Experiencia negativa: Co-signer on my daughter’s lease. Two months no working dishwasher all while adding an increase. The dishwasher is in the lease. Next issue: She paid her rent balance in full before it was due on the first. On the first they added the rent increase and a late fee. She had no way to pay it prior as it won’t let you pay above balance due. They also charge a 10 dollar online processing fee for each payment. I called. They refused to cover the second processing fee even though they admit it was their mistake. They have offered nothing but a rent increase for the lack of a dishwasher and their accounting mess up even though she has been a model tenant and taken great care of the property. Never late on anything. This is not how you treat good tenants.
Experiencia negativa: I vacated my rental on December 31, 2025. I later received a security deposit disposition dated January 30, 2026, and the refund check was dated February 3, 2026, but it was not delivered to me until February 10, 2026. Under the Tennessee Uniform Residential Landlord and Tenant Act (Tenn. Code Ann. § 66-28-301–309), landlords must provide tenants with a written itemization of damages and charges and may only deduct amounts that are legally allowable. Tennessee law also limits deductions to actual damages beyond normal wear and tear and requires proper notice and documentation of charges. After reviewing the statement, we formally disputed several deductions because they appear to fall under normal wear and tear or otherwise do not meet the statutory standards for withholding a security deposit under Tennessee law. I submitted a written rebuttal requesting clarification and supporting documentation but have not received a response. Because the matter remains unresolved, I have initiated formal steps to address the deposit dispute through the appropriate legal channels. I am sharing this experience so other tenants understand the importance of documenting move-out condition, timelines, and communications regarding security deposits.
Experiencia negativa: I had to relocate back home several states away due to a medical emergency and was assured my house would be rented out quickly. I was charged thousands of dollars for “repairs,” yet five months later there still isn’t a single tenant. Every week it’s the same story: “We have someone interested”… followed by “They pulled out, sorry.” It’s been a complete waste of time and money.
Experiencia fantástica: Amazing service!!! Paige is absolutely the best! She was willing and able to FaceTime me to do a virtual walk through that other properties were not. Being two hours behind I was always sending messages and she responded in a timely manner. She is and was just amazing! Also company very military friendly as well!

Experiencia negativa: The agent showed up 15 minutes late and did not have the keys to the building he was supposed to show me. He never even acknowledged his lateness or how unprepared he was. Perhaps I would’ve had a little bit more grace if he would have been respectful of my time and communicated that he was running behind that he was unable to get the keys from the landlord, etc. Things can happen. I completely understand that, but the lack of communication is unacceptable. I wish I didn’t have to write this review, but unfortunately, you cannot grow in your business if you do not receive the feedback.

Experiencia negativa: WARNING! DO NOT LEASE FROM THESE PEOPLE!! These people are scam artist! I leased a property from them with a $1650 security deposit and got $637.50 back of my security deposit. Not only did I leave the place in better condition than I received it I shampooed carpets and the whole nine yards...I'm being charged for preexisting conditions! Absolutely unacceptable!! Note: Subtractions not listed in the move out report and extreme inflation. What’s listed in deductions are normal wear and tear for 22 months in addition to being preexisting conditions. LETS DO THIS!

First off, my apartment wasn't ready a week away from when I moved in so they moved me into another that wasn't ready but they promised it will be turned in time for my move-in. 4 years later and I moved out 7/31. Didn't get a walk until after 30 days and didn't get a follow- up until late September only to find out they kept $200 of my $500 deposit for a bathroom floor that was old and outdated from day one. Never later one day, took excellent care of the unit and this is what you get.
Experiencia negativa: Stones River Property Management was responsive in sending maintenance, but our experience was very stressful. All of the major issues we faced happened within the first month of moving in. On day one, the floor was flooded because the water heater was broken. After it was replaced, it broke again shortly after, leaving us without hot water. With small children at home, I had to stay in a hotel for two nights until it was fixed. On top of that, the AC unit was not working, shower heads were falling (we removed and replaced them with our own money), all the tubs didn’t drain right, our front door wouldn’t close properly we slept with no security anyone could open the door at any time, mailbox keys were missing, I had to get them replaced, again, on my own dime (had to pay for keys and gas going to the post office twice) and there was a gnat problem caused by moisture. While maintenance came out each time, the number of problems in such a short period made it clear the home wasn’t properly prepared before we moved in. Because of this, we ultimately were forced to end our lease early we have only been here for less than two months and unfortunately we are being charged the full termination fee despite all the issues.
Experiencia fantástica: Stone River has been a great PM. They've taken over a very tough and large multi-family property and handled it with professionalism. If you're lucky enough to get Crystal Kerns on your team, you'll really be in good hands. She is handling a big volume of construction projects and leasing. She delivers these remodels without surprises, cost overruns, and seems to care about my property as if it were her own. Cant ask for more than that. Thanks Stone River and Miss Crystal!

Experiencia positiva: I’ve been a tenant with Stone Rivers Property Management for seven years since relocating to Spring Hill, Tennessee, from Michigan. Throughout my time with them, they were consistently attentive and responsive to any needs I had, always ensuring maintenance issues were addressed promptly and professionally—no matter the circumstances, they took care of it. My only concern arose during the move-out process, which was less smooth than I had hoped. I had difficulty getting return calls, having to question next steps in the move out process, where to leave the key, etc., which was frustrating given the otherwise high level of service I had experienced. That said, the final inspection itself went very well. Carson was excellent—he took the time to walk me through everything, patiently explained the process, and even waited for me when I was running late. He clearly outlined what if any things that could impact my deposit. Overall, I would have loved to give a five-star rating, but due to the challenges during the lease termination process, I feel a four-star rating is more appropriate.

Experiencia fantástica: Adam was extremely informative and helpful with the application process. He was able to help me with all of my questions and quick to communicate regarding any concerns. The application and approval process was easy to work through and he kept me update at every step.
Experiencia negativa: I experienced every property owners worst nightmare with this company. I could have saved thousands of dollars, and 4 months of incredible stress, by NOT hiring Stones River Property Management for the 6 months they mismanaged my property. They failed to do a property inspection for a lease renewal, after I fired my previous property manager (see review for PMI PM Chattanooga), which ultimately led to septic system issues and failure costing $13000, as there were 8 tenants in the house instead of 3 people named on the lease. My concerns were continually dismissed, and I was eventually completely ignored by this company as I attempted to get paid for rent due to me, while waiting for repairs. I had to take out a loan to cover my overhead because I held rent due against the repair cost balance which I had arranged to pay directly to the contractor. I eventually ended up selling the house and will never hire any property manager ever again because of the unbelievably degrading and stressful experience with this company.
Experiencia fantástica: Update. I had a maintenance issue on a Friday night and Stones River (Emily) could not have been more responsive. They had a technician come out that night after hours, communicated through the entire process, and then had the issue resolved the following day. I could not have had a better experience, especially for an after hours maintenance call. Josh has been very responsive and easy to work with. The entire application process was simple from start to finish.

Always understanding of different circumstances & always so kind! We also had a yearly inspection with Kevin, who was also so nice & easy to work with!!

She never rushed me when prepping the property but her and her team was very thorough with what we could do to help it be more presentable. And within 2 days of being on the market, she was able to get it rented out when similar homes in the neighborhood took 3 months. The process has been smooth and I'd highly recommend them to other realtors and friends.

Experiencia positiva: So far our experience has been good. I just have one issue regarding the cleanliness of the unit. On the walk-through, I mentioned that there was an issue with dead bugs throughout the home. I was told that it would be cleaned before we were to move in. No one came out to clean it within the two weeks from the time we paid our deposit and moved in. There were dead bugs and dust throughout the whole place in the bathtubs were impossible to clean.

Experiencia negativa: One of the worst property management experiences I’ve ever had. And like many others have said they are security deposit keepers. I paid $1,350 for my security deposit. We communicated our move out dates with plenty of time and within the parameters of the lease. They were impossible to communicate with and would not meet us half way in any capacity to ensure we could be present for our final walkthrough. Since they did not accommodate nor find a solution, we moved out without one of us present at the walkthrough and we agreed to mail the keys. We also recorded videos of our final walk through. BUT had I known they would keep all but $72 of $1,350, I would have made sure to be there. It’s honestly insulting— they charged me $426 for paint repairs…. $590 for a damaged and supposedly replaced bathroom vanity… $88 for chipped paint on cabinetry along with several other ridiculous charges. The chips and discoloration were already there and I remember cleaning both sides of the door…Mind you this is a unit located in an old building- built in 1959 and just an overall older unit.. Did I think I would get the full deposit back? No, I didn’t based on previous data and interactions— but to only return $72? Insulting. Shameful. Run if you can!

Experiencia negativa: Worst management company around. This is the condition that they rented the house out to us. The whole year the stove and fridge didn’t work, no one bothered to fix it. The home stank badly of urine. We had to repaint, most of the lightbulbs didn’t work, we had to replace a toilet, tons of light switches, fix rat issues, replace leaking faucets and so on. On our move out, we left the home spotless, but they charge us for a few spots of paint retouch and painting the front door!! Inserted picture is what it was like when we moved it and they had the audacity to charge us for it. Tried to get in touch with someone to address it, but noones returning the calls. Stay away from these guys

Experiencia negativa: Can't wait to get out of this lease. Leah never answer. Kelli doesn't answer. Priscilla maintenance has to apologize but stilll gets nothing done. You have to have a maintenance order approved. I don't have a copy of my lease and nobody seems to respond to that. I'm not sure how to put pressure on them to get anything done. Kelli probably make and excuse haven't gotten anywhere with these people. The good reviews have to be fake.Worst company I have rented from so far. Granted rent is paid on time but nothing gets done. Good luck with these people. Mold in my apartment they refuse to fix.
Experiencia fantástica: My whole experience with Stones River PM was amazing. I am relocating from WI to TN and I was immediately put at ease to find out my Realtor/Property Manager, Adam, was from my hometown. Adam was very easy to work with and has the patience of a saint! My first visit to tour 1 house, I was 2 hours late (at least). He patiently waited for me to arrive and took so much time showing me around and answering a million questions from my two travel companions. My second go round, was squeezed in between out of town trips for Adam and he still managed to show me around a few other houses, including one that wasn't even in his territory. Of course that was the house I fell in love with. Luckily, the Stones River team members are unselfish and were completely understanding that I wanted Adam to be my Property Manager contact for my lease. He deserved the commission! I love that it is a family business that is really trying to please their customers. The entire process was so easy. I completed all of my paperwork through their website, including, providing my pets details, signing my lease, providing proof of renters insurance and even making my deposit and 1st months rent. Especially being 900 miles away! I'm confident that this company will continue to be reliable and easy to work with in the future. Thanks to Adam and the team at Stones River for making my lease as easy and effortless as possible!!
Experiencia negativa: Terrible business that does not keep up property well affecting the people that live near them. Ive had to call multiple times to get them to cut grass or clean the area around it up when their tenants leave trash or vehicles in yard.

Call the office twice to leave messages , people acted afraid to contact her. Txted her, no reply, left vm no reply. I think it’s because I’m black and trying to move into a nice neighborhood that I actually already live 2 streets from . Based on the other reviews maybe it’s good that she didn’t call me back. Definitely ran unprofessionally .

Experiencia negativa: They never respond to inquiries of rentals. This is my 2nd time trying to get a rental from them with no response. The first review I left, they called and asked me to remove it. Never got a call back from them until I wrote a poor review. Will not be removing this one. It's unfortunate for them, I can only imagine renting from them and having an issue to be resolved.

Experiencia negativa: Don't deserve a single star, worse company I've ever rented from and I've lived in 10 different states. ZERO communication, piss poor customer service and deposit takers... home owners insurance?? Why?? Yall still took my 850 deposit for a water line breaking?!?! That's what my rents insurance was for!!! And funny how the "bill" to fix my broken water line was the exact amount as deposit 850..... go figure!!! Go somewhere else people!!!!!!
Experiencia negativa: So during our search for a property to lease. I came across property manager dishonest Cole, from the delayed response I should have know that my money was not welcome or wanted. However do to my Start date of employment and better judgment I proceeded to fill out an additional application. Even though Zillow Guarantees that we're allowed to use our applications on different platforms. They advertise their properties when they're sad. called repeatedly suggested that they were not able to see anything regarding our application even though we got 2 different elors stating that he opened our application. Regardless of the notification. I explained that my husband credit score was lower than mine, but we had the income. He suggests that as long as everything else came back. We should be fine, well let's just say dishonest Cole strikes again. Because it's been 3 days of trying to process the application that he knew on day one that we would not be considered for but still wanted our application fee not even answering the phone to say this What happened or anything? Wasnt a text after 10 hours of trying to get in contact him via text message. NOT A TRUSTWORTHY COMPANY.
Experiencia negativa: RUN, DON'T WALK FROM THIS HORRIBLE COMPANY THAT DELETES ADVERSE REVIEWS. From the beginning, unqualified tenants were put into my rental; unqualified employees inspected a few mos into the contract and damage had commenced and yet failed to catch their eye. Shoddy workmanship from vendors that resulted in a refund to me. Moveout inspection was ridiculous. No serious photos of damage that was incurred. This company paid the wrong HOA dues as well, subjecting me to late fees. I spent over $12k making this home rentable again. Due to the damage inflicted by the tenants, there was a delay incurred putting this home back in use. DON'T DO IT.

Experiencia negativa: DO NOT rent from this company! My husband and I lived at one of their properties for 3 years. We spent 2 days cleaning before moving out the first week of September 2023. It took over 4 MONTHS and 15 calls to their office to receive anything from our security deposit. The deductions provided no details but “cleaning and deodorizing” and no opportunity to dispute. This violates our rental agreement and state tenant laws. This company completely lacks integrity and accountability. Know this before signing your lease. Also, good luck with maintenance requests. Our roof was literally caving in the middle with broken roof supports clearly visible in the attic and leak’s completely through the ceiling. Trash cans and trash bags were placed over furniture and tv to protect our property. This went on for 3 years!
Experiencia negativa: I was at the property over 2 years with no issue but the PM Leah Clark is useless. There is no way You reach her. She will reach you whenever she wants. I don’t think Leah deserve to work with this amazing company.
Experiencia fantástica: Working alongside Keeli to get set up in our new lease has been wonderful!!! We have noticed a night and day difference when it comes to the service we have received with different agents and property management companies. So far, none compare to the job she has done. Since the very beginning she has been quick to respond, addressed any questions we had, and has gone above and beyond to provide amazing service and work with us.
Experiencia fantástica: Found a few town homes I had interest in seeing and reached out to Cole Hodges for assistance to view the properties in mind. He cleared a portion of his schedule to accommodate my time the same day just a few hours later. From there he made the application, income verification, and all parts of the process super easy and was very understanding with any issues that happened to arise. Take keys tomorrow to my new home and could not be happier so far. Everything was taken care of and explained in great depth by Cole. Experiencia fantástica: One person. Keeli Odom. You won’t regret having her on your side. Keeli was nothing short of amazing. For a process that is already inherently stressful ,but add having only 7 more days to find somewhere before we HAD to be out, Keeli made it as easy as possible. I went on a total of 14 tours in a 1-2 week span, and she was the only one that went the extra mile. After visiting our first location she showed us another two properties after texting them to us to see if we’d wanna check them out. She didn’t pressure us right after finishing the schedule tour. She has fantastic communication skills and will not leave you in the dark. You thought you had to jump through a bunch of hoops to move out/in? Not with her, she makes them as easy as possible and has a strong sense of urgency. Most importantly she made us feel special by taking the time to provide her undivided attention and being a moments phone call away at all times. Thank you, Keeli!
Experiencia negativa: SCAMMERS! They were very nice in the beginning!! I rented from this place from August-October 2021. I needed to move out early and did everything I needed to do. I paid the 2 months of rent for breaking the lease early. I made sure everything was in tiptop shape prior to move out. I believe in doing the right thing and I expected the same respect. I was told this was one of the cleanest nicest move outs that she had seen in a while. So I thought everything was fine. I waited for 30+days for my security deposit and when I called I was told of the “damages”. It was RIDICULOUS what they saw as damages. The woman who did the inspection no longer works for the company. They refuse to return my deposit!! I am taking these scammers to court! I don’t care how much it cost me!! DO NOT RENT FROM THIS COMPANY! Update: I won my case in court!

Experiencia positiva: I'm still getting settled, but so far my move in with Stones River with Adam D. has been fine. There are a few items to still get done regarding the move-in that Stones River will take care of, so I am waiting on those. It will take me about a month to get fully settled, so I can reflect back on a more full review at that time. However, things are fine right now and I do recommend doing business with them if you're interested in one of their properties.

I applied for a few other properties with two other realtors in the group, and when an issue was encountered, the application processed stopped there. I experienced an obstacle with accounting that Cole supported and helped me overcome, and I was approved for my new home. He told me to not stress as I was worried someone else would take the property due to past experiences with other properties applied for with the same company. He was on time to the showing and seemed very sincere and even laughed at all my Jokes. He made me feel comfortable and proud of the purchase. I'm revising this review based on some current help given during a water heater issue, but the rest of the review...remains! We contacted Kevin and then Adam (Todd helped too) bright and early Monday morning. By 1 o'clock the plumber arrived, wrote the estimate up to his supervisor by two PM. The plumbing company doing the work for SRPN, got the info to SRPM by end of day Monday. SRPM contacted the property owner on Tuesday morning who then authorized a new tank from SRPM. The plumber ordered the tank and received it by AM Wednesday. The tank was installed at noon that day! Good work everyone. On our annual review: Kevin King has ALWAYS been on time, ALWAYS respectful of our requests/questions while responding quickly and professionally to our needs. The best thing about Kevin beyond his great professionalism is his trustworthiness. Anytime you have an outsider enter your home it is uncomfortable. Kevin has proved over and over without question to be a symbol of respectability in guarding our privacy and belongings. If you have not had the pleasure of working with him, feel free to ask him for help. You will not be disappointed!
