Experiencia fantástica: good experience in my rental house overall. 2023-2025. Although maintenance repairs could be a bit more thorough but overall was responsive.

Experiencia negativa: Definitely love misty she is sweet and she made me feel comfortable about the process But soon as I moved in here, there was already issues In my kitchen, it smell like a whiff of pet every time I step in my kitchen Den from the steps To Me and my son bedroom it smell like a pet has been laying on it and in my baby’s bedroom in his little closet area it stinks real bad It got clean. It’s still stinks It’s crazy. I just moved in here in July and y’all couldn’t smell that Y’all had me wait long just for yall Not to rip up the carpet from the last tenant cause it don’t need clean it need ripped up it’s to the point I don’t want to even live here because of the conditions it’s to the point me and my baby are sleeping downstairs because I’m not taking our stuff up into the bedrooms with that carpet smelling like that and its sad because we just moved in here like I said July and there is already stuff wrong with this house I would not recommend nobody to rent here. I am leaving once my lease is up And it’s crazy that I can’t even feel comfortable in my own house to not wear shoes. I have to wear shoes every time I go to the bathroom every time I get in the shower every time I get out the shower this is crazy And we ain’t even gonna talk about how the house was left. When I moved in here. The refrigerator was nasty as hell It had Either human hair or dog hair in there had to clean out the whole fridge when this was supposed to be cleaned when the last tenant moved Then we ain’t even gonna talk about the cabinets how they left the cabinets there was dirty. I don’t even feel comfortable with putting my dishes in there. and we ain’t gonna talk about the basement. There was bugs all on the floor had to go down there and sweep that up. This is sad and then the only thing I could really say that was good that they gave me was a shower curtain in a welcome home little booklet then we’re not even gonna talk about the bathroom. The bathroom was trifling. It’s crazy. I can’t wait until July come back around cause I’m gone

Experiencia negativa: Currently trying to tell me I'm in violation of my lease for my two legitimate service animals not being declared as pets.. They have been aware of these service animals since we moved in, they are not pets, their training was almost $100k alone, they are not even considered pets under the law. This has not been an issue since we moved in the home back in 2020. They are also refusing to fix the retainer wall leaning over in our driveway, and the retainer wall that fell in yhe back yard. In fact, them threatening eviction for our service animals I'd a result of the request for maintenance. If they don't drop the calling my service animals undeclared pets (that they knew about since day 1 before the lease was signed) we will 100% be suing for violating our rights under the ADA. There are many more issues with this company, but this is the biggest thus far. Prepare for the same generic copy/paste response as all their other bad reviews with no solutions or true apologies.

Experiencia positiva: We've been in the same house for 7 years, and at some point, Vinebrook took over. We have been renting for a long time and can honestly say the speed in which they try to fix issues is awesome comparatively, and both maintenance guys are super nice, very respectful, and try to get the work done as quickly and conveniently as possible. They are leaps and bounds better than the previous company that managed our property. The one star lost is because of the common complaint - getting copies of the sewer/trash bills is near impossible and the last bills we got had late fees on them that we were paying for (but i believe that was rectified when we brought it up), and contacting the office is difficult but thats seperate from maintenance requests. But overall, they are one of the better companies we have dealt with. In fact, on their very first visit, they noticed the storm door handle was messed up and the next morning I was started by someone messing with my door - it was their guy already there to fix it. I didn't even ask for it to be fixed! They also came and ripped up the carpet the previous company had installed on the front and back porch that was not meant for outdoors, painted the porch, and had it finished in less than a day.

Experiencia negativa: Please do not rent from this place. They tried to decapitate me on my move out. I dealt with raccoons, damaged property from workers all the while I was super patient with them. I never seen an actual sewage bill that was some how 200+ dollars every month for a 3 family household. Charging me for things like smoke detectors that were left at the property and over a 1000$ to cut the grass when the yard was very small.

Experiencia negativa: Plumbing issues with rental, for the second time in as many months Can’t get an actual vinebrook employee on the phone Answering service only and they don’t know anything “I’ll pass the message” Basement has been backing up since Christmas Eve and no response from anyone and now it’s the 26th. Real estate agent Misty wasn’t bad but the service sucks. 2 years later Exact Same situation. Can’t get anyone who works for vinebrook on the phone. Health department will be called this time.

Experiencia negativa: I wish they had a zero star button. VineBrook was okay at the beginning. Until move out came around. I made them aware I wasn’t renewing. They sent me a move out statement of a little over $1300 & kept my security deposit of $790. I requested proof of the repairs and they insisted they hit the wrong button when completing the move out. How as a company do you accidentally apply over $800 in repairs to the wrong house. Mind you the correct calculation was me owing ONLY $304 for remainder sewage ONCE THEY RECALCULATED CORRECTLY. Big difference. They charged me for carpet cleaning. And the house had wooden floors. I don’t not recommend them at all. Unless you want scammed right in front of your eyes. Be mindful who u rent off of. And don’t not drop them keys off after you move out until you have a proper walk around of the property; with an employee from VineBrook to prevent this from happening. Take videos, before moving and after if you rent off of this company. I also requested my sewage bills from the time I stayed at their property. They were paying the water & sewage late every month.

THEY WILL OVERCHARGE YOU ACT LIKE YOUR WATER & SEWAGE BILL IS COMING MONTHS BEHIND, THEY GO UP ON YOUR RENT, THERE IS MOLD IN MY HOUSE I HAVE BEEN TELLING THEM ABOUT THE BAD LEAK THAT HAPPENS EVERYTIME IT RAINS & WHEN IT SNOWS THAT MY BACKROOM NEAR MY KITCHEN FLOODS BADLY THERE IS LEAKS IN MY LIVINGROOM & MASTER BEDROOM AND BASEMENT , THEY DO A HALF JOB FIXING THINGS AND BEFORE WE MOVED IN WE SEE THEY THREW PLASTER WALLS OVERTOP OF OTHER WALLS AND FLOORSTRIPS OVER TOP OF OTHER FLOORSTRIPS SO IT SHOWS NOTHING WAS REALLY RENOVATED, THE STEPS FEEL LIKE THEY ARE CAVING IN, THEY WILL SEND YOU AN EVICTION NOTICE AND HARASS YOU IF YOUR RENT IS LATE BUT WONT PUT THAT SAME ENERGY INTO FIXING UP THEIR PROPERTIES, THERE IS ALOT WRONG WITH THIS RENTAL COMPANY THEY ARE SLUMLORDS AND I ADVISE YOU TO RUN IF YOU SEE ANY OF THEIR PROPERTIES FOR RENT THE ONLY GOOD THING ABOUT THIS COMPANY IS MISTY AND I BELIEVE SHE SHOULD GO TO A BETTER RENTAL AGENCY BECAUSE SHE IS EXCELLENT AND THEY ARE MAKING HER LOOK BAD

Tenants pay this astronomical amount of rent , be leaving we going to live in a nice neighborhood and environment . Then you move into a nightmare. The rental office is never open , they don't answer emails the property is leaking from every crevices. There is mold in the home ,animal in wall and still want there rent. Experiencia negativa: As it seems only good reviews are about Misty. I can say that they did do well with keeping up with my maintenance request. As far as billing. It’s horrible. First after my first year they up my rent “due to cost of living”No new updates to the home or anything. Then I’m responsible to pay my water, sewage, trash. They pay I reimburse.Every month I was receiving my water bills on my ledger and was paying my balance. Then all of a sudden at the end of the year I get hit with a $626 water bill and their trying to tell me it was for other service dates but yet I received a bill every month. Then they go to say they lost track and the water company was sending bills to the wrong address, and they’re not sure how it happened. But they expect the residents to pay for their missteps and miscommunication between them and the water companies. If I’m receiving a water bill every month to my understanding I was up to date. The fact that a lot of the residents renting from Vinebrook is going through the same thing is a problem. I have never went through this with any property management. This is unorganized and unprofessional and only people paying for it is the tenants.

Experiencia negativa: After my first year here they raised my rent. The reason was price of living went up. Now my lease is due to be renewed and guess what they raised my rent again! Trust me there is no reason why they should have raised it.i could see if they made some renovations to this outdated house but they have not nothing has changed other than my basement no longer leaks at the moment and the sewage has not backed up in a while and trust me it backs up so much they revised the lease to where they want me to be responsible for the plumber! They stopped putting the water bill on my rent portal but have not had the bill forwarded to my house, I called and asked about it I was told to contact the water and sewage company and get the information myself! The dropped the ball so many times on paying the water and sewage to where I have had several shut off notices at my door they even had me paying late fees on bills they are responsible for paying because I paid them for the utilities every time they were posted on my portal until they stopped now I going to have to take them to court because they are not posting my bill like they have did for the past two years and they give me the courtesy to forward the bill to my house these people are a joke they are slum lords and only keep their property in the condition that other houses in the neighborhood are in I do not recommend renting from them run away!

Experiencia negativa: If I could rate 0 stars, I would. When they "renovated" this place, they cut cables and told me I was responsible to fix them. I put renovated in quotation marks because their idea of renovating is adding a thick layer of paint over destroyed moulding and cracked walls. The floors are clearly damaged and their fix for this was to lay carpet over the damage. Walking around, you can feel the slumps in the floor. They don't give breakdowns for any of charges they add ontop of rent (water trash removal, ect.) which I'm pretty sure is illegal. There are so many cracks in the walls and terribly sealed windows. Don't rent through this company under any circumstance.

Experiencia negativa: If I could give 0 stars I would. DO NOT RENT FROM THEM. They are the definition of slum lords. It’s impossible to get someone on the phone. They only have an answering service, and they NEVER return your calls. My windows leak when it rain, the house is infested with mice, the basement is leaky and moldy, there is animals crawling though the walls, I can literally go on for days with the things wrong with this house. They wouldn’t come out and fix anything until I called the health department on them. Then when they did come out it was only for temporary fixes. None of the people working for them are on the same page. The house was in such poor condition they let me live rent free, and is willing to break my lease early if a signed a paper. When I signed it and returned it they claim they never got it and tried taking me to court for eviction. DO NOT RENT FROM THEM. The state of Ohio already has a class action lawsuit against them. The only good thing about this company is Misty.

After the lease ended at our old place, we were staying in a hotel trying to find a place to live. A lot of property groups took our money for the application fees and then performed manipulative business tactics, while Misty was upfront about the home and details of the application process. After applying, the turnover time was quick. Misty was the best and I will be recommending her to everyone!

Experiencia negativa: I don’t usually be so negative but out of all my rental companies this company is by far the worse rental company I have ever rent from. These people ignore your calls and messages to the point I thought it was a scam. Misty been wonderful, she could only do so much. The rent portal is a joke. You will definitely have charges that just pop up on your portal and no one knows where they come from, and also they don’t send your monthly water bill to your rent like they are suppose to. They wait for your bills to accumulate into one huge water bill and have you pay it. This company is definitely a nightmare. The property manager has no contact information and the specialist ignores my calls. I am a very good tenant and always pay my rent on time. I am no bother to anyone, so for this to happen to me I can’t imagine what other people is going through.

Experiencia negativa: Vinebrook Homes recently bought the house that I reside in. It has not been a very good experience with them thus far. Initially when they contacted me to let me know they purchased my home, they were nice over the phone however there is a lot of work/repairs that need done on my house with the roof being the biggest issue as animals are getting in between the roof and ceilings of my house causing me and my daughter fear and anxiety that raccoons are going to chew their way through and access the house. I put in a maintenance request a month ago and no one has come to repair the roof yet! However they did send Eric the maintenance guy to do some other repairs and he has been really nice and has fixed stuff the best he can. Then they sent me a very disturbing email that basically said that they taped a letter to my door to vacate in a week for my rent being 7 days late( when I had already spoke to someone and sent an email) in regards to the rent because I am getting rental assistance from a program that provides some pandemic relief assistance. I never pay rent late…. I was under the impression that this program paid it on my behalf. So first the email told a lie… that there was a letter taped to my door ( I flew home from across town to see because that is embarrassing) and when I got there there was nothing on the door and then when I called to find out what was going on and why this email was sent I got an answering service. Someone did call me back about 15 minutes later(Brittany… who was very nice on the phone) she said the email was automated and unfortunately she couldn’t stop them from coming and said she would make a note about my rent situation. However I don’t think legally emails like that can be sent for rent being 7 days late, so that is crazy and in addition to that email to vacate, every day before that I received an email “reminder” that rent was late. This is harassing to tenants. I’m sure people are aware if they paid their rent or not. So if they can email tenants every day then, I guess they would find it appropriate for me to email them every day “reminding” them that they didn’t send anyone to address my maintenance request for the roof repair. When I found out they purchased my home, I did look for reviews from others and most were not good but I wanted to give them the benefit of the doubt. Hopefully someone will come to fix my roof soon and moving forward my experience with them will improve.

Experiencia negativa: Worst customer service I've ever dealt with in any business. They simply ignore emails, voicemails, and no one there is on the same page. They price gouge, overcharge, and add random ridiculous fees and there's nothing you can do about it because you can't get a hold of ANYONE there. Avoid at all costs.

She has been in constant contact with me with every aspect of this transition. I can't say enough great things about Misty!!
