Experiencia negativa: One positive aspect of this property management company is the condition of their homes. Every property I viewed was clean and well-maintained, which reflects attention to upkeep and presentation. Unfortunately, my experience with their customer service was extremely disappointing. The level of communication and overall professionalism fell far short of expectations. In my case, the verification process was unnecessarily prolonged and inefficient. Instead of resolving questions through a brief phone conversation about my situation, finances, and strong credentials, I received more than 30 separate emails. This approach made the process far more complicated and frustrating than necessary. Additionally, when properties remain on the market for extended periods, it raises legitimate concerns about the company’s effectiveness in marketing and leasing or selling those homes. Property owners depend on management companies to act proactively and efficiently, and prolonged vacancies may suggest deficiencies in follow-through and client service. While the homes themselves are presented well, significant improvements are needed in communication, efficiency, and overall customer service. Because of this reason, I would not be interested in working with this company ever again or recommending them to anyone

You’re correct that there were many emails. This was due to multiple messages and questions being sent, all of which our team responded to promptly. In addition, the property manager for the home also connected with you by phone to review your questions and provide clarification.

We worked to move the application forward; however, completion of income verification is a required part of our screening process, which you refused to complete. As a result, we were unable to proceed with the application.

Experiencia negativa: I used this company for property management and unfortunately had a very poor experience. The manager assigned to my property was extremely unresponsive and rarely returned calls. I have call logs showing multiple attempts to reach her without follow-up. Communication only seemed to happen when money was involved. During November and December, she appeared to be out of the office almost every week, which made it very difficult to get anything handled. At one point I had a qualified rental lead and gave them her contact information, but she never returned their call. I ended up handling the lease myself to avoid losing the tenant. Despite that, the company still wanted to charge management fees for a lease they did not facilitate. Overall, the lack of responsiveness and support defeated the purpose of hiring a property management company. I would strongly recommend clarifying expectations and communication standards upfront before signing with this firm.

When management began in mid-November, your assigned Property Manager promptly met at the property for evaluation and key collection. We requested essential items from you that were needed to manage the occupied homes, including lease agreements, tenant contact information, and initial account funding. Despite multiple follow-ups by both the Property Manager and Branch Manager, we did not receive the necessary documentation or responses to proceed.

Without the required information to properly manage the properties, and after repeated unsuccessful attempts to connect, we ultimately issued a notice to end management and closed the account.

We strive to provide responsive communication, clear expectations, and proactive support for our clients. Unfortunately, when required information and engagement are not provided, we’re unable to deliver services.

We appreciate your feedback and wish you the best going forward.

Experiencia fantástica: What a pleasant experience I had with this company as a renter. I read a lot of reviews before securing a home rental. As a first time home renter I heard lots of horror stories on property management and hidden fees. Rentals America was so transparent. We had a few things that needed repairs in our short 1.5 year stay , but I was met with a quick response every time and a resolution to my repair requests every single time. We enjoyed the comfort of our rental . When it came time to give a letter of intention to move the process was seamless. My property manager Jason Black gave clear direction on how to prepare for and complete the move out. I am so thankful to be able to work with such an honest company. I would definitely recommend them to my family and friends.

Experiencia positiva: The inside of this 3 bedroom 2 bath house is beautiful. Great entry, kitchen and open living concept is perfect. Master bedroom, bath and shower are great. Ample closet space. Backyard is ok but no trees or landscaping. Neighborhood is ok and it’s very convenient to shopping and amenities in the area. Good price point compared to houses we’ve looked at.

Experiencia negativa: My husband and I have been in constant communication with this property management company with a rental listing that has been listed for months, however, they have since stopped communicating with us after unauthorized charges were made. Before ever applying, we called and asked if there were any applications being processed, to which they stated no. We submitted our applications the same day that we verified that there were no other applications. When we called the following day to follow up, as we had not heard back from anyone, we found out there was in fact an application submitted before us. This should have been the first red flag, but we proceeded to let Rentals America know to keep us on the list. We also spoke with several people regarding our application to let them know that we would need a co-signer and that we were trying to run our applications and get approval BEFORE the beginning of the month. Without our knowledge or consent, they charged our application fees and ran our application, AFTER we would no longer be able to get approved or be able to obtain keys before the 1st. We were also told that we would be allowed to have a co-signer, yet we were still denied and told that EVERY applicant needs a minimum credit score.. so I am genuinely confused on what the purpose of a co-signer would be if all applicants needed a minimum credit score. We tried to contact Kory the moment our application was processed but have not heard back from anyone for the last 9 days. Again, no idea why they would move forward with processing the application knowing the circumstances with the co-signer and move-in deadline. After contacting another representative to assist us, they stated that they do not let applicants know when they are processing the application and the only notification would come via email whether approved or denied - very confused on their lack of professionalism and customer service. Genuinely seems like this is just a money hungry company that knowingly collects application fees from unqualified candidates.. now I know why their listings stay on the market for so long at such a low rate... I would avoid applying to any properties from Rentals America.

Experiencia fantástica: We were referred to Rentals America by a previous coworker. At first, it was a really rough experience. Our assigned property manager, Lyndsi, was unresponsive and took pictures of the property before the property was even cleaned. After speaking with Joan several times, she was able to transfer us to another property manager, Diana M. Since we’ve had Diana, she has been nothing but helpful and amazing. We trust her 110%. Diana now manages two of our properties and we couldn’t be happier with her. She is attentive, extremely responsive, and makes the best decisions for our property and you can tell she really cares. Experiencia negativa: My partner and I were highly interested in a property and wanted to book a tour on their direct site through the listing. We went through step by step gave them ID info and other personal info (that was really odd for them to ask before we even saw the property like SSN?) Got prompted that we didn't qualify immediately. We called the office closest to us. I was told it was possible due to the move in date I may have put. Stating they only allow people to tour basically if they are looking to move within 30 days... I explained we do not know if that would be a possibly without seeing the property... I explained as far as questions I was promoted to answer, there was no such question that asked other thank ID and personal info. Front desk lady was very nice and professional and is the reason for the 2 stars. however, she told me I had to book a tour directly through zillow I believe or something else? I told her I was booking this through their actual website on the listing and she but me on hold then transferred my to manager that already was out for the day. Working in property management myself. I understand safety precautions when schedule self guided tours especially. In this case, I just feel like the company just is not good at smooth processes for at the very least a tour... and I am looking into other properties and other companies. I would not recommend working with this company. :/

Experiencia negativa: Do not rent from this company. My experience with rentals America has been horrible. Starting off, I applied to rent a house and was approved (I met all income, credit, and background check requirements), and then was denied by the actual owner of the house. That should’ve been my first red flag that the company would even allow that. The second house I applied for I was also approved for, and moved in at the end of May 2024. The washer and dryer weren’t hooked up, and the ice machine on the fridge wasn’t hooked up. Immediately there was electrical issues where outdoor outlets and kitchen outlets didn’t work. Within the first few weeks, our AC went out in 110° heat. It took days for someone to come out and even look at it. The AC unit was extremely old and instead of replacing the entire unit they would replace one thing at a time which lead to a 6 week delay in getting AC replaced correctly. It would work for a few days and then go out again. One night I woke up to my dogs nearly overheating because the heat was so bad. It remained 90° in the house for several days at a time. I had to threaten to call the health department because they were taking so long to get the AC working in the house. I bought a room unit and made them reimburse me for it, and eventually a bigger unit for the living room. They never offered, I just had to do it. I also had to pay the increased electric bill for the window units running. It was unbearable. I also had to fight to get rent discounted because under Arizona law, landlords are required to discount rent when AC is broken for x amount of days. When they discounted rent they claimed it was “really nice of them”. It wasn’t nice, it was the law. During this time the garbage disposal also broke. The lawn wasn’t landscaped correctly so I was treating weeds nearly every week. They never gave proper instruction on pool care, etc, and I had no contact with the pool company that was supposed to be cleaning the pool. The pool was often not clean and the system was broken and poorly repaired. Just a few months after moving in they requested I get the palm trees trimmed because they were overgrown (they were overgrown severely when I moved in) and that cost me $200. My privacy was invaded for months from repairmen, etc. then they did a 6 month inspection which was a huge violation of my privacy as they went around and took pictures of every room. There was rarely a week where I didn’t have to set up some repair or weird appointment. The pool flooded the backyard once, and the irrigation system was cranked up by neighborhood kids when we were out of town which cost me $300. An outlet short circuited and that was my final straw after months of repairs. I kindly asked if we could work out a way to terminate my lease because all of the problems were causing me severe anxiety and the best they could do was make lease buyout 2x rent instead of 3x. My rent was $2550. I never once paid rent late. Fast forward to move out at the end of my lease. They took over $500 of my $3000 security deposit and refused to let me dispute any charges. A tree “died” which was completely out of my control so they charged me for that. I don’t know anything about the tree- I’m pretty sure it wasn’t even native to AZ, and the irrigation was hooked up to it so I’m not sure what I was supposed to do there. They charged a ridiculous amount of money for “pet odor” which can’t be proved at all. They would’ve done that if the house smelled like roses probably. I left the house in immaculate condition- scrubbed appliances, baseboards, bathrooms, etc. the showers were poorly remodeled and the tile floor wasn’t pitched right so anytime it got wet it just molded. They charged me for some debris being in the pool (twigs from a storm) even though the lease stated regular pool cleanings were included. The company wouldn’t ever email me back in a timely manner, etc. This rental was so bad I moved back across the country to live in my dad’s basement… that’s how traumatized I am from this experience. They’re thief’s. Don’t do it.

Experiencia negativa: Beware, this company will charge you for damages that were already noted in move in photos, cleaning fees for areas that did not need to be cleaned. Our property manager Kim McGill did not respond to our request for repairs and services that we paid for. Needed our AC fixed, and her excuse was "i can't find anyone who is familiar with the unit." She was always too busy. In all they want you to live in a house but not really "live" there. They will also claim things in be in the lease, but you show them it does not state in the lease, they back track. Worst property management company I've ever delt with. In response to the owner Luke The house was very clean. One patio chair and a treadmill were left. We spoke to a property management, Kim, and told her about us needing to break the lease due to the job being relocated out of state. Her response was, " Wow , are they going to pay for the lease ?" "That's a lot of money." So the approval was not processed? You have no record of repair requests ? Our portal was constantly locked out, so we had to message Kim .. she had dropped the ball. The alterations to the house was Shower head upgrade. Because the heads provided were trash. So we paid 45.oo ×2 to upgrade your property. We had a 6 month inspection where you stated we have to take photos ( which was not stated in the lease at all) we were kind enough to let you take photos asking that no personal items were in the photo ( being family photos, paperwork, ourselves etc) but you did it anyways and posted them to a portal where employees can see. Nothing was noted that the house was in distress. ( including the shower heads ) The house also had a construction violation regarding the vent from the microwave to the outside. Just a big hole in the wall with air, dust and etc. to come through. I didn't qualify to be on the lease because I don't work, and I didn't live there full time. By law I didnt need to be on the lease. In all you lock us out of the portal, added fees that did not need to be added, state things that are not on the lease, Luke ( owner ) clearly doesn't have the knowledge of what a clean house is. We asked 4 times to have the move out photos and an itemized list of what the house needed , still no photos were sent ( in response to your "Happy to prove it " statement...

Experiencia negativa: If you’re looking to rent your next home in the Phoenix metro, be careful with Rentals America. It’s a complete toss up as to whether or not they’re working with decent landlords or slumlords. Although the office staff was pleasant, they really couldn’t do much to effectively remedy things without the homeowner’s approval. In my case the air conditioning in my rental home never worked properly, and not only was the AC not fixed, they met a legal requirement by dropping off a portable unit. Completely unacceptable. To make matters worse they wanted to raise our rent by $300 despite no AC. They also gave us mixed signals on our landscaping when the homeowner’s irrigation system stopped working. They told us “not to worry about it” then when we moved out we got charged a huge fee.

Experiencia fantástica: I'm a property owner, and while this review may help both tenants and owners, I hope my experience offers useful insight. We had various issues with our previous property management for the last two years after with them for over 10 years. It's even getting worse after we experienced significant neglect in managing our vacant property for four months after the tenants were evicted. After some research, we ultimately decided to switch to Rentals America. Although I've only been with Rentals America for about two months, I can already say it was the right move. Special thanks to Jason Black for securing tenants for us in under two months — a great result after switching from our previous management company of over 10 years. As you can imagine, we were nervous about making the switch due to we are out-of-state residents. BTW: During this period, tenants' requests were quickly resolved before they move in. Now Jason is guiding us through the debt collection process — something my previous property manager was unable to support, as they couldn't provide the necessary tenant information to report the unpaid balance to credit bureaus or provide any instructions for us to take appropriate action. We truly feel we're in good hands, and we're confident that Jason and his team will continue to support us every step of the way.

Experiencia fantástica: Great place to rent from, I would recommend them. Anything that I had problems with were taken care of almost immediately, I always received a response within a few hours and everything would be taken care of in the span of 1 day to about a week and that was only due to scheduling. Our A/C went out in the summer and was fixed in little over a week. The property manager, Lora Jonas, was great to work with. She always responded quickly to any maintenance issues.

Brooke has professionally handled HOA Violation, eviction with previous tenant for lease violation and keep me posted with every step of progress. Experiencia negativa: I want to start off by saying this is the most unorganized company I have ever dealt with when it comes to renting a home. Me and my partner put a application in more than 4 days ago and never received a call back about the application status I have called everyday and the representative just cut you off and send you over to Corey which never answers. Me and my partner ended up not wanting to move forward with the application because when we viewed the home it was nothing compared to the online photos. Broken cabinets, dog hair everywhere and dog food in the kitchen left overs left on the stove, landscaping way over grown I can keep going. I called rental America to know my concern and the representative just cuts me off and asks for my information and stated “we canceled your application” and that was that. I received a call back stating to give them a call and when I called I spoke to another representative and she stated she didn’t see anything about us cancelling the application and stated I would need to speak to Corey once again no response and I leave a voicemail. I never received a call back so I called in today to make sure it was cancelled the representative once again cuts me while I’m trying to explain what’s going on and she looks up the account and stated “I don’t know who you spoke to but it’s showing you cancelled the application and were processing a refund.” There communication is horrible not professional at all. Mind you I have been renting for 6 years and this is the worst experience ever. The representative have no knowledge of empathy and how customer service works. I’m glad I chose another company to go with.

Experiencia positiva: Three stars because the property on 108 E Loma Linda Blvd was a great property. It's a beautiful house but there is only one major problem. Upon viewing, we noticed traces of termites shoots on the roof in the kitchen, the master bedroom, and living room. Not sure if the problem of the mites is taken care of, but I believe they would have cleaned the traces. Therefore, I'm assuming that the house is currently suffering a infestation of termites.

Experiencia negativa: DO NOT rent any of their properties they are unresponsive and they steal your money. They didn't repair a pump in a bathroom for almost a year they never take your calls or respond your mails got ac broken several times and they took days to send someone while I was living in a 100°+ degrees I've been dealing with terrible property management companies all my life buy this one and Alexa are the worst. Plus they keep your deposit without even a explanation why. Save yourself time money and energy and look for other property not " manage " by this trash

The owner of the property chose to use a home warranty company to handle repairs. We know that complicated things at times and we’re sorry for any inconvenience that it caused.

The deposit was held due to damages and the poor condition you returned the property. The cost for cleaning and repairs exceeded the deposit and additional funds are still owed. The detailed disposition of those charges was mailed to you, and our team also emailed a copy last week as well.

Experiencia fantástica: We switched to Rentals America from On Q and couldn't be happier. Lora Jonas is our property manager and she is responsive and takes care of things as soon as they pop up. Experiencia negativa: Horrible management agency with little to no communication and all deflection. Specifically Erica, good luck if she's the one assigned to your rental. She can't communicate simple things like tree trimming or removal, even after being asked several times over the course of months. She said they were going to be trimmed or removed, had a company come give an estimate and that's as far as things have gone. The trees are shedding into the neighbors yard and onto their roof, Erica doesn't care. She also said she'd have a yard company come by and take care of the weeds after I moved in, $300 later I'm dealing with the weeds. Even better, the company left about 20 paint containers, WITH paint about half 1 gallon and half 5 gallon and told me to deal with having the city pick them up, since I'm a resident it didn't cost anything, if the company did it there would be a cost associated. Cheap, lazy and lame. They are inconsistent with scheduling maintenance and repairs on rental properties while they are tenant occupied and have zero respect for privacy and schedule. The A/C went out and needed fixed, under warranty. Before the AC company came by she was resistant blaming the problems on my lifestyle and it being summer. When the roof needed replaced, she ordered up the roof company, with no notice to me, who completely blocked access to the garage, preventing me from getting a motorcycle in and my car out. Then, they refused to be of any help having it towed. All this in a six months span, I'm stuck in a year lease. Find another place to rent through, all this place does is make money and turn their head.

Experiencia negativa: I was confident when I spoke to the person who does the intake process but when it finally came to interacting with my property manager (Brooke Kelly), it was awful. There was zero communication and every time I had to be the one to reach out to get an update. My property was sitting on the market for 6 months, so I was paying my mortgage each month with no tenant. Then when I reached out, 4 people had applied and then there was no follow up. How do you apply for a place and then not follow through especially when there’s an application fee? I think my PM was going ghost on these prospective tenants. I finally had to fire her and hired a new PM Company. My place was rented within less than 30 days AND I got the rent that I was asking. I had to drop the price 4 times with Rentals America just so that I could gain some traction. Also, the previous tenant that moved out left some damage that I didn’t even know about and I released the deposit based on the report I received from the PM. So I had to spend money to get all of that repaired in addition to everything else. I wouldn’t recommend this company at all! It was such a waste of time, money and energy!

Experiencia fantástica: Stephanie Penrod is by far one of the most dedicated property managers we've been lucky to be working with. We have two homes with Stephanie for over a year and she is always incredibly hard working and organized with any tenant requests, tenant turn overs, and maintenances/repairs. Her professionalism and expertise is unmatched. For example, we had only 7-10 days to turn over our home between the prior tenant and the new family of tenants. Stephanie worked diligently to arrange inspection, maintenance, repair, and cleaning all to arrive and complete their tasks within those 7-10 days. She always has the professional expertise of advising the maintenance/repairs/replacements we should proceed with. Even more, she would proactively confirm if the contractors' billings are legitimate. When she saw an error in one of the contractor's billing sheet that we didn't see, she reached out to the contractor on our behalf and corrected the billing error. If we had any questions regarding the job or any request for a second opinion, she would expertly respond or have another estimate prepared. This is just one of many examples throughout the years where Stephanie absolutely shined. We have been very fortunate to have Stephanie as our property manager.

Experiencia positiva: Stacy at Rentals America Phoenix is awesome. Super attentive, made the move in process easy, responsive and caring and if it weren't for her, my rating would be lower. The 3 stars is for Rentals America who gives absolutely zero grace for rent payments. I realize I signed a lease and rent says its due on the 1st, but in my 20+ yrs of renting a property, I have never NOT had at least 1-2 days grace period for when late fees start. Again, only thanks to Stacy do I continue to deal with this property.

Experiencia fantástica: Rentals America has done right by me since 2020. I have a SFH in the outerlying Phoenix area, and have had zero issues in landing a tenant thanks to the hard work of Monica at Rentals America. She has been a personal blessing to my family after our previous property manager missed the mark. Correspondence via email and phone is prompt. I get a sense deep down that Monica cares about my property, or at the very least cares about her profession and doing the best for her clientele. Experiencia fantástica: Rented for 2 years with Rentals America, Lora was nothing but professional, courteous and prompt. We really loved our little house but it was time to move on. RA also had very competitive pricing for their rental homes and we did not feel as though prices were unfairly inflated as many rental companies and apartments have been doing since 2021. Repairs were always completed in a timely manner and the general handyman that came out several times was always super friendly and did great work.

Experiencia negativa: Not very helpful when there are issues. Everything has to be approved by the property owner since they don’t own anything which makes repairs and maintenance issues take much longer. The house I rented had a pool and regular pool cleaning was included with my $3500+ rent each month. The first 3 months of living there I got no pool service and had to follow up regularly to figure it out. 3 months in, the owner had a family friend do our pool service and he was uneducated and put in WAY too much chlorine. They hired a new company after that but still never received regular cleanings and the pool was constantly dirty and not able to be used. We were also charged $49/mo for a “residence package” that was supposed to include utility setup and concierge among other things, which was never received. This package also does not include renters insurance, only liability incase of fire so they can make sure they get their money (does not protect your belongings or have liability coverage for tenants). During my last month I also constantly had people coming by knocking on my door to try to come in and look at the house (including a few realtors) which was very unprofessional. I was going to rent with RA again when my lease was up at another property (our lease ended 2/29) and got approved on 2/22 for a new lease which was canceled last minute which put us in a major bind trying to find a new place in time to vacate. The reason given by the property manager for backing out of the lease after sending it and approving us was because I had a previous HOA violation. Overall my experience was subpar. Update: After moving out I was charged $130 for “mowing”. First, who the hell charges $130 for mowing a 20x20 plot of grass. Second, I was told I was being charged for “crab grass” and removal of that. I drove by the property 5 weeks after moving out and the crab grass is still there and Rentals America has not taken any action to remedy what I was charged for. Absolute scam if you ask me. Constant issues with this company, you’re better off somewhere else.

You’re correct…we work on behalf of the property owner, and we’re required to obtain their approval for most repair and maintenance items (such as pool service). I understand that can be challenging at times and I apologize for any hassle it may have caused. The owner of the other home that you had applied for declined the application due to several concerns they had, which we know was disappointing.

Rentals America takes care of looking for the tenants and getting the lease signed. They also do an awesome job with hiring 3rd party venders when something goes bad. I have No issues here! Experiencia fantástica: Rentals America has been nothing but great to me. Everything that they say is solid and they stand by it. Evictions are never fun and nobody wants to follow through with them, but when these guys say they have it covered, they really mean it. From a business standpoint, I can’t pass up on something like that. Worth every penny. I also highly recommend Brooke Kelley’s team, as they have been pivotal on just how easy this has been for me. From me to you, genuinely, thank you for your services. I will likely be returning to Rentals America with this same property in the coming few years, and when I do, I will be requesting Brooke Kelley and her team wherever applicable. If that doesn’t speak to the caliber of professionalism this organization embodies, I don’t know what else does. One note though (probably out of your control, Brooke, but please push for this): make the owner portal less confusing. Utilizing proper user interface can make a world of a difference. The owner portal is not a drop box for statements, it is also a directory that you should be able to use with ease. I don’t want to download a bunch of statements to figure out that a tenant hadn’t paid on time for that many months. It should be easy, clear, and concise. Very minor, but huge effect.

The company provides professional management of our rental property, giving us peace of mind. They communicate with the tenants directly, address any issues that may arise, about which we always stay informed. Communication with our agent Brooke is impeccable; she is always available and quick to respond to any questions or concerns we might have. The company provides professional advice in terms of how much rent we should charge. They also prepared a very professional and safeguarded renter-tenant contract. They were able to find reliable tenants for our property quickly, and their thorough screening process gave us peace of mind knowing that our property is in good hands. They provided us with a semi-annual report, including a detailed written summary and photos of our property (including the inside of the house), which was absolutely great and much appreciated.
