Experiencia negativa: I honestly question whether these positive reviews are real or written by staff, because my experience with TCS Management was nothing short of awful. In my opinion, this is the most incompetent and unprofessional management company I have ever dealt with. Every interaction I had with them in Philadelphia was sloppy, disrespectful, and handled with zero care for the people they’re supposed to serve. They showed no integrity, no consistency, and no accountability for anything they did. I’ve never seen a company operate this poorly. I would never recommend them to anyone for any reason! You say you have “no record” of people anytime the review isn’t positive, which seems to be your standard way of avoiding accountability. My situation had to be handled through outside channels when it actually mattered, not through scripted replies on Google. There’s nothing left to revisit with your company, this review is for people considering doing business with you.

Experiencia fantástica: We recently worked with Rebecca Gustafson in the Brandon, FL area, and she helped us out tremendously! We needed access to view rental properties where the listing agents (with other companies) were not following through with our requests or calls. Rebecca went above and beyond to share a list of all the options in the area that met our needs (within our price range) and she even showed us two properties in person that we could not get the listing agents to show us quick enough. Her expertise helped us make our final decision. When we are ready to make another move in the future, we will definitely reach out to her again. Highly recommend!

Experiencia positiva: My property owner has recently switched over to TCS management, it's been over a month now & NO Contact! I don't know who to pay my rent to. I have service requests with no answer. I have been living here for 3 years with no problem.My old property manager says they have my deposit, but not even a on-boarding email is crazy. At this point I'm considering moving,because I refuse to deal with this nonsense. What a horrible company! ****UPDATE**** I was finally contacted by Both Ben and Bethany, turns out it was a miscommunication between Property management. However,once brought to TCS's attention, that I was living in limbo , Ben swiftly handled everything. Also Bethany did attempt to contact me via text however, I never received any messages due to spam blocks on my phone. After being walked through the portal by both of them. I now know how to request services, and TCS Property, has regained my confidence that I won't have to move.

TCS has officially onboarded your property with a start date of November 1. As we discussed with the property owner, scheduled services were initially planned to begin next month; however, we have made the necessary adjustments to operate the property immediately, as it is imperative to address your open concerns. This is why the property has been in a transitional service phase during October.

We understand that the previous management company chose not to collect rent for October 1 to avoid complications in their accounting process by extending it an additional month. Since we assumed management of the property on October 7, our standard procedure is to begin rent collection the following month to ensure a clean and clear break in service during the transition.

Therefore, there should be an effective 30-day transition window for the property under the new management.

Nevertheless, I completely sympathize with your frustration and hope this explanation has addressed your concerns. Your property is now active, and there should be no issues moving forward. We look forward to making your continued stay at the property worry-free and to your full satisfaction.

Experiencia negativa: I would give this company negative stars if I could. They “merged” with my previous property management company, taking over and making everything difficult as an owner. To just scratch the surface, their accounting was inaccurate, they sent a handyman for multiple repairs which were not approved, and failed to collect money from the tenant which was owed from damages at move out. Overall they mismanaged multiple things and made the process of owning a rental property challenging and stressful. Having owned rentals for 10+ years, this is not how it should be.

Experiencia negativa: Unsafe, unresponsive, and neglectful management — avoid this company I’ve been a tenant at a property managed by TCS Management / Rafco c/o (5325 W Stiles Street, Philadelphia, PA) since August 2023. My experience has been deeply frustrating and concerning from a health and safety standpoint. The unit(s) has no functioning heat, multiple broken windows that were screwed shut rather than repaired, and serious pest issues — including a raccoon chewing through the roof. Over time, water leaks developed, eventually leading to visible black mold throughout the unit. A lead test also revealed elevated lead levels inside the property, raising further health concerns. Despite reporting these issues repeatedly, management has done nothing to resolve them. There has been zero accountability or follow-up, and I’ve experienced harassment when pushing for basic repairs. Several safety hazards — including windows slamming shut and causing injuries — remain unaddressed. I’m sharing this review to warn others: this company does not maintain safe or habitable living conditions, and their failure to act on serious issues is both negligent and dangerous.

TCS Management does NOT manage this property. The tenant has been repeatedly informed that the property is managed by Green Roof LLC and Rafco Investments—not by TCS Management. The tenant is not, and has never been, a client of ours. While the tenant has threatened TCS staff with negative reviews, we want to make it clear that TCS takes such matters seriously.

Recently, the owner of Green Roof LLC informed us that they attempted to inspect their property and meet with the tenant due to over two years of unpaid rent and refusal by the tenant to provide access to address necessary maintenance and code violations. The landlord and property managers have made multiple attempts to resolve these issues, but their efforts have been blocked by the tenant, resulting in the landlord’s inability to remedy the code violations.

During the most recent visit, we were told that the property owner was physically assaulted by the tenant, resulting in injury. Police responded and reports were filed. We wish Rotem a speedy recovery.

TCS Management is not involved in managing this property or representing this tenant and or property. Our only role has been to facilitate communication between the involved parties, a task that has proven unproductive.

We empathize with the landlord and property managers who are working to resolve these challenges and hope for a fair legal outcome. It is unfortunate when a property—and a community—suffers due to a bad actors criminal actions and complete disregard to someone else's property.

Experiencia positiva: Im a new tenant with TCS. I have had to put in a few maintenance request within the 3 months I've been here. They have been fairly good with handling things in a timely manner until my last request. My refrigerator went out, I put in a maintenance request & they came the next day to check it. Anthony (awesome maintenance guy) told me I needed a new fridge & he'll let the office know. We'll it took the office almost 2 weeks to get back to me. I ended up buying me a new fridge because I couldn't wait another week without a refrigerator, no communication about when ill get a new one & ordering out every night was costing TOO much money. When someone did reach out, it was Ben (another awesome TCS staff ). We only spoke on the phone for a few minutes but within those few minutes, he made everything good & apologize for someone dropping the ball. THANK YOU BEN FOR ALL YOUR HELP. I HOPE TCS KNOW HOW AWESOME YOU ARE & HOW MUCH YOU ARE NEEDED THERE ❤️. Jamie (who is the one that showed my the property) also reached out. He reimbursed me & also made things right. Experiencia negativa: I would highly discourage anyone from renting a property that is managed by TCS. Our owner ruthlessly price gouged us with charges after our move-out withholding 2/3 of our security deposit with completely over stated fees for minor fixes. If you're in the middle working class, don't expect TCS to look out for you

Experiencia negativa: TCS management was ok till he didn’t want to send anybody to fix anything than trying to put blame on my as if I was not doing my part as a tenant I just wanted a home for me and my kids the house was poorly put together everything was falling apart it’s was like they only used Sheetrock for wall and that was it they where so weak deep holes in the floor under carpet and steps I called all the time expressing my concerns and nothing was done only one person in there answered my calls and listen to me and it was not much she can do cause she works in the front and that is Brittney lovely girl and nice friendly and help as much as possible thank you Brittney you’re awsome I’m just sad that I could not continue to live in this home with my family that I got comfortable and now I have to move and he don’t communicate at all I have never met the landlord or seen him this is crazy and I’m highly upset you don’t know how hard it is for a mom of six doing a lot on her own and this was a very bad and traumatizing situation

Experiencia negativa: When inquiring about the lack of proper notification regarding maintenance occurring in my unit, property manager Lareina Zalaf asserted (MANY HOURS LATER, AS SHE WAS WORKING FROM HOME!) that it was not a part of her job description to make sure tenants are informed. Instead, she blamed the vendor and maintenance team. It often takes her anywhere between 4 hours to 5 business days to get back to tenants. If it is not the job of a property manager to oversee correspondence between vendors, maintenance teams, tenants and landlords, then what exactly is she getting paid for? To end on a positive note, I'd like to voice my appreciation for Brittany Mackey(sp?) and Jamie Belanger (Granero) for regularly picking up her slack. Otherwise, as a property, we'd be even more screwed. EDIT: I would LOVE for you to specifically quote what parts of my correspondence are "abusive and combative". If anything, her failure to communicate with tenants, vendors and the maintenance team is what is "hinders our ability to coordinate effectively, delays solutions and violates the cooperative spirit necessary for property management." How can any of these conditions that you LITERALLY JUST listed be met if she isn't talking to anyone? As a property manager, she should be tracking on EVERYTHING to do with said property, but instead she just blames everyone else for herself not knowing what is going on. Which is why I specifically complemented Jamie, as Lareina blamed her specifically. Jamie and Brittany have been the ones communicating with the tenants at our property the most. As soon as the lease agreement is signed Lareina is gone with the wind. How is simply pointing out her negligence disrespectful? Please, enlighten me. EDIT#2: I repeat: Lareina takes 4 hours to 5 business days to even acknowledge tenants and their concerns. Not even a "let me look into that for you", just complete radio silence, which more times than not, we have to call the office (where Lareina never seems to be) so it can be addressed by Brittany or Jamie once we've accepted that Lareina has no intention of helping us. If "her (Lareina's) primary responsibility is to coordinate communication between tenants and landlords" and "maintain open communication and address concerns promptly", she (Lareina) is failing at that so hard, that it is a common topic of joke at our location. The only difference between the other tenants and myself, is that I refuse to shut up and roll with it when I'm being neglected. I whole heartedly believe the tenants at our property would benefit greatly if we were removed from her care entirely.

We recognize the importance of timely and clear communication regarding maintenance and other property matters. While our property managers maintain open communication and address concerns promptly, in our structure, maintenance notifications are managed by the maintenance department, not Lareina.

Response times may vary depending on the inquiry and department involved. We also value the contributions of all team members, including Brittany and Jamie, who support various areas to ensure tenant needs are met.

Any issues related to vendor scheduling is directed to our maintenance support team, as Lareina’s role is distinct from maintenance coordination. Maintaining open and professional communication helps us resolve issues efficiently, in line with best practices.

Experiencia fantástica: I’ve had the pleasure of working with TCS for the past 2 years, i must say i am satisfied with the service they provide. From their professionalism and patience company is 10/10. The team is responsive, friendly, and always goes the extra mile to ensure everything runs smoothly. Whether it’s handling maintenance requests or ensuring that all of my concerns have been met they have consistently exceeded my expectations. The ladies in the office are very hands on and try to accommodate me as a tenant to their best ability. Would recommend.

Experiencia negativa: EDIT: Fastest response ever received from TCS was their response to my review. As you'll see, they continue to blame clients, emphasizing "shared accountability"...as if I wasn't acting accountably, when basically all the problems I had with my building were a result of TCS's slow, incompetent, and overpriced services. I had the unfortunate experience to use TCS Management for my triplex in Philadelphia. At every turn they were non-responsive, making mistakes, blaming things on tenants/owners, and creating more work for me than they were taking things off my plate. Frequently there was a problem with the invoice, all too often there was some erroneous charge (mind you never in my favor), and the "account managers" assigned to my account were totally useless. Getting anything done required escalating to the head of the division that managed my account. They failed to respond to emergencies in intelligent ways, and failed to keep me updated on the status of emergencies despite multiple requests. But the absolute worst part is the built-in monopoly they have with their turnover/renovation/repair company. They bill it as some way to save money, but LITERALLY every time I received a bid from them it was astronomically higher than market (usually about 50% higher). And then they of course would say "well you can find your own contractor"...but the whole point of a management company is to NOT have to do that. So I ended up losing thousands of dollars out of desperation because I don't live in Philly and don't have contractor connections there. Perhaps they treat their larger clients better. But I suggest you avoid TCS.

Experiencia negativa: Moved in beginning of September and it’s been a complete nightmare. I’m a travel nurse and the whole process to secure temporary housing is intense and slow. It took 3 weeks to get everything sorted out. I sent them a move inspection and to this day they haven’t even looked over it. Windows in both bedrooms bolted shut (no egress for fire escape). Ceiling fan doesn't work and sounds like it will burn up if you turn it on. Exhaust fan broken in bathroom, air condition stopped working yesterday, and it’s 80 degrees. The company is waiting for the owner to decide what to do. 22 hours and the issue was not resolved. Stay away from this company! They’re based out of Philadelphia and the emergency maintenance call center is in another country. I encourage you to read the other review responses from the company that shows the unprofessional passive aggressive responses to issues. Slumlords for sure! Update 9-22-24: The A/C went out again yesterday. The interior temperature is 89 degrees. You would think they would offer to put me in a hotel until this is resolved or provide mobile A/C units. Somebody messaged me about bringing them but never did. So, I googled Fortsyth county records and looked up the owner. Got in contact with her and she was completely unaware of what a mess this company has become. I feel bad for the owner and this does not reflect on her at all. She paid for a service to manage her property and those expectations have not been met. I have been out of A/C since Thursday with a small gap for maybe 12 hours. This won’t be fixed until Monday!!!! Shame on Lisa, Jason, and Jamie! I’m speaking to attorneys Monday to look at my options. January 2025 update Landlord entered property without notice and placed a digital passcode on thermostat to control thermostat from Texas.

Experiencia negativa: I have had a few bad experiences with Tcs Management. I recently had an electrical problem that wasn’t caused by the electric company, Not once but twice I have experienced my refrigerator, freezer & everything in my kitchen was completely out. The first time it happened they where very quick with helping resolve the issues.. The second time not so much, I had to throw all my food and things out of my refrigerator and freezer because they took days to even reach out to me about the issue. I have been calling & texting everyone about this issue. Tcs management communicating skills aren’t the best & need some reassuring to their clients when referring to things happening inside of the apartment.

The realtor I worked with through TCS was fantastic. I had an issue with communication early on in the process with my support rep, the owner reached out directly and rectified the situation quickly. Experiencia negativa: I will never live in a property managed by TCS management again. The pace at which they handled our sewage leak in the basement was abhorrent. Never ONCE did the management team reach out to me to update me on their contact with the plumbing vendor, I had to call them EVERY TIME (many times to no answer though I called during their stated working hours). I was practically begging them to effectively schedule a plumber to fix this leak and they took ELEVEN DAYS to get this problem solved. Don’t even get me started on asking for a rent abatement. I know that is at the landlord’s discretion, but the management team treated me and my partner less than human. These people are soulless money suckers who do not care if you live or die. I ask them to put themselves in the shoes of a renter living with actual poop water in their basement for days on end. The flies. The smell. Imagine this. Paying thousands of dollars a month to be safely house by a management company. An absolute failure of a company. Their “customer care team” doesn’t care at all. NEVER rent from TCS Management.

Mrs. Ramos, TCS Management keeps accurate records regarding all payments processed. After reviewing your situation we would advise you to discuss your arrangements with PHA.
There seems to be some discrepancy in regards to your copay and the financial responsibility Philadelphia housing authority subsidizes.

Please note you did not pay 3 months rent in advance, you made first months rent, last month and a security deposit which is required at lease inception to move into the property.

As to payment processing fees, TCS discourages paying rent via US mail due to checks being stolen from the mail and never arriving at our process center its no longer advisable to send in paper checks). Our systems do not charge a payment process fee if you pay with check via our online system. You may also make payments through pay near me service centers which are taken anywhere you can get a money order. Again there is no fee associated with this service on the TCS management process center.

Experiencia negativa: This company is by far the worst. Please trust and believe all of the horrible reviews. We have had an issue with our sump pump since April 8th and to date we still have plumbers in and out of our unit. As other reviews have stated, TCS will prematurely close out work orders. So when the job isn’t complete , they start the process OVER by sending out a different plumber than before. Plumbers have left us on multiple occasions with no running water in our basement , which is where our main bedroom, bathroom and washing machine is located. Leaving us without being able to utilize our unit fully for months and the on and off again smell of sewage! As of today, we have had 3 different plumber come out for the same reason, that was also “looked at” just two days ago. This has by far been the worst experience we have ever had with a management company. They respond quicker to Google reviews than they do work orders. I would suggest with any urgent matter to place it here and or try your hardest to get the owners info. If you do that, the turn around time is a lot quicker than what TCS will actually try to do for you on their own. I wouldn’t believe any response you see. If you own properties, DO NOT USE THIS COMPANY. Let’s not forget as we close out, that the lady Jamie, horrible communication.

Experiencia negativa: It's now day 5 of no hvac and we moved into the unit of 7/15. 85 throughout the house at night and cannot sleep in our beds. We've reported it everyday and still not fixed. They make 1750 per month on this unit while the property owner makes less than that, talk about a scam. UPDATE: I enjoy they have AC as a luxury commodity, its included in our rent among other items. There reply definitely indicates a low standard of professionalism, to the extent of slumlord ethics. It took over a year to fix the issue, we purchased window units to beat the heat (we have never been reimbursed), this maintenance company is garbage. They also took over a year to fix a shower leak that ended up rotting the subfloor. Keep in mind the handyman work was done by their "professionals", repairs had to be redone around 5 times before it was fixed. That included redoing the shower basin and replacing the wood. I would never recommend TCS to any other tenant or homeowner. Currently the washer and dryer have been out of commission, they say the replacement parts cost more than the unit and are trying to replace it with a refurbished unit. This was reported about a month ago, there has been no progress. Anyone who has posted more than 2 stars either (works for)/(has ties with) the company, is a bot, or received some sort compensation.

First and last, To whom it may concern. Ac is a luxury we most certainly understand and are compassionate with your frustration. Without knowing your true identity its hard to give you an accurate assessment and feedback towards your specific challenges.
I would like to share some issues that could be affecting the delay.
1. Parts shortage are potentially effecting the repair time
2. HVAC Repair company can be overwhelmed do to staffing issues and amounts of service calls and priority levels.
3. landlord may have their own maintenance contracts and or warranty which would restrict availability and delivery.
4. landlord handles own maintenance and is pricing out repair cost.
5. System may be out its viable lifecycle and new system may be back ordered or delayed do to Shipping issues.
Regrettably, buildings do sometimes have problems and unfortunately there is not always a quick fix.
Noone wishes that during a heatwave that the AC goes out and we all have experienced this in own personal lives. We get it, life happens, and we all have been there and feel your frustration.

Experiencia negativa: Whatever you do, do not do business with this company and do not rent one of their properties. You WILL ABSOLUTELY REGRET IT. This is by far the worst property management company I’ve ever dealt with. My landlord allowed them to take over her property I’m renting, it’s been a nightmare ever since. They close work orders before they’re completed so it looks like things are being fixed in a timely manner but they’re not. It’s STILL raining inside my home today, I put an emergency work order in, it has been closed but no one reached out to me, I had to reach out to escalate. They started charging me for water which stated in my lease the landlord was responsible for paying. I requested for lawn treatment which was also in my lease that it was not my responsibility they closed my order stating it was my responsibility. They do not follow the terms of your lease, they do not fix things correctly, they are rude and all they do is lie. Stay far away from this scandalous company!!!!!

TCS is committed to following the terms of your lease agreement. We do not benefit from closing work orders without completion of the requested work. Work orders are closed only when the landlord does not approve of the request or when they prefer to handle the repairs directly.

When a work order is denied, we consolidate all subsequent orders into a new work order and close out the original requests. This process ensures that all requests are documented and managed efficiently.

Regarding the roof leak, we understand that your landlord is coordinating repairs independently. In such cases, we defer to the property owner's direction and close out our work orders when they assume responsibility for the repairs.

Regarding yard work and landscaping, these services are typically scheduled as ongoing monthly services and are not managed through individual work orders. Submitting a work order for these services is not necessary as they are already established as part of our regular maintenance schedule.

Experiencia negativa: Upset because I followed move out procedure, moved out in early November and still havent received half of my deposit refund. Everyone I've talked to previously has been nice but it feels like im going in loops with no actual resolution or update, and at this point I feel like my check is lost. I am just hoping someone will help me get my money. EDIT: they texted me the day I posted this, and since then have been ghosted once again. I have called multiple times and left voicemails, and have texted them. No communication back. The last thing they told me was that they would get the attorney involved, BUT NO UPDATE SINCE. this seems to be the only way to get communication! It feels like they're hoping I just drop it

Experiencia negativa: Edited: Revising down for TCS's horrible approach to addressing maintenance issues reported by my tenants. Over the last few months, my tenants reported a leak from the water heater and back door. As the owner, I saw the requests, approved them, and trusted TCS to resolve. Fast forward a few months and the water heater has burst, flooding the basement on the weekend and forcing my tenants to turn off the water entirely to prevent further damage. 4+ hours and multiple calls by the tenants and me later, still no ETA for an emergency response, only an operator who can only offer to re-send the request. While I don't expect the issue to be fully solved in an instant, I do expect a professional response with a plan of action and an approximate resolution time. To make matters worse, my tenant told me that in both cases, TCS dispatched someone (a subcontractor in at least one case) to take a look who told the tenant they would provide an "estimate." As the owner, I never received an estimate or any further information on the findings, just a line item in my monthly statement that reads "Plumbing - diagnostic fee" and the associated charge. So in my mind, the issue was fixed. But clearly it wasn't, and now I have a huge mess to deal with while my management company is MIA. Original: I worked with Dean in renting out my two properties. He was able to get them both filled with quality applicants quickly, which was no small feat in the middle of winter. He updated me periodically throughout the process, but it never felt like he was turning the work over to me, which is what I wanted to avoid when I chose TCS. So far so good with the new tenants. I would definitely work with Dean again to fill future vacancies.

Experiencia negativa: Absolutely avoid this management company at all cost. I was going to list a property with them and the process of getting the property inspected and getting the rental license took a couple months (I had heard from friends who also rent out their properties this should not be the case). I finally had my realtor list the property himself while we waited for the license to be finalized. Once the license was finalized and I got the "okay" from TCS to list it, TCS never listed the property to their own site. On 12/16/23 I finally opted to lower the rental price due to low interest and informed TCS I would not be moving forward with using them. They informed me they would close out the account and refund the deposit they hold in their account ($600) within 30 days. I never received the money. I have been told 2 more times since then the money would be in my account within "a couple hours to days"- and nothing. Most recently I was told yesterday the money would be in my account "within a couple hours or this morning at the latest". No sign of the money. I am not sure how to even get the money back from them at this point so if anyone has any advice please feel free to reach out. I'm sure they will take their 6% each month, but I'm also confident they will do zero to earn it. TCS responded below trying to cover themselves... The house had appropriate licenses and inspections for about 1.5 months before I pulled TCS as the management company. TCS couldn't manage to get it listed on their site in that time.

Experiencia negativa: Absolutely terrible. Horrible customer service. They do not supply you with keys or door codes, but instead a key fob that frequently does not work. If that is the case you are simply locked out & they do not help you. They refuse to give you the door code which frankly all residents should obviously have. I have been locked out for 8+ hours due to a disconnect of the key fob and they couldn’t care less. Then you need to call a locksmith and pay yourself. They use an offshore call center to take Maintenece requests, of which, can provide you no information of when your request will be completed. They can only tell you that a request has been filed. Do your best not to use this company when choosing a rent property, as they quite literally provide next to no help.

Experiencia negativa: I purchased a home that was represented by Dymtro Bova, one of the TCS agents. He and his client did not do their due diligence and continue to have their company listed with my address. It has been 2 years of us following up with him to get this resolved. As a result of his negligence, all of their company's paper work gets delivered, their legal issues have led to people showing up at our house, and disgruntled renters showing up at our house. I have called, I have emailed, and have no other way of contacting him. He is unresponsive. Would highly suggest not working with this company and individual - what started out as a headache is now moving into legal territory!

Experiencia fantástica: We just started with TCS. We have not had any renters in yet that they are managing, but a gentleman called Basel Albarouki was responsible for cleaning up after our previous tenant was evicted. Basel was a pleasure to work with, he kept us up to date with how the unit looked and gave us a very thorough quote with pictures and prices of everything that had to be done to get the unit ready to rent out again. He went above and beyond the scope of work to make sure that it was all done to our liking and even helped us save some money. Really appreciate working with honest people, felt like we made the right choice choosing TCS so far because of our experience with him.

Experiencia negativa: Their contact number is basically unavailable for the entire 24 hours any day of the week. We moved in with a fridge that did not work. It took three weeks to get the maintenance person to partially fix it. There are two more maintenance issues that have not been addressed for more than a month. Their online portal also has problem, and we cannot pay for our rent online. Good luck with delivering the check in Old City every month in order to avoid past-due charges!

They do not have a real emergency maintenance line that will come out. You will be waiting weeks. I had to put in multiple request when things broke/leaked in my house. No response but they are quick to take your security deposit if something is out of place.

Experiencia negativa: My partner is renting from TCS and multiple maintenance issues have already occurred including THE WATER BEING TURNED OFF FOR 5 DAYS WITH NO EXPLANATION, the dryer breaking within a month of moving in, and the central air conditioner breaking before moving in. They had so many issues even receiving their keys to the place. In the lease a microwave was promised and they never provided one. Every maintenance request has been ignored and the people performing repairs are never given access to the basement or roof of the property without fighting with TCS for days. Every time we have reached out we are met with a voicemail box or an email that is seemingly going into the void. The company is so shady and does not do any sort of management at all. When we entered for the first time, it was dirty and the old tenant’s keys were left in a random drawer. My partner still has no access to his mailbox and no one has responded in giving him a key. They never gave his roommate a key either. Overall they simply don’t manage their properties and people should keep an eye out on if the property they want to rent is managed by them because they will never help you

Experiencia negativa: We applied to a rental unit and put down $120 of application fees. We got ghosted until I had to email, text, call, and leave voicemails and then we finally heard they went with another renter. They had absolutely unprofessional communication skills on both the management and realtor end. We worked with Joe Loonstyn who let us know 10 days before our move in date that we weren’t approved. Truly disgusting and unprofessional management skills and I do not recommend anyone waste their money on this company.

Experiencia negativa: I’ve been renting with TCS for over a year now , not only was the house roach infested along with a severe mice problem that we had to get fixed , but the dryer (that was included with the home) they are refusing to maintenance.. does not work, and the washing machine is was beyond filthy until i had it cleaned out professionally, the home didn’t come with a meter, and they DO NOT RESPOND. I haven’t spoken to anyone in TCS almost my entire time renting here after multiple attempts of reaching out for months now and the only time i hear from them is when the rent is due. Very unprofessional, i do not recommend.

Mr. Jordan, Tcs is incredibly responsive and is readily available for all our tenants. Without knowing the actual identity or property details, it's very hard to communicate intelligently.
However, I will do my best to infer from your comments. I assume your lease states that the tenant is responsible for pest control services. I would also infer that our office communicated that if you request pest control that you would be charged for this service, again I don't have a specific individual or property to verify or substantiate the true facts but in this case it is just an assumption.
As to washer machine repair, my best guess would be, that prior to your lease inception the landlord probably left the washer machine at the property as a convenience and stated it was not subject to the lease and to utilize the availability of the washer for as long as it last. Again, not knowing the true particulars, I can only guess.
We understand that times are not easy and sometimes venting is needed to make oneself less stressed. We wish you better days ahead.

Experiencia negativa: I’ve been working with Christopher Schepis to rent the home at 3223 Mt Vernon. Christopher has been unprofessional to an unacceptable point. He did not show up to our appointment and actually did not apologize until I prompted him to. We were in communication the day of our appointment and he has ample time to cancel. My roommates and I also all live over 1.5 hours away and made a 3 hour total commute for nothing. Now, after we put in requests for changes to be made prior to our move in date, Christopher has disappeared. He has not texted or called me back. I understand delays in fixes, but that doesn’t excuse the lack of communication. This has meant that myself and my roommates have had to pay an extra month of rent in our own spaces, had to pay an extra month of storage, and have had to pay for our movers to change the date of move in. Putting 2 stars for visibility, not accuracy.

We currently live in a Kensington walk property and have called these people about the heat being off in the middle of winter and it’s been 5 days have not heard from them. If you want your car broken into and Barnacle put on your windshield for parking in a visitor parking lot for 2 days oh and if you want people stealing your package once a week this the management company to rent from 5 more months of this mess.

Experiencia negativa: TCS management is ran by a bunch of Jews, that doesn’t care about anything or anyone but themselves and their money!! They buy or manage these properties with little to now care whatsoever, about the safety and health hazards that comes with these houses!!! If your house is freezing cold during the winter time, that’s because they cut so many corners when they’re putting these houses together, they don’t put any installation behind them walls! There be mold in these houses. And instead of them treating the mold problem, they will cut that part of the wall or ceiling out, and replace it! How are they getting away with passing the inspections of these houses? Because they have people in pocket at the L&I building, that allows them to do what they want to do!!! If you was to have someone open some of these walls in the houses they have under their umbrella, you wouldn’t believe what you’d find!! There are so many old and decade walls and ceiling in these houses, if a real L&I inspector was to come in these houses, they would make them do the whole house over. That’s how bad the houses are!!! They will be very nice to you when you’re talking to them about one of their houses, and when you rent from them, if you have a issue or need something repaired, all they tell you is, is that you need to contact the landlord of the unit!!

Experiencia negativa: TCS Management is a horrible company. Do not rent/buy any property managed by them. The realtor I worked with communicated with me up until they received my rent and security deposit. Then I literally had to chase these people down to get the keys to my apartment, codes, and keys to the mailbox. I had several issues within weeks of moving in. Several outlets just stopped working, I had a leak in my bathroom, my refrigerator wasn't working ONE WEEK after I moved in, there was sealant coming up from the bathroom sinks and counters, a friggin mess! The property manager, Justine, responded the first 3 or so weeks then completely ignored all of my calls, texts, and emails. No one responded after multiple attempts to resolve certain issues. I had to block my number and show up to their office building to get a response. This company is apathetic, negligent, and just a bunch of scammers. Do not list to any of these good reviews. They're definitely paid for. Do not engage these people.

Experiencia negativa: I don't review often, but I feel compelled in this case. They were bad- to the point of evaluating legal action for potential crimes bad. At first, they managed my condo for or a period of time when there were really no issues, and all was fine as it was simply a matter of paying them monthly. Other than advocating that I rent at $600/month below market, all was OK. Then when there was a tenant changeover, it was extremely messy. They couldn't get it cleaned with several weeks notice. Then they said there were no needs for holdbacks from prior tenant security depesit. so I returned it in it's entirety before they charged me hundreds of dollars in things allocable to prior tenant after it was too late to deduct from deposit. The new tenant had a list of a few simple items to fix and the new tenant sent 13 emails with no response. I also sent 7 with either no response or a copy on a forward to someone who didn't respond. The only work that needed was some basic handiman fixes to a door lock (security issue), fixing a closet hinge, and add freon to an air conditioner and we requested all of them at once at the beginning. Finally after the tenant left a negative review, they first tried to blame me as landlord for not being responsive (meanwhile ignoring my requests to move forward). Then they got some pretty low qualification handiman out there to work on it and he made changes that didn't fix the issue and left without checking if the work was to anyone's satisfaction. It had to be redone but they charged me another $360 in the process. When I became more insistent by email that work be done, they complained that I called and emailed too much and they wanted to part ways. None of the basic handy work for which one hires a property manager were completed by TCS and I got charged for them. They also charged for odd tests and licenses every few months (to the tune of hundreds of dollars) that may or may not even be real things. So the cash flow on my rental unit went from being very healthy to negative in my period using TCS as a property manager. It was extremely disappointing. The kicker was when they wanted to part ways, they waited and charged for the coming month for which they provided no service before terminating. Pure money grabbers wherever possible. I would steer very clear of this property management company if you are trying to rent out your place in Philly.

Being a landlord in Philadelphia comes with great responsibility, being a property manager requires industry experience, integrity, and a fundamental understanding of rules and regulations. Our practices not only protect the firm but also assures our clients the same level of protection and affirmation.

Regardless of popular opinion TCS management will ALWAYS act accordingly and never deviate from our processes for profit; right is right. We have an ethical conscience which we stand by. TCS Management ended the relationship, please don't confuse the situation. TCS terminated your contract based on multiple infractions and exposure to eminent liability. Aside from what your post stated, which is unequivocally false, you intentionally neglected to inform TCS that your property has known defects.

In short order, your property was not “Rent Ready” , you circumvented our best-in-class practices for convenience and immediate self-gratification, knowing full-time your property was out of compliance. Unbeknownst to our firm, you had a lease agreement prepared from an outside realtor which identified serious property defects. The law always supersedes an agreement. Additionally, without proper licensing, legally you are not allowed to collect rent in Philadelphia and from our understanding your property is likely in violation with Philadelphia L&I regulations. These actions clearly put tremendous liability on you as the property owner and on TCS management. The identified issues could result in serious injury and possibly worse could arise from failure to remedy. All these risks associated with operating your investment is something TCS management is not willing to take on. Your actions were a direct breach of your contract with our firm, thus we terminated our relationship.

Honestly, we could continue on and on and list multiple infraction caused by pure negligence, greed and lack of basic integrity but we would like to focus on our time and efforts on our clients that understand and respect the process of being a responsible landlord.

Experiencia negativa: The level of unprofessionalism is completely unreal. I don't recommend this property management company to a tenant or property owner. They didn't allow me to do a walk through before move in until the day before I was to receive the keys. So any minor or major repairs that was needed I had to wait until I moved in to figure out. When maintenance was sent out to assess the problem. The disrespectful lady that answered the phone kept forwarding my call to maintenance without hearing me out. I mean in the middle of my sentence. It was clearly a pest problem way before I moved in. Now I'm stuck with all the pest control bills. They could've plugged up all the wholes in the house and sprayed for bugs. When the apartment was first vacant. The knew the roof was in need of repairs. Now when it rains the sheetrock in the walls turn to mush and the wall sink in. I asked for a mailbox and a door bell. I only was approved for a mailbox. Someone please make it make sense! We need a app that screen landlords and property management companies. Just as they're so diligent in screening tenants.

Please know Tcs management monitors all calls for quality assurance and our representative was calm and collected trying to get you to someone in our office with more understanding to your circumstances. We believe level heads always prevail and hopeful you take some time to ascertain the circumstances we are both going through. TCS Management unfortunately does not handle the maintenance at your property, your landlord requires all maintenance requests to be submitted to them as they despatch their own technicians. Tcs management only handles accounting , communications and licensing for your property.
Tcs management coordinators mitigate service requests but does not pay for nor approve or deny any work orders you may have. All these services are handled and paid for directly by the landlord.
We appreciate your understanding the nature of our global relationship. Tcs Management will always advocate for all our tenants best interests with the landlord. Respectfully, if the property owner does not feel obligated to provide services they deem unnecessary Tcs like yourself find our hands are tied. Tcs Management associates are always available to discuss your issues and will absolutely communicate your concerns to the landlord for the remainder of your tenancy.

Experiencia negativa: TCS has been absolutely appalling to work with. There were so many maintenance issues that were not resolved before we moved in to our apartment (even though the apartment was vacant for a month between tenants). We've now spent 6 weeks trying to get basic repairs done — e.g. a closet door that's fallen off and a broken lock to an outside door (which is a safety concern that should have been fixed long ago). TCS doesn't reply to my emails or pick up their phone. TCS is unresponsive, irresponsible, and downright rude. Our landlord shares the same sentiment and is looking for other property management companies.

Emily, Your complaint although valid in the abstract should be directed to the appropriate parties and not towards TCS management.
Be advised that your landlord was informed that your property was not ready for tenancy and that substantial work was needed to be done prior to TCS Management marketing the home. Your landlord disregarded our recommendations and essentially hired an outside Real estate agent to lease you the property. If the landlord went against our recommendation and procedures and you rented the property outside TCS management's scope our hands are tied.

Our team has been communicating the circumstances with you in hopes to navigate the situation we mutually find ourselves in, to resolve these issues.

Experiencia positiva: Very professional and well run property management company. I was a tenant with them for two years and all service maintenance requests and accounting matters were dealt with promptly, respectfully and clearly which in my book equates to professionally. Would rent through them again anytime!

Experiencia negativa: TCS Management is a joke. We are in a heat wave and the central air unit stopped working. Maintenance request was put in . They said it was completed....why after delivering mail in the hot a** sun all day am I coming home to a 87⁰ house 2 days straight?? They send contractors that do a half job and leave your house a mess and utilities running and then charge you for work not completed. Response to Owner: Weird how I leave a negative review and suddenly y'all don't manage the property anymore. My review will not come down. There are more instances as this. Like the standing water in my basement for over 2 weeks that I put several maintenance request for. Or were y'all not managing at that time as well?

Experiencia negativa: Me and my husband saw a property, so we applied to get it, we paid the deposit and days went by and no text no calls made from the agent letting us know if we got the house or not, i waited and i text the agent that was running the property, like what's the next step, he replied saying that the owner of the house picked another family for the house, we felt scammed and the agent gave us a (careless) vibe, I'm so disappointed how this company runs, they take your money fast but don't have the decency to let us know if we got the house or not, they left us up in the air with no answers, I had to reach out for answers. (I don't recommend TCS management to no one) (It was our first and definitely our last time dealing with this rental company) Three things that stood out to us was......! 1. Quick to take your money for deposit. 2. No communication. 3. Very Unprofessional. ((It's a lesson learn, never trust every and any rental company))

TCS management receives multiple applications for Landlords to review via our website.
All potential applicants are directed to make sure they are working with a real estate agent either directly with a Tcs agent or outside broker prior to submitting an application and paying for a full credit check.
If you ran a credit check without working with one of our agents you would only receive a notice if your application was successfully approved.

Experiencia negativa: Renting a property from tcs about 2 months ago after they decided not to fix anything after multiple requests they decided to try to sell the house while I just signed my lease. It's a BIG inconvenience when they have people coming in and out my house everyday with covid 19 still going on and I have 2 under aged kids. Tcs doesn't care about you and your family just a dollar sign...

TCS Management is compassionate to your concerns. Unfortunately, TCS DOES NOT make the decision regarding what the landlord does with their property. We make suggestions and advise property owners how to be good landlords however the ultimate decision is 100 percent on the property owner. . If maintenance is deferred its typically to do vendor delay supply chain or staffing issues or the landlord handling their own property maintenance. As to showing properties for sale with current tenants in place, we typically have a 24 to 48 hour notice for coordinating showing times. Please be advised TCS is not the listing agent for this property.
Keller Williams Philly is and we have no financial gain from selling the property.

Please let our office know if showing are not being coordinated under lease terms and we can advise the realtor to conform to contract regarding property showings..

Experiencia negativa: See B4 U Sign I honestly enjoyed speaking with one of the individual about the complex that I was interested in. But I wish they would post the actual pictures of the units being rented out. I paid an application fee for an apartment that was beautiful (AVE V) on their website but then I shown a different layout unit. False Advertisement made me walk away from the unit and the company.

Experiencia negativa: I lived in a TCS managed property for 1 year. Although we loved the apartment itself (location, look, rooftop), the management is a mess. We had 3-4 maintenance issues that all took weeks to months to be fixed (including a leaking faucet, broken front door lock, and a dishwasher that "dinged" for a month until they finally came to look at it). Our air conditioning broke 1 week before moving out and they didn't even reply to our ticket asking for it to be fixed until the day we had to return our keys. We moved out of a 4th floor apartment (no elevator) with no air conditioning in 80 degree weather. To be fair, rent was extremely cheap for the area so you really are paying for what you get. Cheap apartment, cheap service.

Experiencia negativa: Dear TCS/Madison park can you please fix my air conditioner that never worked. I put in a request 5/12 and it’s already 5/31. You’re renting out newly constructed units and charging $2220 and we have no air conditioning. It’s hot and unbearable. To be honest I should receive a credit I’m sweating in my sleep because it’s so hot.

Mr Riggs, we will direct you concerns to the Madison Parke Management Staff. TCS management does not handle the Multi unit Building management services, only single family rental properties.
A Sr. manager from Madison Parke will be in touch with you regarding this matter. Apparently the properties HVAC unit is new and under warranty. From our understanding the property owner is working with the warranty company to address the HVAC issue and unfortunately we are caught in crosshairs. Again Tcs management is not the management company handling
this issue. But wanted to give you a heads up from what we are being told.

Experiencia negativa: If I could give them no stars I would. My problem is similar to what a few people have wrote on here. I've been having problems with my electric bill for over a year. Last year someone finally came out. He said the meter was giving off too much electricity. This year I am going thru the same thing. I'm still paying my electric bill from last year No has had still come out yet. Whoever responded is wrong. I have emails as proof. The electric was on illegally. And Peco cut if off. You guys hired an electrician. And ever since this happened my bill has been extremely high.

"Mr. Rose, Tcs Management is compassionate about your concerns regarding the electric meter reading. Tcs Management would advise you to work directly with Peco as we are not on the power contract. Peco (Philadelphia Electric Co is directly responsible to navigate these concerns as all tenants have their Electric bill and subsequently contract made by and between the respective parties . Unfortunately we are not able to intervene in this situation as to the fact Peco does not recognize us as an effected party we do not have a contract with Peco energy. Peco owns and regulates the meter and service and the contract was made between yourself directly with Peco. We do understand peco is having some meter reading errors and they seem to be making adjustments when notified of the issues.

Hopefully this issue will get resolved once you report the problem.

Experiencia negativa: Do not rent from TCS!!! They are not professional at all. Chris, Trina and Vennan are not nice. All 3 of them are really useless. Also they do a lot of things illegally. So if you are ok with that, then TCS is the place for you. I advise you to go to another place that's professional. Because this company is far from it

Experiencia fantástica: Dean Pileggi was incredibly helpful, polite, and resourceful with my apartment hunt. He was very quick to respond, reach out to potential apartments, and set up viewings which made my life easier and allowed me to focus on other parts of the move like packing, etc. I will definitely be using him next time I move and will be recommending him to friends and family.

Experiencia negativa: I would give no stars if possible. Rented from them several years ago, and the house had dangerous electrical issues. Our requests for maintenance were ignored for months. More recently, I decided to give them another try because I am desperate for a place to live and sought to rent an apartment through TCS. Our showing was postponed an hour beforehand, then we were ghosted at our “rescheduled” showing a few days later. Only to find out they had rented it to someone else a couple of days prior. I understand how fast the rental market moves, but a heads up would have been nice.

She is always extremely responsive and always makes sure that the issue at hand is rectified timely and professionally. I could not recommend reaching out to Lareina more.

When my lease is up, I look forward to working with them again. This experience has lessened a burden on me, while moving to a new city. I highly recommend!

Experiencia fantástica: Beck family roofing has been working with TCS management for several years now, our point of contact Jamie Grenaro makes doing work for them as easy and efficient as possible, call backs and email responses are answered in a timely fashion and that makes it easier to complete the jobs efficiently. Experiencia fantástica: Communication was important to me when choosing a property management company. Whenever I called TCS they answered the phone quickly and if they didn't have an answer for me I received a call back in a timely manner. When new laws went into place for rental licenses and lead testing they walked me through the process quickly and efficiently.

Dean prioritized his clients and made it known that clients come first before anything which made me feel more confident in Dean.
