Experiencia negativa: I can't count how many times they have come in the apartment I rent with no notice or warning. I have a dog and they like to add a trip charge on your account if your animal is not secure when they arrive and no one is home. How are we supposed to secure the animal if I don't know when your coming. They have always taken off the charge when I call and complain but how that's setup feels like your being scammed. I don't understand how its too complicated for them to send a simple text or email with an ETA. We pay a technology fee every month, it would be nice if the company actually used it to communicate. I wouldn't recommend renting with Stratagem unless your absolutely desperate or don't mind your privacy being invaded.
Experiencia negativa: I lived at 106 East 13th Avenue (third floor) for about 4.5 years, and overall my experience was mixed, leaning more toward negative by the end. One of the biggest issues was management. I was falsely charged duplicate fees multiple times, and if I had not been very meticulous with my billing statements, those charges would have gone unnoticed. Each time, I had to email management to have the charges removed, and communication was generally poor unless the issue benefited them. Email responses were slow or nonexistent. Move-out was especially disappointing. Out of my original $625 security deposit, I only received about $100 back. I reached out to ask for an explanation and followed up again, but never received a response. I left the apartment very clean and even documented the condition with photos and videos (see the attached). Another resident (a friend of mine) was charged several hundred dollars—possibly close to $800—for move-out penalties and ultimately had to go to court to resolve the issue. For OSU students, it’s worth noting that legal assistance is available through the university, especially for graduate students. Safety is another concern. The neighborhood felt unsafe at times; my brand-new Honda Civic had all four wheels and rims stolen in broad daylight and was left on cinder blocks. Additionally, while maintenance was decent during the first few years, the quality declined significantly in my final year. Some of the workers appeared unskilled, and one particular staff member was aggressive and unpleasant to interact with. As a former graduate student, I would not recommend this apartment due to frequent noise and heavy partying from undergraduates almost every weekend, especially when the weather was nice. On the positive side, the location is excellent. The apartment is very close to OSU’s campus and many other convenient spots, which is a major plus for students. Rent was also relatively affordable, starting at $625 during the COVID period and increasing to $750 in my final year. During the earlier years of my stay, maintenance was responsive and professional. Overall, while the location and initial affordability were strong positives, issues with management, safety, maintenance quality, and move-out charges made this a less-than-ideal long-term living experience—particularly for graduate students.
Experiencia negativa: DONT MOVE IN WITH THIS COMPANY. As a first time renter this has been one of the worst experiences the first time could've been. Most of the 5 star reviews here are for the maintenance team, not the company itself. They have a mysterious habitat of lying to the tenant before adding yet another charge to your account. Within the first month of moving in I had to make multiple requests; one for a leaking dishwasher (which was fixed a month later), and a closet door track pulling away from the closet and dangling (this has yet to be fixed for 4-5 months), not to mention the fact they, not only lied that they fixed, but closed my request when I put in a follow up. This coupled with a $185 charge to replace a dead battery that left us locked out in sub 10° weather for an hour. Mind you, the battery should've been replaced before move-in but that is the type of negligence you'd deal with moving here. Save your time and your money.
Experiencia fantástica: My fuse box is located in another apartment so anytime I trip a breaker I have to open maintenance request. After my second maintenance ticket over the kitchen breaker Rob figured out a wire was pinched & was able to fix it hopefully for good.
Experiencia fantástica: Alan, the maintenence man, was incredibly helpful and friendly. He quickly discovered the issue, solved it and then taught us how to avoid that issue as well as how to clean the filters and drains of our appliances to prevent any future issues.
Experiencia fantástica: Alan came out at 830 at night. Had to drive 30 minutes. We felt horrible to have to have him come so late but the pilot went out on the furnace and it's too cold. He also unclogged the shower tub. Alan is awesome
Experiencia negativa: Beware of renting from Stratagem Property Management! All maintenance requests are ignored for weeks—or longer. In my first month, the air conditioning stopped working during the peak of summer, and it took over a month to get it repaired. I've since submitted multiple tickets for toilets that won't flush properly and drains that keep backing up. It's been two weeks with zero response or action. Cooper Meadows suffers from high turnover for exactly these reasons: unresponsive management and neglected repairs. If you value a functional home, stay far away—this place is not worth the frustration. Update: After waiting a month for a response to issues with the toilets, Alan was sent to resolve the issue, which he did. He's very courteous and professional and did an amazing job. Again, my issue is with management and their lack of any communication. Alan, Many thanks sir!! Alan's boss, Are you listening?
Experiencia fantástica: I met with Emily today for a tour first ! She was on time, professional, and communication was tier. I've had horrible experiences with tours waiting and/or no show from other properties so this was a good look. I loved the place nestled in corner as I'm quiet and love privacy whether I get the place or not I had a great experience. Clean, move in ready Edit: my review stands !! I've been here for a few months and I'm still pleased and love my home!!. Maintenance has been efficient and quick responses from management they keep up the outside and inside I recommend trying them out I have Emily as my agent and I just love her always willing to help. EDIT!!!! im nearing the end of my lease and I love making Honest reviews. I still feel the same lol still a happy tenant tour and find your new home with Emily. !

Experiencia fantástica: my fiancée and i just moved into our new townhome in the 'Summerwood Townhomes' community and we couldn't be happier! Taylor, the Leasing Manager, was the one to show us around the unit initially and she was extremely helpful by answering all of the many questions that i've had about the move-in process. During our search, Lindsay, another Strategem Leasing Manager, showed us a different unit and she was just as great! i've toured a lot of places over the years and Taylor and Lindsay are, by far, the nicest, friendliest, and most helpful Leasing Managers i've come across. thanks guys!!!
Experiencia negativa: had the same issue for 4 months, not only has it not been fixed, no one has even LOOKED AT IT. and last time my roommate called strategem this lady yelled at her??? for no reason? she was being literally so nice and just had to hang up the phone cause the lady was screaming over her. i wish i had known this before coming. i know the price is aight but even that, they put tick tacky fees on, make sure u know its probs another 100 per person each byeeeee
Experiencia fantástica: In addition to my previous review below, I'd like to note that yesterday, within minutes of sending a maintenance request for my furnace that wasn't producing heat, Alan was knocking on my door to fix it. It was later in the day, so I was impressed he'd gotten here so fast. Thanks Alan for your help! I give the maintenance team high marks. I never have a problem getting maintenance done. The maintenance guys I've seen are Scott and/or Alan. Both of them are good at what they do and friendly to boot. If the problem is particularly difficult, they let the office know and a 3rd party contractor is called in. Unlike maintenance I've had at other places I've lived, the ones here don't just put a band-aid on it: they fix it right.

Experiencia negativa: Terrible company. They bought out my furnished unit from the old owner, raised my rent by 200$, and then charged me a full month's rent to remove the furniture that WAS NOT MINE from the unit on move out.

Experiencia negativa: Edited 12/9: DO NOT LIVE WITH STRATAGEM. Be warned. I have rented with Stratagem for 2 years now and just resigned for a third and it was a complete mistake. Every 5 star review here is a joke and I’m pretty sure maintenance is incentivized to ask for 5 star reviews and will leave a card at your house requesting it with their name on it. They get paid for good reviews and mostly guilt people into leaving a them. They will also enter your house without permission. I requested for maintenance and specifically requested that I was home during the request. They proceeded to show up to my house on a different day when I was not home and entered my house without permission even though I requested not to on the maintenance request form, then in contacting them, they told me that they have permission to enter my house whenever even though I specifically said on my maintenance request not to enter my house unless I was home. I requested repair for my dishwasher that has had a broken part in it since I moved in (I had requested a repair then and nothing was done). It finally gave out and their repair man showed up on a day I asked them not to and entered my house without permission. They then proceeded to slap $155 bill on this repair when they never told me I would be charged up front and still haven’t even told what the charge was for or even what was wrong with the dishwasher. I’ve only been told that I misuse the dishwasher? How do I misuse a dishwasher? My biggest issues with stratagem is this. I in a triplex and the two other tenants moved out a few months ago. As soon as this happened I began getting charge 3x for my water bill. I have called, e-mailed, and tried to talk to several people at this company for 4 months now and they still have done nothing about it even though it is very clear I am being charged 3x the amount I should for water. My bill went from $25 to $70 each month. Not entirely sure how this is possible and even after contacting stratagem, they refuse to look into it and are saying that I am using $70 worth of water each month as a single male living alone. Even after new neighbors moved in my bill is still extremely high and over all I am confused on this. I contracted guardian water and power and wasn’t given an help. They will try and get you for every fee possible as well. Also good luck getting in contact with them if you ever have an issue. Overall stratagem has little care for their renters issues or welling being and only cares about how much money they can exploit out of the people who live with them. FYI this is the literal definition of a Stratagem -a plan or scheme, especially one used to outwit an opponent or achieve an end.
Experiencia fantástica: Brandon came to our apartment to work on our heat and was very kind, respectful, polite and professional. He cared about our well being and he identified the problem immediately. He let us know a part is not working in the heat system and that the issue would be resolved in a couple days. He also left us 4 space heaters to be using until this is fixed. We thank you so much Brandon and thank you as well Strategem for your quick response and concern.
Experiencia fantástica: Im only giving a 5 star review for maintenance and the Crown Ridge property manager as they do a amazing job and do their best to fix any issue. Alan was so funny and was finally able to resolve the issue with my bathroom ceiling. Lindsay is so sweet and so understanding. I hope she stays as the manager for a long time since they change every once in a while.

There has been a phone issue that has gone unresolved for a long time so email is the only way to reach them and they don’t even respond to emails, and they show no regard for maintenance. They are extremely rude and won’t even provide a time frame for repairs, even in emergencies.

Experiencia negativa: **** UPDATE: 10.22.25- I returned home from work to find my front door left open AGAIN by Stratagem Maintenance. I simply cannot believe this happened again, after I was promised (as you can see from their response below) that corrective action was taken to ensure this would not happen again. Original Review: For your own sanity and well-being, you should avoid any property managed by Stratagem like the plague. I have had issues with my apartment since the first day I moved in, including but not limited to: leaking pipes, roof leaking, bugs, stains all over the carpet, etc. The only good thing is how nice the maintenance team is. It took over a month for my roof to be successfully repaired, while we were experiencing one of the rainiest months of the year so far. This resulted in extensive water damage to my ceiling and floor. Instead of replacing the drywall (which I am sure is riddled with mold), they repainted it. The worst thing that has happened so far is that I returned from vacation to my front door being wide open. Turns out one of the people hired to replace windows was not locking any doors on the property because he "didn't know how" - yes I heard that straight from his mouth. He didn't lock my door and the wind pushed it open, so my door was open for an unknown amount of time. I filed a police report because I still don't know if anyone entered my apartment while I was gone and the door was open. Not only did they not lock the door, they left glass, screws, and dirt all over my apartment from replacing the windows. My bed was used as a tool station apparently. There have been several other things that have happened since I moved in June that no one wants to deal with as a tenant. These people are unprofessional, unresponsive, and violate the law without care because they think no one will stand up to them. Their lack of accountability for all of the above is absolutely atrocious. I would feel differently if I received an actual apology or some kind of credit for all of the things I have been put through since I moved here, but there has been nothing. Renting sucks, but renting at a property managed by Stratagem is the worst. Don't let the other reviews deceive you - they are only positive if related to the maintenance team because they are the only good thing about this company.

Experiencia negativa: If I could give 0 stars I would. This management company took over Yaeger Communities. I lived at Summerwood Townhomes for 5 years. Each of the residents there were being told they had to vacate the premises at the end of their lease in order to COMPLETELY RENOVATE each townhome with the business loan they acquired in order to purchase these communities. I took a tour of the “newly renovated” townhomes. Carpet was to be removed- new cabinetry- new paint- ect. I decided to move to a different townhome community as 1700$ was not feasible with the lack of amenities provided. Plus the renovations looked rushed. Kitchen was going to black appliances with brown cabinetry opposed from steel appliances and white cabinetry ect. The paint they were choosing also was of low quality and again no amenities. So we moved and now have an itemized list of deductions from our deposit that lists deep cleaning even in regards to carpet. When in fact this was all being pulled out. We wiped down the bathrooms and lightly cleaned the place. But yet they chose every deduction possible to use up the entire deposit! This is thievery especially knowing they were to gut the entire townhome for “renovations”. I am going up the channel to obtain my deposit. But the renovations are not worth a $200 increase in rent. Completely absurd!

He quickly diagnosed the problems, even made a trip to Lowe’s to pick up the necessary parts, and had everything fixed within an hour. Experiencia negativa: I originally wrote a review of Stratagem Management in 2022, which I strongly suspect they had removed. I’m reposting with screenshots of my old review and photos of the apartment so renters know what they’re really getting. I rented a townhouse from Stratagem from 7/15/21–7/25/22. My experience was consistently poor, exploitative, and sometimes unsafe. Key issues are listed below. Security deposit & move-out: -I paid a $995 refundable deposit and agreed to leave my washer/dryer for $250, expecting $1,245 back. Instead, they only returned $675, withholding $570 in questionable charges. Full details are in my attached screenshots. Maintenance & utilities: -Heat failed three times in winter (leaving the temperature in my apartment in the 40s) and electric went out five times in summer (leaving it in the 80s). Response was slow (multiple days) or nonexistent. -They took 63 days to repair, during which maintenance flooded my sink cabinets and destroyed some of my property without telling me (and refused to reimburse for the damage). Quality & safety of housing: -The home showed visible dirt, mold, and damage (see attached photos) and frequently smelled, despite how much I cleaned. -During my year there, I experienced new health issues—shortness of breath, rashes, superficial blood clots, and facial swelling—that never occurred before and have never occurred since I left. Rent & leasing practices: -They refused to prorate my last month, despite my lease stating a partial final month; I paid an extra $109.45 for six days. -My partner and neighbors experienced mass buyouts: Stratagem purchased small landlords’ homes, evicted tenants, repainted, and raised rent by $400 for “upgraded” units. Stratagem Management’s practices are exploitative and, in some cases, unsafe. I would not recommend this company to anyone.

Experiencia fantástica: 8/24/25 Thanks Rob for replacing the battery in my smoke detector. I'm not able to use a step ladder, so Rob saved the day. Rob has always acted professionally and is a nice guy. Stratagem is lucky to have him as an employee. 6/27/24 CHRIS was very professional and knew exactly what was wrong with my wall air conditioner. He and Rob are awesome, and replaced it the same day. Again maintenance has been awesome. Rob fixed a small leak in my hot water tank ! He was quick professional and such a nice guy! And againTaylor answered my concern right away. She is also very professional and nice! Thank you! I want to recognize Alan from maintenance, for coming by at midnight last night, to fix a leak in my apartment. He knew exactly what the problem was! He was so professional and knowledgeable. Thank you, Alan! Rob came out this morning, finished the repair, was also professional, knowledgeable and great! Thank you, Rob. I also wanted to add that Taylor, at the office just helped me with my portal, charges, etc. She was so, so helpful and spent time with me! She was very patient! She is awesome! Thank you, Taylor!

He takes our concerns serious and try to be there on call with even the smallest concerns we may have here as tenants. I would also like to take this time out to acknowledge the STRATAGEM staff here at cedar court in general,mainly our manager Emily. Her above and beyond measure for being there for her tenants and go the extra mile to speak to people and engage with us, either the young expecting couple or just sending me a happy birthday email and not mentioning I was behind this month. Just authenticy like that makes us feel good and welcomed as a community and family here. It takes a village and here at ceder court we have that with our complete staff and residents. To Rob and Emily I would like to thank you for your kindness and welcoming nature.

The property is very well maintained and they have always promptly addressed all maintenance requests and questions, at one point even fully replacing my oven (no cost to me). However, life demanded that I move earlier than expected, and Taylor, a leasing manager at Stratagem, was exceptionally helpful, personable, and professional to me during that process. Instead of adopting any sort of "not my problem" attitude, Taylor was sympathetic and supportive, guiding me on many aspects of the process, provided detailed answers to all of my questions, and regularly corresponded with me directly as new applicants continuously entered the picture. Thank you Taylor!

Experiencia fantástica: Put in a maintenance request for a leaking ceiling at 9:30 am , Rob came within 45 minutes and immediately began diagnosing and fixing the problem. By 11 am the leak was fixed, Rob then showed pictures and provided explanations and full transparency about the what went wrong. Excellent maintenance experience!
Experiencia negativa: Horrible company. All reviews that are anything but 1 star and completely false and fabricated. This company is untrustworthy and unprofessional. They try to charge for anything- especially something unreasonable. They also will do anything to not give back your security deposit. Tried to charge for broken blinds that previous tenants caused which we put in a form when we moved in. Also tried to charge for a lock that was attached to the door when we moved in. And tried to charge for carpet wear and tear?? We lived there for a year so of course there’s gonna be a bit of wear and tear. Now I’m being told that I’m getting charged for my parking pass for not turning it in when we were told that we could turn it in at our convenience and also turn not to go to the office without an appointment, yet when I called to make appointments, no one answered the phone. Not to mention the property is horribly unclean and rats frequent the buildings. They also deleted bad reviews. nice try stratagem!
Experiencia fantástica: My husband and I are in the process of relocating from Groveport to the Delaware area this year and decided to rent an apartment until we learn the area. After reading some of the reviews, I wasn't in any hurry to view this property. However, a wrong turn off route 36 landed us right in front of Emilys property so we decided to take a quick peak. We were immediately greeted at the door by Emily who was super friendly and professional. Emily explained the property and even addressed some of the complaints. She took us on a tour and even rode us around the property where it seemed that most of the tenants waved to her. Why that might not mean something to you, but I work in retail so I know great customer service when I see it. We are returning to Ohio next month to make our final decision but we have yet to be impressed like we were with Emily!

Experiencia negativa: Until this review is mysteriously removed like so many others I saw disappear after signing my lease, I strongly urge anyone considering this property management group to look elsewhere. In my 11 years of renting, I’ve never experienced such consistent negligence and dismissiveness from a management company. If your AC goes out during extreme heat (as ours did during a month of 100+°F temperatures), don’t expect urgency of response. They’ll send multiple unqualified contractors just before the legal deadline to avoid lease termination—but not to actually fix the problem. One "solution" involved running space heaters for an average of 8-12 hours per day on frozen pipes that had already been bent from improper handling. When our heat failed in the winter, we were “offered”” multiple heaters—but they never showed up. It still took multiple days for any response or actual repairs to occur. When we moved in, our front door didn’t close properly….and that is puttin it lightly. There was a 24/7 gap of about 2 inches where cold air flowed in with ease….and the worst part about it was that we literally had to throw our full body weight into the door just to get the door open when we walked in. Multiple visits over several days before they finally replaced it. Staircase railings that were completely unattached when we moved in were only addressed after we insisted—nothing was proactive, even when safety was a concern- it did get fixed after there was an injury. Need to speak to the leasing office? Be prepared to chase them. Calls are screened, messages go unreturned, and promised follow-ups are ignored. For example, the office manager personally committed to calling me by Friday, 8/1 (or at the latest Monday, 8/4). It’s now 8/6, and no call, no update, no progress. Currently, our AC is broken again, and we’ve been without it for three days in, now 98°F, indoor temperatures. I was told it's "not an emergency," so no message could be taken. Our stove? Fixed—five months after moving in……oh wait, I was fooled again…after 3 “repairs” it took less than 3 weeks for it to break again and nothing has changed as of this day. The property? Dirty upon arrival, despite claims of “deep cleaning.” Counters weren't even wiped down. Bottom line: Avoid this company unless you're prepared to be your own property manager, maintenance team, and advocate. You won’t get the service you’re promised, and you’ll be left in unsafe, uncomfortable conditions while being ignored. Not having a functional front door that would shut the first 2 months we moved in should have been a red flag- living in franklinton with the crime rate 106% higher than the national average, 2 shootings in 24 hours less than 300ft away, one being a homicide yet no urgency…
Experiencia negativa: IF YOU ARE LOOKING FOR QULAITY MAINTENANCE this is NOT the place. They don't take accountability for anything and they open and close work orders without do anything or fixing. You can barely reach anyone who cares to help. DONT DO IT. There are way better property management companies you can rent from.
Experiencia negativa: They will milk you for literally anything. Charge random charges throughout my lease, then they proceeded to take half the security deposit despite only living there for one year. I wouldn’t recommend this company and explore other options.

We are very sorry to see this Antonia. It's unfortunate that your OSU campus housing shares Columbus City dumpsters with hundreds of other student residents in such a dense area of Columbus. (campus) This, coupled with tens of thousands of college students moving in and out of their apartments this past July / August turns pretty much every dumpster in the area into a literal heap of garbage. We filed complains with the city trash department, reached out to the Mayor and the City Council (they would not take our call - the Mayor was on a retreat apparently) and eventually hired private contractors to pickup the bulk materials. If you see more people dumping bulk items, please take note of who is doing this and issue a service request to our office so we can investigate. We do have housing options in a more quiet and rural area with friendly city service providers if you are interested. Please let us know if you need anything.

When I commented about his speedy repair he told me that he was in the area and decided to fix my issue right away. Alan is great!

Experiencia negativa: I have a family member who has been living in a place since before this company took it over. They are the worst of the worst. Charge a ridiculous amount of rent for poorly maintained apartments. Crazy late fees so that you can never get caught up again. Told my family member a month ago his lease would be renewed and he was finally getting back on track to get caught up with them and today they told him they are NOT renewing his lease and he has 5 days to move out and they will charge $500 a day for every day after that. Nothing but greedy slumlords.

Asia is a terrible communicator, Calyn (Cayla) lied about the prorated move in costs otherwise I would have canceled my lease before paying anything. And Jenny (Jennifer) the supposed regional manager does not care about having a good relationship with tenants and is unfair and supports the position that this property management has no morals. PLEASE DO NOT MOVE HERE. YOU WILL REGRET IT. currently counting down to move out already and only been here 2 weeks. not to mention having to put in 7+ maintenance orders within the first 3 days. It's rigged and they do not care. SAD. Save yourself the headache and hassle. They will NOT CARE or HELP. Zero stars should be the ONLY option.

Experiencia negativa: This company recently bought out the entire apartment complex I had been living in and is now pushing out all existing residents by refusing to renew leases. While they claimed we could move back into renovated units, the new rent is an eye-watering $1,700/month — a massive increase from the $1,300/month I was paying, and even more shocking compared to neighbors who were paying as little as $1,100/month. What’s worse is that the so-called “renovations” are minimal at best. I've seen the updates to my exact unit online — they’ve slapped on new paint and carpet, but the same countertops, appliances, and cabinetry remain. It’s hard to justify a $400 rent increase for cosmetic changes that barely improve the living space. It’s heartbreaking to see a close-knit community being dismantled, not because the buildings are unlivable, but because of corporate greed. This company clearly values profit far more than people.

Experiencia negativa: I moved into an apartment last summer for school and I was told it would be cleaned before I arrived but upon arrival I saw roaches everywhere the toilet was coated in a black substance and the entire apartment reeked of cigarettes even though I was assured it was a nonsmoking area since I have health issues. The carpet was covered in a black slimy substance and I had to pay out of pocket to get it cleaned since I was unable to move into a dirty room. While living there the apartment constantly smelled of cigarettes and made all of my belongings stink and over winter break the ceiling collapsed in my apartment and they did not even bother to notify me. They left me in an apartment covered in ceiling dust and mold for days before I contacted the city inspectors and then they decided to show up banging on my door at night. They stated it had to be patched up then and there and patched up the hole without properly fixing the leak in the ceiling that was causing the wall to crack. The worker advised me to vacate the apartment due to the hazardous materials and I had nowhere else to stay. Luckily I was able to stay with friends in a dorm room on campus but had they not allowed it I would have been out on the street with no place to go. Many of my belongings had to be thrown away due to the amount of moldy material stuck to it. I also informed management that bed bugs were entering my apartment through a crack in the wall and they only sprayed one time and did not do the two required treatments to get rid of all the bugs. They even ignored my two notices to request to vacate and proceeded to “evict” me from the property despite my attempts at contacting them. Overall a very terrible and unprofessional experience the entire apartment reeks of cigarettes and the dust and smudge caused several medical problems. I do not recommend these properties to anyone.
