Experiencia negativa: Like many others.. If I could give zero stars, I would. I hate to say it, but.. Lindsay Management is better than this company. If you know, you know.. Just a heads up: They will make you buy their renter's insurance despite having your own, and they will charge you $40/month for the quarterly delivery of just one air filter. Do not expect your deposit back from this company no matter how well you take care of the home. Even if you hire a cleaning company prior to move out.. In fact, they likely price gouged the deposit of the renter before you and then never even cleaned or painted the house professionally after. They won't disclose if a house used to be a smoker home. It'll smell fine, but then you'll see yellow ooze dripping down your bathroom walls after the steam loosens it. They'll provide you with a craaaaazy move-out list of things to do one week before you move of things that were never done to the home prior to your move-in. If you have to rent with them, take pictures of everything, no matter how small it may seem. Do whatever you need to do to get the right light to be able to see the blemish that will be there when you move in, or they will deduct things from your deposit that they should have been made better for you prior to your move in. I'm serious. Every tiny detail inside and outside of the home. Every untouched nail hole. Every bad paint job spot, any curious spot under the sink, chip of paint outside the home, any possible access point for critters, any bad landscaping. Take a picture of all areas of the yard because they will charge for leaf removal despite there being tons of leaves there when you moved in. COVER YOUR BASES, PEOPLE. THIS COMPANY WILL RIP YOU OFF AND WILL RIP THE HOMEOWNERS OFF.

Experiencia negativa: FOUR PARTS We moved in December 2024 and have had no issues until today. You guys have had us without water ALL day, we have a BABY. I’ve been calling you guys all day and no one seems to give me an answer as to why and when it will be turned back on. I called the utility company and they said everything was fine on their end and that we should have running water, I was told I’d be getting a call back from you guys or an email and I’ve received nothing. I keep calling the maintenance line and you guys seem to be on a call for the last hour, how interesting. Part two We received a notice on our door Sunday July 13th about water being turned off for “short periods of time” as of Monday the 14th but our water was shut off July 13th with no prior warning at that! it has now been a whopping NINE days without ANY running water. PART THREE: 11/03/2025 Out water was SHUT OFF YET AGAIN WITH NO NOTICE. Conveniently done when their offices are closed. We will see how long it takes them to reach back out to us this time. PART FOUR posted 02/09/2026 Right before the ice storm on Thursday, our water was shut off yet again with no notice. Called Evernest and they were once again, of no help even though it was an emergency and we had no running water right before freezing temperatures. I was told they would make the work order “high priority,”reach out to their “contractors” and that they would give me a call. I became aware of the water being shut off around 5:30 and that was when I called. Up until 9PM I never received a call from anyone at Evernest so once again, I had to call the water utility company and they were able to send out one of their after hours crew members out to get the water back up and running. I did not receive a call from Evernest until the following morning. High priority huh?

Experiencia negativa: Listing for a family member that I helped rent from here: *Tons of hidden fees. $39-49 per month for AC filters and credit protection. The price is the same even if your unit has no ac units. 65.99 for internet. $11 per month for added insurance. *Administration fee is $250 PER YEAR. Pest control was not paid for. We complained about roaches and they said that they would spray once. After that, we had to continue paying for it and they were there when we got there. Next, let's talk about scams. This company actually uses two names and one tax number. Evernest is also known as GOLDEN KEYS. The housing lady told her that she should have never rented from this place due to scams. Housing said, under Golden Keys with the same tax number, this place turned a living room into a bedroom in order to get more rent. That meant there was no living room. Luckily, an inspection caught this and stopped it from going through. They said they have had other scams here also. * The deposit is one month's rent plus yearly administration fees of $250 per unit- if your credit if at least 590. 560 or below, you have to pay a double deposit plus all the other fees. *Applications fees are $65 PER PERSON. If you and your husband are applying and you have two kids that are over 18, it is $65x4 which is $260. IT is non-refundable. *Next, There is more to applying at this place than buying a house. Expect to connect to your bank account, driver's license, check stubs, checking account statements. Next, They did not bother to take it off the market while they are processing her paperwork or mark it as pending as anything. They will not give you a lease until you pay a deposit. No lease until $1350.00 was paid. We had to beg and we finally got a blank lease to read. You can't even read it until you pay a deposit. No keys until the utilities are in your name. At first (until she complained), they backdated her lease date to a week before she moved in and rented it-- It was still online showing active for rent and this place is backdating her rent date a week early to get an extra $250-300 and to get her to leave early. She complained and it was changed. Then, she pays $1350 in deposits, everything is approved, lease is signed, and she is denied keys. You cannot have keys until all the utilities are moved to your name so you might be paying rent 5-15 days with no keys and not being allowed to enter your own house. *THERE IS A MOLD CLAUSE meaning, if this house ends up with black mold or any mold, THEY WILL NOT PAY unless you can prove beyond a doubt they hid it before you moved in. Next, She was desperate because she was homeless. There is ALOT of maintenance that they expect from you. Some of it is normal like changing light bulbs. There is actually a part in there that I am going to load on here about fixing your own water pipes. Next, there's no maintenance on the weekends. It is 95 degrees in Arkansas right now. There is no working AC and they were told about it not working 3 days ago. Today is Friday. Maintenance does not come on weekends and will not come until next week. Then, we ended up paying several times for maintenance that we were not responsible for. They found some way to blame us. Then, the ceiling fell down and it took them WEEKS to fix it. We could not enter the bedroom during those weeks. It took three weeks to fix the leak in the laundry room and they had to cut out the wall to do it. It had spread in the living room by the time that they got there. If the owner does not approve the repair or takes too long to approve it, then it never gets done. When they left, Evernest suddenly emailed them telling them that they had to be out early. Then, suddenly they texted that they had to be out that day like TODAY-- it was 4 days early. They even put an eviction notice on the door. Their lease was not even up until the end of the month. Entire deposit was kept. $400 to get rid of the roaches that they had when they moved in and the rest for clean up. They could not finish cleaning up due to the early eviction.

Experiencia negativa: DO NOT RENT FROM HERE. Extremely unprofessional, if there is any issues at all with your home, expect someone after about a month. Don’t bother renting from this greedy terrible company. Found a leak under my sink, and my dishwasher leaks, and it took them 28 days for someone to respond to me. Do yourself a favor and don’t make the same mistake I did. If you have time, find better options

There’s no way they don’t already have a few open cases of getting sued. The fake reviews are even crazier. I can’t get my money back for things that were clearly their fault. Do not lease with them if you have the chance!!!

Experiencia negativa: This has been the worst living experience I’ve ever had. From the very first day I’ve moved into one of their properties, there were already issues. I made a check list and took several pictures of stains, broken/used appliances, trash through the entire unit in and outside. Many of those issues did not get fixed. I had to beg and call over the next few months I moved in for someone to come and Renovate my home but they did not. Every time I called, they would tell me the same excuse over and over. “They are in a meeting”. When I asked to have my walls repainted, the owner did not appreciate that and declined my request. Sooner or later, I had to just accept that nothing was ever gonna get cleaned or replaced so I stopped asking and calling. Fast forward to today, my stove, which was never replaced with a new one when I moved here, blew up today in my kitchen. We didn’t even have a fire extinguisher nor did the fire alarms go off. I will be taking legal action against this property because this could have all been avoided. My child and I could’ve have been injured. If you are considering moving to these disgusting, unclean, and poor conditioned properties, DO NOT DO IT. The owner is very cheap and LAZY. Most of these positive google reviews are fake. All of my neighbors agree that these units are poorly maintained and should not be occupied!!! Edit: I’m gonna add more photos to show how dirty the unit was when I moved there. They never fixed these things either. My toddler and I had to live in these disgusting conditions. ****EDIT**** 12/2025: while waiting on them to renovate my home, my house was broken into and most of my furniture and electronics were stolen. I have to start completely over. This area is completely unsafe. Evernest is now demanding that I pay over $5,000 for an early move out fee since I don’t finish my lease knowing that my home was damaged. I cannot stress this enough, to save you pockets, belongings, and sanity, please do not move here. This was the worst mistake of my life. :( My child and I had to make do. Some of her things are gone and so is mine. Over $4,000, if not more, was taken from me since I moved here and now they’re asking for more. This company and apartments need to be shut down immediately

Experiencia negativa: If I could give zero stars I would. I moved into my home at the end of 2022 the rental process was easy and I got in my home with just the prorated rent. While in the home for my first year I relized it was hard to get any type of work done in a timely manner and I had to constantly remind them of the work order. They allowed lost of patch work to be done causing for me to have to place more work order. There where also work order that they canceled without even fixing the issue. So by the end of my first year I decided not not to renew my 12month lease and do month to month which caused for my rent to increase by $100. In the middle of my second year I seen that they where charging me a deposit of $1349 out of no where stating that since I did month to month I now had to pay the deposit but the year was almost up so I was very confused as to how that worked. I payed my $1449 for rent and the $1349 for the deposit in the same month. Now its the end of the year of 2025 and they are telling me that I have to do a annual mandatory inspection to renew my lease. Since I've been here they have never inspected the property and how can you renew a month to month lease was the question that I asked them. No where in the lease does it mention any mandatory annual inspection or having to renew a month to month lease. I have emails and everything showing that I asked for a new lease when I switched over to month to month and was told I didnt have to sign anything. Evernest says now the landlord want a 12 month lease and cant answer my questions as to why if I've been month to month this long why change things now. My rent has always been on time and they have never had any issues out of me. You never get to speak directly to the landlord.

When you initially moved in, you used the RHINO security deposit program, which allowed you to move in without a traditional deposit. That program did not renew automatically the following year, which is why a deposit was required at that time.

Experiencia negativa: Review from a landlord, they are unresponsive and have no way to contact anyone other than a general email address that various people all reply from. Did little to mange my property other than collect rent and when the tenants stopped paying and an eviction was required, Evernest charged me for the eviction but the eviction attorney never processed the eviction because Evernest was behind on paying the eviction attorney's bill, so the attorney halted al evictions. Eventually my tenant simply left the property on their own and the eviction never went through. This was a 6+ month process despite my continual calls and emails trying to get updates. But Evernest continued to charge me management fees the whole time (which were eventually refunded to me after a lot of back and forth with their "management"). Then once the house was vacant, my property needed to be renovated due to significant damage and neglect and Evernest says the renovation will be $15k but they refused to give me any contact information for any of the vendors that they planned on using. They wanted me to say ok, here is the money, without even knowing who is going to do any of the work. I am baffled that this company has such high reviews/ratings when my personal experience with them as a landlord was so poor. I cannot in anyway recommend Evernest to any landlords for property management, look somewhere else.

Experiencia negativa: This company is beyond criminal. DO NOT RENT FROM THEM whatever you do, this is a mistake. RUN FROM THEM! They will rent you a property with out functioning utilities. You will pay $400 a month for your water bill due to leaks before you moved in and their negligence, and they will not come out and fix it. My garage door malfunctioned and noone would come out and fix it for months, it would randomly open and it would be like that all hours of the day and night with anyone being able to access my house, I had large cracks that you could put your phone through on the ceilings in the bedroom due to the settling of the house from the water leaks and they did not care. Several broken appliances, I had an electrical issue when I moved in and all the lights strobed, they took a month to fix it. This company is a joke, they will not refund anything they promise. I have contacted a lawyer, but I suggest you stay far away from these crooks. They are a disgusting company. Let me add that they ask you to leave a good review for them when you first get issued the rental, before you even move, that's how they get any reviews beyond a 1 star, I'd leave negative if they'd allow me to. Also, their response to this is a joke. They fixed the water leak that was there before I moved in (September 24) in August 25. 11 months after.. and they consider that timely. Almost a full year. They issued a $400 credit for $3000 they owed me and thought thay was acceptable. Do yourself a favor and run farrrr away from them.
We take all concerns seriously. We are a third-party property management company, and repair approvals and funding are the property owner’s responsibility. Licensed contractors addressed the water leaks, electrical issues, garage door, and appliances, and both we and the water company issued credits. Cosmetic settlement cracks are common but are addressed when reported.
While we regret your experience, we do not agree with the characterization of our company as “criminal” or “disgusting,” and we remain committed to providing safe, habitable housing.

Experiencia negativa: Rental company definitely has application fees as a revenue stream. Please be aware that they allowed my husband and I to apply for a property that was already rented out despite processing our application and us paying a fee, thus taking a credit hit for no reason other than their financial gain. Further their solution to this issue was to e-mail me that they have other properties available. Of the properties available, 12 of them weren't in the city I was applying, and only one property of the five within the city accepted pets and was $500 more a month than the original property I applied for. That is not an equitable solution to the issue. I've been waiting for any other responses but expect nothing. Thanks for wasting my $130!

Experiencia negativa: It is in your best interest to stay away from this company. They stole my money & they are not trained to take accountability. I believe Joaquin Gomez was the leasing manager, and he fakes like he is on calls all day so they do not have to speak with you. They have trained their employees to defer an issue, hoping the customer just lets it go. Stay away from people that don’t feel compelled to do good business. Save yourself the time, and find a better company to rent from. There is a reason most of the good reviews are from non-residents. You will not be a priority, only an account.

Which is why they have so many good ones. After you start renting from them they are an awful company to deal with. They are not responsive when you re having an issue. There is no one physically you can go speak with. Waited over two weeks for the company to respond to a flooding issue of sewage water to send someone out to check to make sure if anything needed to be replaced. Stay away if at all possible. They also do not take care of the house that they are renting out. Before move in there were multiple notices of the grass being too long from the city (it was up past our knees). Asked to have it mowed before move in, they assured it would be done. Called four times up until the day before move in when we were asked “how important is it that it’s mowed”.

Experiencia negativa: I currently live in an apartment this company manages and they are by far the worst. I can not speak with anyone that can help me with my account balance. They are steady increasing the late fees which I do not owe. If your lease ends in the middle of the month and you want to renew they WILL NOT PRORATE YOUR RENT. You will owe a full months of rent TWICE in one month. I keep getting the run around, they keep saying “your property manager is not available, he’s at lunch or at a meeting” I have called everyday the month of February and March. Still this issue goes unresolved. These google reviews are lies and if you do research you’ll see multiple other complaints like mines.

Experiencia negativa: I applied for a rental and was denied solely on the fact I have an Alaskan Husky which they say is a prohibited breed. I ready through the list multiple times and Alaskan Husky is not on the list. Siberian Husky is on the list but they are different breeds. I even called and asked by phone and was told that he was acceptable since he was not Siberian which tend to run quite a bit larger. So now I've spent $245 in fees (Nonrefundable of course)for them to deny me for my dog. They will rent to me if I get rid of the dog though. How could I get rid of my dog Ive had for 12 years?

Experiencia negativa: We rented a house from Evernest 6 weeks ago. Great communication during the rental and move-in process. In a span of 3 weeks maintenance has had to come out 4 times. Jason is very helpful. The problem now is that over 2 weeks ago one of the toilets flooded. A plumber said it needs to be replaced. Multiple calls to Evernest and we are given no updates on when it will be fixed. There are 4 people in this house using a toilet in one of the bedrooms. No communication from Evernest. The maintenance requests have been deleted.

It's not unless you can meet the right people.i have got the pleasure of get to meet TJ Okporokpo. in my quest TJ has been most helpful in answering all my questions. I worked with Nohemi who is great the rest of the team has been subpar. They have good houses and respond to maintenance pretty quickly unfortunately their communication is horrible.

Experiencia negativa: If I could give 0 stars I would. This is quite literally the worst property management company I have ever rented from. We rent a very nice house for a large amount of money per month and, at first, everything was wonderful. The move in process was fairly simple and we felt that customer service would be great since they had a designated resident account representative assigned to us; however, it was not long before Evernest Property Management showed their true colors. On May 7th, the central air conditioning went out. We submitted a maintenance request and a kid that couldn’t have been more than 20 years old was sent over. He put Freon in the system and said it would work. Obviously, it didn’t, which led us to make a second maintenance request. It took over two weeks to get them to send another person out. When they came out they told us the unit was dead and needed complete replacement. The home owner decided to go through home warranty and they sent someone out that determined it was one part that needed replaced, and that it never needed Freon, and had well over 12 pounds of Freon in it, where it only needed 4 pounds. We are still waiting on the unit to be fixed as of 6/24/24. Once our house was reaching the 80’s inside (central Arkansas in the middle of summer) we began calling evernest asking if we could get a portable ac unit from them or be moved to a suitable location, as the heat is unbearable. They would tell me they will get with maintenance and call back, which they never would. I finally went out and purchased an ac unit myself for 600 dollars, which evernest has refused to reimburse me for. While it is helpful, it has only gotten the house to 78. To top everything off, when the third ac guy came he expected payment as this was not handled properly. I called evernest (this was after hours at around 6 pm) and begged to have someone call me so he could get paid. Both times I called i was told the on call rep would call me. I never received the call so the ac repair man left without payment and without finalizing the repairs. This was 4 days ago and have still not received a call back on my two emergency calls. If you have any self respect and expect to have your maintenance issues handled properly and expertly, please run as fast as you can and don’t look back.

I put in a maintenance request for repairs and it took longer than expected but in the meantime we were very uncomfortable. The property manager and the staff worked so hard to rectify the problem. I ended up getting new units after our suffering through the heat. He wanted to make things right and he did, when I signed my new lease recently and I received a message from the company stating that I would be credited on my first month for my inconvenience. I felt so blessed by this kind gesture and thanked them repeatedly. Thanks to the Evernest Team for making my day....

Received an email from the New TENANT REPRESENTATIVE Nohemi Introducing herself around 630, Or 7:00 PM I answered her back, telling her the problem, and at 8:15 the next morning I had somebody calling me to check on it. The problem was found and repaired the same day. Yes.NOHEMI GETS 5 STARS . Looks like this office will start turning around. Thank you for your quick action Nohemi.

No communication and will not do what the homeowner wants. Asked for pictures of work and refused to send them. I had to do repairs on my own so the Tennet wouldn’t break the lease. They do not like to business with landlords who try be good landlords. Good thing my friend is an attorney which advised me to break the contract or risk getting bad rep as landlord

The maintenance is lazy and the people they send are lazy as well. If you are renting from someone and all of a sudden you get a notice on your door saying welcome to the Evernest family move out immediately because when you finally move out after loyally rent through them they will lie on your name to any other rental company and charge you ridiculous amount of money for there whatever they are going to do to the house after you leave. Save yourself the trouble and money DON’T RENT FROM EVERNEST!!!!

You mean to tell me that I need to have the equivalency of a conventional mortgage, but you advertise section 8 approved? Crooks! Housing Authorities beware! You need a 550+ credit score folks... David Bocksnick came to my house and immediately found the issue. He was able to get the parts ordered to get the heater back working in record time!
