the same time I tried. Update: After review of my email, I have no such next steps email. I do not use my Gmail so it would not be here so who did you respond to?

Experiencia fantástica: When I was getting ready to move to Pittsburgh back in 2023 for a new job and not knowing anyone, a friend of mine did some research and said, “Riva Ridge has incredible reviews. Look at their properties.” I found a rowhouse in Lawrenceville to rent with them, and I have been so deeply grateful for Riva Ridge and Aaron Smay in particular during these past 2.5 years has been such a blessing. They are prompt in responding to texts and sending maintenance workers to the property, they helped navigate my partner’s move and addition to the lease when we got married, and have been so accommodating as my husband and I have needed to break our current lease due to a new job and move elsewhere. I cannot recommend this company and Aaron highly enough—just so grateful for everyone we’ve been fortunate enough to interact with during our time here!

Experiencia fantástica: Morgan is an excellent person who tour us. She is patient and underrated all my needs. I do have couple issues but not for her. She is kind and unique. Experiencia negativa: Bottom line - Do not rent out 1321 Breed St. and stay as far away from this property management company as humanly possible. Jade was the rudest property manager I’ve ever encountered. She took over $1K of our security deposit when we moved out for the carpet cleaning and weeds in the backyard. It took me over 8 attempts to call her on the phone and she only answered after I basically begged the nice front desk lady over the phone on their regular inbound line. She was extremely condescending on the phone and made me feel like an idiot when I asked her basic questions about rent charge history, security deposit charges, etc. She clearly hates her job. This company is a classic case of a slum lord that rents out low quality apartments/houses in low income and high crime areas, delivers terrible customer service, steals security deposit money, and is very unresponsive.

Experiencia negativa: Zack Weston was our property manager, I'd stay away if he's managing. Stayed with a rental property they managed a while back, for two years. We lost running water for a month once and they wouldn't do anything about it. They shut off water because another floor had a pipe burst, and didn't bother informing us at all. We had a dangerously hanging roof gutter railing for a few months, again nothing done until 3-4 months later, multiple emails and calls. The AC heaters barely worked and were clearly years old. We had a leaking ceiling for a few weeks. All very separate incidents, and they took months to respond and fix issues every single time. Despite all this, we kept getting hefty utility bills because the apartment insulation and appliances were all old and useless. The apartment was rundown and horribly maintained, and they took advantage of us being busy grad students with too much happening to get lawyered up. They didn't return our security deposits, either. I would sue if any of my current landlords pull a fraction of the crap these people did.

Nikki was a fantastic property manager and was so quick to respond to any concerns or issues that I may have been having. Experiencia fantástica: My husband and I rented a townhouse from Riva Ridge for 3 years. We toured it a few months before moving in with one property manager and then another was reassigned around the time we moved in. A few months after that, Aaron Smay started managing our rental. When our water heater started leaking, he had Mr Water Heater come out a day later to replace it. When our stove burner igniter went out, he had an appliance repair person come out a couple days later. Over 3 years, we have had only a handful of maintenance issues and Aaron had repair people come out and fix the problem super quick every time. Our trash cans blew away during a big storm and the next day, 2 brand new ones were sitting in front of the door. If we needed clarification on a charge posted, he provided a copy of the bill and explained it. Riva Ridge tenant portal is also awesome and makes paying rent really convenient. Overall, we had a great rental experience and Aaron was a huge part of that.

Experiencia fantástica: Riva Ridge manages three apartment buildings for us. They do a fantastic job. Aaron is the property manager I work with. He is detail oriented, responsive, and professional. Aaron was managing one of the properties when I purchased it. I had noticed how we’ll run it was and the tenants were all happy working with him. So we not only kept him on when we purchased the building but we gave him our other buildings as well. No regrets.

Experiencia negativa: The property manager, Jade, is extremely rude and condescending. She clearly does not enjoy her job and makes it known. Maintenance, while nice, was very inconsistent in timeliness. Once had this same agent show up to do an apartment tour that was cancelled with no notice. Property when given to us was not cleaned, but had to receive a lecture about not being out by noon (when we paid for a full month, by the way!) because they brought in cleaners for a twelve hour apartment turnover. No clue when any maintenance on the unit is supposed to be done in that timeline. Overall I enjoyed my unit but a very sour end to my experience. Would not rent again with that agent as long as she is employed there.

Experiencia negativa: Not sure if I have ever experienced such terrible exchanges with a property manager as I did with Ryan S. over the ENTIRETY of a lease. Ryan S. is the WORST property manager I've ever dealt with EVER. Terrible communication, blatant dishonesty and overall being bad at your job makes for a HORRENDOUS combination. Also an overpayment was made on a bill and refused to provide a refund. The company also does not pay bills on time and they miss payments causing fees to trickle down to tenants! 0/10 do not recommend.

Experiencia negativa: Had a rat infestation, they wouldn't fix it. ILLEGAL. My rent was cheap and had a broken shower they came like 5 times to "fix it" ILLEGAL, then ended my lease so they could fix it and charge 3x as much. Genuinely the epitome of the rich heartless people. At least they buy up all the properties. Loved my rat house. Oh and I'm disabled so had to find a new place that cost almost all of my monthly income. Would have been homeless if not for family paying my security deposit. Loved putting towels down to shower for a year. :) was a Tennant for over 7 years.

Experiencia negativa: Would not recommend this leasing company. Zach was very unresponsive to me when I had issues and also when he did reply he wanted me to fix the issue instead of setting up the required maintenance. I am currently moving out and so thankful I do NOT have to deal with them anymore. Also while I am moving out I am being rushed to do so and being heckled to allow people in my home while I am not here despite the multiple ethical violations they will be committing. If I could give a zero I would. Run as fast as you can

Experiencia fantástica: These are the best landlords I have ever had! I just resigned my lease - Jake at Riva Ridge was so kind when I first chose the unit to rent, and came back multiple times to allow me to walk through and get measurements. Any time I have put in a maintenance request it has been responded to and fixed within 48 hours. They also have not significantly increased my rent when I resigned my lease. I can not speak highly enough of this company!

Experiencia fantástica: We have been with Riva Ridge for five years now. Nikki is our property manager, and we cannot speak highly enough of her. She is responsive, gets results for us, and allows us to live freely. I’m not a bot or someone just fluffing reviews for a company. My wife and I moved into our house as boyfriend and girlfriend just before the pandemic. We’re leaving as a married couple, with a second child on the way, and buying our own home. Experiencia fantástica: My family and I were long term renters from a private landlord but out grew our place. I was nervous at first to work with a management company but Ryan our PM helped us find a place that ticked all our boxes and is only a block away from our old rental. Experiencia positiva: I have read the reviews and I have had a very different experience. My contact Mark has been great. He has been very accessible, answers texts, email and calls quickly and always follows up. I was living in an airbnb when I found my place and he brought a crew in ahead of schedule to finish getting the house ready so that I could move in 3 weeks sooner than originally requested. I have had only 2 major issues since I moved here in October and both were resolved pretty quickly. The only reason I gave 4 stars instead of 5 was because the house was not cleaned prior to my move in as promised and I don't have any window screens yet. But it's winter so that's not a big deal right now. I have dealt with multiple management companies in several states and to be honest, Riva has been the best so far.

Experiencia fantástica: Josh and Riva Ridge were absolutely stellar with helping me and my partner find and purchase a home in Pittsburgh. If you are not sure how to go about buying a home, call Josh and he will walk you through the entire process each step of the way. Experiencia fantástica: I am really pleased with our new rental through Riva Ridge thus far. Our property manager Mark has been very responsive and on the ball even before our move-in and was a complete lifesaver for Memorial Day weekend. Our sink blew a line and flooded our entire kitchen, and after reaching out to him early in the morning, Mark had sent someone to fix it by mid afternoon on a Saturday! Really impressed with Mark and the team at Riva Ridge and I look forward to continuing my relationship with them.

Experiencia positiva: I rented 7540 Calumet from December 2020- April 2022 and overall I thought the place was beautiful inside- new paint, new flooring… however after I signed my property manager Ryan barely communicated- he doesn’t know how to talk to me instead he talked AT ME- the mice infestation there and the WORSE PLUMBING I’ve ever experienced- every time the plumbing went Ryan wanted to bark at me as though my family caused the issue- however I have several voice memos from the plumbers starting the pipes are trash and need redone and updated, we had plumbing issues at least once a month and in June 2021- couldn’t use the water in the bathroom and had to go to a hotel because we needed a shower. The apartment was cleaned thoroughly before move out as you’ll see in the photos- the tub was backing up as usual before we left and that was the only thing besides the things on the porch that needed to go to the curb for trash day- they still hired a crew- so no need to clean the places they’ll hire ppl to do it-spent 3 days cleaning it for nothing. Received partial security deposit back which I was surprised but no complaints. Outside of the plumbing, rats and RYAN no complaints for Location etc- however they need to fix the holes and get a contractor for the outside because per WITT- the mice will keep coming back. Per the plumbers the pipes need replaced as well or the toilets will continue to back up and leak into the apartment beneath through their ceiling! Stop slapping bandaids on large issues-I’d rather have chipped paint and cracked floors than terrible plumbing and mice. After trying to call the main office they refused to help and would refer me back to Ryan. Had to contact the health dept because the mouse infestation was bad with my child and dog. Update: I would rent with RR again as long as I didn’t have to deal with a slacking PM and rodents. Overall I didn’t know how good the company was compared to RE360! They did charge a cleaning fee despite me cleaning the entire apartment- so keep in mind they will always hire a cleaning fee lol just save your back and time!

Experiencia fantástica: Personally I’m very pleased with Riva Ridge. My building got sold over three times and Riva Ridge was the last to manage it. My experience with them is amazing. They work with you if “things happen”. Very quick and fast with any issues in my apartment. My building manager Zack W is wonderful. His communication and quick response to my text and calls is what I like the most. Everyone is different and every experience is different, mine is great and couldn’t ask for a better real estate.

Experiencia negativa: I am relieved to no longer have to deal with Riva Ridge. They need to work on customer service and quality of maintenance and communication. When a tree fell I my apartment building and crushed my porch, they never cleaned up the rubble. I had to look at the rubble every day for a whole year, and they never replaced the porch even though this repair was approved by the owner. Riva Ridge repaired siding that broke when the tree fell with a sloppy paint job and they used bright orange paint!!! Why

From managing the remodeling of the place when we first purchased it, to finding tenants, to taking care of maintenance issues, they have handled every aspect and done so smoothly and efficiently. We live out of state so it gives us tremendous peace of mind to know they are the job and we can count of them, without fail. Such high-end service is a rare find and we are grateful.

Experiencia fantástica: After a not-so-great experience with another property management company in Pittsburgh, Riva Ridge was a breath of fresh air. Riva Ridge took over as the property management company of my apartment halfway through my lease. They were very communicative about the switch in property management and promptly answered any questions I had. I dealt, in large part, with Aaron at Riva Ridge. Aaron is nothing short of INCREDIBLE. He kept me updated on any steps I had to take for the property management switch, made sure I wasn't getting screwed over with any of the details of switching companies, and was always patient and understanding. Aaron is a very large part of why my experience with Riva Ridge was so positive. When I moved out of my apartment, Riva Ridge was great about informing me well ahead of time when they were showing my unit to potential renters. I kept my apartment in good shape and cleaned it thoroughly before moving out, and Riva Ridge returned my entire security deposit to me. When do you ever hear of that happening?! On top of that, the new renters wanted to move in early and I had the ability to move out early, so Riva Ridge refunded me for the prorated last month's rent. I could go (and sort of have gone) on and on about how highly I think of Riva Ridge. Riva Ridge actually cares about their tenants, is responsive, wants to help when issues arrive, and employs awesome people (like Aaron!!). I'm no longer renting, but if I was, I'd only move into a place that Riva Ridge manages. I recommend Riva Ridge to anyone looking to rent in the Pittsburgh area.

Experiencia fantástica: We have had an amazing experience working with Riva Ridge. We live in an older house where issues do pop up from time to time, just like any house. When they do arise, Aaron is super responsive and we usually get help out within 24 hours. Even the service guys say working Riva Ridge is on “their A game” in comparison with other landlords in the area! Moreover, I have no idea how big/small Riva Ridge is, but they do a great job making me feel like I matter as a tenant and my comfort and safety in my rental is top priority.
