Experiencia positiva: I want to express my deep disappointment with the Homeward Program through Mark Spain Real Estate. While I won’t say anything negative about our realtor, Tracee — I hope that this will serve as valuable lesson a guide moving forward, and hopefully as a caution for other prospective sellers.— the overall experience was extremely frustrating and disappointing. What was supposed to be a smooth and supportive home-selling process turned into a frustrating and ultimately costly experience. We placed our trust in both our Mark Spain realtor and the Homeward Program, expecting transparency, professionalism, and follow-through. Instead, we were met with multiple false promises and poor communication throughout the process. In the end, we suffered a loss — financially and emotionally. Experiencia negativa: I wouldn’t recommend Homeward to my worst enemy. My reasoning is that it’s been a disaster from the beginning. I had completed all requested tasks within a day of them being requested. I was supposed to close on a home on a Friday in July. I get a call from Homeward that Monday saying I’m not able to purchase the home under their program due to the fact that I wouldn’t be approved having ownership of my current home at the time and the new home due to funds. This was my families first time working with this type of company and we didn’t know the entirety of the process. It also didn’t help the employees kept cycling out during the process so some people didn’t even know what was going on with our file. Leading us to have to explain to people who work for Homeward, what they should be doing. This definitely didn’t make my family feel very certain in our decision but we moved along. So following the first house of choice falling through, we found a second option. We finally made it into our home with the assumption that we would net a certain estimate when all was said and done. Homeward stated that they were decreasing the net due to repairs. The initial estimate was quoted at roughly 14000. The only repairs done were the carpet being replaced, walls being painted, the garage door spring and leak (both of which were after the home was in Homeward’s property. Now Homeward somewhere took off $24000 of the net which I have yet to see where the money went. The net amount I’m now said to receive is not considered an “estimated” as the numbers are in a completely different bracket. In looking further into the net, Homeward decided to take additional funds out for repairs caused by damages they were at fault for. I say this because there was no mention of said damages when any of the inspections were done. Additionally, the house was already out of my name at this point and was in the ownership of Homeward. Aside from all of this, my family has yet to see a penny of Homeward’s amended net. Today is November 7th and closing on the sale my previous home to a buyer was on the 16th. I was told I would have the funds within 24 hours after closing was completed. I’m in the process of setting up a meeting with Homeward. I am completely dissatisfied with this process. Had I known this process would end this way I would’ve never moved forward. I regret the decision to work with Homeward and will be sharing my experience to save other potential individuals/families who may consider the company.

Experiencia negativa: Homeward is the WORST company ever, do not use them. If I could give -100 stars I would. We used them to sell our home quick, they told me they would be painting and replacing carpets and it would cost 1770, which is fine if they actually did that. They didn’t replace the carpets just cleaned them and charged me for a carpet replacement. Our house was already listed under market value, our house is only 5 years old and was new construction when we bought it and we did a lot of upgrades. unfortunately we had to go this route because we needed to sell quick. We sold it to them on June 20th and they were supposed to list it on July 15th they waited until August 2 to list is which is the time that school starts back up so of course the market is going to be slow. They ended up lowering the price 2 weeks after it was listed 15K less than what it was listed for so i will be losing quite a bit of money on the sale of my home. They told us we had to pay utilities until it sold and pay for a septic clean out and the lawn to be maintained Until it was sold as well, so I’ve spent more money on a home that I don’t even own or live in not to mention their workers racked up my electric and water bill while they were in there painting and supposedly replacing carpets. They are thieves and I’m so angry I used them to sell my home. I will never recommend or use them again. Save yourself the money and the headache and DO NOT USE HOMEWARD !

Experiencia negativa: I am working with homeward through orchard. This experience has been a nightmare. Homeward paid me an initial amount for my home. From that amount they took out 8% as there fee, then they took out around 15k for maintenance , which included money for a new ac and water heater and also yard care. One month after closing the house was still not on the market due to the fact that they never mowed the grass, the house literally looked like an abandoned home. They finally mowed the yard , but it turns out that they never replaced the ac. All the feedback from potential buyers is that the home is too hot. It is the middle of summer in Texas, only a fool would buy a home without a working ac. Also the yard has overgrown again, now the feedback is that potential buyers do no even want to view the property. Meanwhile homeward is constantly lowering the asking price. It seems they are purposely lowering the value of the home. I’ve reached out to several people from homeward and have not received any reply. Due to my situation I went with homeward, but if you have the option I would suggest selling your home the old fashioned way. These people are crooks

Experiencia negativa: I chose Homeward for the idea that things would go smoothy and the chance to make 25% more than any other online offer I was presented. They switched agents on us because the first was being very helpful in navigating the rules in my favor. Red Flag #1 but at this point it is to late. I was never contacted by an agent from homeward and my real estate agent said they were extremely difficult to work with. They had several offers for near full asking and were turned down by Homeward because I would net to much. I also come to find out they over charged and nickel and dimed me on all the "extra" repairs after we agreed on preceding repairs. I spent an extra 1000 on utilities while being waiting to be sold when I could have only had to pay for 1 month if they took one of the deals. In the end, I came out with 0 extra in my pocket. I should have gone with any other the others and I would have netted 20k more. DO NOT TRUST THIS COMPANY!!!

Experiencia negativa: We worked with Housifi with one of their programs that allowed a door to door move with Homeward purchasing our home for a price and giving us the proceeds in two checks, while charging us a fee to use the program in addition to paying for the buyers and Housifi's commissions. These are just some of our issues/experiences with Housifi and Homeward. -We were connected to a Housifi representative to discuss to discuss this program. We were told by them that we had 3 days to move, which turned out to not be true. We closed on Wednesday afternoon, and had to be out by Friday at 10am. We had about a day and a half to move otherwise we would pay a leaseback fee. - Homewards inspection said no repairs were needed, other than cracked tiles. Housifi negotiated with Homeward and they stated that Homeward agreed to pay for this, and it was never done. When the home sold at the second phase the buyers inspector identified other items that needed to be fixed, which were fixed, and then they charged us for these repairs which were taken from our second check. They also went ahead and removed the TV mounts and painted and then charged us for these repairs. Had we known we would have taken care of the painting and TV mount removal and dry wall repair ourselves for a much cheaper price than what we were charged. -The biggest miscommunication comes with the proceeds from the second check. When we first met with the Housifi rep, he explained the breakdowns of each check and emailed us the Homeward offer with the details of the program. Concessions were not clearly not mentioned or listed as part of what could occur. Had we known that proceeds from the second check could be used to offer buyers concessions then we wouldn't have been surprised to see that at the end. This was very misleading. When we asked at what price the home sold we were excited to hear it sold for $500 less than the listed market price. According to the charts that Homeward provided we had an estimate of what proceeds we would recieve for the second check. When Housifi reached out to let us know about the second check proceeds, we were shocked and disappointed to see that the amount was $15k less than expected. They explained and provided receipts to explain the check amount and that's when we discovered that over $9k was offered in buyer concessions and we were charged for additional repairs. We were not told that buyers concessions would be offered and that this could drastically reduce the amount of the second check. In addition, they actually sold the home for a higher price in order to offer the buyer these concessions, which means that realtors commissions were greater since they would be based on the higher price, of which we were responsible to pay. -Throughout the second phase we constantly had to reach out to Housifi to get updates and information on the selling of our home. They were very communicative in the first phase when we were selling our first home, but once it switched over to Homeward owning the home, Housifi's communication was dismal unless we reached out. It was a quick and fairly simple process, and Housifi really sold this program to us as a great door to door program, but the end result was not a positive experience. Had they communicated to us what was going on as far as negotiations in the second phase, had concessions been listed as a line item on the Homeward offer and had the Housifi rep at least mentioned concessions as a possibility, then we wouldn't have been caught by this unpleasant surprise or we would have decided initially to not pursue this program. -Misty, Alexis and Rachel definitely always responded to our inquiries and provided great customer service when we asked questions. We did share our concerns in the final call we had, and were told that they understood there were flaws with the program. We don't recommend Housifi or Homeward to anyone.

Experiencia negativa: I would not recommend Homeward, they presented me with an initial offer then from that offer they were to get $20k upfront for “program fees” , estimated repairs of $3500 my home has no repairs prior to even seeing the home or getting an inspection. I was offered 30k less than what my mortgage was , and wouldn’t have even made that back at the end of the second sale. They also wanted $17k in additional listing fees while working with my current realtor who already has the property in the market . That’s already almost 40k the initial are taking before I even attempt to get a dime. The program is a money grab at the expensive of those who want to sell quickly or need to move fast. Not a program me . Do your research and due diligence.

Experiencia negativa: I tried to sell my home through homeward due to loss of income and other issues we felt it was best to sell. We tried through homeward and got a favorable initial offer and they agreed to a 2 week close. They originally quoted an estimated 13k in repair cost and I was okay with that because I know things had to be done. My agent explicitly told them I had no money to bring for inspections on my own. Knowing this they still went forward with the inspections. Homeward blew through the original due diligence period and we had to extend it twice and both times homeward missed those as well. They came back with a repair cost that was 4 times higher than the original quote. They tried to get me to fix things that I already had replaced just 5 years earlier and maintained even with documentation of invoices and scope of work plus inspection reports from the local city they refused to adjust repair cost. A week and a half after the original closing date the deal fell through and I am left sitting on my hands. Do not trust what they say nor the prices that they give you escp if you have an older home. I am not at all pleased with how this whole process went with homeward and the delays and extra expenses I incurred due to moving in anticipation this was going to close.

Experiencia negativa: I sold my home with Homeward using Mark Spain's Guaranteed Cash Offer program. Following is my experience. The Guaranteed Cash Offer program involves selling to Homeward, who resells the home, and the Mark Spain agent facilitates it. Homeward takes about 6.5% for this, and as far as I can see provides no benefit. Part of the process was to identify repairs that were required. I was provided an estimate for this work, which was to be paid from the proceeds of the initial sale. I had no right-of-refusal to these repairs (other than to back out), but they were presented as enabling me to "get top dollar" in the final sale. When the deal was presented, I was told the home would be listed for sale at that estimated value I was provided initially. This turned out not to be true. They listed it for 10,000 less than that amount. I asked why, and got no real explanation. It was under contract, at asking, within a couple of days. I was really frustrated with this, partly because it wasn't what I was led to expect, and partly because I had no control over it. I came to realize at that point that Homeward's interests didn't align with mine. They got the bulk of their money as the "program fee" which was cash out of my pocket. Then they just wanted to sell the house, and didn't really care if it was a good deal for me. THIS IS NOT HOW THIS WAS PRESENTED. Directly from Homeward's offer paperwork: Sell fast without settling for less cash With a Homeward Offer, you can sell and cash out quickly – without giving away your upside when the home sells on the market. Experiencia negativa: I shouldn’t even give them a star…. I worked in a realtors office and this program is deplorable. I am not a realtor, property manager, or mortgage agent. We sold our house to them in December. They take thousands and leave you with nothing. Then they don’t even do their job to actually sell the house. I can’t get ahold of anyone that is in charge of selling our house. They put pictures of the house before renovations on the MLS (Zillow, etc) and the price reduced…… The house is not selling because of the lack of marketing. Plus we are still paying utilities and haven't received payment in full. All that money that they take out of your cut of the home is wasted. This is the worst experience EVER! They will rob you blind. If you look on the Better Business Bureau website, they have a D- and are not accredited because they have not responded to complaints.

Experiencia negativa: Absolute liars and scammers. You will get the same or less than a cash offer without having to jump through tons of excruciating hoops. They will own your house but you’re still obligated to insure it, pay for utilities and upkeep the yard. They will short you on contracted prices for repairs. They will fudge numbers and you’ll have to fight them on every error they try to slip past. And the realtor doesn’t work for you but for them. You have no say in price setting even though they tell you before you sign that you do. The realtor will lie about everything just to keep you in the process and then months later spring the truth on you with no accountability whatsoever. I can’t comprehend how these people stay in business but I intend to report them to every regulatory agency available. DO NOT TRUST THESE PEOPLE and sell your house for cash and avoid these middle men who promise everything and deliver nothing.

Experiencia fantástica: I would recommend this route if you are looking to move quick and have a home you’re selling to cover the fees. If you’re living within your means and if the home you are selling will pay for most or all of the costs for the new home. Have enough in savings and a back up plan for unexpected circumstances. Our home we sold was on the market for 8 months due to a negligent agent on our end and that made homeward fees seem high. Ideally you want your home to sell in one to three months and that makes homeward VERY affordable. With the obstacles my husband and I had I would still say that this still beats (if you are selling a home) a 30 year mortgage. If you do the math, you save paying upfront fees with a bridge loan within a time frame. Does not work for everyone but it worked for us. Home is paid off and homeward made the buyback smooth and secure. We would do it again if need be. I would suggest making sure homeward gives you access to HOA fees. That’s where we had some issues but that was address once someone got back to us eventually. Thanks homeward team!

Experiencia negativa: I had an appointment with a Homeward representative to go over an offer for a homeowner that needs to sell her home but the representative did not fulfill their obligation and make our scheduled appointment. I made several attempts to contact the representative via phone call and text, as well as Homeward directly, and could not get a hold of anyone. I have yet to hear back regarding our inquiries. Poor follow through on Homeward's behalf. Would not recommend to future clients.

Experiencia positiva: I am a Realtor that works with Homeward regularly. After working with this and other alternative programs since about 2021, I would say that Homeward is one of the better options. That being said, your agent should understand the program so they can explain your seller obligations in this process. Homeward does provide support for agents with questions. If your agent doesn't understand the process or they don't communicate effectively, it can cause some bumps in the road. I would say you need an agent with some experience in alternative programs to guide you through this kind of transaction. No alternative buying or selling program is just plug n' play. Some of Homeward's programs can feel pricey, but they have several options in house to choose from, and the end result often nets you more than an iBuyer. Of all the alternative buying and selling programs I have worked with, Homeward has proven to be one of the best so far. They have alternatives that no other company has, they communicate better than most, and you can choose your agent. Is the process perfect? No. None of them are. In my experiences with Homeward, I have seen them take feedback seriously and seen them make improvements. I think for the right person and situation, Homeward has proven to be convenient for my clients that used them. Just remember to ask a lot of questions so you fully understand the process.

We have been tossed around to so many different agents through out this whole process, Everyone seems to have different answers to the same question, and even though they claim to be quick they have been dragging their feet this entire process. I would recommend looking into a different service instead of homeward. The only positive thing I have is that we were able to get the home we wanted, although now knowing how much of a pain in the butt this company has been I’m not sure that we would have used them. For as expensive of a service the provide, I would expect better.

Experiencia negativa: If I could give 0 stars, I would. From the very beginning, there were red flags. The program portrays to be reputable, but in all actuality, programs like Opendoor are far more credible. Instead of support, the "service" that I received was a series of miscommunications, financial strain, unnecessary stress, and endless hidden fees and deductions from my proceeds. Despite submitting all the necessary paperwork on time, there were constant requests for more documents, which delayed every single aspect of the process. Each week was a waiting game, and the lack of clear communication only fueled my anxiety. Representatives from the program were nearly impossible to reach, and when they did respond, their answers were vague and often contradictory. The stress of not knowing if my new home would be secured became overwhelming. While Homeward already deducts a huge chunk of your proceeds, they continue to nickel and dime you until you're left with little to nothing. For a person utilizing proceeds for the closing costs of a new property, these are details that should be communicated upfront so that the best decision financially can be made. It was a constant battle! On top of that, the disbursement process became a complete disaster. I was supposed to receive funds to help cover closing costs for my new property, but the disbursement from Homeward never arrived on time (as promised). This delay held up the entire closing process, and I was left in an incredibly awkward and humiliating situation at the closing attorney’s office. I prepared everything on my end, only to be blindsided by the fact that the funds weren’t there. The attorney and other parties involved were clearly frustrated, and I felt both embarrassed and powerless as my Agent and I tried to explain that the holdup was beyond our control. What should have been a proud moment of homeownership turned into a fiasco, making me question if the program was ever reliable in the first place. A complete disaster!

Experiencia fantástica: There are two components to Homeward - the real estate side and the loan/mortgage side. On the real estate side, we can safely attribute Homeward's cash offer to our purchasing the home of our dreams, which we would not have been competitive for without their cash offer. The ability to get the keys to our new home and then sell our old home allowed us breathing room to move over the course of weeks instead of having to do the traditional move of moving our of the old home, staging and selling it while we live temporarily somewhere else for however long it takes to find and close on a new house. The rent on the new property was right on the average for the area and was fair and affordable. Homeward's real estate business side communicated well and clearly and was never pushy. They made sure we understood the process and kept us up to date on all requirements, dates, etc. For the loan/mortgage side, they do offer competitive rates and terms. But they are salespeople trying to compete and my only complaint with Homeward was their trying to reorganize the Loan Estimates to look more competitive than they really were. We kept asking for an apples to apples LE to compare and we kept getting rearranged fees, missing fees, points we specifically rejected from the beginning, etc. I respect and understand that they are selling but it felt like they were leaning on buyers to not understand or comb through their LEs. We ended up going with a local broker who gave us a clean LE. Overall, we would and have recommended Homeward and hope their business model becomes standardized and more competitive across the industry.

Experiencia fantástica: As an agent that works with sellers and buyer's, I found this program to be an excellent alternative to the traditional method of selling before you buy. Homeward provides a convenient means to buy before you sell. My first contract to close process with Homeward was seamless for the most part. What I really appreciate is that they accommodated my clients when they made a mistake. Great company and very attentive staff. My second contract was much like the first one. My third contract however was by far the smoothest process from A to Z, due to the fact that Homeward Mortgage made greater efforts this time vs before to keep communication lines between my clients and me open. Third time really was a charm. Now just recently, (March 27, 2024), I closed my 4th deal with Homeward, using their Sell Before You List concept. My client is very happy with the result and is a Homeward fan and L.H.S.C (i.e., Lamar's Happy Seller's Club) member for life.

Experiencia fantástica: We needed to use proceeds from the sale of our home to purchase another one and we found a new home rather quickly. Our realtor suggested we contact Homeward and we learned of another way to purchase a home. The staff was personable and responded to questions in a timely manner. They kept us apprised of the status and once we had a firm closing date on our existing home, we were able to subsequently complete documents in a video conference with a Notary on the same date that we closed on our other home. We didn't have to go to a Title office in person and sign a large volume of documents. It's just a great option in purchasing a home so you don't miss one you like.

Experiencia negativa: Homeward Dishonest and horrible communication Homeward does business in other markets outside of their Austin, TX base. We honestly can not tell you to run from Homeward fast enough. We do not understand how they have so many high star good reviews, they must buy reviews and/or delete the bad ones. We can’t be the only ones with truly a horrible experience. Yes, we knew there was a gamble in taking this route to sell our home but had no idea Homeward would take every opportunity to take advantage of us. -We were adamantly told by Homeward and the contracted realtor assigned. That not only would our house sell quickly but for the top dollar amount they offered based on their expertise. They lowered the price without consulting us and also ended up accepting a contract on our home without negotiating with us. Which we were told we’d be part of this process. They accepted an offer $30K lower than what they said they could sell it for and originally listed the house for. Also took them 99 days to sell the house. -Our Closing was significantly delayed because we needed to pause to catch up with the house we were buying. However, no one ever informed us if we didn’t close as originally scheduled, we’d have to wait 11 more days to close due to they don’t do closings during the end of the month. This caused significant problems with the house we were buying and resulted in having to do business and paperwork while we drove 2200 miles to our new home. Very inconvenient and not the kind of paperwork you want to be signing on your phone. Had we knew they wouldn’t do closings at that time we would have kept our original closing date. Also, ended up having to close with Homeward on our kitchen island with movers swarming everywhere due to the delay. -Homeward spent $6K in repair costs when we signed a contract stating $0 were needed to repair our home. This was deducted from our final amount owed. We were never told repairs were being done or asked. -Our fire alarms were sounding for over 24hrs. Realtor agency as well as the realtor were notified. Took them over 24 hrs to get to the house to rectify and establish everything was ok. Mind you, you are still responsible even though you no longer own the house because you carry the insurance policy should the house burn to the ground or anything else happens. -Final closing was delayed and we had to contact the realtor to find out. We wanted to confirm before canceling insurance and utilities. -Homeward will pad their out of pocket with the line item adjustment/listing cost adjustment for your final payment even though you are charged a significant fee in this category when you do your original closing. We are talking $1,000’s… -We were told we’d receive funds for the final payment day of closing, it took Homeward 13 days to fund and having to ask several times for them to send the payment. We had many other issues but these are the top ones and most significant.

Experiencia fantástica: My wife and I found a home in a new construction neighborhood that we fell in love with. The last few homes were completed and up for sale. If we waited for our house to sell, we would not have been able to purchase our dream house. But Homeward made that possible. There is obviously an increase in cost in purchasing a home this way. However, it was worth the cost to avoid the regrest of losing out on our new home. The process and communication could not have been more transparent and open. Highly recommend if time is a factor. The floor price offered is peace of mind that can't be understated.
