Experiencia negativa: Please don’t rent from them this is not a good company Michelle is a sweet person but not a good landlord she put over 10,000 dollars on my credit after I moved out of one of her properties because they failed to tell me about the black mold in the house me and the kids stayed sick and coughing and then gone say it was moisture,all of the windows was painted shut,some of the plugs didn’t work sockets was hanging , floor was coming up then when I came to the office and turned my keys on the African American heavy set lady that as there that said lied and said they was never turned in a lot of people rent from her because she don’t care if you have a eviction and she don’t look at your credit and background long as you got the deposit they would rent to you.

I haven’t had any problems in my apartment , only small things . They haven’t hesitated to get those problems taken care of same for the next business Day ! Experiencia negativa: This is by far the absolute worst person to rent from! If you need a roof over your head and is desperate then go for it because she lets ANYONE move in. The apt are infested and she does absolutely nothing about it. If you need something fixed don’t hold your breath!!! Some have been without A/C for years. Once your lease is up your rent jumps up to a ridiculous price without a notice. And once you’re in a hole you not getting out. She has implemented a fee for literally EVERYTHING and let’s not talk about the DAILY late fee. She feels superior to all and feels she can talk to her tenants any kind of way! We had absolutely no where to dump our trash for 2 weeks because the city wouldn’t come dump our dumpster and were later replaced with 4 trash cans. I’ve cleaned multiple houses and apts to know that they are all infested. If I could upload videos I would. So much more to say but all in all RENT AT YOUR OWN RISK.

Experiencia fantástica: I was hesitant to rent from Cummings Real Estate based off the reviews. However, I needed to move and everything affordable was getting snatched up. I was approved in a timely manner. After receiving my keys, I contacted Michelle about some issues, and she addressed them immediately. I was quite pleased, but still worried that once I moved I would not get my deposit back. I have since moved 2 years later, and I did get my deposit back. I appreciate never being bothered, and that my experience wasn’t what some have reviewed.

Experiencia negativa: It is not for non payment they were not honest with the owner and telling him the truth about our account I paid my rent on time and I have the ledger to show that I paid on time up until it wouldn't be accepted anymore. We had no problem paying and we reported to the BBB and a was told that lie that we came to you from an agency. This would not have happened if the office communication was better and I have to pay the price for that.

Experiencia fantástica: Cummings Real Estate, inherited me from a previous landlord, who struggled to make necessary repairs to my rental, the home was in disrepair. Michelle Cummings & team, came in and fulfilled SEVERAL vital work orders. New roof, plumbing, electrical and more. However, there were other -pre existing - issues with the home things like; bathroom ceiling falling in, closet doors, that had been hung with substandard hardware, continuously falling off, deteriorating kitchen cabinets that had not been changed by the previous owner; even though, there had been a fire at one point! Michelle, knew how important it was to get in and make those repairs - more importantly she knew they had to be done without an occupant. Michelle Cummings, afforded us the opportunity to apply for and move into another home. We did and it's an even better place! I am happy to say: The team at Cummings Real Estate, is accommodating & professional. Michelle is a very respectful and professional business owner; a true gem! I highly recommend this company. Experiencia negativa: My daughter is renting a property and the AC went out 3 weeks ago as the summer is heating up. Several calls have been made during the 3 weeks and during the last call, she was actually laughed at and told that everyone’s AC is broken. She has also tried to leave a voicemail unsuccessfully and then was told the voicemail box was full because of all the complaints on broken AC units. The upstairs is reading at over 90 degrees and the downstairs is 84 degrees. This is not any way to run a business! Laughing at persons that are paying customers while sitting in an air conditioned office is highly unprofessional! The fish has died, plants are dying, and my daughter cannot even get a good nights rest due to the high heat.

For two years they were helpful, timely with completing work orders, and they also work with good contractors. They make things like paying rent and requesting repairs easy with their online portal. I could write a whole separate review about how much I loved the property. 5 stars and I would be happy to work with them again!

Experiencia negativa: The scam people! once you move out, they never give you the deposit money back and they lie about things “you left” when they where already there when you moved in. They charge you for cleaning like if they are not supposed to do it anyways? Michelle is unprofessional and the good reviews she has are from people who clearly are friends with her.

When I arrived they always seemed "to busy" to help me or my mom but they were nice when they did talk to us also they didn't seemed put together at all they were all over the place like they were doing to much at one time but they also could've been really busy but we were the only ones there. But very nice ppl. Atleast the two woman that work in there I met were. I'd give them another visit though because they could've just been having a bad day like every other normal person most the time lol.

Especially at the end. Really, really bad communication and a complete lack of professionalism. Snarky, sarcastic texts from Michelle. A refusal to get back to me through email. Very frustrating. I attached a screenshot of messages to Michelle in this review. Wouldn’t respond and acted as if she didn’t have time for a quick phone call. This after not responding to two emails. I work for a small business, and our relationships with customers are a top priority. Not the case with this company.

Experiencia negativa: And before they say i am not a tenant, my name is not Jarod campbell. They are very unprofessional and disorganized. I have personally seen them lock doors to their office so tenants couldn't enter because they didn't want to deal with them. I have even heard them doing it because the tenant was unable to speak English well. They sent/ allowed 2 male Contractors to visit a female tenant at night to evaluate a non-emergency repair that would be conducted at a later date. They take their time doing repairs. They refuse to keep on touch and blames tenants for the faults of her company. They have zero patience and michelle speaks with animosity.

Just because I sold my home that belonged to me before she thought I should. I would like to know who this woman thinks she is and will be praying for her. God don’t like ugly!! And you need to be knocked down off the high horse you rode in on. Please this is a warning to anyone wanting to rent or has property they would like help management on line me. Do not use this woman because you will regret it.

Experiencia negativa: Worst quality service experience ever. They gave us a house that was in absolutely horrible condition. The house was disgusting and not clean at all there was literally sawdust on every wall and the bathroom was beyond disgusting, along w a drain that did not work and pipes that busted less than a month into living there. We had a sink that had a bucket under it with no pipes connected to it. We called them multiple times to service our problems but they never responded to us. They are extremely unresponsive and unprofessional. They overprice you for the area for a house that’s not worth it. We had to pay over 500 dollars for multiple months because our water was leaking and the pipes and we were never reimbursed. They are scammers and completely one sided. We have proof of how disgusting the house was when given to us but they just want to keep our security deposit and overcharge us Bc they like to take advantage of their customers. If you are looking to rent a nice house in Huntsville, do not use this company. Living in a cardboard box would be better than what these people put you through. Our house looked like a construction site when given to us, yet they wanted it deep cleaned when we moved out. Extremely one sided, they don’t care ab the house you’re moving into and obviously don’t inspect it properly before move in. It doesn’t matter if anything is wrong with the house beforehand, even if you document that, they don’t care. They won’t take responsibility for terrible service but want to throw charges and exhausted late fees for no reason. Do not recommend, 0/10

Experiencia negativa: My husband and I had a horrible experience with her rental property. If you can, avoid her and the rental business. The property we rented had tar dripping from the walls when he it was extremely muggy outside. I actually video tapped the tar so people could actually see it. Gross. The toilet constantly flooded which was disgusting. The stove did not work. There was actually paint all inside the top burner that couldn't be removed. We had to buy a counter stove. Yes, this bad. She knew about this too. Her response was oh this should be easy to get out. No. The kitchen cabinets were nasty and had cigarette tar on them and full of sticky stuff. Could've come off. When we moved in we hired a company to come in and they couldn't clean much of the mess. Michelle was there when the housekeepers where there trying to clean up a mess that should have been cleaned before we even moved in. The cleaners actually apologized for not being able to help. Michelle didnt say a word. The floor in the master bedroom smells like cat or dog pee. Need air freshener to try and kill the smell. The floors and cabinets needs to be replaced. This is just the inside. No dishwasher or garbage disposal. Refrigerator broke down a few times. I hate to say this. It puts the people on the spot who work for her, but the actually called her a slumlord. I have a little statement from one of them. I dont want to name drop. The bugs. The house is full of them. We have a exterminator that comes out but doesnt do us any good. We have even tried our own methods but doesnt work. Some of the windows did not open when we first moved in. We had to force a couple of them. Finally my husband decided to video tape it because it wouldn't open. Then when it did the screens where tore up. Cant keep the windows open. She should have done a walk THROUGH when she bought this house or had it inspected. IDK if she did. Its pretty bad. The instillation is horrible. The electricity bill costs double to keep us cool due to poor installation and poor air conditioning that has broken down that needed to be fixed. We have sent her messages and spoke to her when she has come over. Her answer. I cant do anything because COVID and HOME DEPO being closed. The next step will be to file complaints with the proper authorities. STAY AWAY. USE ANYONE ELSE

Michelle and her team are knowledgeable, and have rented properties we have worked on in less than 24 hours of project completion. When making repairs on tenanted properties, we have never had issues with access. This is not true of other property management companies we have worked with. Michelle's commitment and integrity make her a standout.

My friend is currently without a working AC unit and has been without for months. Can you imagine not having AC for months!??Michelle hasn’t responded to any of the other negative reviews but  keeps singling out my friend . This woman has been the furthest thing from professional in dealing with the matter. She refuses to deal with this in a timely manner. She is also responding combatively and simply unprofessionally.

Experiencia fantástica: As an out-of-state investor, I am very reliant on a good and trustworthy property manager. I recently moved my properties to Michelle, because the property management company (a big provider in HSV) I used previously delivered very poor services and results. They were not able to find a tenant for my newly rehabbed property for 3 months (even after several price cuts). On the other hand, Michelle was able to find a tenant for the same property within ONE(!!!) day and even at the original price. She has already provided significant value in the few days I have worked with her. Michelle was highly recommended from other investors and so far has not disappointed.
