Experiencia fantástica: Been renting with them for 2 years: They always respond to texts/emails if not the same day, atleast by the next. They are very reasonable to deal with, i've never had anyone be rude to me on the phone or none of those snarky emails. Rent prices are fairly inexpensive, and from what i've heard from other renters, if you're account has been in good standing for a reasonable amount of time they work with you on late fees and what not. All in all i've been happy to rent from them, vice those corporate scummy places you hear about nowadays.

We have consistently received exceptional customer service, with any necessary repairs being resolved within a few days. Furthermore, we were fully refunded of our deposit upon the completion of our rental period.

Experiencia negativa: So I rented from RCPM for about three years. Came to them and let them know that their roof needed to be replaced and that I was a roofer and could help them out. They urged me not to take any action not to contact the property owner a.k.a. leave the roof leaking. Leaking caused ceiling damage in multiple spots. The entire time I lived at the house there were lights that never worked a.k.a. when you walk through the front door the light that’s supposed to come on right there in the little foyer never worked. The hallway. Light never worked. The kitchen never had an exhaust meaning if I cooked anything the smoke would be trapped in the house. There was also a door that was a sliding door to a closet that was reported on moving that was never fixed. I am being charged for carpet was dirty When I moved in I took photos and now I am being charged for them to clean it. They are charging for debris removal, and I have photos from my move out with me, taking all debris from the residence. Ultimately, I am just really confused as to how RCPM does business. Your crooks, the people in office are unprofessional to say the leak. Every time I called it was like I was bothering someone hired to do a job. I mean if people as renters are second class citizens just let it be known. Don’t be shady, rude, unapologetic, snobby, and entitled. It’s not a good look for this company. Hopefully this helps someone thinking about using RCPM. Please read the reviews.

Experiencia fantástica: My family loved living in our home through RCPM. The price was great for how much house we had! Paying rent was quick and easy online. Our hot water heater started leaking, and they resolved it quickly replacing it with a brand new hot water heater! Our tub was leaking, through the overflow drain, yet again they fixed it quickly! Sadly, we had to move due to the school district being undesirable, but I’d definitely consider renting from this company again in the future! Thank you!

Experiencia positiva: I have updated this review please read entire message to get the full picture. I rent a duplex that this company "manages". Actually this company mismanages it. I came came home on the 21st of May and it was 81 degrees inside the unit. I put in a ticket for it they got someone out the next working day to check it out; the unit was working, but the technician suspected the duct work might be the issue. Several days later they sent more people out. They were here less than 5 minutes. They sent a guy out with window units as a temp solution then promptly closed my maintenance ticket. It was and and still reaches over 80 degrees even with them on high. When I reopened it since the problem was not solved I got nasty text that amounted to a beratement for not being satisfied with their lack or problem solving. I have not been able to make contact with them since. They NEVER answer their phone. Update: while everything written is true since my initial posting I was able to get my issue fixed after contacting Amber, who did our rental application. She also gave us a rental break for the inconvenience. This was given before i had a chance to discuss such a thing with them. While i am still highly irritated about the whole situation, I can honestly say Amber stayed on top of the issue once she was involved in it. She is the reason I am upping this review from a 1 to 4. If you chose to rent from RCPM, I would stress to you to keep in touch with Amber if possible or whoever does your rental process. Do not rely on their maintance portal alone or expect to reach anyone thru it. Amber will be your lifeline.

Experiencia negativa: Beware! First off they make you jump through hoops to get approved. Fine, you'd expect that from a reputable professional company. However, that is not how this company does business. Btw, we arrive to our rental and grass is about ankle high...how nice.. upkeep much??? If you have issues after you move in, which we did, getting a hold of someone is a joke. Then once you manage to get a response they send out incompetent maintenance people who either do not know what they are doing or are lazy The person who answers the phone is rude and unprofessional. She doesn't listen and assumes she knows the answer before you can even ask a question. We gave a month's notice when we bought our own home but because our closing date wasn't on the very 1st day of the month we were told we were responsible for another month's rent. No option to prorate etc. Even though lease says 30 day notice. Nothing specifying it had to be on the last or first day of the month. So we were stuck paying another $1600. We have excellent credit, paid each month on time and were good tenants. We hired a professional company to do our clean out and another company to shampoo 3 carpeted rooms. When we tried to reach someone to do a final walk through we were once again on a runaround to get a person on the phone. When we finally did we were told, oh we don't do that. What? Wth? So a month later we get our deposit back minus $300. The charges were for 2 appliances they said were not clean and a charge for a air filter replacement for HVAC. Now, my husband and I both checked the cleaning company's work and all was ship shape. My husband replaced the air filter on the day we moved out. Now we are on another run around with the rude office person. Tell me why they couldn't be bothered to do a final walk through? Perhaps this is their MO to get more money out of people.... We were tenants for a little over a year at $1600/month. We figured paying that ridiculous price would garner top notch service, not slum lord treatment . My advice, go elsewhere. They're a sham!!

Experiencia negativa: Called to confirm details of their 3.5x the rent NET income policy. I wanted to verify if that was after all deductions or just after taxes, as some of my deductions such as retirement , etc. are easy to change from paycheck to paycheck, and I am just under 3.5x with my current deductions. The receptionist was very rude and condescending while also clearly not knowing what she was talking about. I clearly stated the specific question and she rudely told me 'just like it says on our website it is 3.5x rent BEFORE deductions'. Then I told her the website said NET and explained to her net meant after deductions but wanted to confirm if it was after all deductions or just after taxes, and after explaining the difference to her she then said 'I meant after deductions'. Just kept cutting me off in a very rude and condescending tone and I truly don't think she really knew. This is the second time I've called in a week asking about properties and dealt with this very rude receptionist. The first time I called she said I'd have to go through the website to talk to an actual leasing agent since I could tell I wasn't getting anywhere with her, but there is not option for that on the website. I have 780 credit and perfect rental history and to make just under the 3.5x NET amount but if I changed my deductions I could qualify so to have to deal with being spoken down to while trying to ask about the details of their unheard of (in my experience anyways) 3.5x NET policy means I'll be taking my business elsewhere. Also, it is not a good policy since I could stop all my retirement savings temporarily to make the 3.5x rent, then just start my retirement savings again after getting approved. If you want to have a stricter income policy then you should just do like 5x gross income or whatever the equivalent is. It shouldn't be this hard to talk to someone who knows the actual policies and who can understand the nuances of someone's particular circumstances, and isn't condescending and rude.

The maintenance crew was always prompt and did a great job. We enjoyed the convenience of paying rent on the tenant portal & loved the property we rented from them. Experiencia negativa: This is NOT a good company at all!!! They have had multiple thefts from the dropbox and my money order has been stolen twice. I have been paying my rent on time since January and they are still charging me late fees and saying that I still owe for February and March's rent that have already been paid. And they are still holding me responsible for my money order that was stolen. I am still proceeding with the police report. I have asked this company several times to remove all unnecessary charges. Charges that have been paid still remain on my account. So please do not try and speak at me as if I can not comprehend. It is this company that can't seem to comprehend. Justice will be served soon.

We have many different ways of paying rent- the most secure and easiest is paying online. You can also drop off rent in person during business hours or send through the mail. You do not need to use the dropbox. We have looked at your ledger and do not see any late charges you have been charged this year and can clearly see you’ve paid Jan, Feb and March. Please make sure you have filed a police report regarding any funds that were stolen so that a new money order can be issued to you from where you purchased it. This process has been explained to you several times. Thank you.

Experiencia negativa: I lived in a unit owned by rocket city property management for 3 years before they sold to another company. This company is horrible. They barely provided any maintenance, I’ve had multiple issues with my unit. The floors are rotted, the pipes are rotted, they allow pest problems to become problematic. If you put in a maintenance request someone might come out or it might get marked completed with no one coming out. Allowing tenants to live with mold, rodents, roaches and opossums is okay to them while they still take your money every month. Their renovations are laughable, just like the numerous new fake reviews singing their praises, though I’m sure they’ll be super professional like they did to another reviewer and call mine laughable. The only way you can reach a live person is through the leasing office of course. They’re more focused on taking employees to lunch on their tenants dime and posting about it on Facebook. There’s one helpful person there in the leasing office who I was able to finally reach about being charged 2 months rent plus late fees after they sold the property. Thank goodness for that lady I wish I remembered your name, you deserve better. If they want to respond to this review I’m happy to leave all the screenshots and pictures of my issues and maintenance requests. The new owners are amazing and are working with us on getting into a completely new complex due to the severe lack of care rcpm shows their tenants and property.

RCPM does not own any rental properties. We simply manage them for the owners. Looking back at when you rented there are only two work orders. We can not fix items or get information to the owners about repairs if you don’t report them. Also, it is absolutely absurd that you think we take tenants money and go to lunch. Experiencia negativa: If I could give 0 stars I surely would!! This company took over the apartment complex I stay in. They are HORRIBLE!! I put in a request to have my locks changed a MONTH AGO for safety reasons. I woke up to someone standing over me and my baby!! They call and text like they’re going to come and haven’t showed up!! But also have the audacity to tell me it’s a $75 fee. How can you charge someone for services but lack time management in getting things done in a timely manner. Since they have taken over they haven’t even sprayed for pest or anything. HORRIBLE! Yes I have screenshots and the text messages proving everything!!

Unfortunately we can not charge the owners for lock changes due to tenant personal matters. Lock changes requested by tenants because of their domestic situations require a small fee. This fee is nominal compared to locksmith companies. Pest control requires you to place a work order to alert us that is needed which was never done.

Experiencia negativa: I don’t usually leave reviews, but in this case I felt people deserved to be notified! RCPM is the worst property management company that has to exist! I wish negative stars was an option because they don’t even deserve 1 star! Avoid renting from them! And their maintenance team is unreliable as well! The water heater in my rental home caught fire TWICE! It took days the first time to even get someone to come out! Then the second time the water heater caught fire it was from where the replacement was not wired correctly, which caused it to spark fire AGAIN months later! And to add to it the water heater was leaking and exposed wires sat in standing water! It took a month for them to repair it. And now my ac has not been working since Sat! It is Tue!!!!! And it’s been in the 90s. The emergency line is a joke! It just goes to voicemail and no one calls back! RCPM, do better! Your tenants deserve better! Being disappointed in you is an understatement!

All items were addressed quickly and professionally. Understanding that the plumbers, electrician and HVAC vendors often times are backed up and therefore a day or two wait time for repairs is actually extremely fast.

It’s crazy how these people expect there rent money on time as I have been never late on any payments but most definitely won’t fix my refrigerator that’s been not working for a month and a half now bought groceries (since everything has gone up on this definitely has been very frustrating money going to waste) and it all went bad bc once again we got another garbage of a refrigerator! I have called made maintenance request to which no one has replied! At this point I’m thinking the BBB

This review is laughable. A loaner fridge was provided for you within 2 days of you alerting maintenace that it wasn’t cooling properly. The owner of your property also reacted quickly by purchasing another refrigerator and RCPM continued to leave the loaner fridge at the property until the new one was delivered.

Experiencia negativa: Literally the worst property management company you could imagine. They try to illegally scam you into paying for "damages" (normal wear and tear covered by rent and the security deposit) upon move out so make sure you DOCUMENT EVERYTHING before and after moving in/out. These people are embarrassingly disorganized and it's nearly impossible to talk to an actual human - there's no way to even email them either. They are incredibly shady and I will never trust them again. We worked for hours scrubbing our place until it was spotless before moving out but instead of returning our deposit, they sent us a bogus bill for $1650 in damages which is almost laughably absurd. We didn't damage that property in the slightest and they know that. They just want to squeeze every last cent they can out of each tenant. Some advice - they legally cannot charge you for exit-fees, they legally cannot charge you for "fixing" normal wear and tear, and if they do not return your deposit within 60 days of moving out, THEY LEGALLY OWE YOU DOUBLE THE DEPOSIT. P.s. - The positive reviews here are fake/bought. This company is a scam.

Experiencia negativa: scammers, they just want all your money. Apartments are trash, roaches and rats.. they dont want to move you out or care. My landlord wouldnt let me break my lease, then when moving out they charged me $315 for the "smell" when the apartment has black mold anyway.... and as you can see pictured RAT DROPPINGS. DONT LET THEM GET OVER ON YOU. $315 to clean up the mess you knew was there to begin with.

You moved out of this property in 2019. There were no work orders put in during your time living at the apartment regarding rats or roaches and you left the apartment very dirty. A suggestion (which hopefully) will prevent other companies from getting bad reviews from you 3 years later is to alert the person/company of your complaint immediately so that the necessary steps are taken in remedying your problem.

Experiencia positiva: Been dealing with a plumbing problem at an apartment complex in Cullman. I understand that some things are out of control such as plumbers being booked up and not being able to make it out as soon as some may like, but this is getting insane. It has been 2 weeks since the problem has begun and there has been very minimal communication between tenants and the group. The place is nice and quiet, but communication could be miles better, I’ve had a service request for a problem that has my my bathroom almost useless for over a week with no update aside from being sent to the property manager. Experiencia negativa: During the duration of my lease with RCPM I had several pretty severe problems at the property I was living at. When I would call to contact the staff, there were never any notes taken in the system to document previous calls, nobody would ever call me back, and nobody ever knew what the status of my work orders were. The property owner eventually decided to sell the house while I was still living in it, and RCPM did a poor job at communicating the process, leaving me incredibly stressed as I had zero control of the situation. Pictures were taken of the home during an "inspection" of the property that were then used to list the home on Zillow. I requested a couple of these images be removed because they included artwork I didn't want online as well as images of my car and license plate. RCPM did not care. During the process of showing and closing on the home, there were appointments that nobody showed up to, appointments made for days which I communicated wouldn't work for me, and appointments that were rescheduled or canceled without letting me know until the appointment time had already passed. When I called the office about these appointments, there were again no notes and nobody could help me. I ended up paying out the remainder of my lease and moving a month early. I would not lease from them again in the future. Edit to Add: My challenge with RCPM is not that the house was sold, it was that the communication regarding the sale of the house was poor. A simple email regarding the process would have put me at ease, instead I had to chase down information when and where I could get it. The entire process was nerve wracking. It was never communicated to me that I would be allowed to exit my lease or find another property to rent as the response to my review states. I was told I would have to pay out the remainder or break my lease when I called the office to discuss options. I chose to pay out the remainder and lease from another company. An individual identifying himself as the owner of RCPM did indeed take pictures of the house during an "inspection" that were used on the Zillow listing. If there were open lines of communication through RCPM, the team would have been able to contact the individual responsible for the listing to remove the images. Writing an honest review with a true telling of events as I experienced them is not slander.

RCPM offered to let you out of your lease when the owner decided to sell. We mentioned if you stayed there would be showings of the home. I feel your anger and review are misplaced. RCPM didn’t take the inspection pictures and post them on Zillow. Because we did not post them we could not get them taken down. Again, you were offered to be let out of your lease and help to find another property to move into. Instead you prefer to spread slander about our company when the sale of them home was out of our control.

It was very inconvenient but I got a rent deduction for next month because of the inconvenience. My apartment is very clean and nice. Updated. It’s a very quiet place in Cullman.

Experiencia negativa: RCPM is the worst rental property company I have ever rented from. They are not professional by any means and do not follow up with you regarding maintenance orders. I call them to get answers and they say they will check on it and get back to me, not once have they gotten back to me. I have had a maintenance request submitted for over a month now and they already marked it completed. No one came out to look at the issue and I call them weekly to get an answer. Every time the ladies in the office tell me something different. This company does not care about their tenants. I highly recommend NOT going through RCPM.

Experiencia negativa: I told them I would remove the review once the problem was solved and all they did was shampoo the carpet so we all still have to breath in the moldy smell and it still leaks I’ve been working and having a hard time going back and forth and yesterday while I was at work I received an email of them revoking a $100 credit because my review was still up which the problem was still yet to be solved and now they sent us a letter terminating our lease early bullying us!

Experiencia fantástica: I have been renting my house for 2 years now and just renewed my lease. I haven't had any issues in time that I have been renting with them. I have had some minor maintenance issues but they were taken care of in a timely fashion. Everyone that I have had to speak with at the office has been very professional and kind. Very happy with everything. I will definitely recommend others to rent from them in the future.

Experiencia negativa: This is the worst apt complex I’ve ever lived in. My ac is leaking and now there’s mold in here. I’ve put in a work order and no response. My elderly mother lives with me and has health conditions. These aren’t healthy living conditions and yet the owner doesn’t care about anything we have to say. They are scamming residents to leave a positive review on here and they could win $100. Do not move here!!! There’s also a roach and mouse problem.

The leasing agent I work closely with is very down to earth and I can email her any time day or night, she responds or she will have someone else will respond. Paying your rent is very simple.

Experiencia negativa: They are scamming tenants into thinking they are giving away $100 to write a 4 or 5 star rating so that the company can increase their ratings!!! Those are the only good ratings here because they think they’re gonna get money. It’s a scam!! The place was not move in ready! We had to fix the side door on our own, no toilet tissue holders, knobs in the kitchen and bathroom are non existent, a few holes in the wall from door knobs hitting the wall, paint on the wall needed to be sanded. Food from previous tenants left in the cabinets and fridge! when it rained, it would get in our dining room window(they finally fixed it after 3 months), but all windows need to be sealed correctly, heat does not work in the winter, had a leak in the master bathroom & spiked the electricity bill to $325 and they told us to submit our bill into the portal so that they could pay it, THEY NEVER PAID IT and toilet is still not fixed. They NEVER answer the phones or maintenance requests!! They just mark them as completed and never show! They let multiple people put in applications for a single property and either never respond, or tell them the same day that someone else has already gotten the property. And the application is non refundable. I DO NOT RECOMMEND, ever! Keep all receipts of payments, maintenance requests, and take pictures of damages before moving in so you will have a time stamp on them if they try to blame you for anything!

After review of your account we see no open work orders or complaints of the home being dirty when you moved in several years ago. Contacting us directly, either through your tenant portal or by phone, is best so we can easily resolve any maintenace issues you are having.

I came down to Alabama and only had FIVE days to find us a home here (husband is a military contractor)… talk about stress! They helped me tremendously and found something quickly for us that worked for our family and on our short timeline. Experiencia fantástica: I have my reservations. They r'nt big on face-to-face communication with their customers, I'm speaking PRE Covid-19. Coming from a Facilities background, n the federal sector, this is important to me. I never met the leasing agent assigned to the property I was n. They have a fairly decent response time to maintenance requests. I probably wouldn't stay on another of their rental properties.
