Experiencia negativa: From the leasing agent and numerous on site managers from day 1 I have had nothing but misleading/lies information . I am extremely disappointed and the management team is not willing to help or settle on the proper solution. I would highly recommend to look elsewhere or be very careful if you are considering this property.

Experiencia negativa: Worst property manager ever. Inefficient. Does not communicate. Won’t help you remove erroneous charges. Won’t answer a phone call. Basically feels like you deal with chat AI robot. A proper human touch would help.

Experiencia fantástica: Our family have lived in many apartment complex’s throughout the last 10 years and this has been our favorite one. The amenities are great as well as the modern updated bathrooms and kitchens. The biggest difference is the people who work here. The property manager, Georgia Malone, is wonderful and incredibly easy to work with. She is genuine, approachable, and makes the entire experience feel straightforward and stress-free. It’s clear she truly cares about the residents and the community. Lupe and his son Alex handle maintenance for the building, and they have been outstanding. When we were moving in, they both immediately stopped what they were doing to help us unload everything from our U-Haul, which made a huge difference during a stressful day. They are responsive, kind, and take great pride in keeping the property in excellent shape. Their level of care and willingness to help truly stands out. Very grateful for our time there and would totally recommend. Even with young kids!!

Experiencia fantástica: DMG recently took over from my old leasing company and it is a night and day difference. Not only do they send clear and timely communication, but they genuinely treat tenants like people. After an incident within my building, Brittan took the time to listen and advocate for me. Even checked up to see if there were any other ways they could support. It's rare you get an area manager who will go the extra mile. I'm so appreciative for Brittan and DMG!

Experiencia fantástica: I had Cesar come over today after I reported my furnace not working this morning. He contacted me very quickly to get some details, and let me know he would head over once he was finished with the morning maintenance real quests. When he arrived he got right to work and walked me through the troubleshooting he was doing. He did also show me how to work the water heater just I case. Cesar was able to get to the root of the problem, and made sure everything worked before stepping out. He was very polite and professional and I am extremely grateful for his help. Would certainly recommend him.

Experiencia fantástica: I moved into River Grove Station in 2025 and couldn’t be happier with DMG and the property manager, Caroline. The building and my unit are well maintained, comfortable, and modern, and the location is incredibly convenient with easy access to transportation. Experiencia fantástica: We have been renting at Prospect Place for about a month now and Georgia, the property manager has been wonderful. During our move in process we experienced some bumps in the road but Georgia was there to help us every step of the way. She was attentive, quick to respond and listened thoughtfully to our needs, while also making herself available after hours and during weekends if we had questions or concerns. Experiencia negativa: Despite multiple public reviews and private messages detailing serious safety concerns, including a police report filed against a known stalker who resides in the same building and has access to my garage via a cross programmed remote, management and DMG has done nothing. Instead of addressing the threat, they attempted to deny knowledge, only to be met with receipts and documentation. Even then, no protective action was taken. This is not just neglect, it’s willful disregard for tenant safety. Read the negative reviews for this slumlord. They all say the same thing: complaints are ignored, and only negative reviews trigger a sudden response. Look at the likes and engagement on those reviews, that’s the truth they’re trying to bury. I’ve done everything I can to make them act responsibly. They haven’t. Let this review serve as yet another public record of their negligence. This record is being left in anticipation of future legal action.

He was able to coordinate a tour, work with my co-signer, and secure a leasing agreement all within a matter of 48 hours. I would also like to commend his associate, Madelon, who led my tour. Experiencia negativa: I previously left a review outlining my negative experience at The Grove on Belmont, where I was left exposed to an unauthorized tenant who was stalking me. After posting that review, management reassigned my parking to a garage bay that was cross-programmed to his remote, effectively giving him direct access to me. When I documented this and asked for it to be corrected, they went silent. The Vice President was cc’d on every email and was supposed to follow up, but never did. What I received instead: out of office replies, stalling, and a safety breach that remains unresolved. This specific issue was reported on 8/24 and has still not been addressed, almost a month later. DMG responded publicly to my initial review with vague reassurances about “taking safety seriously” and “wanting to speak directly” but I had already contacted their team repeatedly, including their VP. No one followed up. This performative response only proves that DMG is more invested in optics than resident safety. I’ll let the documentation speak for itself.

In this case, no such documentation has been provided, which limits our ability to intervene in matters between residents.

Second, the reassignment of parking is part of normal operations and is not done with intent to compromise anyone’s safety. Parking assignments are sometimes adjusted for logistical reasons, and these changes are applied consistently across the community.

Lastly, our team has made repeated efforts to communicate directly and resolve questions, and we remain open to constructive dialogue. Public reviews are not the most effective forum for resolution, and we encourage you to engage with our team so we can address concerns in a productive manner.

Experiencia negativa: This place is not worth the money at all, the place is very small and everything is cheap in the apartment so you constantly need repairs. The owners are too cheap to hire anyone else so they have one guy trying to service the whole property so your maintenance request will take days to do. In the beginning, they gave us parking spots and then they took them away to start charging us $100 for them when it’s cheaper to just park on the street. The rent has gone up significantly in a short time and there’s always these charges on your account and they don’t even tell you what they are for. They tow resident’s cars all the time and they’re more worried about money than they are actually helping any residence. If I have any issues, I don’t feel confident at all that management would help out. You could find way more with this amount of money someplace else. The owner has never even been seen in the two years I’ve lived here and management does as little as possible when there’s an issue. Management is only there to be a middleman with little to anything ever being solved when needed. Money hungry at his finest.

Experiencia negativa: Beyond frustrating experience with DMG in the 6 weeks I've lived here. To begin, their apartment listing was deceptive and said the price was $1,390/month, only for the fine print (which even my broker missed) to reveal that it's $1,450/month with one month half off for an *average* of $1,390/month. From there, they have a convoluted onboarding that involves having to opt-out of multiple added services (that cost extra), but none of the steps to opt-out worked so it required multiple direct emails to different providers to actually opt-out. I asked multiple times before moving in if the unit was internet-ready, and was told each time that it was. It was not, and it took over 5 weeks of back and forth to finally get a cable line run to the unit. So I spent over a month without internet access. I'm now having issues with package theft, and receive zero support from DMG in resolving it. They don't even have cameras at the building to help with a police report. Would not have moved into this unit had I known what I was in for, and I'm a tenet with an 800 credit rating and healthy income with zero complaints or issues from previous landlords - they were actually used as references on my application and I've always had good relationships with management prior to this.

Experiencia negativa: This management group knowingly left me exposed to a stalker and did nothing. One who wasn’t even legally on his own lease when I first reported the problematic behavior (April 2025). After I reported a known stalker in the building, management reassigned my parking to a garage bay that was cross programmed to his remote, effectively giving him access to me. When I documented this and asked for it to be fixed, they went silent. The Vice President was cc’d on every email and supposed to follow up but never did. What I got instead: out of office replies and stalling, while the safety breach remains unresolved. This specific issue was reported on 8/24 and remains unresolved despite six days of back-and-forth emails. This isn’t just negligence, it’s retaliation through silence. They posture about “security” but in reality care only about optics, responding to Google reviews within minutes while ignoring documented safety complaints for weeks. Their “cameras” are props. They couldn’t even stop people from letting their dogs use the building as a toilet, let alone secure garages or mail. Someone was shot and killed on the property last year and recently a goose was found injured with lead pellets and arrows. The property already has a history of serious security failures. If you’re considering a property managed by this group, understand: they will not protect you. In fact, they may put you in harm’s way. This specific property they’re mismanaging is The Grove on Belmont.

I have been trying to contact this property management group since last week through several emails, phone calls and have left several different voicemails and ways to reach back to me and I have not heard back from them. I was really hoping to see one of their units because I really like the location and the apartment itself but it seems that you cannot get ahold of anyone to ask questions about a showing no matter what time of day you call them. I don’t know what to do at this point because no one ever seems to reach back to me.

For them it’s very important that every unit they manage before move in or after move out they have the carpets , floors etc ready and clean for the next occupants. I can tell you personally if the carpets need steam cleaning or not. They want to make sure all carpets are fresh and clean. Ez High Class Carpet / floor cleaning.

I recently applied for an apartment managed by Daniel Management Group (DMG) and paid a $70 application fee plus a $300 holding fee, only to find out they’re using a VantageScore — NOT the industry-standard FICO score — to determine creditworthiness. Let’s be clear: this was never disclosed during the application process. Most people (including myself) assume “credit score” means FICO, because that’s what’s used in real estate, mortgages, car loans, and credit cards. Instead, they pull an outdated Experian Vantage 3.0 report, which can be over 100 points lower than your actual FICO score — which was true in my case. This practice is not only deceptive, it’s financially harmful, especially in a rental market where most landlords require 3x the rent and good credit. I later verified my actual FICO score through Experian directly and confirmed the discrepancy of over 100 points. Even worse, my application report through AppFolio did not include my rental history, despite the fact I’ve been renting consistently since 2019. How are you making rental decisions based on outdated, incomplete, and inaccurate data? I’ve since filed a formal complaint with the Consumer Financial Protection Bureau (CFPB) for failure to disclose accurate credit scoring methods. If you’re considering applying, ask them upfront which credit scoring model they use — because they won’t volunteer that information, and it could cost you. This kind of non-disclosure is unfair, unethical, and possibly illegal. Renters deserve transparency, not expensive surprises.

Experiencia negativa: Recently my partner and I considered a unit listed under this company for rent in Chicago. The photos on the listing were a different unit, and the floorplan was wrong. The unit we viewed was also mixed up, so we just walked through someone's home. It took a week to determine if the unit had 2 bathrooms or three, because DMG simply would. not. respond. At all.. We finally had to just tour the correct unit with our realtor. The lease can be described in one word, Predatory. As in compulsory 'bundled services' package for $110/month which included us paying for maintenance, an 'admin fee', and finally an internet package at 200Mbps, unless we dropped another $30 for usable internet. In effect, their listing price for the unit wasn't honest, and they were sneaking another $140+/month in, that's after a non-refundable $300 fee just to apply for the lease and discover the dizzying number of upfront fees and non-refundables. What finally scared us off was the 10month lease, which was non-negotiable. After $300 spent to see it, 10months.. The response from DMG when asked was 'Yep! That's right!". Basically a guarantee of a price hike in less than a year. Just.. predatory. It's just a company that doesn't really value their tenants, it was almost insulting. It was sad because the unit was truly nice, and under a different management would have been a good experience. But my review is to steer far clear from this company, for your own good and the good of others. Companies like these should not be in business, and rest assured that there are good rental companies in Chicago. DMG simply isn't one of them.

Experiencia fantástica: North Oaks property is a beautiful place. We recently inquired about leasing this place and finally went through with a 2 year lease term. This wouldn't have happened without the Dmg property manager Adan, who has helped us throughout the whole process. He definitely made the process very comfortable and easy. Anything that you needed done, he was more than happy to help. If he didn't have the answers to your question at that moment, he would go above and beyond to get that answer for you as soon as possible. He took his time to show us everything on the property with excellent explanation. My family and I are very excited to move into the building. Some of the perks I would like to mention having kids/ dogs is that inside the community, there is a playground, soccer field, and a dog park. Also, the community center/workout facility is very clean. This place is beautiful. The units are magnificent and modern. We are very excited to live here the next couple years.

Experiencia negativa: I have been a resident of one of their complex's for over two years, and it is disappointing—though no longer surprising—that I find myself once again dealing with a broken heating system. Despite at least five to seven maintenance requests, the issue remains unresolved, breaking down consistently with no lasting solution ever implemented. The truth is, this complex bears little resemblance to the polished image portrayed in its marketing materials. What is described as a high-end, upscale living experience is, in reality, a property plagued by systemic maintenance failures and a complete disregard for residents’ comfort. Water routinely leaks from ceilings. During rainstorms, the hallways look like a flood zone, with plastic buckets haphazardly placed to catch dripping water—more fitting for a dilapidated warehouse than a luxury residence. These are not isolated incidents. They reflect a pattern of neglect that any prospective renter deserves to know about before signing a lease. I would strongly advise others to think carefully and ask hard questions before committing to this property. At this point, I expect immediate action and transparency. If these conditions persist, I will have no choice but to explore formal avenues for recourse and ensure others are fully informed of the reality here. Their response is again another reflection of their ineptitude. In response to the property’s statement, I want to emphasize that I was not notified of the issue being addressed until after it had already been resolved. At no point did I receive a call, message, or even basic notice that someone would be entering my unit. This kind of disregard is precisely the problem. Communication between management, maintenance, and residents is completely disjointed—unpredictable, inconsistent, and unacceptable. What’s even more frustrating is the pattern: issues go unresolved for weeks or months, and when something finally is done, it’s either a temporary patch or handled with zero resident communication. Then management responds with vague, dismissive explanations, expecting us to accept them as thorough or sufficient. I urge anyone reviewing their response to ask themselves: does this sound like a team that’s on top of things or one that’s constantly scrambling after repeated failures?

Thank you for your feedback, and apologies for the delay. On April 20 at 2:43 PM, we received a work order for no heat, which was quickly assigned to our on-call tech, Luis Thomas. After escalating the issue, Luis resolved it by 6 PM and closed the order by 8 PM.

As for the buckets, they were removed after repairs to a roof leak in January.

Experiencia negativa: Beware renting from DMG! Property managers are unresponsive and do not care about their tenants! I have lost count how many times I went without heat this past winter because the heat kept going out and needed repeated repairs. The worst experience I had, the heat was out for one week, and my apartment got down to 40 degrees. I was using two space heaters to maintain the temperature above 50 degrees, but this caused my power to go out. As a tenant, you do not have access to the circuit breakers so I was not able to reset my breakers. I was without power for over 24 hours because upon calling the emergency maintenance line repeatedly, I was told each time that there was no technician available to reset my breakers. I was left without any option except to stay in a hotel for two nights, because even when power was restored to my apartment, my space heaters could not get my apartment above 50 degrees since it had gotten so cold, and even when I was initially told that the heat was fully operational, it was not until the evening of the following day. Even though they are legally obligated to cover my hotel stay due to the Chicago Residential Landlord and Tenant Ordinance, they refused to do so, and now they just ignore my emails. In the initial response I received from them, they blatantly lied and told me false information about the situation, obviously caring more about covering themselves than actually caring that their tenant was without essential services in the middle of winter. On top of that, talking to the maintenance technician during this whole experience, they were honest with me saying that the heat was not fixed and they didn't know how to fix it while management was telling me the heat was fixed and just needed "a warm up period" clearly showing management will not be truthful or forthcoming to you. Furthermore, the technician also said that the heat going out was due to management's own negligence because it was something that should have been tested before winter started and that the whole issue could have been avoided.

When it was determined that a replacement part was needed, we expedited the order and the part was installed as soon as it arrived—within two days. We understand that any disruption to essential services is difficult, and while we provided space heaters to tenants we recognize the inconvenience this caused and appreciate your patience throughout the process.
Regarding the electrical issue, our records show that a standard work order was submitted and the issue was addressed the same day. We strive to resolve maintenance requests as quickly as possible and are always working to improve our communication and response times to better serve our residents.
We always aim to be transparent and responsive, and we regret if you felt otherwise. Your experience has been shared with our management team, and we are taking your concerns seriously as we continue to assess how to better support our residents moving forward.

Experiencia fantástica: I have been living here for 1 month and ive receive the best tenant treatment. I like how quick they are to respond to your needs and Cesar, the maintenance gentleman, fixes everything so fast and as soon as he receives the orders. I hope cesar stays around for a while because the man can do it all he’s got superpowers.
