Experiencia fantástica: I can’t say enough good things about Beacon Property Management. If you’re reading through reviews, just know that a lot of the lower ratings seem to come from tenant situations where there’s more to the story, and I can personally vouch for that. I actually had an issue myself at one point and was pretty frustrated, but after working directly with Trina and Connie, it became clear they genuinely care about resolving problems the right way. They didn’t brush things off or give generic responses. They took the time to understand what was going on, communicated clearly, and followed through until everything was handled. What started as a negative experience turned into one of the best examples of customer service I’ve had. Their professionalism, responsiveness, and willingness to make things right really set them apart. It’s easy to leave a bad review in the moment, but what matters is how a company responds, and Beacon exceeded expectations. If you’re looking for a property management company that stands behind their work and actually fixes issues instead of avoiding them, Beacon is 100% worth trusting.

Experiencia negativa: Landlords and Tenants beware of Beacon! I once wrote a good review about this company based on the owner taking time on her birthday to figure some issues out on my rental. (I guess I was being nice and didn't look at the whole picture as she still did not resolve the problem). However, This company has been awful! I have never seen such incompetence in managing a property or in doing simple tasks for that matter! Their inability to fill the units is so striking that they end up shuffle tenants from their existing properties. Their landlord ledger system is so complicated that they don't seem to understand it either. (I suspect it's on purpose so that it's hard to understand where your money is going). Tenants have absolutely nothing good to say about them! They tell me that Beacon finds every reason to retain tenants' security deposit, among other complains I have heard. My friend who used them briefly to manage her property, also had nothing good to say about them and ended up parting ways with them.I wish she had warned me ahead of time, but lesson learned. I should have paid attention to their poor review. Be warned!!!
I am sorry you feel this way, but this in not correct information. First thing, your friend is still with us. Your current tenant, that we kept his deposit from his last place, caused a lot of damage in the property that we didn't know about until after he moved out. Every blind broken, he painted the walls and had paint everywhere etc. I would not have put him in your unit if I had seen the mess he left at the other place. And we do move current tenants because they want a new place and like us as a management company and WANT to stay with Beacon. I have 2 different tenants coming back to Beacon this month because they don't like the management company they are with now. Third, we listed your property on Zillow, our website, facebook, apartments.com not to mention several others. Lastly, we showed it numerous times. People just thought it was overpriced for the size and area. We cant make people move in! I do understand our ledgers, I am sorry that you don't; however, everything that comes in or goes out of your account is on your ledger. You just wanted us to find a tenant for half of what we charge to find one so you could take it and manage it yourself. We do have a tenant finding service for that.

Experiencia fantástica: After property manager Bonita left Beacon Trina went above and beyond to make sure everything was taken care of legally. She went to court and was persistent through it all. She and miss Rosa are awesome ladies. Then they added David for maintenance which is as thorough as thorough can get as well as Rudy. No complaints so far in these last 2+ yrs

Experiencia negativa: I have been experiencing bugs since moving into this place was dead roaches . My water has been leaking in my tub for 3weeks i called maintenance he said he be right over and never showed up at all I tired calling back just to get no pick up I pay for water so I’m sure it will be on my bill I cannot wait till I move out of here and not to forget my kitchen roof has been leakin for 5weeks and yet to have been fixed. The lady I sign my lease with act as I’m a problem when I call if you can get through so I try not to even bother to call at all if it’s not them in your Situation they can care less
Experiencia fantástica: Beacon property management is awesome! A landlord friend and client of mine employed their services and spoke so highly of them. Now that I have them managing for me, I see why. They do great work for the tenants as well as the landlords. They are very responsive, professional, caring, and go above and beyond to take care of what needs taken care of. Trina worked after hours on her birthday up until 10pm helping my tenant and I to see that the right outlet for her washer/ dryer was installed. This s just one example of how they go above and beyond to take care of tenants as well as landlords.i recommend them 100%!

Experiencia fantástica: When Beacon took over management responsibilities for the property I've lived at for years I was a little concerned after reading reviews. After some extensive conversations I learned that there was an overall within their company and they were focused on building their reputation up. I have not witnessed anything to dispute that. I've had at least half a dozen maintenance requests in the past year that they took care of fast. Most recent being my furnace on New Years Day going out. They had someone come out and get it back running the very next day. In my experience they showed dilligence and willingness to make my concerns and needs a priority.

What property do you live at, because I cannot find your name in our system? Are you sure that you have the correct Beacon? there is 3 different ones, Beacon 360 and Beacon Hill. Please call the office and ask to speak to Trina so we can get this cleared up.

Experiencia fantástica: Doing my own due diligence I've contacted and talked with over 15 property management companies in the Columbus area and hired 5 over the past 15 years. Beacon, by far is the best. Their network of vendors and in house maintenance results in work getting done quickly, in good quality, and at prices I cannot negotiate on my own. Recent evicted tenant left a house in shambles. Beacon had it in pristine condition within 3 weeks and ready for rent. To all of our horror, the house was violently broken into and graffiti sprayed everywhere, causing damage, but worse, taking the chance away from someone to rent a good home and decimating the quality hard work that was put into it. Without hesitation they got in there and literally erased these disgusting acts in less than 3 days. Never seen anything like this. These are people who care and you cannot get that with "high tech" and large corporate overhead, which unfortunately is what a lot of the property management industry is today. Looking forward to many more years with Beacon.

So I'm posting under her name, but I also highly recommend beacon to anyone that's looking to rent a property, especially if your having to go through an agency to help out with the security deposit. They really stay on top of things. Connie was great! And really got our paperwork, and everything we needed for the welfare office, and section 8 done quickly, and efficiently. I too would highly recommend beacon!

Experiencia fantástica: I don't know what some of these people are talking about. I had nothing, but a POSITIVE expirence dealing with beacon. I was always kept updated on what was going on with my application. If I had any questions all I had to do was call, and ask . Sometimes I called 3 times a day, and they were always helpful, and very polite. And I was dealing with section 8 , and prc , so believe me I had to keep calling, because whenever dealing with the welfare office they give you the run around. But Connie stayed right on top of everything, as soon as they sent her something, she responded right away so the process went a lot faster than it probably would have. Trina was great too. Anytime I came into the office, I was always treated with patience, kindness, and respect. I think Beacon is a very professional company, and I would highly recommend them for anyone trying to rent a house, and for it to be a fast process. Thanks to everyone at Beacon for being great!

Experiencia negativa: I moved out (gave my 30 day notice, paid rent) and am STILL trying to get a portion of my security deposit. There is no office, no manager, and no maintenance . I lived therev3 years. Moved out February 2025. Where's my money!!
I cant find you as a resident, you could call the office and discuss it with me. Ask for Trina. I am wondering if you have confused us with another company.
Experiencia negativa: Went there for inquiry about a property and they were rude and called before I went in and the lady steady kept hanging up and never relayed messages to the right people and then their properties that were on their website didn't match the actual property no it was this same location and the property that was being offered was not what I asked about and that is when the lady in the office hung up on me and when I called back I was told that they will let the person that was over that property know and its been 4 weeks at this point I will look else where
I do apologize if you have the correct company, I cant imagine someone hanging up on anyone, especially someone wanting to inquire about a property. There is more than 1 Beacon, but all of our properties listed have pictures taken of that property as it is being listed. I am not sure what you mean about the property not matching the website.

Experiencia negativa: My father died in his damp moldy house 6 days ago. I have asked Kaitlyn and Tina several times to change the locks and told them people were stealing all of my Dad's things. Instead of changing the locks knowing the tenant is deceased, I'm waiting for another call back. Beacon is the absolute worst rental company.
We changed the locks and are not letting anyone in the property until they show proof of ownership. No one else was listed on the lease so we cannot give anyone else the rights to his property without a judgment from probate. You were not on the lease like you said, you’re only listed as an emergency contact.

Experiencia fantástica: *Update: we've been living in our apartment since mid September and couldn't be happier. Beacon is awesome, the neighborhood is fun and vibrant, and the apartment is perfect. Absolutely love it here and plan on being long term renters from Beacon. Do yourself a favor and check them out if you're looking for a new home* We haven't moved in yet, but so far they have been very nice and helpful. We're excited to move into our new place. To be completely honest, I have an illegal eviction from 2021 on my file that I just found out about (landlord wasn't allowed to evict and they ended up dismissing) and I'm trying to get it removed. It's still on my report though and they were still willing to approve us when many others wouldn't. I am hopeful for the new place and will update after we've settled in.

Experiencia negativa: My last review some how got deleted so here I am!! They really took 3 weeks to deny my application and I have nothing on my background or even no evictions.! That was very disappointing because I was getting the run around during those 3 weeks.. they have one person processing the application and I probably should’ve just called and showed my face in office because once she seen me everything changed. This company is a joke and the previous reviews shows!!

Experiencia positiva: Wail list for overpriced apartment. All apartments in Columbus are overpriced. I get 850 a month SSI. I'm in assisted living and going to end up homeless because I can't find a place I can afford. The government is not keeping up with the cost of living for seniors and many landlords are greedy. I called them but they didn't return my call.

Experiencia negativa: Very disappointed in this company had heard bad things but had hoped for the best. Private owner switched to company and nothing ever got fixed. After 6 months of waiting and getting notice of raising rent decided it was time to go after 3 almost 4 years in the house.
You were paying half of what the rent should have been and you left and left the place destroyed and full of trash left behind.
Experiencia negativa: Beacon is the worst rental company I've ever had to deal with Renting from them for the last 4 years and they were fine for the first 2 - after that, everything went down hill. We had an issue where our basement was backfilling with raw sewage and the issue was patched over, barely fixed. Plumbers were sent out multiple times and they still did not fix the issue - we were told by the plumber that it's going to keep happening until an issue get's fixed further down the pipe, which the Beacon were not willing to pay for. Trying to get any sort of maintenance done will take forever and leaving a voicemail for maintenance is like rolling the dice. Multiple messages in person and over the phone asking them to activate my email account so I can pay online led to nothing, so I had to pay in person every time. If possible, STAY AWAY from this rental company, it will only cause headaches

Experiencia negativa: I have been renting from this company for over 10 years. The last two years they have had new staff. They are hood, ghetto, unprofessional, ratchet and all the above. I don’t think they have access to any of the phone lines because no one ever return any phone calls. All the email addresses they provide to you is incorrect.. meaning it is undeliverable. My Property manager was the worst. Donncia… or whatever or however you spell it. I never got anything resolved. They put me in a very bad hardship I didn’t know what I was going to do! I thought I was losing my mind this company had me paying them $2000 that I had already IMPACT assist with paying! And a whole lot of other things… I’m moved out and they are still sending me emails for rent and late fees! They are Horrible RUN!
We have had a lot of changes in staff now, I hope that is changing moving forward.

Experiencia negativa: DO NOT waste your money or time renting from this terrible company!! Took months to fix/replace dishwasher which is worse then the original and have been without stove for almost 2 months! Legally needs to be replaced within a couple days! I’m going on almost 2 months without a stove to feed my family!!! If something needs replaced, prepare yourself. You aren’t getting something new, it will be coming from the junk yard and work worse than the original. They will lie about contacting you and someone will just show up to fix whatever is needed. This is beyond the worst company we have ever dealt with.

Experiencia negativa: Can never get them to respond to you. They are the worst! This is the repair that they did, the one time I was able to finally reach them for maintenance. They were also supposed to come back to fix a ceiling fan. Never did. They called 5 months later to ask if it was fixed. I just said yes. My neighbor and I just help each other to fix our own issues!

Experiencia negativa: Horrible services, horrible maintenance, horrible upkeep....I've never had a personal issue with them but 911 situations of flooding, no heat, broken appliances etc, you'll have to wait 2 weeks to a month for a response, not an actual repair JUST A RESPONSE..... Horribly ran company that only looks for cash

Experiencia negativa: Beware and stay away!!!!!!!!! I used Beacon as a management company to help rent out a home that I owned. It was the worst experience I had ever had! So much that I sold my property. Beacon had no communication with me as an owner on what was going on with my tenant and my property. I constantly had to call and follow up on issues. Beacon neglected to inform me of issues for the tenant and caused damage to my property as a result. The "property manager" who was given my account to over see was a revolving door of people who changed constantly therefore having a new person in training which did not help any. I would not recommend this company to my worst enemy!!

Experiencia negativa: Omg, I have never Ever Ever had a rental experience this horrible. At this point I don’t know who is in control the property management company or the owner. Both get a negative one. I will not say don’t rent from them, because of the economy. It’s hard to find a place. But whatever you do keep record of every payment, phone call, letter, maintenance request. If you are able to record your phone calls do it. If you are okay with stress they are the best. If not, reconsider please. May God Bless whoever needs a home at this time, I pray that they are not lead to these people, I pray that you take any application that is placed before they are accepted from Beaconman and give them a better chance to a good living environment. If with this company is who you want to rent to them, pour your blood over them so they will do right by the renter. Not because he hasn’t paid ALL his bills but because management wants to condemn the building. Someone please call the owner Kevin Wang and have them do something about the residents in the 56-62 South Burgess Ave Columbus Ohio apartments. It is a shame!

Experiencia negativa: If I could give 0 stars I would!!! This management is HORRIBLE. A friend of mine just moved in one of their properties & the unit is truly disgusting. The carpet is gross and gives a horrible smell as soon as you enter the home. There's multiple cracks in the walls and random paint spots from attempting to cover them up. No one offered to walk the unit with her before signing the lease but made her sit through a one hour presentation about being clean There was a dead bug in the shower. Blinds are dirty. Walls are dirty. Washer stopped working after first time using it and dryer lent from previous tenant was still in dryer. It's truly ridiculous the person that moved her in said she walked the unit & all that needed fixed were minor cosmetic issues LIAR. Clearly they're slumlords I wouldn't recommend to anyone & they'll be seeing my friend in escrow court! SAVE YOUR MONEY!!!!!!

Experiencia negativa: I would give them half a star if it was possible. Please read. When we moved in, there was an issue with the roof that caused water to leak into the bedroom. Due to the way the room was set up, the only way to have the water not leak into the bed itself was to put the bed behind the door, blocking it. For more than three years we had people come out and traipse along the roof during business hours, which usually meant someone was taking the day off to let them in and make sure nothing went missing. (After reading some of the other reviews, this seems standard) When they finally did fix the leak, they left the flume open which has caused random debris to fall down the chimney and into the unit, requiring clean up. This also poses an issue during the winter, as heat will escape through the open flume and let cold air back in its place, raising the electric heating bill dramatically. We had a bike go missing from the back porch, and there has yet to be any effort or response to add more security to the property, or to engage a locking gate to protect the grounds. When the lease started five or so years ago, the parking in the area was free and on a first-come, first-served basis. Since then the city has rezoned many of the streets for residents of particular blocks or parts of blocks, leaving the entire collection of units to share perhaps three spots on the street, with no off-street parking available anywhere. The company has made no effort to reserve parking for its tenants. Our agent is responsive in the sense that you know that they have seen your message, but does not give any real timetable for having anything fixed or replaced. Additionally, any communication between Beacon and any contractors they hire or have deals with (Imagine the reason it took 3 years to fix a leak improperly!) is not shared with the tenants, often leaving them in the dark on things that need urgently taken care of. If you've made it this far, my message to you is please: take the extra week to ***FIND SOMEWHERE ELSE!***
Experiencia negativa: Please read this before engaging in any purchase or lease thought Beacon Property Management or Brand Reality. I was added to a pre-existing lease with my partner for roughly 6 months at 563 Linwood Ave in Columbus Ohio and to put in perspective the conditions of the home prior to myself moving in. The attic was not livable, it consisted of sub-flooring and no insulation, all the doors and where there was actually hardwood flooring must of been the originals from the early 1900’s when the home was built. The floors, stairs, and the doors had never been maintained with scratches, gouges and parts of the floor even splintered. I kid you not a hole in the living room large enough to fit a golf ball in, that you could see straight through to the most gross basement I’ve ever seen below. They had the nerve to pursue me who lived there less than a year for their own negligence in upkeep of the property for preexisting damages. I was sued and now in collections from the greed and thirst of a deplorable company and owner. Please document and take pictures of the conditions prior to moving in a leased property and if purchasing get multiple inspections as they are criminals looking to get over in anyway possible. Better still, do not engage in any business with this entity. I speak from experience and believe in fair honorable treatment and why I am posting this message. If I’m able to prevent one person from being victimized by Beacon and Brand’s abhorrent practices I can rest easy knowing this warning out there.

Experiencia negativa: I am currently renting from Beacon, they were wonderful at first. There was a bad storm with high winds and it blew in a cheap window onto my son's bed, luckily he was not in it. However I called emergency maintenance who came out and put up a piece of plywood, that was 4 months ago and I still do no have a window. I've called 5 times and haven't gotten a response, so I hope the last call I made will have someone come out but I doubt it. The lady I spoke with said she would put in a work order for a window so I really hope she does what she says. It looks like I am living in a abandon home, having plywood on window.

Experiencia fantástica: Rented with Beacon and I can seriously say the staff does the best they can to support you. I had my home for over a year. I enjoyed the price and the neighborhood I was in. Great property. Only moved because of the pandemic. Wonderful landlords .
Experiencia negativa: I lived at the 28 Hilliard Rome property. I lived there for 4 years and it was the worst 4 years of my life. They try to charge you outrageous water bills, they don't handle any problems you may have, and they charge you for routine maintenance. I had a broken shower, a broken door, broken cabinets, used carpet and blinds when I moved in and they refused to fix anything unless I paid high fees upfront. Old and not taken care of so expect $100 utility bills each month. They are always rude, won't take your calls if you complain, and basically are slum lords. Don't waste your time or money unless you like to live around drug addicts who scream all night long and love to pay a lot of money for no amenities of any kind. 0/10 Would not let my worst enemy live there. Also, after you leave expext them to charge you for water for the months after you leave then add on late fees even though you no longer live there.
Experiencia fantástica: I rented with Beacon for a year and they were always responsive to any maintenance requests and were very helpful / accommodating when I moved out.
Experiencia fantástica: I was running late to pay my rent on the last day due and Talia was just locking up and actually stopped to help me with my online account. She was so patient with even on her own time and I asked where she heading as we finished up. She smiled and said to another job. Thank you Talia for gracefully helping me under pressure.
Experiencia negativa: You will have to wait WEEKS to hear back about anything. If you have maintenance issues they will never FULLY be corrected. You will always be left in the dark and everyone is rude, it’s like they didn’t chose this to be their job. THE WORST!

Experiencia negativa: Don’t even waste your time.. I should have just believed the reviews for myself. Beacon staff lied to me about an available apartment, I cancelled my entire trip to travel out of town for an appointment to apply, just to be told my appointment has been canceled because someone else rented it. I have been wasting my time with these people for almost two months before I could even talk to anybody to get a tour of the place and obviously all of the reviews are correct, they’re so disfuntional they can’t even schedule a tour. Great place to live if you want bed bugs (they can’t keep them away) and a tiny tiny kitchen sink that you can’t wash anything in and absolutely no counter top space. Have fun. Good luck.

It is really uncalled for to come on here responding to people’s reviews with their private information for everyone to see. Will not refer this place to anyone for that reason, VERY UNPROFESSIONAL.

Experiencia negativa: This management company took over the apartment I'd rented for 3 years, AFTER we'd moved out. Today they sent a letter, 46 days after we moved requesting additional funds for "damages". My roommate spoke to someone today who was exceptionally rude and then advised him she was "hanging up and to NEVER call again". Very professional, I can't tell you how happy I am to have bought a house so I don't have to deal with companies like this one. What a garbage fire.

Experiencia fantástica: I was lured away from Beacon by another manager and now regret that nightmare utterly. I’m back with Beacon now. Beacon is the best management I’ve ever been with; I’m working with Kristi at beacon and happy as pie. JUST ONE example of the difference: I had to call The old managers for the rent money and only half of it would come in; they lied to me and kept my tenants without repairs for a year which agonized me to no end. Contrast that with beacon who actually called ME to make sure the deposit had come through and drove to the units to take photos of the damage that needs repairs! I’m heaving a huge sign of relief to be with beacon feeling like my houses won’t fall into a sinkhole and knowing the rent will come in like clockwork as things are taken care of. I’ve let my tenants know that if beacon isn’t repairing something to let me know, and so far no complaints from them. Kristi is the best! She’s responsive and proactive with great help!!! Thanks Beacon! Not leaving again! Will be giving all my properties over to beacon.

Experiencia fantástica: Beacon Property has managed my rental unit for the past 6 years and I couldn't be more pleased with their service and support. With living 3 hours from Columbus, I have found that I don't need to worry about anything in our unit. They are quick to respond to our tenants and provide maintenance. Our property manager, Brian, keeps in frequent contact with me. When releasing the property he works diligently to show the property and screen potential tenants - leaving us with minimal vacancy time and lost income. Everyone I interact with at their office is extremely professional. Bravo Beacon!
Experiencia fantástica: I am a new tenant of Beacon, previously coming from a rather bad situation with another management company in town. With respect to the cliche, it is like night vs day working with Beacon. Brian, our property manager, is extremely responsive and communicative. We've had a few minor issues during our first month, all of which have been addressed. The lease signing & paperwork process was very straightforward, and Brian did a good job of breaking down all the 'legalise'. We are pleased with our decision to rent from Beacon.

The home that I toured was disgusting, with holes in the walls to broken glass and even bugs!.. I felt sorry for the young man who had to show me this house!! 0 stars!! Stay away!!

I have now been living in a rental and working with them for 2 years now and have experienced exceptional customer service and whenever I call maintenance or need anything they get back with me within a timely manner. Experiencia negativa: If you rent here take pictures of EVERYTHING on move in and move out! Also make sure to keep receipts! They don’t walk through with you when you move out but complain and charge you crazy charges to keep your deposit! Good Luck! If you have any issues you have to talk to the manager who is supposed to be in the office during regular business hours but I drove there three times even calling the last time to make sure he was there and well he was not! He also will not return calls! It’s really sad everyone was hoping the new management was going to help update the place! So far only managed to make it a huge mess!
Experiencia fantástica: As an out-of-state owner, it is difficult to find a trustworthy property management company. With a simple Google search and a phone call I was able to get in contact with Brian who works with Beacon. Brian has good communication and responds within a reasonable time, which is key in business today. I transferred two properties to them to see how their operation works and have been very satisfied.

I was very surprised to see poor reviews related to him. He was awesome, extremely professional and informative. I would recommend working with him to anyone!
Experiencia fantástica: I rented a house through Beacon on the east side of Columbus and I never had any issues. I was in the same house for over seven years and when things needed fixed they got fixed. Beacon was super easy to work, they are fair and they were always more than happy to help me whenever I called. The initial process of renting the house was very simple and swift. I have recommended them to several friends and coworkers over the years as it is easy living with Beacon. I have had other rental companies and landlords through out my life all over the country and they by far were the easiest people to work with!!

Experiencia negativa: We found an apartment with Beacon properties, we liked it when we saw inside the apartment it needed some fixtures but they refused to fix, anyway we decided to submit an application but the application was denied immediately, they took the money. After that they went ahead and did hard inquiries into our credit which affected our credit score , I called them they didn’t have an answer they tried to lie. The manager Brian is the worst human I’ve ever seen, rude and careless person. Stay away from them trash.
Experiencia negativa: I would avoid renting from them. They didnt do anything to the townhome before we moved in. It was dirty, smelled like cat piss upstairs, we found dead bedbugs. They never told us the house had bedbugs. Brian sucks. Everyone is rude. Maintenence sucks. They are horrible at communication and take forever to get anything done. They take horrible care of the properties. Have no respect for tenents, and don’t even think about actually having anything fixed because it probably won’t happen. AVOID RENTING FROM THEM!

Experiencia fantástica: I've been renting from Beacon for over 3 years now. It's been a pleasant experience throughout. I've had some plumbing issues due to the age of the house and they've always been responsive and thorough. Brian A. always follows up to ensure everything has been taken care of. I recently requested the refrigerator be replaced or at least looked at as it was aging and in pretty poor shape. Brian A. contacted the property owner and let him know the issue. Today a new refrigerator was delivered. Not a used one, not a refurbished one. A nice new one. No complaints about Beacon Property Management!
