Experiencia positiva: Signing my lease and actually moving in is the only thing that went well with the leasing experience. To actually find a home and have to go through what I went through for a whole week just to get approved for a very little home was ridiculous. I hope in the future kairos doesn’t make it this hard, and hopefully I’m no longer renting a house, I can go through the headache of buying a house instead. But thank you kairos, I love my home!! My kids have never been happier

Experiencia fantástica: At the start of the new year, my home experienced major plumbing issues that required my family to be temporarily relocated. While the situation was far from ideal, it was necessary to maintain a safe environment for my family. During this incredibly stressful time, especially in the middle of the holiday season. Lawrence with Kairos Living went above and beyond in ways that truly meant the world to us. Lawrence took our relocation and the overall situation to heart, ensuring that my family was able to remain relocated until the plumbing issues were fully resolved. Even when I was unable to answer his check-in calls, he never stopped following up. He consistently sent emails just to make sure we were okay and that our needs were being met. That level of care and consistency is something many companies are missing today. Lawrence exemplifies a genuinely caring heart and is an absolute asset to any company he is a part of. I was extremely stressed during this time, but knowing that someone truly cared about my family and our well-being brought a sense of comfort I cannot fully put into words. Experiencia negativa: Not very pleased with being charged an enormous move out fee on top of being charged 2x the rent, to break the lease 6 months early. So I was charged 4000 dollars to break the lease on top of 2700 dollars for damages. Some damages like broken blinds and drywall repair are warranted, but I was charged for things I inspected and annotated on my move in sheet. The house was filthy with major scuff marks on borders around the home including the laundry room area. I was charged for another carpet clean, when I had already paid for the carpet to be cleaned upon move out! I have my move in sheet and move out repair sheet and I’m being charged for things the prior tenants damaged! This is unacceptable! And I’m not okay paying (even though I paid it already). Bank statements, move in and move out sheets are attached! This is ridiculous! Smh

Experiencia negativa: Can we actually get this issue resolved. I am Not sure the process of moving the thermostat but have spoken to many electricians and techs and they said it is in the worst place possible. Having it on the garage wall where the thermostat is reading off of the temperature of the garage and outside is not making the home at a comfortable temperature unless we keep adjusting and turning it on and off. This was also an issue reported in the summer as well.

Experiencia negativa: This company is terrible. They act like they are all in with helping you and as soon as you move in they couldn’t care less. They only want your money. Also they up charge in every way possible once moving out absolutely ridiculous!!! I do not recommend! Experiencia negativa: The move in process has been the absolute worst I have ever experienced. The only thing this company hired someone to do was put down new flooring and half way paint. There are visible signs of water leak repairs throughout the home that were very poorly done. Most of the outlets appear to be burnt out, and the faucets are leaking in the bathrooms. To top it off there was/is no heat when we moved in and now there is no air in the home. We came home from work and there were puddles of water in our living room floor which we are assuming is coming from the hvac unit air handler which is located upstairs. We have put in a multiple work orders for all of our issues and nothing has been addressed. In my honest opinion the vendor that was used in the make ready process was incapable of addressing everything with the home outside of laying flooring, putting in toilets, and painting. I have had very poor communication with their maintenance and property management staff. No one ever updates us on anything. I always have to call them for an update only to be told that a “vendor” will reach out to us for scheduling. So we are just sitting and waiting.

Experiencia negativa: I was a tenant with Kairos Living for three years at 236 Bluebonnet in Livingston, Texas, from June 2022 until August 2025, and my experience was terrible. I leased the home based on a virtual tour, and noticed once I arrived that this newly built home had no window coverings, towel racks, or toilet paper holders installed. Kairos' only response to this was a dismissive "It's leased as-is." The home was not connected to the phone or fiber lines, and Kairos made it my responsibility to connect it. Then, Kairos took TWO WEEKS and multiple calls and emails to provide the approval documents for me to pass to the phone company. After the first year, Kairos attempted to raise my rent by hundreds of dollars, but maintained the same rent price of their vacant homes in the neighborhood. This is classic "bait and switch". Maintenance requests were typically ignored, deleted, or marked as complete when no work was done. Cheap wiring in my (newly constructed) home resulted in the master suite having no electricity for THREE WEEKS before it was repaired. This happened TWICE. All maintenence was done by third party contractors who never understood what the reported problem was. This meant that they always arrived without appropriate tools or materials and required multiple trips to do repairs. Once I moved out, Kairos billed me $220 for carpet cleaning which I had already paid for per our contract. I had to provide the receipt for this THREE separate times before the charge was dropped. They also billed me $600 for repainting, but performed no repainting before returning it to market; It was simply a cash grab. Kairos is an untrustworthy landlord that is unresponsive to tenant needs, but squeezes tenants with thousands of dollars of "convenience" fees. Avoid this company.

Experiencia negativa: If I could give 0 stars I would. They seemed like a good company at first but realized very soon that is not the case. I will never be dealing with this company again. They made it seem like it was a deal for signing a 3 year lease but it definitely was not. They were less than adequate when dealing with maintenance issues. On top of that when you move out any normal wear and tear they are going to charge you an arm and a leg.

Experiencia negativa: Dirty, disgusting units. They manage from another state, I toured these three units and sent them pictures they were not rent ready but claimed they were. They are not familiar with NC laws. Maintenance is not doing their job bc they would not have these listed as available! Would not recommend Kairos living. Text messages all night long stating outstanding messages!

Experiencia fantástica: After forty years of owning our homes in three different states, we were apprehensive about selling our last home and becoming renters. This was a retirement decision as we are now on a reduced and fixed income. We are now in a Kairos Living rental and it has been a remarkably pleasant experience for us, especially in light of the “corporate property management” as well as “private landlord” nightmare stories that we all hear and read about these days. Any maintenance requests we have submitted have been quickly inspected, verified and the necessary repair or replacement completed within a few days. To be able to live in a reasonably nice home and have the inevitable need for maintenance and repairs or replacement issues taken care of by the Kairos people rather than us saves us time and the cost we would incur as owners. It’s been very reassuring over our first year and a half of a three year lease in this Kairos Living rental.

Experiencia fantástica: I move in at the end of the month. I called to make sure. All documents has been received and uploaded. Tamina was awesome and has incredible customer service qualities. I just hope I don't have any issues. From the reviews sounds like the mgmt company. Neglects tenants when it comes to repairs.Thank you Tamina.

Experiencia negativa: I have never dealt with a worse company for renting in my 25 years. This company will not respond for maintenance or any assistance with any problems but will be the FIRST to give you a violation based on your neighbors. DO NOT EVER USE THIS COMPANY. The move out process is mean and customer service cares about nothing except making sure you pay everything up front and fix absolutely everything (even though there were problems when we moved in).

Experiencia positiva: I love my home moved in the house is brand newly built. Some of the things were not built properly. Kitchen sink was not set correctly. I have Wall sockets the power don't work in. The first two years I had minor things like the toilet paper holder come out the wall. The microwave now broke the elements went out. The cabinet were loose and coming off refrigerator shelves were cracking and breaking up so it had to be replaced this year when you call maintenance, they will send maintenance out but they expect you as a tenant to correct things in the house and it's in your lease term. However, if the house is a brand new home item shouldn't need to be replaced within six Months To a year, they're kind of pricey

Experiencia negativa: Terrible. Our AC was out for 5+ weeks from May to June in Oklahoma (90+ degrees) The last week they finally agreed to pay for a hotel. So for the remainder 4 weeks that it was out they credited our account only $250. Absolutely negligent and inattentive.

Experiencia negativa: This company will bleed you for every dollar you have. I lived in one of their houses for 4 years and here are all the issues I had with them: 1. They charge rent but it also has a $25 fee for a "smart home" device. It was mandatory and charged monthly. I have no clue what this was, I was never told how to use or connect it, but sure enough they charged me $100 when I moved out because it wasn’t there when they inspected it. 2. The shed in the backyard. The handle fell off. I put in a maintenance request to have it fixed. They said “per the lease, we are not responsible for fixing it.” I assume they will replaced it before the next person moves in though. 3. The toilet in the master bathroom. I put in a maintenance request because after flushing, the plug wouldn’t close completely without manually taking off the lid and pushing it down by hand. Well after a few months of them ignoring this request, the lid eventually cracked due to having to take it off and back on. At that point they knew they would just have to replace the entire toilet. They replaced it and then tried to bill me $800 for it. I had to fight them for 2-3 weeks before they removed the charge. If I paid for the entire toilet, I should be able to take it with me when I move out. Insanity. 4. After I moved out, they took not just my entire $1,600 security deposit but also claimed I owed them an additional $1,100 dollars due to damage. First off, they claimed if I had the carpet professionally cleaned and sent a receipt they would not charge me for carpet cleaning. I did what they said and they charged me anyway. Second, they charged me $1,040 to repaint two rooms. I lived there for four years! Repainting is something landlords always have to do when a tenant moves out, I am not painting a house that I do not own. So not just did I have to pay $3,440 to break the lease (my wife is expecting in July and we wanted to get settled in a new house before the baby is born) but now instead of getting our deposit back, they are claiming we have to pay them another $1,100. This is absolutely insane and I will be in contact with a lawyer about this. 5. The entire house had several areas where you can tell the work was half-assed. For example, the screen on the back door was in terrible shape. We put in a request for them to replace it, they sent someone out to measure, and then we never heard from anyone again. The request seemingly disappeared. There were several areas where the baseboard was so poorly done it just fell off, and in one spot they literally just put white paint on there instead of replacing a couple inches of baseboard. Also, the shower in the master bedroom has sliding doors that are too wide for it. The only way to get in is to climb over the toilet or to squeeze next to the towel rack. Clearly, they needed to special order thinner shower doors but didn’t want to. Do not do business with this company EVER. They have have zero interest in maintaining your living space outside of things they could get sued for (like the A/C). I have moved out and they are still trying to steal money from out of my pocket. Update: I got ahold of a lawyer who sent them a cease and desist. Eventually they agreed to pay me $400. The lawyer bill for the services came back at $550. Property management is a racket.

Experiencia fantástica: I’m a current tenant who just signed third year lease. Sometimes Kairos gets a bad rap from other tenants in my neighborhood, but that seems to be most leasing companies. In my experience, they have been very responsive and professional when dealing with maintenance issues. They have always had a company out very quickly to resolve each of my issues. Once, when the HOA sent letters to them about algae buildup on the siding, Kairos at first asked me to resolve it. When I pointed out that the lease agreement holds them responsible for wear and tear of siding, they quickly sent someone out to pressure wash the house without any further argument.

Experiencia negativa: RUN RUN RUN THE OTHER DIRECTION!! I have been a tenant with Kairos Living for over two years, and my experience has been extremely disappointing. From the start, I was told multiple times by their representatives and plumbers that the water softener in my home “worked great.” Recently, a licensed plumber discovered that the bypass valve on the water softener had been shut off the entire time I have lived here, meaning it has never actually worked. Because of this neglect, my home’s plumbing has suffered significant lime and calcium buildup, which has caused repeated water pressure issues and clogged lines. This buildup also ruined my washing machine, which now needs to be replaced. Despite my repeated letters, requests, and calls, Kairos Living has never offered compensation for these damages or for my lost time and wages dealing with the ongoing issues. When the upstairs bathroom sink recently lost pressure and stopped draining, Kairos Living sent a plumber, who confirmed the problem was related to the same buildup. Instead of taking responsibility, Kairos Living sent me a $150 “resident chargeback” claiming the issue was my fault. On top of that, when the hardwood flooring they had installed before my tenancy began started breaking apart, it took over a month to address. The repair left me with mismatched floors in two different colors due to poor workmanship. The lack of communication, accountability, and care for residents’ well-being is unacceptable. I have been more than patient for over two years, but Kairos Living has failed to take responsibility for their cheapskate way of doing business and always taking the least expensive way out including paying non professional contractors to do the work. I lost 2 days of work during the installation of new hardwood floors, had to replace my broken washing machine, spent $225 on salt pellets for a water softener that never worked. all they have done is take money from me but have offered no money back to me or any refund or compensation for my loss and money spent to fix issues they caused. They are just a bunch of cheap, money hungry people. I just had them finally install a new water softener that is something that should have been functioning from day one. Based on my experience, this company prioritizes profit over residents’ safety, comfort, and property. I would strongly caution anyone considering doing business with them.

Experiencia negativa: Don’t move to Old Stone Crossing in Warner Robins. You’re going to be paying $2,200+ to stay in the hood. I’m telling you right now don’t do it. They mess up the neighborhood, them and their guests park everywhere but in their own yard, and they stay on the eviction list more than they pay their rent on time. You see the sheriff knocking on doors serving people, furniture people knocking on doors, and tow trucks out here looking for cars just as much as you see your neighbors. They stay having parties till 1 at night, just everything you can think of these people do.That should tell you who you’re going to be staying by. Bad thing about it, everybody’s old, 35+, and we’re in our 20s with more decorum and are more considerate to my neighbors than these folk. The saying “You can take them out of the hood, but you can’t take the hood out of them” describes this neighborhood perfectly! Can’t wait till my lease is up, this is by far the worst place I’ve ever lived. You’ll get more peace in the projects.

Experiencia negativa: It's difficult to rent from Kairos. Partly because they are based in the Chicago area and they manage properties all over the country, in areas they truly don't understand. Communication is very poor. We lived in an area prone to disastrous hurricanes, and it was incredibly difficult to get anything done at the house with Kairos. They called after the first category 5 that hit our house and told us to put maintenamce requests in. Noooo! The town was devestated, we didnt have power, but somehow instead of them sending help, they exprcted us to document all the damage. Give them thousands in rent, get absolutely no service in return. Beware. The houses in our area they manage are so cheaply made, our cat put a hole in the wall by touching it with her head. Doesn't seem structurally sound.

Experiencia negativa: This company shows great customer service and assistance while you’re a prospect. However when it comes to you being a resident, after they’ve gained your business, forget it! From my back door not having keys, my ac unit malfunctioning, no screens in any of the windows, it taking a year for my driveway to be fixed, to now some random man coming to my house to take out a window pane with a thin crack in it caused by unsupervised children, just to board up my home leaving my family and the safety of my home exposed, is asinine. Critical thinking would’ve made more sense leaving the thin cracked window pane in the window until the new one was delivered. I want individuals to understand the severity of a security breach the leasing company put my family and I in.

Experiencia negativa: ZERO STARS. ABSOLUTELY HORRIBLE. For your own safety and well being DO NOT rent from Kairos. They took over the residential community I had lived in for a year after I had renewed for a second year, they refused to fix any appliances that were provided after being notified and submitting work orders MULTIPLE times. They installed lock boxes on our garage siding without notice containing the keys to our house that opened with ANY CODE. And then to top it off they allowed an unauthorized, illegal tenant as well as her 4 unauthorized animals to live in our home without their name on the lease for over a month despite being notified countless times. They repeatedly told us there was nothing they could do eventhough the sheriffs department stated that Kairos were the only people who were able to evict the tenant. They refused to help up until we had already moved out and stated we were terminating the lease due to their negligence and their failure to cure habitability of the residence and that was when they finally decided to tell us they had a legal team who could handle the matter. Not to mention the houses were built quickly and cheaply with siding falling off because it was taped into place. And the list could go on. The absolute worst rental experience I have ever had to suffer through.

Experiencia fantástica: It was simple and easy mostly didn’t have much trouble getting approved and moved in. Lots of hoops to jump through to get it done but it was worth it to be where I am. I love it here it’s quiet, no police helicopters flying overhead at night or airliners. No more hearing cars and motorcycles street race, no kids chasing my kids with guns, no neighborhood kids being mischievous. Just peace and quiet. No drama at least the police officers here do their jobs. At my old neighborhood in Oklahoma City my daughter was raped by an 18 year old couldn’t call police because they don’t do anything about the crime. I had filed police reports with Santa Fe station about little teens with guns chasing my kids all they did was write a report and left. 15 year olds with guns that’s all they do

Experiencia negativa: Only giving them one star because negative stars is not an option. They are the most crooked and shady rental company I have ever dealt with. I could write a novel about our terrible experiences with them, but I'll just list the highlights here: - Random fees added to the rent that weren't disclosed up front, both one-time, and recurring. - OUTRAGEOUS pet rent. Paid $175/mo for two dogs for the entire time we rented from them (nearly $4000 over 22 months). Then at the end when they claimed there was pet damage to the carpets (there wasn't), that money was "not meant to be used for that". - Move-in condition of the unit was gross, despite being a new unit. There was trash and dead bugs all over the unit, floors weren't cleaned, toilets were stained. They didn't do anything to help out with this, despite charging a $300 move-in fee that they claimed was to ensure cleaning before move-in. They eventually credited us $50 back after weeks of back and forth. - Their maintenance was a joke. They refused to fix the slow-drying clothes dryer. We had to get it fixed ourselves, and it was due to an improperly installed outside vent cover. - After the lease is signed, communication with them is like pulling teeth. They take days to respond to emails, miss responding on timelines that they communicated, and only respond after multiple follow-ups. - When we moved out, they charged us nearly $900 in "damages/cleaning", despite the fact that the unit was in SIGNIFICANTLY cleaner condition than when we moved in. We followed all of their instructions, paid $500 to have the unit professionally cleaned, and paid $200 for carpet cleaning. They charged us $20 for an air filter that we had replaced immediately before move-out, $50 to clean the toilets and oven, which had been cleaned by Molly-Maid immediately before move-out, and $800 to replace carpets that they claimed were "pet stained/pet odor", which had been professionally cleaned immediately before move-out. I disputed these charges with them, provided all of my receipts, photos, etc, and they did me the "favor" of removing the charge for the air filter. Eventually, they stopped responding to me, and started sending emails threatening legal action for the unpaid balance, even though we were still within the 30 days they had said we had to pay the damages. In closing, I would sooner live in a cardboard box under an overpass, or a van down by the river before I ever considered renting from this company again.
