Experiencia negativa: If I could give zero I would. Company cannot timely process a refund. Company states refund will be sent in 15-20 business days that was January 12th. It is well in excess of that time frame. They give you the run around and blame everyone but themselves. It’s been 32 business days and still no refund check of my own money. They wouldn’t be accepting of me paying my fee 30 business days late or even more or never. They claim the check is in the mail. Oldest line in the books with a few others I can think of. They can’t provide proof of mailing it either. Edit: right after this review they responded. They then deleted their response and no one from the email address given ever responded. I tried from more than one email address. March 2 my girlfriend waited on hold for over an hour to get a supervisor. They finally agreed to have a check ready at Al location. The origional check never showed up. They were told legal action was going to be take if the check was not ready. They knew I’d win in court so they finally paid up. What a scummy company.

Experiencia negativa: Westward360 managed a HOA in the suburbs for a condo I owned. I decided to sell my property partially because of how difficult Westward360 was to deal with. 1. Communication was terrible. They did not follow up on most of my requests. When they did it was ineffectively and slow. They did not include the previous email when they did respond, so it was very difficult to track issues. 2. Their response was ineffective on many issues. 3. We had a closing sale that they screwed up. They charged a huge amount for giving closing docs and then cancelled the order at the last minute before closing. Their services were being replace with a new management company. They waited to the last minute, did not transition the info in a timely manner to the new company and did not refund the money already paid for closing docs. At least they would answer the phone. But the help they promised never amounted to anything. Just wasted my time. Still no help from them. No answer from the people they said would help. So far they have not transferred the information to the new management company so we can close our sale clean.

Experiencia fantástica: I had water backing up in my sink and dishwasher last night and was up until 5 am, mopping up water. The next day, I found out that another unit on the same plumbing wall was having the same problem. She called Westward 360 about it, to get a plumber to fix it. Their plumber, Ray, came out and worked on it. His knowledge about the mechanical systems of this building was invaluable. He was on top of it, evaluated and and fixed the problem. I hope that there never are any other problems with the plumbing here, but if there is, I hope that it’s him that comes out to fix it. Thanks again, Ray!

Experiencia fantástica: I don’t have too much experience with Westward yet overall but our building’s property manager Izreon has been great. We recently had a pipe burst that caused some significant water damage in our unit. Within a week Izreon came by to review the damage, identified a contractor, and scheduled the start of the work. His responsiveness and quick follow up were greatly appreciated.

Experiencia negativa: Paying almost $300 HOA fee in Yorkville Illinois and there’s probably 100+ units and you’re telling me there’s no budget for landscaping blowers? There are leaves everywhere in the courtyards and in the back of buildings where the garages are and I never see them using a blower?? I’m likely reporting this to the city.

Experiencia fantástica: Westward-360 is the property management company taking care of the condominium building in which I reside. Jason Parting, the designated Westward-360 account manager for my building, has repeatedly demonstrated excellence as a customer support manager. I have had to call upon Jason for assistance on multiple occasions. The most recent instance pertained to a very urgent problem in the building, requiring immediate attention. On this occasion (as well as on two prior occasions) Jason managed the situation extremely well. Once the problem was reported to him, he contacted me quickly to gather all necessary details, ensuring his full understanding of the situation, allowing him to quickly muster necessary resources to enable rapid problem resolution.

Experiencia negativa: They have the audacity to charge me 75 bucks for an investigation into my stolen mail. What company claims they aren't responsible for my mail as if they aren't responsible for what goes on in the building they manage. I cant even imagine where that went amiss or how someone sat them down at a table and thought that 75 dollars would be worth what would consistently lead to a unhappy experience for someone that lives inside their building. Nonetheless here I am. Practices like this already leave you at a disadvantage, you dont even know if the cameras work for sure, then I have cough up 75 bucks to assume someone is going to do a thorough investigation on something stationary? Really going out on a limb and the practice of charging 75 bucks, make me trust that process even less. I did my part, i contacted the mailing service and filed a police report. I took this seriously enough to separate myself from people who just make a claim and from others who take this seriously enough to help them determine this isnt BS or what I would assume would be one of their many task. That should be reflected in there service, no one, and I mean NO ONE should have to pay 75 dollars for an investigation when they got every entity involved possible on something that doesnt even move.

Experiencia negativa: If you’re looking for an HOA management company with poor communication, excessive fees, and no access to an actual property manager, Westward 360 fits the bill. After paying hundreds of dollars for required condo documentation, I spent several days trying to obtain missing documents that should have been provided promptly. Despite multiple calls and requests, I was never allowed to speak with the assigned property manager or anyone directly responsible for the account. All communication was routed through virtual assistants, making it impossible to resolve even basic issues efficiently. Additionally, Westward 360 has failed to keep condo associations in compliance with standard requirements such as holding annual meetings and maintaining proper minutes and records. Overall, the experience has been extremely frustrating and unprofessional. I would strongly caution anyone considering this company for HOA management.

Experiencia negativa: I am updating my review. I had a horrible emergency two days ago (01/20/2026) and called the Westward360 emergency line. I waited over 14 hours for emergency help. I did not receive any assistance, only multiple follow-up calls from different Westward360 staff members. Each person asked where the leak was coming from and how severe it was. I had to repeat the same information seven times. The leak was ongoing nonstop and affected four units. It was a horrible night and an extremely stressful experience. The next day, I still did not receive any help or any response to my email. When I called again, no one answered. Finally, around 10:30 AM, a person who was not even part of Westward360 called me and said she had just read my email and had called a plumber. She’s part of the board. My neighbor, whose bathroom was also flooded, was extremely distressed. She is an older woman who lives alone, and she summarized the situation by saying, “They do not care about us. There is no one to help us.” She was trying to stop the water from flooding her bathroom on her own. I felt very sorry for her, as she is elderly and truly needed immediate assistance. No one should treat people like that. Especially older people. Luckily, our board decided to get rid of Westward360. They are unprofessional and incompetent. Do not do business with them. They do not care about their customers or the people living in the buildings they manage.

Experiencia negativa: If I could give Westward360 zero stars, I would. Our previous management company, Advocate was bought by Westward360. A new contract was not issued by Westward360 so our board assumed that they would follow the Advocate contract. They did not. When we gave the required notice that we would be ending our yearly contract with them, they refused to send our manager to the final meeting, stating that although Advocate policy was that a manager would be present at all meetings, Westward360 did not follow the same protocol. Their policy was to not have a manager present at board meetings once notice was given. Mind you, we paid for management representation at every meeting under the Advocate Contract. During our last month with the company, we contested a $2000 bill from Westward for tracking dryer vent cleaning and furnance cleaning. This was not something that was previously billed. While contesting this bill, Westward360 processed the payment without board approval. We ended the contract on October 31, 2025. It is now January 12, 2026 and Westward360 still hasn't released our reserve funds to the new management company. Aside from all these issues, response time to maintaince issues was poor. Example, when raw sewage backed up in 3 of the 4 units in the building, it took 3 days for it to be rectified. It was difficult to get ahold of our manager. Assistant managers are housed out of the country and are poorly trained. They are unable to answer questions and often say, "I will have to check with my manager." Response time for administrative duties was also subpar. We asked for a banking proposal for a loan to replace roofs. After waiting for over 6 months, with excuse after excuse, we decided to self fund. This company has poor customer service. I would not recommend it as a mangement company. You do not get your money's worth from them.

They unorganization of this company is frustrating and it's rare to have a direct link to anyone to help you. I've had water shut off for 2 days before and they never got back to me. I have water leaking in my bathroom plumbers here and of course the lock box they provided doesn't have the necessary key to the mechanical room.

Experiencia fantástica: McMaster Painting has worked with many properties at Westward360 for almost a decade now. Whether it be Painting or snow removal services, before this year we struggled with receiving payments from Westward360. However, since Dan P and Kathie E stepped up we have not had an issue since. They both have been great to work with and can say they truly changed things around. If there are any system errors, Dan makes sure to call right away and we are able to work things out together. Its been a pleasure working with both Dan and Kathie this season, and hopefully many more to come!

Experiencia negativa: Westward 360 manages our property at 221 E. Cullerton St, Chicago and FOR YEARS have done nothing about the thugs, thieves, and vagrants who are entering our building ILLEGALLY. These thieves are stealing packages left and right, jeopardizing the safety of residents, and destroying property. Westward 360 needs to step up and do their jobs with Board collaboration. Experiencia negativa: Applied for an apartment over a week ago and got ghosted. No follow up. No denial. No acceptance. No explanation. Took our money and never responded. I followed up after 3 days and sent one email daily. Then I tried to call. Took 16 min to get a human on the phone and they clearly were not stateside. Wouldn't transfer me. Wouldn't escalate my call. Just told me the application was processing. I'm fully convinced the apartment wasn't ever for rent and this is just a giant scam. Avoid any apartments owned by them. It is incredible how they brag about owning all of Chicago buildings and then ignore people trying to rent one. They have caused so much stress during an already incredibly stressful time. It was a beautiful unit and yet I'm pretty sure it was never actually for rent. RUN FAR AWAY

Experiencia negativa: Property manager Dante is lazy, incompetent and rude. We were moving into our unit, he was late with the keys because he was doing last minute work on our unit. There was a whole month to get this work done (apt was vacant since we viewed it) and we hired movers at a certain time paying them by the hour. Instead, our move was delayed, movers had to wait, and the cleaners were still there cleaning far past our scheduled move in time. The least you should do is apologize for being late but no, had an attitude the entire time. Awful to work with. Westward should strongly reconsider his employment and think about how their company is being represented. Additionally, when we paid application fee to apply for apartment, we were never informed there would be a bidding process. After application was approved they made everyone bid on the apartment with no refund for the fee. How is this legal? If there is a bidding process shouldn't you inform people before they apply that the fee is not refundable? Terrible experience

Experiencia negativa: I would give zero stars if possible. I have spent the last 11 months battling BED BUGS, and westward 369 Team 6 in Chicago is a team of inhumane sharks who cannot get a single thing done in a timely fashion or help the situation. They cannot schedule things and follow through, they do not respond to my emails, they will not consider releasing me from my lease, a month to month lease, or allowing me to transfer my lease to another property. They are completely incapable of making this apartment a humane place to live. I have been suffering majorly because of their treatment. In this calendar year I have had 6/7 spray full extermination treatment for bed bugs, and 3 full heat treatments. I have also had the exterminator in my house for Mice twice and cockroaches. I have had them ignore Matinence requests although they scheduled the appointment for the repairs I’ve needed,. They have no care for their tenants. My whole building has been going through it. If anyone has a good lawyer I would love to talk to them. The will not treat the entire building which just means the pests keep traveling around to the next available apartment. Literally negative stars. I have nothing good to say. These people are cruel.

We recently had an issue with our refrigerator, and Almina was so quick to respond and take our concern seriously. Pretty immediately, she let us know that the notice was received and that they were working on it. She continued to update us with each step in the process of getting a new refrigerator. These seemingly small updates made us feel so reassured, and we had a new appliance in less than a week. Thanks Almina!

Experiencia negativa: Disgusted!!!! Nali was extremely rude. I expressed my concern about icicles outside of our townhome and he said he will have someone come check them out in 48 hours and I said we are afraid of someone getting hurt. The icicles have broken a safety light outside the garage and we fear for our safety and his response was that I'm praying for someone to get hurt. Who gives someone the right to speak to a customer like that. It is unacceptable!!! Paying $300 a month to people like this is a shame

Experiencia negativa: This management will charge you extra money on your monthly lease even if its a lease with all utilities included. Also, they will purposely denied your monthly payment so you would have to pay again with an extra fee. They will do this again and again eventhough your card is already register on their website and you've made payments with that account previously. They will try to get extra money how ever they can. DONT WORK WITH THIS MANAGEMENT.

Experiencia negativa: I hesitated to write this because I love my apartment. I want to stay in my apartment. But I wish it were managed by literally anyone else. Westward360 made me go into a bidding war to get this place. That should have been my first red flag but I gathered that that was pretty standard for the Chicago rental market so I let it slide. But then they wouldn’t respond to my questions about scheduling a move in date. They sent threatening emails when I threw away trash in the wrong receptacles even though they never explained where trash is supposed to be disposed of. My stove didn’t work from the time I signed my lease until I YouTubed it and fixed it myself — despite a maintenance request that went completely ignored for weeks. I sent an email on 10/28 letting them know their online system wasn’t accepting my rent payment — and guess what? That got ignored too and I got charged late fees for rent due 11/1 that were only rescinded almost a week later — after multiple all caps angry emails and unanswered phone calls. My kitchen window has been broken since I moved in and after the second third party maintenance crew messed something up today I just decided to give up and deal with the broken window until spring or possibly forever. “How could this apartment possibly be in my budget” I asked to myself two months ago. Now I know.

Experiencia fantástica: While Westward was a let-down this holiday weekend, the connection they gave me with V from YellowJacketsMaintenance was amazing! I was on the phone with WW360 from about 9:30 am until close to 4:30 pm about a plumbing emergency, and they sent one plumber over who could not do anything, and the manager was on vacation, understandably, "Thanksgiving"; no one seemed to know what to do. Finally, as a last resort, they reached out to YellowJackets, and V was super quick and solved the problem in less than 10 minutes. Super thankful and recommend YellowJackets be on call!

Experiencia negativa: If I could give zero I would. I’ve been stuck in my parking garage as a new tenant for almost an hour because someone decided to block the exit way. I called the help line who then called the property manager Krista and she refused to help because it’s “outside” the garage. It’s literally halfway in blocking the garage?? The tow company noted in the parking garage noted that I cannot call the property manager has to. I’ve missed an entire appointment and I still cannot get out. No one is being responsive or helping, I had to call the police it’s absurd. What’s the point of having a community manager? They then said for tow inquiries I’d have to go through my landlord -> community manager -> tow place I can’t call although I live here.

Still trying to get my moving deposit of $250 after 1 month and 1 week having moved out. 2 weeks ago they finally responded acting like they are mailing a check. No check to be seen. Experiencia negativa: Charges frivolous fees missing money from buildings accounts over charges for financial managements and does not respond in a timely manner allowed the building to be unsecured for many many months before finally changing the lock.
Experiencia negativa: Completely useless company. You can never get in touch with the same person twice, their email system is awful and it goes into a cue with auto replies, there is no one designated that takes on your case or you can communicate with directly. They have been my HOA for 4 years and have not done one thing that is beneficial for me as a homeowner. All admin processes are just dragged out and a complete waste of time. If you are late on any payments (of which they charge a fee for ACH through their portal), they will charge you fees and take forever to remove the fees and then the fees compound. Overall, just horrible horrible automated company and it is not personal whatsoever. I would not recommend this company to my worst enemy.

Experiencia negativa: I have received a letter from the office about my account balance, but I don’t know where the balance comes from since I am paying the association condo fee every month and I asked them to know the missing/unpaid months more than four times, but no one is able to provide me the information. This is awful I never ever see/heard this experience before.
Experiencia negativa: The staff here doesn't read your responses to their emails. In June I was charged $175 for a lease fee. I sent numerous replies stating I do not rent out my townhouse, my son and his family live there. After requesting help from our HOA board member the $175 fee was removed in July.because a lease fee is not required if family lives in the unit. My son has been in this unit for the past 13 years and we have not had any issues with a lease fee until Westward 360 became our property management company. They send out reminders to pay every day! September 27th I get a reminder notice to pay a $50 late fee. I’m confused because I do auto pay through my bank. The person insists that my HOA fees were late and I should contact my bank. After further review I discover the charge is for 2 mos of late fees because my lease fee wasn’t paid. Sooo if I should not have been charged a lease fee in the first place, how can I accrue late fees??? Gotta love technology and customer service where no one is required to THINK! No such thing as customer service at this place! So it’s October 24th and I continue to get threatening emails at 12:04am for late fees charged in June! Yes I have responded, yes I’ve requested that the fees be removed through the company portal but nothing works with AI technology!!!! It’s one way communication without resolution!

Experiencia negativa: Our experience with this property management company was consistently disappointing over nearly four years. Communication was poor, with little follow-up or accountability. There was no clear way to escalate concerns or reach leadership, which made resolving issues extremely difficult. Managing our HOA felt like a second job—we had to constantly remind the team to act, update us, and follow through. A major financial error involving our trash service went unnoticed and remained unresolved for months. Everything was handled via email, with no organized system for tracking requests, making it hard to stay on top of tasks. While one staff member tried to be helpful, their limited authority often left us stuck. There were no annual check-ins or surveys to assess service quality, and overall, it felt like the company was stretched too thin. We are relieved to be moving on and would not recommend this company based on our HOA's experience.

Experiencia negativa: We use Westward for our small condo building and the service is abysmal. The communication and follow up is always lacking in addition to fees that were never disclosed in the beginning. I wouldn't even say they are glorified secretaries because they need prompting multiple times to follow up on anything. Consider the base fee just to rent their web portal because thats basically what you get.

Experiencia negativa: Do yourself a favor and never EVER rent from this management company. This is the worst experience I have ever had renting an apartment, which is saying a lot because I’ve had some rough housing situations. My roommate and I have been dealing with a serious cockroach infestation that popped up two months ago (not due to our habitation, I have obsessive cleaning tendencies sometimes to an extreme) and the landlords have done almost nothing to fix the problem. The cockroaches are everywhere, and I frequently see them in the common areas which tells me there is a building issue that needs to be addressed that they are refusing to treat. The manager, when they do respond, can be condescending and pushy or just not acknowledge/address your actual problem. In general, the managers are practically unreachable. When you call their office it’s always a different person, likely outsourced labor because the people on the phone have very little knowledge of your actual building and can never reach your property manager. I’m still waiting for a repair that I requested for a busted A/C unit from August. Westward360 is the most unprofessional company I have dealt with in my entire life, an absolute disgrace.
