Experiencia fantástica: My Fridge died on a Sunday at least that’s when I noticed all my freezer food had thawed. Submitted request for maintenance the same day. Due to the extreme cold maintenance resources were stretched thin but was able to get a new fridge after talking with their scheduler. Thank you everything works wonderfully.

Experiencia negativa: I was a tenant with these guys for too long ( 1 year). No A/C at this place, they didn’t mention it and they DEFINITELY couldn’t be bothered to come fix it, even asked some employees that were around cleaning and maintenance types and they said their management team is basically useless and I 100% believe it I have also noticed looking through these reviews that on Facebook they have a far lower rating over a star less, odd.

Experiencia negativa: Do not rent from them!!! They kept our security deposit and charging us 93 dollars and threatening to take us to small claims court for being a week late on our 60 day departure notice. We paid our rent early every month and completed the year lease.

Experiencia negativa: We toured an apartment with a very kind leasing agent who answered all of our questions. One of those questions was whether the unit would be cleaned before move-in, and we were assured it would be. Unfortunately, when we arrived on lease-signing day, it was obvious that had not been done. The apartment was filthy. There was food residue caked behind the oven knobs and gunk smeared inside the bathroom cupboard door, as well as other disgusting things. My mom and I are both prior military, so we know what “move-out clean” should look like, and this wasn’t it. We bought cleaning supplies and spent three hours scrubbing the place top to bottom just so my daughter could move in. On top of that, the living room window wouldn’t close (it was literally propped up with a 2x4, leaving a six-inch gap), the refrigerator wasn’t working (barely cooling to 44°F), and the front door had clearly been kicked in at some point. It was splitting and extremely difficult to latch or lock. After a maintenance request, the window was forced shut permanently, the front door was repaired, and the refrigerator was eventually replaced after two weeks. Then there were the roaches... On the second day, a German cockroach ran out from under the fridge. We submitted a maintenance request, but appointments were scheduled and rescheduled, but no one ever showed up. Meanwhile, the glue traps we set kept catching more and more roaches. My daughter was unable to live in her very first apartment. Weeks went by, and despite multiple updates—including photos—nobody ever came to treat the infestation. Calling the Ruesch Management office was pointless. No one ever answered, and the voicemail box was always full. Eventually, I contacted the city inspector. He immediately recognized the company’s name because of the number of prior complaints. With his involvement, pest control finally came out, and the entire building had to be treated, not just my daughter’s unit. Since then, the roach issue appears resolved. I emailed Ruesch Management to request that the following month’s rent be waived, since the apartment wasn't in move-in condition for over a month, but received no response. In fact, we’ve never been able to get anyone from this company to respond. It’s disheartening to see them replying to reviews asking people to “contact them directly” when in reality, no one can reach them and they don’t follow up. Based on our experience, this is not a management company I can recommend.

Experiencia negativa: Was told to apply for a unit a month ahead of its available showing date so I could be first in line to see it. Application was approved. Was then informed a week before the scheduled showing that it was no longer available. When reaching out I was informed it was available sooner than they expected, but I was never contacted to schedule a new showing and it was given to someone else. Even with my approved application on file for that unit. Disappointing communication and it doesn't seem like agreements are honored. Will be looking elsewhere.

Experiencia negativa: Extremely disappointing experience with both maintenance and management. If I could rate Zero Star, I would. I reported an issue with my AC, and someone was sent to replace the unit. However, I had to leave for work while the repair was still in progress. When I left, there was a large hole left in the wall and no AC unit installed. I attempted to contact Ruesch Management multiple times—calling the office and maintenance lines, and texting every number I could find. Despite all efforts, I received no update regarding the condition of my apartment. In addition, the maintenance worker left visible dirt marks on my bedsheets and wall. When I brought this to management’s attention, I was told that no one had touched my belongings—essentially dismissing and gaslighting, my concern and implying that the damage was already there. I have photo evidence clearly showing what appears to be a handprint and a dirt mark in the shape of a seated figure and took marks on my bed. When I contacted the maintenance line, the person I spoke with seemed to be reading from a script and repeatedly asked if my AC was working—despite the fact that there was no AC unit installed at all and a large hole remained in the wall. I was also told there was no ticket open for an AC repair, contradicting what I had initially been told. A few days later, I finally received a response from Robert, who stated that his team had “communicated great.” I strongly disagree. The lack of follow-through, the dismissive responses, and the failure to acknowledge or take responsibility for the state of my apartment demonstrate the opposite of effective communication. To this day, I have not received a follow-up call regarding another issue I reported—despite being told someone would reach out. Given this experience, I do not feel confident that my concerns will be taken seriously moving forward. I cannot in good faith recommend Ruesch Management to anyone.

Experiencia fantástica: Rented through them for 3 years. They offer 2nd chance rentals and is a decent option if you’re looking for a place. Properties are fairly well maintained and communication is good. Just be careful with late payments because the fees can add up quickly. Overall, a solid choice if you want a straightforward rental.

Experiencia fantástica: The manager and his sons are great. The one son tried really hard to figure out why there was a leak in our bathroom. I felt bad because it was super hot outside and they were working so hard. I feel so bad for them having to put up with some of the tenants that cause problems. They try their best to keep up with everything.

They are extremely money hungry, they don’t take care of anything in a timely many & then charge YOU for it & Majority of their units are infested. God forbid you get on them about doing their job they leave a negative report on your rental history. I wouldn’t recommend them to an enemy. I’ve rented with better places including Berrada 6+ years and never had an issue

Experiencia fantástica: I’ve rented from Ruesch the last 2 years and can see a noticeable difference with staff. From Missy and James in the office being on top of every call to Ben and Edward in maintenance showing up and going above and beyond in the same day as the the request was put in. As someone who rents I know this is not always the case with landlords. I know they have done an amazing job to be more customer focused

Experiencia negativa: Rausch does not seem to care about tenants or the properties they own. The washer/dryer in my building has been down for 2 months. I have called them to several times about it. They state "fill out a maintenance request" the machines are owned by another company so the request is ignored. Their voicemail is full and you can't leave messages either. Our building had a 3' by 3' hole in the floor that is still not completed. Do not rent from them or sign a lease. All they want is your money!!! Thank you for the reply. I enjoy living here and like my apartment. I'm just frustrated by the runaround trying to get maintenance work done

Experiencia negativa: Since Ruesch has bought my apartment complex in April 2024 they have been terrible. They have entered my apartment on 3 separate occasions without permission or 24 hour notice and when I have called to complain about this they will either drop my call or direct me to a voicemail which I have left and I have never gotten a response yet. They also shut off our hot water without notice and when I called for an update I was basically told too bad and we don't know when it will be back on. It was only when I called them the next day to inform them that by having us without hot water for more than 24 hours they are violating state law that they did in fact turn it back on. I also had an issue where the heat in my apartment was 90 degrees and would not shut off. They did not respond to this within 24 hours after multiple calls even though I informed them I could not stay at my apartment safely. If at all possible do not rent from Ruesch, I cannot wait for my lease to be up. Response to Owner: I have called the office multiple times about this over the last two weeks. Either they drop my call when transferring or transfer me to a voicemail which I have left but have yet to receive a response from.

Experiencia fantástica: I have never had any issues with Ruesch Management, and this is my second unit that I've rented from them. Even with a bout with "pests" in my previous unit, they made sure the problem was taken care of in a safe and timely manner.

Experiencia negativa: Heed my warning and don’t rent from these people total slumlords all they want is your money. They took over a year ago saying that they were gonna make all these changes yet all they’ve done was make this place more of a disaster. It’s gone downhill so bad. Here’s a few reasonings number one just know you have a dog you don’t have to clean up their poop because there is dog poop all over the front yard and you share a yard with everybody. Number two I have video evidence of them entering my apartment without giving me any sort of notice that they were going to enter so beware that they will enter your apartment and not give you a notice which is illegal and I reported them to the state. There is an active state investigation going on them because of how slummy they really are. After reporting them to the state, they decided that they were going to send us a you are no longer allowed to sign a new lease for next year letter. Which is also illegal because they are retaliating. Did I mention they have raised rent every year so be prepared for that. Watch out for James Taylor he doesn’t care about anything except a pay check. He will talk down on you like you’re a nobody. Finally you might as well go to the laundry mat because the coin machines never work and they don’t put out of order signs so you end up spending Money and time for nothing. I really hope this helps you decide not to rent from these people. Also don’t even respond back “owner” because you have done nothing except create depression, stress, frustration, and anger. Hope about you get up and actually do something to better this place.

Experiencia negativa: BEWARE they don’t care if tenants pick up dog poop. So it’s a constant battle of land mines everywhere! Also if you have any maintenance issues just know it won’t be looked at for over a week. Oh and did I forget about all the sub charges and fees. Just to pay these people they make you download an app that they charge you $6 every month as a “technology fee”. Definitely keep looking because this is not the place to go. Did I mention the laundry units on site are just a joke. No out of order signs and there is always one broken. Best part is after many complaints of this there solution was to charge more for laundry. Better off going to the laundry mat.

Experiencia negativa: If You Rent read your lease thoroughly. They have fees for everything If they send you paperwork there's a fee.. If you move in a property that has junk or garbage from last tenants make sure you have them remove it before you move in or it will become your problem or for a fee they will remove it...They have terrible communication and are very much invested in making money. Late fees are to be 50 but they will charge 100 with no remorse. I do not recommend renting from them.

Experiencia fantástica: Had a fantastic family extended weekend in Algoma!! This is a beautiful house with incredible views of the canal and Lake Michigan. Every item in the house is brand new and the kayaks are definitely a bonus. We lucked out with the Shanty Day celebration in town with incredible fireworks on Sunday evening. This house is a 10 out of 10 and top 3 VRBO’s I’ve stayed in. We would definitely love to come back. Thanks for the great stay and hospitality.

Experiencia fantástica: Five of us spent a wonderful albeit too short week here. The house and yard off the water were perfect to hang out in the sun! We enjoyed the peaceful quiet of Lake English in the backyard. We enjoyed the town of Manitowoc and the location here lent itself to really fun day trips to GreenBay and to Sturgeon Bay. We didn't spend a ton of time in the house but it was very clean.. lots of room and had everything we could need. Almost every room had a beautiful view of the lake!

Experiencia negativa: My wife and I rented a house from this group for a few months. Our van was parked in the driveway when the mowing crew came to mow. My wife heard a loud noise but didn't think much of it. That night I noticed the windshield of our van had been hit by something and there were cracks running in a circle. She called the management company and got Rob. He was rude & unhelpful. Basically told us they wouldn't do anything about it since we couldn't prove it. No customer service or empathy. Seemed to only care about his bottom line.

Experiencia fantástica: I have been renting with Ruesch for close to a year now. I recommend them to everyone looking for a rental. Special Kudos to Rob, Misty, Cyle, and Michael. Those are members of the Ruesch team that I can think of off the top of my head that have been very accommodating. I have autism and they listen to my preferences and make accommodations as they see fit. They also have made adjustments to their tenant portal that makes putting maintenance requests/tickets, it makes everything much easier. Thank you Ruesch Management, I chose you based on my experience with other rental companies not being as positive. I pass your name by mouth any time I hear looking for rental. Experiencia negativa: Take the 1-star reviews seriously. If you'd like to see more of the company's review history, see their previous location at Pine Street Suite A of Green Bay, WI (2.3 rating overall) from when they moved as recent as December 2023. We did not feel safe or healthy in our unit and did not get understanding from management when it came to needing to move out due to those reasons. Our security deposits were held and we felt this was unjust due to circumstances outside of our control. I would go into much more detail but my review can only be so long. Management early-on had offered we could transfer our security deposit to a new rental location but 1) it was very rare their rental locations had an option to allow both a cat and a dog 2) it would mean we would be required to commit to a new, year-long-minimum lease and 3) the offer, in general, was later rescinded to "asking Dalton to make a special exception" meaning no guarantee on it being an option at all. Before choosing to rent with Ruesch and signing the lease, I read many, many of their Google reviews, as well as their management’s responses to the reviews. I thought surely the negative experience couldn’t happen to us- we are great renters who had been at our previous rental location for 6 years renting! In that time we had made improvements to our rental duplex both on the lawn and inside. Our landlord offered to be a reference for us for any future locations. I highly advise against renting a space from Ruesch that is a home split up into different units, which is many of their listings. We chose this option due to its affordability, but the home was very old and since the units were not designed to be closed off, we could smell and hear everything of the other tenants. There was also only one thermostat, and it was set and locked so that there wouldn’t be disputes of who was in control of heat for the whole house. Can you imagine (outside of college dorms) not only paying a shared heating bill but also not even being able to control your own heat in your unit? Speaking of heat, our unit was without heat for one week during temperature lows of 30’s and 40’s. Despite following up daily, we did not have our heat resolved until one week after the issue was reported. There were safety concerns as well as health issues with staying in our unit, and we communicated these details in full to the Compliance Manager of Ruesch- James, one of the owners of Ruesch -Rachel, and the Unit Move Coordinator- Michael over email twice after we were completely moved out of our unit (and prior to that to the Compliance Manager over both phone and email), requesting that our security and pet deposit not be held as we did not feel it was under normal circumstances that we broke our lease 4 months prior to the one-year mark. Regardless, they decided to keep our deposits for not maintaining the full year-long lease agreement. If they say it’s to cover their marketing costs, please know this: we had given them and the leasing team about 3 weeks of a head’s up we would be vacating, and after we were out, a new tenant was moved into the unit in less than 2 weeks. Another note about the office and management- their phone line 9 times out of 10 does not get picked up by leasing or office staff. One of their number selections, #6 for general questions, acts like it’s transferring you to a voicemail just to hang up on you. I notified their office of this and 6 months later the issue still exists.

Experiencia positiva: My building was taken over what seemed like overnight as none of the residents knew anything about it. Frankly I moved out because of all the bad reviews. However, throughout the whole process of turnover everything went fine and the maintenance people were helpful. The rent was raised but it was still reasonable. Any questions I had were answered promptly and with courtesy. I had no issue in getting my security deposit back. I may have jumped the gun with moving out. Perhaps this review may help them regain some credit back.

Been reporting my floors for 2 years and still not fixed. Small little studio for 775 than next months 850 every month difference in price

Experiencia negativa: They don’t answer the phone, when you leave a message don’t think they are calling back. You can’t ask a question at all because they won’t answer you. if they don’t want your business you might as well not waste your time even trying. Totally irresponsible business practices that I will be reporting I encourage others to do the same. Don’t let these scammy businesses get away with it anymore! They fact that they have had two properties open and ready to rent since September and keeping in mind they are the only rentals available in our small town and they keep them vacant just to collect app fees from the masses. It’s shameful and needs to be shut down.

Experiencia negativa: I had an inside scoop on one of Ruesch’s properties, knowing that it would be available soon. I reached out to let them know that I would be interested and was told that they would contact me when it was ready to be listed. They never contacted me. I was informed that it was available when I emailed Jessica just to check in. After being told that it was available I was able to set up a virtual tour with Jessica. She completely ghosted me. Never got ahold of me for the tour, never returned my call or email. It’s hard to believe that a company could be so unprofessional.

Experiencia negativa: Do not sign with Ruesch management!! My fiancé and I have only been tenants with this management company for 3 months before they sold the building to a different owner. That wouldn’t really be a big deal if they had told any of the tenants that live in the building, but we received no call, text, email or letter until it was already said and done and they had nothing to do with anymore. We received an email 3 days before the end of the month stating that our portal had been closed. After reading the email we called and asked what happened. We were told a new owner had taken place, we expressed our frustrations and the man on the phone laughed, I heard that and asked aloud “ sir, are you laughing at us?” And he hung up. Yes hung up the phone. So we went to the office and talked with a young lady that also hadn’t heard of the changes that had been made and told us there was pretty much nothing they could do on their end. Gave us a phone number and sent us on our way. I am very disappointed and upset with the way this company has treated us as tenants.

The location was absolutely perfect if you are attending a game at Lambeau field for doing anything else in the Green Bay area. The picture of Lambeau is from the front yard of the rental!

Experiencia fantástica: Rachel was actually my Realtor. We were on a very long journey with my lender. At times it looked like the purchase may never happen. But she hung in there, when at times I was ready to give up. She was always on top of all the documents that needed prepared. She even was willing to file an application that got me a $1500 credit with the lender. I think she most definitely went above and beyond what was expected! Plus a great personality, very easy to work with! No doubt, I would use Rachel again.

Experiencia fantástica: Thanks for a great stay! What a beautiful property at Bridgeport Port with lovely grounds. We especially enjoyed the deck, hot tub, & pool. The room was spacious, clean, and inviting. The bed was comfortable too. We loved the option to cook in or go out for meals. Management was easy to reach and prompt in their response. For our first stay in Door County, Dalton’s unit was a wonderful home base. It was conveniently located with easy access to the peninsula. Blue front cafe had a terrific lunch menu. We enjoyed hiking the trails in Potawatomi State Park and Peninsula State Park. The fall colors were stunning, even in late October. We look forward to returning again!
