Experiencia negativa: WARNING! Do not rent from action properties! Terri and her team are the worst case of scam artists I’ve ever encountered. Rented a new home from them and I am VERY particular about how my homes are kept. Even staffing 2 full time housekeepers,landscaper,etc. I could run down the many issues over the years I rented with them,but there isn’t enough space to type. But to name a few: Doesn’t replace items that were covered under renter policy. Do not want to fix anything that goes wrong in the house. You will be paying out of pocket! They let the owners come and go without proper notice as they pleased. The owners showed up multiple times! Once even bringing his grown children who brought their lunch and ate in the house! The owners wanted the house to basically not be lived in. They had no business owning a rental. Terri and co did nothing about any of this when I brought it up to them. As a previous person said in the reviews they want the entire house replaced. Carpets,walls,blinds,the entire house! There is no such thing to them as “normal wear & tear”. Try to charge you for items that are under home warranty. As I stated this is a sham of a business and I’m def going for legal action as it seems they tend to do this to everyone. This company needs shut down! Response to Action properties: I have sent numerous emails and called so many times to be told the same thing. You took my $4500 deposit and are now looking to also get over $10k more from me by turning this into collections! I have never dealt with such scam artists in my life. It’s unbelievable and I am not the only one. I have found out that this is the way you guys operate. One guy lost his deposit and also was charged $11k!!!!!! Don’t tell me you want resolve when all you are looking for is a payday. Not happening. Drop your claims or see me in the courts!

Experiencia negativa: Stay far away from Action Properties . This company is one of the most dishonest and unethical property managers I’ve ever dealt with. After moving out of a clean and well-kept home, they tried to charge me over $11K+ for normal wear and tear — full paint, full carpet replacement, blinds, and even light bulbs. I provided proof, photos, and receipts for professional cleaning, but they ignored everything and blindly sided with the homeowner. They don’t follow their own lease terms and California law — they just make up charges to help the owner renovate at the tenant’s expense. Completely unprofessional, untrustworthy, and unethical. They only care about the property owner, not fairness or honesty. Do not rent from this company unless you want to lose your deposit and be hit with made-up repair bills.

Experiencia negativa: If you are looking for a property manager to manage your property I suggest you do your research. If you are looking for a property manager to be honest, forthcoming and manage with your interests in mind Action Properties may not be your best choice. They put their own interests first, then the tenant and lastly you the homeowner .They seem to forget that tenants come and go, but the business relationship you have with your homeowner is key to their business success. The homeowners bring the business to them after all. They do not follow set policies that are crucial to managing a property. When inquiring and interviewing them the owner was very attentive and was very available. After signing she dropped out of sight and left everything to one young woman who either was overwhelmed or just didn’t care. We caught them in many half truths during our year long contract with them. When our tenants' 1 year lease was due to expire it appears they sent the letter of intent to the tenant after the 30 days stated in the contract. Our lease was due to expire on August 1st, the tenant signed overnight on July 31st. It should not have gotten that far. There should be policies in place to keep that from happening. They had previously told us he said he wanted to renew in June verbally. We thought he had already signed and then on July 24th they called and told us there was a problem. We should have been notified long before then that there was an issue. We have interviewed for a new property manager and we have told them the details of what happened. I asked each one how they would have handled such a situation. Each one had solid policies in place that would not have let this 11th hour lease renewal signing happen. In our opinion we were not well represented. I would not recommend them.

Action Properties has proven time and time again that they are one of the most unresponsive and neglectful property management companies I’ve ever had the misfortune of dealing with. They completely ignore complaints, no matter how serious the issue is. Multiple residents (myself included) have reported safety concerns and property hazards with their tenants, and Action Properties' response has consistently been the same: nothing. No inspections, no follow-ups, no communication—just pure neglect. What makes it worse is how they seem to actively avoid accountability. You’ll leave messages, send emails, and file complaints, and it’s as if you’re shouting into the void. The lack of basic property oversight and tenant care is shocking for a company that supposedly specializes in property management. If you’re a property owner thinking of hiring Action Properties—don’t. If you’re a prospective tenant—run. Save yourself the frustration, damage, and financial loss that comes from dealing with their utter incompetence and disregard for residents' wellbeing.

Experiencia positiva: I moved into a house three weeks ago, rented by Action Properties. Some aspects have gone extremely well, a few have not. I could not give 5 stars, due to some of the lack of detail to various items being ready for move in by a new tenant. However, once brought to Action's attention, these things were remedied. Currently, I have a chirping smoke alarm. I would have thought the batteries in smoke alarms would be replaced as part of the transition between tenants. Nevertheless, one is chirping, and I either need a new battery or a new smoke alarm. I don't own a full-sized ladder, which is needed to reach the smoke alarm or I would replace the battery (or the alarm) myself. Many photos were taken by Action prior to my move in, to document the current state of the house, but the photos are extremely dark. Why wasn't a flash used, when taking photos for documentation? These are examples of details. However, on the whole, I am so grateful to be living here! Additionally, Action's staff is very friendly and approachable.

Experiencia negativa: I rented a house in 2021. During the pandemic. Not a lot of choice at the time. Not the nicest or well taken care of property. To begin the rv gates were newly built. But when I went to open them. They all but fell on the ground. Trying to take part of the fence with it. That the gate was ratchet strapped to. I rebuilt the gates and added new posts set in concrete. And secured the fence. And removed the goofy ratchet strap. And offered to show whoever built the gate originally how to correctly build 2 rv gates that don’t need wheels. No compensation offered. Rent raised every year. Over $400 in 3 years. And they are looking to raise it over $200 this coming year. Using Zillow as a guide, comparing newly remodeled properties to this property needing to be remodeled. Also rebuilt the side gate and fence. Posts with concrete as well. No compensation. Rent keeps getting raised each year. The wind blew down part of the side yard. And after weeks of the neighbor asking about the fence. Vendors coming and looking and no one fixing it. I rebuilt 28’ all new wood. I got money for the materials. But not even a thank you. They did actually bring up that they had miscalculated the rent and I needed to make up the $50 less they had been charging me for the last 5 months. So I was told I needed to pay $250 on top of the rent. Because of their mistake. I don’t like moving but the house is over priced. And I can’t keep replacing fences for free. I would stay if they would acknowledge the work I did. But to keep raising the rent and taking advantage of me doesn’t work.

Experiencia negativa: Beware of this company!!. I rented an apartment from them in Roseville Ca and paid my deposit of $1,595.00. The only thing wrong with the place was the paint on the walls were messed up in one of the rooms, (I took videos/pictures before and after I rented). Upon leaving I left the place spotless, it was cleaner after I left( I’m a little OCD like that). I’m in the military and was only there for 6 months. They mailed me my security deposit back minus a list of all the things they charged me for carpet cleaning (211.99), cleaning the tile floor ($360.00), paint ($360.00), interior cleaning including storage unit ($330.00) which I only had one piece of furniture in the storage unit. Plus water bill which i don’t have a problem with. I ended up with security deposit refund of $210.40. The apartment was not that big. I’m a single 28 Year and got deployed at the last minute. How does a company get away with changing all of these crazy fees. I would never recommend renting from this company again..

(If you read the entire review you’ll figure out what the problem was…:) Potential tenants: Read Yelp Reviews before renting. Update: today 04/02 - home is still available and listed for $200 cheaper than what we agreed to pay for. My family and I had an interesting experience with Terri recently. We were very interested in a home in Roseville (still listed in the market) we applied on March 7th and got approved for a high deposit, we asked if the deposit could be reduced and she said no, they had other applicants behind us, so we politely declined. (Sidenote: upon running the application she was being extremely pushy and gave us 24 hours to let her know if we would move forward .. ) Then after a couple weeks we saw there was a promotion listed on the property till April 2nd, so we reached back out to Terri on March 23rd to see if the owner would accept another deposit amount we suggested and she said yes. We then asked her about the promotion for which she lied and said it was removed and no longer offered… she then sent us the lease agreement but was also being extremely pushy again to get it signed ASAP. She was kind of talking down to my husband and stating the same thing that she has other applicants behind us… just basically her attitude is the sole reason we didn’t move forward. The home is still listed today on March 27th… if you’re the owner of the new Lennar home located at Andora at Sierra West - your home is not renting because of the management company…. We are also homeowners (needing to move to reduce commute) we rented out our home within a week and our tenant loves our management company. Terri’s communication skills was sub par at best and just her sheer attitude made us feel that if this is how it is with prospective tenants, we wouldn’t know what to expect after moving in…

Experiencia negativa: If you’re a renter and want a more accurate review, go to yelp. Most, if not all of these google reviews are from the rentor. All is great until you want to move out. Our complaint is the cleaning charge amongst many others things. To make an extremely long story slightly short, we were charged $400 for cleaning. Did we miss a few spots? Yes. Were those missed spots $400 worth. No. Most of the $400 was for blind cleaning. We cleaned all of the blinds and Action Properties pretty much said it wasn’t good enough, they saw a little bit of dust and had their non-professional blind cleaner, clean the blinds. The cleaner ONLY cleans for Action Properties. May I also add that she used to work for Action Properties. Still does apparently. Not a legit cleaning business when you only clean empty rental houses for your ex-employer. Shady business. We also asked for an itemized invoice a dozen times and still ended up with an invoice that wasn’t completely itemized. I can’t forget to mention that we moved out the second to last day of the month and they decided to have their cleaner clean the house 25 days later. The house was posted for rent before the house was cleaned, they even used pictures of the house before it needed “$400” worth of cleaning. I can go on and on. Good luck to anyone wanting to move out and dare to try to clean anything themselves. Take a lot of pictures! Corrected them multiple times trying to blame us for previous damage :)
