We started Ferguson Property Management with the goal of radically improving the property management and real estate experience for our clients and tenants. Experiencia fantástica: Ferguson Property Management has been managing two properties for us for about a year and a half. They found excellent tenants for one of the properties and that has all worked out great. The other property had existing tenants which did not work out. After they left, Ferguson PM took care of everything involved in getting the property back on the market. We were amazed how quickly the small repairs and cleaning were done. It was a matter of a few days once it was listed before we had new tenants. Thank you so much!

Experiencia negativa: Terrible experience. Avoid this company at all costs. We were denied during the application process based on a secondary applicant — not the primary — and the reasons given directly contradicted their own stated rental criteria. They clearly do not follow their own policies. We also toured a property that was supposed to be ready for move-in, but it was disgusting — filthy floors, holes in the walls, a clogged toilet with feces. It was completely uninhabitable, yet they were actively trying to rent it out. This company is unprofessional, dishonest, and careless. We will never use them again and strongly advise others to stay away. They do not respect applicants, their own rules, or basic standards of decency.
I’m not going to go into specifics as to why Kseniia Timchenko and her co-applicant were denied for one of our available rentals, but I will say they were justly denied under our current application guidelines. Applicants are either approved or denied based on the results of our comprehensive screening process which includes inquiries into credit scores, credit history, rental/mortgage history and verifiable income. Being deficient in even one category is grounds for a denial. I reviewed the results of Kneniia’s results as well as her co-applicant and their denial was warranted.

Having a walkthrough for ourselves was an unexpected pleasure, no pressure and a gave us a great idea of what it would feel like to make it Home. In the beginning as a young investor I was incredibly worried about moving out of my house and starting to rent it out without being the primary person managing the property. In order to find a good management company, I scoured yelp and found the top 5 management companies in the area. Ferguson Property management was the top one! From this, I then went to interview all of them and at the end of at least 5 interviews and some follow ups Ferguson Property Management won out. I would definitely recommend Ferguson Property Management to anyone looking for a property management company for many reasons listed below. 1. Dan the manager/owner is amazing and is always responsive to owners requests/needs 2. Ferguson property management has a strict set of screening protocols that keep an owner from having to go through costly evictions. 3. Ferguson property management does an amazing job managing my property and keeping it up. My tenants are always immediately cared for upon request and do not need to wait more than a week or two for any request to be handled. I have to heard a single complaint from any tenant over the past 8 years of having Ferguson property management manage my house.

Experiencia fantástica: We’ve had our home in Folsom, CA managed by Ferguson Property Management since 2022 and the experience has been terrific thus far. We settled on Ferguson as our property manager after a thorough evaluation of property management firms in the greater Sacramento area which also included reference checks of current clients of Ferguson’s. Ferguson has effectively handled all aspects of property management very well including marketing, property showing, tenant selection and vetting, tenant on-boarding and off-boarding, and managing service requests. Through the property owner management portal of Ferguson’s we get visibility into various tasks and actions carried out at the property. Detailed income and expense statements and tax documents are sent to us on time making it easy to incorporate them into our tax returns. Dan and his team have significantly minimized the burden that typically comes with managing a remotely located property. The Ferguson team is easy to reach both by email and phone and their response to inquiries have always been professional and prompt. We highly recommend Ferguson for your property management needs in the greater Sacramento area.

Experiencia negativa: I recently applied and was approved for a rental property, but was asked for an additional/higher deposit amount than what was advertised. When I asked about/politely pushed back on this request (this will be illegal to do in CA starting July 2024), I never heard another word back. No more responses via email and no phone call, despite multiple professional and polite follow-up attempts from my end. I ultimately had to go in another direction and never did hear back from this company at all after being approved. They apparently ghosted me once they realized I had no plan of paying the higher than advertised deposit amount. In response to the reply below, I did get get back to Aislin within that 24 hours and asked questions that were ignored. I followed up with multiple emails and phone calls and your company blew me off. I sure got a quick response once I posted this review though.
Daniel, you were approved for the house with a higher deposit under the guidelines you agreed to when submitting an application with us. When you then asked why you were approved with a higher deposit, we told you to refer back to the application guidelines and request a copy of your credit report from our screening partner Checkpoint as we are not allowed to discuss credit report information with anyone, not even an applicant. You had twenty four hours to either let us know you would move forward or not. We did not hear from you so we moved on the next application in line. You have the right not to move forward with the higher deposit, but the owner does have the right to charge it. In fact, most owners will still be able to charge a deposit higher than one month's rent after the new law, AB12, takes effect on July 1st, 2024. AB12 only applies to rental property owners with more than two rental properties comprised of no more than four total units. Since the owner of the house you applied for only has one unit, a deposit up to two times the rent amount can still be charged even after AB12 takes effect. Experiencia fantástica: This is my first time using a property manager, and it has been great so far. They were much more timely and responsive than others I had reached out to, which is what prompted my initial decision to go with this company. The responsiveness has not changed one bit since I started working with them. Dan came out the same week to take pictures and put the property on the market. They screen candidates thoroughly, and kept me updated on the timing and process. To me, it was definitely within a reasonable amount of time to find a renter, but even then Dan made sure I understood that thorough screening may take longer, and it's more important to find a good paying tenant. Everything is really easy and clear, and statements are online and emailed, direct deposit into the account. Boom, easy. The times where the tenant had any concerns, they emailed me and was able to take care of things quickly with my approval. I opted for the more expensive service that includes eviction protection, and Dan has not charged me for it since the eviction memorandum is still in place and it wouldn't make sense to charge me for a service I am not using. So he's definitely got your best interest at hand. I would 100% recommend Ferguson Property Management for any renting needs. Worry free, hassle free, just a great experience all around.

Experiencia negativa: Never answers phones. Never returns calls. Randomly charges you late fees according to what date works for them. I wouldn’t have them manage anything, ever. Also would leave a 0 star if I could. Not recommended for tenants or landlords.

Your rent is due on the first and late after the 3rd. You were charged a late fee on the 4th. I'm not sure how you could consider that date "random"? Andy from my office explained this to you and even directed you to review your lease that you signed stating when your rent is late. You are upset we won't remove the late fee but going online and leaving a false review won't change that fact.

Experiencia negativa: I was interested in applying for a home that we did a tour of. The tour was super easy but automated. I had a question about the application. I called during their business hours, no answer. I emailed twice once on 4/30 no response to either it is now 5/18. I can't call more as I am at work during their business hours I used my vacation time for the tour and original phone call. I really liked the place but I don't want to rent from an unreachable property management company.
Experiencia negativa: Unresponsive to phone calls, emails, and their automated "self tour" procedures are shoddy at best. The state of the property I toured filled me with sadness and dread... it's a shame, it's a wonderful house and property with SOME updating, in a FANTASTIC location, but the carpets were filthy with faint hints of pet placenta and urine smells. The carpets had clumps of fur along the wall, walls were dirty, dirt clumped in the bathtub... the stinky carpets weren't even tacked down or cut to correct size. I would hate to be a tenant or owner with carelessness like this. And honestly, I'm handy, and for the right price I wouldn't mind working through these repairs as a team... but the sheer lack of response makes that kind of working relationship impossible. What a waste of a beautiful, local home. . Much longer and the entire neighborhood will begin to lose value. For shame. Edited to add that their website listed this property as "washer/dryer included" and again as "dryer hookups include" in their description, but not only is there no washer or dryer, or hookups, but not even a room to put them in. A flat out lie. I will be replacing the card I was forced to use to secure the tour, bad vibes all around. Non identifying photos of three different rooms.

We got a reply to our review and still nothing in response to our multiple emails. Ha! Also note, a review is not “false” simply because you don’t agree with it. Maybe take a different approach to upset customers. Arguing only confirms there is improvement to be made. Don’t waste your time or money applying to any of their rental properties. They won’t get back to you, even if they initially show interest in your application. Asked us for more information and then we never heard from them again, even after contacting them multiple times.
*Update to Duncan's response, your review is false because my admin did respond to you and you did respond back to her. So either you forgot about this email, or you're lying. Either way you never submitted the required docs. If Google would let me upload a screenshot of the message you were sent I would. Unfortunately, I cannot upload it to my review response. Duncan Bird did not "waste" any money on an application with us. We never even ran his application because it was incomplete. In fact, as of right now it is still incomplete. My office requested additional documentation from him and his co-applicant via email on 3/17 at 2pm. We were never sent the documentation we requested. We will not process incomplete applications and Duncan knew this when he applied. If they would have sent us what we had requested we would have gladly ran their application.

Experiencia negativa: The pros: The house we rented from them was a beautiful home The cons: Upon move in, the house was dirty—the walls were dirty, the floors were disgusting, the dishwasher had pieces of food in it, etc. Also, we didn’t get our full deposit back because we were charged for things that we had noted on our move-in inspection. We notified Ferguson Property Management of this weeks ago and, other than Andrew, no one has made an effort to fix the issue.

Experiencia negativa: We were waiting to receive our final statement from Ferguson property management to leave a good review because up until we received our final statement we had a great experience with this group. If you want to be wrongfully charged for PRIOR tenants damages this is the place to rent. We had noted on both our walk through inspection of damages upon taking possession of the home managed by Ferguson as well as let them know during the final walk though of the same damages/items of concern on the initial move in inspection form to which was also noted on the pre move out inspection form of the damages done from prior tenants of the home. We were STILL wrongfully charged for these damages not caused by us. Upon receiving the final statement we were shocked to see that they charged us for this. I immediately emailed them on 1/2/23 to let them know that the move out statement was incorrect and respectfully asked for the statement to be reviewed and revised with proof of our paperwork that we had these items documented. Since 1/2/23 I have been told on three separate emails that I would be receiving a call or email from Dan to which I have yet to receive ANY communication from and it has now been 8 business days. We have also left a voicemail to follow up.Completely unprofessional and illegal. I understand That everyone gets busy, I myself work in property management but to not respond to a serious matter completely changes my mind about this property management company. There is complete lack of respect and urgency to make things right. Please be careful when renting here.

Experiencia negativa: Updated response below my original post. I would give zero stars if possible. When we rented our house we told several staff members that we would be interested in buying the home if the owners ever wanted to sell. We were told that they would inform the owners. 1 year later Dan did email us letting us know we would have a non renewal posted to our door. I replied 15 minutes later stating that we are interested in buying and asking him to put us in touch with the owners. I never received a reply. I called the office and left a message on Dan's voicemail, Kiyoko's voicemail and with the receptionist that I was interested in buying the home and that I wanted to get in contact with the owners. I never heard from Dan and received an email from Kiyoko referring me back to Dan. He never replied to any emails, voicemails or messages I sent him. I ended up finding the owners on my own over a week later and was told they never received any messages regarding us buying the home from them. In addition to Dan never replying to us, we also received our refund late. Not just late in the mail but late by postmark date which is illegal. We were only charged to fix the front door lock so not a ton of paperwork involved there. I have worked in property management for over a decade and am disturbed that a company runs like this. I highly recommend you to read the reviews and especially the snarky replies to the bad ones. Edit: I received your email stating that you were not going to reply to my review publicly and replied the same day. However, I was not expecting you to not reply. Here is my response which was sent the same day: I appreciate your reply. I also appreciated your email heads up to the non renewal and am well aware this was a courtesy on your part. My issue is with the lack of communication after the fact. Being in property management I am sure you are aware that 30 day notice to vacate given by the tenant when the tenant already has a place to move is easy and standard. However, when the roles are reversed 30 days is not much time. I know the owner and you were well with in your right with the notice given but I had an issue with being ignored during a time sensitive matter. By the time you forwarded our information to the owners we had looked at over 20 houses, we had already started packing, and we had applied for a special loan in order to close quicker than normal so we could be out by the date stated on our notice. By the time I figured out who the owners were on my own we had already made an offer on another house and it was too late. I did appreciate the minimal charges which is one of the reasons we did not pursue legal action. However, the law states that the refund should be postmarked by the 21st day. The image you sent has the dated stamp which was with in 21 days but not the postmark which was after the 21st day. I made sure to check that date for accuracy before I posted it in my review. Being in property management myself I understand the urgency to get things done in a timely manner and I felt there was a lack of urgency here regarding our wanting to buy the home and regarding sending out our check with in legal time frame. I stand behind my review.

We followed all California laws, we send your agent's contact information to the owners (which we do not have to do), and we gave you a heads up before the non renewal was posted on your door (which is not required). We go above and beyond what is required by law and take care of our tenants and landlords. We reached out via email with more information to set things straight and never received a response. Experiencia negativa: We were interested in renting a property from FPM but there is zero communication. The branch is closed because of COVID and nobody inside will answer any questions to visitors. Emails are not answered and phone calls to all different departments are going to voicemail with no call back. I even reached out to the owner via LinkedIn also I feedback. I don’t even want to know what it’s like dealing with them when you have an issue with the rental. Stay away!

Experiencia negativa: Absolutely awful is an understatement. This company is extremely negligent. When you’re paying so much for a home in a nice neighborhood you’d expect the management company to be attentive to who is paying them. Our move in process was messy, they ask for almost a 3k deposit which they put nothing towards cleaning or repairing anything in the home before you move in. We have broken cabinets, writing on the walls, stickers on the walls, it’s dirty and there’s random signs in the home as if they previously used it to air bnb. Our hot water is completely shut off at the moment and they are non responsive by phone and ask you to submit a work order. We moved in and they didn’t remove the key box for tours off the door until after a week and a half risking our safety. They tried to charge us for a pet deposit on a service animal until we raised concern. They never answer the phone and Aislin in particular has no phone etiquette or customer service skills to work with the public. If you do not know what fair housing rules are, they will take advantage of you and put things past you. Luckily all of us were property managers or in the real estate industry and we know better. We are moved in and it has been problem after problem. I do not recommend this management company to anyone at all. Lastly they respond to their poor reviews with a poor attitude and excuses which should be a red flag to any one renting here. It is such a shame.

I enjoyed seeing them often. Due to the owner's company being next door it felt secured. We never had an issue with the owners and they were always very understanding. We also got our full deposit back . The PM were there when needed. I would rent from Ferguson Property Management again. Thank you for taking care of us since the beginning! ———————————————————————— From many property managements I have interacted I liked their application process. First come first serve as long as you fully complete the application. The application process was smooth thanks to Cheyenne! She's great! She communicates effectively and answered all my questions and concerns. You can reach a real person right away unlike other property managements. There was a small issue before receiving keys to our rental but Dan and owner of the home were understanding and worked it out with us. Cora the manager (I believe) can come out a big strong with her personality - nice but not patient at least that's how we felt. Also, interacted with the person in charge of mantainance and we probably did not communicate well because the mantainance request was never made. I had a small issue with the bathroom that was already there when we moved in but thankfully husband was able to fix it. Although, mantainance person is pretty quick to answer. Overall, we haven't had any big issues to why I give them 5 stars to begin with. Once our lease is over I will provide an update on our stay at the rental property.

They refuse to take care ant and redent issues that have been here since day 1 of move in. They are also non responsive to phone calls and occasionally will get back to me in an email. I DO NOT RECOMMEND THAT ANYONE LIVE IN A HOME THEY ARE MANAGING.

Experiencia fantástica: We met with Ferguson property management as we were looking for a home to rent while we looked to but. The owners were amazing and almost immediately found a house for us to rent. It was a short term rental, but when we found a home to purchase the owners were angry that we didn’t extend our contract. Ferguson represented both the owner and the tenant but quickly realized that the owners were hostile and stepped up to ensure that we were treated fairly. Integrity is something you do not see in businesses very often, but we saw it in this situation. I would absolutely use Ferguson Property Management as an owner or tenant.
