Experiencia fantástica: Michael was a calm and capable presence during our search for a new home. He knew the area and was able to point out things that might necessitate inspections or indicate that a home was well-maintained. We found Michael to be very low-pressure and supportive (which we greatly appreciated). He was also very knowlegable and patient in explaining parts of the process that we initially didn't understand. We ended up taking our time with our search, working with Michael for about 18 months. I appreciated knowing that, as a Houwzer realtor, he was being compensated for all the time he spent showing us homes, even those that we did not eventually pursue. It helped to relieve the pressure on us so that we could focus on finding the right home, not just one of the first available. Michael also helped us to sell our former home. We ran into some difficulty with township inspections and he was able to recommend contractors and to tell us whether or not estimates we received were reasonable.

As a first time home buyer I was pretty antsy, and every bit of advice and guidance my agent (thanks, Anabel!) gave totally helped me feel like I was in the drivers seat. I also never felt rushed or harried, which is HARD to achieve in a tight housing market! I hope I won’t need to buy a home again for a while, but if I did, Houwzer would be my first call. He was kind, patient and went way above and beyond to get the place ready to show and to close. The sale was complicated by an international move, and he kindly coordinated inspection remediation, cleaning before showing and even gave me a ride to the closing.

Experiencia negativa: I had an extremely disappointing experience with Michael DeFiore as a sellers agent . After we made an offer on a property, which he accepted, he completely ignored me for two days—no calls, no emails, nothing. I was left in the dark, trying to reach him repeatedly without any response. To make matters worse, after finally getting back in touch, I was informed that he had accepted another offer, without even the courtesy of informing us during those two days of silence. This kind of unprofessional behavior is unacceptable in any industry, especially when dealing with something as significant as buying a home. I would not recommend working with Michael DeFiore if you value communication, transparency, and respect in your real estate transactions.

The agent has been found guilty of unethical practices twice by the realtor governing board. The company was not responsive when I flagged the issue for attention. Would not recommend!

Having a knowledgable realtor does matter. The bonus is that we saved significant $$$ on realtor commissions and still came out ahead on sale price. Experiencia fantástica: My wife and I had a fantastic experience as first time home buyers while working with Houwzer. From the first moment we contacted them, they were responsive, patient and kind. No question was too stupid (we asked some stupid questions), and they worked around our schedule. Mike did a wonderful job representing us, and ultimately saved us thousands by being aggressive with our offer. Chad made us feel like we were in good hands when showing us homes and was great about making sure we noticed both good and bad points of the various homes. Each walkthrough was like a mini inspection. The whole process was super low pressure and luckily enough we had an offer in about 10 days after starting to work with Houwzer. Not only did Houwzer represent us as our real estate agents, but we used them as our mortgage broker. Robert was always available, and the process went incredibly smoothly. He was honest about what we could afford, and gave us some terrific advice. He made what seems like such an intimidating task to a first time buyer feel effortless. Our initial chat, in which he urged us to not overlook the ugly duckling houses, really turned our search around. We likely would not have landed in our new home without that talk - this place checks all our boxes, but the pictures in the listing really didn't do it justice. Beginning to end, a great experience. Experiencia negativa: Houwzer’s title company is slow with response. The closer was late to closing and rude during the closing process. They were inefficient with the process. He told us we would be done in 30 minutes. It took two hours for closing and the sellers net proceeds were not sent to their next closing for even longer, and they are relying on that money for the closing in the home they are purchasing. A discount company with discount service. You get what you pay for!

He found me the perfect sized house in the city with a giant backyard and helped me navigate an unbelievable deal. I used Houwzers in house mortgage team and Jeff was awesome to work with. Experiencia negativa: I had a terrible experience with Houwzer. There is a consistent lack of customer service and communication from the seller agent, Brett. We were over promised and under-delivered. Attached is the photo of the open house agent taking a nap on our sofa. The list of issues is very long. The agents do not have any incentive to sell because they are salaried, and it certainly showed. He also didn't want to discuss the Convenience Offer with us as he said it was too new and buggy. I wouldn't ever use this agency again. Selling is a stressful process and Houwzer made it a whole lot worse. The flat fee of $5,000 Houwzer fee wasn't worth it, I would have preferred to pay the 2.5% fee to get better service.

My soon to be ex-husband was more than difficult through this entire process and our agent, Jeannie B, had the patience of a saint and always something positive to say! The team that handled the back of the house tasks were on top of their game and always there to lend a hand, no matter what! The app for showings and feedbacks was awesome, everything right there in one place. Their model for both their fee (which saved me a lot of money) and communication through every step, big or small was something they should be proud of! I wasn't sure what to expect with a flat fee for listing my house but what they delivered was incredible! I would recomment them to anyone and everyone, such a great experience!

Experiencia negativa: Contacted Houwzer Real Estate about a true Flat fee listing, different than what they advertise for For Sale By Owner seller. Couldn't get representative to answer a simple question and asked why when I contacted their agent by email no one bothered to let me know if they could help me sell my home or if they weren't interested just say so. No or poor communication is the first sign of a bad customer service experience, and when doing something as critical as selling a home for a client without it, it's nightmare waiting to happen. There are many upfront and communicative real estate companies that would love to have my business and know how important proper communication is. Apparently Houwzer a newer company hasn't figured that out yet. Gave them a chance and they dropped the ball bigtime. Thank goodness I didn't trust them with the sale of my house. Yep, not recommended.

Experiencia fantástica: Mr. Brett Stephenson was our agent to sell our house located at Foxchase. We couldn't have been more pleased! We received multiple offers the very first day the house went on market, thanks in large part to Mr. Stephenson's incredible marketing. Houwzer brought in a fabulous photographer and videographer to showcase our home online, which created much more foot traffic and brought in serious buyers. Their marketing team is top notch and can't be beat! Although we received multiple offers, we ended up working with Cash offer deal. Mr. Stephenson along with Houwzer, kept the transaction moving along & getting to Closing in a timely manner. Throughout the whole home selling journey, Brett was always available to answer our questions, very responsive and respectable. On the whole we had great experience! And recommend Houwzer to everyone who would like to have their house sale or buying experience to be pleasant.

Experiencia negativa: I spoke with them back in October to sell my home on S Darien st near Christian. We did a walk through of the home and a week later he called to tell me he thought 380k was a good listing price. I intentionally did not tell him what I wanted to list at because I wanted to see what they knew. Fast forward to March, I sold my home ON MY OWN WITHOUT AN AGENT OR ANY EXPERIENCE for 70k more. Seventy thousand dollars. $450k-$380k=70k! Lol that is life changing money for most of the people on this planet including myself! That would have been an interesting enough story for a judge to hear if I agreed to the 380. Do your own research everyone. We all have the tools now to do our own work. Do not use an agent unless you absolutely have to or don't care about money.

But our Houwzer agent Diane W. was incredible from start to finish! Her communication was outstanding she communicated every detail and every step along the our home buying journey. Trust was a huge factor for us and we quickly realized that she was someone that we could trust because it was clear that she had our best interest at heart. Diane has a strong set of core values ... honesty, integrity, good communication, attention to detail... they all quickly become obvious as we worked with her. She was honest and upfront with us throughout the process but at the same time gave us hope and confidence that we would find our home! We call her "Our home buying angel" because there were moments where it felt exactly like that... She took care of so many details from offer to close and, helped us navigate some serious last minute "seller" craziness that almost derailed our purchase... I am a worrier and a detail oriented but Diane was 3 steps ahead of everything that came up! Her advice on how much to offer for the home in a hyper competitive market and changing interest rates was SPOT ON! I felt like she really understood the market and expertly guided us into a home and neighborhood we love and at the right price for us! I know this a long review but we honestly don't have enough words! Oh did I mention from start (when we started working with Houwzer) to finish (settlement with keys in hand) it took us just 39 days! She went above and beyond doing multiple things to make the sale happened that frankly the seller's agent should have been doing. During our search she answered all of our questions, many times more than once, she got viewings scheduled right away and worked us on everything. After we under contract she was always in touch with us and the lender and through the multiple issues (due to the seller's side or from my lender, not her) that arose she always kept her composure and worked on getting us over the hurdle. The other people involved, Amanda, Ryan, Amber and everyone else, were also fantastic, but we didn't work with them as much, so I don't have as specific information. I can say that the way Houwzer works as a team and has everything in house is incredibly convenient and made us feel secure the entire time. We never felt pressured, and the whole experience with them was great Thank you!!

Experiencia fantástica: I had to move to the west coast from Philadelphia and I put my house up for sale with Houwzer. First, they are a great value compared to the traditional realtor pricing model. Second, they have the whole process well organized and I could see on my personal web page what steps still need to be complete and who was responsible for each step. Third, my agent, Stephan, went above and beyond what I expected from a realtor. He paid regular visits to the house after I had moved and gave me updates. He coordinated with service providers and provided access as needed. He even watered my plants when he visited! Selling a house when you live 2,700 miles away is stressful. But Stephan and the Houwzer team were able to minimize that stress and sold the property quickly for the right price.

Chad made the house search process on his end as smooth as possible, at times going above and beyond to accommodate my schedule and availability. I honestly do not think there is a better real estate agent at Houwzer or in the city of Philadelphia than Chad Eason...Houwzer Title was very thorough, and made the title and closing process a breeze. The flat fee and media orientated marketing were best suited to selling our home quickly since it sold in 24 hours once the pictures were posted. We had lived in our home for 30 years so the fast paced, internet/social media marketing took a bit of adjustment, but Ross and Howard did a great job of keeping us informed and educated in the process as well as making all of this happen during a pandemic.

Their listing fees are the most reasonable you can find - and their quality, responsiveness, and personalized support is top notch. Experiencia fantástica: Update 09/2020 Having bought our home with Houwzer, and after a great experience, we enthusiastically dove in to sell our old home with them as well. Everything that I wrote previously holds true for the home selling experience, too. Their knowledge of the market was excellent, leading to spot-on recommendations for listing price and strategy. Communication was awesome, between their tracking web site, frequent check-in phone calls, and use of the interactive listing app, I always felt like I was up to date. Interactive walkthrough and photos were professionally done, and they looked it. Howard and the team were honest and forthright and when necessary frank about the various situations we’d undoubtedly find ourselves in during the selling process. I felt that my interests were well represented and more importantly respected throughout the entire process. Most importantly though, the house sold the day it was listed, and never once did I worry about my team’s follow through. Everything went off without a hiccup after the initial offer, it was smooth sailing. This was certainly the best selling experience you could hope to encounter. I hope I don’t have to sell my home for some time, but if I do, I’ll certainly give these folks the opportunity to do it again. You know that feeling you get when you expect something to go wrong, because doing big life things often have hiccups, but at the end of it all, everything went perfect? Yeah. That's what you get with Houwzer. Buying a house should be stressful, but the folks at Houwzer made it so easy that I'm actually paranoid that it was too easy. Communication was prompt. Experiencia negativa: I sold my house recently and the buyer used Houwzer for the entire process (realtor/title company/brokerage). Everything seemed fine until it was time for closing. They were unable to provide any closing documents for review until 10 minutes before closing because they were not complete and they didn't contact my mortgage company for the payoff totals until 2 days before the settlement which caused the delays. Finally closing was complete on friday afternoon and they did not send any of the sale proceeds out (MY money) until tuesday morning which was 4 days after the closing. They were unresponsive and unprofessional throughout the entire closing process and were reluctant to provide me with any insight on why i had to wait 4 days for them to even begin my transactions. I will never use them or sell any future homes to anyone who uses them.

I did have a good experience with the first two listing agents but I had a VERY GOOD experience with Stephan Sitzal. He was patient and polite and a good agent. I ended up with another firm for other reasons. I HAD to leave a review though for ALLISON DUBOVSKY who is on the BUYING agent team (I HATE THIS about HOUWZER - I would have used them if ALLISON was a listing agent!!). ALLISON is calm, thoughtful, caring, and understands that a home is an emotional sale/experience and not just a days' work. She is a long term agent and cares about people. I highly recommend both Stephan and Allison. I don't know Stephan as well but ALLISON is AMAZING. Thank you!!

Howard Smith and the team at Houwzer did a phenomenal job of selling my house at full price and steering us through the closing process during the height of the COVID-19 shutdown in Pennsylvania while the rules for PA real estate transactions were changing by the day. I was immensely pleased with their performance at every step of the sale. After our initial meeting and walk through, Howard clearly communicated a detailed sales strategy and our house was listed quickly. I was quite pleased with the listing pictures, which were taken by a professional photographer. I loved using the Houwser App on my phone, which made accepting and tracking showings and viewing buyer feedback a breeze (much better than texting with an agent). We had dozens of people attend our open house, had several showings, and we received two offers after a week or so. Howard’s greatest impact was made in the closing process, however. My greatest initial concern about using a lower cost brokerage was whether they would steer us through the inspection and closing process. Howard performed above and beyond any reasonable expectations. After Howard helped us negotiate the inspection requests, Governor Wolf announced that all real estate business activities would be shut down – including title and real estate closing activities. Over the next few weeks, Howard and the Houwser team kept us abreast of all news and changes in policy, and helped develop a strategy to remotely coordinate with the buyer, his agent, the mortgage companies and the title companies. I was worried this deal would fall through but Howard was in constant contact, reassured us throughout, and got the deal done – in the most difficult environment for home closings anyone has ever seen.
