Strangely, rental agreements in Wisconsin are not required to be in writing. We recommend that you put your agreement in writing anyway. Otherwise, there is no structure nor accountability to your relationship with your tenant.

Don’t just grab any lease template off the internet. Make sure you are working with a document that protects you and your rental property. Here’s what it has to include. 

Names of Parties. Full names of the landlord and all tenants. Anyone living in the property who is 18 years of age or older must be included in the lease. 

Rent Amount and Payment Terms. Monthly rent, due date, accepted payment methods, and late fees. Be clear about grace periods and about what’s included and not included in the rent.

This is not an exhaustive list of what should be included in your lease agreements. However, without these specifics included, you could face ambiguity and uncertainty when you try to hold your residents accountable. 

Navigating rental laws can feel challenging even for experienced landlords. No one wants to be accused of violating fair housing laws or renting out a home that’s unfit for occupancy. 

Understanding the rules around landlord/tenant relationships is essential to protecting your investment and maintaining positive tenant relationships. In Sheboygan, Wisconsin, state and local regulations cover everything from security deposits and lease agreements to tenant rights and eviction procedures. 

Unless you’re renting out a mobile home lot, there is no state-imposed limit to what you can collect as a security deposit. Experiencia positiva: Mike w did an inspection on Feb 10 2026. He was very pleasant and listened to my complaints about the floor. 5 stars for Mike.. 3 stars for this building. You never see/speak to any of the property managers. Everything is via email or phone calls. Ac checked and the guy stepped all on my couch. I have him on camera doing so. Recently had work some work done. They fixed it quickly and he was friendly. I wish they could do more about sound proofing the apartments. The walls, floors are super thin. You should have to know when your neighbors are in the kitchen , having relations, talking, yelling,or walking . And some of the families that been living there for years need to watch their kids and stop allowing them to play with or by peoples doors. Those are your kids not mine. The shoveling is horrible in the winter times. So if you have physical handicaps, this isnt the place for you. I need it cleared by 6am and 5pm. All the way to the street. They dont do it though bc the wont hire a person to do it. There are no cameras at one location. So when people damage your property, car, it's on you. My advice, Eveyone get cameras.

Experiencia negativa: I had put in numerous maintenance requests in and they were ignored on numerous occasions. This place was completely neglected. Which is why I’m assuming you sold it. Dealt with severe black mold for 12 months and all that was done was it was painted over. They never came through the units to check which is where it is. I’ve also been dealing with pests because of the neighbors who moved out. This place was completely neglected. There were always fees being added to our account. At one point a utility charge being almost $1000. Took me 3 months to fight it. It was supposed to be closer to $200. I ended up getting a 5 day because I wasn’t going to pay until it was solved, especially if there’s as much of a difference as our rent costs. Would not recommend. All but one person I have received help through was rude, straight up acted like everything was an inconvenience. I have two kids. Black mold and other things need to be handled promptly. The building is practically falling apart because of caked it is with mold. Like the building flooded at one point and nothing was done about it. I will never recommend you guys to anyone. I will also never rent through you guys again. Very very very unprofessionally ran. This is just some of the photos from the very beginning. Black mold is so toxic for you.

Hi Josie - we do go through a third party for credit scores and background checks and yes, oftentimes the info that comes back is final. If it's missing info on an app, however, we do multiple follow ups to obtain it. Our goal is to rent units of course, so without complete apps, we can't do that. It would not make sense for us to just deny unless we had information that resulted in an automatic rejection. Also, our phones are open M-F from 8am to 4pm and we have multiple staff members to assist. Our answer rate is over 95% so you are possibly calling after hours. Experiencia negativa: Edit RE: their response 1. They didnt acknowledge how they tried to falsely charge me for a cleaning fee... interesting (main concern/warning) 2.Regarding "acceptable" clean, i dont think anyone would think PEE on a toilet is clean. 3. Not once did I suggest the reviews are fake! im saying their company itself has very minimal good reviews, just their 1 good employee. Renters beware! I rented from this company as I had a last minute & instantly regretted it. See imgs to show I received my full deposit back except for blinds that I am completely responsible for. This is not a petty review,  it is a review because I do not want a rental company continuing to take advantage of people. Move in: Got charged a key lockbox fee even though my unit is keyless entry, no recycling bin, strangers pee on toilet, random crumbled tissue, & buckets of paint left in closet. The responses I received show how far detached they are from their rentals. Responses from Holly H: - Regarding random pee on the toilet & crumbled tissues: "Noted and make sure to fill out the move in checklist.." No apologies or offers to reclean. - Regarding paint buckets in the only & very small closet: "if paint is in them leave them in the closet. if not throw them out" I was expected to use my studio as their storage or throw it out on their behalf. - Regarding missing recyclingbin: "I have never been to the property so I do not know, I will have someone check on this and let you know." It took 2 weeks- Alana w. stated this once i got it... "You stated that there were only 3 recycling containers. The technician found that there are 4 of each container at the property..." the additional bin was in basement, she stated this as if I was supposed to check there? All other bins were outside. -Regarding the lockbox: "Took 10 days to get a credit on my acct even though the deposit shouldn't have been taken to begin with. I had to consistently email them to get any answers. Communication is very poor. move out: I did a deep clean prior to moving out, as i do in every rental. But landlords should be having a cleaning company come in regardless- not relying on tenants to get the unit ready for the next person. I took many photos and videos to protect myself before leaving. I attached photos of their cleaning checklist. I'd be curious to know if they can actually legally charge for some of these things that are just normal wear and tear. Like cleaning windows and cleaning light fixtures. Unless they are left beyond normal wear and tear. It should not be expected for tenants to clean these at all. You can see their expectations on the checklist. I wasn't surprised when I received my initial itemization and they tried charging me $135 for cleaning "beyond normal wear &tear" See email threads. Of course they knew they were in the wrong & immediately removed the fee when I responded. Dont be afraid to speak up! They would have gotten away with it if I didn't say anything. The only photos I provided were of the windows i cleaned out of decency but wasn't necessary. But I wanted THEM to explain how anything was left beyond normal wear& tear bc I knew for a fact they weren't. Yes they'll respond saying they follow WI law but very interesting how quick they dropped the charges & ignored my question of explanation on how the unit was left beyond normal wear & tear. Companies cannot be allowed to continue to push tenants around because we have no where else to go. You deserve a good move in, a clean unit, with everything your lease stated. And you CAN speak out against things without worrying about retaliation. Many people would've just paid the deposit even though it is not legal to charge for normal wear & tear. If you can find another company/local landlord I recommend that.( I know it's hard with these big companies buying properties) But I understand if you have no other option but to rent with this company. If you do rent here- document EVERYTHING & dont be scared to speak up. (Notice most good reviews are for one of the maintenance workers not the rental company itself.)

Brisa - this one is difficult to answer since some of your comments go back over a year ago. If you'd like to call us to discuss the deposit or anything else (i.e. a lockbox credit that WAS given back to you, just took a bit longer than you would have liked), we'd be happy to.
There may be some confusion regarding your deposit... You opted for Obligo, which is a security deposit alternative (so you didn't have to come up with the entire amount at once). You make monthly payments to Obligo, NOT Blue Frog. The only expense we charged you for was $75 for broken blinds. And yes, we agree the unit should be clean upon move in. Our cleaning team members are fulltime employees and that is all they do - they usually do a great job, but the truth is that everyone's expectations and threshold for "acceptable" are very different.
Regarding Mike (our fulltime employee - - not a contracted vendor) and his Google reviews, we are very proud of that! He is one of the only Blue Frog employees doing inspections for us and interacting daily with our tenants. So to see him have so many positive reviews is a great thing for us - - not sure why you perceive this as "fake" or a negative. It's a tough business so we are very happy with our high rating on Google b/c our tenants take the time to write in.
We are sorry you had some issues during your tenancy and wish you look at your next home.

He was very friendly and simultaneously professional. He let us know what he was doing as he did it, and was in and out in just under an hour (including the quick trip for parts).
