Experiencia negativa: All around horrible experience. Nonstop water leaks, repeat work orders, and then they’ll try to keep your security deposit for painting because you lived there under 2 years. Not to mention I had to call 911 multiple times for fires and neighbors getting arrested. Apartments are spacious, but be careful. They are not worth the money in my opinion.

Experiencia positiva: Update 2 (7 years): Y'all, I still live here! The past 2 years they've been stepping up the heating game, turning it on before temperatures get uncomfortable. This year they repainted the stairwells on both sides of the building, fixed the door handles and have overall been managing better. Rent went up just a tiny bit. Back to 4⭐! Update (5 years): Ok for the most part, but apparently nobody thinks to turn on the heat until it already drops to freezing point. I'm supposed to call the emergency maintenance sometime in the AM when it's ✨cold enough✨. Love this for me! Wonderful experience so far! I've been renting for 3 years now; the apartment has a storage unit and laundry room in basement. The rent increased slightly through the years, but it's still low compared to most places in the neighborhood. They do bed bug checkups every 3 months, maintenance is quick and efficient and the team even helped resolve neighbor disputes. Brooke D. is the absolute best!

Experiencia negativa: If you ever have an emergency that involves having to move, they will bleed you dry, you absolutely will not get your deposit back and no matter how spotless you leave the apartment there's a good chance they're going to leave you with a $4000 bill, do not expect them to answer the phone or reply to emails either.

Experiencia positiva: My daughter has spiders all over her apartment and after 3 sprays theyre still coming by the dozen. Windows arent insulation so in the winter no matter how high the heats on its freezing in her apartment and she lives on the 3rd floor. Had an issue with her bank system being completely down 9/07/25 so no matter what form of payment she tried using it wouldnt go through that included pending transactions. She told her office as a just in case this does happen to which she was rudley told "i dont know what youre talking about you paid your rent but if it does get returned banks fault or not youll get 2 late fees and a return fee." Luckily by 9/10/25 her bank was back up and running and her 'pending' rent was paid and not returned. Yet somehow my daughter is being punished by not being able to make rent payments online anymore. When asked again the woman rudley said "well maybe in a couple days ill let you make your october payment early. Maybe." Very unprofessional, rude, and unnecessary.

Experiencia negativa: I would choose no stars if it were available. Paid my deposit - never was sent a lease. Called multiple times, left voicemails. No returned calls. Tried to tell me my deposit was non refundable, which I fought because I would be living there currently if there was any communication. Finally said 7-10 for my refund check. Still, after 21 days, nothing. Don’t even try to call, they will not answer

When you contacted us, we began processing your refund right away. The first check was delayed because the address provided to us by text was incorrect, but we immediately canceled that check and reissued it to the correct address. We understand you called multiple times earlier in the day, and while we were working on resolving the issue, we responded later that same day.

Experiencia negativa: Please avoid here at all cost, just another expensive slum. Ceiling in my neighbors apartment collapsed, apartment hallway ceiling is collapsed, ceiling in my apartment waning. Took a week after they were contacted to come look at it. At the point I didn’t feel safe under my roof. I was month to month, and they released me from my lease, but now they are trying to charge me repairs for the apartment? And you know I haven’t seen my security deposit back. For shame on these guys, there’s families living in there and they don’t even give a damn the ceiling coming down. Some of those Clifton Ct buildings need condemned honestly. Just now got housing but man they really messed with my life.

Experiencia negativa: Don’t move In here. They get it all nice and pretty during the summer, but then disregard everything through the slower months when they aren’t getting move-in tenants. I lived in Clifton Ave. There’s a lot of domestic disputes, smoking in the halls, and car break-ins. I had mold from a leaky roof that wasn’t taken care of for an entire month, but they wouldn’t refund me for my rent, even though it was not livable. Not to mention when I moved out, I was required to shampoo the carpets and clean, which I did thoroughly and was still charged a cleaning fee. I hope no one has to go through this slum lord treatment.

Experiencia negativa: The Clifton and. Brunson “apartments” are dehumanizing, I use the term apartments loosely because this doesn’t s an ACTIVE SLUM, they do as little as possible, windows are uninsulated so your utilities are wasted all year, with the landlord special paint job over bugs, so many layers thick it’s peeling off, then to top it all off they’re are no facilities. No gym, no pool, a mostly non functional laundry room and mandatory dog inspections so they can siphon extra money out of you for fake bed bug treatment, that REAL professional terminators confirmed were not present. No cameras for the parking lot and cars keep getting broken into but you better believe they’ll still be charging you 1k a month. Please stay clear of F&W you can get a much more livable apartment for the same price and you’ll actually be able to live comfortably. Shame on you for feeling comfortable to do that to people who are already financially struggling.

Experiencia positiva: I rated them poorly when I first moved in, been at my location for 3 years now and I have to say they do try to improve. I appreciate that they still strive to keep the market fair and haven't raised my rent to astronomical prices. While maintenance on the buildings still needs to be worked on, the staff has significantly improved and I don't feel like I'm being treated like a nuisance when I walk in the leasing office. They have dealt with my constant complaints with patience and urgency. They don't pester me, they clean the units when able, and still keep up with bed bug inspections. (which is a good thing) In retrospect F and W is fair. I just wish they would be a little more picky about tenants they move in, I live in a non smoking building and so many people slip through the cracks. They will work with you and listen, you just need to be reasonable.

Experiencia positiva: I moved in on the 1st of October and it has been the nicest 17 days I have ever had with a new living space! Getting information about the rental properties was a snap, including information on upcoming rentals. Getting my application in was easy and I was able to secure my apartment in plenty of time. My questions were always answered in a timely manner. Jeff Hamilton was a great person to work with from the beginning! He has made it a very personal experience, and I don't feel like I'm just another renter. Also, I out in maintenance requests in on a Saturday evening and Monday morning first thing the team was there for the requests. I am very very excited about making my new home with F&W properties! ----- Seven years later and the only complaint has been the number of smokers who rent in a nonsmoking building, but assume the nonsmoking doesn't apply to them. Typical, the only ppl it hurts are those of us who don't smoke but have to deal with their smoke in our halls and building.

Experiencia negativa: I have lived here for over 5 years and have not received my deposit back. My friend who also lived at F&W Properties did not get his deposit back. So, know that you will not get your deposit back. They will find a way to charge all the unnecessary fee so that you don't get the deposit back. BE WARE!!!!

Experiencia fantástica: I have lived here 3 years and anytime there is a maintenance need they are quick to address it. Maintenance team is excellent and efficient! I recently needed some extra support . Alyx in the office knew exactly what to do and the issue has been resolved. I recommend this company. Experiencia fantástica: I am currently working on getting back with fandW because they were so incredible the first time and they’ve only gotten better with time. When I came in to sign my lease, they had a move-in kit with a bunch of stuff that I would need and my new place they were so cordial and so sweet I recommend Housing with them 110%. I have lived with other housing companies that were less moral and worse customer service, but they are the absolute best I’ve ever lived with

Experiencia fantástica: We’ve been renting from F&W since 2019 and have had nothing but great experiences with them. Don and the rest of the maintenance staff are absolutely stellar and are a big part of why we continue to stay with F&W. When we enter a maintenance request through the app, oftentimes they show up the same day to perform the maintenance. It’s amazing! They replaced our entire HVAC system yesterday; work started at 8:15am and they were completely done by 1:45 yesterday afternoon. Don’s professional efforts are noteworthy and appreciated; congratulations on a job well done.

Experiencia negativa: DO NOT TRUST THESE PEOPLE! They will lie and connive to get your money and mistreat you as soon as they receive it. They will give you a separate contract before you move in and a different one to sign to live there. It’s all digital so they can do it very easily. When you raise the issues you have it will be nothing but more time and money out of your pocket, and more problems for you than it’s worth. Find yourself somewhere real and good to live not just a nice office to visit with your problems. That’s the only place your money is going.

Experiencia fantástica: I have been with f&w for 3 years now. The maintenance crew and the front office are very wonderful people. I like how they care about the property and how it looks and they care about the residents. Maintenance issues are addressed as soon as possible. There's people coming in and making sure that the landscaping is taken care of every week and also there's people that come in and also clean the hallways and pick up trash with the new apartment buildings. I like the fact that we have pest inspections once every 3 months that way the residents can continue to live comfortable and bug insect free

Experiencia fantástica: Maintenance tells you everything you need to know about how much a property owner cares about their property and about their business relationships with their tenants. I've rented the same apartment from F&W since 2017. Prompt, correct and professional-- that describes their maintenance calls. I've never waited more than three days from request to completion. And quite often it's same day service. I've never seen any broken glass around any of the cars. What's phenomenal is the proof that they care about their property and that of their tenants: every three months with lots of helpful notice, they bring through a highly trained bedbug dog. Their property doesn't have that problem and neither does our furniture etc. MUCH APPRECIATED!!!

They have employee's that also live in their unit's (ABSOLUTLY LEGIT!!), but the issue is: Some employee's will learn a tenants schedule and family members schedules, then enter your unit to snoop around. Stay away from F&W, their new "free Internet" is watched by employees. IDK if I am just reading Google news, my neighbor (also F&W employee) does need to have the ability to check on me. ...and of course: Zero stars if I could The owner has alreedy marked as inaccurate. It is what they do

Only an application fee, which can be transferred to any of our other many available properties. 44 Woodland was advertised appropriately and was rented to another tenant, who paid the deposit before you could. Experiencia negativa: Was told to pay 700 dollars over the phone. Just sounds a little scammy and unprecedented is all. Also gave me the classic run around. I had applied for a unit that was already taken. Way to steal my application fee.

Experiencia negativa: Every single unit they sell comes with thick layers of lead paint AND a pamphlet telling you how it's not their fault and to watch your kids and pets so they don't get lead poisoning. There's no ac. No elevators. Maintenance regularly let's water and sewage sit. The buildings are broken and collapsing. I can't wait until the city investigates you scam artists.

Experiencia negativa: Was wonderful the first year I was there. The past two have been hell. ROACHES by the time i left. People bringing in dogs to no-dog buildings, wrongfully blaming tenants for noise complaints that were later proven false and other people, the office is impossible to get a hold of. They threaten tenants for eviction if you have a bit of clutter when they do their walk throughs. (Clutter that isn't harmful to the apartment at all and is supplies for current work projects). If you have to make noise to build furniture or anything; in the hours permitted to be noisy and another tenants complains they immediately threaten you with eviction. They make you give them your car information; the lease states there's car limits but no assigned parking and no enforcements. E Long buildings NEVER have parking after 6pm and you have to park in the YMCA parking lot and hope you're not towed. They also trap you to try and get more money out of you; requiring a month or more notice of moving out and no prorating if you move out in the middle of the month. But yeah the E LONG st buildings HAVE ROACHES (2023)

Experiencia negativa: When applying for an apartment I went through the most aggressive vetting process I have ever encountered. During the process of jumping through hoops, one of my landlords did not use their form and instead sent me an email confirming my good standing. I forwarded the email and got a call later that day- they accused me of FRAUD- dead a**- saying I forged the email and forwarded it to them… from someone else’s email…? I’m guessing? Not to mention that while applying I mentioned it to a friend who told me that they asked for an entire month’s worth of rent for the application- then denied her- then tried to keep all that money. Luckily she had put it on her card so she disputes the charge and eventually got it back one month later. BEWARE F&W Propertiea.

Experiencia fantástica: The area I live in is well cared for and maintenance responds very quickly to any request. They are always kind too! Communication between management and tenant is easy and they are friendly as well as understanding. I feel safe and at home. Great area to walk around and enjoy too. Only thing I don't enjoy is the carpet I have in my unit. Some updating would be great! Ik that would mean rent increase but nothing major is necessary where I live. The carpet just seems old and gross.

I've very much enjoyed the complex I lived in because of the environment, and throughout the years F&W has made tangible efforts to maintain and improve the grounds and common areas. The same helpful and courteous people who worked with me at move-in also worked with me for move-out in the same manner, despite the widespread pandemic-related staffing issues, which I think is a testament to how F&W operates and values their staff. While my unit did not receive renovations throughout my time there, I did not have any major maintenance issues besides regular tear and wear, and have confidence that their helpful, friendly, and responsive maintenance crew would resolve issues in a timely manner. I can recommend anyone looking to rent in their coverage area to consider F&W.

Experiencia fantástica: They came thru for me with the apartment..would recommend them to anybody looking for a place. However after 17 mons living there and course this is a he said, they say there were two issues noise at my house not true and the issue with a neighbor above my head. They so big on Peaceful Environment where was mine from 10pm to 6am. Tenant above my head was allowed to do whatever he wanted to do. Bathroom light still wasn't replaced even after a year you took it out. Happy to say I will be moving into another place, issue free. Not going to say I wouldn' t recommend but not a good fit for me

Experiencia fantástica: Best landlord in Columbus. I have lived at 6 different landlords in Columbus and FW is easily the best. I’ve lived at an FW property twice. Once at an apartment and currently in a house. They have never failed to show how much they genuinely care about maintaining their properties and keeping their renters happy. They have the fastest maintenance response time out of anywhere I have lived which really makes the experience amazing. If something is broke they take quick action to fix it. And if they can’t fix it, they send someone who can. When I lived at an apartment they did routine bed bug checks with a trained dog and did preventive spraying every 3 months at least. Beyond all that, FW is one of the most affordable places to rent from in Columbus. The apartment I rented back in 2018 goes for the same price today which is actually incredible considering inflation. Pay your rent on time and you’ll be fine. Again, best landlord in Columbus!

Experiencia negativa: I lived here for 2 years. I found that management does not care about its clients and they are not remorseful when they make a mistake. I would absolutely not recommend living here, last possible option. At first it’s ok but in the long run, they always show their bad side. Maintenance on the other hand are amazing, loyal people who I dearly appreciate. Edit: for more context management actually towed my car without informing me from my own parking lot and when I found out they were very unapologetic about the fact that they didn’t reach out (I was out of the country for a month). They also charged me $700 for a bug treatment without telling me I would be charged if I needed it first and pressuring me to do it as quickly as possible. A few months before I got a grant from a housing network and I ended up applying twice and being given the grant twice (during the pandemic). They applied it the first time but didn’t apply it, or contact me, the second time because they claimed it was “suspicious” that I got help from the organization when other residents applied and didnt get it. But I found that out the hard way when I was charged a late fee because they didn’t apply money to my account that another organization paid them but they also didn’t call me or the organization to verify. They just decided I didn’t deserve the money someone else gave them on my behalf and let my account become late. When I finally resolved it, they all but threatened me to not help in the future or be lenient if I was as persistent and tenacious about identifying the person (Kate Brown) who refused to update my account based on her (racist?) assumptions about whether or not I was supposed to be awarded the grant. I do feel I was singled out and discriminated against because I met her in the office previously and my name is extremely unique so she knew who I was. Anyways that’s the full story. As for the building, it was rarely if ever updated which meant all the money I paid into gas went right out the window (literally) since they don’t use rent money to update their very old windows. Also thanks to that I had an extreme bug problem with earwigs and beetles constantly making their way in to my apartment. I’m so glad I’m free of them, so now I can share what really went down. Good luck to all you house hunters!

Experiencia fantástica: I was able to find this place and get in very quickly, thanks to Brooke Dover’s hard work. She stayed in close contact with me about dates and times, and also had fantastic plan-ahead materials that walked me right through the processes. This has been easily the most seamless move-in experience I’ve ever had (I’ve moved around quite a lot over the years). I love my new place, the building and unit are clean and friendly. And get this: there is no paint on anything BUT where it should be! Doors all close like they’re supposed to, no paint over the switches or outlets, and a different color for all the trim! :D if you’ve ever lived anywhere else in Columbus you’ll know how rare that is in a rental company! Great job, F&W, and great job, Brooke!

Experiencia fantástica: I've been a resident with F & W for a little over a year. Any time I've had any questions or problems, the staff have been so kind and quick to help out. I used to work for a smaller apartment group in another city, so I was expecting some problems as just "par for the course," but these guys have been great since day one. Brooke D. most recently helped me out, and there are a bunch of folks in the main office (whose names I can't remember) who are also super helpful. Experiencia negativa: We were in a hurry to find a place when we took the apartment. Had we had more time, we probably could’ve gotten more for our money. We were on the top floor and the provided window unit air conditioner would blow hot air if the temperature hit 80 degrees, making the unit unbearable to be in. We reported this to maintenance and had someone come look at it. The gentleman who came told us that the unit was clogged because of how much the previous tenant had smoked indoors (Ew!). He cleaned it but it was still too antiquated and the problem persisted, eventually causing us to decide to look for other housing arrangements. After moving, it was a little over the allotted 30 days before we received our deposit. We left the apartment cleaner than we found it (there was urine on the toilet seat when we moved in), so I was surprised to find that we had been charged $200 for “painting and cleaning”. I’ve lived in 5 rental properties throughout my life, and none of them have ever seemed to think that the cost of painting and cleaning was the former tenants’ responsibility. This is the first time I’ve not received my full deposit back. I’m giving them two stars because the maintenance team was professional and overall the property was in decent condition. If you have time to shop around a bit before committing, I would recommend it.

Experiencia negativa: do NOT move into the clifton woods apartments. i have lived here barely four months and i have had to call the cops three times. i had my catalytic converter stolen, i watched someone steal a car, and then my partners car was stolen. this isn’t even mentioning the other tenants I’ve talked to that had things happen to them. i understand this is happening everywhere BUT there are no safety measures being taken here. they refuse to add cameras because “it still happens even if cameras are up- they don’t do anything.” and there is barely any lighting at all throughout the parking lot. my packages keep getting stolen and when that was addressed i was told “you were told to register for the package unit at the leasing office” except i get an email every other week saying it’s completely full. maybe if there were cameras and better lighting not only would it prevent this but i’d know if it was another resident stealing them or some random person walking by! quite frankly i would not even recommend f&w properties to begin with let alone this specific property. whenever an issue is brought up you are not met with compassion or kindness (as you can probably tell by reading the responses to these other reviews).

Thank you for your feedback. We appreciate your concerns and understand your frustrations. Criminals and the lack of law enforcement are out of our control. We cannot stop it from happening and we cannot regulate law enforcement. We focus on what we can do, and we do it. We have experienced some of the same issues you're having ourselves. I promise we are also frustrated, but we know from our experience that cameras are not as easy as some think, they are not a quick solution. They often are ignored, provide poor quality, are damaged, and flat-out ineffective. We had the experience where we had video evidence of vandalism and an attempted theft occur and presented it to the police who told us there is nothing, they can do about it. I should also mention they are difficult to wire to get internet at that location, and they failed, due to the building structure.

With this in mind we have secured entrance buildings and we do have significant lighting. If you disagree, please specify exactly where additional lighting is needed. We provide secured locker locations at our office with 24/7 access. The lockers are new, and people are getting used to them, so they are not yet perfect, and the full notice is for a brief amount of time, and we have made accommodations in those few cases. Even if they are full you wouldn't face theft. You should not have packages delivered to the outside of your building.

We want everyone to love living with F&W and I wish we could do more, but we can only do what is within our reach and that includes electing officials who pursue justice as well as getting involved ourselves to help make this community a safer place. Experiencia negativa: They do this bogus K9 inspection 4 times a year and charge you $100 if you fail. They have 9 different requirements you need need to complete before they can even test. The only reason I failed was because I had my tortoise out! They checked and cleared the entire unit but claimed the couldn't spray the building because he was left out. He was in a 3 foot long sealed enclosure.The city was having power outages in 96° weather and I couldn't risk leaving him locked away while I was at work all day. And they waited 3 days to notify me. Would you leave your dogs locked in a hot small room for 8 hours knowing you could potentially lose power?

Thank you for the opportunity to elaborate on why and how we do K9 inspections for Bed Bugs at our properties. Our K9 inspections are a vital part of our business and are done at no cost to the tenants. Columbus is 8th in the Nation for Bed Bugs and here at F&W, we take a proactive approach so we will not be a part of that statistic. The inspections are completed by Certified K9s and Handlers that are licensed to do so with extensive training. We never ask for your pet dogs to be kept in a bathroom all day. The instructions are given when you sign your lease with a reminder a few days to a week in advance. All other pets should be placed in the bathroom prior to our arrival and remain there for 45 minutes for their safety. A tortoise should not be exposed to the preventative spray and it is up to the pet owner the remove the tortoise prior to our arrival. The instructions are clear. The enclosure for the tortoise had a heat lamp so in this case, the heat would not cause an issue, also the power was not out in this location. Best to you for your next inspection. To be clear it is a non-compliance charge rather than a "failed" inspection that is $100. Best regards, F&W

Experiencia fantástica: I waited for a year to write my review of this property/company and I will say I am still as happy now as I was when I moved in. I love everything about my adorable little home. From the location, to the charm of an older building to the professionalism of the staff, I have 0 complaints. I have a 1BR1/1BA facing Broad Street. The amount of natural light I get is amazing! I had always wanted hardwood floors and mine are beautiful. Over the year, the paint is starting to chip in a few places but nothing a touch up wont fix. Also, the windows are a little drafty in the winter time but again, I like to cuddle up with blankets anyways. Management has always been responsive and have even gone out of their way to compliment me on the time I've put into making my apartment a home. I have only called in for a maintenance issue 2x and both times, I was responded to very quickly. I even had a maintenance man help me when my car got stuck in the snow! WOW!! I appreciate the gated parking lot which isnt far from my building and the request to have my code changed (due to an uncomfortable Uber Eats delivery driver) was made within a day. I truly dont think I could ever find a better place to live and I hope to be here for years to come.

Experiencia negativa: I student teach at the school right next to their rental office off N 17th st. What looks like to be the schools parking lot is apparently not and I parked there for under 3 hours for parent teacher conferences from 4-7pm. There were not any “no parking” signs where I was at. They towed my car, I had to pay 170$ and if it weren’t for my boyfriend I would have been stranded without a car. Thanks you guys seem like a great place to rent from!

It is unfortunate this happened to you. We have a two no-parking signs facing our parking lot. We also have a sign stating the parking lot is for F&W Properties. One sign is on the building and one is on the fence, both facing the parking lot. The school executives have been notified as well. The tow truck company is not allowed to tow your vehicle unless it’s clearly identified as a no parking tow-away zone. We are a great place to rent from and have been serving this community for the last 50 years. Best to you in the future.

After my first year it went straight to month to month and that has been a blessing knowing that at any point I can leave if I so choose. It's great having that freedom. If olde Towne east is on your radar for apartment at all, definitely make sure you tour some apartments. Also, they do the quarterly bed bug check which I personally see an an amenity.

Experiencia negativa: I GOT MY DEPOSIT BACK FROM THIS SCAMMING RENTAL OFFICE after the lady front desk lady told me I wouldn’t as if she could control it lol! SIMPLY DISPUTE IT WITH YOUR BANK SINCE THE DEPOSIT IS VIA DEBIT! THEY WENT ONTO MY PERSONAL FACEBOOK ACCOUNT DURING APPLICATION REVIEW! I applied for a property with them in August and they required an application fee and deposit AT THE TIME OF APPLYING before approved. I was desperate and had no reason not to so sure. I had rented past 5 years from 2 different family properties where I paid rent, had a lease, proof of rental payment and a roommate even had to be evicted previously via court so it was legit and I put the exact names on my application when I applied. As they reviewed they kept asking if I knew my landlord previously etc I said yes. They tried to make it seem like I was trying to fraud them or something as if my application didn’t match my lease agreement which I provided but it did. They didn’t like I rented from family which was fine and their choice but they just should have declined my app and kept the app fee and return my deposit and we’re good. No. They said they were keeping my $950 AND I was denied and they said because of fraud although my app and everything I submitted matched ‍♀️. I told her I’d get my money back and she said “I bet you don’t” well in October after bank investigation I GOT BACK EVERY PENNY I now rent with ROOST REALTY and am very very happy. BEWARE!

Experiencia positiva: I’ve lived here for over a year now, originally priced at 625 per month, this place was perfect for me. After living here for this amount of time I begin to see the cracks in the charm of older buildings like these though of course. No dishwasher, no garbage disposal, super drafty + thin windows, no central air conditioning, hot water that runs out (not even enough to fill the shallow bath tub) among other small things. I like this area for its charm and proximity to the park, it is in an interesting area because it is right in the middle of Bexley, Whitehall, South Linden, and Downtown. Then I receive a letter saying they need to raise the rent 70 dollars per month as it’s been a “tough year” for them which was a bummer for me. In the midst of a global pandemic I understand we are all struggling, but my sympathy is really only extended to individuals, not a company that owns a good amount of buildings in Columbus. Overall I do enjoy living here- of course I would prefer to have the building be updated with a few or even one modern amenity to justify the rent increase, and I’d also love to find out who is going through our cars in the middle of the night (definitely don’t forget to lock your car)- but I will be staying here. It’s hard to find any affordable apartments these days and regardless this one still is within my price range and fits my basic needs! I think if you’re looking for a budget- friendly apartment in Columbus that isn’t too far from everything, this is a good option to consider. The office is very responsive and maintenance requests are handled promptly. I like the flooring in my apartment, and of course as I’ve mentioned, the charm of buildings like these makes them equally as difficult as they are appealing.

Experiencia negativa: An update since I’ve rented from F&W for over a year. I am currently in a financial bind and they have no solutions available but to serve me an eviction notice. While I understand I am binded by a lease and I never planned to skip out on rent. The fact that I have always paid my rent early or on time except the last month or two had no weight and I was immediately served with an eviction notice. The only solution they provided was to pay my rent as soon as possible or a 2 month buyout which for a person in financial trouble seems outlandish to say the least. I would never recommend or rent from them again. On top of dropping the ball on any service I have requested. Thanks for nothing F&W. Oh yea, and to top it off, I’m stick with renting with them until March as they won’t allow move outs in the Winter. Yay me…

Experiencia fantástica: I like how quick maintenance requests are handled. I don't like the 2 rent increases in the last 6 months amounting to $60. I like that they check for bedbugs but hate the canine inspections for the bedbugs every 3 months. The property is well maintained and they just added new doublepanes windows to all the apts in this building.

Experiencia positiva: I’ve lived in two different F&W properties over the course of 3 years now. The leasing experience was great both times. Giving them your money, A okay. My issue began when our roof began to leak. We put in an order for it to be fixed. Contractors supposedly came out and fixed it. The roof began to leak again. My bf reached out to maintenance (Wed) and received no response. I then called the office and spent 20 minutes going back and forth with a lady who was rude, extremely short and basically put everything off on the contractors. She advised she would speak to maintenance and we would talk the next day. Of course she never called back. I called again on Friday to be told contractors would be out Monday. Why did no one follow up with that detail? Why did I have to call back? I then asked who would be following up with a plan after that. Her response “the contractors can’t call you, they don’t have your information “. I then had to suggest maintenance follow up. Again, why? Wouldn’t that be the logical answer. Zero accountability, zero problem solving skills. We shall see if someone actually reaches out on Monday or if I will have to call again. Sick and disgusted.

Experiencia fantástica: F&W properties has been a great experience for me I must admit I was a little skeptical at first however after speaking with Brooke Dover helped a great deal every step of the way she was transparent and answered every question and concern and she wasn’t offended when I didn’t understand somethings she remained calm and gave me clarity until we’re both on the same page and when I decided to move forward and apply she continued to help me as I went through the approval process, and when I was finally approved the day of my walk through went smoothly she makes me feel like we’ve been long time friends although I only recently met her .... good job F&W I hope all your workers are as efficient btw I love new new place I even received a welcome gift into the F&W community ( that’s a first for me ) So if you want to live in a community that cares for you F&W is the place... trust me

Experiencia negativa: They will deny you for anything it seems like and instead of calling you and telling you they send a letter. Why should I have to wait for a letter why not call and tell me and if need be send a letter? I won’t be applying with them again and from some reviews I read I’m ok with being denied.

Experiencia positiva: My honest review! Before I go on I will say Kate was nice enough to review my dispute and cut me a check for $105.00 for part of the cleaning fee after I initially got a check for only $115.00 out of $670.00, it's crazy how these people just straight up take your security deposit! Maintenance was on top of the grounds and the place was clean and felt safe. Now you can read my review below. First, don't even count on getting your security deposit back! You are responsible for repainting after you move $225.00 , also you are responsible for clean up even if you left it empty and reasonably clean that's $225.00, don'tl be like me, I left 12 canned goods in the cabinet 35.00 trash removal. Carpet cleaning is $65.00, they pretty much rob you of your deposit. I DON'T LIKE THAT! Getting approved is like getting a government job, you have to be on your job 1 year and they call your employer, no felonies and you have to have a credit score of 600. They have a bed bug sniffing dog that comes in every 90 days, you must cover your belongings because the dog has to climb on your bed and furniture if you don't comply you are charged $100.00 or threatened with eviction. I later found out the lady who tended to the apartments had keys to everyone's place, she did 25 years in prison for God knows what and is a former or current drug addict. I will never live in a complex again!

Experiencia fantástica: I have spent the last several weeks looking for a new home in an affordable price range for me and my daughter, and until today, it has been extremely depressing. F & W Properties are the kind of property owners you want to rent from, because of their obvious care and maintenance of their apartment buildings. Just about every apartment complex I have visited within my price range has been literal trash: litter all over, broken sidewalks, questionable stairwell, trashed window blinds, overflowing dumpsters, etc. The F & W properties I visited today were CLEAN--which is a big thing to me! There was not any litter, and we met a maintenance man who is always around to take care of things, the appliances were all pristine, and you can tell they are not just collecting money from rent--they actually take care of their of their buildings! I was very impressed, and I we are looking forward to a new start in a lovely, Peaceful location!

Experiencia fantástica: Sandee was a huge help to me in my search for an apartment for my cousin. She was professional, kind & very patient with me as I was new to this process. She took time with me to make sure I was comfortable on my own looking at the apartments. She even took time to wait on the phone with me as I searched to find the right building. While looking at the apartments, I encountered a maintenance man named Nick who was working to rehab another unit. He was also very kind, helpful & professional. He took time to answer questions & share additional information about the units. I was very pleased with both of my interactions with employees of this company. I am hopeful that my cousin will end up in this property (or one that is run by this management company) because I know she will be in a place where the employees care about their tenants & their is a high level of professionalism.

Experiencia negativa: The leasing specialist (Clayton) was very very rude and condescending to me. I applied for one of their available properties on a weekend and no one ever called to give me next steps or to even introduce themselves to me. I called them excited for next steps in application process and he was very bland and not interested at all to move forward but I choose not to be sensitive and just pay the $865 deposit. Upon paying the deposit the unit i applied for was taken down and being held for me. I waited a full week for my job verification and rental history to come back and once it did i was denied due to a balance being owed to a previous rental property that i was unaware of. Within ONE hour i figured things out and had proof of payment sent to him via email but no response so i then called to confirm delivery and instead of him being happy to move forward he doubted that i paid the ENTIRE amount (i paid The balance down to ZERO) in full even though their policy states you can’t owe more than $1,000 to previous landlord. However I was told that they’ll check to see if I’m being truthful or not and that my application would still have to be approved as a whole... without any word or reasoning they re listed the unit so i had my fiancé view the apartment that day ( obviously i was so desperate to move that i just looked at the pictures and applied) to see if it was even worth me being upset and it was NOT. The halls smelled bad and there were mouse droppings in the kitchen sink and the carpet!!! the bathroom was just terrible. So disappointed

Experiencia fantástica: I moved into a F&W Property (Clifton Woods) around August 2020, and my experience has been absolutely amazing - I definitely plan to stay a while! Not only is the apartment an amazing value, especially for the location, but the entire move-in process from viewing the apartment, to the application, to actually moving in was met with respect, professionalism, and timeliness. Nearly everything is done online, but if you need to speak with someone in-person or over the phone I have never had an issue. I’ve spoken with many of the staff, and they’re all great but Brooke has been especially awesome to work with. My specific building is older, but most (or all) of the units have been updated and have been very well maintained. Any time I’ve put in a maintenance request for a minor issue that needs fixed, it’s never taken longer than 24 hours to complete, which I very much appreciate. If you’re looking for a brand-new, resort style, unaffordable apartment complex, this isn’t for you...but if you’re looking for a charming, well-maintained, and AFFORDABLE apartment in one of the neighborhoods close to downtown, F&W properties has you covered!

Experiencia fantástica: I expressed interest in seeing an apartment. I received an email with information on how to set an appointment to tour the unit and was given keys to see the property. This was a very simple and smooth process. Never have I ever received such service. Sandee was very helpful with explaining the application process and Clayton sent emails promptly and responded to text messages quickly. I found these listings on Facebook Marketplace and am so happy someone suggested I check there since I was having no luck with some of the other well know listing apps.

Experiencia negativa: These folks give the rental industry its negative reputation. Crystal Nunnery was the individual I had the misfortune to work with. My specific qualm with her professional conduct and that of the company she represents concerns breaking leases. I, like many, I think, did not read the textbook of a lease word for word. Shame on me. However, before I signed the lease, I specifically asked multiple times about the rules surrounding breaking the lease. I asked again before I decided to break the lease. Each and every time the answer was, "$200". Upon breaking the lease and moving out, the charge is now $200 in addition to every month the apartment sits empty. Oh, I am apparently also a liar for stating that this is the first I have heard of the actual policy. Oh, and also, just for kicks, they charged me a painting and cleaning fee, although I left the apartment spotless upon returning the keys. I am appalled not with the rules, but with the professional and human conduct. I would not have written this negative review had I been correctly informed. On a side note, I rented at their Roxbury Place Apartments. While the apartment and landscaping are both lovely, the buildings are from the 1950's and highly, highly inefficient. The windows are single-pane and actually freeze over from the inside in the winter and the gas stove emits fumes. Although I spent an average of about 7 days out of the month at the apartment, I paid more in utilities than my parents do at their large, suburban home. In summary, please be forewarned that these individuals have the professional conduct of used cars salesmen and you will pay a ton in utilities.

Experiencia fantástica: I've lived at an F&W apartment for over 5 years now. They have wide variety of units available. The units are mostly in historic buildings, so the units aren't the "luxury" type that are being built all over town. Instead they are older, well cared for, apartments with the charm and character that is often missing in the new builds. The leasing office is helpful- they accept packages for me and know me by sight when I stop by to pick them up. They are kind and friendly though often busy. Maintenance requests are completed quickly and professionally, often on the same day. F&W is fastidious with pest control. They have bed bug inspections and treatments quarterly. I've never had an issue with bugs. The buildings are older so layouts may not be what people expect. Noise dampening is also not a thing so when touring stop and listen for traffic levels.
